0:00:00 > 0:00:03Today I'm in a county celebrated for its natural beauty.

0:00:03 > 0:00:07It's also home to some of the most incredible rock formations found

0:00:07 > 0:00:13anywhere in the country, including this gravity-defying one, known locally as Idol Rock.

0:00:13 > 0:00:17So will it be a rocky road or simple stroll to property paradise this week?

0:00:17 > 0:00:20Find out as we escape to the country.

0:00:32 > 0:00:37In today's show, I'll be helping a couple make their move of a lifetime to the country.

0:00:37 > 0:00:41But when the battle lines are drawn, it's clear who's gaining ground.

0:00:41 > 0:00:43It's tough being you.

0:00:43 > 0:00:45It is. I'm glad you know.

0:00:45 > 0:00:48But maybe we can call a truce with a mystery house.

0:00:48 > 0:00:51- Oh, it's stunning! - It really is Lisa-land.

0:00:53 > 0:00:58I'm in North Yorkshire, and all around me, the weird and wonderful Brimham Rocks.

0:00:58 > 0:01:02For the last 320 million years, wind and water have sculpted

0:01:02 > 0:01:06Yorkshire millstone grit into these bizarre structures.

0:01:06 > 0:01:12They stand here, gazing out over God's own country, as named by the people who call this county home.

0:01:12 > 0:01:14Covering 3,000 square miles,

0:01:14 > 0:01:17the White Rose County is England's largest,

0:01:17 > 0:01:21stretching between the Dales and the North Sea coast.

0:01:21 > 0:01:24Set alongside its natural geological wonders

0:01:24 > 0:01:27is a rich legacy of architecture.

0:01:27 > 0:01:31From the ruins of historic abbeys to great estates,

0:01:31 > 0:01:35with Castle Howard still standing after 300 years.

0:01:35 > 0:01:38It's one of the most iconic stately homes in the country.

0:01:38 > 0:01:44Its two National Parks, the North York Moors and the Yorkshire Dales, cover over a third of the county,

0:01:44 > 0:01:49its hills and pastures forming the bedrock of its agricultural heritage.

0:01:49 > 0:01:53North Yorkshire's history of quarrying is reflected in its housing stock, with an array

0:01:53 > 0:01:56of impressive locally-hewn stone properties,

0:01:56 > 0:01:59with real curb appeal, making it an attractive option

0:01:59 > 0:02:01for those wishing to escape to pastures new.

0:02:04 > 0:02:08North Yorkshire is the priciest county in the north of England.

0:02:08 > 0:02:12An average detached house will set you back £276,000...

0:02:12 > 0:02:16That's 20% above the average of the counties that border it.

0:02:16 > 0:02:17That's down to the Golden Triangle.

0:02:17 > 0:02:23So properties that fall between Harrogate, York and Leeds will go for a premium.

0:02:23 > 0:02:27However, if the idea appeals, there's a wealth of properties on the market.

0:02:27 > 0:02:33Priced at £370,000, this three-bedroom house in Flaxton

0:02:33 > 0:02:34blends old and new with exposed beams

0:02:34 > 0:02:40throughout its reception areas. It also has a bright, sleek kitchen.

0:02:40 > 0:02:48On the market at £645,000, this glorious four-bedroom chapel conversion in Shaw Mills

0:02:48 > 0:02:52raises the roof with its vaulted interior and striking Gothic windows.

0:02:52 > 0:02:59The luxurious master bedroom and impeccable kitchen/diner are reason enough to shout, "Alleluia!"

0:02:59 > 0:03:06But for ultimate new Georgian grandeur, this six-bedroom house in Knaresborough, on for 1.25m,

0:03:06 > 0:03:12offers a generous assortment of entertaining areas and beautifully landscaped gardens.

0:03:12 > 0:03:17It's clear North Yorkshire has enough beautiful property and scenery to entrance anyone.

0:03:17 > 0:03:20Not that this week's buyers need convincing. Let's meet them.

0:03:22 > 0:03:27Jane and Lisa, daughter Lexi and pet dog Muffin, are desperate to up sticks

0:03:27 > 0:03:31from their four-bedroom house in Tiptree, Essex and make the leap to North Yorkshire.

0:03:31 > 0:03:37Even though Lisa has a highflying job in London, it's a case of now or never.

0:03:38 > 0:03:40I was born and bred in North Yorkshire,

0:03:40 > 0:03:43and I feel this is the time to go back with the family.

0:03:43 > 0:03:46Lexi's in year six now. She finishes school this year.

0:03:46 > 0:03:50She's already been accepted for a secondary school in North Yorkshire,

0:03:50 > 0:03:52although Lisa will be working in London.

0:03:52 > 0:03:56The three or four quality-time days we get together will be the family days.

0:03:56 > 0:04:01Time is of the essence, as they've already exchanged on their current property.

0:04:01 > 0:04:07What's more, the location of their new home up North is key to their quality of life.

0:04:07 > 0:04:10The area we're looking to move to is within a ten-mile radius

0:04:10 > 0:04:14of York station because I'm going to be coming and going there every week.

0:04:14 > 0:04:19It's very important that that's very easy, otherwise it becomes a bit of a nightmare.

0:04:19 > 0:04:22'I quite embrace village life. I'm looking forward to it.'

0:04:22 > 0:04:27I like to join in for the village hall and stuff like that.

0:04:27 > 0:04:31Whereas me, because I'm actually only up in the area three days a week

0:04:31 > 0:04:33because I'm in London for the four days,

0:04:33 > 0:04:38I think I'd quite like to embrace the local pub and sort of really get into the community side of it that way,

0:04:38 > 0:04:41and I'll leave the village life for Jane during the week.

0:04:41 > 0:04:44I might even join the WI.

0:04:44 > 0:04:47A convivial home is certainly top of their wish list.

0:04:47 > 0:04:49We are looking certainly for a sort of four-bedroom property.

0:04:49 > 0:04:52There are only three of us in the house,

0:04:52 > 0:04:57but because we're moving so far away from family and friends, we'd like to have plenty of bedroom space

0:04:57 > 0:05:00for people to come and stay for extended weekends, I'm sure.

0:05:00 > 0:05:05A study area for me is very important, ideally somewhere slightly away from the house.

0:05:05 > 0:05:08And Jane has other requests to factor in.

0:05:08 > 0:05:12I'm looking for a social kitchen, a large area.

0:05:12 > 0:05:15And also if I can get doors that open onto a garden

0:05:15 > 0:05:19to look out onto, especially for the dog, it would be lovely.

0:05:19 > 0:05:23I love gardening. I find it very therapeutic.

0:05:23 > 0:05:28I'd like a little area so that we can plant vegetables, and Lexi and I can watch them grow together.

0:05:28 > 0:05:29That will be fantastic.

0:05:29 > 0:05:32So what style of property are they drawn to?

0:05:32 > 0:05:35We'd like a property to be characterful.

0:05:35 > 0:05:38'A brand-new house in a village location'

0:05:38 > 0:05:42we wouldn't say no to, but it would have to be special.

0:05:42 > 0:05:45'Barn conversions, we'll have to look at barn conversions...'

0:05:45 > 0:05:49It can be anything. We can't sit here and say, this is what it will be,

0:05:49 > 0:05:52but something we can just point at and say...

0:05:51 > 0:05:52We'll know when we see it.

0:05:52 > 0:05:56And how much do they have to spend on their Yorkshire property?

