0:01:00 > 0:01:02and, of course, I'm enjoying views

0:01:02 > 0:01:04of the bonny, bonny banks of Loch Lomond,

0:01:04 > 0:01:09where, according to the song, me and my true love will never meet again.

0:01:09 > 0:01:11As forlorn as I might be at such a prospect,

0:01:11 > 0:01:13I can see why it might be quite hard to find her,

0:01:13 > 0:01:15because at 24 miles in length,

0:01:15 > 0:01:18this is the longest stretch of inland water

0:01:18 > 0:01:20in the whole of Great Britain.

0:01:22 > 0:01:25Argyll & Bute is Scotland's second largest county,

0:01:25 > 0:01:27spread over 2,600 square miles,

0:01:27 > 0:01:30with some of the most wild and magnificent coastline

0:01:30 > 0:01:32found anywhere in the UK.

0:01:34 > 0:01:37Despite its size, the county has the third sparsest population

0:01:37 > 0:01:39of the 32 Scottish local authorities

0:01:39 > 0:01:42but still attracts around two million visitors a year,

0:01:42 > 0:01:45drawn to Loch Lomond, Trossachs National Park

0:01:45 > 0:01:48and lochside towns such as Inveraray and Rothesay.

0:01:50 > 0:01:52With over 95% of the county's population

0:01:52 > 0:01:54living within six miles of the coast,

0:01:54 > 0:01:57the county is awash with waterside properties,

0:01:57 > 0:02:01with imposing Victorian villas a running theme.

0:02:04 > 0:02:10The average price of a property here in Scotland is around £156,000.

0:02:10 > 0:02:13Here in Argyll, it's around £10,000 cheaper,

0:02:13 > 0:02:16meaning your budget should stretch just that little bit further,

0:02:16 > 0:02:19especially when you compare it to places like Perthshire,

0:02:19 > 0:02:23where the average house will set you back around £177,000.

0:02:23 > 0:02:26Here in Scotland, the way you way you buy and sell property

0:02:26 > 0:02:29is slightly different to the rest of the UK.

0:02:29 > 0:02:32Once you've found your dream Scottish home,

0:02:32 > 0:02:34it's not you that places the offer but the solicitor,

0:03:55 > 0:03:57After 25 years of globetrotting for work,

0:03:57 > 0:04:02Graham's retirement means a permanent return home to their roots, and not before time.

0:04:02 > 0:04:06We've been travelling all over the world, living in different houses.

0:04:06 > 0:04:10We just want to settle down in one place and make it feel like home

0:04:10 > 0:04:12and enjoy our lives a wee bit together.

0:04:12 > 0:04:16There are elements of their lifestyle they want to bring back to enjoy in Argyll.

0:04:16 > 0:04:20One of the beauties of the Middle East, in some ways,

0:04:20 > 0:04:25is it's an outdoor life, and we like the outdoor life.

0:04:25 > 0:04:29We hope to pursue activities on the water,

0:04:29 > 0:04:31whether it be fishing, boating...

0:04:31 > 0:04:33- Kayaking. - Kayaking.

0:04:33 > 0:04:36Yeah, any of these, something active.

0:04:36 > 0:04:39So what's on the wish list for their perfect property?

0:04:39 > 0:04:42For me, the priorities would be

0:04:42 > 0:04:46a nice little workshop or something outside, an outbuilding that I could develop.

0:04:46 > 0:04:51I've always wanted to do something with an old car

0:04:51 > 0:04:56or an old tractor that I could do something, along those lines.

0:04:56 > 0:04:58So that would be one.

0:04:58 > 0:05:03- You would like some land. - Yeah, probably two, three acres.

0:05:03 > 0:05:05You know, nothing vast.

0:05:05 > 0:05:08I would certainly like it to be near the water

0:05:08 > 0:05:10or sitting on the coastline,

0:05:10 > 0:05:15so that I could have nice views out my windows, things like that.

0:05:15 > 0:05:16With an eye for interior design,

0:05:16 > 0:05:19Trisha has her sights set on a project.

0:05:19 > 0:05:22No less than three bedrooms.

