0:00:02 > 0:00:05I'm in part of the country overflowing with waterfalls and gorges,

0:00:05 > 0:00:10the likes of which have inspired some of our greatest English painters. So where am I?

0:00:10 > 0:00:14Find out in a moment, as we make a splash on Escape To The Country.

0:00:26 > 0:00:29In today's show, I'll be helping a couple

0:00:29 > 0:00:32buy their place together for the first time.

0:00:32 > 0:00:35We find them something which makes them happy.

0:00:35 > 0:00:38It's very difficult to define what you mean by the wow factor.

0:00:38 > 0:00:41If you want a definition, this is it.

0:00:41 > 0:00:43We show them a place which challenges them.

0:00:43 > 0:00:45It's a little bit small...

0:00:45 > 0:00:48I think it's the ideal size for a kitchen.

0:00:48 > 0:00:51One says a bit small, and one says fine.

0:00:51 > 0:00:54One thing's for sure, it's never dull.

0:00:54 > 0:00:58We have actually driven up this drive, to this very spot,

0:00:58 > 0:01:02- and looked at this one from the outside before.- Have you? To here?

0:01:02 > 0:01:04This very spot. THEY LAUGH

0:01:09 > 0:01:12We're in Nidderdale in North Yorkshire.

0:01:12 > 0:01:14This is How Stean Gorge.

0:01:14 > 0:01:16One mile long and up to 80 ft deep,

0:01:16 > 0:01:20this was a star attraction in the Victorian era.

0:01:20 > 0:01:27By the mid-1800s, people flocked from the surrounding cities and towns to see this spectacular sight.

0:01:27 > 0:01:31Since then, not much has changed, and it's still pulling in crowds.

0:01:31 > 0:01:34Folklore has it that Tom Taylor, the famous highway man,

0:01:34 > 0:01:38hid in these caves. They say, his spirit lives on.

0:01:40 > 0:01:42Covering nearly 3,500 square miles,

0:01:42 > 0:01:45North Yorkshire is England's largest county.

0:01:45 > 0:01:47Stretching from the Pennines in the west

0:01:47 > 0:01:52to the northeast coast, it borders no less than six other counties.

0:01:52 > 0:01:56Known by the locals as God's Own County, two national parks extend

0:01:56 > 0:02:01across his land, celebrated for its varied landscapes.

0:02:01 > 0:02:05The North York Moors with their spectacular heritage coastline

0:02:05 > 0:02:08are enough to lift even the most tired of spirits.

0:02:08 > 0:02:13And, the Yorkshire Dales, with its high peaks and low valleys,

0:02:13 > 0:02:15rivers and streams,

0:02:15 > 0:02:19patchworks of fields and dry-stone walls, are simply bewitching.

0:02:19 > 0:02:23This is the breathtaking countryside that inspired

0:02:23 > 0:02:25Emily Bronte's Wuthering Heights,

0:02:25 > 0:02:28and James Herriott's All Creatures Great And Small.

0:02:28 > 0:02:32Its dramatic scenery has provided the backdrop for countless films,

0:02:32 > 0:02:37from Robin Hood Prince Of Thieves, to Dracula and Calendar Girls.

0:02:37 > 0:02:40North Yorkshire is truly picture-perfect.

0:02:45 > 0:02:48North Yorkshire's hottest and highest property prices

0:02:48 > 0:02:51can be found in the county's Golden Triangle,

0:02:51 > 0:02:54an area that lies between Harrogate, York and Leeds.

0:02:54 > 0:02:57But if you're prepared to venture a little further north

0:02:57 > 0:03:00to the Yorkshire Dales, not only will you get mile upon mile

0:03:00 > 0:03:02of open countryside on your doorstep,

0:03:02 > 0:03:05it's also between 10% and 15% cheaper.

0:03:05 > 0:03:07Whatever location you plump for,

0:03:07 > 0:03:11there are plenty of properties on the market to choose from.

0:03:11 > 0:03:12Set within five acres,

0:03:12 > 0:03:16this Grade 2 listed four-bedroom farmhouse could be yours.

0:03:16 > 0:03:20It houses a beautiful sitting room, with exposed beams,

0:03:20 > 0:03:23stone fireplace, and a kitchen with all the mod cons.

0:03:23 > 0:03:29They're taking offers in excess of £1,350,000.

0:03:30 > 0:03:34If you've less to offer, then this former village post office

0:03:34 > 0:03:36has your name and address all over it.

0:03:36 > 0:03:40The current owners have put their stamp on this five-bedroom period property,

0:03:40 > 0:03:44with a modern kitchen, sleek living room, and contemporary bathroom.

0:03:44 > 0:03:50Outside in the terraced garden is a hot tub, overlooking the spectacular North York Moors.

0:03:50 > 0:03:56Return £595,000 to sender, and it's yours.

0:03:56 > 0:03:59For a more modest £335,000,

0:03:59 > 0:04:03how about this three-bedroom barn conversion?

0:04:03 > 0:04:06There's a rustic farmhouse kitchen, and a spacious living room

0:04:06 > 0:04:10with doors leading out on to a secluded garden.

0:04:10 > 0:04:14Some interesting properties, but what do today's house-hunters want?

0:04:14 > 0:04:16Let's find out.

0:04:18 > 0:04:21Today's house hunters are health and safety manager, John,

0:04:21 > 0:04:24and recently retired, Susan, from County Durham.

0:04:24 > 0:04:27They've been together for 15 years.

0:04:27 > 0:04:32Although Susan spends most of her time with John and his daughter at their three-bedroom house,

0:04:32 > 0:04:35she stays at her own home at least one night a week.

0:04:35 > 0:04:37Things are about to change,

0:04:37 > 0:04:41as they're now looking to buy a place - together.

0:04:41 > 0:04:44This will be a house that we can share.

0:04:44 > 0:04:50Yes, yes, which we can say is ours.

0:04:50 > 0:04:52THEY LAUGH

0:04:52 > 0:04:57But this move is not only a change of location, it's a change of life.

0:04:57 > 0:05:00I'm not adapting very well to retirement,

0:05:00 > 0:05:03and I'm ready to start a new life.

0:05:03 > 0:05:06I don't really know many people here.

0:05:06 > 0:05:10I don't get the chance to talk to people very much.

0:05:10 > 0:05:14I'm looking forward to starting a new life.

0:05:14 > 0:05:16Where are they looking to escape to?

0:05:16 > 0:05:18I'd like to live in North Yorkshire.

0:05:18 > 0:05:21It's got the scenery I like, it's got the hills.

0:05:21 > 0:05:24From my point of view, I don't want anything too remote.

0:05:24 > 0:05:27A village with facilities -

0:05:27 > 0:05:32I think it's important as you get older to not be too isolated.

0:05:32 > 0:05:39I don't drive, so I think it's handy if it's on a bus route as well.

0:05:39 > 0:05:43And how are they going to embrace their new life in the country?

0:05:43 > 0:05:45Perhaps potter around in the garden,

0:05:45 > 0:05:47basically playing, doing a bit of DIY.

0:05:47 > 0:05:49We might even get a dog.

0:05:49 > 0:05:51Oh, yes. Of course, yeah.

0:05:51 > 0:05:54Perhaps getting involved in some village activities,

0:05:54 > 0:05:55meeting other people.

0:05:55 > 0:05:59Most importantly, having some real ale in a country pub.

0:05:59 > 0:06:02And having some good runs!

0:06:02 > 0:06:08Yeah. There's bound to a run nearby, so I can get involved in that.

0:06:08 > 0:06:11John and Susan have run up against a brick wall.

0:06:11 > 0:06:15- This year, I think we've seen about six or so houses.- That's right.

0:06:15 > 0:06:19We've looked on the internet at great length.

0:06:19 > 0:06:23One evening I counted 1,000 properties we looked at

0:06:23 > 0:06:24in one sitting.

0:06:24 > 0:06:29Of that, we only found a handful that we were potentially interesting.

0:06:29 > 0:06:33I think it's fair to say that Susan might have cold feet.

0:06:33 > 0:06:36Earlier this year there was a house which we thought was just the job for us.

0:06:36 > 0:06:39We put in an offer, several offers.

0:06:39 > 0:06:43Eventually we got an acceptance and we went ahead, we were going to buy it.

0:06:43 > 0:06:45But at the last minute, Susan...

0:06:45 > 0:06:47I got cold feet.

0:06:47 > 0:06:54I think the reason we've not find our dream home so far is that we're very specific about our needs.

0:06:54 > 0:07:00You don't mind a project, you don't mind doing quite a bit of work.

0:07:00 > 0:07:03But it tends to be me who shies away from that,

0:07:03 > 0:07:06and wants something a bit more liveable.

0:07:06 > 0:07:12- We do have differences of opinion on some things, don't we? - Yes.- We will find the ideal home.

0:07:12 > 0:07:14Hopefully.

0:07:14 > 0:07:18So, what do they agree on?

0:07:18 > 0:07:21It's got to have at least three bedrooms, possibly four.

0:07:21 > 0:07:25If it's not got a study, then the fourth bedroom would be important.

