0:00:49 > 0:00:54but this one in Wiltshire was, well, a star.

0:01:00 > 0:01:04a flat in a building which fancied itself as Hampton Court Palace.

0:01:24 > 0:01:28with village greens, beautifully preserved cottages and a local pub.

0:01:28 > 0:01:31Surely it doesn't get any better than this.

0:01:33 > 0:01:38But let's just fantasise for a moment.

0:01:38 > 0:01:42What would your ideal property in this kind of village be like?

0:01:42 > 0:01:49Something with bags of character, maybe in its own grounds, maybe something that's had

0:01:49 > 0:01:53loads of history, something that had potential that you could really turn

0:01:53 > 0:01:57into something that would be almost unbelievably fantastic.

0:01:58 > 0:02:03Oh, yes. This is it, without a doubt.

0:02:05 > 0:02:09The Sanctuary is reputed to be the oldest building in the village,

0:02:09 > 0:02:13possibly dating back as far as the 14th century.

0:02:13 > 0:02:18It's a timber-framed, brick-infilled building with cruck trusses.

0:02:18 > 0:02:21Cruck houses were constructed with curved timbers to form

0:02:21 > 0:02:26an A-frame which supports the roof independently of the walls.

0:02:26 > 0:02:32Because of its unique construction, The Sanctuary was Grade 2 star listed in the 1980s.

0:02:32 > 0:02:39This means it's a particularly important building of exceptional interest or outstanding importance.

0:02:39 > 0:02:45Only 4% of listed properties in the UK are Grade 2 star, so this is a rare find.

0:02:45 > 0:02:48The house has five bedrooms and comes with six acres of land,

0:02:48 > 0:02:51including a pond and a double garage.

0:02:51 > 0:02:56This dream place in the country has a guide price of just 400,000.

0:02:58 > 0:03:04This place is nothing short of an architectural treasure, and the great thing is,

0:03:04 > 0:03:07it's pretty much in original condition. It hasn't been messed around with.

0:03:07 > 0:03:11Parts of it date back to the 14th century, and you really get a

0:03:11 > 0:03:16flavour of a whole waft of history that's floated through this place.

0:05:43 > 0:05:46There's also the rewiring, the plumbing and so on.

0:05:47 > 0:05:51This is a gem that is surely going to be the star of the auction room,

0:07:56 > 0:08:01He renovated his current home in Southampton, which was subsequently granted Grade 2 listed status.

0:08:01 > 0:08:04So, he understands exactly what's involved with this one.

0:08:04 > 0:08:09There's a lot of work to be done. We've got to get the right people in. It's going to take time.

0:08:15 > 0:08:19so that it'll be something to stand out amongst everything else.

0:09:14 > 0:09:20Then after that, we get some tenders for building work, and then we do it in stages.

0:09:20 > 0:09:24As far as I'm concerned, we move as quickly as we can,

0:09:24 > 0:09:27but I'm told it's going to take three or four months for permission,

0:09:27 > 0:09:33at least, so we're anticipating probably 12 months minimum

0:17:34 > 0:17:40Usually, three months is enough time to leave before seeing a change at most properties. But not all.

0:17:40 > 0:17:46Some, like this stunning Grade 2 star listed property in Wiltshire, are a bit special.

0:17:46 > 0:17:50So, it's been seven months since we met businessman John,

0:17:50 > 0:17:53who bought The Sanctuary for £545,000.

0:17:53 > 0:17:58Originally, John planned to renovate it and sell it on, but things have changed.

0:17:58 > 0:18:02John has fallen in love with the house and the village.

0:18:04 > 0:18:09The Sanctuary is a unique property in a unique village.

0:18:09 > 0:18:12Steeple Ashton is a very sociable village.

0:18:12 > 0:18:15The people are very friendly, they're very warm,

0:18:15 > 0:18:21and although I haven't moved into the village itself, into my house, I've been to several parties.

0:18:21 > 0:18:27Over the months, John has been very much welcomed by the local villagers, who are all delighted

0:18:27 > 0:18:31to see this building being restored.

0:18:31 > 0:18:34But what work has actually taken place?

0:18:36 > 0:18:40Wrapped up like an enormous present, we can't see much from out here.

0:18:40 > 0:18:44It's only once inside that you start to see the enormity of the project.

0:18:51 > 0:18:54John isn't cutting any corners with the renovation.

0:18:54 > 0:18:58He wanted the work done properly, with the right experts doing it.

0:18:58 > 0:19:04One of those was architect Adam. He's tasked with the enormous job of restoring the house

0:19:04 > 0:19:09to exactly as it was, and that meant uncovering some of its history.

0:19:09 > 0:19:13OK, this part of the building is probably the most interesting.

0:19:13 > 0:19:18It's late 15th century, it's of jettied construction.

0:19:19 > 0:19:22It was a very high status when it was originally constructed,

0:19:22 > 0:19:24compared to the rest of the building,

0:19:24 > 0:19:27because it was the first thing you would see as you approached the house.

0:19:27 > 0:19:31Over the centuries, as the cruck structure deteriorated,

0:19:31 > 0:19:34more and more timbers were added to strengthen it.

