0:00:50 > 0:00:55Back in the late 18th century, Wordsworth and the Lake Poets made this area so famous.

0:00:55 > 0:00:58Wordsworth, alongside writing some very long and beautiful poems,

0:00:58 > 0:01:01wrote a guide book in which he said that the Lake District

0:01:01 > 0:01:05was a national treasure in which every man hath a right.

0:01:05 > 0:01:07Whether they have a right to buy

0:01:07 > 0:01:10is something we shall explore on the show today.

0:01:10 > 0:01:14Cumbria takes up position at England's most north-westerly edge,

0:01:14 > 0:01:16snug up against the Scottish border.

0:01:16 > 0:01:20The county is famously home to the Lake District National Park,

0:01:20 > 0:01:24which attracts 8.3 million visitors every year, who gather to walk

0:01:24 > 0:01:30on the rugged peaks or take in the striking scenery from the stunning lakes.

0:01:30 > 0:01:34This region has provided inspiration for generations of artists, poets

0:01:34 > 0:01:38and writers, such as William Wordsworth and Beatrix Potter,

0:01:38 > 0:01:41who have partly been responsible for making this area such a draw

0:01:41 > 0:01:46for tourists, netting Cumbria a £1 billion tourist industry.

0:01:46 > 0:01:49Tourism alone, however, doesn't bring in all the bucks.

0:01:49 > 0:01:52Farming is hugely important to the Cumbrian economy,

0:01:52 > 0:01:56where the pastures are predominantly given over to sheep and dairy farming.

0:01:56 > 0:02:00Away from the peaks and lakes, much of the region's beauty

0:02:00 > 0:02:06is characterised by the buildings, which take full advantage of the rich variety of local materials

0:02:06 > 0:02:10that provide this area with its distinctive identity.

0:02:10 > 0:02:13The Lake District is awash with second homes.

0:02:13 > 0:02:18In Keswick, a little town on Derwent Water, 11% of properties fall into that category.

0:02:18 > 0:02:20You'd think, in this time of economic crisis,

0:02:20 > 0:02:25that second-home owners would want to sell up and release a bit of liquidity,

0:02:25 > 0:02:27but that's not the case. Why?

0:02:27 > 0:02:31Because their second homes can be a nice little earner as a holiday let.

0:02:31 > 0:02:35According to the Tourist Board, the number of requests for accommodation

0:02:35 > 0:02:39has gone up 47%, so people are holding on and not selling.

0:02:39 > 0:02:42Which is bad news for us cos we're trying to find properties to buy,

0:02:42 > 0:02:45but we did manage to dig up a few beauties. Take a look.

0:02:47 > 0:02:51If you have a cool £2 million to spend, then how about this barn

0:02:51 > 0:02:54and coach-house conversion in Cockermouth?

0:02:54 > 0:02:56The five-bedroom property exudes character and

0:03:52 > 0:03:55who live in Ponteland in Northumberland. They're lucky enough

0:03:55 > 0:03:59to be taking early retirement and can't wait to indulge in a new lifestyle.

0:03:59 > 0:04:05Here we are with our much-loved mountain bikes, but currently under-used,

0:04:05 > 0:04:09so I'm hoping, when we go to the Lake District, that we'll be able to use them much more.

0:04:09 > 0:04:12And I'm hoping to finally replace this bike

0:04:12 > 0:04:17for a brand-new one and break it on some of those gentle Cumbrian fells.

0:04:17 > 0:04:20This young-at-heart, outdoor-loving couple

0:04:20 > 0:04:23have made this three-bedroom property their family home

0:04:23 > 0:04:26for the last 22 years but, with the children all grown up

0:04:26 > 0:04:29and retirement looming, it's time for change.

0:04:29 > 0:04:36The ideal, if we can achieve this, is a slower pace than I'm doing now,

0:04:36 > 0:04:41a pace at which I can decide each day whether I do something or not,

0:04:41 > 0:04:44before I decide what it is that I'm going to do.

0:04:44 > 0:04:47I think that's a perfect description

0:04:47 > 0:04:51- of how we'd like to spend the next few years, isn't it?- Yes.