0:07:25 > 0:07:28It's important for me to have a large kitchen.

0:07:28 > 0:07:30Ideally, with an island.

0:07:30 > 0:07:34A decent garage, a good-sized garden, preferably with a water feature such as a stream,

0:07:34 > 0:07:37a pond perhaps.

0:07:37 > 0:07:40Neither John nor Susan need to sell the home to finance the move,

0:07:40 > 0:07:43but they still have a healthy budget.

0:07:43 > 0:07:46If we found the ideal property,

0:07:46 > 0:07:49we'd be prepared to go to up to about £600,000.

0:07:53 > 0:07:56So, we're looking for a house on the outskirts of a village,

0:07:56 > 0:08:00with three or four bedrooms, a study and a decent-sized kitchen.

0:08:00 > 0:08:04But, I get the feeling Susan may be dragging her heels.

0:08:04 > 0:08:07Although John is fully on board, I wonder if Susan may take

0:08:07 > 0:08:11some convincing that country life is all it's cracked up to be.

0:08:11 > 0:08:17We're focusing our search on the west of the county, close to be beautiful Yorkshire Dales

0:08:17 > 0:08:18and the A1,

0:08:18 > 0:08:21which will be convenient for John's commute to Durham.

0:08:21 > 0:08:24This could be one of our toughest assignments yet.

0:08:24 > 0:08:27John and Susan have dismissed over 1,000 properties,

0:08:27 > 0:08:29and even pulled out of one deal.

0:08:29 > 0:08:34I'm feeling confident, as we've some fantastic houses lined up for them,

0:08:34 > 0:08:37including the mystery house.

0:08:40 > 0:08:43John and Susan, welcome to North Yorkshire.

0:08:43 > 0:08:45You know this area quite well, don't you?

0:08:45 > 0:08:50That's right. We've been looking for properties for about two years.

0:08:50 > 0:08:54- Do you think your dream property is out there?- I hope so.

0:08:54 > 0:08:57So do we. I'm glad you've said that.

0:08:57 > 0:08:59After seeing 1,000, you've set us a bit of a task,

0:08:59 > 0:09:02- but we're rising to the challenge.- Good.

0:09:02 > 0:09:05What's your current budget, and is there any movement on it?

0:09:05 > 0:09:08The budget is about 500,000,

0:09:08 > 0:09:12but, for the right property, we could stretch to six.

0:09:12 > 0:09:15We've got some smashing houses lined up

0:09:15 > 0:09:17and, of course, we've got the mystery property,

0:09:17 > 0:09:19which is going to get you thinking.

0:09:19 > 0:09:22- Are you ready to start? - Certainly am.- Can't wait.

0:09:23 > 0:09:27John and Susan have a budget of up to £600,000.

0:09:27 > 0:09:29Ideally, they would like...

0:09:42 > 0:09:48Susan, with your retirement, what is it about this change of your life that isn't quite working for you?

0:09:48 > 0:09:54Well, I miss the company at work because I'm finding

0:09:54 > 0:09:58I'm stuck in the house a lot and I'm not using my time profitably.

0:09:58 > 0:10:01And when I talk to other people who aren't working,

0:10:01 > 0:10:05they all seem to have plenty to do.

0:10:05 > 0:10:08They say, "Oh, there's not enough hours in the day."

0:10:08 > 0:10:10And I want to be able to say that.

0:10:10 > 0:10:13So we're not only just looking for a new home for the both of you,

0:10:13 > 0:10:17- but also looking for a change of life for you too?- That's right.

0:10:17 > 0:10:21- I'm looking forward to this. - Yeah. Definitely.

0:10:23 > 0:10:26Our first house is in the village of Marton-le-Moor,

0:10:26 > 0:10:2814.5 miles north of Harrogate.

0:10:28 > 0:10:31And right next to the A1, ideal for John,

0:10:31 > 0:10:34who'll be commuting to be northeast for work.

0:10:34 > 0:10:37Marton-le-Moor is a beautiful and unspoilt village, with many

0:10:37 > 0:10:42traditional Yorkshire homes sitting pretty on its winding country lanes.

0:10:42 > 0:10:47Susan is looking to kick-start her retirement, and although

0:10:47 > 0:10:52there's no pub or shop in the village, there's an active community.

0:10:52 > 0:10:54John will be pleased to see that Marton-le-Moor

0:10:54 > 0:10:57is surrounded by striking countryside.

0:10:57 > 0:10:59So, let's make hay while the sun shines.

0:11:01 > 0:11:04So, here is your first property.

0:11:04 > 0:11:07After your internet search, perhaps it's the 1,001st?

0:11:07 > 0:11:10It looks good.

0:11:10 > 0:11:12Yeah, I'm interested.

0:11:12 > 0:11:15What you're actually seeing is two cottages.

0:11:15 > 0:11:20Built in the late 1800s, they were two-up two-downs,

0:11:20 > 0:11:22and five years ago converted into one property.

0:11:22 > 0:11:27- So, you've got one home. - Interesting. I can't wait to get in!

0:11:27 > 0:11:29SHE LAUGHS

0:11:29 > 0:11:33This stone-built cottage might look a little traditional

0:11:33 > 0:11:36from the outside, but inside it's a different story.

0:11:36 > 0:11:39I want to bring you straight through.

0:11:39 > 0:11:41Wow! Look at it!

0:11:44 > 0:11:46I've got lots to show you.

0:11:46 > 0:11:48That's an excellent kitchen, with an island.

0:11:48 > 0:11:50It's lovely.

0:11:50 > 0:11:56On a scale of one to ten, how important is the kitchen to you?

0:11:56 > 0:11:59- Nine. - Excellent. And how would this rate?

0:12:01 > 0:12:03- Eight.- Close!

0:12:03 > 0:12:07I like the opportunity... I can be sitting there having a beer

0:12:07 > 0:12:10- while Susan's slaving away at the stove.- Oh, nice one(!)

0:12:10 > 0:12:14And, I think with this property, especially the downstairs layout,

0:12:14 > 0:12:19it flows so well, the way it's been done and also extended.

0:12:19 > 0:12:22This obviously is your kitchen, and through here,

0:12:22 > 0:12:24into your sitting room.

0:12:24 > 0:12:26Oh yes!

0:12:26 > 0:12:28- Wow!- Like it?

0:12:28 > 0:12:32Excellent, yeah. Again, it's nice and open and airy.

0:12:32 > 0:12:35Just the right size, I think.

0:12:35 > 0:12:37Lovely fireplace.

0:12:37 > 0:12:39You spotted it straight away. It also takes coal, too.

0:12:39 > 0:12:42Oh, good.

0:12:42 > 0:12:44It'll be nice to sit and watch that.

0:12:44 > 0:12:47Wonderful. Well, the downstairs is working for us.

0:12:47 > 0:12:50I absolutely love it, I have to say.

0:12:50 > 0:12:54But, it's about you two. Let's see what do you think of upstairs.

0:12:54 > 0:12:58I'm delighted they've fallen in love with the downstairs.

0:12:58 > 0:13:02The stunningly high-spec kitchen with its limestone tiles,

0:13:02 > 0:13:06walnut island and high-gloss units could not fail to impress.

0:13:06 > 0:13:08The quality continues upstairs.

0:13:08 > 0:13:11Off the landing are two double bedrooms,

0:13:11 > 0:13:15with a stylish family bathroom, bathed in natural light.

0:13:15 > 0:13:18Next up, it's their room.

0:13:20 > 0:13:25- Here is the master. - Oh, wow!- This is huge.

0:13:25 > 0:13:30- It's beautiful!- I thought we were going to be seeing an ordinary-sized bedroom, but this is very big.

0:13:30 > 0:13:34And, there's one other feature I just want to show you.

0:13:37 > 0:13:39Do you have a lot of stuff, do you need a lot of storage?

0:13:39 > 0:13:43- Yes, I would say so. - Well, you're going to have use the other bedrooms, because this...

0:13:45 > 0:13:46Oh. Not a wardrobe!

0:13:46 > 0:13:50- ..is your bathroom.- Wow!

0:13:50 > 0:13:52Wow. Very modern.

0:13:52 > 0:13:57- And a beautiful shower. - Great, big one.

0:13:57 > 0:14:00The height, again. A lovely modern bath.

0:14:01 > 0:14:03You're speechless, aren't you?

0:14:03 > 0:14:07- Gobsmacked?- Yeah.

0:14:07 > 0:14:09Happy faces all round?

0:14:09 > 0:14:11- Yeah, definitely.- Brilliant.

0:14:11 > 0:14:15Now, you both mentioned that when you looked at a house,

0:14:15 > 0:14:17you wanted it to have the wow factor.

0:14:17 > 0:14:19Has this home provided that for you?

0:14:19 > 0:14:21Definitely.

0:14:21 > 0:14:24It's very difficult to define what you mean by the wow factor,

0:14:24 > 0:14:26but if you want a definition, this is it.

0:14:26 > 0:14:28This is it! Wonderful!

0:14:28 > 0:14:32Let's hope you feel the same about outside. Let's take a look.

0:14:33 > 0:14:38Inside, this house has of the modern features Susan asked for.