0:05:56 > 0:06:00Our maximum budget for our new property is £500,000.

0:06:04 > 0:06:09Given Jane and Lisa's particular location demands, the area we have to search in is very limited.

0:06:09 > 0:06:12That's going to be the major hurdle in this house move.

0:06:12 > 0:06:15As far as the house itself, there's nowt to worry about,

0:06:15 > 0:06:17as long as Jane can have her large kitchen,

0:06:17 > 0:06:23Lisa can have her study and Lexi can bag one of the four bedrooms, then I think the lasses will be happy.

0:06:23 > 0:06:28This is about finding a house that all three of them can call a home in a county that Jane already does.

0:06:28 > 0:06:30Let's see what we can do.

0:06:30 > 0:06:35Jane and Lisa ideally want their new family home to be around ten miles northwest of York,

0:06:35 > 0:06:38towards Knaresborough and Harrogate, so Lexi's school run

0:06:38 > 0:06:41and Lisa's commute are as painless as possible.

0:06:41 > 0:06:43However, we may need to look further afield

0:06:43 > 0:06:45to get them everything they're looking for.

0:06:45 > 0:06:48I'll be showing them three houses we've cherry-picked,

0:06:48 > 0:06:52but I won't be revealing the price of each until they've guessed.

0:06:52 > 0:06:57Lastly, we'll be going beyond limits and tempting them with our mystery property.

0:07:00 > 0:07:03Welcome to Yorkshire, or I should say, welcome home.

0:07:03 > 0:07:06- Yes, thank you. It is my home. - It must be quite emotional.

0:07:06 > 0:07:11It is. For the last year, I've sort of wanted to come home. I think the time is right.

0:07:11 > 0:07:16Lexi changes schools, and you know, hopefully we'll find the property of our dreams.

0:07:16 > 0:07:21We have looked at a lot so far. Some great houses, but sometimes the location just doesn't work.

0:07:21 > 0:07:24Let's take you back a bit. "We have looked at a lot." How many?

0:07:24 > 0:07:25Just over 30.

0:07:25 > 0:07:30- Over 30 properties already? - Yes. We've had a long look.

0:07:30 > 0:07:35- Thanks(!)- Probably more, actually, but we haven't listed the ones under offer or sold.

0:07:35 > 0:07:39- So there's a few left out there. - Are you excited about this?

0:07:39 > 0:07:42Really excited, and more so because we move in two months' time.

0:07:42 > 0:07:45- So the pressure's really on for you guys!- The pressure's on.

0:07:45 > 0:07:49We move in two months, so if we don't find a property, we have to rent somewhere.

0:07:49 > 0:07:52So we are hoping you're going to find us something we can't find.

0:07:52 > 0:07:54Yeah, I'm worried about you though.

0:07:54 > 0:07:57- Why?- You're going to be on the train all the time.

0:07:57 > 0:08:01No, I'm going to be living in London during the week, then come up here just on the long weekends.

0:08:01 > 0:08:03So it'll be like a holiday for me every weekend.

0:08:03 > 0:08:05The location's going to be paramount for you...

0:08:05 > 0:08:09- Ten to 12 miles away from York station is our boundary. - What about 15?

0:08:09 > 0:08:10Ten to 12 is good.

0:08:10 > 0:08:12Is she always like this?

0:08:12 > 0:08:15- Yes!- You're going to get your way, aren't you?

0:08:15 > 0:08:17- I hope so. That is the plan, yeah. - Recap on the budget.

0:08:17 > 0:08:24£500,000 and it is rather solid on that number because I'm actually buying a property in London as well.

0:08:24 > 0:08:29So really, if it could be 500 or under, then whatever comes under it, I can put onto my property in London.

0:08:29 > 0:08:32So it really is a deadline for us.

0:08:32 > 0:08:34- Let's get cracking, shall we? - Let's go. Perfect.

0:08:37 > 0:08:40With a £500,000 budget, Jane and Lisa are chomping at the bit

0:08:40 > 0:08:43to find a family home that will offer them

0:08:43 > 0:08:48an open plan kitchen/diner, an office for Lisa to work from home,

0:08:48 > 0:08:51four bedrooms and a generous garden set in a village,

0:08:51 > 0:08:54with a short commute for Lisa to York

0:08:54 > 0:08:57and within easy reach of Lexi's new school.

0:08:59 > 0:09:03With a daily school-run firmly in mind, we're headed to the village

0:09:03 > 0:09:06of Skelton-on-Ure for our first property.

0:09:06 > 0:09:08Besides a strong community and some amenities,

0:09:08 > 0:09:11there are nearby trains running straight into York for Lisa

0:09:11 > 0:09:14and local school bus service for Lexi.

0:09:14 > 0:09:19Among the well-tended properties is this Victorian housekeeper's cottage

0:09:19 > 0:09:23built in the 1840s and attached to the main manor house.

0:09:23 > 0:09:26So what do you think of the property? It's not detached.

0:09:26 > 0:09:28Yeah, it's not detached.

0:09:28 > 0:09:32- I think it's lovely. It's nice, very nice. - Peaceful area, which is very nice.

0:09:32 > 0:09:35Slightly off the road, which is great.

0:09:35 > 0:09:38- Well, good. All positive.- It is.

0:09:38 > 0:09:42'Well, it's a good first reaction to the character exterior.

0:09:42 > 0:09:44'Hopefully inside will hold the same appeal.'

0:09:44 > 0:09:45Come on in.

0:09:48 > 0:09:50The heart of the house.

0:09:50 > 0:09:54You walk straight in from the front door into your living room. What do you think?

0:09:54 > 0:09:59Yeah, I think because you've got this little area here, it's not straight into the lounge.

0:09:59 > 0:10:02It's quite small, but it's got a nice feel to it.

0:10:02 > 0:10:04It does. Nice.

0:10:04 > 0:10:06It's quite a strange layout. It's a long house.

0:10:06 > 0:10:11You know, you can go left towards the living spaces and right to your kitchen and dining room.

0:10:11 > 0:10:14- Shall we see the kitchen and dining room?- Yes, please.

0:10:14 > 0:10:18'Well, let's see if they can imagine serving up family meals in here.'

0:10:20 > 0:10:23You've a dining room now that you don't use much, do you?

0:10:23 > 0:10:26No, not that much, really. The occasional dinner party

0:10:26 > 0:10:29but it's very formal and that's not really where we are as a family.

0:10:29 > 0:10:32Lexi's growing up now and she likes to spend time with us in the kitchen,

0:10:32 > 0:10:36so a kitchen/diner is our preference, but if the house has got one, then why not?

0:10:36 > 0:10:41You could actually open this up into one big space because behind here is the other side of the fireplace.

0:10:41 > 0:10:45It's just been boarded up, so the fire could work both rooms,

0:10:45 > 0:10:49- which would be quite a nice idea, wouldn't it?- Absolutely.

0:10:49 > 0:10:52If you don't want the dining room table, you can make it into

0:10:52 > 0:10:54one big living space, with a piano or whatever as well.

0:10:54 > 0:10:57Yes. We got one of those. That ticks the box there.

0:10:57 > 0:11:03Well, I'll take you through to the kitchen because I know that's an important room for you. Come on.

0:11:06 > 0:11:07So!

0:11:07 > 0:11:10- It's a kitchen! - You wanted a kitchen/diner.

0:11:10 > 0:11:12This is just about a kitchen/diner, isn't it?

