0:00:00 > 0:00:02CHEERFUL TUNE

0:00:06 > 0:00:10Fantastic sound, isn't it? So quintessentially British.

0:00:10 > 0:00:14There's nothing like a "pum-pum-pum" of a brass band on a summer's afternoon.

0:00:14 > 0:00:16DULL, TUNELESS SOUND

0:00:16 > 0:00:20Who am I kidding? I can't even get a note out of it.

0:00:20 > 0:00:22But I'm in the right place to learn

0:00:22 > 0:00:25because this county is synonymous with cloth-capped music.

0:00:25 > 0:00:28Any idea where I am? Stay tuned and you'll find out!

0:00:42 > 0:00:45On today's show, we're attempting to help a couple

0:00:45 > 0:00:48find a new vocation and a new house.

0:00:48 > 0:00:51We have some great rural propositions to tempt them with.

0:00:51 > 0:00:53- You're saying all the right things! - Yeah!

0:00:53 > 0:00:56We've not been trained, either!

0:00:56 > 0:00:59And we'll be cooking up some really hot properties.

0:00:59 > 0:01:06- Your catering empire would be founded here.- It would build from here, from that very range!

0:01:11 > 0:01:14Tell you what, that tuba weighs a ton!

0:01:14 > 0:01:17Today I'm in North Yorkshire

0:01:17 > 0:01:21and this fine posse behind me are the Harrogate Brass Band.

0:01:21 > 0:01:22Brilliant, aren't they?

0:01:22 > 0:01:26Unlike other bands, they didn't emerge from the coalmining industry

0:01:26 > 0:01:31but bands in North Yorkshire originated from the Victorian temperance movement,

0:01:31 > 0:01:35a movement that encouraged ordinary young folk to pick up musical instruments

0:01:35 > 0:01:37instead of picking up pints!

0:01:37 > 0:01:42So I'm rather glad that happened because they're really fantastic.

0:01:42 > 0:01:45What's obvious is that I can't blow my own trumpet!

0:01:45 > 0:01:48But today I'm in a county that really deserves to.

0:01:49 > 0:01:52North Yorkshire is England's largest rural county

0:01:52 > 0:01:56covering a massive 3,000 square miles of truly beautiful countryside.

0:01:56 > 0:01:59There are two national parks within its borders,

0:01:59 > 0:02:03the pastoral scenery of the Dales spread across the west of the county

0:02:03 > 0:02:06with an intricate network of dry stone walls.

0:02:06 > 0:02:10And the wilder North Yorkshire moors lie towards the east,

0:02:10 > 0:02:14blanketed by the largest expanse of heather moorland in the country,

0:02:14 > 0:02:18which provided the eerie backdrop for Emily Bronte's novel, Wuthering Heights.

0:02:19 > 0:02:25The area between the national parks is made up of gently rolling hills - the Vale of York.

0:02:25 > 0:02:29This patchwork of rich agricultural land is dotted with villages

0:02:29 > 0:02:32and market towns full of handsome sandstone and limestone houses

0:02:32 > 0:02:36which make for some of the most sought-after properties in the north.

0:02:36 > 0:02:39Over the last ten years, the Regional Development Agency

0:02:39 > 0:02:44has pumped an impressive £189 million into the local economy.

0:02:44 > 0:02:49North Yorkshire has benefited from a number of town centre and seaside regeneration schemes

0:02:49 > 0:02:52bringing new investment into the region.

0:02:52 > 0:02:55All of which has had a positive effect on the property market.

0:02:55 > 0:03:00Here, for a detached house, you'll pay seven per cent above national average.

0:03:02 > 0:03:05With spectacular views over the breathtaking Dales,

0:03:05 > 0:03:08this delightful two-bed detached cottage in Skipton

0:03:08 > 0:03:11is on the market for £225,000.

0:03:11 > 0:03:13Despite its old stone appearance,

0:03:13 > 0:03:17it's been recently converted and features a modern galley kitchen.

0:03:18 > 0:03:22This impressive Grade II-listed barn conversion in Thorpe Willoughby

0:03:22 > 0:03:25is divided into three stylish properties.

0:03:25 > 0:03:28It's the central terrace that's up for grabs.

0:03:28 > 0:03:32Laid out over three floors, it has three bedrooms, a large sitting room,

0:03:32 > 0:03:34and a slick kitchen/diner.

0:03:34 > 0:03:37All this for £345,000.

0:03:38 > 0:03:42Lastly, how about a slice of this converted Victorian mansion?

0:03:42 > 0:03:47Priced just under half a million, situated a few miles from Harrogate,

0:03:47 > 0:03:50the attached three-storey mews house has three bedrooms,

0:03:50 > 0:03:53two receptions and a large galley kitchen.

0:03:54 > 0:03:58So, a great selection of property there in this beautiful county.

0:03:58 > 0:04:02But what will today's buyers be after? Let's find out.

0:04:02 > 0:04:07Kyle and Rebecca met a year ago when both were working as teachers in Holland.

0:04:07 > 0:04:09They've been inseparable ever since.

0:04:09 > 0:04:12Now back in England, they're renting a flat in central London

0:04:12 > 0:04:17and planning a future together involving a complete change of lifestyle

0:04:17 > 0:04:19and buying their first property together.

0:04:19 > 0:04:23We see it as a relationship that's got a future

0:04:23 > 0:04:26and it would be a nice place for us both to settle

0:04:26 > 0:04:28in an area that we're both familiar with.

0:04:28 > 0:04:31I think Yorkshire particularly because Kyle used to live there.

0:04:31 > 0:04:35I'm from south Yorkshire so we've still got family and friends there,

0:04:35 > 0:04:37contacts, people we know.

0:04:37 > 0:04:42So it'll be a bit more like going home rather than going to a totally new place.

0:04:42 > 0:04:45But it's not just a house they're looking for.

0:04:45 > 0:04:50Both Kyle and Becky want a new career. What type of business are they planning?

0:04:50 > 0:04:55We've had certain ideas about businesses alongside the property.

0:04:55 > 0:04:58We've looked at varying things, haven't we,

0:04:58 > 0:05:01from bed and breakfasts, cafes attached to a property.

0:05:01 > 0:05:10The other consideration is to set up a sort of deli/ farm shop on site

0:05:10 > 0:05:11within the property

0:05:11 > 0:05:16or maybe have a house with a separate business and keep the two separate.

0:05:16 > 0:05:23They're certainly not short of ideas for the new enterprise. But what about the house itself?

0:05:23 > 0:05:27What we wouldn't consider is somewhere devoid of character.

0:05:27 > 0:05:30So we're steering clear of modern houses.

0:05:30 > 0:05:32A finished project, as well,

0:05:32 > 0:05:35a house that's done and there's nothing more to do to it...

