0:01:24 > 0:01:28which starts its 70-mile journey up in the hills of Wales

0:01:28 > 0:01:30before flowing over the border into England.

0:01:30 > 0:01:32Now, on today's show, we'll be catching up

0:01:32 > 0:01:36with two couples who've been on their own property journey in Wales

0:01:36 > 0:01:38and finding out how they're now making the best

0:01:38 > 0:01:41of their new lives in the Welsh countryside.

0:01:41 > 0:01:45I'll be revisiting house-hunters who successfully made their escapes

0:01:45 > 0:01:49to Carmarthenshire in the south and Denbighshire in the North.

0:01:49 > 0:01:53Later on, I'll be catching up with Nikki and Jason,

0:01:53 > 0:01:55who I first met back in 2008.

0:01:55 > 0:01:59Since then, they've made a complete lifestyle gear change

0:01:59 > 0:02:02and created an award-winning rural business.

0:02:07 > 0:02:11But first I'll be reunited with some of my favourite house-buyers,

0:02:11 > 0:02:13Bernard and Carol, who strongly maintain

0:02:13 > 0:02:16that their move has made them happier and healthier

0:02:16 > 0:02:19as well as helped them fulfil their dream of self-sufficiency.

0:02:22 > 0:02:27The story of their great escape started back in the spring of 2009.

0:02:27 > 0:02:29They were living in Leyland, Lancashire,

0:02:29 > 0:02:33but were desperate to put down roots in North Wales.

0:02:33 > 0:02:34As committed gardeners,

0:02:34 > 0:02:37their allotment at the time just wasn't delivering the goods.

0:02:39 > 0:02:40Now, this is our allotment,

0:02:40 > 0:02:42which as you can see is a decent-sized plot

0:02:42 > 0:02:45where we can grow lots of fruit and veg.

0:02:45 > 0:02:46But when we move,

0:02:46 > 0:02:50we want all of this but without the noise from the roadside.

0:02:50 > 0:02:53As well as setting their sights on

0:02:53 > 0:02:55a quieter and more secluded plot of land

0:02:55 > 0:02:57with space for chickens and pigs,

0:02:57 > 0:03:00Bernard and Carol also wanted a period property

0:03:00 > 0:03:04with a big kitchen and a studio for arts and crafts.

0:03:04 > 0:03:08To achieve this dream, they had a budget of ?450,000.

0:03:12 > 0:03:15They were relatively flexible with their preferred location

0:03:15 > 0:03:17and the first stop on our North Wales tour

0:03:17 > 0:03:20was the village of Cerrigydrudion, in Conwy,

0:03:20 > 0:03:22where we'd lined up a former farmstead

0:03:22 > 0:03:25surrounded by open countryside.

0:03:25 > 0:03:28What do you think? It's very nice. Amazed, yeah. I like that.

0:04:29 > 0:04:32inside there was a huge renovated outbuilding

0:04:32 > 0:04:35with potential for Carol's arts and crafts

0:04:35 > 0:04:37and another used as a workshop.

0:04:37 > 0:04:41Next, we assessed the acre and a half of land.

0:04:41 > 0:04:42Is this big enough for you?

0:04:42 > 0:04:45This is probably on a par with our allotment at the moment,

0:04:45 > 0:04:48so, yeah, it's perfectly sufficient.

0:07:34 > 0:07:40some chickens and a sizeable area for my veg, or our veg,

0:09:04 > 0:09:07Goats, chickens, ducks, you name it - they're all here.

0:09:13 > 0:09:16Their first impressions of the mystery property facade

0:09:35 > 0:09:37and the all-important kitchen

0:09:37 > 0:09:40seemed to measure up to expectations.

0:09:40 > 0:09:44It's not the biggest kitchen but it's not the smallest, either.

0:09:44 > 0:09:48This is more like what I'd expect of a traditional farmhouse kitchen.

0:09:48 > 0:09:52I think I could actually cope with it, yeah.

