0:01:22 > 0:01:27and with 300 miles of stunning coastline, you can see his point.

0:01:27 > 0:01:31There are two coasts for a start, the Atlantic in the north with its

0:01:31 > 0:01:35huge expanses of golden sand, a mecca for surfers, or the more

0:01:35 > 0:01:42gentle English Channel coast, home to hidden coves and tranquil creeks popular with the sailing fraternity.

0:01:42 > 0:01:45With 4.5 million visitors rocking up here annually,

0:01:45 > 0:01:50tourism is big business, but there's more to Cornwall than sandcastles and clotted cream.

0:01:50 > 0:01:58In fact, farming is equally important with dairy farming alone worth £100 million per year.

0:01:58 > 0:02:02And although the fishing industry has taken a massive hit in recent years, it's still a traditional

0:02:02 > 0:02:06and vital part of life on this beautiful peninsula.

0:02:06 > 0:02:11Despite all of this, Cornwall is one of the least wealthy counties in the UK.

0:02:11 > 0:02:13Recent figures show that for the first time in a decade

0:02:13 > 0:02:17it's moved off the lowest rung of the UK's wealth table and is now ahead of West Wales

0:02:17 > 0:02:19and the Valleys.

0:02:19 > 0:02:22Its population is growing too, thanks largely to incomers,

0:02:22 > 0:02:25which, for the Cornish, is a double-edged sword.

0:02:28 > 0:02:32A report published earlier this year stated that around 43%

0:02:32 > 0:02:35of prime Cornish property was sold

0:02:35 > 0:02:38as a second home or a holiday let over the past four years.

0:02:38 > 0:02:40This pulls up the price

0:02:40 > 0:02:42of the medium and low-cost housing, putting

0:02:42 > 0:02:45an enormous pressure on locals to keep these rural communities alive.

0:02:45 > 0:02:49However, if you're thinking of relocating here permanently

0:02:49 > 0:02:53and supporting local life, there are properties to suit all budgets.

0:02:53 > 0:02:57Here's some currently on the market. If modern is your thing,

0:04:03 > 0:04:11Meet Chris and Chrissy, they've been married for two years and it's very much a case of second-time lucky.

0:04:11 > 0:04:18We were actually engaged when we were 19, and for various reasons

0:04:18 > 0:04:25we went our separate ways, I went all round the world, then sadly my wife died

0:04:25 > 0:04:29and I was looking up old friends and who should I find on the internet,

0:04:29 > 0:04:31but Chrissy's brother,

0:04:31 > 0:04:38and the rest is history. We got back together again, it was like we were 19 again,

0:04:38 > 0:04:44and since then we've been living happily ever after.

0:04:45 > 0:04:48Three years ago, Chrissy moved from her native Manchester

0:04:48 > 0:04:53into Chris's four-bedroom detached home on a cul de sac near Northampton,

0:04:53 > 0:04:56so why the decision to move again?

0:04:56 > 0:05:00Well, I retired about 18 months ago, Chris retires in June.

0:05:00 > 0:05:03We both like the West Country,

0:05:03 > 0:05:08Chris comes from there, plus we have a lot of Chris's family who live down there,

0:05:08 > 0:05:14so it means we would be closer to them, and we want some peace and quiet in our retirement years.

0:05:14 > 0:05:18So it's the opportunity now to buy

0:05:18 > 0:05:24our first house together and probably our last house together hopefully.

0:05:24 > 0:05:26Hopefully this would be the last move ever.

0:05:26 > 0:05:29No pressure then, but did they have a location in mind

0:05:29 > 0:05:34for this retirement move and return to Chris's Cornish roots?

0:05:34 > 0:05:38So ideally a village location preferably on the south coast.

0:05:38 > 0:05:41We prefer the south coast to the West Country and north coast,

0:05:41 > 0:05:45but we'd like to be near the water because actually I want a boat.

0:05:45 > 0:05:50We've got a fairy-tale romance on our hands, but what's the fairy-tale property?

0:05:50 > 0:05:52We're looking for something traditional.

0:05:52 > 0:06:00I don't want modern, but we wouldn't rule it out if there was something about it that gave it character.

0:06:00 > 0:06:03If I was asked what my ideal house was,

0:06:03 > 0:06:07I can see a double-fronted house with white window frames,

0:06:07 > 0:06:12stone-built with granite cornice and granite lintels, with a sloping lawn

0:06:12 > 0:06:17with flowers and shrubs either side going down to a piece of water with my jetty and my boat tied up.

0:06:17 > 0:06:23Out at the back, the vegetable garden and the barn, and that would be ideal.

0:06:23 > 0:06:27When we win the lottery, we'll buy one.

0:06:27 > 0:06:35OK, so that's the ultimate fantasy, but without a big win, what are the must-haves for the new property?