0:04:51 > 0:04:55But after an 18-month house search and 12 viewings under their belt,

0:04:55 > 0:04:58they've not been successful in finding their Lakeland dream.

0:04:58 > 0:05:01I think maybe we are being a little bit too fussy.

0:05:01 > 0:05:05And I think the problem is that I want an £800,000 house

0:05:05 > 0:05:06for half the price!

0:05:06 > 0:05:11It's a wonderful dream, but what are William and Gail looking for?

0:05:11 > 0:05:17A really pretty Lakeland-style home

0:05:17 > 0:05:19with some Lakeland slate.

0:05:19 > 0:05:23I would ideally love to have something with a view of the fells,

0:05:23 > 0:05:27but I appreciate that that might be asking too much.

0:05:27 > 0:05:28What about inside?

0:05:28 > 0:05:33I would like a nice, community sort of feeling to it,

0:05:33 > 0:05:37a nice living area where everyone was together, cooking, watching TV,

0:05:37 > 0:05:40reading, planning our next day's walking or cycling.

0:05:40 > 0:05:43Although they're moving to the other side of the country,

0:05:43 > 0:05:47they're hoping their married children will make plenty of visits,

0:05:47 > 0:05:50so they're ideally looking for a three-bedroomed house.

0:05:50 > 0:05:52They're not looking for a large garden.

0:05:52 > 0:05:55A small, low-maintenance one will do just fine.

0:05:55 > 0:05:58My fantasy is to have a pub on the corner that I can walk to.

0:05:58 > 0:06:03I've never lived anywhere that I could walk to the pub and walk back,

0:06:03 > 0:06:05so that's the top of my list.

0:06:05 > 0:06:09But, in reality, what we're really thinking about is somewhere that's

0:06:09 > 0:06:13close enough that we can walk to the shop but rural enough that we can

0:06:13 > 0:06:18- go out from the door to run, cycle, to just be in the countryside.- Yeah.

0:06:18 > 0:06:22William and Gail are in the luxurious position of not having

0:06:22 > 0:06:25to sell their current house to be able to afford their new home.

0:06:25 > 0:06:30If we found our dream house that was perfect in location and outlook,

0:06:30 > 0:06:35and it had everything we wanted, and it was next door to a pub,

0:06:35 > 0:06:39I think we would be prepared to pay £450,000.

0:06:39 > 0:06:42The budget may be sorted, but are they together with their thoughts?

0:06:42 > 0:06:46I think the only slight difference might be that I would prefer to be

0:06:46 > 0:06:49in a bigger area, perhaps in a town like Keswick itself,

0:06:49 > 0:06:52whereas you'd rather be in a smaller, rural area.

0:06:52 > 0:06:55- Yeah, I think that's true. - But it's not a big issue.

0:06:58 > 0:07:01To make things clear, Gail and William seem to be looking for

0:07:01 > 0:07:04a three-bedroom house in the Lake District

0:07:04 > 0:07:06with a nice community around, maybe a pub.

0:07:06 > 0:07:09That's not too difficult but what slightly worries me

0:07:09 > 0:07:13is they've already looked at 12 properties here and not liked any of them.

0:07:13 > 0:07:16And Gail's sort of admitted that, although she only wants to spend

0:07:16 > 0:07:21£400,000, what she really wants the house to be worth is £800,000.

0:07:21 > 0:07:24Now, the only way out of that is to make a few compromises,

0:07:24 > 0:07:27so let's see if we can nudge them in that direction.

0:07:29 > 0:07:31William and Gail are keen to be in the Northern Lakes

0:07:31 > 0:07:34but well away from the tourist hot-spots,

0:07:34 > 0:07:37so we're targeting the area to the north of Keswick.

0:07:37 > 0:07:41I'll be taking them on a tour of three tantalising Cumbrian homes,

0:07:41 > 0:07:46but I'll be keeping them in the dark as to the prices until after the viewing.

