0:00:02 > 0:00:07Today I'm in a county renowned for its waterways. Created in medieval times by men digging for peat,

0:00:07 > 0:00:12this county's systems of dykes, rivers and broads is the largest stretch of wetland in England.

0:00:12 > 0:00:15Where am I? Find out in just a moment.

0:00:44 > 0:00:48'In today's show, I'll be helping a businesswoman, accompanied by her niece,

0:00:48 > 0:00:51'return to her family roots in the country.

0:00:51 > 0:00:55'And finding her the right size house is just one of our many challenges.'

0:00:55 > 0:01:00I think by the time you get a sofa in here and a bit of furniture, it is a little bit on the tiny side.

0:01:00 > 0:01:04'But our mystery house throws other unexpected surprises into the mix.'

0:01:04 > 0:01:08I like this room. I like the size of the room.

0:01:11 > 0:01:15Today I'm in Norfolk. For almost six centuries,

0:01:15 > 0:01:19these 125 miles of waterways were crucial to the local economy,

0:01:19 > 0:01:22allowing goods to be ferried inland from the sea.

0:01:22 > 0:01:27Nowadays, though, as you might expect, it's tourism that pulls in the pennies for the county

0:01:27 > 0:01:32and these broads attract around seven million tourists here every year.

0:01:34 > 0:01:39'Looking out over the North Sea, Norfolk is the largest of the East Anglian counties

0:01:39 > 0:01:42'and historically has prospered from its coastal position

0:01:42 > 0:01:46'with Wells-next-the-sea formerly one of the great ports of east England

0:01:46 > 0:01:50'which in its Tudor heyday traded with the Netherlands.

0:01:50 > 0:01:52'It was earlier, in the 14th century,

0:01:52 > 0:01:57'that rising sea levels created the inland waterways that formed the Norfolk Broads.

0:01:57 > 0:02:00'Today it's not only a draw for holidaymakers

0:02:00 > 0:02:04'but is renowned as one of the most important wetland sites in Europe.

0:02:04 > 0:02:09'The buildings that lie scattered across this predominantly arable landscape

0:02:09 > 0:02:14'provide a range of attractive choices, including distinctive cut flint facades and thatched roofs.'

0:02:17 > 0:02:23'Corporate event organiser Jane has roped in her niece Georgie to help her escape to the country

0:02:23 > 0:02:27'having spent the last 25 years in Romford, Essex.

0:02:27 > 0:02:30'These two ladies have an incredibly strong bond

0:02:30 > 0:02:32'and are certainly a dynamic duo.'

0:02:32 > 0:02:36Jane's a very vivacious character. She's very creative, actually,

0:02:36 > 0:02:40and has a lot of attention to detail, which is why she's so good at her job.

0:02:41 > 0:02:45And Georgie is a very vivacious character. THEY LAUGH

0:02:47 > 0:02:52'Being close to family is key to Jane's move and also important to Georgie.'

0:02:52 > 0:02:55My dad lives in Norfolk, and obviously Grandma,

0:02:55 > 0:03:00and we've got lots of aunts and great-aunts and uncles in Norfolk,

0:03:00 > 0:03:04so whenever I get time off work, that's often where I tend to be.

0:03:04 > 0:03:08So it'll be great to have Jane there, as well, cos it'll be easier to see Jane now.

0:03:08 > 0:03:11'Besides wanting a property with plenty of character,

0:03:11 > 0:03:15'Jane has a wish-list that taps into her sociable lifestyle.'

0:03:15 > 0:03:19What I'm looking for is ideally open-plan

0:03:19 > 0:03:22or rooms that connect, that work together.

0:03:22 > 0:03:26I really want a kitchen where I can have friends round.

0:03:26 > 0:03:30I'd then like a nice, large living room area

0:03:30 > 0:03:32I need a minimum of two bedrooms.

0:03:32 > 0:03:35'And the outside is important, too.'

0:03:35 > 0:03:40Jane's been talking about having a large garden. She'd definitely like some outdoor space.

0:03:40 > 0:03:44She's even been talking about a bit of a vegetable patch, growing her own veggies.

0:03:44 > 0:03:49'Continuing her business is a key priority for Jane so she'll need an office.

0:03:49 > 0:03:52'In addition, she wants her country home to earn an extra income,

0:03:52 > 0:03:56'so if there was the potential for a holiday let, all the better.

0:03:56 > 0:04:00'And with her house already sold, she's ready to go full steam ahead with this move.'