0:14:38 > 0:14:42But will it tick John's boxes on the outside?

0:14:43 > 0:14:47You've got a great office/study there with broadband.

0:14:47 > 0:14:50Obviously, it was an old outbuilding, separate from the house.

0:14:50 > 0:14:53It means you can get away if you want a bit of peace and quiet.

0:14:53 > 0:14:55- That's exactly what John said. - Good.

0:14:55 > 0:14:59- We've got a garage here, which I know is important.- Very important.

0:14:59 > 0:15:02- The men always like a garage, don't they?- That's right.

0:15:02 > 0:15:04To the side, gates and a driveway.

0:15:04 > 0:15:07You've seen the three bedrooms with his house.

0:15:07 > 0:15:10If you wanted a fourth one, you could put it up there,

0:15:10 > 0:15:15because the current owners have been granted planning permission. If you wanted a little project...

0:15:15 > 0:15:16He likes projects.

0:15:16 > 0:15:18There we are.

0:15:18 > 0:15:20Here's your garden.

0:15:20 > 0:15:22- Very nice.- It's big.

0:15:22 > 0:15:25It's adequate size, I think.

0:15:25 > 0:15:27Good. Let's take a look at your view,

0:15:27 > 0:15:31- and you can start thinking about guess the price.- OK.

0:15:33 > 0:15:35What a lovely view there, as well.

0:15:35 > 0:15:37I like that, I like the long view.

0:15:37 > 0:15:40- Nice and open.- So, it's crunch time.

0:15:40 > 0:15:45You've seen the house, seen the garden, seen the amazing view.

0:15:45 > 0:15:47How much do you think it's currently on the market for?

0:15:47 > 0:15:49I'd say 550.

0:15:49 > 0:15:52525.

0:15:52 > 0:15:54OK.

0:15:54 > 0:15:56Susan is closer.

0:15:56 > 0:16:00So, well done, because the current asking price

0:16:00 > 0:16:03is £475,000.

0:16:03 > 0:16:07Way out! That is a surprise.

0:16:07 > 0:16:09- A pleasant surprise?- Indeed, yes.

0:16:09 > 0:16:11Very much so.

0:16:11 > 0:16:15It's very difficult with so much perfection of the house inside.

0:16:15 > 0:16:18You look at the house outside and you get a particular value,

0:16:18 > 0:16:20and you add on all the stuff they've done inside.

0:16:20 > 0:16:22It's very, very difficult.

0:16:22 > 0:16:26So, why don't you go back inside, have another look around,

0:16:26 > 0:16:28- and I'll meet you at the front in a little while?- OK.

0:16:28 > 0:16:30- See you in a while.- Right.

0:16:32 > 0:16:35So, a great first start.

0:16:35 > 0:16:38It is a fabulous property, but we have to remember

0:16:38 > 0:16:42they've seen over 1,000 already, so will this one hit the mark?

0:16:42 > 0:16:44We'll just have to wait and see.

0:16:44 > 0:16:50One thing is for sure, and that's the price, which, at £475,000,

0:16:50 > 0:16:54comes in well under their budget of 600,000.

0:16:54 > 0:16:57No expense has been spared on the high-spec kitchen

0:16:57 > 0:17:00containing Susan's fantasy island.

0:17:00 > 0:17:03The great use of materials continues in the family bathroom

0:17:03 > 0:17:07and three bedrooms, one with a stunning en-suite.

0:17:07 > 0:17:11The garden might not offer the water feature they were after,

0:17:11 > 0:17:16but it's awash with great views as well as John's study and a garage.

0:17:16 > 0:17:20I reckon this could be 1,001st time lucky.

0:17:20 > 0:17:22It's really got the wow factor.

0:17:22 > 0:17:27- In all the places we've seen, I've never seen a wow factor like this. - It's wonderful.

0:17:27 > 0:17:32I can just see my king-size waterbed there, you can lie and look up at the ceiling, brilliant.

0:17:32 > 0:17:36- And the en-suite bathroom. - Oh, I know.

0:17:36 > 0:17:38It's like a hotel, only better.

0:17:38 > 0:17:42What I like about this house

0:17:42 > 0:17:46is it just oozes style and quality.

0:17:46 > 0:17:50My main concern would be that the village has no shop or pub,

0:17:50 > 0:17:54but it's definitely a possible contender.

0:17:57 > 0:18:01At this stage, I think this is certainly a good contender.

0:18:01 > 0:18:04We'll see what the other properties can do.

0:18:04 > 0:18:07If it beats it, that would be amazing in many ways,

0:18:07 > 0:18:10but it will be exciting to find out.

0:18:13 > 0:18:15So, first property down, have you seen enough?

0:18:15 > 0:18:17Yes, very impressed.

0:18:17 > 0:18:20- Great, a great start. - It was an excellent start.

0:18:20 > 0:18:23Good, because there's more to see. Let's get going.

0:18:28 > 0:18:31John and Susan have spent many a weekend in the Dales,

0:18:31 > 0:18:33looking for a place to live

0:18:33 > 0:18:36and visiting towns such as the beautiful Royal and ancient

0:18:36 > 0:18:41Middleham, set in the heart of the stunning Wensleydale countryside.

0:18:41 > 0:18:44Middleham is said to be the jewel in North Yorkshire's crown

0:18:44 > 0:18:49with its spectacular 12th century castle creating a dramatic backdrop

0:18:49 > 0:18:53over the town's clusters of old greystone cottages.

0:18:53 > 0:18:57Although John has jogged by Middleham Castle on a number of occasions,

0:18:57 > 0:19:00neither he nor Susan have had an official tour.

0:19:00 > 0:19:04And official it's going to be as the Mayor, Tammi Tolhurst,

0:19:04 > 0:19:07has kindly agreed to show them around.

0:19:07 > 0:19:10One of the most influential inhabitants of the castle

0:19:10 > 0:19:13was Richard Neville, the Earl of Warwick,

0:19:13 > 0:19:16also known as the Kingmaker - and for good reason.

0:19:16 > 0:19:20As this was the childhood home of the young Duke of Gloucester

0:19:20 > 0:19:24who went on to become none other than King Richard III.

0:19:24 > 0:19:29This is where Richard III was taught courtly behaviour.

0:19:29 > 0:19:34This is where he was brought up, for a better expression.

0:19:34 > 0:19:37And he married Warwick's youngest daughter,

0:19:37 > 0:19:39Lady Anne Neville.

0:19:39 > 0:19:44I mean, this place was called at one point the Windsor of the North

0:19:44 > 0:19:49because it was the centre of courtly and Royal behaviour.

0:19:49 > 0:19:53He was only king for a very short period of time because of course

0:19:53 > 0:19:55he was killed at the Battle of Bosworth Field.

0:19:55 > 0:19:59Ultimately, he was the last Plantagenet Yorkist monarch of this country.

0:20:00 > 0:20:04Following King Richard III's untimely death in 1485,

0:20:04 > 0:20:08a new Royal house took hold of the country and the castle.

0:20:09 > 0:20:13Well, the castle was seized by the Tudors. So it became Crown property.

0:20:13 > 0:20:17But presumably nobody really wanted to live here.

0:20:17 > 0:20:21The centre during the Tudor times for the administration

0:20:21 > 0:20:24of the country was obviously down south in London.

0:20:24 > 0:20:26So, everybody moved to London?

0:20:26 > 0:20:30The families of great importance would have

0:20:30 > 0:20:32probably made their seats of power down there.

0:20:33 > 0:20:37The Tudor kings might have set up home elsewhere,

0:20:37 > 0:20:41but, two centuries on, the sport of kings came to town.

0:20:41 > 0:20:43For, in the early 18th century,

0:20:43 > 0:20:47Middleham became a centre for racing and training courses.

0:20:47 > 0:20:52Three Grand National winners and a Derby winner have come from here.

0:20:52 > 0:20:54And today there are 15 stables

0:20:54 > 0:20:57breeding and training around 800 racehorses.

0:20:57 > 0:21:01Chris Fairhurst, who has ridden more than 50 jump winners

0:21:01 > 0:21:03is the owner of one of the town's oldest stables.

0:21:03 > 0:21:08Why is Middleham such a good place for horses?

0:21:08 > 0:21:10The Middleham Gallops is so good

0:21:10 > 0:21:12because the hills condition the horse.

0:21:12 > 0:21:16Because they have to work with the muscles behind, pumping up the hills -

0:21:16 > 0:21:19that makes it so good.

0:21:19 > 0:21:22And how long does it take to train a racehorse?

0:21:22 > 0:21:26To get one from scratch to fitness, you're looking at

0:21:26 > 0:21:29six weeks of steady work and then building up from there.

0:21:29 > 0:21:34- Anything up to about 12 weeks. - Is that all?- Yes.- I am amazed.

0:21:34 > 0:21:37- I thought they would have took much longer.- No.

0:21:37 > 0:21:43There are currently eight horses here worth between one and £50,000.

0:21:43 > 0:21:46They're obviously well looked after.

0:21:46 > 0:21:50- They're kept better than people are! - I would imagine so!

