0:01:14 > 0:01:17it's the red deer that's king of the hill.

0:01:17 > 0:01:21I'm told there are still about 800 roaming through this land.

0:01:21 > 0:01:23But if you're wandering through Somerset,

0:01:23 > 0:01:26there's plenty more for you to see.

0:01:27 > 0:01:30Sandwiched between Devon, Dorset and Wiltshire in the West Country,

0:01:30 > 0:01:35Somerset is a perfect destination for those seeking some rural R&R.

0:01:35 > 0:01:38With around 3,000 farms in the county,

0:01:38 > 0:01:42you'll find more four-legged friends than you can count in your sleep!

0:01:42 > 0:01:45And whilst not as overrun as next-door Devon,

0:01:45 > 0:01:48it still has plenty of pull for holidaymakers and house-buyers alike.

0:01:48 > 0:01:53Its natural assets include three Areas of Outstanding Natural Beauty,

0:01:53 > 0:01:55Exmoor National Park

0:01:55 > 0:01:57and Britain's largest gorge at Cheddar.

0:01:57 > 0:02:01If that's not enough for outdoor enthusiasts,

0:02:01 > 0:02:04there's also around 50 miles of coastline to explore.

0:04:54 > 0:05:01if it's holiday lets, we're looking at a minimum of five, maybe six, holiday cottages

0:05:01 > 0:05:03to make it viable as a business. As a B&B,

0:05:03 > 0:05:06it would need to be maybe ten-plus en-suite rooms

0:05:06 > 0:05:09plus our own accommodation.

0:05:09 > 0:05:12Or it could be a combination of holiday lets and B&B.

0:05:12 > 0:05:17That's the guests taken care of. But what about the family home?

0:05:17 > 0:05:23We'd need a minimum of two bedrooms. One for us and one for the baby.

0:05:23 > 0:05:27And a kitchen, lounge, maybe a dining room or a study.

0:05:27 > 0:05:29If it were bigger, that would be great.

0:05:29 > 0:05:32Big ambitions all round, then.

0:05:32 > 0:05:35But what does the dream property look like?

0:06:13 > 0:06:17they need to know exactly how much they'll have to invest in Somerset.

0:06:32 > 0:06:37With that in mind, what's the final spend for the big move?

0:06:37 > 0:06:42In terms of budget, we're looking up to about £1.2 million.

0:06:45 > 0:06:50Wow! I don't think we've ever been asked to search for such a mammoth property portfolio.

0:06:50 > 0:06:54We need to find a house with half a dozen holiday lets

0:06:54 > 0:07:00or a country pad that comes complete with ten en-suite B&B rooms. But there are two problems here.

0:07:00 > 0:07:05First, the lack of properties on the market that are going to fit

0:07:07 > 0:07:09Secondly, this is Somerset.

0:07:09 > 0:07:11And it's not cheap.

0:07:12 > 0:07:16As location could mean make or break to the success of the business,

0:07:16 > 0:07:19we start today's search on the Somerset/Devon border,

0:07:19 > 0:07:22close to the ever-popular Exmoor National Park

0:07:22 > 0:07:23in prime tourist territory.

0:07:23 > 0:07:27We'll be viewing some fabulous homes with business potential,

0:07:27 > 0:07:32But I'll be keeping tight-lipped on the price tags until the end of the tours.

0:10:31 > 0:10:36for our first viewing, a Victorian farmhouse which has been restored by its current owners

0:15:22 > 0:15:25If they really went for it, they'd expect about 35.

0:15:25 > 0:15:31So we need to find you some options for the extra three or four holiday lets, don't we?

0:16:33 > 0:16:35but I'm glad they seem open to the idea.

0:16:47 > 0:16:52As a wild guess, there's a lot here anyway, but we need to reserve some of our budget

0:16:52 > 0:16:56to convert the other cottages, so possibly over a million.

0:17:00 > 0:17:04I'd say slightly more than that. I'd say about 1.2.

0:19:13 > 0:19:19and most of us conjure up images of a very muddy music festival.

0:19:19 > 0:19:24But forget the main stage, this is a fascinating town, positively swathed in myth and legend,

0:19:24 > 0:19:27starting with the remains of the Abbey.

0:19:27 > 0:19:28So, what's the history of the Abbey?

0:19:28 > 0:19:34The history of the Abbey goes back to Joseph of Arimathea, who was Jesus Christ's uncle

0:19:34 > 0:19:38and is supposed to have bought Jesus Christ here as a boy child.

0:19:38 > 0:19:42The legend goes that Joseph and his followers

0:19:42 > 0:19:46built the first church in England on this site here,

0:19:46 > 0:19:49and it was a wattle and daub church.