0:11:12 > 0:11:17And interestingly, you've got this lovely, bright utility room back there,

0:11:17 > 0:11:22so you'd probably put those in the utility room, so you'd have a lot more space, really.

0:11:22 > 0:11:27- Yes.- Yeah...I think it's probably just about...big enough.

0:11:27 > 0:11:29It wouldn't be my ideal kitchen, but...

0:11:29 > 0:11:32Not as it stands today, but that's not to say we can't change it.

0:11:32 > 0:11:37I don't think they've been wowed by this house so far, but it's early days.

0:11:37 > 0:11:40And I like the fact that they're trying to make these rooms work for them.

0:11:40 > 0:11:43We'll go back through the lounge to explore the other side of the house.

0:11:43 > 0:11:46So this is the 1995 conservatory.

0:11:46 > 0:11:47Right, OK. It's very bright.

0:11:47 > 0:11:52It is, isn't it? South-facing garden as well.

0:11:52 > 0:11:54You won't be cold.

0:11:54 > 0:11:56Good! Every weekend I come up.

0:11:56 > 0:12:00- Yeah, it is nice. - And you've got a double garage and a downstairs loo as well.

0:12:00 > 0:12:03I'm just not sure what you do with this space, really.

0:12:03 > 0:12:06At the moment, you can see there's a piano there,

0:12:06 > 0:12:10but there is a potential to knock this wall down, so you'd make the living room bigger.

0:12:10 > 0:12:12Is there a study here at the moment?

0:12:12 > 0:12:14There could be a study upstairs.

0:12:14 > 0:12:17- OK. If not, we could make it into a study.- Would it work as a study?

0:12:17 > 0:12:22Yes, I think it would. I think it could work as a study. Quite nice actually, with the light coming in.

0:12:22 > 0:12:25So you're basically just taking charge of the conservatory as well.

0:12:25 > 0:12:28That's right, yes. And so Jane would never be allowed in.

0:12:28 > 0:12:32- See what she did there? - It's got a view as well. So I've lost the conservatory..!

0:12:32 > 0:12:35If I'm working during the day, I like to have a view as well.

0:12:35 > 0:12:38- It's important.- Well, so this would be ideal then.- This would work.

0:12:38 > 0:12:42So now they know who's going to go where downstairs,

0:12:42 > 0:12:46we'll head upstairs and check out the four bedrooms, starting off with the master.

0:12:48 > 0:12:50What do you reckon? Dual-aspect room...

0:12:50 > 0:12:54Yeah, the dual aspect's nice. A nice, bright and sunny room is what we want.

0:12:54 > 0:12:56- The size is not bad.- But?

0:12:56 > 0:13:00- A bit of updating.- I think modernisation on the decor, again.

0:13:00 > 0:13:05But that's all cosmetic. Cosmetic's never going to be a problem, we can always change it.

0:13:05 > 0:13:08'Very true, Lisa. And there's a useful en suite here too.

0:13:08 > 0:13:11'Now let's turn our attention to Lexi.'

0:13:11 > 0:13:14This is an interesting room, isn't it?

0:13:14 > 0:13:16It is! It's nice. Quirky.

0:13:16 > 0:13:20- So would Lexi like this? - She would love this room.

0:13:20 > 0:13:23It's a good-sized room for her. A teenager's room.

0:13:23 > 0:13:25- Isn't it? - Nooks and crannies everywhere.

0:13:25 > 0:13:29- You've got a sofa by the window there as well. - She wanted a window box.

0:13:29 > 0:13:31So she'd like that.

0:13:31 > 0:13:35- A little window here. Yep, got Lexi written all over this one.- Good.

0:13:35 > 0:13:38'With Lisa's study taken care of downstairs,

0:13:38 > 0:13:42'these two light, bright, single bedrooms could be set aside for their guests.

0:13:42 > 0:13:44'There's also a modern family bathroom.

0:13:44 > 0:13:50'Jane and Lisa certainly know their own mind, but has this house won their hearts?

0:13:50 > 0:13:53'It's got the character for Lisa and village location for Jane,

0:13:53 > 0:13:58'along with the opportunity to make their mark on the interior.

0:13:58 > 0:14:02'Outside, the back garden is prettily landscaped with a greenhouse

0:14:02 > 0:14:06'and little vegetable plot, but can it deliver on size?'

0:14:07 > 0:14:11- Very peaceful, isn't it? - It is. Very nice.

0:14:11 > 0:14:12The back is as nice as the front.

0:14:12 > 0:14:15It's a really nice style, the brickwork's lovely,

0:14:15 > 0:14:18- the sash windows are great.- And the wall as well.- I love the wall.

0:14:18 > 0:14:21There's something about a walled garden.

0:14:21 > 0:14:24Every flower looks better against a walled garden. That's lovely.

0:14:24 > 0:14:27But it would need to be a bit bigger for us because we have a dog.

0:14:27 > 0:14:31We'll have plenty of people up to stay, we need space for socialising.

0:14:31 > 0:14:33What do you reckon it's worth?

0:14:33 > 0:14:38I think it would probably be about...£450,000.

0:14:38 > 0:14:43I think it's probably valued higher than that. I think it's valued about 485 or 490.

0:14:43 > 0:14:48It's been on the market for quite a while, so maybe they will take a bit off, maybe not.

0:14:48 > 0:14:52But they're currently after offers in the region of £495,000.

0:14:52 > 0:14:53So almost the top of your budget.

0:14:53 > 0:14:56Well, go and have another look around.

0:14:56 > 0:15:00- There's lots of little pockets you haven't even seen yet. - I'm sure we'll find some more.

0:15:00 > 0:15:01OK, thank you.

0:15:01 > 0:15:03Under budget at £495,000,

0:15:03 > 0:15:08and beneath the current four per cent stamp duty threshold,

0:15:08 > 0:15:11the property is ideally located for Lexi's daily school run

0:15:11 > 0:15:15and addresses many of the points on their wish list.

0:15:15 > 0:15:20It offers them a decent sized kitchen flowing through to a separate dining room,

0:15:20 > 0:15:23a conservatory with an adjoining study space for Lisa,

0:15:23 > 0:15:26four bedrooms and outside, a double garage

0:15:26 > 0:15:28and a garden with a vegetable plot.

0:15:28 > 0:15:32All wrapped up in a very desirable village with an active community

0:15:32 > 0:15:36on Jane's doorstep and a 20 mile commute to York for Lisa.

0:15:36 > 0:15:39But for this are they prepared to compromise on the size of the house?

0:15:39 > 0:15:43- Oh, it's got a good-sized garage. - Yeah, that's good.

0:15:43 > 0:15:48I'm looking for a bigger kitchen, a more sociable kitchen,

0:15:48 > 0:15:54and the garden, the vegetable patch was great, the conservatory, the walled garden.

0:15:54 > 0:15:57But size-wise, we need it a little bit bigger.

0:15:57 > 0:16:01I was quite excited when we drew up. It's off the main road.

0:16:01 > 0:16:05Very nice, the location's super, really spot on with that.

0:16:05 > 0:16:08I think I could make the study just off the conservatory work for me.

0:16:08 > 0:16:12Jane wouldn't be able to get in the conservatory for one day a week,

0:16:12 > 0:16:14but it's a compromise she'll have to do as well.

0:16:14 > 0:16:15Come on, ladies.

0:16:15 > 0:16:19Now I've got something that's going to put a smile on Lisa's face.

0:16:19 > 0:16:21We're going closer to York.