0:07:46 > 0:07:48The last of the three will be the Mystery House

0:07:48 > 0:07:51which will challenge their perception of their Lakeland dream.

0:07:51 > 0:07:56I know you're biased, but this is probably one of the most beautiful places in Britain.

0:07:56 > 0:07:57- Oh, yes.- We think so.

0:07:57 > 0:08:00- And you're going to live here. - Well, we hope so.

0:08:00 > 0:08:03The pool of property here in the Lakes is very small.

0:08:03 > 0:08:07It's constricted largely by the fact that there are not that many properties.

0:08:07 > 0:08:11Also, a lot of them are taken as holiday lets and are not being sold.

0:08:11 > 0:08:13And also, there's local occupancy laws

0:08:13 > 0:08:16- which mean that local people are preferred here.- Yes.

0:08:16 > 0:08:21- So we're taking you on a bit of a magical mystery tour.- OK.

0:08:21 > 0:08:24- So we might be going to places you haven't thought of before.- Right.

0:08:24 > 0:08:28And showing you properties you haven't probably considered before.

0:08:28 > 0:08:31- Good.- Are you up for that? - We're up for that.- Definitely.

0:09:01 > 0:09:04it's different, isn't it, when you decide to move somewhere?

0:09:04 > 0:09:10Oh, yes. I mean, we... One of the problems with coming over here is that you have to go home again,

0:09:10 > 0:09:17so...being here means that we can do what we like and stay here to live.

0:09:17 > 0:09:21Yeah, I think so too. Just having this great opportunity

0:09:21 > 0:09:25of having taken early retirement, and we're both fit and healthy,

0:09:25 > 0:09:28to come over here and have this life every day

0:09:28 > 0:09:32- is just what most people dream of. - Yes.

0:09:32 > 0:09:36They certainly do, and I for one am very envious.

0:09:36 > 0:09:38The first house on our list

0:09:38 > 0:09:41is in the village of Wythop Mill, eight miles from Keswick,

0:09:41 > 0:09:44and tucked just inside the Lake District National Park.

0:09:44 > 0:09:50The fells in the Wythop Valley are the Lakeland's final outpost on its north-west edge.

0:09:50 > 0:09:54The landscape is more gentle than the rest of the dramatic Lake District.

0:09:54 > 0:09:58It's a lush patchwork of sheep pastures and peaceful villages.

0:09:58 > 0:10:01Our first house is the epitome of a Lakeland cottage

0:10:01 > 0:10:03and lies in an idyllic rural setting.

0:10:03 > 0:10:06We're looking at this house here.

0:10:07 > 0:10:11- This one on the left.- Lovely. - Pretty little cottage.

0:10:11 > 0:10:14Pretty little cottage. It's a mill cottage. That's the old mill.

0:10:14 > 0:10:16Yeah, you can hear the water going by.

0:10:16 > 0:10:21The mill race. So the lovely local brick that you wanted, the stone that you wanted.

0:10:21 > 0:10:25Yes, and the very traditional-looking Cumbrian cottage. Yeah, well done.

0:11:09 > 0:11:15At the moment, we've got a separate living room and kitchen, and we find we're in separate rooms.

0:11:15 > 0:11:18The layout of this kitchen is traditional Lakeland.

0:11:18 > 0:11:21It looks like a nice cottagey kitchen.

0:11:21 > 0:11:25And picking up from your brief about wanting kind of open-plan living,

0:11:25 > 0:11:29this house has this because...it steps straight out into this.

0:11:29 > 0:11:33- Oh, my goodness!- This is excellent. - Oh, wow.- A really good family room.

0:11:33 > 0:11:37It's not a massive property. This is the whole of the downstairs,

0:11:37 > 0:11:40but it does flow just as one big space from the kitchen.

0:11:40 > 0:11:43Yes, with lots of windows and lots of light.

0:11:43 > 0:11:46- There seems to be lots of light. - Yeah, yeah.

0:11:46 > 0:11:49And sheep running on the hills outside!

0:11:49 > 0:11:53It's got the feel of a cottage which is really what we would like.

