0:00:02 > 0:00:06I'm in a county famed for its wild beaches and majestic castles.

0:00:06 > 0:00:12As you can see, nowhere else do they sit together quite so magically as the scene here.

0:00:12 > 0:00:15Which corner of the country am I in?

0:00:15 > 0:00:18Join me in a moment to find out.

0:00:30 > 0:00:35Today, we're helping a farmer's daughter and her partner find a country escape.

0:00:35 > 0:00:37You're looking longingly at those sheep!

0:00:37 > 0:00:42I was just hoping that that paddock was an added bonus.

0:00:42 > 0:00:49Even though we show them some great country homes, this house-hunt is all about acreage.

0:00:49 > 0:00:52Well, I think the most negative part of this property is the land.

0:00:52 > 0:00:55But we turn a negative into a positive.

0:00:55 > 0:01:00- Was there a little smile there?- Yes. Yeah, that's really good. It is really good, a big plus.

0:01:04 > 0:01:06Today I'm in Northumberland

0:01:06 > 0:01:09and this is magnificent Bamburgh Castle.

0:01:09 > 0:01:15There's been a fortification on this site since at least 547AD,

0:01:15 > 0:01:21and the ground here has borne witness to Saxon kings, Viking raiders, Norman lords,

0:01:21 > 0:01:25and countless battles over the past 2,000 years.

0:01:25 > 0:01:30And looking at the surrounding countryside, it's little wonder that the castle's residents

0:01:30 > 0:01:34have fought so hard to keep it just the way it is.

0:01:34 > 0:01:40From rolling pastures to castles presiding over craggy windswept coastlines,

0:01:40 > 0:01:45Northumberland is the most northern English county and is the gateway to Scotland.

0:01:45 > 0:01:51Today it's peaceful, but Northumberland has more castles than any other county in England,

0:01:51 > 0:01:53testament to a bloody history.

0:01:53 > 0:01:55From Bamburgh to the likes of Alnwick Castle,

0:01:55 > 0:01:58this often fought-over land has a rich and colourful background.

0:01:58 > 0:02:03But there's much more to Northumberland than ancient border skirmishes.

0:02:03 > 0:02:10It's one of England's largest counties with 405 square miles of national park to explore.

0:02:10 > 0:02:16But for those that live here the stone-built houses are akin to their Scottish neighbours.

0:02:16 > 0:02:18Sandstone is the characteristic building material,

0:02:18 > 0:02:25historically used in everything, from the grandest wind-worn castles to the most modest farmhouses.

0:02:26 > 0:02:32No doubt about it! Stunning scenery, unspoilt beaches, a national park,

0:02:32 > 0:02:37and it's very own World Heritage Site in Hadrian's Wall,

0:02:37 > 0:02:40Northumberland has plenty going for it.

0:02:40 > 0:02:44So it may then be a surprise to learn that with an average detached home here

0:02:44 > 0:02:48costing £250,000,

0:02:48 > 0:02:52it's slightly cheaper than the national average at 258.

0:02:52 > 0:02:57So, if being tucked away in this secluded corner of the country appeals,

0:02:57 > 0:03:00here's a selection of what's on the market right now.

0:03:00 > 0:03:04At just under £1.3 million,

0:03:04 > 0:03:08this imposing seven-bedroom Edwardian house in Riding Mill

0:03:08 > 0:03:10should satisfy both the snooker-playing country gent

0:03:10 > 0:03:13and those that like a spacious kitchen.

0:03:13 > 0:03:18There are options aplenty with huge bedrooms, large reception rooms

0:03:18 > 0:03:24and a sunny terrace for your summer soirees. This is country life at its best.

0:03:24 > 0:03:28Set peacefully in the middle of landscaped private gardens,

0:03:28 > 0:03:32this five-bedroom property is on the market for £695,000,

0:03:32 > 0:03:35and has been updated to make the most of the generous interior.

0:03:35 > 0:03:40With a fresh modern take on the dual-aspect kitchen-diner,

0:03:40 > 0:03:43the property comes with good-sized living rooms and bedrooms,

0:03:43 > 0:03:46and outside there's a lawned mature garden.

0:03:46 > 0:03:49For those that like something a little less imposing,

0:03:49 > 0:03:54this £350,000 barn conversion has an open-plan kitchen-diner,

0:03:54 > 0:03:57with exposed beams showing off the full height of the ceiling.

0:03:57 > 0:04:04The feature fireplace sets off the living room and the four bedrooms are finished off beautifully.

0:04:06 > 0:04:11Stunning Northumberland is a county we don't get to visit as much as I'd like,

0:04:11 > 0:04:15so it's a real pleasure to be here this week.

0:04:15 > 0:04:20Let's meet the couple who have brought us to this glorious corner of the country.

0:04:20 > 0:04:27This week, we're helping ex-dairy farmer Linda and her partner John, who's on a year-long career break.

0:04:27 > 0:04:32They met 18 months ago at a food fair and are currently living in John's two-bedroom flat

0:04:32 > 0:04:34in this converted school in Yorkshire.

0:04:34 > 0:04:35I'm a farmer's daughter.

0:04:35 > 0:04:40I've been in farming all my life. I really miss it.

0:04:40 > 0:04:46I miss the outdoor life, the space, my animals, my dogs...

0:04:46 > 0:04:51Whilst moving in with John has changed my life completely...

0:04:51 > 0:04:55but living in the apartment is just too restricting.

0:04:55 > 0:04:58But with so many areas of beautiful countryside to choose from,

0:04:58 > 0:05:02what attracts Linda and John to Northumberland?

0:05:02 > 0:05:09Just such a beautiful area, and Linda, when I took her up there, just fell in love with the place.

0:05:09 > 0:05:15But family ties can be a stumbling block, and with four children between them living in Ripon,

0:05:15 > 0:05:19they don't want to be too remote for when the family come to stay.

0:05:19 > 0:05:21It will be a wrench,

0:05:21 > 0:05:26but, after all, Northumberland's only and hour and a half up the motorway, so it's not the end of the earth,

0:05:26 > 0:05:29and if we could find the ideal property,

0:05:29 > 0:05:34then it would be a good opportunity for them all to come up and spend time with us in the holiday season.

0:05:34 > 0:05:37So they certainly need space

0:05:37 > 0:05:41to cater for the extended family when they visit, but are there any other must-haves?

0:05:41 > 0:05:49What we want is a reasonable-sized house with three bedrooms, good-sized kitchen

0:05:49 > 0:05:51and decent living area.