0:05:22 > 0:05:24Preferably upstairs, downstairs.

0:05:24 > 0:05:27Large windows, hopefully, but, again,

0:05:27 > 0:05:29I could knock down walls and put some windows in.

0:05:29 > 0:05:32And that's as far as it goes for Graham.

0:05:32 > 0:05:37We don't necessarily want a shell where we have to start from scratch,

0:05:37 > 0:05:41and we don't necessarily want to park a caravan alongside

0:05:41 > 0:05:45and live in a caravan while the renovations are being carried out.

0:05:45 > 0:05:46I wouldn't mind.

0:05:46 > 0:05:50They've clearly got differing views on that front.

0:05:50 > 0:05:52But how much do they have to spend on the move?

0:05:52 > 0:05:56Our absolute top budget would be £500,000.

0:05:59 > 0:06:01This could be interesting.

0:06:01 > 0:06:03We've got Trish, who's after a project,

0:06:03 > 0:06:06something she can put her very own definitive stamp on,

0:06:06 > 0:06:08and Graham's after a house with land

0:06:08 > 0:06:11and, if he gets his own way, potentially animals.

0:06:11 > 0:06:14He's also after a maybe more easy retirement.

0:06:14 > 0:06:18He's no idea that he might be putting a house together brick by brick

0:06:18 > 0:06:20underneath Trish's watchful eye.

0:06:20 > 0:06:23Let's hope they can find some middle ground.

0:06:23 > 0:06:27Trisha and Graham want to be no more than a three-hour drive from Glasgow,

0:06:27 > 0:06:31so we'll turn our gaze to lochside locations within that radius.

0:06:31 > 0:06:34I'll be showing them three very different properties

0:06:34 > 0:06:37but will only reveal the price once they've had a guess first.

0:06:37 > 0:06:42And our mystery house comes with more than they could ever imagine.

0:06:55 > 0:06:58I think you're in a great position at the moment for property.

0:06:58 > 0:07:02Traditionally, as you know, there's an "offers over" system for asking prices,

0:07:02 > 0:07:04or sometimes a fixed price.

0:07:04 > 0:07:09You'll find places settling for less than the offers over, or certainly around that.

0:07:09 > 0:07:11So if we see something that we like,

0:07:11 > 0:07:14you shouldn't have to pay much more than the asking price.

0:07:14 > 0:07:17I've noticed that, cos usually in Scotland it's always asking over

0:07:17 > 0:07:20and you can go sometimes 20, 30% over.

0:07:20 > 0:07:23- Yeah.- So it's great now. You see a lot more fixed prices.

0:07:23 > 0:07:25- It's supply and demand, essentially. - It is, yeah.

0:07:25 > 0:07:30But on the subject of price, we've got a fantastic budget, £500,000.

0:07:30 > 0:07:33It sounds like location is the first thing to get right.

0:07:33 > 0:07:36- I would think so.- We've got some cracking locations lined up.

0:07:36 > 0:07:39- Let's go and have a look at the first one, shall we?- Great.

0:07:40 > 0:07:42With their budget of half a million pounds,

0:07:42 > 0:07:45Graham and Trish are happy to remodel and redecorate,

0:08:06 > 0:08:09It is, yeah. I'd quite like to have a bit of space.

0:08:09 > 0:08:12OK. And, Trish, what are you like with animals?

0:08:12 > 0:08:15- Are you thinking about a few cows, sheep?- No. Nope.

0:08:15 > 0:08:18Graham would want sheep, cows, pigs. Nope.

0:08:18 > 0:08:22He can have a few hens and that's it, for the eggs in the morning.

0:08:22 > 0:08:25- Nothing else.- That doesn't sound much of a smallholding, really.

0:08:25 > 0:08:28I quite like The Good Life idea.

0:08:28 > 0:08:30While they iron out their differences,

0:08:30 > 0:08:32we're making location our top priority

0:08:32 > 0:08:35in kicking off the house search in Lochgoilhead,

0:08:35 > 0:08:37just an hour and 20 minutes from Glasgow.