0:16:21 > 0:16:22Let's go. Brilliant.

0:16:29 > 0:16:34North Yorkshire's dramatic landscape has been forcibly shaped by the natural elements

0:16:34 > 0:16:38and has inspired much of the county's historic architecture.

0:16:38 > 0:16:43Knaresborough is a classic example, where its old townhouses and unique shops have grown up

0:16:43 > 0:16:47above the banks of its awesome limestone gorge.

0:16:47 > 0:16:51Earlier in the week, Jane and Lisa met local resident Adrian Sayers

0:16:51 > 0:16:55to find out more about the fascinating landmarks that shape this town.

0:16:55 > 0:17:00Knaresborough's quite an old town. People have lived here since Roman times.

0:17:00 > 0:17:05- And what can we see here? - That's the viaduct that carries the trains, built in 1853.

0:17:05 > 0:17:10Bit of a story with that, it was actually the second viaduct. The first one collapsed.

0:17:10 > 0:17:13A quick new design was built up, local stone sourced

0:17:13 > 0:17:16and that was open in 1853 at the grand cost of £10,000.

0:17:16 > 0:17:20At the time, there was quite an outcry about it, spoiling the gorge

0:17:20 > 0:17:24with this hideous, modern construction, but of course now it's a scheduled monument.

0:17:24 > 0:17:26And it isn't the only one.

0:17:26 > 0:17:28Once a strategic fortress for mediaeval kings,

0:17:28 > 0:17:35the protected 14th century ruins of Knaresborough Castle still rear up impressively over the River Nidd,

0:17:35 > 0:17:41and within its ancient forests stands a stunning natural edifice, the Petrifying Well.

0:17:41 > 0:17:48Basically the whole thing is a big mineral deposit, exactly the same as a stalactite or stalagmite.

0:17:48 > 0:17:53It's made out of the minerals from the water, and the minerals are largely sodium sulfate

0:17:53 > 0:17:57and calcium carbonate, and they blend together to form calcite.

0:17:57 > 0:18:01So this is one large calcium deposit.

0:18:01 > 0:18:07As far back as the early 1600s, these cascading waters were believed to hold magical healing powers.

0:18:07 > 0:18:13Since the Victorian era, the well has become a mineral-soaked washing line of everyday items,

0:18:13 > 0:18:18which has petrified the likes of John Wayne's hat and Agatha Christie's handbag.

0:18:18 > 0:18:20And the tradition continues today.

0:18:20 > 0:18:25The glove up there, that was donated by Jodie Kidd, former supermodel.

0:18:25 > 0:18:28She came through a few months and left a glove to be petrified,

0:18:28 > 0:18:32so it's been up there nearly two months now, and it in fact should be well done.

0:18:32 > 0:18:34It's getting ready to be taken down.

0:18:34 > 0:18:37So if you like, I could take that down and we could have a look at it.

0:18:37 > 0:18:40And if you have anything to put in its place...?

0:18:40 > 0:18:45Our daughter did give us something in the hope we might get it, but I said we probably wouldn't.

0:18:45 > 0:18:48It's...just a little puppy.

0:18:49 > 0:18:50I'm sure we can oblige, can't we?

0:18:50 > 0:18:53- She would think it was great. - No problem.

0:18:53 > 0:18:56Over 3,000 litres of calcifying water flow over these objects every hour.

0:18:56 > 0:19:01So a porous little teddy bear should become solid in around six weeks.

0:19:01 > 0:19:03Here we are, one petrified glove.

0:19:03 > 0:19:06Gosh, it really is, isn't it?

0:19:06 > 0:19:08Yeah, it's solid.

0:19:08 > 0:19:11Well, Lexi would be able to take down her puppy in person

0:19:11 > 0:19:16if they go for our second property, which is only a 25 minute drive away in the village of Rufforth.

0:19:18 > 0:19:22It brings them even closer to York, which is just six miles away

0:19:22 > 0:19:26with a handy bus service and a 15 minute drive to Lexi's school.

0:19:26 > 0:19:32Rufforth's attractive church looks out over open fields, as does this detached property,

0:19:32 > 0:19:38set in a protected greenbelt area and built from locally reclaimed brick dating back 300 years.

0:19:38 > 0:19:42In a way, this is kind of a new house that looks old.

0:19:42 > 0:19:46It is, funny enough, and that was definitely a house no-no for me.

0:19:46 > 0:19:48I like that they've used old bricks.

0:19:48 > 0:19:51- So do I.- They're super. I just don't know if the whole thing comes together.

0:19:51 > 0:19:53- Size-wise it looks good. - It does, doesn't it?

0:19:53 > 0:19:55I like you, you're very positive.

0:19:55 > 0:19:58- You can come again. - One of us has to be.

0:19:58 > 0:20:00- Shall we get in there? - Yes, let's go.

0:20:00 > 0:20:04'Well, Jane's safely on board already, and for Lisa,

0:20:04 > 0:20:06I've got something up my sleeve that may please her.'

0:20:07 > 0:20:08Come on in.

0:20:09 > 0:20:13The current owners have been here since the house was built,

0:20:13 > 0:20:19so some of the things might not be to your taste, but this is the room to keep Lisa happy.

0:20:19 > 0:20:20Yeah, this is Mummy's room!

0:20:20 > 0:20:23It's all broadband connected, all that business.

0:20:23 > 0:20:28- The current owner works from here a couple of days per week, so it's up and running.- That's perfect.

0:20:28 > 0:20:30- Nice views as well.- Exactly.

0:20:30 > 0:20:32- Happy?- Very! Yeah, that's good.

0:20:32 > 0:20:35Perfect size. Great.

0:20:35 > 0:20:39'Great! The study has fired up her interest, so we'll cross the hallway

0:20:39 > 0:20:42'and concentrate on where they can hang out as a family.'

0:20:42 > 0:20:44This is your living room/ dining room.

0:20:44 > 0:20:48The bay window brings so much light in and the French windows here as well.

0:20:48 > 0:20:49- Lovely view.- Gorgeous view.

0:20:49 > 0:20:52What would you do with this space?

0:20:52 > 0:20:56Well, I'd take the arch down, and I'd actually try and open this up.

0:20:56 > 0:21:00I'd take the dining room away and take it into one big room. Lots of lovely light coming through.

0:21:00 > 0:21:05Fireplace down, arch opened up, modernisation. Very nice.

0:21:05 > 0:21:08Brilliant. She'll have it as a study before you know it.

0:21:08 > 0:21:10I know, and I've lost the lounge as well.

0:21:10 > 0:21:12God, it's tough being you.

0:21:12 > 0:21:14It is. I'm glad you know.

0:21:14 > 0:21:18Yeah, but it sounds to me like there's potential here for you.

0:21:18 > 0:21:20- I think there is. - This has fabulous views.

0:21:20 > 0:21:24Yes, it has some really good plus points. We're not dismissing anything at all.

0:21:24 > 0:21:28Now so far, I think that you like it more than Lisa, but I might be wrong.

0:21:28 > 0:21:30I could have put money on that, yeah.

0:21:30 > 0:21:32Let's go see the kitchen because that could sway it.

0:21:32 > 0:21:35'Lisa's being rational and reserving judgment,

0:21:35 > 0:21:39'so I'm hoping for a heartfelt response to the next room from Jane.'

0:21:39 > 0:21:44Now then, Jane, the million-dollar question is, could this be your kitchen?