0:05:51 > 0:05:54That seems reasonable, but do they need any land?

0:05:54 > 0:06:01Four or five acres would be a nice amount for the few cattle that I would like.

0:06:01 > 0:06:06I have bred my cattle up to a pretty good standard in the past,

0:06:06 > 0:06:09and I was well-respected within the farming industry.

0:06:09 > 0:06:13So grazing space for the cattle is a must, but it doesn't stop there!

0:06:13 > 0:06:19Reasonable location, close to the beach if possible, and close to road links.

0:06:19 > 0:06:26Linda and John are cash buyers and will be hanging on to the apartment in Yorkshire,

0:06:26 > 0:06:30but that still leaves us with one question... how much do they have to spend?

0:06:33 > 0:06:37If we find our ideal home, our maximum budget would be £450,000.

0:06:40 > 0:06:47Having been together for 18 months, John and Linda are starting an exciting new chapter in their lives.

0:06:47 > 0:06:50Hopefully, we'll be able to help them realise it.

0:06:50 > 0:06:58They dream of a detached property with three bedrooms, a large kitchen, plenty of living space,

0:06:58 > 0:07:03and a good-sized garden, all within ten miles of the sea.

0:07:03 > 0:07:07The reality is with Linda's longing for land for her cattle,

0:07:07 > 0:07:13for their budget of £450,000, something might have to give.

0:07:13 > 0:07:19Will we be successful in keeping man, woman and beasts happy? Let's find out.

0:07:22 > 0:07:25We'll be focusing our search between Alnwick in the north

0:07:25 > 0:07:28down to Newcastle, hugging the coastline as much as we can

0:07:28 > 0:07:30for their walks on the beach.

0:07:31 > 0:07:35We've got some fantastic properties for John and Linda's consideration,

0:07:35 > 0:07:39but I'll be keeping tight-lipped about the prices, and then we have the mystery house...

0:07:39 > 0:07:44a property that promises to challenge their idea of a dream home in the country,

0:07:44 > 0:07:47but will certainly give them food for thought.

0:07:49 > 0:07:52Well, John and Linda, welcome to Northumberland.

0:07:52 > 0:07:56You must be both very excited because this is the first property you've bought together.

0:07:56 > 0:08:02- Yeah, we are very excited.- Yeah, very excited, just looking forward to seeing what you've got for us...

0:08:02 > 0:08:03and taking it from there.

0:08:03 > 0:08:06- Now, apart from John, I know you love your cattle...- Yes.

0:08:06 > 0:08:12So...the balance is, house for you two or land for the beasts...

0:08:12 > 0:08:14which one's going to win, do you think, the battle?

0:08:14 > 0:08:19Er...well, I think it'll be really hard not to have one without the other,

0:08:19 > 0:08:24but if the house is right and there was an option to rent or something that was close by,

0:08:24 > 0:08:26then we would certainly look at something like that.

0:08:26 > 0:08:29And your budget, still £450,000?

0:08:29 > 0:08:33- Yep.- Yeah.- OK, then. Right, well, I think we should get started, we've got a lot to see.- Great!

0:08:33 > 0:08:35Thank you.

0:08:36 > 0:08:42So for a top budget of £450,000, Linda and John want a detached property with at least...

0:08:45 > 0:08:47..for entertaining...

0:08:50 > 0:08:52..so Linda can have a few head of cattle.

0:08:53 > 0:08:55..for John to Newcastle for work,

0:08:57 > 0:09:00..for those leisurely walks on the beach.

0:09:06 > 0:09:09We're starting our search a few miles from the village of Mitford.

0:09:09 > 0:09:12Just a 30-minute drive from Newcastle and the beach,

0:09:12 > 0:09:16it's the perfect location for John and Linda.

0:09:16 > 0:09:21Mitford itself is home to just 500 people and has plenty of period charm.

0:09:21 > 0:09:27Linda and John can enjoy a quiet meal in the local pub when they need a break from feeding the livestock.

0:09:27 > 0:09:32And, in keeping with the farming theme, our first property is in the farming belt,

0:09:32 > 0:09:34just four miles outside the village.

0:09:35 > 0:09:40- Here's your first property.- Yeah. - Obviously a barn conversion.

0:09:40 > 0:09:42Looks very nice.

0:09:42 > 0:09:49Not sure whether it's going to be dark in there...small windows...

0:09:49 > 0:09:55- but we shall see what's inside. - It was actually converted in 2004... - Right.

0:09:55 > 0:10:00..By the local farmer and there's eight buildings in total, and they've all been converted.

0:10:00 > 0:10:04- Yeah.- So it's relatively new.- Very pleasant round here, very pleasant.

0:10:04 > 0:10:07- Very secluded, I like it.- Yeah.

0:10:08 > 0:10:12Although John seems keen, I'm not sure about Linda,

0:10:12 > 0:10:15but I'll be disappointed if the inside fails to impress.

0:10:15 > 0:10:22So come on through into the hallway. You've got flagstones, storage and a downstairs cloakroom.

0:10:22 > 0:10:25But I want to lead you straight into the kitchen.

0:10:25 > 0:10:31- What do you think? - Er...a bit smaller than I was expecting, to be honest.

0:10:31 > 0:10:36Because of the entertaining we do, we do need a reasonable-sized kitchen. It's nicely fitted.

0:10:36 > 0:10:43They're obviously very good units. It has potential, but, you know...

0:10:43 > 0:10:45you can work around things.

0:10:45 > 0:10:49This is a large kitchen, so I'm a little surprised at Linda's reaction.

0:10:49 > 0:10:52Maybe she'll be more impressed with the living space.

0:10:52 > 0:10:56- Here's your sitting room. - Oh, this is lovely.- This is nice.

0:10:56 > 0:11:02- Yes...- I do like this. - I like the open aspect again at the top, which...

0:11:02 > 0:11:08when you look from the outside, it looked as we were probably going to have the eaves factor,

0:11:08 > 0:11:12- but this is very nice. - I like the fact that there's more windows on this side as well,

0:11:12 > 0:11:16- because it lets a lot more light in. - And we're not seeing it on a particularly bright day.

0:11:16 > 0:11:20I was going to say... and it's dark outside, exactly. So, yeah, I like it.

0:11:20 > 0:11:24Off the sitting room is a small and compact study,

0:11:24 > 0:11:27and next to that is this modern flagstoned bathroom,

0:11:27 > 0:11:33but we're heading off to see where the family will stay when they come to visit.

