0:00:02 > 0:00:06Today I'm in a part of the UK that's famous for these glorious things, windmills.

0:00:06 > 0:00:11The one behind me is the product of one man's unique passion and vision, determined to restore

0:00:11 > 0:00:15what has to be one of the most visual icons of the county. But where are we?

0:00:15 > 0:00:17Stick around on Escape To The Country, and I'll show you.

0:00:29 > 0:00:34Today's couple want to swap the suburbs for a stunning rural outlook.

0:00:34 > 0:00:38You can even see the view sitting on the toilet!

0:00:38 > 0:00:39There's a lot to like.

0:00:39 > 0:00:41I like it! I like this.

0:00:41 > 0:00:43- I like this, this is me.- Very nice.

0:00:43 > 0:00:48But will any of our properties be their dream retirement country pile?

0:00:48 > 0:00:50Oh, Christopher, look! THEY LAUGH

0:00:50 > 0:00:53- Is this what you wanted? - This is beautiful.

0:00:56 > 0:00:59As you might have guessed, today I'm in a very windy Norfolk,

0:00:59 > 0:01:04where windmills have been grinding corn and pumping water, it's thought, since the 12th century.

0:01:04 > 0:01:10The example behind me is Hardley Mill, the product of one man's passion, Peter Grix,

0:01:10 > 0:01:14who spent the last 24 years and around £500,000 restoring it.

0:01:14 > 0:01:17And it just goes to represent part of the rich,

0:01:17 > 0:01:20cultural and architectural heritage that Norfolk has to offer.

0:01:20 > 0:01:22Sitting at the top of East Anglia,

0:01:22 > 0:01:26Norfolk is England's fourth largest county.

0:01:26 > 0:01:31But given that 96% of it is given over to farming, it's also no surprise that it's

0:01:31 > 0:01:37one of the least densely-populated, so it's the perfect antidote to the hustle and bustle of any big city.

0:01:39 > 0:01:44Its genteel pace of life makes it a hugely desirable destination for retirees.

0:01:44 > 0:01:51Over 25% of residents are aged 65 plus, that's 6% above the norm.

0:01:51 > 0:01:54Norfolk's attractions are also plentiful.

0:01:54 > 0:02:0190 miles of near untouched coastline, an abundance of historic medieval towns and villages,

0:02:01 > 0:02:07and the largest inland navigable wetlands in Europe, the beautiful Norfolk Broads.

0:02:07 > 0:02:11Along with windmills, the county's rural traditional architecture

0:02:11 > 0:02:15tends to come in the shape of red brick and flint cottages, and farmhouses.

0:02:15 > 0:02:18The market towns are full of neo-classical Georgian numbers,

0:02:18 > 0:02:21and when you consider that the price of a detached property

0:02:21 > 0:02:24is over £150,000 below that of the national average,

0:02:24 > 0:02:28it's amazing more of us haven't already set up home here.

0:02:30 > 0:02:35Now, if you are thinking of moving to the outer regions of North Norfolk, it's worth remembering

0:02:35 > 0:02:38that this area is attracting quite a lot of cash.

0:02:38 > 0:02:43Here in King's Lynn, they're planning a £500 million regeneration scheme,

0:02:43 > 0:02:47concentrating on brownfield sites, and also building a marina here on the quayside.

0:02:47 > 0:02:51If you're tempted to invest in this area, you won't be alone.

0:02:52 > 0:02:55And there are plenty of choice properties to take your pick from.

0:02:55 > 0:02:58If money's no object, check out this fully restored

0:02:58 > 0:03:0118th-century farmhouse in Wolterton.

0:03:01 > 0:03:07In exchange for £1.3 million, you'll get seven bedrooms, four reception rooms, the always

0:03:07 > 0:03:12sought-after country kitchen and a couple of acres to horse around in.

0:03:12 > 0:03:15If you want to shrink that price tag but not the property,

0:03:15 > 0:03:18for £680,000, you could be the proud owner of

0:03:18 > 0:03:22this seven-bedroom Grade Two listed country house in Horsford.

0:03:22 > 0:03:26There's plenty of living space, with three reception rooms,

0:03:26 > 0:03:29and accommodation is arranged over three floors.

0:03:29 > 0:03:32Finally, how about a conversion?

0:03:32 > 0:03:36This 19th-century rendered cottage used to be the old post office and shop.

0:03:36 > 0:03:42It now has three bedrooms, a couple of reception rooms and plenty of character, but you can always

0:03:42 > 0:03:48put your own stamp on the place, and at 375,000, it's surely something to write home about.

0:03:50 > 0:03:54Well, with properties like that on offer, you can see why I love

0:03:54 > 0:03:58house hunting up here in Norfolk, and why today's buyers want to move here.

0:04:00 > 0:04:03Married for just over a year, Chris and Pat have lived in their

0:04:03 > 0:04:08four-bedroom detached house near Bishop's Stortford in Hertfordshire for a couple of years.

0:04:08 > 0:04:11Now that Pat has joined Chris in retirement and no longer

0:04:11 > 0:04:16needs to be near her job, they're hankering after a rural lifestyle.

0:04:16 > 0:04:18I'm a village girl. I much prefer the country.

0:04:18 > 0:04:21I would rather look out my window and see a field,

0:04:21 > 0:04:23than see another house.

0:04:23 > 0:04:28It'll be wonderful to have the time to enjoy rural life, but do they have a location in mind?

0:04:28 > 0:04:33We're looking at Norfolk and Suffolk. Both my daughters live in Suffolk.

0:04:33 > 0:04:37It's not an area I know very well, but as we've driven through a few times,

0:04:37 > 0:04:39- there are some beautiful villages. - Yeah.

0:04:39 > 0:04:43We thought by going further afield, we might get a bit more for our money.

0:04:43 > 0:04:49Well, that begs the question, just how much house do they want for their pennies and pounds?

0:04:49 > 0:04:55Must have, um, three bedrooms, a double garage or parking space.

0:04:55 > 0:04:59- Or some outbuildings to compensate. - Or some outbuildings, yes.

0:04:59 > 0:05:03So that's the practicalities taken care of. Now let's look at the dream.

0:05:03 > 0:05:05Country views.

0:05:05 > 0:05:08If we can't have a view across fields,

0:05:08 > 0:05:12then a view into an attractive, pretty village would be fine.

0:05:12 > 0:05:18Yes, my must-haves would be an en-suite, at least two bathrooms.

0:05:18 > 0:05:21I'd quite like a reasonable sized kitchen/diner.

0:05:21 > 0:05:25We have a large kitchen/diner at the moment, which is ideal.

0:05:25 > 0:05:30It could be a bit smaller than I have already got, but a kitchen/diner is quite nice.

0:05:30 > 0:05:34- Yes, a kitchen/diner.- And storage space. Must have some storage space.

0:05:34 > 0:05:38But green-fingered Chris has his mind on outdoor space.

0:05:38 > 0:05:44The problem here is that the garden is already completely landscaped, and I'd really like a larger garden

0:05:44 > 0:05:50where I can put my own stamp on it and perhaps have enough room to keep a few chickens at the bottom.

0:05:50 > 0:05:55To help us narrow down this property search, is there anything we shouldn't consider?

0:05:55 > 0:05:56You're not keen on barn conversions.

0:05:56 > 0:06:01- I love barn conversions. - You like barn conversions. I don't like the outside,

0:06:01 > 0:06:04they just look like a shed.

0:06:04 > 0:06:08Maybe beautiful inside, but I don't like the outside appearance.

0:06:08 > 0:06:12Although, having said that, I wouldn't discount a barn conversion...

0:06:12 > 0:06:17- If was in the right place. - If it was in the right place. - And offered the right amenities.

0:06:17 > 0:06:19But they've only been together for a few years.

0:06:19 > 0:06:22Will they actually agree when it comes to picking the right house?

0:06:22 > 0:06:26With regard to house hunting, Chris and I both like the same things.

0:06:26 > 0:06:28I think we're very similar.

0:06:28 > 0:06:31We're similar, but you prefer older property.

0:06:31 > 0:06:36I, because I've had two new houses, I can see the benefits of everything

0:06:36 > 0:06:39working very well and the practicalities of a new house.

0:06:39 > 0:06:45Before they can home in on their new country abode, Pat and Chris need to know how much they'll have to spend.

0:06:45 > 0:06:49So we've invited a local agent round to value their current house.

0:06:49 > 0:06:52It's a super, modern family house.

0:06:52 > 0:06:55It's a great location here, close to schools.

0:06:55 > 0:06:57We're only 20 minutes from Stansted Airport.

0:06:57 > 0:07:00The double garage will go down well with people.

0:07:00 > 0:07:02It's got very good parking.

0:07:02 > 0:07:06And bearing all those things in mind, I would put the value at £400,000.

0:07:07 > 0:07:11So, with that in mind, what's the final spend for Norfolk?

0:07:11 > 0:07:15I think our budget for the next property would be £400,000.

0:07:19 > 0:07:22Well, I have to confess that as house searches go, Chris and Pat's

0:07:22 > 0:07:26does look, on the surface, fairly straight-forward.

0:07:26 > 0:07:30Refreshingly so, I might add, because all they're after is three bedrooms,

0:07:30 > 0:07:32a house with lots of period charm and character,

0:07:32 > 0:07:36but with a few mod-cons thrown in to make life that little bit easier.

0:07:36 > 0:07:39And all for £400,000.

0:07:39 > 0:07:41Should be all right.