0:21:51 > 0:21:54It's time to get back on track with our house hunt,

0:21:54 > 0:21:57so we're trotting off to the village of Birstwith,

0:21:57 > 0:21:59six miles north-west of Harrogate.

0:22:00 > 0:22:02Birstwith sits within the Nidderdale -

0:22:02 > 0:22:05a dale worthy of its designation,

0:22:05 > 0:22:08an area of outstanding natural beauty.

0:22:08 > 0:22:12Meandering its way through the village is the gorgeous River Nidd

0:22:12 > 0:22:16and Susan won't have any trouble winding about

0:22:16 > 0:22:19this beautiful region either as plenty of buses run through the village.

0:22:19 > 0:22:22For the more adventurous, it has an equestrian centre

0:22:22 > 0:22:25and there are many bridal paths within the village

0:22:25 > 0:22:26for John to run along.

0:22:26 > 0:22:31Making new friends won't be a problem either, as the village pub

0:22:31 > 0:22:33is a source of many organised charity events.

0:22:33 > 0:22:38The property I'm taking them to is a five-bedroom Victorian stonehouse,

0:22:38 > 0:22:42built around 1860 for the owner of the local mill.

0:22:42 > 0:22:44Here is your property.

0:22:44 > 0:22:46It's on a good bus route to Ripon and Harrogate.

0:22:46 > 0:22:50Harrogate's only about six miles away. So, they run every hour.

0:22:50 > 0:22:56We are by a main road, so you do have to think about the traffic.

0:22:56 > 0:22:59But it does have the amenities and it has plenty going on here.

0:22:59 > 0:23:03- So, what do you think of this house? - It's imposing.

0:23:03 > 0:23:06A little bit austere, I'd say.

0:23:06 > 0:23:08A little bit hesitant on first impressions?

0:23:08 > 0:23:12- Yes. Yes. - OK, let's see what you think inside.

0:23:12 > 0:23:16For many people, this traditional house built of Yorkshire stone

0:23:16 > 0:23:22would be ideal. So I'm surprised Susan seems to be so uncertain.

0:23:22 > 0:23:25But, then again, she has dismissed over 1,000 properties.

0:23:25 > 0:23:28Let's hope we get a better reaction inside.

0:23:28 > 0:23:31So, come on through. Straight into the sitting room here.

0:23:31 > 0:23:33The general atmosphere,

0:23:33 > 0:23:37- it's a little bit old-fashioned, I would say.- It is.

0:23:37 > 0:23:42Now, take away the furnishings and just look at the walls

0:23:42 > 0:23:43and the ceiling.

0:23:43 > 0:23:46Does it still feel old-fashioned to you?

0:23:46 > 0:23:49Because it has an old-fashioned feel the way it's been furnished.

0:23:49 > 0:23:52- I think it does.- I do as well.- OK.

0:23:52 > 0:23:54Let's show you the dining room through here.

0:23:56 > 0:24:00Again, you've got the really high ceilings in here

0:24:00 > 0:24:02which you're going to get throughout the property.

0:24:02 > 0:24:07- It's reasonably bright. - It is, compared to that room.

0:24:07 > 0:24:11- I like the floor. - You've got a real fire there.

0:24:11 > 0:24:14- Again, it's that Victorian feeling, isn't it?- It is.

0:24:14 > 0:24:18It's a Victorian property. We're not going to get away from that.

0:24:18 > 0:24:22If you want a Victorian property, I think this would be ideal.

0:24:22 > 0:24:24OK, well, let's keep going.

0:24:24 > 0:24:27This might not have the ultramodern feel of the cottage,

0:24:27 > 0:24:30but the space itself is perfect.

0:24:30 > 0:24:33It's a shame they don't seem to appreciate its dimensions.

0:24:33 > 0:24:36I think their hearts might still be with the first property.

0:24:36 > 0:24:39Hopefully the kitchen will be more to their taste.

0:24:39 > 0:24:43So, the kitchen definitely has a different feel to the other rooms.

0:24:43 > 0:24:48- Oh, yes. It's a bit more modern. - Yeah, it is a bit more modern.

0:24:48 > 0:24:50I like these beams, though. I like those beams.

0:24:50 > 0:24:52That's an old-fashioned feature I do like.

0:24:52 > 0:24:58- So, Susan, what do you think of the range?- No, it's not my style really.

0:24:58 > 0:25:01- Have you ever cooked on one of those?- I haven't, no.

0:25:01 > 0:25:04- Not quite hitting the spot, though, is it?- It's not, no.

0:25:04 > 0:25:07Let's keep going because there is so much more to see.

0:25:07 > 0:25:11The back of the house, you've got a downstairs toilet,

0:25:11 > 0:25:15you've got a utility room, you've also got a very large cellar.

0:25:15 > 0:25:19- That will be good for storing my beer.- All your beer, all your wine.

0:25:19 > 0:25:22Through here you've got a very small but workable study/office.

0:25:22 > 0:25:25Oh, that's a reasonable size.

0:25:25 > 0:25:29On this level you've got the family bathroom, which has been done up really nicely.

0:25:29 > 0:25:32- That's OK.- Nice tiles.

0:25:32 > 0:25:34- And then up here the bedrooms begin. - Right.

0:25:34 > 0:25:38Off the first-floor landing are two large double bedrooms

0:25:38 > 0:25:41and a generously-sized master.

0:25:41 > 0:25:45- Another good size.- It is.

0:25:45 > 0:25:47It is a reasonable size.

0:25:47 > 0:25:52- I quite like the stripped pine and the wood frames.- Yes, good.

0:25:52 > 0:25:54I'm getting excited now.

0:25:54 > 0:25:59So, as bedrooms go, would this be big enough for you to?

0:25:59 > 0:26:04- Not really, no. - I would prefer a bigger one.

0:26:04 > 0:26:07Yeah, we like a big main bedroom. It's OK.

0:26:07 > 0:26:10It would be OK as a compromise for me.

0:26:10 > 0:26:13A decent size, but it does have one advantage.

0:26:13 > 0:26:15- And that's through this door.- OK.

0:26:20 > 0:26:23- This almighty bathroom.- Interesting.

0:26:23 > 0:26:27That is a surprise. Very big.

0:26:27 > 0:26:30This is your en-suite.

0:26:30 > 0:26:33That's one of the best features so far, I think, in this house.

0:26:33 > 0:26:35Beautiful slipper bath.

0:26:35 > 0:26:38- So this is very much in keeping with the...- And the floor.

0:26:38 > 0:26:39It's got the bling.

0:26:39 > 0:26:45It's retained Victorian features, but it's a nice, modern feel to it.

0:26:45 > 0:26:48At last! Some well-deserved positive feedback.

0:26:48 > 0:26:53On the landing is yet another study that should also please John.

0:26:53 > 0:26:55And there's a set of stairs

0:26:55 > 0:26:59leading up to the second floor and two further bedrooms.

0:26:59 > 0:27:04Outside, the property stands in a quarter of an acre of lawned garden.

0:27:04 > 0:27:08This property benefits from a super west-facing garden.

0:27:08 > 0:27:12- It's pretty big too. - It is a big garden.

0:27:12 > 0:27:15It's got a double garage there with access to the side of the property.

0:27:15 > 0:27:20So it's, in theory, got everything here for you.

0:27:20 > 0:27:23So, guys, it's decision time. Who's going to go first?

0:27:23 > 0:27:25It's Susan's turn this time.

0:27:25 > 0:27:28Susan, what do you think the current asking price is for this house?

0:27:28 > 0:27:34Well, I've been thinking about it a lot and I've decided on 430.

0:27:34 > 0:27:39- OK, John?- I think because of its location it will be 495.

0:27:39 > 0:27:43This house is on the market for the very, very top of your budget.

0:27:43 > 0:27:47£599,500.

0:27:47 > 0:27:52It is a large house and it is in a great location.

0:27:52 > 0:27:56- But it is getting the balance right for you, isn't it?- That's right.

0:27:56 > 0:28:00I know there's parts of the house that you did like. Why not have another look around

0:28:00 > 0:28:03and I'll meet you out the front in a little while?

0:28:03 > 0:28:05OK. Thank you.

0:28:06 > 0:28:09I think it's fair to say that to many people this would be

0:28:09 > 0:28:12a dream home in an ideal location.

0:28:12 > 0:28:14But not for John and Susan.

0:28:14 > 0:28:18At just under £600,000, it comes within budget.

0:28:18 > 0:28:21It has...

0:28:27 > 0:28:31- Oh, this is an interesting room. - It is, yeah. Quite surprising.

0:28:31 > 0:28:36I think if the whole house was this style, it would suit us much more clearly.

0:28:36 > 0:28:39I think seeing this property has really put to the test

0:28:39 > 0:28:41what our really important values are.

0:28:41 > 0:28:44Inside, it's certainly got period features

0:28:44 > 0:28:46which is not quite what we're looking for.

0:28:46 > 0:28:50I do like renovation, but perhaps there's a little bit too much

0:28:50 > 0:28:53and I think it would be sacrilegious to try and change some of the things

0:28:53 > 0:28:56which are good about the property but not to our taste.