0:11:33 > 0:11:38This is the first of the three bedrooms and it's actually an en-suite,

0:11:38 > 0:11:40- but it's not the master, you'll be pleased to know.- No.

0:11:40 > 0:11:43It's very small for the master,

0:11:43 > 0:11:48which makes me feel... why have an en-suite for what is virtually a single bedroom?

0:11:48 > 0:11:50No, I think it's all right, actually.

0:11:50 > 0:11:53I think it's got potential, I think you could do things with it.

0:11:53 > 0:11:57- So, John, you sound sold on this, but, Linda, 50-50?- No...

0:11:57 > 0:12:00I just feel this is a single bedroom,

0:12:00 > 0:12:05and other than bunk beds I couldn't see... I think you're going to struggle with a double in here.

0:12:05 > 0:12:09I thought the space here would be ample for occasional guests,

0:12:09 > 0:12:13but there is another small double next door,

0:12:13 > 0:12:16and the master suite at the end of the hallway is sure to impress.

0:12:17 > 0:12:22So here's the third and largest bedroom. This is the master.

0:12:22 > 0:12:27- This is a better size.- Yeah, much better.- And you've got the shower room next door as well, an en-suite.

0:12:27 > 0:12:32- Yes.- Excellent.- That's nice. - Yeah. It's pleasant, it's quiet.

0:12:32 > 0:12:37- Nice aspect out the windows. - And the most important thing is that you're both happy.

0:12:37 > 0:12:41- You're going to be here all the time, your guests will come and go. - That's right.

0:12:41 > 0:12:45- No, this is a really nice room. I like this room. - So we've seen the property...

0:12:45 > 0:12:50- now to the all-important land. - That's what I've been waiting for.

0:12:50 > 0:12:54I'm not sure this lovely barn conversion has impressed Linda,

0:12:54 > 0:13:01although John can certainly see the potential. With an open, manicured garden, the setting is idyllic,

0:13:01 > 0:13:06but the land is a little under an acre, which does include the footprint of the house.

0:13:07 > 0:13:11So this here, this fence is the very edge of your property.

0:13:11 > 0:13:14So this is the one-acre paddock-cum-garden.

0:13:14 > 0:13:15Right, so...

0:13:15 > 0:13:17- You're looking longingly at those sheep!- Yes...

0:13:17 > 0:13:22I was just hoping that that paddock was an added bonus.

0:13:22 > 0:13:24It would have been ideal if that had been in with the price.

0:13:24 > 0:13:27That would have put a whole different aspect on the...

0:13:27 > 0:13:31If there was an option to rent, then, it's certainly a possibility.

0:13:31 > 0:13:35- The good news is there is an option to rent.- Oh, right?

0:13:35 > 0:13:39- The better news is there's also an option to buy.- Oh, right.- Right.

0:13:39 > 0:13:43- The two acres behind us that you've been lusting after! - That's a big surprise.

0:13:43 > 0:13:47We spoke to the farmer and he is prepared to sell.

0:13:47 > 0:13:51- Now, obviously, we can't negotiate on your behalf, so we didn't talk price.- Right.- OK.

0:13:51 > 0:13:55But he is happy to sell or to rent the two acres.

0:13:55 > 0:14:00- Was there a little smile there? - Yes. Yeah, that's really good. It is really good, a big plus.

0:14:00 > 0:14:05Well, let's see if the price is going to make you smile or not, because it's that time!

0:14:05 > 0:14:06Guess the price.

0:14:06 > 0:14:12I think because of the location and because the land's the only garden you're going to have...

0:14:12 > 0:14:17the house needs a little bit of updating, I'm going to go for about 410.

0:14:17 > 0:14:22- OK.- I won't go an awful lot above you, but I will go to 425.

0:14:22 > 0:14:24OK.

0:14:24 > 0:14:27The current asking price for the barn conversion

0:14:27 > 0:14:31- is £445,000!- Ooh!

0:14:31 > 0:14:34- So just under your budget...- Yeah.

0:14:34 > 0:14:38But the reason we wanted to show you this property and we think it's worth considering

0:14:38 > 0:14:42- is one, it is so close to Newcastle...- Yes, it is, very close. - It's a commutable distance,

0:14:42 > 0:14:50so that's reflected in the price. You do have a lot of land with the option behind us as well to buy.

0:14:50 > 0:14:51Why don't you take a wander back inside

0:14:51 > 0:14:56- and I'll catch up with you a little bit later on?- Thank you.- Cheers.

0:14:57 > 0:15:03Well, that was a bonus at the end. I think having the potential to buy this land from the local farmer

0:15:03 > 0:15:05could make all the difference.

0:15:05 > 0:15:11Well, I think the barn conversion has been a rather stable start to our tour.

0:15:13 > 0:15:16It's only just under budget.

0:15:16 > 0:15:18It's close to Newcastle and the beach.

0:15:27 > 0:15:30So, what do they make of it all?

0:15:30 > 0:15:32Definitely think this is the best room in the house,

0:15:32 > 0:15:37- the sitting room.- Yeah, I agree. - Do you think the rest of the house is too small?

0:15:37 > 0:15:40I'm still a bit apprehensive about the bedrooms.

0:15:40 > 0:15:42I think the house has got potential.

0:15:42 > 0:15:46The positives are the garden which is absolutely fabulous.

0:15:46 > 0:15:53I think the added bonus of having the land is a real, real plus,

0:15:53 > 0:15:56so it balances out the house side.

0:15:57 > 0:16:04- So are you both happy that you've seen enough?- Yep. Great, thank you. - Good. OK, we'll keep going.- OK.- OK.

0:16:10 > 0:16:16The coveted landscape of Northumberland is framed by its breathtaking scenery.

0:16:16 > 0:16:19As far back as the Roman times, the now English-Scottish border

0:16:19 > 0:16:23stood witness to at least 2,000 years of conquering and pillaging.

0:16:23 > 0:16:26The architecture of warfare still remains.

0:16:26 > 0:16:32Alnwick Castle is just such a place with the earliest parts of the castle built in the 12th century.

0:16:32 > 0:16:35It was the first Lord Percy of Alnwick in the early 1300s

0:16:35 > 0:16:38who created the castle you see today,

0:16:38 > 0:16:42and through the years the Percy family have retained ownership.

0:16:42 > 0:16:45But it's the recent Duke and Duchess of Northumberland

0:16:45 > 0:16:50who have really helped to restore the castle and the surrounding gardens to their former glory.

0:16:50 > 0:16:56To find out more, earlier in the week, John and Linda met Ian August

0:16:56 > 0:17:01who has 50 years of service to the castle under his belt, serving three different Dukes.

