0:00:46 > 0:00:48'from previous series.

0:00:48 > 0:00:54'And a Victorian farmhouse and riding school gets a gallop on.'

0:00:54 > 0:00:58As an Irishman, horses in the blood!

0:01:04 > 0:01:07Don't get too close, he'll eat you!

0:01:07 > 0:01:10'And I get stuck in as a stable hand.'

0:01:10 > 0:01:12We're having a bonding moment.

0:01:14 > 0:01:19Today, we are looking at some very special equestrian properties,

0:01:19 > 0:01:23and talking about the creature that inspires them, the horse!

0:01:23 > 0:01:30Tack rooms to paddocks, feed stores to stables, we've got it all. Trot on to the rest of the show.

0:01:34 > 0:01:38'Riding is one of the most popular leisure pastimes in the UK,

0:01:38 > 0:01:46'with over two million people riding at least once a month and 720,000 owning at least one horse.

0:01:46 > 0:01:51'With so many four-legged friends needing a roof over their head,

0:01:51 > 0:01:55'it's little wonder that equestrian properties are in high demand.

0:01:55 > 0:02:00'Gems can be found, from traditional farmhouses with brick stable blocks

0:02:00 > 0:02:05'to new-builds with a timber frame - there's a real variety out there.

0:02:05 > 0:02:10'With many nags costing more to look after than a car,

0:02:10 > 0:02:15'owners become passionate about finding the perfect horsey home.'

0:02:15 > 0:02:20Over the years, we've seen some exceptional equestrian properties.

0:02:20 > 0:02:24It's been difficult choosing, but our first is in Oxfordshire,

0:02:24 > 0:02:29where Anita and her husband Mark were looking to spend £800,000

0:02:29 > 0:02:34on a property for themselves, their son, two dogs and Anita's mum.

0:02:36 > 0:02:42Jules Hudson took them to Clanfield, half an hour's drive from Oxford.

0:02:42 > 0:02:47'He showed them an impressive newly built house with stables and land

0:02:47 > 0:02:50'and thought he'd backed a winner.

0:02:50 > 0:02:55'He didn't realise that Anita and Mark were a pretty picky pair.'

0:02:55 > 0:02:58One thing with finding you property with land

0:02:58 > 0:03:02is that you don't get ancient Oxfordshire properties.

0:03:02 > 0:03:06ANITA: No, but it's attractive-looking.

0:03:06 > 0:03:10- It doesn't look new. - Doesn't look boxy.- In a nice way!

0:03:10 > 0:03:12It's quite teasing.

0:03:12 > 0:03:17- All of that we'll look at later. - THEY LAUGH

0:03:17 > 0:03:19Let's go inside, yeah?

0:03:27 > 0:03:32- Come on in here. Huge great big hallway.- It is.

0:03:32 > 0:03:36- What do you think of this? - Spacious.- Come through here.

0:03:36 > 0:03:40This is, I suppose, your principal living room.

0:03:40 > 0:03:46- Not the biggest in the world, but a good size.- Not a bad size.

0:03:46 > 0:03:48- Wood burner.- Nice feature.

0:03:48 > 0:03:50See yourselves in here?

0:03:50 > 0:03:52- UNSURE:- Yeah.- Could do.

0:03:52 > 0:03:56I get the feeling, slightly flat response.

0:03:56 > 0:03:59Sort of... No, I like it.

0:03:59 > 0:04:02It's fitting yourself into it a bit,

0:04:02 > 0:04:06imagining, once you put your furniture in, changing things...

0:04:06 > 0:04:09Absolutely right. Not just your furniture.

0:04:09 > 0:04:12- Also, your lifestyle.- Exactly.

0:04:12 > 0:04:16Getting you guys into the right property is a crowbar job.

0:04:16 > 0:04:19- ALL LAUGH - If I'm perfectly honest.

0:04:19 > 0:04:25'Through the hall is a downstairs WC, a study and a dining room,

0:04:25 > 0:04:29'ideal for Anita's entertaining, but now for something I think she'll really like.'