0:05:35 > 0:05:37We'd like to avoid that.

0:05:37 > 0:05:42I think quite obviously a large detached country house

0:05:42 > 0:05:46in its own plot, ideally between two and five acres

0:05:46 > 0:05:49but if you throw a bit of extra land our way, that's fine.

0:05:51 > 0:05:53- Five bedrooms.- Yeah, definitely.

0:05:53 > 0:05:57I've just spent the last year at a catering school in West London.

0:05:57 > 0:05:59I've just got my diploma from there.

0:05:59 > 0:06:06But ideally I'd like a much larger kitchen, preferably the size of this living area now.

0:06:06 > 0:06:11The style, I very much love the country style with the range

0:06:11 > 0:06:13and an island unit where I can work.

0:06:13 > 0:06:17And a lot more storage space as I'm running short!

0:06:17 > 0:06:21They've both sold properties to fund the move so what final figure

0:06:21 > 0:06:23do we have to work with?

0:06:23 > 0:06:26Our budget for a house is £850,000.

0:06:29 > 0:06:32This is a huge move for Kyle and Becky.

0:06:32 > 0:06:37We're finding them their first together home, and a brand new business also.

0:06:37 > 0:06:40What that business is going to be, your guess is as good as mine!

0:06:40 > 0:06:44It's a maverick approach - I like it. Plenty of room for manoeuvre.

0:06:44 > 0:06:47In terms of location, though, they know exactly what they want.

0:06:47 > 0:06:51That's to be close to Harrogate, no further north than Ripon.

0:06:51 > 0:06:57Thanks to their healthy budget, we've found some stunning country houses to tempt them with.

0:06:57 > 0:06:59But as ever, I'll keep my lips sealed as to the prices.

0:06:59 > 0:07:02And to top it off, there's the mystery package,

0:07:02 > 0:07:05where we'll be mixing business with pleasure.

0:07:08 > 0:07:11- Kyle, Rebecca, welcome to Yorkshire. - Hello! Thank you.

0:07:11 > 0:07:13- Coming home for you?- Yes, it is.

0:07:13 > 0:07:14You've got family in this area?

0:07:14 > 0:07:20I'm from south Yorkshire originally, so I do have family still in the area.

0:07:20 > 0:07:25You're a bit of a chef, by all accounts. Is the plan to come and start a catering firm?

0:07:25 > 0:07:28I'd like to do something with catering. I haven't decided yet.

0:07:28 > 0:07:35But with a background in education, it would be nice to do some teaching as well - cookery teaching.

0:07:35 > 0:07:38And do some catering functions as well.

0:07:38 > 0:07:41- So, 850 is the budget.- Yes.- Yes.

0:07:41 > 0:07:44We could go up to about 900 without a business.

0:07:44 > 0:07:48Then with a property with a business, maybe to go over a million.

0:07:48 > 0:07:51- The pressure is on to find somewhere?- Absolutely.

0:07:51 > 0:07:55My lease on the flat runs out in about a month's time.

0:07:55 > 0:07:57So after that we're homeless!

0:07:57 > 0:07:59- We don't want you to be homeless! - No!

0:07:59 > 0:08:02- We don't, either! - We need to find somewhere.

0:08:02 > 0:08:05We've got some fantastic properties to show you.

0:08:05 > 0:08:09It's a great area to live in and you've got a great budget as well.

0:08:09 > 0:08:12- And there's the mystery property as well.- Ooh!- Shall we get going?

0:08:12 > 0:08:14Looking forward to it.

0:08:16 > 0:08:19For a budget of £850,000,

0:08:19 > 0:08:23Kyle and Rebecca are looking for a large detached family home.

0:08:23 > 0:08:28But they're willing to stretch to just over £1 million if the plot has business potential.

0:08:36 > 0:08:39They're hoping to put their own mark on the property

0:08:39 > 0:08:43so will definitely consider redecorating and minor alterations.

0:08:45 > 0:08:48But it's a big move from where you are now.

0:08:48 > 0:08:50You're bang in the heart of London.

0:08:50 > 0:08:54- Every sort of shop and restaurant right on your doorstep.- I know.

0:08:54 > 0:08:56- It's not like that here.- No.

0:08:56 > 0:09:01I think that's why we've said to be able to access a town

0:09:01 > 0:09:05and also Harrogate is quite a cosmopolitan town.

0:09:05 > 0:09:07There seems to be quite a bit going on

0:09:07 > 0:09:10in terms of nightlife, restaurants.

0:09:10 > 0:09:12- Culture.- Yes.

0:09:12 > 0:09:16So to be able to access that but also have the best of the countryside.

0:09:19 > 0:09:22And we have some prime countryside to offer up in our first property

0:09:22 > 0:09:28which lies towards the Yorkshire Dales, 13 miles north-west of Harrogate in the village of Wilsill.

0:09:28 > 0:09:32Located in an Area of Outstanding Natural Beauty,

0:09:32 > 0:09:36Wilsill is a quiet, rural place surrounded by countryside

0:09:36 > 0:09:39with incredible views across the Dales. The house itself

0:09:39 > 0:09:42is Grade II listed and was originally three buildings -

0:09:42 > 0:09:46a farmhouse, cottage and barn dating back to 1630.

0:09:47 > 0:09:50- Let's take in the house. What do you think?- It's lovely.

0:09:50 > 0:09:52I love the traditional stone style.

0:09:52 > 0:09:55- It's got a bit of history as well. - Nice to hear.

0:09:55 > 0:09:59- Alan Bennett, the playwright, was evacuated here during the war. - Wow.- OK.- Interesting.

0:09:59 > 0:10:02- Shall we go in?- Let's have a look. - Let's go.- Thank you.

0:10:05 > 0:10:07The original features on the exterior

0:10:07 > 0:10:10include attractive stone mullion windows

0:10:10 > 0:10:13and the York stone details continue inside.

0:10:15 > 0:10:19- Mind your head!- OK. - You might be OK, actually.

0:10:19 > 0:10:21- Yes!- Perfect! - I'd definitely bump on that.

0:10:21 > 0:10:26- Wow.- This is your dining room. The thing that hits you is that fireplace.

0:10:26 > 0:10:28- That is lovely.- It's amazing.

0:10:28 > 0:10:29It's the original fireplace.

0:10:29 > 0:10:32You've also got the original wood panelling.

0:10:32 > 0:10:37- That's why the property is Grade II listed, the fireplace and panelling. - OK.

0:10:37 > 0:10:43- And a lovely little window, looking out onto that view. - Gorgeous. Very nice.

0:10:43 > 0:10:47- This is your dining room. - Absolutely. I love this fireplace.

0:10:47 > 0:10:51- You can't take your eyes off it!- I'd have two little high chairs there.

0:10:51 > 0:10:55- Yeah.- Armchairs, even.- Could have nice little parties in here.- Yeah.