0:17:01 > 0:17:05- I believe the family still live here?- This is the Duke's main residence, yes,

0:17:05 > 0:17:08but this time of the year, when it's open to the public,

0:17:08 > 0:17:15he moves to another residence he has in the Borders, but the winter time he spends in Alnwick Castle.

0:17:15 > 0:17:20But the castle isn't all about the past. The day-to-day running of the Duke's considerable estate

0:17:20 > 0:17:22still needs to be managed.

0:17:22 > 0:17:26- This is the head office for that... - What sort of acreage is that?

0:17:26 > 0:17:31- Well, in Northumberland it's about 120,000 acres.- Oh, gosh!- Yes.

0:17:31 > 0:17:36- We're looking for four or five. You don't have four or five to spare? - I'm sure we could find them!

0:17:37 > 0:17:39Despite Ian's generous offer,

0:17:39 > 0:17:43this country estate may be a little over John's budget.

0:17:43 > 0:17:47Heading inside the castle, there is a strong Renaissance influence.

0:17:47 > 0:17:53Oversized pictures adorn the walls of the rooms, leading to the grandiose formal dining room,

0:17:53 > 0:17:57still in use today. In the past, the castle has been used as a location

0:17:57 > 0:18:02in feature films such as Harry Potter and Robin Hood: Prince Of Thieves.

0:18:02 > 0:18:05Over the last ten years, the Duchess commissioned formal gardens

0:18:05 > 0:18:09to complement this imposing structure,

0:18:09 > 0:18:13complete with a magnificent fountain and, possibly, one of the largest tree houses in the world.

0:18:13 > 0:18:19With these modern formal gardens and the castle's long and often bloody history,

0:18:19 > 0:18:25this is arguably the most famous landmark in the area, a place to bring the family for a visit

0:18:25 > 0:18:28when John and Linda do make the break for the country.

0:18:33 > 0:18:38Back to the house-hunt and, just a stone's throw from the castle, is the town of Alnwick.

0:18:38 > 0:18:42Only 15 minutes from the coast and about 30 miles from Newcastle,

0:18:42 > 0:18:46this market town is one of the most picturesque in Northumberland.

0:18:46 > 0:18:50With a long history of farming in the area, Linda will be in good company.

0:18:50 > 0:18:55Our next property is one of four Victorian terraced cottages built for railway workers,

0:18:55 > 0:18:59and it takes full advantage of this fabulous outlook.

0:18:59 > 0:19:03I think it's only fair to bring you to see this side of the property

0:19:03 > 0:19:07and then you really get to appreciate not just this cottage,

0:19:07 > 0:19:11- but the surrounding countryside as well.- It's absolutely amazing.

0:19:11 > 0:19:15- And also it's so deceiving because that's the original cottage... - Uh-huh.

0:19:15 > 0:19:17Then it was extended about eight years ago

0:19:17 > 0:19:22and then a further extension was done on that side and that side about two or three years ago.

0:19:22 > 0:19:26So although it's attached to the cottage behind it, it's actually been done

0:19:26 > 0:19:31so that you wouldn't even know you had neighbours and they make the most of everything around them.

0:19:31 > 0:19:34- The view is just stunning.- Well, it's still a bit breezy out here,

0:19:34 > 0:19:36so let's take you for a tour of the house

0:19:36 > 0:19:41- and we'll come back outside and look at the gardens in more detail.- OK.- Brilliant.

0:19:41 > 0:19:46Apart from being a pretty cottage, this does have more space than the last property,

0:19:46 > 0:19:50so I'm hoping that being on the end of a terrace won't become an issue.

0:19:53 > 0:19:56So you've gone past the utility room at the end.

0:19:58 > 0:20:04There's a shower and a toilet at the very end of it and this is your dining room/kitchen.

0:20:04 > 0:20:08- Oh, that's interesting. - Yes, this is really nice.

0:20:08 > 0:20:10Got an open fire.

0:20:10 > 0:20:15- Yep.- Now, that range is an original range.- OK. - And they do use it in the winter.

0:20:15 > 0:20:20- Right.- Because this cottage is packed with original features.

0:20:20 > 0:20:25Just standing here looking into the kitchen, that is the original wall from the cottage

0:20:25 > 0:20:27which they've left as a feature.

0:20:27 > 0:20:31- Now, cottages... You wanted a cottage that wasn't small and pokey. - Yes.- Yes.

0:20:31 > 0:20:36- So far...?- So far, no, this isn't a cottage.- This isn't...- This is a proper house.- A proper house.

0:20:36 > 0:20:40- Yes.- This is lovely. - And this is just one part of it.

0:20:40 > 0:20:43- Let's show you the kitchen because I know that's got to be right for you. - Good.

0:20:48 > 0:20:50What do you think?

0:20:50 > 0:20:55- Small.- Yes, I was going to say the same thing. - You could always swap them around.

0:20:55 > 0:20:58- Yeah, I was going to say exactly the same...- Mmm, yeah.

0:20:58 > 0:21:03You could actually take your kitchen over that side, and have this as a sitting area or dining area.

0:21:03 > 0:21:05I think that would be much better.

0:21:05 > 0:21:09I must say, I'm really enjoying John's can-do approach.

0:21:09 > 0:21:12The kitchen flows through to a gorgeous little snug,

0:21:12 > 0:21:15perfect for curling up on a chilly northern evening.

0:21:15 > 0:21:19So if that's the snug, this has to be your sitting room.

0:21:19 > 0:21:21- This is more like it.- This is lovely.

0:21:21 > 0:21:27- I really like this.- You'd probably spend many a day in here. - And you like the log burner?

0:21:27 > 0:21:30- Yes, wonderful.- Lovely, yeah.

0:21:30 > 0:21:33- They really have made the most of the position.- They certainly have.

0:21:33 > 0:21:38- They've made the most of the views. The views are just wonderful. - I'm feeling very buoyant!

0:21:38 > 0:21:43- It's very good, I like this place. - Very nice, lovely.- Let's hope you feel the same about upstairs.

0:21:43 > 0:21:45- OK.- OK, if you want to follow me. - OK.

0:21:47 > 0:21:53Back through the snug, the stairs to the first floor lead to a very light family-sized bathroom

0:21:53 > 0:21:58and three good-sized double rooms, so guests and grandchildren will be well catered for,

0:21:58 > 0:22:00but the accommodation doesn't stop there,

0:22:00 > 0:22:04because up one more flight of stairs to the converted loft is a space

0:22:04 > 0:22:08I'm hoping John and Linda are going to love.