0:04:29 > 0:04:31Now, then.

0:04:31 > 0:04:35Oh, wow! Now, THAT's a kitchen!

0:04:35 > 0:04:39- That was a "wow"!- Yeah.- You see!

0:04:39 > 0:04:42Nice big island for you.

0:04:42 > 0:04:46There's a utility through there with a back door. Would this work?

0:04:46 > 0:04:48This would work.

0:04:48 > 0:04:54I'm glad you like it, because that's the downstairs of this property.

0:04:54 > 0:04:56- Let's go upstairs.- OK.

0:04:56 > 0:05:02'They've been wowed by the kitchen. Will upstairs have the same impact?

0:05:02 > 0:05:07'There's a family bathroom and five bedrooms.'

0:05:10 > 0:05:14Now, three of these bedrooms are en suite.

0:05:14 > 0:05:20This would be, I imagine, a guest room or grandmother kind of room.

0:05:20 > 0:05:23Open that door, Mark.

0:05:23 > 0:05:28They're all finished to the same sort of standard - shower, loo.

0:05:28 > 0:05:31- That's good.- Nice little room.

0:05:31 > 0:05:33- Nice.- "Nice little room."

0:05:33 > 0:05:38"Nice little room!" I'm not getting the...

0:05:38 > 0:05:43I'm not getting the love, Anita! You two are going to be hard work!

0:05:43 > 0:05:45Well...

0:05:45 > 0:05:48- Master. Let's just go to the master. - OK!

0:05:48 > 0:05:54Now, Anita, please tell me that this is going to work.

0:05:54 > 0:05:57Yeah. This is a good size room.

0:05:57 > 0:06:00- This would work. - Through there, your en suite.

0:06:00 > 0:06:02Go and have a look.

0:06:05 > 0:06:08Good size. It's got a bath.

0:06:08 > 0:06:11- And a shower unit. This is nice. - Very nice.

0:06:11 > 0:06:16- Hurrah! All this storage stuff as well.- Built-in wardrobes!

0:06:16 > 0:06:20Views over the estate.

0:06:20 > 0:06:22No. I like this.

0:06:22 > 0:06:24Hooray! Brilliant. Good.

0:06:24 > 0:06:29'Well, the master bedroom gets the thumbs up. Let's start outside.'

0:06:29 > 0:06:35- This, Anita, is really what it's all about.- It is.

0:06:35 > 0:06:39If this doesn't work, then we've had it.

0:06:39 > 0:06:41- Exactly.- Well, let's start here.

0:06:41 > 0:06:46You've got purpose-built stables, tack room, feed store.

0:06:46 > 0:06:49There's a nice loose box there.

0:06:49 > 0:06:53All the stuff that goes with horses. This is quite exciting.

0:06:53 > 0:06:55This is what I want you to see, Anita.

0:06:55 > 0:06:59Your very own all-purpose, all-weather outdoor training arena.

0:06:59 > 0:07:03- We would have thought about putting it in.- A lot of money!- Yes.

0:07:03 > 0:07:05- Yeah, it is.- Bearing that in mind,

0:07:05 > 0:07:10- how much is this all worth? - There's a lot of estate here.

0:07:10 > 0:07:14- 830.- £830,000 says Mark. Over to you, Anita.

0:07:14 > 0:07:20I was going to say a little bit more than that, probably around 840, 845.

0:07:20 > 0:07:24If it was around 830, how would that go down?

0:07:24 > 0:07:28- It would go down well. - We'd have a bit of work to do.

0:07:28 > 0:07:31- You'd consider it for 830?- Yeah.

0:07:31 > 0:07:34Here's the good news. It's not on the market for 830.

0:07:34 > 0:07:39- It's on the market for 800 grand. - Wow! That's good!

0:07:39 > 0:07:41- How about that?- Amazing!

0:07:41 > 0:07:43That is fantastic.

0:07:43 > 0:07:48Good. Go and have a good explore and I'll come and find you.

0:07:48 > 0:07:51- That's fabulous.- Perfect.