0:10:55 > 0:11:00- Nice.- You're saying all the right things.- Yeah.- We've not been trained, either!

0:11:02 > 0:11:07Next to the dining room is the main sitting room, again with a huge fireplace,

0:11:07 > 0:11:09heavy stonework and another cosy window seat.

0:11:09 > 0:11:12Then beyond this room is the kitchen/diner.

0:11:15 > 0:11:21- Ooh, that's nice.- It is, isn't it? - Yes. This looks very new as well.

0:11:21 > 0:11:26It's the original flagstone, and again, the original windows.

0:11:26 > 0:11:30And more granite than I've ever seen in my life!

0:11:30 > 0:11:33Just through there, a utility room as well.

0:11:33 > 0:11:35Plenty of room for everything you'd need.

0:11:35 > 0:11:40- It's very practical.- Yes. For a family.- Is it too modern for you?

0:11:40 > 0:11:44It's something I'd have to think about a little bit.

0:11:44 > 0:11:48Get my head round it. I've always thought a more traditional style.

0:11:48 > 0:11:50I have to say it's finished off beautifully.

0:11:50 > 0:11:54It seems the main living areas downstairs are hitting the spot.

0:11:54 > 0:11:58It's time to tour the upstairs, where there are five bedrooms,

0:11:58 > 0:12:01including a single room, two double rooms,

0:12:01 > 0:12:04one of which is used as a study.

0:12:04 > 0:12:08There's also the family bathroom and a master bedroom

0:12:08 > 0:12:15featuring beautiful unspoilt views, and a spacious contemporary en-suite with separate bath and shower.

0:12:15 > 0:12:19Kyle and Becky said they'd ideally want somewhere they can put their own stamp on.

0:12:19 > 0:12:22There's plenty of scope in the last room on this floor.

0:12:22 > 0:12:26- You wanted a project? - Wow! This is amazing.

0:12:26 > 0:12:29- It's a big space.- Loads of original features.- Absolutely.

0:12:29 > 0:12:32- I love that window up there. - That's fantastic.

0:12:32 > 0:12:37- Yes and the lower windows give you that...- Opens out the view. - Wonderful view.

0:12:37 > 0:12:40There's planning permission to put a bathroom in here.

0:12:40 > 0:12:45So this could be a very generous master bedroom, I would say.

0:12:45 > 0:12:46- Yes.- It would be a nice bedroom.

0:12:46 > 0:12:49But the potential doesn't end here

0:12:49 > 0:12:53as there's more planning permission for further residential accommodation

0:12:53 > 0:12:56and even business possibilities.

0:12:58 > 0:13:03Come on in. Don't look so frightened! It's OK!

0:13:03 > 0:13:08- Directly above us is the potential master bedroom.- Yes.- Yes.

0:13:08 > 0:13:13- Well, there's planning also for this part of the house. This is the old barn.- Right.

0:13:13 > 0:13:16So you could transform this into living space as well,

0:13:16 > 0:13:20- if you wanted to.- That's nice. This is a really good space.

0:13:20 > 0:13:25The current owners have an office there, a modern office, in keeping with the rest of the house.

0:13:25 > 0:13:27I think this adds quite a lot more to it.

0:13:27 > 0:13:31Also, this may be throwing you a curveball too many now,

0:13:31 > 0:13:37you could use this as a separate building entirely, upstairs as well,

0:13:37 > 0:13:39and have it as a holiday let.

0:13:39 > 0:13:41- Yeah.- OK. OK.

0:13:41 > 0:13:46- Although it would be nice to have this as a bigger drawing room, living room.- Yes.

0:13:46 > 0:13:49- You're being greedy now!- Yeah.

0:13:49 > 0:13:55Well, there's a turn up for the books. I thought a holiday let with income potential might appeal,

0:13:55 > 0:13:58but it looks like home comforts are taking top priority.

0:13:58 > 0:14:01The garden starts with a large patio area

0:14:01 > 0:14:04which leads out onto beautiful landscaped gardens

0:14:04 > 0:14:08with a vegetable plot and formal lawned areas.

0:14:08 > 0:14:10You've seen the view from afar.

0:14:10 > 0:14:11Wow, that's amazing.

0:14:11 > 0:14:14- It is, yes.- Beautiful. - It just keeps going.

0:14:14 > 0:14:18Your plot of land is basically the wall. Follow the wall down there.

0:14:18 > 0:14:21- It's about 1.77 acres of land.- OK.

0:14:21 > 0:14:25- That's enough.- Yes, that's just an enormous space down there.

0:14:25 > 0:14:30It is, isn't it? I sense that you like it, so let's talk money.

0:14:30 > 0:14:33- What do you think it's on the market for?- Shall I go first?- Yes.

0:14:33 > 0:14:37I think about 825,000.

0:14:37 > 0:14:39OK. For all that?

0:14:39 > 0:14:41- Yeah.- Okey-dokes.- Why not?

0:14:41 > 0:14:47I'm thinking so near to Harrogate, I'm going to say 860.

0:14:47 > 0:14:50- Ooh. OK. You're both way out.- OK.

0:14:50 > 0:14:53- But which way? - Hopefully the right way!

0:14:53 > 0:14:57Yes, it is the right way. Currently on the market for £785,000.

0:14:57 > 0:15:00- Wow. That's a lot cheaper than... - Yeah.

0:15:00 > 0:15:05- Gives you plenty of money to spend. - To do the conversions you'd need to do.

0:15:05 > 0:15:08- And go on holiday while it's happening!- I like your style!

0:15:08 > 0:15:11Go and take it all in. Have a look at the downstairs space.

0:15:11 > 0:15:14Draw up a few plans in your head.

0:15:14 > 0:15:16- OK.- I'll catch up with you. - Lovely.- Good.

0:15:16 > 0:15:18- Thank you.- Pleasure. Thank you.

0:15:19 > 0:15:23A surprise to both our buyers. Our first property is well under budget.

0:15:42 > 0:15:45The grounds overlook the beautiful Yorkshire Dales.

0:15:45 > 0:15:49I really love the house, particularly at the price it was at.

0:15:49 > 0:15:52I thought it would be higher, being near to Harrogate.

0:15:52 > 0:15:55Got some wonderful features, like the fireplace.

0:15:55 > 0:15:59And the fact that we can do some renovating work as well.

0:15:59 > 0:16:03Although the kitchen is a bit snugger than you'd have liked,

0:16:03 > 0:16:09- we could have this as the dining room.- It would make a lovely dining room.

0:16:09 > 0:16:12I think the house is very nice.

0:16:12 > 0:16:17It's the sort of house anybody would be happy to just move into and live in.

0:16:17 > 0:16:20You've also got that potential to do whatever you want

0:16:20 > 0:16:23with the area above the garage and below the garage.