0:22:08 > 0:22:12- We are at the very top of the house. - Goodness me!

0:22:12 > 0:22:18- Wow!- For your master!- Gosh, this is different! A whole floor.

0:22:18 > 0:22:22Normally, I don't like anything in the eaves because I'm constantly ducking,

0:22:22 > 0:22:24but at least this does have some height.

0:22:24 > 0:22:28And when you've got all your grandchildren and guests, this could be your sanctuary.

0:22:28 > 0:22:30- Yes.- Yeah, definitely.- Might need it.

0:22:30 > 0:22:35Off the bedroom and through the dressing room, there's even more.

0:22:36 > 0:22:39And the dressing room leads into this.

0:22:40 > 0:22:43Wow! This is something you did not expect!

0:22:43 > 0:22:48- It's fabulous.- Fabulous bath. - Can we get over the eaves?

0:22:48 > 0:22:51- Yeah, I think so.- I think so.- Yes!

0:22:51 > 0:22:56And you've got lots of light coming in as well, so it doesn't feel claustrophobic in any way.

0:22:56 > 0:23:03That's a great bath! Can you imagine lying in there watching the stars at night? It would be wonderful!

0:23:03 > 0:23:05So far so good.

0:23:05 > 0:23:10Time to head into the garden to see if the outside space measures up.

0:23:10 > 0:23:14So, here are your gardens. Obviously been laid to lawn.

0:23:14 > 0:23:16- Yep.- And I know gardening's important, especially to you, John.

0:23:16 > 0:23:22Very good. The garden is not laid out the way I would lay it out,

0:23:22 > 0:23:26- but that can be done and it's a project.- What about a vegetable patch?- A vegetable patch

0:23:26 > 0:23:28is very much what we're looking for.

0:23:28 > 0:23:32This property also comes with an acre which, as we drove along the track,

0:23:32 > 0:23:37- just before the cottages started, that was an acre of land.- OK.- Right.

0:23:37 > 0:23:41- That is the only land attached to this house.- OK, right.

0:23:41 > 0:23:44It's a big drawback not having something on your doorstep.

0:23:44 > 0:23:46So it does bring us to guess the price.

0:23:46 > 0:23:49So you've seen the property, you know it does have an acre of land...

0:23:49 > 0:23:51So you go first this time.

0:23:51 > 0:23:59Er...430 on this one, because the house has had a lot more updating.

0:23:59 > 0:24:02I think the house...

0:24:02 > 0:24:05because it's an end terrace, I'll go for 415 on this one.

0:24:05 > 0:24:12- It's one-all!- Is it?- Great!- The asking price for this house, and it has only just gone on the market...

0:24:12 > 0:24:18- OK, right.- Right.- ..Is £385,000. - Oh, wow!- Wow!- Big difference. - That's a big...

0:24:18 > 0:24:22- £65,000 change from your top budget. - Yeah.- Yeah.- That's a big surprise.

0:24:22 > 0:24:24- It is.- There's a lot of house in there for that money.

0:24:24 > 0:24:28Well, you liked this house, so why don't you go and take another look around and have a think?

0:24:28 > 0:24:32- OK.- OK.- Cos you never know, you might be able to get a field not too far away for your cattle,

0:24:32 > 0:24:37- and with £65,000 still in your purse...- Yes. - ..That's quite a few acres.- It is.

0:24:37 > 0:24:41- Something certainly to think about. - Go and enjoy. I'll catch up with you later.- Thank you.

0:24:41 > 0:24:43At a very reasonable...

0:24:45 > 0:24:50..the price is way under budget, although land may be a problem.

0:25:00 > 0:25:04..via the A1 into Newcastle and it's only 15 minutes from the coast.

0:25:04 > 0:25:08My favourite bits of the house were, of course, the living room,

0:25:08 > 0:25:12which I thought was stunning. I loved the aspects out of the main doors, leading on to the garden,

0:25:12 > 0:25:17that you could open up in the summer and have the outside come inside.

0:25:17 > 0:25:22The room in the eaves was something very different, and I could see that actually working.

0:25:22 > 0:25:28I'm not a lover of eaves, but its situation, the fact it was on a floor on its own,

0:25:28 > 0:25:31allowed us to have our families here at times,

0:25:31 > 0:25:35so that they'd have their own space and we would have our own space.

0:25:35 > 0:25:40- Well, I think the most negative part of this property is the land. - It'll be fine for the chickens,

0:25:40 > 0:25:43- but it wouldn't be any good for the cows.- No, not at all.

0:25:43 > 0:25:48- Have you checked out the acre of land?- We have.- Yes.- Bet you're wishing it was five acres now!

0:25:48 > 0:25:51- I surely do.- Come on, then.

0:25:51 > 0:25:57As the sun sets across Northumberland, John and Linda have plenty to consider.

0:26:04 > 0:26:11But next up on our hunt for a Northumbrian home with land, we have our old friend, the mystery house!

0:26:11 > 0:26:16- Go on, Linda, say it. Say you quite like it, please!- I do quite like it, it's got lots of potential.

0:26:16 > 0:26:20And that's just the land! Wait till they see inside.

0:26:20 > 0:26:22I thought you said a little bit of work!

0:26:25 > 0:26:29In our search to find John and Linda their first home together,

0:26:29 > 0:26:33yesterday it became clear that land and lots of it

0:26:33 > 0:26:40is perhaps more of a driving factor than we first thought, especially for farmer's daughter Linda.

0:26:40 > 0:26:45The fact is, to buy a house with serious acreage on their budget...

0:26:45 > 0:26:47well, something has to give!

0:26:47 > 0:26:54Today the mystery property is certainly going to test how flexible they can both be.

0:26:55 > 0:27:00Trying to get all the elements of the move right,

0:27:00 > 0:27:05is there anything there that you're willing to compromise? Is something going to give

0:27:05 > 0:27:07so that at least you can get nearly everything right for both of you?

0:27:07 > 0:27:10I think we're both willing to compromise slightly on the house

0:27:10 > 0:27:14in terms of that it may need some work done on it.

0:27:14 > 0:27:20Well, that is excellent news, as the mystery property may require a little TLC.

0:27:20 > 0:27:24Just over 40 miles from Newcastle in the west of the county

0:27:24 > 0:27:27is the heart of the Northumberland National Park,

0:27:27 > 0:27:29and that's where you'll find the Parish of Tarset,

0:27:29 > 0:27:32with a population of just under 200 people.