0:07:51 > 0:07:56It's far more than I expected.

0:07:56 > 0:08:00The stables and the menage! That's amazing.

0:08:00 > 0:08:02When I walked in the house,

0:08:02 > 0:08:04it didn't have that wow factor.

0:08:04 > 0:08:08But the more you saw, the more you liked.

0:08:08 > 0:08:11It's a nice size property. Everything fits together well.

0:08:15 > 0:08:19'For many, keeping a horse at home isn't practical.

0:08:19 > 0:08:21'A good alternative is livery.

0:08:21 > 0:08:26'To find out more about the service, I've dusted down my wellies

0:08:26 > 0:08:30'and volunteered my services as a stable hand.

0:08:30 > 0:08:34'I've travelled to Shardeloes Farm in Buckinghamshire,

0:08:34 > 0:08:39'where 20 staff take care of around 60 horses on a daily basis.

0:08:39 > 0:08:44'Reining me in will be Rachel Brown, who cares for the horses here.'

0:08:44 > 0:08:47- Hello, Alistair. - You're my stable mistress!

0:08:47 > 0:08:49- Yup.- Tell me about livery.

0:08:49 > 0:08:56We have lots of horses, from working livery to competition livery.

0:08:56 > 0:09:00- We do part livery and silver service in between.- Ooh! What's that?

0:09:00 > 0:09:04We completely take care of all needs of your horse.

0:09:04 > 0:09:09We do everything from feeding daily to changing his rugs,

0:09:09 > 0:09:12riding your horse and turning it out in the field.

0:09:12 > 0:09:15- Livery's like a horse hotel?- Yes.

0:09:15 > 0:09:18- Silver service would be right at the top?- Yes.

0:09:18 > 0:09:22- The suite.- Yes. - And what's at the bottom end?

0:09:22 > 0:09:25A working livery, where we subsidise payment

0:09:25 > 0:09:28by using it in the riding school.

0:09:28 > 0:09:33Like having to do the washing-up to pay for some of your room?

0:09:33 > 0:09:38- Yeah.- I am at your disposal, looking after these fine fillies.

0:09:38 > 0:09:42- What shall I do? - We'll start with some mucking out.

0:09:42 > 0:09:44That sounds messy.

0:09:45 > 0:09:47- Is that good?- Yeah.

0:09:50 > 0:09:53Look at that!

0:09:53 > 0:09:57That's a kingpin shovel-load of droppings!

0:09:57 > 0:10:00I feel I've hit the jackpot there.

0:10:00 > 0:10:04'I never thought I'd get excited about horse manure.

0:10:04 > 0:10:09'Having cleared the stall, time to get more hands-on with its tenant.'

0:10:09 > 0:10:13- This is a lovely looking horse. What's his name?- Smokey.

0:10:13 > 0:10:18He? Yes. You're a bit dirty, Smokey. Are we going to groom this muck off?

0:10:18 > 0:10:22- Yup. Ready for you to ride him. - We take him out?- Mm-hm.

0:10:23 > 0:10:27- So we'll pop on his head collar. - I'm going to ride him! Wow.

0:10:27 > 0:10:30Smokey! You and me!

0:10:30 > 0:10:33I'm having a bonding moment.

0:10:33 > 0:10:37'What better way to bond than a good brush-down?'

0:10:37 > 0:10:39I'd like someone to do this to ME!

0:10:39 > 0:10:42'Smokey seems to be enjoying it.

0:10:42 > 0:10:46'Grooming is essential to ensure that horses remain healthy.

0:10:46 > 0:10:50'Not only does it maintain the coat but it's a great way to check

0:10:50 > 0:10:53'for any other ailments, such as cuts and grazes.

0:10:53 > 0:10:57'Now, he's ready to be taken out for some exercise.

0:10:57 > 0:11:03'Over goes the saddle, on goes the bridle and in goes the bit.

0:11:03 > 0:11:05'I'm not too keen on this part.

0:11:05 > 0:11:10'I'm assured, though, it's not uncomfortable.'