0:21:44 > 0:21:48Size-wise, it's not too bad.

0:21:48 > 0:21:51Again, I think you rip it out and start again.

0:21:51 > 0:21:54- And the view from the kitchen is lovely.- And the size is fine.

0:21:54 > 0:21:56- Good, isn't it?- Yeah.

0:21:56 > 0:22:01One thing I said I wanted was a door from the kitchen into the garden.

0:22:01 > 0:22:03That was really important for us.

0:22:03 > 0:22:10Great for the dog. So that's a nice feature, super views, again it's only updating, which is all cosmetic.

0:22:10 > 0:22:13- So that's not a problem. - Yeah, it's nice.- Good!

0:22:13 > 0:22:16'Just off the kitchen, there's also a handy utility room.

0:22:16 > 0:22:19'The space and the views are impressing them both,

0:22:19 > 0:22:22'and they're not shying away from redecorating, which is encouraging.

0:22:22 > 0:22:26'Let's hope the four bedrooms upstairs also get their vote of confidence.'

0:22:28 > 0:22:32- So I'm thinking this is probably the master bedroom.- That's a good size.

0:22:32 > 0:22:33It's big, isn't it?

0:22:33 > 0:22:35Big...lovely view.

0:22:35 > 0:22:38You've got loads of storage here, and you've got an en suite.

0:22:38 > 0:22:43- A really good size en suite.- OK, yeah. Perfect. Done. That was simple.

0:22:43 > 0:22:46- You know what you like, don't you?- Yeah, really.

0:22:46 > 0:22:51'Two of the other rooms have light streaming in and are both large enough to be doubles.

0:22:51 > 0:22:54'Great for guests and there's also a family bathroom.

0:22:54 > 0:22:56'But let's think about Lexi, shall we?'

0:22:57 > 0:23:01It's a little small but there's a lot of furniture, so once you strip all that out,

0:23:01 > 0:23:04- there's only one person this room is going to belong to.- Lexi.

0:23:04 > 0:23:07She'd love it. I love the views.

0:23:07 > 0:23:09It does make it.

0:23:09 > 0:23:12I've seen a lot of houses, but that is...

0:23:12 > 0:23:16Of course it's a greenbelt as well, and it's protected.

0:23:16 > 0:23:19Let's go outside, shall we? I hope it's not going to rain.

0:23:19 > 0:23:22- The weather's changed since we've been in here.- It has.

0:23:22 > 0:23:27By the way, if Jane had her way, this would be your office.

0:23:27 > 0:23:30Well, there's plenty of space in there for an office(!)

0:23:30 > 0:23:32Let's go outside.

0:23:33 > 0:23:38Apart for the plan B for Lisa's office, this is a generously-sized family home.

0:23:38 > 0:23:40But will the garden measure up?

0:23:40 > 0:23:43You've got about 1,200 square foot of garden.

0:23:43 > 0:23:44Big enough for you?

0:23:44 > 0:23:47- Yes.- It's a good-sized garden. Very nice. Nice and tidy.

0:23:47 > 0:23:50Bigger, we could cope with, but...

0:23:50 > 0:23:53I like it. I like the garden, it's a good size, tidy...

0:23:53 > 0:23:56The garden's beautiful.

0:23:56 > 0:23:58Dare I ask you, what do you think it's worth?

0:23:58 > 0:24:03- I think it's probably on the market for about £530,000.- OK.

0:24:05 > 0:24:10I think it's slightly less than that, given the location and the views and the size,

0:24:10 > 0:24:12I think it's probably about 520.

0:24:12 > 0:24:17Well, let me tell you that it's actually on the market at the moment for £525,000

0:24:17 > 0:24:21but the owner will take £500,000 with the stamp duty cut-off mark.

0:24:21 > 0:24:23So does that change things?

0:24:23 > 0:24:26I'm not sure it's characterful enough to make it into a real home for me.

0:24:26 > 0:24:30- I love the view, though! - Well, have another look round.

0:24:30 > 0:24:32Try and persuade her. Go on.

0:24:32 > 0:24:35I'll catch up with you.

0:24:35 > 0:24:40I know it's a new build, but given its quiet village setting with only a 15 minute drive to Lexi's school

0:24:40 > 0:24:45and a ten minute commute to York for Lisa, we couldn't resist showing it to them.

0:24:45 > 0:24:49On the market for £525,000 but with a good chance of buying it

0:24:49 > 0:24:52for their budget, this detached house would give them

0:24:52 > 0:24:56flexible living spaces, which they could put their own mark on,

0:24:56 > 0:25:00a kitchen/diner for Jane and dedicated office for Lisa,

0:25:00 > 0:25:04four bedrooms and a large garden,

0:25:04 > 0:25:08double garage and spectacular views to boot.

0:25:08 > 0:25:15For me, it's still a box house with lots to do inside it, and I just don't get the feel.

0:25:15 > 0:25:16I think the house is what it is.

0:25:16 > 0:25:19It's a 20-odd-year-old house.

0:25:19 > 0:25:25Some of the features are very much 20-year-old features as well, and that for me becomes very outdated.

0:25:25 > 0:25:29Eventually I think Lisa and I will find a house that we agree on,

0:25:29 > 0:25:33but I think it'd be a long way down the road, and for me this house

0:25:33 > 0:25:40was very good in various areas, but if it's not what Lisa wants, we can't do it.

0:25:40 > 0:25:42We've got to still keep looking.

0:25:42 > 0:25:45Well, thank you for leaving me out here in the rain.

0:25:45 > 0:25:46Sorry about that.

0:25:46 > 0:25:50- No black eyes I see!- Not yet.- So who won the battle of wills there?

0:25:50 > 0:25:51Who do you think?

0:25:53 > 0:25:57- No, that's unfair, Aled! - I think we need a drink. Come on, let's go.

0:26:04 > 0:26:07As the sun sets over the North Yorkshire countryside,

0:26:07 > 0:26:10it marks the end of the first day of our property search.

0:26:12 > 0:26:19Armed with £500,000, Jane, Lisa and daughter Lexi want to head back up to Jane's roots in North Yorkshire.

0:26:19 > 0:26:23It's been a lot of fun showing them around the two properties so far

0:26:23 > 0:26:26but a real challenge to find a house they both agree on.

0:26:26 > 0:26:29Can our mystery property bring out some peace and harmony?

0:26:29 > 0:26:32You can feel these positive vibes coming off here. It's amazing.

0:26:32 > 0:26:34- You didn't know they were here! - I didn't!

0:26:34 > 0:26:37It's the first time in two days we've agreed on something!

0:26:40 > 0:26:44It's a brand new day, and our search to find Jane and Lisa

0:26:44 > 0:26:47their dream home here in North Yorkshire continues.

0:26:47 > 0:26:51- They're two big personalities who know exactly what they- don't- want.

0:26:51 > 0:26:55The problem is, will we ever find them something that they really do like?

0:26:55 > 0:26:58They're set on the county, they've seen many properties here,

0:26:58 > 0:27:04and it was actually good to see yesterday how flexible Lisa is when it comes to the exact location.

0:27:04 > 0:27:07Is she flexible enough for the mystery property?

0:27:07 > 0:27:09Let's find out.

0:27:11 > 0:27:15For our mystery house, we're breaking out of their ideal search area

0:27:15 > 0:27:18and heading northeast of York to the village of Barton-le-Willows.