0:27:32 > 0:27:39Famed for the hardy Tarset hill lamb, it's historically a farming community, which should suit Linda,

0:27:39 > 0:27:45and land is also readily available, which is one of the reasons we've picked this little gem.

0:27:45 > 0:27:49So here is your mystery property, or I actually should say two,

0:27:49 > 0:27:54because it is, in fact, two cottages. What do you think?

0:27:54 > 0:28:00Well, it's obviously not detached which is what we were looking for,

0:28:00 > 0:28:05- so we're going to have neighbours. - Well, you're right, there are two cottages here...- OK.

0:28:05 > 0:28:12- Both are owned by the same family... - Right.- And these two cottages come together for sale.

0:28:12 > 0:28:16- OK. Well, that's a nice surprise. - So I can say to you, no neighbours.

0:28:16 > 0:28:21- So it could become one big detached cottage?- It could become one big detached house, yeah.- Right.

0:28:21 > 0:28:24So...now we know that you don't have neighbours...

0:28:24 > 0:28:28- It's a lovely-looking property. - It is, it's a beautiful-looking property, actually.

0:28:28 > 0:28:34It's beautiful sandstone, you've got the blue slate roof. I mean, it is impressive. It's very attractive.

0:28:34 > 0:28:37It needs some work, but you could turn it into something really nice.

0:28:37 > 0:28:41John, I'm liking what I'm hearing here. It does need a little bit of work,

0:28:41 > 0:28:46but let's go round the back and show you what there is there first of all before I take you inside the house.

0:28:46 > 0:28:48- Come on.- OK.- OK, brilliant. Thanks.

0:28:48 > 0:28:54Part of the problem with the areas that John and Linda have been looking at is the cost of land,

0:28:54 > 0:28:59but in West Northumberland land can be up to 50% cheaper than coastal regions.

0:28:59 > 0:29:03So, hopefully, Linda will be able to have her cows after all.

0:29:03 > 0:29:11Now, just take a look around you, because we are in the centre of the Northumberland National Park.

0:29:11 > 0:29:17- Spectacular views.- It's absolutely stunning.- So stunning. You think you're miles away from anywhere,

0:29:17 > 0:29:21but there's little houses, hamlets just in the distance.

0:29:21 > 0:29:24Just standing here and looking around you, after you've admired the view,

0:29:24 > 0:29:27- you can actually see the boundary to this property...- OK.

0:29:27 > 0:29:33- Because the cottages between them have 13 acres of land.- Oh, right? - Oh, dear me!

0:29:33 > 0:29:37- So literally...you can see where the drystone wall is... - So it's the drystone wall...?

0:29:37 > 0:29:41That's right. All the way along where the trees are, keep going, past the cattle to the back.

0:29:41 > 0:29:48- Go on, Linda, say it. Say you quite like it, please!- I do quite like it, it's got lots of potential.

0:29:48 > 0:29:52But whether I'm going to be around to see its potential, I don't know.

0:29:52 > 0:29:55- Of course you are! - There's quite a lot of work here.

0:29:55 > 0:29:57And "potential" today, I think, is going to be the buzzword.

0:29:57 > 0:30:02- Right, OK.- Right. - OK. And on that note, we're going to head back to the property.- Right.

0:30:03 > 0:30:08And these two traditional stone-built cottages do have loads of potential.

0:30:08 > 0:30:15They face south, they have plenty of space, but taking them on would be quite a project.

0:30:15 > 0:30:20So welcome to the first of the two cottages... Mind your head as you come through.

0:30:21 > 0:30:25- Here's the downstairs. - Gosh, what a lovely big room!

0:30:25 > 0:30:27I thought you said a little bit of work!

0:30:28 > 0:30:33- It's a project.- Yeah, it's certainly a project.- I think as we walk round that's how you have to think of it.

0:30:33 > 0:30:37- And if John's not working full-time, then he'll...- Thank you! - ..Have plenty of time to...

0:30:37 > 0:30:39And you don't need to sell your existing place,

0:30:39 > 0:30:43so you've got somewhere lovely to go back to at the weekends...

0:30:43 > 0:30:46- True.- I think we've mapped out the next 12 months for him, haven't we?

0:30:46 > 0:30:50- At least!- Thank you very much, ladies, very kind of you!

0:30:50 > 0:30:55And some of those months may well be spent updating this small kitchen-diner

0:30:55 > 0:30:57and the bathroom, also on the ground floor.

0:30:57 > 0:30:59But the project doesn't stop there.

0:30:59 > 0:31:02I just hope John keeps an open mind upstairs.

0:31:02 > 0:31:05So there are two bedrooms in this cottage.

0:31:07 > 0:31:09This is the larger of the two bedrooms.

0:31:09 > 0:31:10OK.

0:31:10 > 0:31:15- Right.- Even this is not bad, you know.- Not a bad size.

0:31:15 > 0:31:19- And this is a stud wall.- Right. - So you could really open it out.

0:31:19 > 0:31:22- You've got plumbing there, there's a toilet in there.- Right.

0:31:22 > 0:31:27- And you could easily put an en-suite, you would need a bathroom upstairs.- Yes.- Yes.

0:31:27 > 0:31:31Structurally both the properties are actually in good condition.

0:31:31 > 0:31:37- Obviously they need a major overhaul inside...- But if it's just internal, it's fine.

0:31:37 > 0:31:41It's when you have to start changing things outside and knocking walls down and that...

0:31:41 > 0:31:42this is when it becomes expensive.

0:31:42 > 0:31:47- But stud walls coming down, it's not expensive.- It makes it easy. Yeah, you just knock them down.

0:31:47 > 0:31:49I'm glad John isn't work-shy.

0:31:49 > 0:31:54Encompassing a second bedroom to make a master suite on this side of the house

0:31:54 > 0:31:59is a great idea. Because if they were to knock through to the cottage next door,

0:31:59 > 0:32:02they would have an open-plan layout for John to work with.

0:32:02 > 0:32:05So come through into the second cottage.

0:32:05 > 0:32:08This is certainly different.

0:32:08 > 0:32:13What a lovely room. This would make a great kitchen-diner. Very nice. Lovely room.

0:32:13 > 0:32:15I'm really surprised at how much...

0:32:16 > 0:32:20- You're softening up, both of you. - Yeah, definitely, I would say.

0:32:20 > 0:32:23- It's because you can see the potential, isn't it? - That's what it is.