0:07:41 > 0:07:43We'll be focusing today's property search

0:07:43 > 0:07:47in the villages and countryside between King's Lynn and Norwich.

0:07:47 > 0:07:52We've lined up some choice homes and gardens to view, but as always,

0:07:52 > 0:07:55I won't reveal the price tags until the end of the tours.

0:07:55 > 0:07:58Finally, of course, there's the mystery house,

0:07:58 > 0:08:02which will challenge our buyers' wish-list, but will it manage to convert them?

0:08:03 > 0:08:06Chris, Pat, very nice to see you in Norfolk.

0:08:06 > 0:08:08- Nice to meet you.- Now, why Norfolk?

0:08:08 > 0:08:11It's a gorgeous county, but what's motivating your move here?

0:08:11 > 0:08:14Well, we don't need to be in Bishop's Stortford any more.

0:08:14 > 0:08:18I'm not working, there's nothing to hold us there.

0:08:18 > 0:08:22Both of my daughters live in Suffolk, so we thought Norfolk might be a good compromise.

0:08:22 > 0:08:25- Without being on top of them? - Exactly, yeah. As much as I love them.

0:08:25 > 0:08:31Yeah, we're hoping for a bit of space, something where we can look out and not see too many walls.

0:08:31 > 0:08:35- Just nice, big open skies that this part of the world is famous for. - And not too many busy roads.

0:08:35 > 0:08:41Now, is this going to be your... sort of ultimate move, is this where you want to be forever?

0:08:43 > 0:08:48That's difficult, because you never know, do you, until you're actually in the area you're living in,

0:08:48 > 0:08:52whether it is the place you want to be forever and ever, but who knows?

0:08:52 > 0:08:54There's a big world out there.

0:08:54 > 0:09:00But you have to try and find your ideal place, and I think it's time

0:09:00 > 0:09:04to move on from Bishop's Stortford to find our ideal place.

0:09:04 > 0:09:08- We don't want to move too often. - We don't want to move too often.

0:09:08 > 0:09:13- Well, I don't mind moving.- You're a bit of a gypsy, but I'm more stable.

0:09:13 > 0:09:18- Let's just confirm the budget. 400,000 or so.- 400,000, maximum. - Maximum?- Yes.- OK.

0:09:18 > 0:09:21All right, good. Well, we are in quite a nice part of the country.

0:09:21 > 0:09:26It does represent pretty good value for money, and as I say, there is some really nice local

0:09:26 > 0:09:32vernacular architecture which should give you the pretty little country house you're looking for,

0:09:32 > 0:09:33so fingers crossed. Who knows?

0:09:33 > 0:09:37It's not raining yet. I think it might do. Let's get a move on, shall we?

0:09:37 > 0:09:39We will. Thank you.

0:09:41 > 0:09:46So, for a definitive £400,000, we need to find a hassle-free detached home.

0:09:46 > 0:09:52Pat likes character and Chris likes modern but that's about as complicated as this wish list gets.

0:09:52 > 0:09:56They're after a very manageable three bedrooms, ideally with a couple of ensuites,

0:09:56 > 0:10:01a big kitchen diner, at least one reception room, and plenty of storage.

0:10:01 > 0:10:04A decent garden where Chris can relax is a must and

0:10:04 > 0:10:05he'd rather like to keep

0:10:05 > 0:10:06his double garage.

0:10:06 > 0:10:08Now, I don't want to tempt fate

0:10:08 > 0:10:10but this sounds like a doddle.

0:10:14 > 0:10:18How much...looking have you done in terms of properties?

0:10:18 > 0:10:21We haven't looked too much in this area.

0:10:21 > 0:10:23- No, we haven't. - Not as far north as this.

0:10:23 > 0:10:29I think you need actually visit personally to appreciate where they are and what they actually look like.

0:10:29 > 0:10:33Absolutely right. It's very easy to dismiss things on paper.

0:10:33 > 0:10:36One of the joys of Escape To The Country is that we take you

0:10:36 > 0:10:41to things that sometimes you may not have considered, but on closer inspection, as you say,

0:10:41 > 0:10:45they make you think twice and think, actually, maybe that's going to work.

0:10:47 > 0:10:50It's the slow paced country life Chris and Pat are after.

0:10:50 > 0:10:56So, I think we'll start today's search in the very aptly-named Little Snoring.

0:10:56 > 0:11:02This pretty north Norfolk village is home to St Andrew's, the Grade One listed Saxon church,

0:11:02 > 0:11:06and one of the 124 round tower churches found throughout the county.

0:11:06 > 0:11:10For more secular needs, there's a post office and pub

0:11:10 > 0:11:13so Chris and Pat shouldn't have problems getting to know their potential new neighbours.

0:11:13 > 0:11:18Well, Pat and Chris, let's start with this one, shall we? What do you think?

0:11:18 > 0:11:19I'm liking the outside of it so far.

0:11:19 > 0:11:23It's got roses up the window, Chris.

0:11:23 > 0:11:25He doesn't like the thorns. THEY LAUGH

0:11:25 > 0:11:30- I don't mind the roses.- You can be the gardener.- Yeah. That's good. - As you can see, a little lane here.

0:11:30 > 0:11:33- It's not the A120, that's the good news.- That is good news, yes.

0:11:33 > 0:11:36You will get a little bit of traffic but nothing untoward.

0:11:36 > 0:11:40- It's only just been fully renovated in the last two years.- Brilliant.

0:11:40 > 0:11:43- Good.- And partly extended as well.

0:11:43 > 0:11:46- I like it.- Is this the sort of thing you had in mind? - Very nice. Yes.- Right, then.

0:11:46 > 0:11:49Let's see what you think of the inside.

0:11:49 > 0:11:54This cottage has the rural aspect they're looking for and I'm hoping its mix of character,

0:11:54 > 0:11:59mod cons and almost TARDIS-like dimensions will be the perfect combination for them.

0:12:02 > 0:12:06Come on in. What do you think of this, then?

0:12:06 > 0:12:08- Well, I like it.- Yes, it's very nice.

0:12:08 > 0:12:10It's a nice size, isn't it?

0:12:10 > 0:12:13- Isn't it?- Nice size without being too big. It's cosy.

0:12:13 > 0:12:17- I like it.- Of course, you've got the dining area through here. - I like this area here.

0:12:17 > 0:12:20- Yes. I like.- Good. All right.

0:12:20 > 0:12:22So, nice bit of cosy living here.

0:12:22 > 0:12:25But you have got a lot more space through there.

0:12:25 > 0:12:27Go on, Pat. Through you go.

0:12:29 > 0:12:32I like this. I like this. This is me.

0:12:32 > 0:12:36- Very nice. These are my colours. I love this green. - Very nice, aren't they?

0:12:36 > 0:12:39It's a good size. Very good size.

0:12:39 > 0:12:43- All brand-new.- Yeah. - Newly done.- I like it.

0:12:43 > 0:12:46Good. As you can see through here, your main living space.

0:12:46 > 0:12:49Have a look at this. This is, I think, really impressive.

0:12:49 > 0:12:52This was an old forge once upon a time.

0:12:52 > 0:12:58- It's a lovely size. This is a family room, isn't it?- Certainly is, yeah. - This is a family room.- Jolly nice.

0:12:58 > 0:13:04OK. In terms of working and studying and that sort of stuff,

0:13:04 > 0:13:09- do you ever need a study or a space for that sort of thing? - Yes. We have got an office.

0:13:09 > 0:13:13Computer room, files and all the usual junk. Golf trophies.

0:13:13 > 0:13:15Golf trophies? How many trophies have you got?

0:13:15 > 0:13:19- Will they all fit in here? This is quite nice.- Tricky... - Have a look at this.

0:13:27 > 0:13:29- This is a good area. - Nice size.- This is a good area.

0:13:29 > 0:13:32This was a stable. There was a stable door there, apparently.

0:13:32 > 0:13:37- Right.- But a couple of years ago, horses coming into here and then being shod next door.

0:13:37 > 0:13:40- Yes, very nice.- It would make an ideal office space, wouldn't it?

0:13:40 > 0:13:43- So, how are we doing, then, so far? - I think...

0:13:43 > 0:13:45I think we've got to keep something in reserve.

0:13:45 > 0:13:47I think eight out of ten so far.

0:13:47 > 0:13:49- Eight? Eight's good. - Keep some in reserve.

0:13:49 > 0:13:51At this stage, I'll take eight.

0:13:51 > 0:13:54- Very nice. I'm very impressed with it.- I am very impressed.

0:13:54 > 0:13:57'Well, that's thrown down the gauntlet.

0:13:57 > 0:14:00'Let's see if we can get a perfect ten upstairs.'

0:14:03 > 0:14:06Now, we've got three bedrooms to choose from up here.

0:14:06 > 0:14:08There's a very nice twin there.

0:14:08 > 0:14:10But we'll start in the this one.

0:14:11 > 0:14:13There.

0:14:13 > 0:14:17This is a good-sized room. This is a lovely-sized room.

0:14:17 > 0:14:19- Is this the master bedroom?- No.

0:14:19 > 0:14:22- No?- It's not. It would make a very nice master bedroom.

0:14:22 > 0:14:25Especially with the views. Amazing.

0:14:25 > 0:14:28Yes. I think your guests would love it in here.

0:14:28 > 0:14:30I'd love it in here! THEY LAUGH

0:14:30 > 0:14:34If you want it, you can have it, you know. You've got a choice.

0:14:34 > 0:14:36I think you'll prefer this one.

0:14:36 > 0:14:38Let's see.

0:14:39 > 0:14:42This is the master.