0:19:34 > 0:19:38What Adam and his team are now doing is removing all the extra timber

0:19:38 > 0:19:40and strengthening the original frame,

0:19:40 > 0:19:44because due to all the repairs, the building became less stable.

0:19:44 > 0:19:48The difficult part of renovating a building this old is working out

0:19:48 > 0:19:53what's original and what's been added over the years, and then figuring out how to put it right.

0:19:53 > 0:20:01Much of the stone unfortunately was decayed, but we've copied it using local stone carved by local masons.

0:20:05 > 0:20:09As every stage of the restoration requires planning permission,

0:20:09 > 0:20:12it would be at least 12 months before work is completed.

0:20:12 > 0:20:14But, as you can see, every little detail

0:20:14 > 0:20:18has been meticulously repaired or rebuilt exactly as it was.

0:20:21 > 0:20:25We've gone back for a long way and we've got all the history on the property.

0:20:25 > 0:20:30A complete history for several hundreds of years.

0:20:30 > 0:20:35The last people to own the house kept it in the family for 75 years.

0:20:35 > 0:20:42As restoration work continues, I'm sure that this beautiful house will give up a few more of its secrets.

0:20:42 > 0:20:47One thing it will certainly hold on to is its charm. It's such a fascinating building

0:20:47 > 0:20:51and an important insight into history.

0:20:51 > 0:20:53I'm delighted to see it getting the care it deserves.

0:20:55 > 0:21:00John originally paid £545,000 for The Sanctuary at auction

0:21:00 > 0:21:03and will spend close to that again renovating it.

0:21:11 > 0:21:15We've had a valuation, a private valuation from a national company.

0:21:15 > 0:21:23They've valued the property - when it's fully complete, it'll be valued at 1.5 million.

0:21:25 > 0:21:29But he has no plans to sell it at the moment.

0:21:29 > 0:21:33He's fallen in love with The Sanctuary and the village it's in.

0:21:33 > 0:21:37He takes enormous pride and pleasure in owning this magnificent building.

0:21:37 > 0:21:41Because the property has been deteriorating over many years,

0:21:41 > 0:21:44and no-one has ever attempted to take this on,

0:21:44 > 0:21:48and so it's an ordeal for me to take something of this nature on.

0:21:48 > 0:21:53And I think it really is once-in-a-lifetime.

0:22:04 > 0:22:11We're back to see a flat in this work of art in South London with its wonderful Gothic features,

0:22:11 > 0:22:14and that unforgettable entrance hall.

0:22:16 > 0:22:20Yolanta paid 164,000 for the property.

0:22:20 > 0:22:24She's an artist, so she had the vision to see the masterpiece

0:22:24 > 0:22:26beneath the muck.

0:22:26 > 0:22:30I can visualise nice chandeliers in every room.

0:22:30 > 0:22:32It will be really nice.

0:22:34 > 0:22:38And just three months on, Yolanta's vision has become a reality.

0:22:41 > 0:22:45She's transformed this blank canvas into a work of art.

0:23:20 > 0:23:23Nowadays, the flat is just dripping with sophistication.

0:23:37 > 0:23:40The damp patch in the bedroom was a result of leaking pipes

0:23:40 > 0:23:44under the wall, rather than an inherent damp problem.

0:23:44 > 0:23:48Nothing that a bit of ventilation and a lick of paint couldn't sort.

0:24:03 > 0:24:06Yolanta has certainly put her mark on this place.

0:24:06 > 0:24:09And she's uncovered a few treasures.

0:24:09 > 0:24:11She discovered this beautiful Victorian print

0:24:11 > 0:24:14whilst stripping the walls.

0:24:14 > 0:24:18I took some wallpaper, all the wallpaper off and this emerged.

0:24:18 > 0:24:20I was really pleased to see it.

0:24:20 > 0:24:23And I decided to preserve the best pieces.

0:24:23 > 0:24:27And just paint with the background colour into it.

0:24:27 > 0:24:33This is a little, you know, quotation from the past, you know?

0:24:35 > 0:24:38Yolanta has enhanced all the original features

0:24:38 > 0:24:41as well as laying oak flooring throughout and raising the ceilings

0:24:41 > 0:24:43in the hall and bathroom.

0:24:43 > 0:24:47She's also fitted a new kitchen and bathroom suite.

0:24:47 > 0:24:51But it's not just inside that Yolanta has made changes.

0:24:51 > 0:24:54She had permission to move her front door into the main entrance.

0:24:54 > 0:24:57Which means she gets the full benefit

0:24:57 > 0:24:59of the gorgeous stained glass windows.

0:25:07 > 0:25:12But has she been wearing rose-tinted glasses when it comes to the budget?

0:25:12 > 0:25:15Keeping to the budget was quite difficult for me.

0:25:15 > 0:25:19And in the end I went over my budget by about 3,000.

0:25:19 > 0:25:23But I think the flat is worth it.

0:25:23 > 0:25:26Considering the location and the quality of the building,

0:25:26 > 0:25:28it's a really amazing building.

0:25:28 > 0:25:32So I'm sure, you know, if I sell it one day, I will get it back,

0:25:32 > 0:25:35but for a while I will just enjoy it.