0:32:23 > 0:32:27You sort of start looking and think, "Actually, this, if we could knock it right through,

0:32:27 > 0:32:29"this would be a fabulous space from one end to the other of the cottage."

0:32:29 > 0:32:35- He's already got it worked out!- Mmm. - And I think if it was done

0:32:35 > 0:32:40- in a good quality way and you got it finished, I think you would have a stunning house here.- Yeah.

0:32:40 > 0:32:45Next door to the kitchen, the living room boasts a Northumberland arch,

0:32:45 > 0:32:51and upstairs there's another three small rooms that could be turned into two large rooms for visitors.

0:32:51 > 0:32:58There's a bathroom, again in need of rejuvenation, but the garden also had a fantastic aspect

0:32:58 > 0:33:01and plenty of the buzzword, potential!

0:33:01 > 0:33:06- Well, I know you both love gardening, especially you, John. - Yep.

0:33:06 > 0:33:11So come through into your own walled garden...well, it's a mini walled garden, really, isn't it?

0:33:11 > 0:33:16- It's quite delightful. - Yeah, very nice.- It needs some love and attention...- Yes, it does.

0:33:16 > 0:33:20..Like the whole house. It is such an attractive cottage, or cottages,

0:33:20 > 0:33:22and the garden, I think, is beautiful.

0:33:22 > 0:33:27- So, it's going to bring us to that price, isn't it?- Yes.

0:33:27 > 0:33:29How much do you think it's worth?

0:33:29 > 0:33:35- I'm going to be really conservative and say 380. - It does need an awful lot of work...

0:33:35 > 0:33:42but, at the end of the day, you have what we're really looking for in some respects.

0:33:42 > 0:33:46But I think 420.

0:33:46 > 0:33:49- John is closer.- Is he? Goodness me!

0:33:49 > 0:33:54- £395,000.- Oh...!- Yes! - I nearly said 400!

0:33:54 > 0:34:01- Now, is that the price of the house or the fact that you lost out? Tell me which one.- Oh, gosh!

0:34:01 > 0:34:06I think if you actually knocked it through and did it to a reasonable standard,

0:34:06 > 0:34:08you'd have a good-looking house.

0:34:08 > 0:34:12Well, we spoke to the local estate agent who's actually got this on the market.

0:34:12 > 0:34:16If you did it up as one house with four bedrooms to a good spec,

0:34:16 > 0:34:22- he thought he price would be around £600,000.- Really? That's amazing. - Because of the location...

0:34:22 > 0:34:26- Yes.- ..And the land.- Goodness me. - So that's not a bad return on your investment, is it?

0:34:26 > 0:34:30Definitely. Makes it even more interesting!

0:34:30 > 0:34:36And on that note, with those lovely smiles, which I didn't think I was going to see...

0:34:36 > 0:34:42- have another look around and enjoy. I'll see you in a little while. - Thank you.- Thank you.

0:34:45 > 0:34:48This property is £55,000 under budget.

0:34:56 > 0:35:00The walled garden might have a much brighter future if John decides to get his hands dirty.

0:35:00 > 0:35:06This would be sort of a dream home if it was done really well, you know,

0:35:06 > 0:35:11and it's somewhere I could maybe think of living for the rest of my life.

0:35:11 > 0:35:13We'll just have to wait and see.

0:35:13 > 0:35:17It definitely thrown us and made us go, "Well, maybe we don't need to be near the sea."

0:35:17 > 0:35:23- The house, at the end of the day, is probably what we've been looking for. - Definitely.

0:35:23 > 0:35:25And the land's there as well.

0:35:29 > 0:35:33- Have you both seen enough now?- Yep. - Yes, I think so.

0:35:33 > 0:35:37I think we've ended up on a positive after a bit of a shaky start with this house!

0:35:37 > 0:35:43- Yeah, very much so. - Yeah, I think it's certainly thrown a spanner in the works, I think.

0:35:43 > 0:35:46In a good way. Well, let's go somewhere quiet where you can have a think.

0:35:46 > 0:35:48- You've got some decisions to make. - Lots to make.

0:35:56 > 0:36:02While I was in Northumberland, I couldn't resist hopping on a boat and heading to a group of islands

0:36:02 > 0:36:06which have become a haven for wildlife in the summer months.

0:36:06 > 0:36:09These are the Farne Islands.

0:36:09 > 0:36:12- Thank you.- Thank you. - See you later.- See you later.

0:36:12 > 0:36:16There are no permanent residents on the islands, man or beast,

0:36:16 > 0:36:23but Mike Steele, or Steelie as he's known, an ornithologist, lives here about eight months of the year.

0:36:23 > 0:36:26- Watch your head!- Yes, this isn't the welcome I was expecting.

0:36:26 > 0:36:29This is the Farne Islands. Unexpected is exactly what you've got!

0:36:29 > 0:36:33- Is there somewhere safer we can go? - There is. We'll head down and get out the way of these Arctic terns.

0:36:33 > 0:36:38There's no doubt it's a tough place for humans.

0:36:38 > 0:36:4323 species of bird come to the islands annually between April and August to breed.

0:36:43 > 0:36:48That's a staggering 85,000 pairs of seabirds.

0:36:48 > 0:36:53But as the tide comes in to cover half of these islands every day, real estate is at a premium!

0:36:53 > 0:36:58I'm not sure what the average square footage for a birdhouse is,

0:36:58 > 0:37:01but I can tell you that this is high-density living.

0:37:01 > 0:37:05My goodness! I really wasn't expecting that! They were quite vicious!

0:37:05 > 0:37:09They were! They were attacking us, they were trying to lift our hats off and peck our heads.

0:37:09 > 0:37:13- Is it safe to take this off now? - I think it's fairly safe. - What type of bird were they?

0:37:13 > 0:37:16Arctic terns and what they were trying to do was defend their chicks and their eggs

0:37:16 > 0:37:18which were just beside the pathway.

0:37:18 > 0:37:24For ten years, Mike and his team have been collecting data about all kinds of birds,

0:37:24 > 0:37:28and the 36,000 puffins on these islands are part of that study.

0:37:28 > 0:37:31These amazing little creatures live underground

0:37:31 > 0:37:37and, to find out more, Mike took me to visit his colleague Jason at one of the nests.

0:37:37 > 0:37:39- Hi, Jason, hello. - You all right, Jason?

0:37:39 > 0:37:45- Aw!- This is a puffin chick. He's probably about a week old, looking at him.

0:37:45 > 0:37:50He's been down there being fed by his parents and he'll be down there for about 40 days.