0:16:24 > 0:16:27- A-ha.- Hello.- Hello.- Seen enough?

0:16:27 > 0:16:31- Yes. - You're still smiling.- Absolutely. - I was catching some rays.

0:16:31 > 0:16:34- Let's not idle, though. Let's carry on.- Lovely.

0:16:43 > 0:16:48100 years ago, the Victorian tourist looking to rejuvenate

0:16:48 > 0:16:52came to North Yorkshire in search of a very specific elixir - water.

0:16:52 > 0:16:55However, it wasn't the coast or country they escaped to.

0:16:55 > 0:16:57It was the spa town of Harrogate.

0:16:57 > 0:17:02Back in 1571, natural springs were discovered by William Slingsby

0:17:02 > 0:17:06which tasted similar to those in a Belgian town called Spa.

0:17:06 > 0:17:08So Harrogate became the first place in England

0:17:08 > 0:17:10that had the name Spa applied to it.

0:17:12 > 0:17:15Becky and Kyle met up with local historian Malcolm Neesam

0:17:15 > 0:17:18to find out more about the town's therapeutic properties,

0:17:18 > 0:17:22starting in the Royal Pump Room, created back in 1842.

0:17:23 > 0:17:27The strong sulphur well is the most celebrated in Europe.

0:17:27 > 0:17:30For a time, they said it was the strongest in the world.

0:17:30 > 0:17:33But once the curative power of the water was proven,

0:17:33 > 0:17:37then people started coming in dozens, hundreds, thousands,

0:17:37 > 0:17:41and eventually the visitor numbers exceeded the population.

0:17:41 > 0:17:47Harrogate's popularity as a tourist destination really took off during the 18th century

0:17:47 > 0:17:52when a physician called Timothy Bight claimed the sulphur and iron-rich waters

0:17:52 > 0:17:54had medicinal healing qualities.

0:17:54 > 0:17:57By the mid-19th century, over 30,000 visitors a year

0:17:57 > 0:17:59came to take the waters.

0:17:59 > 0:18:01The secret is

0:18:01 > 0:18:04keep it away from your nose until you're ready to drink.

0:18:04 > 0:18:10When you are, bring it to your lips quickly and then down it.

0:18:12 > 0:18:14- Mmm! Delicious!- Easy!

0:18:14 > 0:18:16- You must try some.- OK.

0:18:16 > 0:18:18I can smell it.

0:18:18 > 0:18:19Go on, then.

0:18:23 > 0:18:25- Ooh, it's...- Down in one?

0:18:25 > 0:18:26I didn't quite do it!

0:18:26 > 0:18:29It definitely tastes of boiled eggs!

0:18:29 > 0:18:32- It's quite salty.- I couldn't do that every day, to be honest!

0:18:32 > 0:18:35There are 88 official springs in Harrogate.

0:18:35 > 0:18:3836 can be found in the beautiful Valley Gardens.

0:18:38 > 0:18:43The gardens formed an exercise element of the visitors' health regime,

0:18:43 > 0:18:46providing an attractive walk in-between drinking the waters.

0:18:46 > 0:18:51To quench the Victorians' growing desire for entertainment as well as health,

0:18:51 > 0:18:56Harrogate grew into a fully-fledged resort. The Royal Hall was built in 1903

0:18:56 > 0:19:00as a place of day and night amusement for the town's discerning guests.

0:19:02 > 0:19:06It was originally called the Kursaal, or Cure Hall.

0:19:06 > 0:19:11It was designed by England's greatest theatrical designer, Frank Matcham.

0:19:11 > 0:19:15I believe he had about 1,200 buildings to his credit, a phenomenal amount.

0:19:15 > 0:19:19The reason this place is here is to do with the treatments and the spa.

0:19:19 > 0:19:23The third facet of the Victorian spa

0:19:23 > 0:19:26- was enjoyment.- OK.

0:19:26 > 0:19:30You came here to be entertained. Have your stresses lifted.

0:19:30 > 0:19:34With many high-quality establishments, it's clear to see why Kyle and Rebecca

0:19:34 > 0:19:38want to tap into Harrogate's fashionable leisure industry.

0:19:38 > 0:19:41So hoping we've inspired them with some distinguished ideas

0:19:41 > 0:19:46for their future business, it's time to get on to our second property.

0:19:50 > 0:19:54We're travelling ten miles further north than they wanted to be

0:19:54 > 0:19:57in order to find a property they can get their teeth into.

0:19:57 > 0:20:01Our destination is Pickhill, still only half an hour from Harrogate

0:20:01 > 0:20:04should they choose to set up a business here.

0:20:04 > 0:20:07Pickhill is a quiet, charming village with a church and a pub.

0:20:07 > 0:20:11But the nearest shops and amenities are eight miles away.

0:20:11 > 0:20:14Our second property is another Grade II listed family home,

0:20:14 > 0:20:19built at the start of the Georgian period and later used as a vicarage

0:20:19 > 0:20:21in the mid-1800s.

0:20:21 > 0:20:23- Wow. Lovely.- It is.

0:20:23 > 0:20:28- Yeah. Large.- I know. - It's a chunky house.- Yeah.

0:20:28 > 0:20:32- Do you like it?- Outside. - From here it looks lovely.

0:20:32 > 0:20:36- Yeah.- Yeah.- Looks impressive. - I like the style.- Doesn't it.

0:20:36 > 0:20:39- I suppose you'd like to see inside? - Definitely.- Come on, then!

0:20:41 > 0:20:44Moving away from the rustic style of our first house,

0:20:44 > 0:20:49this elegant property showcases those great Georgian symmetrical proportions.

0:20:49 > 0:20:53We're starting the tour in the first of four reception rooms.

0:20:53 > 0:20:54This is a...

0:20:55 > 0:21:00snug, TV room, whatever you want it to be. It's one of the receptions.

0:21:00 > 0:21:01One of the many reception rooms.

0:21:01 > 0:21:04- It's a nice space, nice size. - There's lots of it.

0:21:04 > 0:21:11- A totally different feel from the other property.- Complete opposites. It has lots of potential.

0:21:11 > 0:21:15The snug is just one of the rooms that flow off the grand hallway

0:21:15 > 0:21:18with its impressive wood-burner.

0:21:18 > 0:21:23There's also a study, a large dining room with a window seat in the bay,

0:21:23 > 0:21:27and a bright and very well-proportioned drawing room.

0:21:27 > 0:21:29But next up, we're heading to the kitchen.

0:21:31 > 0:21:33- Wow!- Ooh!- This is lovely!

0:21:33 > 0:21:36This is a nice size.

0:21:36 > 0:21:40This is what you'd call a what, a country kitchen?

0:21:40 > 0:21:44- Yes, definitely.- You wanted one of those, didn't you?- Absolutely.