0:08:37 > 0:08:42Sitting on the shores of Loch Goil, with the stunning backdrop of the National Park,

0:08:42 > 0:08:44the village has a local shop and pub

0:08:44 > 0:08:47both within walking distance of our first property.

0:08:47 > 0:08:52- All right for you? Looks good? - Excellent. Absolutely amazing.

0:08:52 > 0:08:55Well, the whole house faces onto those views.

0:08:55 > 0:08:59- What do you think of the house? - All right, yeah.- Yeah, interesting.

0:08:59 > 0:09:03Interesting good, interest bad or interesting other?

0:09:03 > 0:09:06- Interesting other. - Other.

0:09:06 > 0:09:10- Very noncommittal.- Not sure.- What's going through your mind, Trish?

0:09:21 > 0:09:24This property is totally in keeping with the local heritage,

0:09:24 > 0:09:30the main body of the house dating back to 1753 and extended in 1840.

0:13:27 > 0:13:32Outside in the courtyard are some attractive outbuildings, complete with a wood store and workshop.

0:13:32 > 0:13:35Although a public footpath to the pub runs past the front of the property,

0:13:35 > 0:13:38the side is very secluded.

0:13:38 > 0:13:42Trish will be pleased to hear there's no room for animals in the landscaped gardens,

0:13:42 > 0:13:44but there is space for Graham to grow vegetables

0:13:44 > 0:13:48and maybe keep some chickens, so he gets a bit of The Good Life,

0:13:50 > 0:13:53How much do you think this is on the market for?

0:13:53 > 0:13:58I'm not overly familiar with the property market because I've been away so long,

0:13:58 > 0:14:03but I would suspect around 480 to 500.

0:14:05 > 0:14:10It's on the market for offers in excess of £450,000.

0:14:11 > 0:14:15Go and have a look at the outbuildings. Have a look at the opportunities there.

0:15:02 > 0:15:06I was surprised how enclosed it was.

0:15:06 > 0:15:09A lot of different houses, neighbours,

0:15:09 > 0:15:12a bit closer than we'd anticipated.

0:15:12 > 0:15:17But the gardens, everything, are quite stunning in some ways.

0:15:17 > 0:15:21The views are spectacular. We couldn't ask for anything better.

0:15:21 > 0:15:26But there would be quite a bit of work involved to get it exactly how we would like it.

0:15:46 > 0:15:50Argyll has some of the most breathtaking scenery Scotland has to offer

0:15:50 > 0:15:52and is also home to 25 inhabited islands,

0:15:52 > 0:15:56more than any other Scottish local authority.

0:15:56 > 0:16:00The Isle of Bute is just a five-minute ferry ride from the mainland

0:16:00 > 0:16:02where its principal town of Rothesay

0:16:02 > 0:16:05became a popular coastal resort during the Victorian era,

0:16:05 > 0:16:08on account of its proximity to Glasgow.

0:16:08 > 0:16:09Set back from the promenade,

0:16:09 > 0:16:12the ruins of Rothesay's 800-year-old castle

0:16:12 > 0:16:15have withstood centuries of conflict.

0:16:15 > 0:16:19Earlier in the week, we arranged for Graham and Trisha to meet Councillor Len Scoullar

0:16:19 > 0:16:22to find out more about this historic gem,

0:16:22 > 0:16:25now a scheduled ancient monument.

0:16:26 > 0:16:30The castle has, in its history, been invaded by many people,

0:16:30 > 0:16:33Norwegians, the English army.

0:16:33 > 0:16:36The Cromwellians, in fact, took up residence here.

0:16:36 > 0:16:41And the castle actually was allowed to fall into ruin

0:16:41 > 0:16:43after the civil wars

0:16:43 > 0:16:46for a period of about 200 years.

0:16:46 > 0:16:48The third Marquess of Bute,

0:16:48 > 0:16:51who was a very enthusiastic man about architecture,

0:16:51 > 0:16:53decided he would restore it.

0:16:53 > 0:16:56And with 70 men he employed,

0:16:56 > 0:16:59a great deal of restoration work was done in the building.