0:28:56 > 0:28:58I can see why you brought me to the village

0:28:58 > 0:29:01because of all the facilities it has on offer.

0:29:01 > 0:29:05However, that busy road was a bit of a put-off.

0:29:09 > 0:29:11- OK, then?- Yes.

0:29:11 > 0:29:14- Ready to move on?- Yes, thank you.

0:29:23 > 0:29:26John is a tremendously keen outdoors man

0:29:26 > 0:29:27who loves nothing more than

0:29:27 > 0:29:31discovering and running through North Yorkshire's stunning landscapes.

0:29:31 > 0:29:35So, I'm taking him and Susan to How Stean Gorge,

0:29:35 > 0:29:38a dramatic 80-foot limestone ravine,

0:29:38 > 0:29:41sheltered by a striking wooded canopy.

0:29:42 > 0:29:45Visitors can abseil off a 56-foot high bridge,

0:29:45 > 0:29:48stroll the gorge along its narrow footpaths,

0:29:48 > 0:29:50or, as John and I decided to do,

0:29:50 > 0:29:54don some wetsuits and take the low road.

0:29:54 > 0:29:56Our guide, Stan Beer, led the way

0:29:56 > 0:29:59while Susan became the official photographer.

0:30:00 > 0:30:03Stean Beck is a 1km fast-moving stream,

0:30:03 > 0:30:08emptying into the River Nidd, and it was time to dive on in.

0:30:08 > 0:30:10This looks like a good enough spot.

0:30:10 > 0:30:13- Who's going in first? John? - I'll go first.

0:30:13 > 0:30:14Steady as you go.

0:30:17 > 0:30:20Formed during the Ice Age, I think it's fair to say

0:30:20 > 0:30:23it hasn't warmed-up much since!

0:30:25 > 0:30:27Ah! It's freezing!

0:30:31 > 0:30:35You're going to have to wait. I think my wellies are leaking!

0:30:35 > 0:30:37SHE LAUGHS

0:30:37 > 0:30:40The gorge is awash with history, too.

0:30:40 > 0:30:43A hoard of Roman coins was unearthed from its depths

0:30:43 > 0:30:46and highwaymen used it as a safe haven.

0:30:46 > 0:30:49The Victorians called the area Little Switzerland

0:30:49 > 0:30:51because of its dazzling scenery,

0:30:51 > 0:30:55and visitors have been falling over backwards to come here ever since.

0:30:57 > 0:31:01And I'm hoping it's a spot that will keep John and Susan entertained

0:31:01 > 0:31:03for years to come, too.

0:31:03 > 0:31:07I've got muscles where I didn't know I had muscles.

0:31:07 > 0:31:11- I think we've done it.- We've done it.

0:31:11 > 0:31:15Stan, thank you so much. After all of this, we've got to go now and start looking at some more houses.

0:31:15 > 0:31:17Oh dear, you're worn out now.

0:31:17 > 0:31:18You lead the way.

0:31:23 > 0:31:27As the sun starts to set over the North Yorkshire skies,

0:31:27 > 0:31:32John and Susan sit down to reflect on the properties we've shown them today.

0:31:32 > 0:31:36Well, it was a great start to the day with that first property.

0:31:36 > 0:31:38- It certainly had the wow factor. - It did.

0:31:38 > 0:31:41Quality and style.

0:31:41 > 0:31:44The second property, however, period property...

0:31:44 > 0:31:48Just too much for us to do to bring it to what we want it to.

0:31:48 > 0:31:51If we wanted a Victorian property,

0:31:51 > 0:31:52then that would be good. But we don't.

0:31:52 > 0:31:55We're looking for something that's already very modern.

0:31:55 > 0:31:58It'll be interesting to see what they've got for us tomorrow

0:31:58 > 0:32:01to see how they can test us out with our important values again.

0:32:01 > 0:32:06Yeah, it will. The first house is going to take some beating, though.

0:32:06 > 0:32:09I think so. The only way perhaps it could beat it

0:32:09 > 0:32:13is to have the same wow factor, but with village facilities.

0:32:13 > 0:32:16- Maybe that's asking for a bit too much.- Oh, it might be, yeah.

0:32:26 > 0:32:28With a budget of £600,000,

0:32:28 > 0:32:31we've seen properties all around the Yorkshire Dales.

0:32:31 > 0:32:34Coming up, we find a room with a view.

0:32:34 > 0:32:37- There's a lovely view.- That's lovely.

0:32:37 > 0:32:40And a sight to behold.

0:32:40 > 0:32:44- That's amazing.- I don't think you could get much closer, could you?

0:32:44 > 0:32:48I've never been on a house hunt before with buyers that have

0:32:48 > 0:32:52already researched over 1,000 properties on the internet.

0:32:52 > 0:32:54Quite a daunting task.

0:32:54 > 0:32:56But I think yesterday went really well.

0:32:56 > 0:33:00In fact, John and Susan were very taken with the first property.

0:33:00 > 0:33:02If only we could move a pub and a shop

0:33:02 > 0:33:06about a quarter of a mile down the road, then we might have cracked it.

0:33:06 > 0:33:09But today is a new day, and we're going to show them

0:33:09 > 0:33:12a property on the edge of a village with a thriving community.

0:33:12 > 0:33:15We're also going to show them the mystery house,

0:33:15 > 0:33:17which is something a little bit different.

0:33:19 > 0:33:21We're heading to a property on the edge of the Dales,

0:33:21 > 0:33:24between the villages of Kirkby Malzeard and Grewelthorpe.

0:33:24 > 0:33:30Kirkby Malzeard was first mentioned in the Domesday Book of 1086

0:33:30 > 0:33:33and it means "church in the bad or stony clearing".

0:33:33 > 0:33:36It might not be big, but there are plenty of amenities,

0:33:36 > 0:33:39including a village pub.

0:33:39 > 0:33:44Many organised events are held in the village hall, including the Women's Institute's monthly meeting,

0:33:44 > 0:33:49and there's even an annual 10km run for John to take part in.

0:33:49 > 0:33:50The house I'm taking them to

0:33:50 > 0:33:54is a four-bedroom 18th century barn conversion.

0:33:54 > 0:33:57So, it's a new day, a new property.

0:33:57 > 0:34:00We've got a lovely day for viewings, haven't we?

0:34:00 > 0:34:04But, first of all, I want to find out what you think of that view?

0:34:04 > 0:34:06- Beautiful, isn't it?- It is.

0:34:06 > 0:34:08And this is your property.

0:34:08 > 0:34:13We have actually driven up this drive to this very spot and looked at this one from the outside before.

0:34:13 > 0:34:15Have you? To here?

0:34:15 > 0:34:18- This very spot.- Why didn't you go in?

0:34:18 > 0:34:20Were you just recceing the area?

0:34:20 > 0:34:24We thought we'd probably need an appointment.

0:34:24 > 0:34:26Very true, very true.

0:34:26 > 0:34:30So you've already had a glimpse of it, bang goes that surprise.

0:34:30 > 0:34:32But you haven't seen inside.

0:34:32 > 0:34:36- True.- Let's see if I can impress you there.- Should be interesting.

0:34:36 > 0:34:39Well, this really is a first for me.

0:34:39 > 0:34:43I suppose it's not that surprising, considering they've been

0:34:43 > 0:34:45house-hunting in the area for over two years.

0:34:45 > 0:34:48But thankfully they haven't seen the inside.

0:34:56 > 0:34:58Come on in.

0:34:58 > 0:35:00Into a large hallway.

0:35:00 > 0:35:03Very nice.

0:35:03 > 0:35:05It is a nice entrance.

0:35:05 > 0:35:07I like the wooden doors.

0:35:07 > 0:35:09It's a nice entrance into the house.

0:35:09 > 0:35:12It is, yeah.

0:35:12 > 0:35:16This house, they've embraced the old features, with the beams, etc,

0:35:16 > 0:35:19but it does have a very contemporary feel.

0:35:19 > 0:35:21Which is what I like.

0:35:21 > 0:35:24That's what we're hoping for.

0:35:24 > 0:35:27Let's start off with the kitchen, through here.

0:35:27 > 0:35:30Down one step. Here is your country kitchen.

0:35:32 > 0:35:34It's a little bit small.

0:35:34 > 0:35:35I do like the beams.

0:35:35 > 0:35:40Yeah, I like the beams. I think it's the ideal size for a kitchen, really.

0:35:40 > 0:35:44- Yeah?- When you're cooking, you've got the cooker, the sink,

0:35:44 > 0:35:46the storage cupboards - it's all there.

0:35:46 > 0:35:48And it's nice and cosy in here.

0:35:48 > 0:35:53So, one says a bit small, one says fine. Who does the cooking?

0:35:53 > 0:35:55- Both of us.- Oh, well, that's good.

0:35:55 > 0:35:59But we only like one person in the kitchen at a time, so I think

0:35:59 > 0:36:02that's good as it's not too big.

0:36:02 > 0:36:05So, we get a thumbs-up for the kitchen?

0:36:05 > 0:36:09Half thumbs-up - thumbs-up from me, perhaps not you, Susan?