0:04:00 > 0:04:07My budget for the new property is £450,000 to £500,000.

0:04:10 > 0:04:14At £450,000 to half a million pounds,

0:04:14 > 0:04:19Jane's budget should be more than adequate to give her the minimum of two bedrooms and a garden.

0:04:19 > 0:04:25Views obviously come at a premium, but I think Jane's after quite an interesting mix of a period property

0:04:25 > 0:04:28that also gives her modern, open-plan interiors.

0:04:28 > 0:04:31Let's see if we can do Jane's handsome budget some justice.

0:04:33 > 0:04:35'We'll be focusing Jane's house search

0:04:35 > 0:04:37'around the Norfolk Broads where her mother lives,

0:04:37 > 0:04:40'not venturing any further west than Norwich.

0:04:40 > 0:04:43'We've selected three great properties to show her,

0:04:43 > 0:04:47'but I won't be revealing the price of each until she's had a guess first.

0:04:47 > 0:04:50'And finally, there's our mystery house,

0:04:50 > 0:04:54'which will challenge Jane's preconceptions about what she really wants.'

0:04:56 > 0:05:00What would you say are the most important parts of what you're looking for in a house?

0:05:00 > 0:05:03- Views are one.- Certainly. - What are the other things?

0:05:03 > 0:05:07Not to be in a built-up area, because I've always had a city lifestyle.

0:05:07 > 0:05:11I want to be either on the edge of a village or in the countryside.

0:05:11 > 0:05:15- All right, but a community nearby, I take it.- Yes.

0:05:15 > 0:05:19What's Jane's taste like? Are we looking for something period or newer?

0:05:19 > 0:05:25Erm, Jane's often spoke about she does like the barn-type exterior,

0:05:25 > 0:05:30but in her current home, she has a very modern interior which she's definitely put her own stamp on,

0:05:30 > 0:05:36so she'd like something similar or something that she can change the interior of to be quite modern.

0:05:36 > 0:05:40- We'll get on our way, shall we? - Wonderful.

0:05:41 > 0:05:46'Ideally, Jane would like to spend around £450,000,

0:05:46 > 0:05:48'but she's prepared to go up to £500,000

0:05:48 > 0:05:50'for a perfect period property

0:05:50 > 0:05:54'which gives her a large open-plan kitchen/diner, a least two bedrooms

0:05:54 > 0:05:58'and a dedicated office. An annex with holiday let potential

0:05:58 > 0:06:00'would be the icing on the cake,

0:06:00 > 0:06:03'but a large garden with views is a must-have.'

0:06:06 > 0:06:09'We kick off our property search with location firmly in mind

0:06:09 > 0:06:12'as we head for the village of Rockland St Mary.

0:06:12 > 0:06:18'You wouldn't think that Norwich was under a 15-minute drive away from such a peaceful, rural setting.

0:06:18 > 0:06:21'As well as serving up a useful shop and Post Office,

0:06:21 > 0:06:25'it's here where the river Staithe marks the start of the Rockland Broad.

0:06:25 > 0:06:27'Just a two-minute walk away is our first house,

0:06:27 > 0:06:33'approached via its own long drive and, like Jane, possesses plenty of character.'

0:06:33 > 0:06:36- What do we make of this?- Wow!

0:06:36 > 0:06:39That looks really stunning. It's got lovely period characteristics.

0:06:39 > 0:06:44- It isn't an old property. The plans for it were drawn up around 1960.- Mm-hm.

0:06:44 > 0:06:48- But it's done very sympathetically. - Certainly is. I like it very much.

0:06:48 > 0:06:54'Besides its great period style, the internal layout is thoughtfully designed for modern living.'

0:06:56 > 0:07:00I briefly want to pause in here just cos I think it's quite an impressive entrance hall.

0:07:00 > 0:07:02Yes, yes, nice size entrance hall.

0:07:02 > 0:07:06There's a theme of wood throughout the home. You see the oak parquet flooring,

0:07:06 > 0:07:10a lot of timbers exposed throughout the whole property.

0:07:10 > 0:07:13Not 100% to my taste, but I think I could work on it.

0:07:13 > 0:07:19- OK. If you want to lead the way through there, the living room's first up.- Thank you.

0:07:20 > 0:07:23So what are your thoughts on this for a living room?

0:07:23 > 0:07:27A nice size of room and a lovely aspect out onto the garden.

0:07:27 > 0:07:31- Jane currently has quite a contemporary interior.- Right.