0:09:52 > 0:09:54Downstairs, the first of the four bedrooms

0:09:54 > 0:09:59also offered Carol a dedicated arts and crafts room.

0:09:59 > 0:10:01Upstairs, the other three bedrooms,

0:10:01 > 0:10:04included one with an impressive vaulted ceiling,

0:10:04 > 0:10:08all served by a cottage-style family bathroom.

0:10:08 > 0:10:10And the price tag of this mystery smallholding

0:10:10 > 0:10:12was certainly very enticing.

0:10:13 > 0:10:17This is on the market for 350,000.

0:10:17 > 0:10:21This is 100,000 quid under your budget... Yeah.

0:10:21 > 0:10:24..which is why we wanted you to see it. Food for thought.

0:10:27 > 0:10:31So, which property did they end up purchasing from our line-up?

0:10:31 > 0:10:35Would house number one's outbuilding with a 1.5 acre plot win through?

0:10:35 > 0:10:38Or did Bernard's tears by the untended paddock

0:10:38 > 0:10:41at property two translate into a sale?

0:10:41 > 0:10:44Then, of course, the mystery proposition

0:10:44 > 0:10:47dangled a carrot of an up-and-running smallholding

0:10:47 > 0:10:51along with a ?100,000 saving on their budget.

0:10:51 > 0:10:55Each had their merits, so what happened next?

0:10:55 > 0:10:58Well, Bernard's tears at the gate said it all,

0:10:58 > 0:11:01and in the end, he and Carol veered away from the idea

0:11:01 > 0:11:04of a classic Welsh cottage and opted for something

0:11:04 > 0:11:08that was far more practical, and frankly, who can blame them?

0:11:08 > 0:11:10Even after all these years,

0:11:10 > 0:11:14those views are still timeless and the setting is perfect.

0:11:14 > 0:11:18And, look, here they are still making the best of it.

0:12:02 > 0:12:04because self-sufficiency was very much at the heart

0:12:04 > 0:12:06of what you were trying to achieve, and to be fair,

0:12:06 > 0:12:09this wasn't the biggest patch of land I think

0:12:09 > 0:12:11we were able to show you that week,

0:12:11 > 0:12:14but has it been enough for you to achieve that aim?

0:12:14 > 0:12:16As far as food is concerned,

0:12:16 > 0:12:21I would think we're probably 50, 60% self-sufficient. 60%? Excess.

0:12:21 > 0:12:25We actually give away to the local neighbours and the local farmers,

0:12:25 > 0:12:29and in return we get muck, pheasants, pigeons...

0:12:29 > 0:12:34Cakes. ..cakes, honey and a source of logs.

0:12:34 > 0:12:37So, everything you need. Yeah. Well, not everything.

0:12:37 > 0:12:39We don't get beer. You don't get beer!

0:12:39 > 0:12:43But it's not just about you eating and consuming everything

0:12:43 > 0:12:45that you can yourselves produce,

0:12:45 > 0:12:47but it gives you access to all the other things you need

0:12:49 > 0:12:52Yeah. Yeah. And it's so enjoyable doing it.

0:13:11 > 0:13:15It took about three years to get the paddock into the right state

0:13:15 > 0:13:19for maximum veg and fruit-growing efficiency.

0:13:19 > 0:13:21Work they've undertaken in the house

0:13:21 > 0:13:25includes removing double doors and fitting a huge picture window

0:13:25 > 0:13:29in the living room to make the most of those views.

0:13:29 > 0:13:32And where footings were in place for a garage,

0:13:32 > 0:13:35Carol now has her very own spacious studio

0:13:35 > 0:13:38for her arts and crafts projects.

0:13:38 > 0:13:40But for Bernard, country life out in the sticks

0:13:40 > 0:13:42does require some preparation,

0:13:42 > 0:13:46particularly to get them through the harsh winter months.