0:11:11 > 0:11:13He doesn't mind at all.

0:11:13 > 0:11:16'Maybe I'm a little sensitive.

0:11:16 > 0:11:20'Well, even though it's raining, the horses still need to be ridden.'

0:11:20 > 0:11:23It's like a moving mount.

0:11:23 > 0:11:25'That's what's great about livery.

0:11:25 > 0:11:29'Your horse gets exercise even if you're dry indoors.'

0:11:29 > 0:11:31It's like riding a bike!

0:11:31 > 0:11:34We'll walk him forward, away from the block.

0:11:34 > 0:11:36Close your leg on.

0:11:36 > 0:11:40'Having spent the morning mucking out and grooming,

0:11:40 > 0:11:44'even in the rain, this is the best bit.'

0:11:44 > 0:11:47- Shall we do a bit of trotting?- Yeah.

0:11:47 > 0:11:52'Smokey and I have reached an understanding on who's boss.'

0:11:53 > 0:11:55Don't stop now!

0:11:55 > 0:11:58Just where the cameras are!

0:11:58 > 0:12:01I just wanted to trot. Come on, trot!

0:12:01 > 0:12:03RACHEL LAUGHS

0:12:07 > 0:12:09Aah!

0:12:09 > 0:12:13Look! They colour co-ordinate. Clever cat!

0:12:13 > 0:12:17Back on our equestrian track. The next property was in Devon.

0:12:17 > 0:12:22Kay and Ken had £1 million. They didn't WANT an equestrian property.

0:12:22 > 0:12:27They wanted something with business potential, perhaps holiday lets.

0:12:27 > 0:12:29The mystery house that Jules found

0:12:29 > 0:12:33happened to be the biggest equestrian property

0:12:33 > 0:12:35in that famous corner of England.

0:12:39 > 0:12:43'The property Jules showed them was in the tiny village of Sennen,

0:12:43 > 0:12:48'near to the first and last place in England - Land's End.

0:12:48 > 0:12:52'The village looks over one of the best beaches in England, Whitesands,

0:12:52 > 0:12:58'a popular tourist destination, so perfect for business-orientated Ken and Kay.'

0:12:58 > 0:13:01Now, guys, I've brought you down here

0:13:01 > 0:13:05because I want to ask a question.

0:13:05 > 0:13:10How would you fancy owning a lump of Land's End?

0:13:10 > 0:13:13- A lump of Land's End? - Well, I say a lump!

0:13:13 > 0:13:16About 74 acres worth.

0:13:16 > 0:13:19- With a business.- Really? Where?

0:13:19 > 0:13:23Guess what? You're on part of the land you could buy.

0:13:23 > 0:13:27- Blimey! - The rest of it is over there.

0:13:27 > 0:13:32All will be revealed after we take a little walk.

0:13:32 > 0:13:34Come with me.

0:13:37 > 0:13:40'This property is a real wild card.

0:13:40 > 0:13:42'It's not what they're looking for,

0:13:42 > 0:13:46'but as an established business in a tourist location

0:13:46 > 0:13:49'set in 74 acres of land,

0:13:49 > 0:13:53'I think it's a business opportunity that might catch their imagination.'

0:13:53 > 0:13:56I've done something quite unusual.

0:13:56 > 0:14:01We've looked at properties which have had a business attached.

0:14:01 > 0:14:07I've found you something which I think is unique, certainly in a unique position.

0:14:07 > 0:14:10- We've got a business with a house attached.- Right.

0:14:10 > 0:14:15If you're into horses, this is the place for you.

0:14:15 > 0:14:18As an Irishman, horses are in the blood!

0:14:18 > 0:14:20Come on!

0:14:25 > 0:14:29What about this for an Olympic sized indoor school?

0:14:29 > 0:14:33- My goodness!- It's huge! - Absolutely huge!

0:14:33 > 0:14:37One thing they do here are competitions and visiting shows.

0:14:37 > 0:14:39Hence, this gallery that overlooks it.