0:21:44 > 0:21:49- It's a lovely size.- And great views out of the window.

0:21:49 > 0:21:52- That's your walled garden. - Yeah.- Right. I like it!

0:21:52 > 0:21:55- Yeah?- Very nice.- Good party room.

0:21:55 > 0:22:00Oh, definitely. You could just spend most of your time in here, actually.

0:22:00 > 0:22:05- Mmm!- Your catering empire would be founded here.- It would build from here.

0:22:05 > 0:22:07- The hearth.- From that very range!

0:22:07 > 0:22:10"Becky's Cakes"!

0:22:10 > 0:22:13The kitchen comes complete with a big utility room

0:22:13 > 0:22:17and a huge walk-in larder, an ideal bonus for our chef.

0:22:17 > 0:22:20Let's see what's in store up on the first floor

0:22:20 > 0:22:23where there are five of the seven bedrooms.

0:22:23 > 0:22:26Two bedrooms are presented as singles,

0:22:26 > 0:22:28though one of these is quite large.

0:22:28 > 0:22:32There's also a twin room, a double bedroom and a family bathroom

0:22:32 > 0:22:35which could benefit from some modernisation.

0:22:37 > 0:22:40This is the master bedroom at the moment. Again, very bright.

0:22:40 > 0:22:43- That's lovely. - Nice view into the field.

0:22:43 > 0:22:45His'n'hers storage.

0:22:45 > 0:22:48- That's handy.- Or hers'n'hers!- Yes!

0:22:49 > 0:22:51There's an en-suite as well, if you want to look.

0:22:55 > 0:23:03- This is a good size.- It's big, isn't it? Again, it could do with updating, but it's a big room.

0:23:03 > 0:23:04Nice.

0:23:04 > 0:23:08It may require a bit of vision and work to make this their own,

0:23:08 > 0:23:11but the bones of this period Georgian house are fantastic.

0:23:11 > 0:23:14On the top floor lie the last two bedrooms,

0:23:14 > 0:23:16one of which is used for storage,

0:23:16 > 0:23:19and the other presented as a further guest room.

0:23:19 > 0:23:21- Welcome upstairs.- Ooh, wow.

0:23:24 > 0:23:27- This is OK!- You two giggling away. - A big room.

0:23:27 > 0:23:32- Another big room.- They had to make the most of the space, didn't they?

0:23:32 > 0:23:34They didn't have enough!

0:23:34 > 0:23:39- What do you think?- I think it's different. Quirky.- Yes.

0:23:39 > 0:23:45I think it's got... It's the sort of house you'd take on as a project and put your heart and soul into it.

0:23:45 > 0:23:48It could become something really quite special.

0:23:48 > 0:23:53That's why we've shown you it. It's basically got nearly everything you wanted.

0:23:53 > 0:23:57It's a big project. It's something we'd really have to think about.

0:23:57 > 0:24:02The brief Rebecca and Kyle gave us was that they didn't want a finished house.

0:24:02 > 0:24:04They'd prefer somewhere they could make their own.

0:24:04 > 0:24:07This place certainly delivers on that front.

0:24:07 > 0:24:10But will it be too much of a project for them to take on?

0:24:10 > 0:24:14Time to get outside and see if the garden will persuade them.

0:24:14 > 0:24:17In the beautifully tended mature grounds

0:24:17 > 0:24:20there are formal lawned areas with topiary hedging,

0:24:20 > 0:24:27an orchard with a variety of fruit trees, some bee hives and an ice house. In total,

0:24:27 > 0:24:29the land extends to 1.5 acres.

0:24:29 > 0:24:32Again, just what they're looking for.

0:24:32 > 0:24:36- It's almost too much, really. - So much to take in.

0:24:36 > 0:24:41- Yes, so much to take in.- I'll let you take in that part of the garden later, for a romantic stroll.

0:24:41 > 0:24:43- I don't want to be a gooseberry.- No?

0:24:43 > 0:24:45OK. Everything comes at a price.

0:24:45 > 0:24:47- Yes.- What do you reckon?

0:24:47 > 0:24:49I'm going to say 890.

0:24:49 > 0:24:51890,000.

0:24:51 > 0:24:56- OK.- I think it will probably be less than that.

0:24:56 > 0:25:00I'm thinking again about 820.

0:25:00 > 0:25:05- It's actually currently on the market for £775,000.- OK.

0:25:05 > 0:25:08- I'm way out again!- It's a lot of house, isn't it?

0:25:08 > 0:25:10For that money, yeah, a lot of house.

0:25:10 > 0:25:14- Go and take that romantic stroll. - Yes.- And that might sway you.

0:25:14 > 0:25:16- You never know.- Have a look?- OK.

0:25:16 > 0:25:18- I'll be at the front. - See you in a bit.

0:25:18 > 0:25:20Ah, they're holding hands already!

0:25:22 > 0:25:26Under budget yet again at £775,000,

0:25:26 > 0:25:30this grand period family home is full of character charm.

0:25:30 > 0:25:33It has everything our buyers requested, and more.

0:25:43 > 0:25:48There's potential to make cosmetic improvements, exactly what they'd hoped for.

0:25:48 > 0:25:52It is probably a bit further north than I'd have liked to have gone.

0:25:52 > 0:25:55However, I do love the potential for the house.

0:25:55 > 0:25:58In terms of running a business from here

0:25:58 > 0:26:01or even from near here

0:26:01 > 0:26:03we'd have to think long and hard about that.

0:26:03 > 0:26:06It's got lots of space, lots of land,

0:26:06 > 0:26:11a good mixture of the Victorian and the Georgian, really.

0:26:11 > 0:26:16We've got the lovely country style kitchen, the pantry, the cellar.

0:26:16 > 0:26:19Fabulous gardens with all the fruit trees.

0:26:19 > 0:26:21And just so much space

0:26:21 > 0:26:22to play around with.

0:26:22 > 0:26:24So it ticks all the boxes.

0:26:27 > 0:26:29You certainly took your time!

0:26:29 > 0:26:31- It was a big 'un!- It's a big house!

0:26:31 > 0:26:34Don't know about you, but I'm exhausted!

0:26:34 > 0:26:36- That was a lot of house to see. - A lot of house.

0:26:36 > 0:26:39Two very different houses. A lot to take in.

0:26:39 > 0:26:42- I think we should call it a day. - Yes.- Certainly.

0:26:42 > 0:26:43And regroup tomorrow, yes?

0:26:43 > 0:26:47- Definitely. It's been a great day. - You look totally whacked!

0:26:47 > 0:26:50- What are you trying to say? - Come on, let's go.

0:26:57 > 0:27:02With Rebecca and Kyle reflecting on the two contrasting properties they've seen so far,

0:27:02 > 0:27:05the first day of our journey comes to an end.