0:36:09 > 0:36:13It is nice, but I think

0:36:13 > 0:36:16I was expecting it to be a bit bigger.

0:36:16 > 0:36:19But a good country-style kitchen for you?

0:36:19 > 0:36:21- Yeah.- Workable?

0:36:21 > 0:36:24- Workable, yes.- Good.

0:36:24 > 0:36:29- We can argue about that.- I can see this discussion's going to continue. Lead the way back through.

0:36:29 > 0:36:33It's not easy trying to please both John and Susan,

0:36:33 > 0:36:38given their different tastes, but it's certainly not a no-no.

0:36:38 > 0:36:40Out of the kitchen and on the other side of the entrance hall

0:36:40 > 0:36:44is a dining room, and next to it is the lounge.

0:36:44 > 0:36:47- Oh, yes.- Very nice and bright here.

0:36:47 > 0:36:50Nice room.

0:36:50 > 0:36:52Look, it's got a wood-burning stove as well.

0:36:52 > 0:36:56- Multi-fuel, keep you toasty warm. - Oh, yes, I like that.

0:36:56 > 0:36:57I like the fireplace.

0:36:57 > 0:37:00Straight the way through, you've got a snug.

0:37:00 > 0:37:03It's actually being used at the moment as a music room

0:37:03 > 0:37:08with a large sofa in it, but it would make the perfect office/study.

0:37:08 > 0:37:10- Ah.- That's important for me.

0:37:10 > 0:37:16- I like a study.- So, let's see what you make of the bedrooms.- Yeah.

0:37:16 > 0:37:19It all seems to be going smoothly downstairs.

0:37:19 > 0:37:21Let's hope it continues upstairs.

0:37:21 > 0:37:25So, this house has four bedrooms

0:37:25 > 0:37:28and three bathrooms, because two are en-suite.

0:37:28 > 0:37:30Right.

0:37:31 > 0:37:33You can see in here...

0:37:33 > 0:37:36Lovely view. Beams, nice again.

0:37:36 > 0:37:38And the wooden doors.

0:37:38 > 0:37:42Do you want to have a little look at the en-suite?

0:37:44 > 0:37:47- Nice. - Beautifully done.- Very nice, yeah.

0:37:47 > 0:37:49Nothing would need to be changed.

0:37:49 > 0:37:54It has a very serene feel, the lines in this house are very clean.

0:37:54 > 0:37:56Yeah, we wouldn't need to change anything here.

0:37:56 > 0:37:58You haven't found this project for me yet.

0:37:58 > 0:38:02You never know what's around the corner!

0:38:02 > 0:38:05Let's continue looking at some of the other bedrooms.

0:38:08 > 0:38:11So, another fair-size room.

0:38:11 > 0:38:13- Good.- It is, yeah.

0:38:13 > 0:38:15Obviously, with the size of the bed.

0:38:15 > 0:38:17There's still plenty of room.

0:38:17 > 0:38:19You've got the storage behind you,

0:38:19 > 0:38:22and this one also benefits from being an en-suite.

0:38:22 > 0:38:25So you could have this as the master, should you choose to.

0:38:25 > 0:38:28Much the same size as the other bedroom.

0:38:28 > 0:38:30Pleased with the upstairs so far?

0:38:30 > 0:38:35Yeah. I'm taking into account I haven't said "wow" yet.

0:38:35 > 0:38:37Oh...

0:38:37 > 0:38:41I think it's the overall picture - it's all getting high marks.

0:38:41 > 0:38:45Come on, Susan. John really likes it and I think this place

0:38:45 > 0:38:47deserves a "wow" too.

0:38:47 > 0:38:50Down the landing are two further bedrooms, one double

0:38:50 > 0:38:54and a single, and a big family bathroom.

0:38:54 > 0:38:55This is what I wanted you to see.

0:38:55 > 0:38:59- There's a lovely view.- That's lovely.

0:38:59 > 0:39:01Outside, we have three acres of garden

0:39:01 > 0:39:05and, at last, that project John has been hankering for.

0:39:05 > 0:39:09Perfect weather for looking at the garden.

0:39:09 > 0:39:13This is actually quite manageable, this size. Although you've got just over the three acres,

0:39:13 > 0:39:17as this has been laid to lawn, it's not too big a garden.

0:39:17 > 0:39:18Would this work for you?

0:39:18 > 0:39:22- It's just about right in size, really, isn't it?- I think it is.

0:39:22 > 0:39:25A bit of grass just to trim now and then.

0:39:25 > 0:39:27I'm not a real gardener, so that suits me fine.

0:39:27 > 0:39:30And the location here, we're right by the footpath.

0:39:30 > 0:39:34I know you were thinking perhaps about getting some dogs?

0:39:34 > 0:39:37Yes, definitely. Well, at least one.

0:39:37 > 0:39:40There's one more thing that I haven't mentioned as yet -

0:39:40 > 0:39:41John's project.

0:39:41 > 0:39:45You might've noticed that there isn't currently a garage.

0:39:45 > 0:39:49But the current owners have been granted planning permission to build one

0:39:49 > 0:39:52and that doesn't run out until 2011.

0:39:52 > 0:39:55So, should you want a project, you could build your own garage.

0:39:55 > 0:39:56Yes, I'd definitely like a project.

0:39:56 > 0:39:58There you are. Keep you busy.

0:39:58 > 0:40:01So, you've seen the property, you've seen the land.

0:40:01 > 0:40:05You've seen the property twice actually, haven't you, to be fair?

0:40:05 > 0:40:06We've seen it from the outside.

0:40:06 > 0:40:11Can you remember how much it was on the market for when you saw it? That's the big question.

0:40:11 > 0:40:14I can't remember exactly, but I'm pretty sure it's near the top end

0:40:14 > 0:40:17of our budget, so I will go for 595.

0:40:17 > 0:40:21- OK, and Susan?- 585.

0:40:21 > 0:40:23Well, your budget is 600,000.

0:40:23 > 0:40:28The current asking price is 599,950.

0:40:28 > 0:40:31So, £50 change.

0:40:31 > 0:40:36However, they are very keen to sell, so they would look to negotiate.

0:40:36 > 0:40:39- So it might give you a little bit of change...- Food for thought.

0:40:39 > 0:40:43- For the garage.- Yeah. We might be able to afford it with that.

0:40:43 > 0:40:47- Have a good look around and I'll catch up with you in a little while. - OK. Thank you.

0:40:49 > 0:40:52I'm pleased I took them one step beyond their last trip here

0:40:52 > 0:40:55and actually into the property.

0:40:55 > 0:40:59It might be within the upper echelons of their £600,000 budget,

0:40:59 > 0:41:01but I think this barn conversion

0:41:01 > 0:41:04could give the cottage a run for its money.

0:41:04 > 0:41:07There are a generous four bedrooms, two with en-suite,

0:41:07 > 0:41:10fantastic views over the surrounding countryside,

0:41:10 > 0:41:13and planning permission for John's garage.

0:41:13 > 0:41:17Can they agree on that kitchen?

0:41:17 > 0:41:21When we came into the kitchen the first time, you were concerned about it being a little bit small.

0:41:21 > 0:41:24I was, yes, but perhaps on reflection

0:41:24 > 0:41:27it's not a bad size, actually.

0:41:27 > 0:41:29So you think now it's OK for us?

0:41:29 > 0:41:33- Possibly. - I think so. I like the kitchen.

0:41:33 > 0:41:37I like the garden. I like the contemporary features, definitely.

0:41:37 > 0:41:39It has got a nice feel.

0:41:39 > 0:41:42Yeah, I would think about it.

0:41:42 > 0:41:45Overall, the property is worth giving serious consideration.

0:41:47 > 0:41:51- Right, guys, smiling faces. Have you seen enough?- Yes, thank you.

0:41:51 > 0:41:55- Had another good look around? - Yes, it's a lovely, nice property, thank you.

0:41:55 > 0:41:58Excellent. Well, still more to see, so let's get going.

0:42:03 > 0:42:06Susan is very keen to get a Border collie

0:42:06 > 0:42:08when they make the move to Yorkshire.

0:42:08 > 0:42:11Renowned for their intelligence and agility,

0:42:11 > 0:42:14they're commonly used by farmers for sheep herding.

0:42:14 > 0:42:18Border collies require a great deal of exercise and mental stimulation -

0:42:18 > 0:42:21a commitment not to be taken lightly.

0:42:21 > 0:42:23So, to give Susan a trial run,

0:42:23 > 0:42:27we've taken them to meet award winning dog trialler, Andrew Hunter.

0:42:27 > 0:42:31Trialling is the sport where dogs, following the direction of their handlers,

0:42:31 > 0:42:33move around fields and obstacles.

0:42:33 > 0:42:37There are a few hundred trials in North Yorkshire every year,

0:42:37 > 0:42:39attracting up to 1,000 people per show.

0:42:41 > 0:42:45- This dog's called Dylan, he's seven years old.- Hello, Dylan!

0:42:45 > 0:42:49And this is Jess, she's just two years old.

0:42:49 > 0:42:52She's just newly trained is Jess.