0:14:39 > 0:14:43It gives you an idea of the business potential,

0:14:43 > 0:14:50- if you wanted to turn your hands to something radically different to what you do now.- OK.

0:14:50 > 0:14:57- What do you think of horses? - I've been riding horses since a young boy.

0:14:57 > 0:15:00So, in principle, I like to ride a horse.

0:15:00 > 0:15:07As to whether I want to manage such a large space with so many horses is a different ball game.

0:15:07 > 0:15:11- Seems like hard work. - Well, you don't have to do it all.

0:15:11 > 0:15:14People do help you do it.

0:15:14 > 0:15:19It's not part of our Cornish dream at all, but I'm curious.

0:15:19 > 0:15:25Curious is good enough for now. Let's walk out that way.

0:15:25 > 0:15:28'What about the house? All will be revealed.

0:15:28 > 0:15:33'There is plenty to see outside, including three large stable blocks.

0:15:33 > 0:15:37'As an equestrian centre, they could be looking at a £75,000 to £80,000

0:15:37 > 0:15:40'annual turnover here.'

0:15:42 > 0:15:47As well as the indoor school there's this Olympic sized outdoor school.

0:15:47 > 0:15:50Great venue for local shows, local events.

0:15:50 > 0:15:54Think about it in terms of what else you can do here,

0:15:54 > 0:15:57not just horses.

0:15:57 > 0:16:01There's a lot of work involved. I'm intrigued.

0:16:01 > 0:16:07It's so big. It's vast. It's a proper, established riding school.

0:16:07 > 0:16:10Is it for us? That's the question.

0:16:10 > 0:16:14There's a bit more. I'm not going to give up just yet.

0:16:14 > 0:16:16'I've got another surprise for them,

0:16:16 > 0:16:19'closer to their original plan.'

0:16:19 > 0:16:23One reason I brought you here wasn't just because

0:16:23 > 0:16:29it's an unusual piece of land with an existing business, but you were interested in holiday lets.

0:16:29 > 0:16:34This is something they've recently done, converted this barn

0:16:34 > 0:16:36to provide two floors of accommodation.

0:16:36 > 0:16:41It isn't just a riding centre. It's licensed for activity holidays.

0:16:41 > 0:16:47- Oh!- Anything you like.- It puts a different slant on things. - Tell me what you think.

0:16:47 > 0:16:54'There's an open plan living area plus two double bedrooms with a couple of bathrooms.

0:16:54 > 0:16:58'On the lower floor, there's a dormitory for up to 14 people

0:16:58 > 0:17:00'and another kitchen area.'

0:17:00 > 0:17:05- What are your thoughts?- It's really interesting. Nicely done.

0:17:05 > 0:17:07The finish is there.

0:17:07 > 0:17:12It's compact. It's got everything you need. It's self-contained.

0:17:12 > 0:17:16Think about it in terms of an activity centre.

0:17:16 > 0:17:20Is that changing your mind at all?

0:17:20 > 0:17:23I'm interested. I'll say that.

0:17:23 > 0:17:28It may not be for me, but as a business opportunity I'm interested.

0:17:28 > 0:17:30- OK. Worth thinking about.- Yeah.

0:17:30 > 0:17:35Of course, it is a working farm and it has a farmhouse,

0:17:35 > 0:17:40which we haven't seen yet, but we will now. Come with me.

0:17:40 > 0:17:47'Although the land is the selling point, the four-bedroom house has a lot going for it.'

0:17:47 > 0:17:49It's not bad at all, Jules.

0:17:49 > 0:17:52As you'll see inside,

0:17:52 > 0:17:57it does need a bit of work, but most of it's cosmetic.

0:17:57 > 0:18:01- It's a big house.- It is a big house. - Let's have a look around.

0:18:04 > 0:18:07It's not bad at all.

0:18:07 > 0:18:10This is one of two reception rooms. There's another one next door.

0:18:10 > 0:18:16The story here is that the current owners had sold it and moved out.

0:18:16 > 0:18:19Then it all fell through.