0:14:42 > 0:14:46- Come on in.- Yes, I can see why this is the master.

0:14:46 > 0:14:49- Nice?- Very nice, yes.

0:14:49 > 0:14:51- I like this.- Double doors out.

0:14:51 > 0:14:54Even upstairs, little Juliet balcony.

0:14:54 > 0:14:56The only thing it's lacking is wardrobe space.

0:14:56 > 0:14:58- Yes.- In this room.

0:14:58 > 0:15:02Given it is only you two here in the house for most of the time, you could use next door.

0:15:02 > 0:15:05We could utilise one of the other bedrooms as a dressing room.

0:15:05 > 0:15:07No. We'll utilise all the bedrooms.

0:15:07 > 0:15:11Well, to house your clothes. Fine, OK.

0:15:11 > 0:15:16Now, we don't officially have an en suite, or, indeed, a family bathroom.

0:15:16 > 0:15:20We've got a mixture of the two which is through there. Have a look at that.

0:15:20 > 0:15:23- OK.- Duck your head.- Right.

0:15:23 > 0:15:27- Wow. Look.- That's nice. - I like this bathroom.

0:15:27 > 0:15:29It's very good, isn't it?

0:15:29 > 0:15:31- It's superb.- Very nicely done.

0:15:31 > 0:15:34- So, downstairs you said eight out of ten.- Eight out of ten.

0:15:34 > 0:15:41Upstairs, I would give it seven out of ten purely because of the lack of wardrobe space. But that's all.

0:15:41 > 0:15:43So, combined? Overall figure?

0:15:43 > 0:15:44Seven and a half.

0:15:44 > 0:15:47You've got to allow for improvement.

0:15:48 > 0:15:52So, it's all down to the garden to bring those scores back on line.

0:15:52 > 0:15:56With around a quarter of an acre, there is plenty of room for relaxing and landscaping.

0:15:56 > 0:15:59But it is missing one vital component.

0:15:59 > 0:16:01- One thing it doesn't have is a garage.- No.

0:16:01 > 0:16:04- We did notice that, didn't we?- Yes.

0:16:04 > 0:16:09But, Chris, I have noticed a Wendy house so you could always use the Wendy house. Instead of the garage.

0:16:09 > 0:16:11I can't park my car in a Wendy house.

0:16:11 > 0:16:15Get a smaller car. I mean, practically speaking,

0:16:15 > 0:16:21there is space into which you could incorporate one if you so wished.

0:16:21 > 0:16:23That would be my sense.

0:16:23 > 0:16:28Let's have a think, then, about how much you think this might set you back.

0:16:28 > 0:16:36Right, because it's been so well done, I think it's at the top of our budget, possibly just slightly over.

0:16:36 > 0:16:38So I'm going to say 409.

0:16:38 > 0:16:40- 409,000?- Yes.

0:16:40 > 0:16:41OK. Interesting number there.

0:16:41 > 0:16:43- Chris, what do you make of it?- 409?

0:16:43 > 0:16:47That's a strange figure.

0:16:47 > 0:16:49I think it's just under our price.

0:16:49 > 0:16:51I think 395.

0:16:51 > 0:16:53395.

0:16:53 > 0:16:56Well, you are right, sir.

0:16:56 > 0:17:00- Pretty much. It's a fiver short of 400,000.- Well done.

0:17:00 > 0:17:03I think quite an interesting proposition for what you're after.

0:17:03 > 0:17:05- I think so.- Good. All right, then.

0:17:05 > 0:17:09Well, go and have a good old explore and I'll catch up with you a little bit later.

0:17:09 > 0:17:11- Thank you.- Enjoy.

0:17:11 > 0:17:13Well, I think we're off to a cracking start.

0:17:13 > 0:17:17A smidge under their £400,000 budget, this former forge offers up

0:17:17 > 0:17:21character, charm, mod cons and plenty of space.

0:17:21 > 0:17:26It comes with two reception rooms, a brand-new kitchen, a study and three bedrooms.

0:17:26 > 0:17:28There's no double garage at the moment

0:17:28 > 0:17:30but there's plenty of space for one

0:17:30 > 0:17:31in the quarter of an acre plot.

0:17:31 > 0:17:34This room, I think, is really versatile.

0:17:34 > 0:17:37- You could do anything with this room. - I like the house. I was impressed.

0:17:37 > 0:17:41It's much larger than it first appears when you come through the front door.

0:17:41 > 0:17:44On the downside, there is no garage.

0:17:44 > 0:17:47I have a workshop in my garage so I would lose that.

0:17:47 > 0:17:50- But there's plenty of pluses. - I love this house.

0:17:50 > 0:17:52This is just my style of house.

0:17:52 > 0:17:56The kitchen particularly. It's brilliant. I love it.

0:17:56 > 0:17:58Out you come.

0:17:58 > 0:18:00I'm going to drag you away from here.

0:18:00 > 0:18:03Lovely as it is. I get the sense this could be a contender.

0:18:03 > 0:18:05Definitely a contender for me.

0:18:05 > 0:18:08Yeah, certainly nice. Very impressed with the first one.

0:18:08 > 0:18:09It's my style.

0:18:09 > 0:18:11OK. Keep it on the list, then.

0:18:20 > 0:18:24North Norfolk is uncharted territory for both Chris and Pat,

0:18:24 > 0:18:27so earlier in the week, they decided to brave the weather

0:18:27 > 0:18:30and headed to King's Lynn to do some exploring

0:18:30 > 0:18:33where ex-Londoner Richard Morley was on hand to show them around.

0:18:33 > 0:18:36- Good morning.- Good morning. - Welcome to King's Lynn.

0:18:36 > 0:18:40Sitting on the Great Ouse River where it flows into the Wash,

0:18:40 > 0:18:43King's Lynn saw it prosper from the Middle Ages onwards

0:18:43 > 0:18:46as one of the busiest ports in the British Isles,

0:18:46 > 0:18:49and much of the centre of town was built by wealthy merchants.

0:18:49 > 0:18:53Today, it's a conservation area, positively dripping with history.

0:18:53 > 0:18:56How did the town get its name, King's Lynn?

0:18:56 > 0:19:00Well, it was originally called Bishop's Lynn, Lynn Episcopi,

0:19:00 > 0:19:02because it was founded by the Bishop of Norwich.

0:19:02 > 0:19:07but under Henry VIII, it changed its name to King's Lynn

0:19:07 > 0:19:11because the council then were tired of paying taxes to the bishop.

0:19:11 > 0:19:14They wanted them for themselves, so the king gave permission.

0:19:14 > 0:19:17And all during that time, almost from the very earliest times,

0:19:17 > 0:19:21we've traded with Europe, and the Hanse League from the Baltic

0:19:21 > 0:19:24were trading here in King's Lynn.

0:19:24 > 0:19:27By 1475, they were allowed, to have their own warehouse

0:19:27 > 0:19:29which we're standing in front of,

0:19:29 > 0:19:32and this, I have to say, is the only one left in the country.

0:19:32 > 0:19:37The others in Hull and Yarmouth and Ipswich and London

0:19:37 > 0:19:39have been destroyed at various times.

0:19:39 > 0:19:42So we are left with a unique building.

0:19:43 > 0:19:47The German Hanseatic League dominated trade in medieval Europe.

0:19:47 > 0:19:49Whilst King's Lynn imported herring, timber and pitch,

0:19:49 > 0:19:52it sent the Hanse merchants off with grain, wool and cloth.

0:19:52 > 0:19:58Today, King's Lynn is the only member of the New Hanseatic League.

0:19:58 > 0:20:02But for more relaxing ventures, just a few miles along the coast

0:20:02 > 0:20:04is Old Hunstanton Beach.

0:20:05 > 0:20:08Well, welcome to sunny Hunny, or should I should not-so-sunny Hunny?

0:20:08 > 0:20:10This is the only place on the east coast

0:20:10 > 0:20:14where you can actually see the sun setting in the west

0:20:14 > 0:20:18over the horizon there. Behind us here are extraordinary cliffs

0:20:18 > 0:20:21which have been laid down, the orange part,

0:20:21 > 0:20:24about 110,000 years ago.

0:20:24 > 0:20:27And the white part above it, about 95,000 years ago.

0:20:27 > 0:20:31- Crikey!- It is quite extraordinary. - Look at the divide. Amazing.

0:20:31 > 0:20:34Yes, it's very clear. It's very unusual

0:20:34 > 0:20:37and very specific to this part of the country.

0:20:37 > 0:20:39Even in the rain, I think Chris and Pat can appreciate

0:20:39 > 0:20:41the highlights of Norfolk,

0:20:41 > 0:20:44but I do hope the sun comes our for the rest of our house-hunting.

0:20:49 > 0:20:52For our next offering, we're heading to Sculthorpe,

0:20:52 > 0:20:55which, I have to say, is about as rural as villages come.

0:20:55 > 0:20:58At its heart is the medieval church and common,

0:20:58 > 0:21:00but with a couple of pubs and a busy bowls club,

0:21:00 > 0:21:03I think Pat and Chris will find plenty to keep them occupied.

0:21:05 > 0:21:10So how about two mid-19th century cottages rolled into one?

0:21:10 > 0:21:12That looks interesting.

0:21:12 > 0:21:14- It does, yes. - I like the look of that.- Yeah.

0:21:14 > 0:21:18- So what's grabbing your attention there?- Just the whole thing, really.

0:21:18 > 0:21:22It just looks typical Norfolk country. Yeah.