0:27:09 > 0:27:15Ex-teachers Kyle and Rebecca are looking to build a fresh life together in North Yorkshire

0:27:15 > 0:27:17which entails both a new house and new livelihood.

0:27:17 > 0:27:20So far we've shown them two great options.

0:27:20 > 0:27:25With their very fluid plans about their dream lifestyle, we've had our work cut out.

0:27:25 > 0:27:29It's a big project. It's something we'd really have to think about.

0:27:29 > 0:27:33But coming up, we're hoping to strike the right notes.

0:27:36 > 0:27:40Our mission is to find Kyle and Rebecca their first together home

0:27:40 > 0:27:42here in North Yorkshire.

0:27:42 > 0:27:46They're after a lifestyle change that will also hopefully afford them a new business.

0:27:46 > 0:27:49Yesterday, we concentrated mostly on the houses.

0:27:49 > 0:27:53We got mixed emotions. At one point they're ready to take on a project,

0:27:53 > 0:27:55then all of a sudden they're not!

0:27:55 > 0:27:58Well, they do say you shouldn't take your work home with you.

0:27:58 > 0:28:03That's what we're going to show them today. Will it get the creative juices flowing

0:28:03 > 0:28:06or will it leave a bitter taste in the mouth? Let's find out!

0:28:08 > 0:28:12For the mystery house, we're going all out for a home-cum-business.

0:28:12 > 0:28:15It should give our buyers a real shock when it comes to the price.

0:28:15 > 0:28:20We're travelling about half an hour from Ripon to the market town of Middleham.

0:28:20 > 0:28:25It's well within an hour's drive of Harrogate, just over a mile from the boundary of the Dales.

0:28:25 > 0:28:29Middleham is a small rural market town at its best,

0:28:29 > 0:28:31with less than 1,000 residents.

0:28:31 > 0:28:34It's surrounded by the wonderful Wensleydale countryside

0:28:34 > 0:28:39and dominated by the ruins of the magnificent 12th-century castle

0:28:39 > 0:28:42which was the childhood home of King Richard III.

0:28:42 > 0:28:48For over 200 years, Middleham has been a premier location for training thoroughbred racehorses.

0:28:48 > 0:28:51There are about 600 horses currently being trained here.

0:28:51 > 0:28:56This industry attracts many visitors to the town as well as those coming to explore the Dales,

0:28:56 > 0:29:01resulting in a wealth of shops, restaurants, pubs and hotels.

0:29:03 > 0:29:05I'm here to show you this.

0:29:05 > 0:29:09- OK. Wow.- What you've got here is a totally different scenario.

0:29:09 > 0:29:13It's currently a home. It dates back about 300 years.

0:29:13 > 0:29:17Currently the owners have two successful businesses running from it.

0:29:17 > 0:29:19A bed and breakfast, three bed.

0:29:19 > 0:29:21And also a very successful shop as well.

0:29:21 > 0:29:24- OK.- OK.- I'm very intrigued.

0:29:24 > 0:29:28- Best get in.- Let's have a look.- Hope you're smiling by the end of it!

0:29:29 > 0:29:32The mystery package is a Grade II listed three-storey building

0:29:32 > 0:29:36that sits right in the heart of the cobbled market square,

0:29:36 > 0:29:39a prime position to take full advantage of all the passing trade.

0:29:39 > 0:29:42Let's get straight down to business.

0:29:42 > 0:29:47This is currently used as the guest lounge and breakfast area.

0:29:47 > 0:29:52- Lovely big fireplace.- Huge fireplace. It's a working fireplace.

0:29:52 > 0:29:53Fabulous.

0:29:53 > 0:29:56- Lots of potential, I think. - This is a nice room.

0:29:56 > 0:29:58- It's lovely.- Very nice.

0:29:58 > 0:30:03- Good. You're saying all the right things.- Good.- Shall we carry on? - Yes.- Let me squeeze past.

0:30:04 > 0:30:07Down the hallway lies the kitchen/breakfast room,

0:30:07 > 0:30:10the smallest we've seen so far. What will Becky think?

0:30:10 > 0:30:13- Right.- First thoughts?

0:30:13 > 0:30:16I think we'd want to update it slightly.

0:30:17 > 0:30:19But it's got potential.

0:30:19 > 0:30:23- It's a bit snugger than you would have liked.- Possibly.- The size.

0:30:23 > 0:30:26It depends what sort of kitchen you're thinking.

0:30:26 > 0:30:30If it's going to be part of the business, it's different than if it's...

0:30:30 > 0:30:32We'd have to think about what we were going to do.

0:30:32 > 0:30:36Next to the kitchen is a decent-sized utility room.

0:30:36 > 0:30:39This is currently the owner's sitting room.

0:30:39 > 0:30:42- That's lovely.- Aw! Very lovely.

0:30:42 > 0:30:45- Original beam here.- Very nice. - Fantastic.

0:30:45 > 0:30:47- I like this room. - This is cosy.- Very cosy.

0:30:47 > 0:30:52I'm intrigued to see how they're doing the business upstairs

0:30:52 > 0:30:54and with the shop.

0:30:54 > 0:30:57So, yes, I'd like to see more.

0:30:57 > 0:31:01Let's go upstairs. Maybe we'll talk facts and figures as well.

0:31:01 > 0:31:04- Great.- Great. Thank you. - Let me squeeze through.

0:31:11 > 0:31:14- I really like this staircase. - Yeah.- Yes.

0:31:14 > 0:31:18- Great feeling of grandeur.- I know. - The window sets it off.

0:31:18 > 0:31:20So...

0:31:20 > 0:31:25This is the - presently, anyway - the bed and breakfast side of things.

0:31:25 > 0:31:30But you've got three bedrooms to sell nightly on this floor.

0:31:30 > 0:31:35Two for £80 a night and the main one for 90. They're all en-suite.

0:31:35 > 0:31:38- OK.- And they're all a large size, as well.

0:31:38 > 0:31:44So if you work it out, that's probably about £250 a night.

0:31:44 > 0:31:51At the moment, the current owner runs it to about 30%, 25 to 30% capacity over the year.

0:31:51 > 0:31:57Up here there's also a family bathroom and a single guest room.

0:31:57 > 0:32:00That wraps up the commercial first floor.

0:32:00 > 0:32:04But there's more to come. The next two storeys are given over to the owner's quarters.

0:32:04 > 0:32:07I'm glad you're good with stairs!

0:32:07 > 0:32:09- Wow!- This is where the current owners live.

0:32:09 > 0:32:13- Right.- A little sitting area and a little mezzanine area upstairs

0:32:13 > 0:32:16which has some gym equipment in it and storage.

0:32:16 > 0:32:20- OK.- This has potential to develop into whatever you want.