0:18:19 > 0:18:22So they moved back but haven't taken everything out of storage.

0:18:22 > 0:18:25That's why it looks a little bare.

0:18:25 > 0:18:29A lot of the features are here. The alcoves and so on.

0:18:29 > 0:18:33Come and look at the kitchen.

0:18:33 > 0:18:37- This is more like it. - One of the more "sorted" rooms.

0:18:37 > 0:18:42- Yeah.- This is nice. This is lovely.- Really nice.

0:18:42 > 0:18:46- It's a good size.- Look at that lovely great big inglenook.

0:18:46 > 0:18:51'This kitchen has the space and feel that Ken and Kay are looking for.'

0:18:51 > 0:18:55- This is quite surprising. - What's surprising about it?

0:18:55 > 0:18:59This is actually a very nice Victorian house so far.

0:18:59 > 0:19:04'Ken might not be taken with the equestrian idea, but I'm glad he can see the potential.

0:19:04 > 0:19:06'Let's have a look upstairs.'

0:19:06 > 0:19:12So, the heart of this landing, all the rooms run off it, like the hub of a wheel.

0:19:12 > 0:19:17- They're all generous double rooms. - They are.

0:19:17 > 0:19:20'The master bedroom is accessed through a landing

0:19:20 > 0:19:23'where a bathroom is situated.'

0:19:23 > 0:19:25This is the current master.

0:19:25 > 0:19:28With space for an en suite.

0:19:28 > 0:19:30They've got all this storage.

0:19:30 > 0:19:33- But you'd come in here and redesign it.- Of course.

0:19:33 > 0:19:37That's actually good. I don't mind a project like that.

0:19:37 > 0:19:40I think the potential is here.

0:19:40 > 0:19:46Good size rooms, high ceilings, it's all there. I'm impressed.

0:19:46 > 0:19:51- Let's think about how much it is. - This is going to be interesting.

0:19:51 > 0:19:59Yes, because I think the value of this place will probably put everything else into context.

0:20:01 > 0:20:05How much do you think this is worth, given where it is? It is unique.

0:20:05 > 0:20:07- I have no idea.- It's quite tricky.

0:20:07 > 0:20:10I would have to hazard a guess.

0:20:10 > 0:20:14I'm going to pitch it at a million, keep it a simple round figure.

0:20:14 > 0:20:17A nice round million. Kay?

0:20:17 > 0:20:20- I'm going to go for 900. - Are you?- Yeah.

0:20:20 > 0:20:22This is on the market

0:20:22 > 0:20:26- for £1.1 million. - That is interesting.

0:20:26 > 0:20:30I think that, at 1.1, you've got to buy the horses.

0:20:30 > 0:20:36You've got stamp duty, work on the house. It's a different ball game.

0:20:36 > 0:20:39I can see, having walked you through this place,

0:20:39 > 0:20:43that this probably isn't the one for you.

0:20:43 > 0:20:47- It seems like a lot to manage. - I'm afraid not, Jules.

0:20:51 > 0:20:54Now, my favourite equestrian property.

0:20:54 > 0:21:00Alistair and Honey were hunting in Norfolk for a property so they could rehouse their daughter's pony,

0:21:00 > 0:21:03which had been in livery.

0:21:03 > 0:21:06They had £550,000 to spend.

0:21:06 > 0:21:09Alistair, a budding chef, wanted a great kitchen,

0:21:09 > 0:21:14but Honey was very keen on getting a manege, or "menage", depending on how you say it.

0:21:14 > 0:21:20This property that we found in Tilney Cum Islington was wonderful,

0:21:20 > 0:21:24ticking lots of horsey boxes and I was very excited.

0:21:27 > 0:21:31'Five miles from King's Lynn and 11 miles from Alistair's office,

0:21:31 > 0:21:35'the rural hamlet of Tilney Cum Islington

0:21:35 > 0:21:37'hits the mark, in terms of location.

0:21:37 > 0:21:40'There were no amenities,

0:21:40 > 0:21:44'but its peace and quiet proved a real hit with Alistair and Honey.'