0:21:22 > 0:21:23Yeah. Looks nicely balanced.

0:21:23 > 0:21:26- Originally built about 1850-odd. - Right.

0:21:26 > 0:21:31And then converted about 1980, but since that conversion,

0:21:31 > 0:21:33the current owner has poured his heart and soul into it

0:21:33 > 0:21:39and created something that I think is a really clever way of mixing

0:21:39 > 0:21:40these two buildings together.

0:21:40 > 0:21:41OK.

0:21:41 > 0:21:43Yes. I can't wait to get inside now.

0:21:43 > 0:21:45Yeah? Come on, then.

0:21:45 > 0:21:48Once again, this property combines period features

0:21:48 > 0:21:50with the comforts of modern living.

0:21:50 > 0:21:54It's a formula that worked with our first house, so I'm sticking with it.

0:21:59 > 0:22:00- Now, how about this one?- Wow.

0:22:00 > 0:22:05- Yes.- That's interesting.- Do you like? - Yes, I do like.

0:22:05 > 0:22:08- It's quite sweet, isn't it? - It is, yes.

0:22:08 > 0:22:09Obviously, this is the stairway.

0:22:09 > 0:22:12There would have been two of those. One is gone

0:22:12 > 0:22:14because the whole thing has been amalgamated

0:22:14 > 0:22:16so you end up with one of everything.

0:22:16 > 0:22:19In terms of the cottagey feel, is this what you had in the mind?

0:22:19 > 0:22:21It is, yes. It's ideal.

0:22:21 > 0:22:26It's perfect for my style of kitchen. Yes, I love it. I love the dresser.

0:22:26 > 0:22:30- Yeah. Very comfortable with this.- OK.

0:22:30 > 0:22:34- Chris?- Nice, yes. It all fits in nicely with the property.

0:22:34 > 0:22:36- You know, the style. - Right, then. Let's continue.

0:22:36 > 0:22:38Let's see what you think about this.

0:22:41 > 0:22:43Now, as well as the dining end in the kitchen-diner,

0:22:43 > 0:22:49- you've got this fully dedicated dining space here.- Yes.

0:22:49 > 0:22:53You get a real sense of how these buildings have been amalgamated.

0:22:53 > 0:22:55Obviously, that has been knocked through there

0:22:55 > 0:22:57to give you this big, open living space.

0:22:57 > 0:23:00Um, you know, but I think quite cleverly done, really.

0:23:00 > 0:23:06It is, very nicely done. It's a good space for a dining area, isn't it?

0:23:06 > 0:23:09But it leads on to this. This is the main living space, I suppose

0:23:09 > 0:23:13that we've got for you. With that, which is rather attractive.

0:23:13 > 0:23:15- Log burner.- The log burner.

0:23:15 > 0:23:16The log burner. Yeah.

0:23:16 > 0:23:17Have you got one of these at the moment?

0:23:17 > 0:23:20We haven't, no. We've only got a gas fire.

0:23:20 > 0:23:23- We don't have chimneys in our house. - Ah, right. OK.

0:23:23 > 0:23:25So that's a bit of a novelty, isn't it?

0:23:25 > 0:23:28In terms of space, is this grabbing you at all?

0:23:28 > 0:23:32I like the space. I think I'd prefer it if the sitting area was slightly bigger.

0:23:32 > 0:23:36I like the room, though. I do like the room.

0:23:36 > 0:23:38- Yeah.- Yes.

0:23:38 > 0:23:40'Pat seems a bit disappointed.

0:23:40 > 0:23:44'Let's see if we can bring that smile back to her face upstairs.'

0:23:47 > 0:23:50- Right. Now, then. Three bedrooms for you up here.- OK.

0:23:50 > 0:23:54Would have had four, but one's become a bathroom. That's in here.

0:23:54 > 0:23:55There we are.

0:23:57 > 0:23:59- Lovely bathroom. Roll-top bath.- Yeah.

0:23:59 > 0:24:02I mean, this is the only bathroom up here.

0:24:02 > 0:24:06- OK.- OK, so none of the bedrooms have got en suite as such.- OK.

0:24:06 > 0:24:08But whether that's a problem or not, I don't know.

0:24:08 > 0:24:10- Not a huge issue.- No.

0:24:10 > 0:24:15- No. It's convenient to have two, but the guests will just have to wait, won't they?- They will.

0:24:15 > 0:24:19'Well, they'll have nice rooms to bide their time in.

0:24:19 > 0:24:21'There are two good-sized doubles.'

0:24:21 > 0:24:25But we'll deal with this one, because I think this would be your master.

0:24:25 > 0:24:28Oh, this seems to be a good size, actually, doesn't it?

0:24:28 > 0:24:31There isn't any storage in this particular room.

0:24:31 > 0:24:34Not in this one, but there is next door,

0:24:34 > 0:24:38- so you could make the master that one if you wanted to.- OK.

0:24:38 > 0:24:41- You'll see what I mean. Have a look at this.- OK.- There we are.

0:24:41 > 0:24:43All built in for you right there.

0:24:43 > 0:24:46Ah, yes. That's better. Plenty of storage there.

0:24:46 > 0:24:50And a little bit here, and also a little vanity area here too,

0:24:50 > 0:24:54so, you know, guests would have access to that

0:24:54 > 0:24:58just for brushing teeth if you don't want to worry about the bathroom.

0:24:58 > 0:25:01There is one more option, though.

0:25:01 > 0:25:04They could knock through to create one huge master bedroom up here

0:25:04 > 0:25:08with all the storage they want, because the cottage also comes with a separate annex.

0:25:08 > 0:25:10Perfect for guests.

0:25:10 > 0:25:14Now, what would you do with all this?

0:25:14 > 0:25:17- Oh, my goodness!- Not bad, eh?

0:25:17 > 0:25:19- It's very good. It's excellent! - Yeah.

0:25:19 > 0:25:23Through there, big double shower, en suite and so forth.

0:25:23 > 0:25:26They've got it set up as a guest wing, if you like,

0:25:26 > 0:25:28but this would make a great study.

0:25:28 > 0:25:32Er, no, I think I'd have to keep it as a guest wing, definitely.

0:25:32 > 0:25:35Certainly with the bathroom here, definitely a guest room.

0:25:35 > 0:25:39- It's excellent. Brilliant.- Convert the small bedroom to a study.

0:25:39 > 0:25:41To the office. Yeah. Yeah.

0:25:41 > 0:25:46And then when we're old and decrepit and we can't manage the stairs, perfect - bedroom en-suite!

0:25:46 > 0:25:49- Forward thinking! - Speak for yourself!

0:25:49 > 0:25:53I get the feeling that's going to be a long way off,

0:25:53 > 0:25:59and besides, Chris will spend all of his time in the ample third-of-an-acre garden,

0:25:59 > 0:26:03which stretches to the side of the house, providing what could be an ideal space for a garage.

0:26:03 > 0:26:07I mean, this is your domain, Chris. What do you think?

0:26:07 > 0:26:11Yeah, it's nice, it's interesting.

0:26:11 > 0:26:14There's a lot of different parts to it.

0:26:14 > 0:26:17It's taken me a little while

0:26:17 > 0:26:20to take it all in and see exactly what's here.

0:26:20 > 0:26:23So, house, annexe, garden -

0:26:23 > 0:26:26what's it all worth, I wonder? Chris?

0:26:26 > 0:26:28With the annexe, which was a surprise,

0:26:28 > 0:26:33and all the rest of it, the garden, I'm going to say of £405,000.

0:26:33 > 0:26:37I would say probably a little bit more at £410,000.

0:26:37 > 0:26:39- £410,000?- Yes.

0:26:39 > 0:26:42OK, would it be of interest if it was £410,000?

0:26:42 > 0:26:45- Er, we'd think about it, yeah. - Yeah, I think...yes, £410,000.

0:26:45 > 0:26:47So you'd think about it at £410,000,

0:26:47 > 0:26:51but you'd probably really consider it if it was £379,950.

0:26:51 > 0:26:56- Wow! That makes it a lot more interesting, doesn't it? - It does, yeah!

0:26:56 > 0:26:59- Doesn't it just?!- Certainly, yes.

0:26:59 > 0:27:02Go and explore and I will catch up with you later.

0:27:02 > 0:27:05Celebrate the news! Off you go.

0:27:05 > 0:27:08Well, that certainly came as a pleasant surprise.

0:27:08 > 0:27:13With a price tag of £379,950,

0:27:13 > 0:27:16this Victorian cottage is a comfortable £20,000 under budget.

0:27:16 > 0:27:19So plenty of spare change for Chris to build his garage.

0:27:19 > 0:27:22In terms of living space, it has a big kitchen breakfast-room,

0:27:22 > 0:27:25an open-plan living room/diner, three bedrooms

0:27:25 > 0:27:27and an impressive annexe.

0:27:27 > 0:27:30The icing on the cake is the one third-of-an-acre garden,

0:27:30 > 0:27:32which I think puts this place firmly in the running.

0:27:32 > 0:27:34The garden looks interesting.

0:27:34 > 0:27:37It ticks the boxes, as they say,

0:27:37 > 0:27:40and it's certainly a contender at the price.

0:27:40 > 0:27:44- Plenty of work surface.- Yes, and there's a kitchen/diner as well,

0:27:44 > 0:27:49so you wouldn't have to encroach on the dining area too much.

0:27:49 > 0:27:52I really like this house. I thought it had been really sympathetically done.

0:27:52 > 0:27:57I thought the sitting room could have been a bit bigger and I was slightly disappointed

0:27:57 > 0:28:00that there wasn't a utility room.

