0:01:15 > 0:01:18to describe the counties of south-west England

0:01:18 > 0:01:21with Devon and Dorset resolutely at its heart.

0:01:21 > 0:01:25It's easy to dwell on the spectacular 95-mile Jurassic coastline,

0:01:25 > 0:01:27England's first World Heritage Site,

0:01:27 > 0:01:31charting 185 million years of the Earth's history.

0:01:31 > 0:01:35But the region's rural backdrop is equally as impressive,

0:01:35 > 0:01:41rooted in a strong farming tradition and the spoils of two National Parks in Devon alone.

0:01:41 > 0:01:48The region offers up a varied mix of properties with those quintessential thatched cottages

0:01:48 > 0:01:51always an enticing sight for aspiring escapees.

0:02:14 > 0:02:17It's a very popular area for people to retire to.

0:02:17 > 0:02:22It could be the first part of the UK where a quarter of the population are pensioners.

0:02:22 > 0:02:27So if you want a slice of the action, you could have to move pretty quickly.

0:02:27 > 0:02:30But whatever your age or budget, there is plenty on offer.

0:03:32 > 0:03:37'have lived together in their three-bedroom house in Pinner for the past decade.

0:03:41 > 0:03:45'and put some big business plans into action.'

0:03:45 > 0:03:49For me, having worked and lived in London for all my life,

0:03:49 > 0:03:54an hour and a half's commute each end of the day, definitely had enough.

0:03:54 > 0:03:58There's got to be more to life. What we would like to do ideally

0:03:58 > 0:04:05would be to have maybe four or five high-quality, four to five-star holiday lets

0:04:05 > 0:04:10which would attract an affluent customer.

0:04:10 > 0:04:16We're throwing ourselves into this wholeheartedly and it's a bit of a dream, you know.

0:04:16 > 0:04:22It's just going to be fabulous. I know it's going to work. We're going to put our heart and souls into it.

0:04:22 > 0:04:26'And family are obviously close to their hearts too.'

0:04:26 > 0:04:30One of the big reasons we're doing this is for my father.

0:04:30 > 0:04:33He currently lives by himself

0:04:33 > 0:04:36and he's getting less capable of tending to his own needs.

0:04:36 > 0:04:42We need to bring him in to live with us, so we can give him the care and attention that he deserves.

0:04:42 > 0:04:46'And their chosen location has got to be good for business.'

0:04:46 > 0:04:52Our criteria is that we want to be a maximum of three and a half hours from north-west London.

0:04:52 > 0:04:56That's a reasonable time for friends and relatives and paying guests

0:04:56 > 0:05:00to travel on a Friday night or a Saturday morning.

0:05:00 > 0:05:03It needs to be within walking distance of maybe a pub or a shop

0:05:03 > 0:05:07or somewhere where people can buy milk, emergency rations.

0:05:07 > 0:05:13But yeah... It is essential that we have the tranquillity and the peace and the views.

0:05:13 > 0:05:17So I think on the very outskirts of a village would be lovely, or a hamlet.

0:05:17 > 0:05:21'So what's the vision for their perfect property?'

0:05:23 > 0:05:29That photogenic, um... chocolate box image is high priority for me, a high one.

0:05:29 > 0:05:32We want a three-bed property.

0:05:32 > 0:05:36Reasonably large rooms downstairs, nice big kitchen.

0:05:36 > 0:05:39Secondly, we need an annexe for my father.

0:05:39 > 0:05:43The special features that I'd like to see in our house

0:05:43 > 0:05:47are things like inglenook fireplaces, bread ovens,

0:05:47 > 0:05:50beams, flagstone floors.

0:05:50 > 0:05:54Well, what I really would like is a big farmhouse kitchen,

0:05:54 > 0:05:58so that I have the space to do the cooking that I like to do.

0:05:58 > 0:06:01It would be lovely just to be able to spread out.

0:06:01 > 0:06:04'To finance the move, they have their house on the market

0:06:04 > 0:06:07'for £355,000.

0:06:07 > 0:06:12'To add to the pot, they've got some savings, the funds from selling Paul's father's house

0:06:12 > 0:06:18'and a business loan, so taking all that into account, how much do they have to spend?'

0:06:18 > 0:06:20Our maximum budget is £1.25 million.

0:06:24 > 0:06:30There's no denying the fact that Paul and Diane have a fantastic budget.

0:06:30 > 0:06:33But they also have a pretty extensive wish-list to go with it.

0:06:33 > 0:06:38Not only are we looking for a gorgeous country house, we also need a business.

0:06:38 > 0:06:43And we need somewhere for Peter, Paul's dad, so he can make his own escape to the country.

0:06:43 > 0:06:45Now, they are all London born and bred.

0:06:45 > 0:06:50Moving to the West Country will represent a huge change of lifestyle,

0:06:50 > 0:06:53which I suspect will involve a lot more than just money.

0:06:53 > 0:06:57Being three and a half hours from London is key to this move.

0:06:57 > 0:07:02But with such a formidable wish-list, we'll cast our net wide,

0:07:02 > 0:07:05spanning the Devon borders and even nudging into Somerset.

0:07:05 > 0:07:09I'll be showing Paul and Diane three different properties.

0:07:09 > 0:07:14But I won't be revealing the price of each until they've had a guess first.

0:07:14 > 0:07:20And our mystery house will challenge how close to home they want their business to be.

