0:01:13 > 0:01:17but in the 1850s a family with six children lived there.

0:04:06 > 0:04:09They're selling their four bed house in Pudsey, West Yorkshire,

0:04:09 > 0:04:14with plans for a new lease of life in the Lake District to run a bed and breakfast business.

0:04:14 > 0:04:17We'd like to move to the Lake District

0:04:17 > 0:04:20because we've grown up there as a family on holiday.

0:04:20 > 0:04:22It's an area that's very busy with tourism

0:04:22 > 0:04:24and we see it as an opportunity therefore

0:04:24 > 0:04:26to have a nice little business

0:04:26 > 0:04:29that will make some reasonable money utilising tourism.

0:04:29 > 0:04:31Linda and Andrew have a clear wish-list

0:04:31 > 0:04:34for their dream home in the country.

0:04:34 > 0:04:36I think what we need from this next property

0:04:36 > 0:04:39is four-plus letting bedrooms.

0:04:39 > 0:04:42Two bedrooms for us, perhaps a sitting room.

0:05:19 > 0:05:22can't wait to get involved with outdoor pursuits again.

0:05:22 > 0:05:27And I'm particularly looking forward to getting another Labrador and marching the hills.

0:05:30 > 0:05:33Yes, painting in the Lake District would be amazing,

0:05:33 > 0:05:37and join the local community clubs and be an active part of a village.

0:05:40 > 0:05:43and I'm hoping that we'll have the facility to grow them

0:05:44 > 0:05:48and hopefully I'll be able to make jams and chutneys

0:05:50 > 0:05:54I like cooking. Andrew likes eating.

0:05:59 > 0:06:03I enjoy the Lakes themselves, in terms of rowing or kayaking.

0:06:03 > 0:06:06And when it comes to decision-making, who's the boss?

0:06:06 > 0:06:09Who makes the decisions? I think we both make the decisions.

0:07:00 > 0:07:06and, according to the Lake District Tourist Board, bookings are up 18% on the same time last year.

0:07:06 > 0:07:10However, I'm slightly worried they're not prepared to look at outside the park

0:07:10 > 0:07:14because that's putting a lot of pressure on their £650,000 budget.

0:07:14 > 0:07:18They do want six bedrooms, four for the guests and two for themselves.

0:08:27 > 0:08:30No experience running a B&B, but we've stayed in them

0:08:30 > 0:08:34and we've asked people that own them what the lifestyle's like.

0:08:34 > 0:08:38And it's quite a flexible way of going on.

0:08:38 > 0:08:44If we want to go and see family or family come to us, we can have no vacancies up.

0:08:53 > 0:08:56as everyone wants to come and stay, but it's expensive.

0:09:02 > 0:09:05We said 600, 650 for a tidy business.

0:09:05 > 0:09:09Less than that if we're going to be investing in something

0:09:09 > 0:09:12that we will need to turn into a business.

0:09:15 > 0:09:17Andrew and Linda have a budget of £650,000

0:10:34 > 0:10:38so it's a great place for outdoor pursuits such as walking or sailing.

0:13:36 > 0:13:41We can't pretend this has got the best views in Lakeland, but certainly it's a pleasant room.

0:18:54 > 0:18:59in the Lake District National Park and Cumbria's most visited tourist destination.

0:18:59 > 0:19:03There are hundreds of shops, restaurants, pubs and historical attractions,

0:19:03 > 0:19:08but the real draw is the lake - both for birds and tourists alike.

0:19:08 > 0:19:13At almost 11 miles long, Lake Windermere is the largest natural lake in England

0:19:13 > 0:19:17and has been used to transport goods, animals and people for more than 600 years.

0:19:17 > 0:19:20Andrew and Linda have come to meet local guide Ian Jones

0:19:20 > 0:19:24to find out what sort of effect all these visitors are having

0:19:24 > 0:19:28- on the natural environment. - Before 2005, there were speedboats

0:19:28 > 0:19:31and jet-skis and waterskiing on the lake.

0:19:31 > 0:19:35And that certainly had an impact with increased waves and the noise.

0:19:35 > 0:19:39But one thing that national park has done to counteract that,

0:19:39 > 0:19:41they imposed a speed limit on Windermere.

0:19:41 > 0:19:44It's 10 mph and, as you're probably aware,

0:19:44 > 0:19:47it's difficult to water-ski at less than 10 mph!

0:19:48 > 0:19:50But enough about the environment.

0:19:50 > 0:19:53- Let's go and see another attraction of Bowness.- OK.