0:28:00 > 0:28:02But I was very impressed with the annexe,

0:28:02 > 0:28:05it makes an ideal guest suite.

0:28:05 > 0:28:09So any bedrooms in the main part of the house, you can do what you like with.

0:28:11 > 0:28:14- At last! All done? - Yes, fine.- Brilliant.

0:28:14 > 0:28:16- A nice one to see, I think.- Yes.

0:28:16 > 0:28:20Plenty of food for thought, but there's a lot more that way.

0:28:20 > 0:28:21OK, thank you.

0:28:29 > 0:28:35Now, just name one thing associated with Norfolk and most of us, I'm sure, will say windmills.

0:28:35 > 0:28:38Home to more of these early eco builds than any other county in the UK,

0:28:38 > 0:28:42for over 800 years they've been part of the landscape.

0:28:42 > 0:28:45Back in the 19th century, there were around 600 mills.

0:28:45 > 0:28:50Today, there are just 200 in varying conditions.

0:28:50 > 0:28:52I'm meeting up with former architect, Peter Griggs,

0:28:52 > 0:28:59a man who knows a thing or two about windmill restoration having spent 25 years working here at Hardley Mill.

0:28:59 > 0:29:04Peter, this is a wonderful thing. What on earth persuaded you to bring it back to life?

0:29:04 > 0:29:07Oh, it's been a lifelong sort of dream really.

0:29:07 > 0:29:12Being born and bred here, they were part of the landscape, really, and I wanted to have a piece of it, really.

0:29:12 > 0:29:14And do something for them.

0:29:14 > 0:29:17Now, we all are familiar with the sight of a windmill and most of us

0:29:17 > 0:29:20will associate them with grinding corn.

0:29:20 > 0:29:24But this is the first one I've seen that's actually a pumping mill.

0:29:24 > 0:29:27- What's the idea behind it? - Well, very simple, really.

0:29:27 > 0:29:34Just to drain the marsh land and pump the water out over the river so

0:29:34 > 0:29:38that eventually you can bring cattle on to graze and put the crops down.

0:29:38 > 0:29:40That's the objective.

0:29:40 > 0:29:43Lifted a huge amount of water. This one, 12 tons of water a minute.

0:29:43 > 0:29:466,000 gallons in a good breeze, we are told.

0:29:46 > 0:29:48This is quite a special day for you, isn't it?

0:29:48 > 0:29:55It's the first time the sails, any sails, have been on this and turning in 62 years.

0:29:55 > 0:29:57It was tail winded, I think, in 1947.

0:29:57 > 0:29:59So, it's tremendous.

0:29:59 > 0:30:01Well, it's a good job it's windy, isn't it?

0:30:01 > 0:30:04- Yes, it is. And sunny.- And sunny.

0:30:04 > 0:30:08We've got to find out how to control it now. THEY LAUGH

0:30:08 > 0:30:13Built in 1874, the mill operated right up until 1947 when it was

0:30:13 > 0:30:17abandoned by the drainage board in favour of an electric pump.

0:30:17 > 0:30:22However, in 1991, Peter leased the windmill and with help from volunteers and funding,

0:30:22 > 0:30:26he is slowly breathing life back into this beautiful building.

0:30:27 > 0:30:30Wow! Look at that!

0:30:30 > 0:30:32This is where the action is.

0:30:32 > 0:30:40It is remarkable. What I'm struck by is the fact that you had to reconstruct this entire top.

0:30:40 > 0:30:43I mean, that must have been a real headache.

0:30:43 > 0:30:48It had to be fairly accurate, because it has to be accurate to engage with the rollers.

0:30:48 > 0:30:50The rollers have to point inwards.

0:30:50 > 0:30:53So the rollers here are supporting.

0:30:53 > 0:30:56We had to build the cap upside down.

0:30:56 > 0:30:59So the whole idea is that it can turn to wherever the wind is.

0:30:59 > 0:31:02It must every moment of the day when the wind changes.

0:31:02 > 0:31:05If it doesn't, it could be lost.

0:31:05 > 0:31:08Now, I know seeing the sails turn is a big day for you,

0:31:08 > 0:31:12but coming up here and hearing it, this is the beating heart of the mill.

0:31:12 > 0:31:15It is. And I am hearing it for the first time. It's very exciting.

0:31:15 > 0:31:18- Really exciting. Brilliant.- Do you want to come up to the last level?

0:31:18 > 0:31:21This is going to be quite a squeeze, isn't it?

0:31:21 > 0:31:27Whilst no two windmills are the same, a feature particular to Norfolk is the sailboat cap,

0:31:27 > 0:31:31called so because it resembles the hull of an upturned boat.

0:31:31 > 0:31:35And seeing the whole mechanism in action really allows you to

0:31:35 > 0:31:38appreciate these masterpieces of simple engineering.

0:31:39 > 0:31:42Well, I have to say this has to be the most exciting bit of the tour.

0:31:42 > 0:31:45- It's wonderful to be up here. - It's brilliant.

0:31:45 > 0:31:47- Hats off to you, Peter. Congratulations.- And the team!

0:31:47 > 0:31:52And the team, but this has been a wonderful project to undertake, and it is lovely to see the landscape

0:31:52 > 0:31:58now with a working windmill in it, turning round as it would have done over the centuries. Well done.

0:31:58 > 0:32:00- Congratulations.- Well, thanks a lot.

0:32:07 > 0:32:10With the sun setting over beautiful north Norfolk, our couple get a chance

0:32:10 > 0:32:14to sit down and take stock of their first day of house-hunting.

0:32:14 > 0:32:16I thought it went pretty well.

0:32:16 > 0:32:19I was quite impressed with the farmhouse.

0:32:19 > 0:32:24That conversion, I thought they did that very well.

0:32:24 > 0:32:26I loved it. I loved the house.

0:32:26 > 0:32:30I thought it was brilliant and I thought it was very well done.

0:32:30 > 0:32:32The kitchen was my style of kitchen.

0:32:32 > 0:32:36The way that it flowed, I really liked that.

0:32:36 > 0:32:40The downside, I felt, was the fact that the property

0:32:40 > 0:32:42was very close the road,

0:32:42 > 0:32:46which meant there was no facilities for parking in front of the house.

0:32:46 > 0:32:51- And no garage at all.- No garage, but I did like the house.

0:32:51 > 0:32:53Bags of room.

0:32:53 > 0:32:59- What about the cottage? - The cottage... I liked the cottage.

0:32:59 > 0:33:04The kitchen/diner was quite a good space, and the sitting-room area,

0:33:04 > 0:33:07I felt could have been a bit bigger.

0:33:07 > 0:33:11But what swung it for me was the annexe.

0:33:11 > 0:33:18- Guest suite. - It was a nice separate part with its own bathroom which worked very well.

0:33:18 > 0:33:22I thought the garden was nice... Again, it didn't have a garage,

0:33:22 > 0:33:27which was a bit of a negative. But there was quite a lot of parking space either side of the property.

0:33:27 > 0:33:30Yeah, lots of parking space with that one.

0:33:30 > 0:33:33- It looks promising, doesn't it? - It does, yes.- I must agree.

0:33:40 > 0:33:45Retirees Pat and Chris have £400,000 to spend in Norfolk

0:33:45 > 0:33:49on a low maintenance character home with a must-have double garage.

0:33:49 > 0:33:53We've had good marks so far, but can we hit the jackpot?

0:33:53 > 0:33:56- Ten out of ten!- Ten out of ten! Hooray!

0:33:56 > 0:33:59Or will the mystery house be the one to beat?

0:33:59 > 0:34:01Well, interesting.

0:34:03 > 0:34:07As you can see, it's a lovely, fresh morning here in Norfolk,

0:34:07 > 0:34:10and a glorious blue East Anglian sky

0:34:10 > 0:34:12greets our final day of house-hunting.

0:34:12 > 0:34:15So far, Pat and Chris have been impressed by what they've seen,

0:34:15 > 0:34:18but they haven't quite fallen in love with anything just yet.

0:34:18 > 0:34:23So, it's all to play for today. Two more to come, including, of course, the mystery house,

0:34:23 > 0:34:27which I think Chris could find quite interesting.

0:34:27 > 0:34:29Our first property of the day is situated

0:34:29 > 0:34:31close to Great Ellingham in central Norfolk.

0:34:31 > 0:34:36So, we are moving closer to Pat's daughters and grandchildren who aren't too far away in Suffolk.

0:34:36 > 0:34:42It's a small community village that has everything you would expect to find - a medieval church, a pub,

0:34:42 > 0:34:44a post office, stores and thatched cottages.

0:34:44 > 0:34:48But before Chris and Pat can get to grips with village life,

0:34:48 > 0:34:51let's see what they make of today's first offering.

0:34:52 > 0:34:55This is a very attractive looking house.

0:34:55 > 0:34:58- Yes, a pretty house.- It is, yes.

0:34:58 > 0:35:00Now, effectively, it's a new build.

0:35:00 > 0:35:04- That end, not that you'd know, used to be a bungalow.- Right.

0:35:04 > 0:35:08So the whole thing has been completely knocked about,

0:35:08 > 0:35:12and changed to give you quite an impressive brand new property.

0:35:12 > 0:35:16- Very much in the local style. - It looks good from the outside.

0:35:16 > 0:35:20- Yes, it certainly does. - And, Chris, it has got a garage.

0:35:20 > 0:35:26The way new builds go around here, they do tend to be quite good at reflecting some of the older

0:35:26 > 0:35:30characteristics of the vernacular architecture, and this is no exception.