0:42:52 > 0:42:58- I can show you a little exercise for beginners, if you'd like?- That would be really interesting, yeah.

0:42:58 > 0:43:01Named after the Border region between England and Scotland

0:43:01 > 0:43:04where dog trials are said to have originated,

0:43:04 > 0:43:07Border collies take around one month to train,

0:43:07 > 0:43:08and start around a year old.

0:43:08 > 0:43:11Andrew currently has eight dogs on his farm,

0:43:11 > 0:43:15keeping a close eye on 500 sheep.

0:43:16 > 0:43:20Basically, there's four commands for a sheepdog.

0:43:20 > 0:43:24There's "away", when you want them to go anti-clockwise,

0:43:24 > 0:43:27"come by", which is clockwise,

0:43:27 > 0:43:31"lie down" when you want them to stop, and "walk on" when you want

0:43:31 > 0:43:36them to walk on to the sheep. And various whistles for the same thing.

0:43:36 > 0:43:38The whistle for "come by" would be...

0:43:38 > 0:43:39HE WHISTLES

0:43:39 > 0:43:42- It sounds like "come by". - That's right, it does.

0:43:42 > 0:43:44- And "away" would be... - HE WHISTLES

0:43:44 > 0:43:46- Right.- "Stop" would be just a basic...

0:43:46 > 0:43:48HE WHISTLES

0:43:48 > 0:43:52- And then "walk on" would be... - HE WHISTLES

0:43:52 > 0:43:54Do you think you can remember those?

0:43:54 > 0:43:55No!

0:43:55 > 0:43:58- It helps if you can whistle! - That's right, yes!

0:43:58 > 0:44:00THEY LAUGH

0:44:00 > 0:44:02- Would you like a go? - I would love to, yes.

0:44:02 > 0:44:05Come by, come by.

0:44:05 > 0:44:07She's going, isn't she? She's working for you.

0:44:07 > 0:44:11It's against the dog's instincts to drive the sheep away from

0:44:11 > 0:44:16the handler, so an away drive is a good test to the dog's ability.

0:44:16 > 0:44:18Away!

0:44:18 > 0:44:20The dogs like to be at 12 o'clock to you,

0:44:20 > 0:44:24that's where they like to be, so they're holding them to you.

0:44:24 > 0:44:27The dog can also use what is known as the eye -

0:44:27 > 0:44:30the ability to hold and control sheep

0:44:30 > 0:44:33with just the force of its fixed stare.

0:44:33 > 0:44:35Walk on. Walk on.

0:44:35 > 0:44:38I think you have a natural talent for it!

0:44:38 > 0:44:41Time to round-up John and Susan,

0:44:41 > 0:44:44even though they don't want to leave.

0:44:51 > 0:44:56So, going to the mystery property now. Is there anything you're hoping

0:44:56 > 0:44:59to see, or anything you're hoping really not to see?

0:44:59 > 0:45:01I tell you what I would really like to see

0:45:01 > 0:45:05is a water feature in the property. That would be a real delight for me.

0:45:05 > 0:45:09Anything you're dreading you're going to see?

0:45:09 > 0:45:13Yeah. I would dread seeing a house that required loads of work.

0:45:13 > 0:45:14Fair enough.

0:45:17 > 0:45:20The mystery property we're heading to is slap-bang in the middle of the

0:45:20 > 0:45:24Yorkshire Dales, around four miles from the village of Grassington.

0:45:24 > 0:45:29It's a charming village situated on the pretty River Wharf.

0:45:29 > 0:45:33Centred on its small cobbled squares are an assortment of shops,

0:45:33 > 0:45:35cafes, restaurants and hotels.

0:45:35 > 0:45:38For two weeks every year, these narrow streets,

0:45:38 > 0:45:42lined with traditional Yorkshire homes, are brimming with tourists

0:45:42 > 0:45:47from around the world who come to the Grassington festival of arts and music.

0:45:48 > 0:45:54Our last property is a cottage with views to make their mouths water.

0:45:54 > 0:45:57John, you said you were hoping that the mystery property

0:45:57 > 0:46:01- would have a water feature? - Yes, I did.

0:46:01 > 0:46:04Would Grimwith Reservoir be big enough for you?

0:46:04 > 0:46:06- That's what I want to know.- Well...

0:46:06 > 0:46:11- Not too sure, really.- Perhaps a few more gallons of water might help. - We'll give that some thought.

0:46:11 > 0:46:15So, you probably know we're in a real area of outstanding natural beauty,

0:46:15 > 0:46:19and your property takes in all of that.

0:46:19 > 0:46:22- It's surprising to see a property up here.- It is, yeah.

0:46:22 > 0:46:24I didn't think there was anything.

0:46:24 > 0:46:27Let me show you.

0:46:27 > 0:46:29This truly unique setting

0:46:29 > 0:46:32could not fail to impress, but let's head inside.

0:46:34 > 0:46:37So, here is your cottage.

0:46:37 > 0:46:40Come on in. Don't be shy.

0:46:40 > 0:46:42- It's a nice big room here.- Wow.

0:46:42 > 0:46:44Look, straight out on to the reservoir.

0:46:44 > 0:46:45That's amazing.

0:46:45 > 0:46:49I don't think you could get much closer, could you?

0:46:49 > 0:46:54- You can't actually touch the water, but it feels like you could. Very modern features.- Very tasteful.

0:46:54 > 0:46:57And a wood-burning stove

0:46:57 > 0:46:59and the traditional stone hearth.

0:46:59 > 0:47:01Nice fireplace.

0:47:01 > 0:47:04These were offices, so you can imagine it's all been changed,

0:47:04 > 0:47:07so you do have the garage, you've got the parking already,

0:47:07 > 0:47:12and as you come in to the property it wasn't actually a house, so it's all been changed and adapted,

0:47:12 > 0:47:17and the current owners have done so much to it, and that was one of the features that they put in.

0:47:17 > 0:47:20It took five men to carry that slab of stone,

0:47:20 > 0:47:23- but it does give it some character. - It does, yeah.

0:47:23 > 0:47:25- OK, let's keep going.- Right.

0:47:26 > 0:47:29So, in here, we have a very large open-plan kitchen,

0:47:29 > 0:47:33- and you've got a living space as well.- Mm-hmm.

0:47:33 > 0:47:37I think what I would be tempted to do would be

0:47:37 > 0:47:41to move that dining-table into here, make this the dining area.

0:47:41 > 0:47:47- Yeah, that would be nice.- You'd still have a decent-sized kitchen.

0:47:47 > 0:47:48Yeah, yeah.

0:47:48 > 0:47:51Get your island in the middle there.

0:47:51 > 0:47:54- Do you think it would fit? - I think it would.

0:47:54 > 0:47:55There's a table there now,

0:47:55 > 0:47:58but if you took it out you'd have plenty of room for an island.

0:47:58 > 0:48:00Do you know what I like about you two?

0:48:00 > 0:48:04You walk into a room and you're already thinking creatively

0:48:04 > 0:48:07what you'd like to do it. Positive thoughts there.

0:48:07 > 0:48:11- Have you seen enough downstairs? - Yeah. It looks good. Quite impressed.

0:48:11 > 0:48:15OK, let's go upstairs and take a look at the bedrooms.

0:48:15 > 0:48:17OK, after you.

0:48:17 > 0:48:21Seems like they've already started to move in.

0:48:21 > 0:48:24Also on this floor is a utility room and a study.

0:48:24 > 0:48:28Upstairs are only two rooms, but I've got something up my sleeve.

0:48:32 > 0:48:35So, we have to bear in mind, we are in a cottage,

0:48:35 > 0:48:40- and this cottage only has... - Quite a cottage.- Quite a cottage, but it only has two bedrooms.

0:48:40 > 0:48:43- Oh, it's a bit small. - That's surprising.- However...

0:48:43 > 0:48:46It feels bigger when you're up here,

0:48:46 > 0:48:48but only two bedrooms with a family bathroom.

0:48:48 > 0:48:51However, if you look at the cupboard there,

0:48:51 > 0:48:54the owners have got planning permission to put in a third bedroom

0:48:54 > 0:48:58with an en-suite with dormer windows, and what that bedroom would get

0:48:58 > 0:49:02- is that amazing view. - Stunning views. Yeah, I think that would be a brilliant improvement.

0:49:02 > 0:49:07So, I must admit, if this was my property, I would invest in having that extension

0:49:07 > 0:49:10because the two bedrooms are of a good size, but I think having

0:49:10 > 0:49:13the third with the en-suite, with that view,

0:49:13 > 0:49:16really gives you so many more options.

0:49:16 > 0:49:20Yes, I think you're right there about the extension, definitely.

0:49:20 > 0:49:23It's a reasonable-sized room, I think.

0:49:23 > 0:49:26- Seems a fair size wardrobe there to keep all your stuff in.- Yeah.

0:49:27 > 0:49:30Outside, there's a recently landscaped garden,

0:49:30 > 0:49:32with those magnificent vistas

0:49:32 > 0:49:35over the reservoir and the surrounding moorland.

0:49:35 > 0:49:39And, last but not least, the price-tag.