0:27:18 > 0:27:22We are pushing it, as it's 40 minutes from Lexi's school,

0:27:22 > 0:27:24but 12 miles from York for Lisa.

0:27:24 > 0:27:29The location certainly serves up plenty of character, with its fine stone-built properties,

0:27:29 > 0:27:32and unlike our other houses, this barn conversion

0:27:32 > 0:27:37has been modernised, having been completely refurbished back in 1998.

0:27:37 > 0:27:39So what do you think of it?

0:27:39 > 0:27:44- I think it looks very interesting. It's definitely not a box, which is fantastic.- I like it.

0:27:44 > 0:27:47It's a nice little village, isn't it? You've got the church right next door.

0:27:47 > 0:27:50- The church is lovely next door. - The WI meet there.

0:27:50 > 0:27:53That's good for me. I haven't got far to travel.

0:27:53 > 0:27:55- Exactly. Should we go in?- Yes.

0:27:55 > 0:27:59This property oozes character at its original core, which dates back to the 18th century.

0:28:00 > 0:28:02You two almost pushed me out of the way.

0:28:02 > 0:28:05- You can't wait to get in.- Nice!

0:28:06 > 0:28:08- What do you think? - Nice hall.- Yep, lovely.

0:28:08 > 0:28:11Good size hall, nice and square.

0:28:11 > 0:28:14- Nice wood.- You've got oak flooring, bespoke oak doors.

0:28:14 > 0:28:18And this is basically a taste of what you're going to have for the whole house.

0:28:18 > 0:28:20You've got the exposed stone, you've got the beams.

0:28:20 > 0:28:22It's nice.

0:28:23 > 0:28:25That's the first genuine smile I've seen.

0:28:25 > 0:28:28It's the first one I've given you. No, it's nice.

0:28:28 > 0:28:29It's very welcoming, I think.

0:28:29 > 0:28:33OK, let's go through to the living room. I think you'll like it.

0:28:33 > 0:28:38'How exciting! It looks like the character inside our mystery house

0:28:38 > 0:28:40'is already charming the socks off our Lisa.'

0:28:40 > 0:28:42- Still smiling.- You are, aren't you?

0:28:42 > 0:28:45That lovely little seat there for Lexi,

0:28:45 > 0:28:48and the exposed beam, as well. It's just gorgeous, isn't it?

0:28:48 > 0:28:52If you'd have said to me, "Do you want beams?", I would have said no.

0:28:52 > 0:28:55When I say "character", I don't just mean beams. But this just works.

0:28:55 > 0:28:58It just makes it actually feel quite cosy.

0:28:58 > 0:29:01Imagine this room in the winter with that fire going.

0:29:01 > 0:29:06- I'm never going to want to leave it!- Lexi'll be sat out there,

0:29:06 > 0:29:10saying to herself, "I want to go build a snowman." Can't believe I mentioned snowmen.

0:29:10 > 0:29:12I was going to do that! Can't believe you did!

0:29:12 > 0:29:16Running through the downstairs part, you've got the oak flooring in here as well.

0:29:16 > 0:29:20- Which has always been a favourite of Jane's.- Yes, that's lovely.

0:29:20 > 0:29:23You can feel these positive vibes coming off here.

0:29:23 > 0:29:25- You didn't know they were here, did you?- No, I didn't!

0:29:25 > 0:29:28- But they were there. - Dormant, but there.

0:29:28 > 0:29:31- It just needed Barton-le-Willows to bring them out.- It did.

0:29:31 > 0:29:34Come on, there's loads more to see.

0:29:34 > 0:29:36Now you weren't fussed if you had a dining room or not.

0:29:36 > 0:29:41At the moment, this room is a dining room, but it could be a TV room, it could be a music room, anything.

0:29:41 > 0:29:46Well, we have a family room today, which Lexi takes over, so this could be hers.

0:29:46 > 0:29:48It would be ideal, really, because that's quite formal.

0:29:48 > 0:29:53- Absolutely.- This could be where you...- It's a nice-sized room again.

0:29:53 > 0:29:56That's excellent. Yes, I like that.

0:29:56 > 0:29:57- You love it.- I love it. I do.

0:29:57 > 0:30:00Great! They're singing from the same hymn sheet.

0:30:00 > 0:30:03Let's see if they agree on the next room.

0:30:03 > 0:30:05Jane's kitchen.

0:30:10 > 0:30:12- It's a nice size... - I thought you were crying, then!

0:30:12 > 0:30:13..a very nice size.

0:30:13 > 0:30:15It's bright as well.

0:30:15 > 0:30:17Lovely seating area,

0:30:17 > 0:30:20dominated by the range of course.

0:30:20 > 0:30:23- Which is nice.- Do you like the parquet flooring?- Love it.

0:30:23 > 0:30:26I love the exposed beams, again.

0:30:26 > 0:30:29Yeah, it's throughout. Really good sociable kitchen.

0:30:29 > 0:30:31- But Jane's happy with here? - Yes, very happy.

0:30:31 > 0:30:34OK. Upstairs? Come on.

0:30:34 > 0:30:37'Fantastic! Jane's given the kitchen the thumbs-up.

0:30:37 > 0:30:44'What's more, there's an enormous utility room, a superb space for their dog and dirty boots.

0:30:44 > 0:30:47''Off the hallway, there's also a useful cloakroom with toilet.

0:30:47 > 0:30:51The downstairs of this barn conversion has been extremely well-renovated.

0:30:51 > 0:30:55'What's more, our mystery house gives them five bedrooms in total,

0:30:55 > 0:30:58'three of which are upstairs, and I think the girls will agree

0:30:58 > 0:31:01'that the master certainly doesn't disappoint.'

0:31:03 > 0:31:07- That's a very good size. - This is interesting.

0:31:07 > 0:31:09Anything you think this room's missing?

0:31:09 > 0:31:12Normally, I would think you would have an en suite.

0:31:12 > 0:31:15OK...this is serious en suite.

0:31:18 > 0:31:22- Look at the bath!- I just love the shape of it, as well.

0:31:22 > 0:31:25And I'm not a big bath person, but even I'd go in there.

0:31:25 > 0:31:28You've got a perfect choice here, a great shower and a great bath.

0:31:28 > 0:31:30Yeah, that's a serious bath.

0:31:30 > 0:31:32- You didn't expect it, did you?- No.

0:31:32 > 0:31:36- That's absolutely lovely.- I like the sink. Good size.- It's lovely.

0:31:36 > 0:31:38- You like this place, don't you? - BOTH: Yeah.

0:31:38 > 0:31:42'There are two other bedrooms for Lexi to choose from, both big enough

0:31:42 > 0:31:45'for a double bed, and with those characterful exposed beams.

0:31:45 > 0:31:50'There's also a compact family bathroom. But it doesn't end there.

0:31:50 > 0:31:54'Time to really hook Lisa in with what lies in the guest annexe.'

0:31:56 > 0:31:58Welcome to Lisa-land.

0:31:58 > 0:32:01We hope you have an enjoyable stay here.

0:32:01 > 0:32:07Here's the study, at the moment, but why have that as a study, when you could have this as a study?

0:32:09 > 0:32:14Yeah, I could have this as a study. I could basically just move in.

0:32:14 > 0:32:18- It's great, isn't it?- It's stunning.

0:32:18 > 0:32:21It really is Lisa-land.

0:32:21 > 0:32:24- Does Lisa like Lisa-land? - Lisa loves Lisa-land.

0:32:24 > 0:32:28'Great! That's the reaction I really was hoping for.