0:35:30 > 0:35:33We are messing around with our tried and tested

0:35:33 > 0:35:37character home/contemporary finish formula here.

0:35:37 > 0:35:40As this property is a contemporary home with a character,

0:35:40 > 0:35:43but I think the current vendors have done an excellent job.

0:35:43 > 0:35:45However, will Pat and Chris agree?

0:35:45 > 0:35:48That, of course, is the all-important question.

0:35:50 > 0:35:54Right. Is this what you imagined, I wonder?

0:35:54 > 0:35:56No, it isn't.

0:35:56 > 0:36:00No, not at all. So this is just a reception area?

0:36:00 > 0:36:03Yeah, exactly that. A nice wood burner in the corner.

0:36:03 > 0:36:05- That works.- I like it.

0:36:05 > 0:36:07As a reception hall, it's wonderful.

0:36:07 > 0:36:11You're liking this. Right, come on through here.

0:36:11 > 0:36:14There we are. This I think is you, guys, actually.

0:36:14 > 0:36:18- Wow! Yeah, I love it. - Yes, it's very nice.

0:36:18 > 0:36:21It's a brilliant sized room.

0:36:21 > 0:36:26- I think it's... I think it's... - Great, yeah.- I'm speechless. - Are you?- Almost.

0:36:26 > 0:36:30If you could have drawn up your ideal home, would this have been it?

0:36:30 > 0:36:35- Well, it's starting to be that way, I think. Yes.- Very good.

0:36:35 > 0:36:39- Yes, certainly is.- Right, let's go and find the kitchen. Come with me.

0:36:45 > 0:36:48Oh, Christopher, look! THEY LAUGH

0:36:48 > 0:36:51Is this what you wanted?

0:36:51 > 0:36:52- This is beautiful.- Lovely.

0:36:52 > 0:36:56It is absolutely beautiful. Lovely colour.

0:36:56 > 0:36:57And it's all brand-new.

0:36:57 > 0:37:00- And it's light as well.- It is.

0:37:00 > 0:37:02You've got windows everywhere.

0:37:02 > 0:37:05It's wonderful. I am speechless. THEY LAUGH

0:37:07 > 0:37:10Speechless is OK if it's a good thing.

0:37:10 > 0:37:14- Very nice, very nice. - Through that door there is also a separate utility

0:37:14 > 0:37:18and a back door to the garden, so all that can happen out there. A bit of a boot room.

0:37:18 > 0:37:20Brilliant, absolutely brilliant.

0:37:20 > 0:37:22Yes.

0:37:22 > 0:37:24I don't know what to say.

0:37:24 > 0:37:26Well, as long as you like it, that's the main thing.

0:37:26 > 0:37:31- Amazing.- Well, there's no doubt that Pat is falling for the charms of this house.

0:37:31 > 0:37:34I think we may have found the perfect mix.

0:37:34 > 0:37:36Also on the ground floor is a nice, large study.

0:37:36 > 0:37:40The upstairs is equally spacious with three bedrooms in all,

0:37:40 > 0:37:45two good-sized double guest rooms, and a rather resplendent shower room.

0:37:45 > 0:37:46What a lovely shower room.

0:37:46 > 0:37:49- It's great, isn't it?- It's beautiful. I even love the colour.

0:37:49 > 0:37:52Quite bold, but I think it really works, I have to say.

0:37:52 > 0:37:54I wouldn't change it.

0:37:54 > 0:37:57- I wouldn't change it at all. The shower is beautiful.- Yes.

0:37:57 > 0:37:59- Lovely size shower.- Nice and big.

0:37:59 > 0:38:04You can even see the view sitting on the toilet. THEY LAUGH

0:38:04 > 0:38:06You can sit on the loo and see the view!

0:38:06 > 0:38:10- It's amazing.- You're not going to spend a lot of time in here, though.

0:38:10 > 0:38:13- I might have to spend more time. - It's a good point.

0:38:13 > 0:38:18I didn't know it was going to be a selling point, but if that's what you want to do, Pat, sit away.

0:38:18 > 0:38:21But this, really, is for your guests.

0:38:21 > 0:38:25It is they who are going to enjoy the view because you have your own one next door

0:38:25 > 0:38:29in the master bedroom. Come and look at this.

0:38:29 > 0:38:32Yes, I love it. I love it.

0:38:32 > 0:38:34A good-sized room, too.

0:38:34 > 0:38:38Good-sized room, great size en suite in there.

0:38:38 > 0:38:42Oh, wow, look. THEY LAUGH

0:38:42 > 0:38:45We've got another wow. Look at this.

0:38:45 > 0:38:48Another wow. Why are we wowing this time?

0:38:48 > 0:38:53- Another loo with a view. - It's great, isn't it?- It's amazing.

0:38:53 > 0:38:57Not many people come on this show asking for a loo with a view, but I'm glad you've got it.

0:38:57 > 0:38:59- It's wonderful.- Very nicely done.

0:38:59 > 0:39:01Nine and nine tenths so far.

0:39:01 > 0:39:03Nine and nine tenths?

0:39:03 > 0:39:07- Yep.- So near, yet so far.

0:39:07 > 0:39:09Amazing. I love it. I love it.

0:39:09 > 0:39:14Good. Right, I'm going to try and squeeze ten out of ten out of you. Let's go to the garden.

0:39:14 > 0:39:22- OK.- Well, Pat might be playing hardball with her fractions, but I think she's already sold.

0:39:22 > 0:39:25It's time to focus on Chris's criteria, and out in the garden

0:39:25 > 0:39:29is something that's strictly his domain.

0:39:29 > 0:39:34OK, Chris, is this what you had in mind?

0:39:34 > 0:39:36Yeah. It is. Lovely, huge.

0:39:36 > 0:39:39- Not bad, is it?- Very nice.

0:39:39 > 0:39:42I suspect there isn't a huge amount of loft space in the house itself.

0:39:42 > 0:39:48But if you boarded this out it would probably be easier to have access to this than the house roof.

0:39:48 > 0:39:53Huge potential. Very nicely done. Good. Super.

0:39:53 > 0:39:58- You might be persuaded towards barn conversions, you never know. - THEY LAUGH

0:39:58 > 0:40:00Well, I don't think we'll go that far!

0:40:00 > 0:40:04- OK. Let's see what we can do with a garden. Come and have a look at this.- Right.

0:40:08 > 0:40:15Right. Now, I'm curious to know what you would do with this plot to make it your own?

0:40:15 > 0:40:19Cos it is crying out for some attention. It's the only bit of this property

0:40:19 > 0:40:22that hasn't really been fully done.

0:40:22 > 0:40:27Yes, you need to think about the design. It's not something you should just jump in and

0:40:27 > 0:40:31start hacking around, but there's loads of space,

0:40:31 > 0:40:33and you could make this a really pretty garden.

0:40:33 > 0:40:36The question is, how much is it going to set you back, I wonder?

0:40:36 > 0:40:39It's going to be over budget. 425.

0:40:39 > 0:40:44- Yeah, I think it will be at least that, probably...430.- 430.- Yes.

0:40:44 > 0:40:47It's on the market for 395.

0:40:47 > 0:40:49Wow!

0:40:49 > 0:40:52- Ten out of ten!- Ten out of ten! Hooray!

0:40:52 > 0:40:55Well, a well-deserved ten out of ten, I think you'll agree.

0:40:55 > 0:40:57I love it. I love it.

0:40:57 > 0:40:59- I am delighted.- Brilliant.

0:40:59 > 0:41:03- Off you go, go and revel in this ten out of ten.- Thank you.

0:41:03 > 0:41:10Enjoy. I have to confess there are many days when I'm out house-hunting when it is a little bit frustrating,

0:41:10 > 0:41:16but I have to say, in the words of the film, I do love it when a plan comes together.

0:41:16 > 0:41:20Under budget at £395,000, this modern character home

0:41:20 > 0:41:23is obviously pushing all the right buttons.

0:41:23 > 0:41:27It has Pat's country kitchen, three bedrooms with one en suite,

0:41:27 > 0:41:29and we finally managed

0:41:29 > 0:41:30to find Chris's double garage.

0:41:30 > 0:41:32I think if it was up to Pat,

0:41:32 > 0:41:33they would be signing

0:41:33 > 0:41:35on the dotted line already.

0:41:35 > 0:41:37But does Chris feel the same?

0:41:37 > 0:41:40I love the house. It seems to have everything we are looking for.

0:41:40 > 0:41:44It has a large garage, which is a big plus.

0:41:44 > 0:41:49The garden itself has got loads of scope, so it seems to fit the bill.

0:41:49 > 0:41:55No formal dining area unless we used the study.

0:41:55 > 0:42:00But there's plenty of room for a table in here. I absolutely love this house.

0:42:00 > 0:42:05Everything about is just perfect for me. The room sizes are brilliant.

0:42:05 > 0:42:07The kitchen is amazing.

0:42:07 > 0:42:11I don't think I could better it at all. I love it.

0:42:11 > 0:42:13Cut in a few beds and think about the design.

0:42:13 > 0:42:16Big plans afoot then? I've been looking for you two everywhere.

0:42:16 > 0:42:20Yeah, we were just discussing what we could do with the garden, and

0:42:20 > 0:42:23it's quite an exciting prospect, the more I look at it.

0:42:23 > 0:42:28But don't make your minds up just yet, because we have got plenty more to show you with the mystery house.

0:42:28 > 0:42:30- Come on.- Oh, yes!