0:07:51 > 0:07:56- I'm estimating that we need a turnover of approximately 80,000 to maintain the family.- Yeah.

0:07:56 > 0:08:01- So you can chuck in the city life completely...- Absolutely. Not a problem.- Yeah.

0:08:53 > 0:08:57'Their urban clientele can make a quick getaway from London

0:08:57 > 0:08:59'with a direct train to Castle Cary,

0:08:59 > 0:09:04'so rural peace and a Friday night pint at the local pub is within their reach.

0:09:04 > 0:09:09'Besides its listed church, there are some lovely historic properties dotted about,

0:09:09 > 0:09:14'such as this Grade 2 listed farmhouse, built in 1853 for a dual purpose.'

0:15:57 > 0:16:02the south-west coast forms an important bedrock for British tourism.

0:16:02 > 0:16:07Devon and Dorset combined pull in over £3.5 billion a year.

0:16:07 > 0:16:12Its Jurassic stretch is dotted with historic seaside towns and ports

0:16:12 > 0:16:14of which Weymouth is a prime example.

0:16:14 > 0:16:19Today, visitors spend well over £140 million here every year.

0:16:19 > 0:16:24And as far back as 1789, this seaside resort met with royal approval.

0:16:24 > 0:16:29Earlier in the week, Paul and Diane met town guide Jackie Gibson to find out more.

0:16:29 > 0:16:35Weymouth first became a tourism hotspot when King George III made a number of holidays here

0:16:35 > 0:16:38to take in the health-giving properties of the water.

0:16:38 > 0:16:43So on a daily basis, the King would go into a bathing machine.

0:16:43 > 0:16:48He would be pulled by a shire horse into the water

0:16:48 > 0:16:53where he would be dipped into the water. And at the same time, the band would go in

0:16:53 > 0:16:56and strike up God Save The King every time he went in.

0:16:56 > 0:16:59- LAUGHTER - Some described him as The Mad King.

0:16:59 > 0:17:03I think he was perfectly sensible coming here for his holidays!

0:17:03 > 0:17:10'With its waters also considered to be some of the best for sailing in northern Europe,

0:17:10 > 0:17:14'Weymouth's harbour will play host to the 2012 Olympic sailing events.

0:17:14 > 0:17:20'Still graced by its handsome Georgian buildings, it's a vibrant marine hub these days.

0:17:20 > 0:17:25'But back in the 14th century, these waters were troubled by local feuding.'

0:17:25 > 0:17:29So here we are in Weymouth harbour. This very much was two separate communities

0:17:29 > 0:17:33with Weymouth on our right-hand side now and Melcombe Regis to our left.

0:17:33 > 0:17:37The two areas used to continually fight over the use of the water.

0:17:37 > 0:17:42'But with the onset of the Hundred Years' War, they joined forces

0:17:42 > 0:17:47'and in 1347, provided 15 ships and 263 mariners for the Siege of Calais

0:17:47 > 0:17:50'where the English sealed an early victory.'

0:17:50 > 0:17:55The two towns put all their history behind them.

0:17:55 > 0:17:59And rather than having a rowing boat with a piece of rope as a ferry

0:17:59 > 0:18:02to get from one side of the harbour to the other,

0:18:02 > 0:18:06they built a bridge. And now rather than Weymouth and Melcombe Regis,

0:18:06 > 0:18:09we're just known as the town of Weymouth.

0:18:09 > 0:18:14'The town currently draws in well over a million visitors a year.

0:18:14 > 0:18:16'And with the Olympics on the horizon,

0:18:16 > 0:18:21'the region is sure to build on its reputation as a tourist hotspot.

0:18:21 > 0:18:23'Great news for Paul and Diane's venture.

0:18:24 > 0:18:28'Our house hunt continues over the border into Devon,

0:18:28 > 0:18:30'in the village of Tedburn St Mary,

0:18:30 > 0:18:34'just a couple of miles from the Dartmoor National Park,

0:18:34 > 0:18:38'so well located for their holiday guests with charming local pubs

0:18:38 > 0:18:41'and its church dating back to the 13th century.

0:18:41 > 0:18:46'Among the traditional thatched properties tucked way along its pretty lanes

0:18:46 > 0:18:48'is this impressive one.'

0:18:48 > 0:18:53- There.- Wow!- What about this one? That's beautiful.- Wow!

0:18:53 > 0:18:59- Now, how old do you think it is? - I mean, it's designed as a 200-year-old cottage,

0:18:59 > 0:19:01but it looks almost brand-new.

0:19:01 > 0:19:08- Really?- Possibly.- So if I told you that actually at its core it's a 12th-century mill...

0:19:08 > 0:19:12- Ah!- You're kidding me. - I can't see the core from here.

0:19:12 > 0:19:16- It's a 12th-century mill, hence the proximity to the brook.- Yeah.

0:19:16 > 0:19:21But you are absolutely right in that effectively it's a new house.

0:19:21 > 0:19:23The whole thing has been redone.

0:19:23 > 0:19:26- Sounds good to me.- That'll do!

0:19:26 > 0:19:31- You didn't want a project, did you? - You persuaded me.- Yeah, I know. Come on. Have a look.

0:19:32 > 0:19:40'That's the reaction I was hoping for. And as they'll see, the interior is just as charming.'

0:21:05 > 0:21:10So they had a free hand to really turn this into as modern a home as you can imagine.