0:32:20 > 0:32:24- Yeah.- The pipes are in the corner so you could put a bathroom up here.

0:32:24 > 0:32:26- Oh, it's lovely.- Nice beams.

0:32:26 > 0:32:30- I like this up here. - It feels completely different from the rest of it.

0:32:30 > 0:32:33- Absolutely.- Which is a good thing. - It's lovely.

0:32:33 > 0:32:39There are another two bedrooms up here, the largest of which has an exposed brick chimneybreast.

0:32:39 > 0:32:42That concludes the tour of the residential side of the house

0:32:42 > 0:32:46as well as one of the two businesses that currently operate here.

0:32:46 > 0:32:50Being in the town centre, this plot doesn't have a garden.

0:32:50 > 0:32:54But we do have one last stop which is back down on the ground floor.

0:32:56 > 0:33:01- Off the downstairs hall...- Wow! - ..you have your very own shop.

0:33:01 > 0:33:04- Wow.- This is lovely.- It is, isn't it?- What a fabulous space.

0:33:04 > 0:33:10- I love the windows and the door. Very pretty.- It's got a very good frontage.- Yes.

0:33:10 > 0:33:13There are options. Keep it as two businesses and a home.

0:33:13 > 0:33:18- Keep that part as your home and this as business. - I know. So much to think about.

0:33:18 > 0:33:22- The big question is, can you afford it?- We don't know!

0:33:22 > 0:33:27- You can go first cos you're really good at this. - You've done so well so far.

0:33:27 > 0:33:30- Do I get a clue?- Make it three out of three. No, no clues!

0:33:30 > 0:33:37OK. I'm going to go... I'll probably be hopelessly wrong, 820.

0:33:37 > 0:33:38OK. 820,000.

0:33:38 > 0:33:41I'm thinking maybe a bit more than 820.

0:33:41 > 0:33:45Probably thinking somewhere between 850 and 870.

0:33:45 > 0:33:49- It's catching, obviously. - Have I lost?- No, you're closer.

0:33:49 > 0:33:53- Yes!- But neither of you are anywhere near close enough.

0:33:53 > 0:33:55It's currently on the market - the whole thing -

0:33:55 > 0:33:58for £545,000.

0:33:58 > 0:34:01- Is it?!- You're smiling now!

0:34:01 > 0:34:04Look at that face. And breathe!

0:34:04 > 0:34:06- Crikey, that's... - We're not good at this game!

0:34:06 > 0:34:11- No!- I suppose the fact that it's without land.

0:34:11 > 0:34:17- Do you have any figures on the shop? - Yes, the shop currently turns over about 30k a year.- 30k.

0:34:17 > 0:34:19Go and have another look around.

0:34:19 > 0:34:22I'll be out the front on that lovely little bench.

0:34:22 > 0:34:24- Lovely.- I may be asleep.

0:34:24 > 0:34:27- That's fine.- Be gentle with me if I am, OK?

0:34:27 > 0:34:30- Take your time.- See you later. - Absolutely.- Thank you.- Thank you.

0:34:34 > 0:34:39They're still being polite. I think this property is everything they asked for.

0:34:39 > 0:34:45It's a lovely home. It also affords them plenty of business opportunities as well.

0:34:45 > 0:34:48So in this gorgeous market town where horses are prime,

0:34:48 > 0:34:52I wonder if this will be a yay or a "neigh"!

0:34:54 > 0:34:58For £545,000, the mystery lot offers great value for money.

0:34:58 > 0:35:01It's set over three floors and comes with...

0:35:11 > 0:35:15A home and a ready-made enterprise all in a great location.

0:35:17 > 0:35:19I think the mystery property has surprised me a lot.

0:35:19 > 0:35:23Totally not what I thought it was going to be.

0:35:23 > 0:35:26I think it's given us a lot to think about.

0:35:26 > 0:35:30The mystery property was certainly interesting as a business idea.

0:35:30 > 0:35:34It presents itself with a lot of possibilities.

0:35:34 > 0:35:38I don't think we will be looking at this place as somewhere to live.

0:35:38 > 0:35:44But it could be a good building to have as a business. It's interesting.

0:35:45 > 0:35:50- Hello.- I can't tell you how close I was falling asleep on that bench.

0:35:50 > 0:35:52- Idyllic. Seen enough?- Yes.

0:35:52 > 0:35:55You've seen everything we've got to offer

0:35:55 > 0:35:58so you should regroup, have a good chat, try not to fight,

0:35:58 > 0:36:03- and we'll catch up with you later. How's that?- Sounds like a plan. - Great idea.

0:36:10 > 0:36:1320th-century conductor Sir Thomas Beecham once said,

0:36:13 > 0:36:15rather patronisingly, I should add,

0:36:15 > 0:36:20"Brass bands are all very well in their place. Outdoors and several miles away."

0:36:20 > 0:36:24Well, the ordinary Victorian folk up north couldn't have disagreed more

0:36:24 > 0:36:29as the brass band was at the very heart of countless towns and villages.

0:36:29 > 0:36:35In the heyday of the mid-19th century, there were over 100 brass bands in North Yorkshire alone.

0:36:35 > 0:36:39I went to meet the Harrogate Brass Band's musical director, Steve Morland,

0:36:39 > 0:36:42during rehearsals in the Valley Gardens.

0:36:43 > 0:36:49Probably because I'm from Wales, I thought brass bands were associated with coalmining and so on.

0:36:49 > 0:36:51It's not the case here.

0:36:51 > 0:36:55In most parts of Yorkshire and Lancashire that's definitely the case.

0:36:55 > 0:36:59In Harrogate, we have a very different kind of industry

0:36:59 > 0:37:02and the industry became tourism in Victorian times.

0:37:02 > 0:37:05People come to take the waters and the treatments and so on.

0:37:05 > 0:37:08Bands were needed to entertain them.

0:37:08 > 0:37:12So a number of bands sprang up around the turn of the century in Harrogate.

0:37:12 > 0:37:16None of them exist to this day, sadly, but we've reformed in the last 40 years

0:37:16 > 0:37:19and we carry on the work of entertaining people.

0:37:19 > 0:37:23In 1835, the British Association for the Promotion of Temperance

0:37:23 > 0:37:28was formed by Christian groups as a society promoting personal morality

0:37:28 > 0:37:31with a pledge not to drink spirits.

0:37:31 > 0:37:37Playing in a brass band was seen as a positive pastime for the working classes and society as a whole.

0:37:37 > 0:37:40'Music was very elitist at that time

0:37:40 > 0:37:45'so for any one person to be able to come along, pick up an instrument and have a go

0:37:45 > 0:37:48'was a really big thing in music in this country.'

0:37:48 > 0:37:52What about nationally? Is the brass band movement in a healthy state?