0:42:36 > 0:42:41Well, it looks like we may have found Pat her dream country kitchen,

0:42:41 > 0:42:48so how about reintroduce her and Chris to a traditional country kitchen persuit? Jam-making.

0:42:48 > 0:42:52Catriona Dickie has been running her own preserves business for the last year

0:42:52 > 0:42:56and has been nominated for a Made In Britain food award.

0:42:56 > 0:42:58- I hear you want to make jam. - No, we want to TRY to make jam.

0:42:58 > 0:43:01Well, let me show you what it's all about.

0:43:02 > 0:43:06Food preserving and jam-making has seen a huge resurgence over the last year

0:43:06 > 0:43:09with pick-your-own-fruit farmers reporting

0:43:09 > 0:43:11sales increases of up to 20%

0:43:11 > 0:43:17and one leading homewares retailer seeing an increase of 30% on their jam-making products.

0:43:17 > 0:43:19So, this is my kitchen.

0:43:19 > 0:43:21This is where I make all my jam.

0:43:21 > 0:43:24So, to make some strawberry jam what we need are some strawberries,

0:43:24 > 0:43:26right, fresh from the plant,

0:43:26 > 0:43:29some sugar and some lemon juice.

0:43:29 > 0:43:31Why would you use lemons?

0:43:31 > 0:43:34Strawberries are not very high, naturally high in pectin

0:43:34 > 0:43:38and lemons reduce the acidity of the jam in general

0:43:38 > 0:43:39and they help it to set.

0:43:39 > 0:43:42So, I mean, a traditional strawberry jam

0:43:42 > 0:43:45is equal parts fruit, strawberries,

0:43:45 > 0:43:48sugar and the juice of lemons.

0:43:50 > 0:43:53First things first, we need to cook the strawberries.

0:43:53 > 0:43:58I've got 400g of strawberries here, so I'll just pop them in

0:43:58 > 0:44:00and...

0:44:00 > 0:44:02pop them on to the simmering plate.

0:44:02 > 0:44:04The fruit and water need to be simmered

0:44:04 > 0:44:08until the excess water evaporates and the fruit has softened

0:44:08 > 0:44:10then 400g of sugar can be added.

0:44:10 > 0:44:14Stir thoroughly and turn up the heat.

0:44:14 > 0:44:17I'm going to move this from the simmering plate to the hot plate

0:44:17 > 0:44:19and let it start boiling properly

0:44:19 > 0:44:23and what you want is you normally boil jam solidly

0:44:23 > 0:44:26for about four minutes until it reaches a good rolling boil.

0:44:27 > 0:44:30Nice, big bubbles, it's quite volcanic, isn't it?

0:44:30 > 0:44:33And the other way you can tell it's at the right temperature

0:44:33 > 0:44:36is using a jam thermometer.

0:44:36 > 0:44:38So, I'll just pop this in.

0:44:38 > 0:44:41As you can see from here, the correct temperature to make sure

0:44:41 > 0:44:46- you're going to have a good-setting jam is 120 degrees Celsius.- Right.

0:44:46 > 0:44:48Once the jam reaches the optimum temperature,

0:44:48 > 0:44:52the lemon juice is added, stirred and left to sit for a few minutes.

0:44:52 > 0:44:55So, one of the best ways to see whether the jam

0:44:55 > 0:44:59is actually going to set or not is the spoon test.

0:44:59 > 0:45:05Take a clean, cold spoon and you coat the back of it with the jam.

0:45:05 > 0:45:06You see that?

0:45:06 > 0:45:09And if the jam doesn't dribble very much

0:45:09 > 0:45:11and it's kind of stuck to the back of the spoon

0:45:11 > 0:45:14then that means that this jam is going to set.

0:45:16 > 0:45:18That's lovely. I didn't realise it was so easy.

0:45:18 > 0:45:20It is easy, it's really simple.

0:45:20 > 0:45:22Thank you very much for that.

0:45:24 > 0:45:27Now, for all of us that work on Escape To The Country,

0:45:27 > 0:45:32picking the mystery house can be one of the most exciting parts of the process.

0:45:32 > 0:45:36You may recall that when we started our house search, Chris said that one of the things

0:45:36 > 0:45:39he was a bit unsure about were barn conversions,

0:45:39 > 0:45:43but we are in Norfolk, and I have to say, I love them.

0:45:45 > 0:45:48Right, Pat and Chris, it is mystery house time.

0:45:48 > 0:45:51What do you think we have got in mind for you?

0:45:51 > 0:45:53I think a barn conversion.

0:45:53 > 0:45:55Yeah, well, yes.

0:45:55 > 0:45:58Knowing that Chris isn't keen. THEY LAUGH

0:45:58 > 0:46:01Well, I think whatever it is, it is going to have a long way to go

0:46:01 > 0:46:04- to beat your reaction to our last property.- Absolutely.

0:46:04 > 0:46:08I think it will have to be 101% to beat the last property.

0:46:10 > 0:46:12My word, that really is a challenge.

0:46:12 > 0:46:15Let's hope the mystery house can rise to the occasion.

0:46:15 > 0:46:17It's situated on the outskirts of Wymondham,

0:46:17 > 0:46:20which, being in the south of the county,

0:46:20 > 0:46:23is that much nearer Suffolk and Pat's daughter and grandkids.

0:46:25 > 0:46:28This small market town, like many others in East Anglia,

0:46:28 > 0:46:31prospered as a medieval wool town up until the 1800s.

0:46:31 > 0:46:35But with the collapse of the wool industry, Wymondham became a virtual back water

0:46:35 > 0:46:39escaping Victorian modernisation, which means that today,

0:46:39 > 0:46:46apart from a few new pubs, shops and eateries, the town looks pretty much as it would have done in the 1700s.

0:46:46 > 0:46:49THEY LAUGH

0:46:49 > 0:46:53- Chris.- It's black. - It's a barn conversion.

0:46:53 > 0:46:59It is a barn conversion. We couldn't come to Norfolk without showing you one, to be fair.

0:46:59 > 0:47:01And as you said, you've never been in one.

0:47:01 > 0:47:03I haven't.

0:47:03 > 0:47:09- We thought it was only right that you should have the full experience. - Right. Thank you very much.

0:47:09 > 0:47:11It is a really, really lovely one, to be honest.

0:47:11 > 0:47:14You don't get all of it. There are three all together.

0:47:14 > 0:47:18That is one there with the brick frontage. This one over here, the low white building,

0:47:18 > 0:47:24they are the neighbours, but you are the bit in the middle with the great big black timber boards.

0:47:24 > 0:47:28That's the best bit, by the look of it. I think that is a better-looking part of it.

0:47:28 > 0:47:32- It's certainly the most imposing part.- I think so.- I agree, yes.

0:47:32 > 0:47:37It looks good from the outside, anyway. I think we might be able to persuade you, Christopher.

0:47:37 > 0:47:39Yes, I am to be persuaded yet.

0:47:39 > 0:47:42Shall we try?

0:47:42 > 0:47:48Although this traditional 18th century barn is attached, it's certainly not lacking in space,

0:47:48 > 0:47:53and it even has Chris's sought-after double garage, so let's see if we can convert him?

0:47:56 > 0:47:57Grab the door, Chris.

0:47:57 > 0:48:00Right.

0:48:00 > 0:48:02Come on in, Pat.

0:48:02 > 0:48:06Now then, Chris, what do you think inside?

0:48:06 > 0:48:09Well, interesting.

0:48:09 > 0:48:11It is interesting, isn't it?

0:48:11 > 0:48:17We've got, I suppose in some ways, the most interesting bit of this whole set of outbuildings,

0:48:17 > 0:48:23because we have the old carriage barn, or carriageway, that runs through the middle of the barn.

0:48:23 > 0:48:28Imagine big barn doors at that end, big doors at that end, and classically you end up with

0:48:28 > 0:48:34these conversions with these great big glazed areas making use of the space.

0:48:34 > 0:48:35Yeah, lots of light.

0:48:35 > 0:48:40- Plenty of light.- I think I would have preferred it a bit bigger.

0:48:40 > 0:48:43But that's just me being fussy.

0:48:43 > 0:48:45Glad you said it.

0:48:45 > 0:48:47- It's quite big. - You think it's adequate?

0:48:47 > 0:48:50It's quite a big space, actually. That is quite a big space.

0:48:50 > 0:48:53Well, that is a turn-up for the books.

0:48:53 > 0:48:56Chris stepping in to defend a barn conversion.

0:48:56 > 0:49:01Hopefully the kitchen will also measure up to size. Here we are.

0:49:01 > 0:49:03Right, that's a good size.

0:49:03 > 0:49:06Essentially you've almost got two kitchens, really.

0:49:06 > 0:49:09- Plenty of work surface here. - There is.- Absolutely.

0:49:09 > 0:49:17The barn also has a separate dining room on this floor, a guest bathroom and the first of four bedrooms.

0:49:17 > 0:49:22Now, for me, this is where these buildings really do come into their own.

0:49:22 > 0:49:26You don't often get the chance to look down on your living room.

0:49:26 > 0:49:30- That's incredible, isn't it? Look at that.- Let me have a look.

0:49:30 > 0:49:35Oh, yes, I have to say, that's quite an unusual view.

0:49:35 > 0:49:37It's a very unusual view.

0:49:37 > 0:49:39It's amazing what they do with just a shell.

0:49:39 > 0:49:43Yeah, the conversion is lovely. They have made a really nice job of it.

0:49:43 > 0:49:46Right. Let's continue. Come through here.