0:06:35 > 0:06:37We're looking for a minimum of three bedrooms,

0:06:37 > 0:06:43preferably an en suite to the master because we've got one here and we've got used to it.

0:06:43 > 0:06:46Downstairs cloakroom is always handy,

0:06:46 > 0:06:52large kitchen/diner, nice square lounge,

0:06:52 > 0:06:56and a fairly large garden because we would like to grow our own vegetables.

0:06:57 > 0:07:00Although engineer Chris has his eye on more than just marrows.

0:07:00 > 0:07:05'This is my big boy's toy, it's a kit car I built myself.

0:07:05 > 0:07:10'It took me about 120 hours, it's my pride and joy, and I have to have somewhere to store it.

0:07:10 > 0:07:13'It can't stand outside because obviously it's got no roof on it.

0:07:13 > 0:07:17'When we move, if I can I also want to build a boat,'

0:07:17 > 0:07:22so ideally I want somewhere I could store my big boy's toy and build a boat alongside it.

0:07:22 > 0:07:26So it has to be a double garage or even a big barn.

0:07:26 > 0:07:29Big ambitions, but do they have the budget to match?

0:07:29 > 0:07:34We'll have about £400,000 to spend on a new house.

0:07:38 > 0:07:44Now, £400,000 doesn't stretch particularly far in this area of Cornwall, fuelled in part

0:07:44 > 0:07:50by second home owners and people relocating here, but with a bit of luck and quite a bit

0:07:50 > 0:07:52of compromise from Chris and Chrissy,

0:07:52 > 0:07:55we should be able to find them their dream first home together.

0:07:57 > 0:07:58As Chris has family

0:07:58 > 0:08:04in Plymouth and Truro, they'd like us to focus the search on the south coast between the two.

0:08:04 > 0:08:08We've lined up some cracking Cornish properties to view,

0:08:08 > 0:08:11but as always, I won't reveal the price tags until the end of the tours.

0:08:11 > 0:08:15And finally there's a mystery house which will challenge their wish list,

0:08:29 > 0:08:34I left Cornwall when I was about 18, so that's probably a good couple of years ago.

0:08:36 > 0:08:40Now, there's been a lot of issues surrounding

0:08:40 > 0:08:46say second home owners and sometimes dwindling communities in Cornwall, what's your thoughts on this?

0:08:46 > 0:08:52I think it's really sad, but we're coming down here because we want to be part of the community

0:08:52 > 0:08:55and help invigorate it if we can.

0:08:55 > 0:08:59Now, the budget is what, what can we finally agree on?

0:08:59 > 0:09:04£400,000. I mean we'd look at something slightly above to make an offer, but we don't

0:09:04 > 0:09:07want to spend more than that on bricks and mortar because one

0:09:07 > 0:09:10of the other things we want to do when we've retired is travel.

0:09:10 > 0:09:12- We've got some fantastic properties.- Good.

0:09:12 > 0:09:14Let's start with property number one.

0:09:19 > 0:09:23So for £400,000, Chris and Chrissy have their hearts set

0:09:23 > 0:09:26on a three-bedroom detached character property either in

0:09:26 > 0:09:28or close to a year-round Cornish village.

0:09:28 > 0:09:32Their must-haves include a large kitchen/diner,

0:09:32 > 0:09:35a good-sized reception room, and around a quarter-of-an-acre garden plot.

0:09:35 > 0:09:38It's already an ambitious wish list for their budget,

0:09:38 > 0:09:41but this property package also needs to be near the coast,

0:09:41 > 0:09:45and Chris would also like a double garage or big barn

0:09:45 > 0:09:47for his kit car and boat building.

0:09:47 > 0:09:51I've a feeling keeping this dream afloat could be tricky.

0:10:35 > 0:10:40For our first port of call today we're heading to historic Charlestown right on the coast.

0:10:40 > 0:10:47This beautiful harbour village was originally built as a Georgian new town by local landowner

0:10:47 > 0:10:51Charles Rashleigh between 1790 and 1810 to export copper and china clay.

0:10:51 > 0:10:55Throughout the 19th century it was packed with ships,

0:10:55 > 0:10:59harbourside sheds, and warehouses. Today it provides a safe haven for

0:10:59 > 0:11:03a few historic tall ships, a handful of fishermen, and visiting pleasure boats.

0:11:03 > 0:11:10It could be the ideal spot for Chris's boat launch as our first property is just two miles inland.

0:11:10 > 0:11:15OK, then, Chris and Chrissy, first property right here.

0:14:58 > 0:15:03And it's great for a party house because the downstairs rooms are so big.

0:15:03 > 0:15:09Well, I'm not going to start popping the champagne corks just yet as we still have the garden to check out.

0:15:11 > 0:15:14that they want, but they have said they're open to compromise,

0:15:14 > 0:15:18so we're testing the water with this one.

0:15:18 > 0:15:23So look, here's your garden and it's not massive, is it?