0:37:52 > 0:37:56I wouldn't say healthy. Bands are still on the drop nationally.

0:37:56 > 0:37:58But the quality they produce is fantastic.

0:37:58 > 0:38:01Bear in mind these are exclusively amateur musicians.

0:38:01 > 0:38:06Everybody here, music is their hobby, not something you do professionally.

0:38:06 > 0:38:12- They're not paid.- Absolutely not. Some of the best bands in Britain perform at the highest level

0:38:12 > 0:38:13with top professional musicians.

0:38:13 > 0:38:16Brass bands have a long tradition of competition.

0:38:16 > 0:38:22There are about 20,000 players nationwide, playing in some 500 competing bands.

0:38:22 > 0:38:27In fact, participating in contests is one of the main highlights for players.

0:38:27 > 0:38:29But it takes a lot of practice to become champions.

0:38:31 > 0:38:33OK, from the key change!

0:38:39 > 0:38:43Nowadays, it's not just men. There are many women and young people involved.

0:38:43 > 0:38:46Learning to play an instrument is a great discipline

0:38:46 > 0:38:51and it's up to the younger players to get involved early to ensure the future of brass bands.

0:38:51 > 0:38:57Despite the tee-total origins, playing in such a band is a great social event.

0:38:57 > 0:39:01And if you'll pardon the pun, they've horned me in to join them in the pub.

0:39:01 > 0:39:03How could I refuse?

0:39:09 > 0:39:12And that's it. Our property search is over.

0:39:12 > 0:39:16It's fair to say we've shown Kyle and Rebecca three very different properties,

0:39:16 > 0:39:19all of them with huge potential.

0:39:19 > 0:39:22The question now is, which one of them, if any,

0:39:22 > 0:39:24will be their first together home?

0:39:24 > 0:39:25Time to find out.

0:39:29 > 0:39:32We've done quite a bit of travelling over the last few days.

0:39:32 > 0:39:35- We have.- I suppose every house has been different.

0:39:35 > 0:39:38Absolutely. It's been very interesting.

0:39:38 > 0:39:40A lot to think about from that point of view.

0:39:40 > 0:39:44- The first one was a bit of a shock for you.- I think so.

0:39:44 > 0:39:48When we saw it initially, we thought it might be a little bit too small.

0:39:48 > 0:39:52But when we saw the possibility of converting the garage,

0:39:52 > 0:39:54it suddenly became very attractive.

0:39:54 > 0:39:58- And it was in a very good location. - Yes.

0:39:58 > 0:40:01- Close to Harrogate and the views were superb.- Spectacular.

0:40:01 > 0:40:06- They certainly were.- And overall, the way they'd improved the house,

0:40:06 > 0:40:10- as far as they'd got, was perfect. - The only point was the kitchen,

0:40:10 > 0:40:17being that it was a modern kitchen rather than an old-style country kitchen that I would like.

0:40:17 > 0:40:20- OK. Let's move on.- Yes. - What about the Georgian property?

0:40:20 > 0:40:24- Rather big!- Huge! - Enormous. It was enormous.

0:40:24 > 0:40:28Even though a lot of the work was mostly decorative work,

0:40:28 > 0:40:32I still think it was going to be an enormous task to undertake.

0:40:32 > 0:40:35For me, even if the decorative work had been done,

0:40:35 > 0:40:39I'm not sure if the style of the house would have suited me

0:40:39 > 0:40:42even if it was brought up to the best spec.

0:40:42 > 0:40:44- But it ticked so many of your boxes. - It did.

0:40:44 > 0:40:48And I did see the potential in the property

0:40:48 > 0:40:51in terms of the country-style kitchen, the larder and the cellar.

0:40:51 > 0:40:56- But I think the location was possibly not...- That was the fundamental flaw, really.

0:40:56 > 0:40:59- How come?- It was in the wrong place.

0:40:59 > 0:41:01- A little bit too far out of Harrogate.- OK.

0:41:01 > 0:41:04And there wasn't enough immediately around it.

0:41:04 > 0:41:11It was in that flat hinterland between the Dales and the moors

0:41:11 > 0:41:13- that wasn't where we wanted to be. - No.

0:41:13 > 0:41:17Let's talk about the mystery property, where her work came home.

0:41:17 > 0:41:20Hmm. Yes, that was surprising.

0:41:20 > 0:41:23Initially we were thinking of living there.

0:41:23 > 0:41:26It was a bit hard to see that

0:41:26 > 0:41:28especially as there was no outside area.

0:41:28 > 0:41:31But once we realised it could just be a business,

0:41:31 > 0:41:36- it did seem a bit more attractive. - It opened it up a bit more.

0:41:36 > 0:41:40I thought the downstairs area was fantastic.

0:41:40 > 0:41:42A very good double-fronted shop.

0:41:42 > 0:41:47It had got the possibility of a cafe,

0:41:47 > 0:41:50and the B&B opportunities in the property were very good.

0:41:50 > 0:41:53We just need to check out the location a bit more

0:41:53 > 0:41:57to make sure that we'd be able to operate what we want to operate there.

0:41:57 > 0:42:00Are you going to go back and see any of them?

0:42:00 > 0:42:02I think at the moment

0:42:02 > 0:42:07weighing everything up for me, actually Property One would be...

0:42:07 > 0:42:10- a better option. - We'll have a look at that again.

0:42:10 > 0:42:14We'll tie it in to looking at other houses in the area for the first time.

0:42:14 > 0:42:17And then research the area around the mystery property.

0:42:17 > 0:42:21- Has the last few days helped you at all?- Yes, it has.- Yeah.

0:42:21 > 0:42:23We haven't seen much of the Harrogate area

0:42:23 > 0:42:28so to get to know that as an area has been fantastic.

0:42:28 > 0:42:31- All the best to you.- Thank you. - All the best.- Cheers!- Cheers!

0:42:33 > 0:42:37You know, it can very often be tricky finding that perfect house.

0:42:37 > 0:42:40But Kyle and Rebecca have the added pressure

0:42:40 > 0:42:43of it being the first property they're hoping to buy together.

0:42:43 > 0:42:46Of course they want it to be absolutely perfect.

0:42:46 > 0:42:48They're also hoping to start a business

0:42:48 > 0:42:52and the fact that they have to do all this in record time.

0:42:52 > 0:42:54But it's not all doom and gloom.

0:42:54 > 0:42:59The good news is they've set their hearts on North Yorkshire and they're positive people

0:42:59 > 0:43:03so it's only a matter of time till they make this beautiful county their home.

0:43:03 > 0:43:08Hope they do, or they could be camping on my lawn and I wouldn't wish that on anyone!

0:43:08 > 0:43:10Till next time, goodbye!

0:43:10 > 0:43:16If you'd like to escape to the country in Northern Ireland, Wales, Scotland or England and need help,