0:13:46 > 0:13:49Oh, Bernard, if you're a countryman,

0:13:49 > 0:13:51isn't that the most satisfying sight -

0:13:51 > 0:13:55a log pile just awash with fuel security.

0:13:55 > 0:13:57That's right, and a lot of energy to go in chop it up.

0:13:59 > 0:14:01I use this just to get it started.

0:14:04 > 0:14:05And then the serious stuff comes.

0:15:08 > 0:15:11and the field is stocked with an array of fruit trees, cabbages,

0:15:11 > 0:15:16lettuces, radishes, leeks, swedes and runner beans.

0:15:16 > 0:15:19This is absolutely transformed, isn't it?

0:15:19 > 0:15:20Yeah. Fabulous.

0:15:20 > 0:15:22So, have you come to help me pick these?

0:15:22 > 0:15:26Absolutely, yeah. Everything seems to be flourishing

0:15:26 > 0:15:30without any problem at all, despite this quite elevated, exposed plot.

0:15:30 > 0:15:32A few people came and said,

0:15:32 > 0:15:33"You'll never be able to grow vegetables up here."

0:15:33 > 0:15:36Really? Yeah. And now you've proven wrong. True.

0:15:36 > 0:15:37You never say never.

0:15:37 > 0:15:39And what about the soil here?

0:15:39 > 0:15:41I know you've spent a lot of time improving it

0:15:41 > 0:15:43from the bare paddock that you started with,

0:15:43 > 0:15:46but it's obviously pretty nutritious,

0:15:46 > 0:15:47given what you've done to it.

0:15:47 > 0:15:49It's the stones that get me

0:15:49 > 0:15:51cos you think you've got them all out and then

0:15:51 > 0:15:53you dig it again and... But in my experience, you know,

0:35:27 > 0:35:30but this time Carmarthenshire, which was more affordable.

0:35:30 > 0:35:34And we found this property and absolutely loved it,

0:35:34 > 0:35:35but we couldn't sell ours.

0:35:35 > 0:35:38A few months later, when the programme was aired,

0:35:38 > 0:35:41my father saw it and phoned and asked

0:35:41 > 0:35:43if we were still wanting to go ahead with this crazy idea

0:35:43 > 0:35:47we had of mountain biking holidays and dog-friendly holidays in Wales

0:35:47 > 0:35:50and was this definitely the property,

0:35:50 > 0:35:52and we said yes and yes, and he said,

0:35:52 > 0:35:56"Well, phone the guy and say that you're going to buy it."

0:35:56 > 0:35:58I said, "We can't because we can't sell our house."

0:35:58 > 0:36:02And he said, "Well, you've just sold it to me."

0:36:02 > 0:36:04With that helping hand,

0:36:04 > 0:36:06they managed to bag themselves an acre plot,

0:36:06 > 0:36:11on which sat a dated stone farmhouse and a separate stone barn

0:36:11 > 0:36:13that had a leaky zinc roof.

0:36:13 > 0:36:15But with help from friends and family

0:36:15 > 0:36:18and limited to a very tight budget,

0:36:18 > 0:36:21they managed to complete the necessary renovation work.

0:36:21 > 0:36:22Just a year later,

0:36:22 > 0:36:25they were ready to welcome their first paying guests.

0:36:25 > 0:36:27Let's go back to the life you left behind in Weston-Super-Mare.

0:36:27 > 0:36:30You were both singing on the circuit, as it were,

0:36:30 > 0:36:32of many an evening.

0:36:32 > 0:36:34Did you ever at any point in the struggle

0:36:34 > 0:36:36to get these holiday lets going

0:36:36 > 0:36:38wonder if you'd made the right decision?

0:36:38 > 0:36:42I think we knew we'd made the right decision

0:36:42 > 0:36:44but we didn't rest on our laurels for a second

0:36:44 > 0:36:46and assume it was going to happen.