0:15:23 > 0:15:27No. It's not as large a garden as we wanted.

0:15:33 > 0:15:40but with my sensible head on I have to think about the day-to-day living

0:15:40 > 0:15:45and the lifestyle that we're wanting down here

0:15:45 > 0:15:52and whether this garden would be a compromise too far or whether we could actually cope with it.

0:15:52 > 0:15:57- And the other problem of course from Chris's point of view is the garage. - The garage, yes.

0:15:57 > 0:16:02You get off-street car parking at the front of the property, but, yes, of course there's no garage.

0:16:02 > 0:16:08Charlestown is just down the road, now they've got a boatyard there and you can rent a unit there,

0:16:08 > 0:16:11you could store your car there, but most importantly you could build a boat there.

0:16:11 > 0:16:14There's even a community of boat builders

0:16:14 > 0:16:18so you'd probably get some hints and tips from people making boats.

0:16:18 > 0:16:21So I was hoping I could turn that particular problem into a positive.

0:16:21 > 0:16:24How much do you think it's on the market for, Chris?

0:16:24 > 0:16:29- I would put it high 390s.- Chrissy?

0:16:29 > 0:16:36It is close to other properties so I think I'd come down a bit to...

0:16:49 > 0:16:56At just a snip under £400,000, it's easy to extol the virtues of this 19th century chapel.

0:17:23 > 0:17:30it's almost exactly what I had imagined in my mind, but I think that a garden is a must

0:17:32 > 0:17:37with a little garden like this, and I think we want more privacy than this affords us.

0:17:53 > 0:18:00The house itself exceeds our wish list in every way, and we always said we were adaptable.

0:18:32 > 0:18:35on the far southwest peninsula has in modern times helped it escape

0:18:43 > 0:18:49Areas of Outstanding Natural Beauty, most of which are along the coast.

0:18:49 > 0:18:52One of these is the Fowey Valley on the southeast coast.

0:18:52 > 0:18:57Keen to get reacquainted with an old stomping ground, Chris took Chrissy to the small, but busy working port

0:18:57 > 0:19:02of Fowey where local guide Lynne Gould offered to show them around.

0:19:06 > 0:19:12Growing up around a natural harbour, seafaring has long been part of the town's make-up, and it

0:19:12 > 0:19:16played an heroic role in the Second World War as a launch site for the D-Day landings.

0:19:16 > 0:19:20OK, this is the plaque that was unveiled

0:19:20 > 0:19:22for the 50th commemorations running up to

0:19:22 > 0:19:26D-Day, and it was unveiled by the port operations officer.

0:19:26 > 0:19:30He was port operations officer here during the war in the run up to D-Day

0:19:30 > 0:19:33and he came back to unveil this 50 years later.

0:19:33 > 0:19:36Wow. What's the port famous for now?

0:19:36 > 0:19:40It's only used as an exporting port and it exports china clay, or kaolin

0:19:40 > 0:19:42and we are a deepwater port.

0:19:42 > 0:19:48We're the deepest water port between Falmouth and Southampton, so it is an important port.

0:19:48 > 0:19:52Today the harbour also provides a safe haven for pleasure boats

0:19:52 > 0:19:55and 7,000 yachties dropping anchor here each year.

0:19:55 > 0:19:59And catering for their every need are a whole raft of boutique shops

0:19:59 > 0:20:03and bistros, but it's been a holiday hotspot for many years.

0:20:03 > 0:20:06Here we are, I've brought you down here

0:20:06 > 0:20:11so that we could actually have a look at Ferryside, it's the cream building with the blue shutters.

0:20:11 > 0:20:15This was a working boatyard and this is the house

0:20:15 > 0:20:19that Daphne du Maurier's father bought and turned it into their holiday home.

0:20:19 > 0:20:22- Did she write here?- Yes, it's where she wrote her first novel.

0:20:22 > 0:20:26And the first novel was about Polruan over there and Fowey behind us,

0:20:26 > 0:20:30and she mixed it all up to make this wonderful novel called The Loving Spirit.

0:20:30 > 0:20:36In fact it was read by the youngest major in the British Army and the story goes that he sailed down here

0:20:36 > 0:20:44and sails past her house and he invited her aboard his yacht for tea,

0:20:44 > 0:20:48and a little while later they were married in the church at Lanteglos

0:20:48 > 0:20:51- Ah.- Which is just up Pont Creek just behind us here.

0:20:51 > 0:20:53What a lovely story, how romantic.

0:20:53 > 0:20:58There you go, a romance to match their own.

0:20:58 > 0:21:01I can see how easy it is to while away the hours in Fowey,

0:21:01 > 0:21:07but it's time now to moor literary interest and set sail on the property search once again.

0:21:13 > 0:21:19We're heading east for our next property to the coastal village of Downderry.

0:21:19 > 0:21:22Although home to a half-mile shingle and sand beach,