0:21:44 > 0:21:47- Very nice!- What do you think?

0:21:47 > 0:21:51- Wow!- The original barn, obviously a barn conversion,

0:21:51 > 0:21:55lost in the mists of time - about 400 years old.

0:21:55 > 0:21:58This is only three or four years old but they've done a nice job.

0:21:58 > 0:22:03- Looks OK from here! - Good. Let's go in.

0:22:07 > 0:22:09- Go straight through.- Wow!

0:22:09 > 0:22:11Oh! This is very nice!

0:22:11 > 0:22:13It's very open plan.

0:22:13 > 0:22:18- Real wooden floors. - Proper oak floors. Excellent.

0:22:18 > 0:22:22You've got my island! I can really do some cooking!

0:22:22 > 0:22:26My range over there as well! I can cook some wonderful meals in here.

0:22:26 > 0:22:28Absolutely perfect.

0:22:28 > 0:22:32It's a simple downstairs plan. This enormous space.

0:22:32 > 0:22:37- Then there's this snug sitting room. - It's still really roomy.

0:22:37 > 0:22:42You can work with something that's square. Plenty of light in it.

0:22:42 > 0:22:47- There's windows on every wall. - It's quadruple aspect!

0:22:47 > 0:22:51Don't often get to say that, but it's quadruple aspect.

0:22:51 > 0:22:55- That's the full extent of your reception rooms.- I'm fine with that.

0:22:55 > 0:22:59I'd rather a few bigger rooms than lots of little rooms.

0:22:59 > 0:23:05- But there is some interesting study potential upstairs.- Oh, brilliant.

0:23:05 > 0:23:09'And by that, I mean the landing area.'

0:23:09 > 0:23:11- Look at this!- Oh, this is lovely.

0:23:11 > 0:23:14- This is lovely.- This is great.

0:23:14 > 0:23:20- Crikey! This is a brilliant amount of space.- Often it's thrown away.

0:23:21 > 0:23:24Let's poke our heads in one of the two bedrooms.

0:23:25 > 0:23:30This is typical of the height, which is quite substantial.

0:23:30 > 0:23:33Yes, I like the windows there.

0:23:33 > 0:23:37- Lie in bed, see the horses. Perfect. - Lots of storage.

0:23:37 > 0:23:41- Double-height wardrobes. - Really uunsual.

0:23:41 > 0:23:43What's this door for?

0:23:43 > 0:23:48- It looks like an en suite but it's a Jack and Jill.- Oh, fantastic!

0:23:48 > 0:23:50The same again, really.

0:23:50 > 0:23:55- That would work for Keisha, wouldn't it?- Yeah.

0:23:55 > 0:23:58She would be able to have a bedroom/living room.

0:23:58 > 0:24:02It gives her a living space. This would work well for her.

0:24:02 > 0:24:05- Then one room for Katie?- Yes.

0:24:05 > 0:24:09'It sounds like this arrangement will work nicely.

0:24:09 > 0:24:13'Along the landing, there are two double bedrooms and a bathroom.

0:24:13 > 0:24:17'And if lucky Keisha is getting the other two rooms,

0:24:17 > 0:24:21'let's hope Alistair and Honey like this one.'

0:24:22 > 0:24:25Not massively bigger, but it does have an en suite.

0:24:25 > 0:24:32- I quite like this room. It's not a huge room.- You've got wardrobe space. - Yeah.

0:24:32 > 0:24:37The en suite doesn't have any windows but it's functional.

0:24:37 > 0:24:40I think we could live with that.

0:24:40 > 0:24:45And, more importantly, you lie in bed and watch Katie.

0:24:45 > 0:24:50- There's a school!- Yes. - The manege is there for you to see.

0:24:50 > 0:24:56That's brilliant. Being able to see her from here would be perfect.

0:24:56 > 0:25:00- You want to go and explore. - Definitely.- Let's do it.