0:36:46 > 0:36:47There was an awful lot of work to do,

0:36:47 > 0:36:49and it has been an awful lot of work,

0:36:49 > 0:36:51but it's been worth it.

0:36:51 > 0:36:56I think a lot of people are quite envious of what I do for a job.

0:36:57 > 0:37:00You'll get some of the guys who come from some city

0:37:00 > 0:37:03who are quite well paid in their jobs,

0:37:03 > 0:37:05and they come here and they see what I do and they think,

0:37:07 > 0:37:09But they obviously wouldn't do it and give up their salaries.

0:37:09 > 0:37:12Yeah. So, it's not the best paid job in the world,

0:37:12 > 0:37:15but I think it's the best job.

0:37:15 > 0:37:18But that goes to the heart of the lifestyle

0:37:18 > 0:37:22that you've charted for yourselves, I suppose,

0:37:22 > 0:37:25which is presumably richer and more fulfilling

0:37:25 > 0:37:29than you could ever have planned. Yeah. Yeah, and busier.

0:37:30 > 0:37:34Since they established their new life and business here,

0:37:34 > 0:37:37Nikki and Jason have done nothing but work seven days a week,

0:37:37 > 0:37:42and they can't emphasise enough just how much of a slog it's been.

0:37:42 > 0:37:44But it wasn't in vain,

0:37:44 > 0:37:47as they're now 96% full on bookings and their efforts

0:37:47 > 0:37:50have been recognised with local awards

0:37:50 > 0:37:54for business achievement and their contribution to the local economy.

0:37:54 > 0:37:57They're expecting a party of six mountain bikers this afternoon

0:37:57 > 0:37:59and there's loads of prep to get done,

0:37:59 > 0:38:01starting in the kitchen.

0:38:01 > 0:38:03So, what's on the menu tonight, Nikki?

0:38:03 > 0:38:06Well, the mountain bikers have ordered field mushrooms

0:38:06 > 0:38:07stuffed with cream cheese,

0:38:07 > 0:38:10walnuts and sun-dried tomatoes for their starter.

0:38:10 > 0:38:12And then they've ordered chicken Rogan Josh.

0:38:12 > 0:38:15It's cordon bleu, isn't it? Well, not quite.

0:38:15 > 0:38:17So, what can I help you do, then? Do you want these chopped up?

0:38:19 > 0:38:23In sort of strips? In strips, perfect. Yeah. Brilliant, thanks.

0:38:25 > 0:38:29the incentive was to add catering to the list of options

0:38:29 > 0:38:32because obviously it's another revenue stream, isn't it?

0:38:34 > 0:38:37in the same way that mountain biking is going to give J a job.

0:38:40 > 0:38:44for yourselves to enjoy the lifestyle that you've created.

0:38:44 > 0:38:47You don't want to be tied to the kitchen seven days a week, do you?

0:38:47 > 0:38:49No, and it did get a bit like that,

0:38:49 > 0:38:53so Jason's made me take two nights off a week now.

0:38:53 > 0:38:56Well, good for you. Wednesdays and Sundays are my time.

0:38:56 > 0:38:58I still have to cook for us, though.

0:38:58 > 0:39:00Well, you know, fair enough. Yeah.

0:39:00 > 0:39:02But you know the thing I think is really clever about it,

0:39:02 > 0:39:05you've done this on what, three quarters of an acre?

0:39:05 > 0:39:07It's an acre plot in total, yeah.

0:39:07 > 0:39:11An acre plot, but of course you got access to hundreds of acres,

0:39:11 > 0:39:15thousands of acres, in terms of the forest,

0:39:15 > 0:39:18and you've got views that, let's face it, money can't buy.

0:39:18 > 0:39:21Well, for me, that's a bonus because if we'd had land with this,

0:39:23 > 0:39:25then we would have had to have managed it,

0:41:04 > 0:41:06you need to be a pretty good navigator. Yeah.

0:41:09 > 0:41:12and you need to know how to manage a group as well.