0:11:53 > 0:11:59There's no point in coming to the Lake District and living in glass and chrome, to be honest.

0:12:07 > 0:12:13It gives off an enormous amount of heat, and this fireplace has got a very nice beam here, reclaimed.

0:12:15 > 0:12:19That is very, very impressive, a log-burning fire, isn't it?

0:12:34 > 0:12:39This cottage with its cosy feel is deceptively large, and I think it's appealing to them.

0:12:39 > 0:12:43Heading upstairs, I'm going to start with the largest bedroom.

0:12:43 > 0:12:47Some of the bedrooms upstairs may be in need a bit of remodelling.

0:12:47 > 0:12:52- I think perhaps upstairs, the wood's a little bit dark.- It is quite dark.

0:12:52 > 0:12:55If you lightened the wood up, it would make the room look bigger.

0:15:33 > 0:15:40so I would think, or possibly hope, it would be about £360,000.

0:15:40 > 0:15:43I'd put it a little higher than that because I think it is

0:15:43 > 0:15:47done to a high quality, and with the big bedrooms.

0:15:47 > 0:15:51I probably think it would be going for about £390,000.

0:15:51 > 0:15:54Well, it's on the market for £430,000,

0:15:54 > 0:15:57which is maybe a hangover from the good old days when everything

0:15:57 > 0:16:01was absolutely sky high because it's been on the market for a while.

0:17:16 > 0:17:19It's a little bit further out from the town than I would like,

0:17:19 > 0:17:21but that's a compromise I'd be prepared to take.

0:17:21 > 0:17:25On balance, it's the sort of place that we are looking for,

0:17:25 > 0:17:29and it would definitely be one of the properties that we'll look at.

0:18:02 > 0:18:05It's a bit rainy and grey, but that's what makes the Lake District what it is,

0:18:05 > 0:18:09that's why we've got the lakes and that's why it's so green and beautiful for our visitors.

0:18:09 > 0:18:11Shall we just walk up the town?

0:18:11 > 0:18:16- I'll just tell you a little bit about the history, especially the Moot Hall.- Thanks.

0:18:16 > 0:18:20It was in the 18th century that tourists began to trickle into the area,

0:18:20 > 0:18:23after writers and artists like Wordsworth and Constable

0:18:23 > 0:18:26drew attention to the landscape in their work.

0:18:26 > 0:18:29But its place in the history books began in the 13th century

0:18:29 > 0:18:34when Keswick - which is said to mean cheese farm - started its life as a market town.

0:18:34 > 0:18:36Moot Hall itself has got loads of history.

0:18:36 > 0:18:38That started off as our market town.

0:18:38 > 0:18:42On a Thursday and a Saturday we have really good markets with local produce,

0:18:42 > 0:18:45but the Moot Hall was the original market,

0:18:45 > 0:18:47then it moved to be a court house and a prison,

0:45:46 > 0:45:49The town is best known for being the birthplace

0:45:49 > 0:45:52of poet William Wordsworth, yet hasn't attracted the tourist crowds.

0:49:38 > 0:49:43- But, as often happens, the most beautiful houses were built on the thoroughfares...- Yes.

0:49:43 > 0:49:46..which was just a few carriages. Now it's a main arterial road.

0:49:48 > 0:49:53Well, that's it for the inside. All that's left for us is the outside space.

0:53:55 > 0:53:58which was a fair bit outside of the Lake District National Park,

0:54:55 > 0:54:58As soon as I walked in, it felt very comfortable.

0:54:58 > 0:55:02I could see myself there without any alteration to it.

0:55:06 > 0:55:10You know, I could feel myself integrating into the village life.

0:55:10 > 0:55:14A little bit further from the fells, but that's easily dealt with

0:55:17 > 0:55:19So that's top of my list without any doubt.

0:55:23 > 0:55:30No, it hasn't, I'm afraid. It was a good Lakeland terraced house

0:55:30 > 0:55:34but, for me, it was the wrong layout and it was in the wrong location.

0:55:35 > 0:55:39Yeah, it was in the town. A nice house if you want to live in a town. I don't want to,