0:32:28 > 0:32:32'The upstairs of this annexe is perfect for their guests, who can spread out

0:32:32 > 0:32:37'in this bright bedroom, potentially a double, and this single room, with plenty of useful cupboards.

0:32:37 > 0:32:41'And they'll be queuing up to use the beautifully modern bathroom.

0:32:41 > 0:32:46'Lisa and Jane seem pretty sold on the house, so let's step outside.

0:32:46 > 0:32:49'They also get a spacious garage with our mystery property.

0:32:49 > 0:32:52'What ideas do they have for the garden?'

0:32:52 > 0:32:54The only negative is, the garden's maybe not big enough.

0:32:54 > 0:33:02Not I think as it currently stands, but there's a big gravel area there which could extend the garden.

0:33:02 > 0:33:04- I think a two-tiered garden would be lovely.- Yes.

0:33:04 > 0:33:07Would that include my vegetable plot round there?

0:33:07 > 0:33:10Easily, and a small greenhouse, should you want one.

0:33:10 > 0:33:13Well, the million-dollar question is, can you imagine living here?

0:33:13 > 0:33:18I can, yes. I get a very nice feel about the house. Yep.

0:33:18 > 0:33:19- And I can.- Never!

0:33:19 > 0:33:24It's the first time in two days that we've actually agreed on something.

0:33:24 > 0:33:27- Yes.- So the good news is that you like it.- I love it.- You love it.

0:33:27 > 0:33:30- It's got a lovely feel to it. - And you like it?

0:33:30 > 0:33:34- I like it.- Do you love it, though?

0:33:34 > 0:33:37- I'm quite scared to love it. - Are you? Why?

0:33:37 > 0:33:41- Because we've never talked about the price...- We are going to talk about the price.

0:33:41 > 0:33:45- ..and that scares me.- I think it's going to be over budget.

0:33:45 > 0:33:48OK, how much do you think it's on the market for?

0:33:48 > 0:33:53I would think it's on the market for about...525.

0:33:53 > 0:33:56525, OK. £525,000...

0:33:56 > 0:33:59That's £25,000 over-budget.

0:33:59 > 0:34:02- OK, how about you?- I don't think you're far off the mark.

0:34:02 > 0:34:06I would say, because of the annexe, you're probably slightly under.

0:34:06 > 0:34:08I would say about 535.

0:34:08 > 0:34:10£750,000, it's on for.

0:34:10 > 0:34:12- Never!- Never!

0:34:12 > 0:34:14No! Because you wouldn't bring us.

0:34:16 > 0:34:18I wouldn't do that to you.

0:34:18 > 0:34:19Actually you can carry on smiling.

0:34:19 > 0:34:23You don't need to be scared. £500,000, it could be yours.

0:34:23 > 0:34:27- On the nose? - On the nose. You're still smiling. It's good news, isn't it?

0:34:27 > 0:34:31- Yes, very good news.- I'm surprised, which is what worries me.

0:34:31 > 0:34:34Don't worry. You could be sat out there, with a nice drink in your hands.

0:34:34 > 0:34:36Yes, in this lovely sunshine.

0:34:36 > 0:34:38I can imagine you here, I really can.

0:34:38 > 0:34:43- There's a load to take in, so you know, go to Lisa-land. - And we'll never come out of there.

0:34:43 > 0:34:45I'll be in the kitchen if you need me.

0:34:45 > 0:34:49You start in the living room because it's a good place to start. There's a feel-good factor there.

0:34:49 > 0:34:50Go on. Take your time, OK?

0:34:50 > 0:34:53I'll do a bit of sunbathing, may take my top off.

0:34:53 > 0:34:56- Please don't!- What have they heard?

0:34:56 > 0:34:58I love it when a plan comes together.

0:34:58 > 0:35:02They wouldn't have looked in this area to start with, but by compromising on distance,

0:35:02 > 0:35:04they found something they really like.

0:35:04 > 0:35:08We could have a sale on our hands, or maybe I'm jumping the gun.

0:35:08 > 0:35:12Bang on budget at £500,000 our stunning mystery barn conversion

0:35:12 > 0:35:15seems to have hit the jackpot.

0:35:15 > 0:35:19It offers them spacious character reception rooms,

0:35:19 > 0:35:21a huge country kitchen/diner,

0:35:21 > 0:35:24a guest annexe with a dream study for Lisa

0:35:24 > 0:35:28and scope to create Jane's perfect garden.

0:35:28 > 0:35:33Granted, it's 40 minutes to Lexi's school, which is further than they wanted to be.

0:35:33 > 0:35:36But for this house, are they prepared to go the distance?

0:35:36 > 0:35:39I love the lounge. Really homely, for some reason.

0:35:39 > 0:35:41It is. It just feels nice. I could see Lexi running around.

0:35:41 > 0:35:45I can. I can see her growing up in here with her friends.

0:35:45 > 0:35:48It's just...got a good feel about it.

0:35:48 > 0:35:52I was amazed at how much I liked the house.

0:35:52 > 0:35:55I think there is a huge possibility we could end up living here.

0:35:55 > 0:35:58I think this house fits all our needs

0:35:58 > 0:36:03because Lisa gets her office, I get my fabulous kitchen and garden,

0:36:03 > 0:36:08and Lexi eventually gets her own sort of separate part of the house.

0:36:09 > 0:36:11Weather change, so I decided to get my clothes back on.

0:36:11 > 0:36:13- Thank the Lord for that.- Indeed.

0:36:13 > 0:36:16You're very close to him. Well, hello, potential house owners.

0:36:16 > 0:36:19Did you enjoy that second look round?

0:36:19 > 0:36:22Yeah, it's amazing what you miss the first time round. Just more character.

0:36:22 > 0:36:27You've got some major decisions to make, so take your time.

0:36:27 > 0:36:29Change of scene, and I'll catch up with you later.

0:36:29 > 0:36:31- We'll have a chat about it all.- OK.

0:36:38 > 0:36:45Much of Yorkshire's rural landscape has been shaped by generations of diverse farming activity,

0:36:45 > 0:36:50celebrated every summer at the Great Yorkshire Show, a major event in the social and agricultural diary.

0:36:50 > 0:36:57For the county's livestock and dairy farms, it's a chance to proudly showcase their animals.

0:36:57 > 0:37:01The farmer here at Gunthwaite Hall Farm has had a successful career in showing

0:37:01 > 0:37:05his prize-winning Holstein cows, and I'm meeting his daughter Francis Griffiths,

0:37:05 > 0:37:09who's eager to follow in her father's footsteps.

0:37:09 > 0:37:12Your family's been on this farm for quite a while, hasn't it?

0:37:12 > 0:37:16Yeah, Dad's always lived here and been milking cows for quite a long time.

0:37:16 > 0:37:19So the natural progression is for you to do the same?

0:37:19 > 0:37:21Well, I've been showing cows for about four years.

0:37:21 > 0:37:24So what is the whole idea behind shows, then?

0:37:24 > 0:37:28For the exhibitors, it's showing the cattle to their best potential

0:37:28 > 0:37:32and giving your herd a good reputation and doing well.

0:37:32 > 0:37:35You want to take something that shows off the best of what you have at home.

0:37:35 > 0:37:37What's the best bit?

0:37:37 > 0:37:40The social side, and the buzz that you get when you walk into the ring.

0:37:40 > 0:37:46Especially at big shows when it's full of people and... Getting ready before it as well.