0:16:59 > 0:17:06And by 1900, he had restored all of the entrance that we came in,

0:17:06 > 0:17:09the entrance gateway, and part of the castle up here

0:17:09 > 0:17:11which you can see has been done in red stone

0:17:11 > 0:17:15to differentiate it from the original castle.

0:17:16 > 0:17:20For such a small island, its landscape is hugely diverse.

0:17:20 > 0:17:24On the western shore, Scalpsie Bay is a wildlife haven,

0:17:24 > 0:17:29home to a protected colony of around 200 grey and common seals.

0:17:29 > 0:17:33Local ranger Billy Shields knows all about why they choose to bask

0:17:33 > 0:17:35in this spectacular setting.

0:17:35 > 0:17:38The seals come down to Scalpsie for two or three reasons.

0:17:38 > 0:17:41One is it's a good feeding area for them.

0:17:41 > 0:17:44They've got plenty of fish out in the sea,

0:17:44 > 0:17:46crustaceans round about the rocks.

0:17:46 > 0:17:50Also they're pretty well protected in here.

0:17:50 > 0:17:52They can get onto the great big rocks.

0:17:52 > 0:17:55They just enjoy it and they're left alone.

0:17:55 > 0:17:59There's no fishermen or anglers that come down to fish this area,

0:17:59 > 0:18:03so they're pretty well left and not disturbed that way.

0:18:03 > 0:18:06- Are they territorial? Are seals territorial?- Yes, they do.

0:18:06 > 0:18:10It's the same ones that will come back and stay round about this area.

0:18:10 > 0:18:13And I suppose if there's any incomers,

0:18:13 > 0:18:18maybe coming over from Ireland or something like that, then they will see them off.

0:18:18 > 0:18:21- All right, OK. Invaders. - Aye.

0:18:23 > 0:18:25At only 15 miles long by four miles across,

0:18:25 > 0:18:29the Isle of Bute certainly has a rich natural and historic heritage

0:18:29 > 0:18:32that goes far beyond its modest size.

0:18:38 > 0:18:41We continue our house search near the village of Rosneath,

0:18:41 > 0:18:43just over an hour's drive from Glasgow.

0:18:43 > 0:18:45Set on the shores of the Gare Loch

0:18:45 > 0:18:47and looking out towards the Firth of Clyde,

0:18:47 > 0:18:51it's a small community of under a thousand people, with a local church

0:18:51 > 0:18:56and the nearby romantic ruins of its 18th-century predecessor.

0:18:56 > 0:18:59A five-minute drive away is our second property,

0:40:35 > 0:40:41Yeah. Again, the barn was... It's an exciting prospect.

0:41:45 > 0:41:48I felt that I could go out and enjoy the outside.

0:41:51 > 0:41:55I know I always say I want a view in the window and I want this and that,

0:41:55 > 0:41:57but I just felt I could get outside.

0:41:57 > 0:42:01I just had a feeling of going outside all the time. I did, anyway.

0:42:01 > 0:42:04For me, the outdoor part was always important.

0:42:04 > 0:42:06There's lots to do with that amount of ground

0:42:06 > 0:42:10and, you know, the canal and everything in front of it.

0:42:10 > 0:42:14We could see ourselves living there quite easy.

0:42:38 > 0:42:41Well, I was fairly taken aback when Graham and Trish told me

0:42:41 > 0:42:44their favourite was the mystery property,

0:42:44 > 0:42:48especially when you bear in mind their wonderful reactions to the second house I showed them.

0:42:48 > 0:42:51But, then, if you compare the mystery house

0:42:51 > 0:42:52with what they asked for,

0:42:52 > 0:42:55it gave them loads of land, 38 acres.

0:42:55 > 0:42:59They asked for a minimum of three bedrooms. I think it gave them five in total.

0:42:59 > 0:43:02They wanted a project, and they had the barn next door.

0:43:02 > 0:43:05And it gave them some wonderful waterside views.

0:43:05 > 0:43:07Now, like any property of that period,

0:43:07 > 0:43:09they need to do some serious homework,

0:43:09 > 0:43:13probably need a survey not only on the land but on the building itself.