0:19:53 > 0:19:56This beautiful area is well worth preserving,

0:19:56 > 0:19:59as are the architectural gems that fit so harmoniously

0:19:59 > 0:20:01into the Lakeland landscape,

0:20:01 > 0:20:05such as the magnificent Arts and Crafts house, Blackwell.

0:20:06 > 0:20:10Built in 1900 by architect Baillie Scott, it's one of Britain's

0:20:10 > 0:20:13finest examples of Arts and Crafts architecture,

0:20:13 > 0:20:16and was commissioned by wealthy industrialist

0:20:16 > 0:20:19Sir Edward Holt as a rural retreat for his family.

0:20:19 > 0:20:24The house survives today with nearly all of its original decorative features intact,

0:20:24 > 0:20:28such as stained glass work and carved wooden panelling. The use of

0:20:28 > 0:20:33split level spaces, minstrel galleries and rooms within rooms gives this house the essence

0:20:33 > 0:20:36of an intimate family home, despite its magnificence.

0:20:36 > 0:20:43And, of course, the house lies perfectly positioned to enjoy the very best of the local scenery.

0:20:43 > 0:20:46So, this is the white drawing room and it draws the most from these

0:20:46 > 0:20:50two windows. This window here, lovely view over the lake.

0:20:50 > 0:20:55And it resembles in some ways a bridge of a ship. You can imagine the skipper

0:20:55 > 0:20:58looking ahead that way. And then over here we've got the other window

0:20:58 > 0:21:02which has a lovely view out over the surrounding countryside.

0:21:03 > 0:21:08The last leg on Andrew and Linda's tour of Bowness takes them to a vantage point above the town

0:21:08 > 0:21:12for a chance to savour some of the finest scenery in the whole of the Lake District.

0:21:12 > 0:21:16So, welcome to this viewpoint. This is called Biskey Howe.

0:21:16 > 0:21:21Bowness down below us here was very much a Victorian resort

0:21:21 > 0:21:25and they loved their viewpoints which didn't involve too much walking. Remember, the ladies

0:21:25 > 0:21:29would be in their voluminous skirts. So an easy access,

0:21:29 > 0:21:33but a place where they could admire the splendour of the Lake District.

0:21:33 > 0:21:35It's Andrew and Linda's dream

0:21:35 > 0:21:38to own a home with similar awe-inspiring views,

0:21:38 > 0:21:42but first we've got to find it. So, it's back to the hunt.

0:21:43 > 0:21:46Next, we're venturing to the tranquil village of Thornthwaite,

0:21:46 > 0:21:48which lies at the north end of the Lakes.

0:21:48 > 0:21:51The location makes an excellent base

0:21:51 > 0:21:56for touring the northern lakes, particularly for travellers who prefer a more rural getaway.

0:21:56 > 0:22:01But for all the important amenities, the lively town of Keswick is just three miles down the road.

0:22:01 > 0:22:04Our next property is an 18th century manor house

0:22:04 > 0:22:06which I'm hoping will fit the bill.

0:31:07 > 0:31:10- It's great, isn't it? - It's a good job you've got.

0:31:10 > 0:31:14- It's the best job in the world. - So you're here fixing the fells. What does that involve?

0:31:14 > 0:31:17Basically we are dealing with access-related erosion,

0:31:17 > 0:31:21so lots of people go out for a walk in the fells, really enjoy the day,

0:31:21 > 0:31:24but it does have a massive impact on the ground that they walk on.

0:31:24 > 0:31:27I imagine fell walkers are pretty responsible.

0:31:27 > 0:31:30They don't seem like vandals. It's not intentional damage then?

0:31:30 > 0:31:33No, it's not. It's because the paths get worn and people tend to walk

0:31:33 > 0:31:37on the nice grassy edge because it's softer on your feet, easier to walk

0:31:37 > 0:31:40and people like walking side by side chatting to each other.

0:31:40 > 0:31:44The path gets wider and then the middle bit gets a bit worn

0:31:44 > 0:31:47and perhaps running with water, so people walk on the edge

0:31:47 > 0:31:53and before long something has gone from a metre wide to two metres, three metres, to 22 metres.

0:32:32 > 0:32:36They are doing a great job but at least 60 paths are still in need of restoration,

0:32:36 > 0:32:39and the scheme is looking for volunteers to join in the effort.

0:35:26 > 0:35:30great road links being only five miles from the M6, which will make it

0:35:30 > 0:35:35an easier commute when Andrew and Linda's three daughters and two grandchildren come to visit.