0:49:48 > 0:49:51So this is the master.

0:49:51 > 0:49:55- Right, this is a good-sized room. - Not bad, is it?

0:49:55 > 0:50:01- Bags of head room.- I can't actually see any storage or wardrobe space.

0:50:01 > 0:50:04No. That's the only thing.

0:50:04 > 0:50:07But, of course, there is some other space in the other bedrooms,

0:50:07 > 0:50:12so that's quite handy. But they have managed to squeeze in an en suite. Have a look at that in there.

0:50:14 > 0:50:16- That's nice.- That's a good size.

0:50:16 > 0:50:20Oh, yeah, that's fine. That's more than adequate, isn't it?

0:50:20 > 0:50:22- That's a good size.- Nice size, yes.

0:50:22 > 0:50:25Fine? Adequate?

0:50:25 > 0:50:27I think this barn deserves higher praise than that.

0:50:27 > 0:50:31It's a cracker of a conversion with very versatile space,

0:50:31 > 0:50:35including another two double bedrooms which they could use however they wanted.

0:50:35 > 0:50:39I thought the character features would be charming the socks off Pat,

0:50:39 > 0:50:42but it looks like the garden has really got some work to do.

0:50:45 > 0:50:49OK, let's finish off out here then with the garden.

0:50:49 > 0:50:51A bit disappointing.

0:50:51 > 0:50:55Yes, and because it's overlooked either side

0:50:55 > 0:50:59it's not a place I think you'd come and sit out particularly.

0:50:59 > 0:51:06OK, well let's have a think about what you feel the mystery house may be worth. I'm dying to know.

0:51:06 > 0:51:10I think, probably, 350.

0:51:10 > 0:51:16- 350?- Yes, I think that would be a reasonable price, 350.- 350?

0:51:16 > 0:51:21You may be surprised to learn that it's actually on the market for 375.

0:51:21 > 0:51:27- 375!- Oh, right. But your offers probably suggests it may not be the one for you.

0:51:27 > 0:51:29- Probably not.- Probably not.- No.

0:51:29 > 0:51:35But either way, I'm still desperate to convince you that there is some merit in barn conversions, Chris.

0:51:35 > 0:51:40- Go and have another look around and I will catch up with you later. - OK.- Thank you.- Off you go.

0:51:40 > 0:51:46Well, the mystery house is always a gamble, but sadly on this occasion it has not paid off.

0:51:46 > 0:51:51However, at £375,000, I'm sure there are plenty of barn conversion enthusiasts out there

0:51:51 > 0:51:54who would be desperate to snap this up.

0:51:54 > 0:51:59Although its attached, it does offer 2,000 square feet of living space with a kitchen/breakfast-room,

0:51:59 > 0:52:01two reception rooms and four bedrooms,

0:52:01 > 0:52:04but it seems neither the beautiful rural views

0:52:04 > 0:52:06nor the double garage are enough

0:52:06 > 0:52:08to convince Chris and Pat

0:52:08 > 0:52:10that this could be a contender.

0:52:10 > 0:52:12It's not really for me.

0:52:12 > 0:52:13No, it hasn't changed your mind.

0:52:13 > 0:52:18It's opened my eyes to what you can do with converting a barn,

0:52:18 > 0:52:22- but it doesn't really appeal to me. It's not my...- OK.

0:52:22 > 0:52:28Although it's a huge building and there is acres of space, it's not necessarily usable space.

0:52:28 > 0:52:30It's just space.

0:52:30 > 0:52:33You won't want to fill this bath up every time you wanted a bath.

0:52:33 > 0:52:38- It's huge.- It would be a once a week job, wouldn't it? THEY LAUGH

0:52:38 > 0:52:40Although this one is very well done,

0:52:40 > 0:52:44I do feel that many of the rooms are just a little bit too small for me.

0:52:48 > 0:52:51Right then, that's it. Mystery house is done.

0:52:51 > 0:52:54House tours are now officially over.

0:52:54 > 0:52:59- Right.- I really think we've given you plenty to think about over the last few days.

0:52:59 > 0:53:02- You have.- I think we should get you somewhere where you can

0:53:02 > 0:53:06quietly mull it all over and I will see if you've made a decision.

0:53:06 > 0:53:07- Mmm, right!- Come on!

0:53:14 > 0:53:17Well, now my favourite part of the show has arrived.

0:53:17 > 0:53:20It is, of course, decision time for Chris and Pat.

0:53:20 > 0:53:24Have we managed to find them their dream escape in Norfolk?

0:53:24 > 0:53:25Let's go and ask them.

0:53:28 > 0:53:31Well, I don't know about you two, but I'm pretty worn out.

0:53:31 > 0:53:33- How are you feeling?- Good. - Yeah, fine.

0:53:33 > 0:53:35Let's take a trip down memory lane and

0:53:35 > 0:53:38think about where it all started, with that quite small farmhouse

0:53:38 > 0:53:42with the old forge attached that has now been completely renovated

0:53:42 > 0:53:45to a very high-spec, I think you'll agree.

0:53:45 > 0:53:48- It was very well done, wasn't it? - Very nice.

0:53:48 > 0:53:51And the kitchen and sitting-room area I thought was wonderful.

0:53:51 > 0:53:53It worked really, really well.

0:53:53 > 0:53:55What about the garden there, Chris?

0:53:55 > 0:54:00You could have done quite a lot with it but not completely what I had in mind, really.

0:54:00 > 0:54:04What about those two cottages that had been welded together

0:54:04 > 0:54:07to produce an interesting family home with the annex attached.

0:54:07 > 0:54:10- What about those?- That was different, wasn't it?- Very different.

0:54:10 > 0:54:12I expected it to be bigger inside.

0:54:12 > 0:54:14The sitting room, I expected to be bigger

0:54:14 > 0:54:18once I got inside than it actually was, but I think the annex,

0:54:18 > 0:54:21with the guest suite, actually made up for that.

0:54:21 > 0:54:23I suppose a little drawback to me was the fact that

0:54:23 > 0:54:27there wasn't a garage, although there was parking.

0:54:27 > 0:54:31- But nicely finished.- It was nicely finished. Very well done, yeah.

0:54:31 > 0:54:37Then we let you rest a while and go to bed, and we woke you up for our final day's house hunt,

0:54:37 > 0:54:42and we started off with what was to all intents and purposes a new-build,

0:54:42 > 0:54:45albeit on the side of an old bungalow.

0:54:45 > 0:54:47But I think you rather liked that one.

0:54:47 > 0:54:50- I did.- We did, yes. - THEY LAUGH

0:54:50 > 0:54:54- Yes, that ticked all the boxes. - It did.

0:54:54 > 0:54:57- It was a lovely house, yes.- We couldn't find fault with it, really.

0:54:57 > 0:55:00Just everything we saw, we liked.

0:55:00 > 0:55:04- A huge garage. - I knew you'd like that.

0:55:04 > 0:55:08My fear was that we'd rather shot our bolt with that one and that the mystery house

0:55:08 > 0:55:10would have a lot to compete with.

0:55:10 > 0:55:15I know, Chris, in the past you have been a bit reticent over barn conversions,

0:55:15 > 0:55:17but have we changed your mind, I wonder?

0:55:17 > 0:55:21I was impressed once I had gone inside,

0:55:21 > 0:55:25but it had a lot to live up to.

0:55:25 > 0:55:27And, as far as I'm concerned, it didn't quite do it.

0:55:27 > 0:55:31- Pat?- Nor me. I like barn conversions,

0:55:31 > 0:55:36but having seen the house prior to that, no contest.

0:55:36 > 0:55:40My sense is, that having given that lovely new build ten out of ten,

0:55:40 > 0:55:43that is probably where your heart now resides.

0:55:43 > 0:55:44It does for me.

0:55:44 > 0:55:46- Yes.- It does for me.

0:55:46 > 0:55:48So what happens next?

0:55:48 > 0:55:51Try and secure a sale on our property.

0:55:51 > 0:55:58Yes, which we hope to do fairly shortly, and we'd like to try and progress on that property if we can.

0:55:58 > 0:56:01- Brilliant.- Yes, definitely.- It's got you written all over it and

0:56:01 > 0:56:06- you would be so happy there, I'm sure.- I think we would.

0:56:06 > 0:56:07Thank you very much for finding it.

0:56:07 > 0:56:11- Brilliant.- Well, thank you for being on the show, and I'm glad we were able to help.

0:56:11 > 0:56:13Excellent. Thank you very much.

0:56:13 > 0:56:15Thank you.

0:56:17 > 0:56:22Look at that, the sun melting over the East Anglian countryside.

0:56:22 > 0:56:26I love it here, not just because this is where I grew up, but because

0:56:26 > 0:56:29it has such a fantastic range of properties on offer.

0:56:29 > 0:56:32When we started this search, I think it was a fairly straightforward one.

0:56:32 > 0:56:35We were not looking for acres and outbuildings.

0:56:35 > 0:56:39What Pat and Chris wanted was a nice, characterful cottage in the heart of Norfolk.

0:56:39 > 0:56:44And that, I am very pleased to say, I think is what we've managed to find them.

0:56:44 > 0:56:47A nice, simple outcome. I'll see you next time.

0:56:47 > 0:56:52And I'm delighted to report that Pat and Chris have officially had their offer accepted on

0:56:52 > 0:56:58the modern character house and are hoping for a speedy sale on their Hertfordshire house.

0:56:58 > 0:57:01So, if you want to Escape To The Country in Scotland, Wales,