0:49:41 > 0:49:45Looking at the cottage from this point, how much do you think the current asking price is?

0:49:45 > 0:49:49I think it's Susan's turn this time.

0:49:49 > 0:49:50For the final time.

0:49:50 > 0:49:52This is a difficult one.

0:49:52 > 0:49:56Just the two bedrooms. Hmm...

0:49:56 > 0:50:00- I'll say 430.- I'll go for 470.

0:50:00 > 0:50:04OK. It is in a prime location.

0:50:04 > 0:50:06The current asking price

0:50:06 > 0:50:09is £345,000.

0:50:09 > 0:50:14Wow! That's a pleasant surprise. That is worth spending some money to

0:50:14 > 0:50:17make a third bedroom and an en-suite bath - it leaves lots of scope.

0:50:17 > 0:50:20I'm quite amazed at the price.

0:50:20 > 0:50:23- Are you pleasantly surprised? - Yes, I'm pleasantly surprised.

0:50:23 > 0:50:26It gives plenty of scope for such a unique property, that's good value.

0:50:26 > 0:50:28Unique really is the word, isn't it?

0:50:28 > 0:50:32Why don't you go back inside, away from these mosquitoes that are nibbling us,

0:50:32 > 0:50:37- have another look around and I'll catch up with you in a while?- OK, thank you.

0:50:39 > 0:50:42So, that was really interesting.

0:50:42 > 0:50:46They are nature lovers and this is a prime location.

0:50:46 > 0:50:48Perhaps with that third bedroom

0:50:48 > 0:50:50it could be the property they're looking for.

0:50:50 > 0:50:53It might not have the right number of bedrooms,

0:50:53 > 0:50:56but with an asking price of £345,000 -

0:50:56 > 0:51:02that's over £250,000 under their budget - there's plenty left over

0:51:02 > 0:51:04to build that third bedroom.

0:51:04 > 0:51:10The cottage comes with a stylish kitchen and, oh, those views.

0:51:10 > 0:51:13When we came along the lane towards the reservoir,

0:51:13 > 0:51:15I thought, "What on Earth have you got for us here?"

0:51:15 > 0:51:18As a mystery house, I thought, this is going to be strange.

0:51:18 > 0:51:22So I was pleasantly surprised when I saw it was quite a modern property.

0:51:22 > 0:51:24And then we came in and looked out that window,

0:51:24 > 0:51:26and what a scene that was.

0:51:26 > 0:51:30What I like about this room, Susan, is the view out of this window here.

0:51:30 > 0:51:32Oh, absolutely. It's spectacular.

0:51:32 > 0:51:35It's the best feature, isn't it? And then you've got your fireplace.

0:51:35 > 0:51:39It's a very nice fireplace, that, lovely and cosy.

0:51:39 > 0:51:41You can imagine sitting in winter...

0:51:41 > 0:51:46- Sitting here with your nice fireplace.- With a glass of wine, enjoying the view.- Or beer.

0:51:46 > 0:51:50I do like the decor of this house, the contemporary features,

0:51:50 > 0:51:53and, of course, the spectacular view.

0:51:53 > 0:51:59But I do see it as a holiday home and not as a long-term prospect.

0:52:03 > 0:52:05So here we have another water feature.

0:52:05 > 0:52:08Are you getting the theme for the mystery house?

0:52:09 > 0:52:11Could it be water, I wonder?

0:52:11 > 0:52:16- Just about water, yes.- I think you're right!- I did say I like a water feature.

0:52:16 > 0:52:19You certainly did. And you've seen all there is to see.

0:52:19 > 0:52:23Now we're going somewhere nice and quiet, so you can have a think about those properties

0:52:23 > 0:52:26- and gather your thoughts together. Let's go.- OK.

0:52:30 > 0:52:33John and Susan's property tour of North Yorkshire

0:52:33 > 0:52:38is coming to a close, and they have plenty to mull over.

0:52:43 > 0:52:48Now it's time for John and Susan to make a final decision, but

0:52:48 > 0:52:51the big question is, have we found them their perfect property

0:52:51 > 0:52:53in the centre of a dream location,

0:52:53 > 0:52:57something they've been searching for for so long?

0:52:57 > 0:52:58Well, I'm not really sure,

0:52:58 > 0:53:01so the only way we're going to find out is to go and ask them.

0:53:06 > 0:53:10John and Susan, I know you've been searching, well, for over two years now

0:53:10 > 0:53:12for your ideal property,

0:53:12 > 0:53:15but how do you think the last few days have gone?

0:53:15 > 0:53:18I think it's been extremely helpful.

0:53:18 > 0:53:20I've thoroughly enjoyed it.

0:53:20 > 0:53:24I think we've made as much progress in the last couple of days as we have in the last two years.

0:53:24 > 0:53:29- Really?- It's been amazing. The thoughts we've had,

0:53:29 > 0:53:35- the way we look at properties - it's all been affected by what we've seen here.- Well, that's great news.

0:53:35 > 0:53:38Let's start off with the very first property that we saw,

0:53:38 > 0:53:43the farmers' cottages that were converted into one, I think, rather splendid property.

0:53:43 > 0:53:48The quality and the style was just brilliant.

0:53:48 > 0:53:52It was done to a standard that we could never imagine to do ourselves.

0:53:52 > 0:53:56And then outside you've got the views of the sheep and the fields.

0:53:56 > 0:53:59It's a nice, quiet location. We like that a lot.

0:53:59 > 0:54:03We saw a Victorian property, quite an imposing Victorian property.

0:54:03 > 0:54:06What were your first impressions when you saw that house?

0:54:06 > 0:54:09The location's quite good for getting around, I think.

0:54:09 > 0:54:12And the bus service, of course, will be excellent for Susan.

0:54:12 > 0:54:14Yeah, I could see why we were brought there,

0:54:14 > 0:54:17because of what the village had to offer.

0:54:17 > 0:54:20This next property - I have to say, it's a first for me.

0:54:20 > 0:54:21The stable conversion.

0:54:21 > 0:54:25I've never shown anybody a property that they've already seen before.

0:54:25 > 0:54:28- But you hadn't seen inside, had you? - No, we hadn't been inside.

0:54:28 > 0:54:31I'd driven up the drive, but not looked inside.

0:54:31 > 0:54:36- It was revealing to see how modern it was inside.- Yes, I liked the style

0:54:36 > 0:54:39and quality. It was nice and airy.

0:54:39 > 0:54:43- And, of course, those wonderful views.- Yeah, in both directions.

0:54:43 > 0:54:47And then you've got the walks, the two villages nearby.

0:54:47 > 0:54:49- Which is important for you both. - It is, yeah.

0:54:49 > 0:54:53And, of course, we can't forget the mystery property, with all that water.

0:54:53 > 0:54:56That really is a unique water feature, you have to admit.

0:54:56 > 0:54:58Absolutely, yeah.

0:54:58 > 0:55:00I think it's big enough.

0:55:00 > 0:55:05Water is quite an important feature for me. I think you hit it on the nail there quite well!

0:55:05 > 0:55:06What about the cottage?

0:55:06 > 0:55:12A very unique spot. You wouldn't get a view like that again, would you?

0:55:12 > 0:55:13A really astounding view.

0:55:13 > 0:55:17I think it's more of a holiday cottage.

0:55:17 > 0:55:22It might be good as an investment, but not for us.

0:55:22 > 0:55:25So, we know you've been searching high and low for a few years now.

0:55:25 > 0:55:28We've shown you a few more properties.

0:55:28 > 0:55:30What's the next step for you both?

0:55:30 > 0:55:34Well, I think we need to find out a few more facts about that

0:55:34 > 0:55:39first cottage we saw and make a decision from there.

0:55:39 > 0:55:41I think we want to take that one a bit further.

0:55:41 > 0:55:43We've got closer

0:55:43 > 0:55:47to finding what we're looking for over the last few days

0:55:47 > 0:55:50than we have all the time we've been looking.

0:55:50 > 0:55:52So, it's been extremely helpful.

0:55:52 > 0:55:57Aw! Do you know, I'm so pleased because I know you've put your heart and souls into it.

0:55:57 > 0:56:00And we want to find the right property for you both.

0:56:00 > 0:56:04- So, if you do put an offer in, you will let us know, won't you? - Absolutely.

0:56:04 > 0:56:07- I'm delighted we've been able to help.- Thank you very much for it, the whole team.

0:56:07 > 0:56:13- It's been a wonderful experience working with you. Thank you very much.- Well, thank you.

0:56:13 > 0:56:16I just wish it could've gone on a bit longer!

0:56:16 > 0:56:17THEY LAUGH

0:56:21 > 0:56:25So, after an exhausting two years and 1,000 property search,

0:56:25 > 0:56:28I think we may have got close for John and Susan.

0:56:28 > 0:56:32In fact, they're going back to look at one of our properties for a second viewing.

0:56:32 > 0:56:34Fingers crossed they put an offer in.

0:56:34 > 0:56:37If they do, we wish them the very best of luck together.

0:56:37 > 0:56:41Join us again next time for another Escape To The Country.