0:37:46 > 0:37:50Francis may be young, but she's ambitious, and last year at the Yorkshire show,

0:37:50 > 0:37:53picked up first and third place for two prize heifers.

0:37:53 > 0:37:56And she's clearly got an eye for picking a winner.

0:37:56 > 0:37:58What are we looking for?

0:37:58 > 0:38:02Dad says it's like a good lady - something that's classy, and stands out from the rest.

0:38:02 > 0:38:05So we're looking for a cow that looks like a lady.

0:38:05 > 0:38:08I wouldn't know where to start. They all look the same to me.

0:38:08 > 0:38:11- Maybe that one?- Right. Why?

0:38:11 > 0:38:16Because there's a lovely balance of black and white in its colour and it's quite friendly,

0:38:16 > 0:38:20and it's not me showing it in the ring, so I don't mind if I get it wrong.

0:38:20 > 0:38:22- Fair enough.- What do you reckon?

0:38:22 > 0:38:25- Meh. Not bad.- It's not the one?

0:38:25 > 0:38:29- No, we've got that calf in mind more. - How come?

0:38:29 > 0:38:33Because it's quite big for it's age. It's bigger than the rest.

0:38:33 > 0:38:34It's not very friendly!

0:38:34 > 0:38:37It's always at the front, though. It's always there.

0:38:37 > 0:38:39Oh, I see. So what will you do with it now?

0:38:39 > 0:38:44We'll separate it from the rest and then tie him up and halter- break it.

0:38:44 > 0:38:45Halter-break, what does that mean?

0:38:45 > 0:38:50Walking with it and getting it walking at the right speed and educating it.

0:38:50 > 0:38:54- So that could be a champion in the Yorkshire show?- Maybe.

0:38:54 > 0:38:57'Judges will be looking for angular features and poise,

0:38:57 > 0:39:00'the heifer that holds her head high with a straight back.

0:39:00 > 0:39:03'She also must be well-proportioned.

0:39:03 > 0:39:06'Long and lanky heifers without a belly need not apply.

0:39:06 > 0:39:09'This beauty named Faun has been halter-trained.

0:39:09 > 0:39:13'Let's hope she'll let me put her through her paces.'

0:39:14 > 0:39:17Look at that. It's like Strictly Come Dancing.

0:39:17 > 0:39:19We're doing a cha-cha-cha together.

0:39:20 > 0:39:21This is good.

0:39:22 > 0:39:24- Good!- Is this a fluke?

0:39:24 > 0:39:26How do you stop the thing?

0:39:26 > 0:39:28Push back on her.

0:39:28 > 0:39:32- I can see that it can be a real art, can't it?- Mm-hm.

0:39:32 > 0:39:34She's so soft. Well, done, Faun.

0:39:34 > 0:39:37- Marks out of ten?- Not bad.

0:39:37 > 0:39:41- Nine? Ten?- Aw! Thanks! Bless you.

0:39:41 > 0:39:44'It's really heartening to meet young people like Francis who are passionately keeping

0:39:44 > 0:39:50'aspects of farming culture alive, proudly embracing their heritage.'

0:39:52 > 0:39:56The countdown to Jane and Lisa's move to the country has begun.

0:39:56 > 0:40:01They've only got two months to find a property here in North Yorkshire, and they've been majorly thorough.

0:40:01 > 0:40:05They've seen houses galore, and nothing has hit the right mark.

0:40:05 > 0:40:08Now the question is, are they just too picky?

0:40:08 > 0:40:12Well, maybe, maybe, one of our homes will hit the mark. Let's find out.

0:40:16 > 0:40:19- Hey, you two. You found a lovely spot to have a chat.- We have, yes.

0:40:19 > 0:40:22- How are you? - All right.- Have you enjoyed it?

0:40:22 > 0:40:27- It's been interesting. - Like a roller-coaster ride.- Really?!

0:40:27 > 0:40:30Emotionally it's been up and down.

0:40:30 > 0:40:33Let's take it through chronologically. Start with the first house.

0:40:33 > 0:40:35It had the character, it was old.

0:40:35 > 0:40:39It had a very nice feel to it, but an awful lot of work needs to be done to it,

0:40:39 > 0:40:41and it's just not big enough.

0:40:41 > 0:40:44When we approached it, I loved it.

0:40:44 > 0:40:47The back garden was nice but a little small.

0:40:47 > 0:40:49I loved the walled garden. The kitchen wasn't big enough.

0:40:49 > 0:40:52And you couldn't do anything with it.

0:40:52 > 0:40:55Let's move on to the house with a view. You loved the view.

0:40:55 > 0:40:59I loved the view, and I was prepared to sacrifice the house for the view.

0:40:59 > 0:41:05The house wasn't wonderful. It needed a lot done to it, and Lisa didn't like it.

0:41:05 > 0:41:07But I just fell in love with the view.

0:41:07 > 0:41:12I think you're prepared to sacrifice the house for the view, that's too big a sacrifice for me.

0:41:12 > 0:41:15Too big a compromise, and that's not where we need to be.

0:41:15 > 0:41:19So this leads us to the mystery property.

0:41:19 > 0:41:24- Yeah, I'd like to thank you for that. - We got a very good feeling when we went into it.

0:41:24 > 0:41:29I mean, it looked lovely, but there was a lot hidden inside.

0:41:29 > 0:41:30It's amazing.

0:41:30 > 0:41:33When you walk into that living room, there's a really lovely feeling.

0:41:33 > 0:41:36- Yes, there is.- So many pluses.

0:41:36 > 0:41:40Yeah, we can see Lexi running through it and, sitting at the dining table.

0:41:40 > 0:41:44And the garden is so private as well. It's maybe not as big as you wanted it, but it's manageable.

0:41:44 > 0:41:50Yeah, we can see the garden furniture out there, enjoying a glass of wine.

0:41:50 > 0:41:53- Barbeque in the corner - it's looking good.- That sounds fabulous.

0:41:53 > 0:41:56And then the annexe is just an added bonus, isn't it?

0:41:56 > 0:42:02We'd seen the three bedrooms and the downstairs, and it was like, this is lovely.

0:42:02 > 0:42:06But there were some bits missing, and the study was obviously a big one for me.

0:42:06 > 0:42:09And then you took us out the back and there it was.

0:42:09 > 0:42:12OK, what's going to happen? Are you going to put in an offer?

0:42:12 > 0:42:14This afternoon we're going to put in an offer.

0:42:14 > 0:42:16- This afternoon? - Yeah, before we go home.

0:42:16 > 0:42:21Well, why are we sitting here? This is ridiculous. Stop! Go do it.

0:42:21 > 0:42:23And I'm so excited. I really am.

0:42:23 > 0:42:28- Come for a drink.- I can't wait. And I will stay in the annexe.

0:42:28 > 0:42:30- OK!- For a couple of months, maybe.

0:42:34 > 0:42:38There I was at the beginning of this house hunt filled with trepidation.

0:42:38 > 0:42:41After all, Jane and Lisa are serious house hunters,

0:42:41 > 0:42:44and they'd failed to find anything suitable in this county.

0:42:44 > 0:42:48The pressure was most definitely on us to succeed, and do you know what?

0:42:48 > 0:42:51I think we did. By widening the catchment area just a little,

0:42:51 > 0:42:56we've proved to them that their dream house can indeed be in God's own country.

0:42:56 > 0:42:58Until next time, goodbye.