0:37:50 > 0:37:54- And is the mother still in the nest? - Yes, the adult will still be down there.

0:37:54 > 0:37:58Jason, as part of the research, is going to ring this bird with a very small aluminium ring.

0:37:58 > 0:38:04On this island alone there are about 15,000 pairs of this iconic little bird.

0:38:04 > 0:38:10- How old can a puffin be? - Well, puffins are incredible birds. They can live for about 30 years.

0:38:10 > 0:38:13In fact, we've actually got one on the Farnes which is 31,

0:38:13 > 0:38:17and the record at this moment, and it's still alive, is 37 years old.

0:38:17 > 0:38:23In this research, this little metal ring, this helps contribute towards that data.

0:38:23 > 0:38:28Puffins pair for life and come back every year to the same nest.

0:38:28 > 0:38:33Once the chicks leave home, they go for good. I bet some human parents wouldn't mind that!

0:38:33 > 0:38:34I'm going to let you hold this bird.

0:38:34 > 0:38:39- Which is the "ah" moment, isn't it? - Make sure you keep him in your hands.- This is a puffin...

0:38:39 > 0:38:41seeing the outside world for the first time.

0:38:41 > 0:38:46- And here comes an adult puffin. - The markings on them are quite extraordinary, aren't they?

0:38:46 > 0:38:51- They're beautiful.- Beautiful bills. And the grooves they've actually got on their beaks are actually...

0:38:51 > 0:38:57every year it gets a new groove. Up until four and then that's it, till it's got the four grooves,

0:38:57 > 0:39:01- it's an adult bird.- It's a bit like a tree, the rings of a tree.

0:39:02 > 0:39:08I've never seen so many birds in one place and it's not just birds that come here to breed.

0:39:08 > 0:39:14When they've finished breeding in August, it's time for the grey seals to use the island until Christmas.

0:39:14 > 0:39:18Just like taking over a summer-holiday rental, really.

0:39:18 > 0:39:21It's been absolutely amazing visiting these islands,

0:39:21 > 0:39:27and I can only imagine what it must be like to live here when you're such a bird-lover like Steelie.

0:39:27 > 0:39:30Thank you so much. I'll leave you to your counting and research.

0:39:30 > 0:39:33- Thank you very much indeed. - Thank you. Bye.- Goodbye.

0:39:34 > 0:39:37Back to our house-hunters!

0:39:37 > 0:39:40I'm sure John and Linda's feathers may be a little ruffled

0:39:40 > 0:39:44as they work out whether they'll be migrating north!

0:39:44 > 0:39:46Right now, it's time to find out.

0:39:49 > 0:39:53So, Linda and John, we've certainly travelled around this county, haven't we?

0:39:53 > 0:39:55Yes, and nearly the next!

0:39:55 > 0:40:01Well, this is the first time you've bought together, so let's start off with the barn conversion.

0:40:01 > 0:40:07- What did you think about that?- The land was excellent, particularly if you could rent or buy those 2 acres,

0:40:07 > 0:40:12- plus the wonderful garden.- Yes, that garden really made it for me.

0:40:12 > 0:40:17The only problem we had with that was the fact that the windows were all on the wrong side.

0:40:17 > 0:40:23If they'd been on the side overlooking the garden, I think that would probably have swung it.

0:40:23 > 0:40:27We might have even thought about going back and having another look at that one, I think.

0:40:27 > 0:40:32- We got close, didn't we?- Nearly. - Yeah.- And only five or so miles from the coast.- I know.

0:40:32 > 0:40:36- It was wonderful. - The second property we looked at was the railway cottage.

0:40:36 > 0:40:38That was something else, wasn't it?

0:40:38 > 0:40:45To me, that house was a good size. It had all been renovated to a very good standard.

0:40:45 > 0:40:49The kitchen was really...that was probably the downside in that house.

0:40:49 > 0:40:56It was dark and small. We would have been struggling with knocking any walls down in that property

0:40:56 > 0:40:59to enlarge that kitchen.

0:40:59 > 0:41:03And for what were actually looking for, the acre was really inhibiting

0:41:03 > 0:41:08and the fact we could not buy any land in the neighbouring area.

0:41:08 > 0:41:16Last but not least, we took you to see the mystery property. We travelled inland, quite a journey.

0:41:16 > 0:41:22I think the great thing is the potential for the building itself is amazing.

0:41:22 > 0:41:27To knock that through and make it one huge long house, with a wonderful sitting room,

0:41:27 > 0:41:33brand-new kitchen-diner, big dining room, then you would just have a wonderful house!

0:41:33 > 0:41:35Yeah, a house with lots of potential.

0:41:35 > 0:41:39- And the mystery house did have 13 acres...- Yeah, yeah.

0:41:39 > 0:41:46It had what we were looking for, getting 13 acres in there, ring-fenced, was really good...

0:41:46 > 0:41:50- What's the next move?- I think the next big thing for us is we're going to go back to that property

0:41:50 > 0:41:55- and have another look. - Yeah, go round the property and through the land,

0:41:55 > 0:42:01- see what the perimeter is like. - And to decide what we could be doing with the house.

0:42:01 > 0:42:07It's when you start knocking down walls and putting in kitchens... there's a lot to think about,

0:42:07 > 0:42:13- but, at the end of the day, you would have a really dream home.- Yes, it would be a fabulous house, I think.

0:42:13 > 0:42:17Well, that's fantastic news. It has been quite a journey going round...

0:42:17 > 0:42:19not only looking after you two,

0:42:19 > 0:42:23but bearing in mind all these four-legged friends that we've got to house as well,

0:42:23 > 0:42:29but it does sound like we might have got close. If anything does happen, the next chapter,

0:42:29 > 0:42:31you will let is know, won't you? You will keep in touch?

0:42:31 > 0:42:35- Yes.- And thank you both. It's been an absolute delight. - No, thank you.- Thank you.

0:42:35 > 0:42:38You made it very easy for us and it's been wonderful going round with you.

0:42:42 > 0:42:44Well, who would have thought it?

0:42:44 > 0:42:49It took great vision to see the true potential of the mystery house,

0:42:49 > 0:42:55but, after a very shaky start, I think both John and Linda could visualise it

0:42:55 > 0:42:58as their first home together.

0:42:58 > 0:43:03Let's hope that both them and their cattle are one hoof closer to a move to Northumberland!

0:43:03 > 0:43:05See you again soon.

0:43:05 > 0:43:08If you would like to escape to the country

0:43:08 > 0:43:11in Northern Ireland, Wales, Scotland or England