0:25:00 > 0:25:05'The smiles say it all, and if the outdoor facilities meet the brief,

0:25:05 > 0:25:09'we could be on to a winner.'

0:25:09 > 0:25:12They've got six horses here so it's all up and running.

0:25:12 > 0:25:15Four stables there. Tack room here. Another two stables.

0:25:15 > 0:25:18- Including... Hello!- Oh, lovely.

0:25:18 > 0:25:23These are excellent. Lovely. Perfect.

0:25:23 > 0:25:26- Is this what you want? - Absolutely spot-on. Love it.

0:25:26 > 0:25:30Absolutely love it. It's ready to go.

0:25:30 > 0:25:35Particularly the manege. They've got your jumps ready for Katie.

0:25:35 > 0:25:38What do you reckon?

0:25:38 > 0:25:43Excellent. This would really work. We saw it from the bedroom, anyway.

0:25:43 > 0:25:48If Katie was out here, we'd be happy in the knowledge that she's safe.

0:25:48 > 0:25:53Brilliant. It's a nice size school as well. It's lovely.

0:25:53 > 0:25:56- Really like it.- And the paddocks are down here.

0:26:01 > 0:26:04This horse is hungry. He's eating a fence!

0:26:04 > 0:26:07Don't get too close, he'll eat you. These are the paddocks.

0:26:07 > 0:26:10Not as big as the last property.

0:26:10 > 0:26:13You had four acres last time. These are about two.

0:26:13 > 0:26:18That's not a problem as long as we manage the land properly.

0:26:18 > 0:26:23- It's all right on the horse front. You liked the kitchen?- Absolutely.

0:26:23 > 0:26:26- I could do some recipes there! - Music to my ears.

0:26:26 > 0:26:30The only problem would be if you couldn't afford it.

0:26:30 > 0:26:33- That would be a problem. - Here's the moment.

0:26:33 > 0:26:38It looks great from here! How much do you think that property's worth?

0:26:38 > 0:26:40This probably...

0:26:40 > 0:26:43- Probably over budget. - Yeah. I think so.

0:26:43 > 0:26:48- I think we need to come in somewhere about 580, 590?- Yeah.

0:26:48 > 0:26:50Something like that. Yeah.

0:26:50 > 0:26:52The price of this property

0:26:52 > 0:26:55is just a tad under £550,000.

0:26:55 > 0:26:57Under 550? Oh, right.

0:26:57 > 0:27:00- That's good.- Yeah.

0:27:00 > 0:27:02- That's very good.- Yeah.

0:27:02 > 0:27:06- Big smiles.- Yeah. Big smiles.- Yeah. - Go and explore.

0:27:09 > 0:27:10The house is beautiful.

0:27:10 > 0:27:15The kitchen, stunning. Alistair keeps going on about it.

0:27:15 > 0:27:19But actually, I love the kitchen. For me, that's stunning.

0:27:19 > 0:27:24The down sides of the property is there's no annex for Keisha.

0:27:24 > 0:27:27I'd still prefer more land.

0:27:27 > 0:27:31We're right on the smallest amount of paddocks we could have.

0:27:31 > 0:27:36I can't see any problems. I love the layout of the house and the stables.

0:27:36 > 0:27:38Brilliant.

0:27:40 > 0:27:44Alistair loved the kitchen and Honey was smitten by the stables,

0:27:44 > 0:27:48but, in the present climate, they decided to hold their horses.

0:27:48 > 0:27:52They're still dreaming of that escape to the country.

0:27:52 > 0:27:55That's our horsey special of Escape.

0:27:55 > 0:28:00Hopefully, it's inspired you to get your own ranch in the country.

0:28:00 > 0:28:03Join us next time. Trot on, Smokey!

0:28:03 > 0:28:05Go on.

0:28:05 > 0:28:07Go, go, go, go!

0:28:07 > 0:28:09Go, go, go.

0:28:09 > 0:28:11Go, go, go, go.

0:28:11 > 0:28:13Keep going. Go, go!

0:28:13 > 0:28:16That's all you're going to get out of Smokey.