0:07:31 > 0:07:34And my impression is that she'd quite like to continue that theme.

0:07:34 > 0:07:38And although it's such a beautiful period property outside,

0:07:38 > 0:07:44you'd find it very difficult to convert the inside with a contemporary feel.

0:07:44 > 0:07:48It would have to be very, very carefully done.

0:07:48 > 0:07:51- Let's see what you make of this next one.- Thank you!

0:07:53 > 0:07:56- Just mind the step here.- Thank you.

0:07:56 > 0:07:58So, you tell me what you want this room to be.

0:07:58 > 0:08:01I think I'm pretty sure what I'm going to be hearing.

0:08:01 > 0:08:03I think it would be an office, wouldn't it?

0:08:03 > 0:08:05Yeah. This was built as a fourth bedroom.

0:08:05 > 0:08:07You've got an en suite shower and loo.

0:08:07 > 0:08:11Would you have this as an occasional bedroom, or would you want it as a dedicated office?

0:08:11 > 0:08:13I think I'd need to consider a dedicated office.

0:08:13 > 0:08:20- OK. That leaves us with three bedrooms upstairs. Will that be enough?- More than enough.- Great!

0:08:20 > 0:08:25For a lot of people, the next room is the engine room of the home. See what you make of it.

0:08:28 > 0:08:32So, the heart of the home for most people.

0:08:32 > 0:08:36- What do we think? - The kitchen units, they're nice,

0:08:36 > 0:08:41but I'd change those to be slightly more contemporary.

0:08:41 > 0:08:46'The kitchen leads through to a spacious utility room at the back

0:08:46 > 0:08:49'and there's a relaxed layout for entertaining.'

0:08:49 > 0:08:52Just looking through here, this is your dining room.

0:08:52 > 0:08:55It feels a little bit open-plan, doesn't it?

0:08:55 > 0:08:59It certainly does. I like the more informal style of living these days

0:08:59 > 0:09:02where people can come into the kitchen, they can help themselves,

0:09:02 > 0:09:05or you can have a buffet out here. So, yes, I like that.

0:09:05 > 0:09:09'The dining room leads through to a timber-built conservatory,

0:09:09 > 0:09:13'another great space for socialising, with French doors onto the terrace.

0:09:13 > 0:09:17'We'll come to the garden later, but first let's take a look upstairs.

0:09:17 > 0:09:21'The three bedrooms include a good size twin room, and on the other side of the landing,

0:09:21 > 0:09:26'the family bathroom has the luxury of a roll-top bath.

0:09:26 > 0:09:29'There's also a spacious double room with built-in wardrobes.

0:09:29 > 0:09:33'But next we'll explore where Jane would sleep.'

0:09:33 > 0:09:38The master bedroom has an en suite just through there, recently refurbed.

0:09:38 > 0:09:42- We're up in the roof here now. - That's right!

0:09:42 > 0:09:45So you've got lots and lots of storage into the eaves.

0:09:45 > 0:09:50- How would you think you'd want to do this room?- I imagine a little, rather stylish four-poster

0:09:50 > 0:09:53with some nice drapes making it feminine.

0:09:53 > 0:09:56Some people might find it a bit of a challenge trying to get

0:09:56 > 0:09:59furniture to fit in with the eaves and things,

0:09:59 > 0:10:02but I think it adds a lot of character to the place.

0:10:02 > 0:10:06'Jane seems pleased with the layout and room sizes of this property,

0:10:06 > 0:10:09'but it's the gorgeous secluded garden that will hopefully win her over

0:10:09 > 0:10:12'as it's the perfect setting for some wonderful parties.

0:10:12 > 0:10:15'All told, it amounts to around half an acre.'

0:10:15 > 0:10:20You can see from the sun, it's a glorious west-facing garden.

0:10:20 > 0:10:22- Real sun trap.- Isn't it?

0:10:22 > 0:10:25Now, is it daunting for you, actually, Jane?

0:10:25 > 0:10:27There's a lot of garden here.

0:10:27 > 0:10:28It goes with the house.

0:10:28 > 0:10:33It's sort of the quintessential English garden in a way. It's lovely.

0:10:33 > 0:10:36How much do you think this house is on the market for?

0:10:36 > 0:10:38- Good question.- Mm.

0:10:38 > 0:10:42- I think about £450,000.- OK.

0:10:43 > 0:10:47- What does Georgie think?- I think it's going to be maxing the budget.

0:10:47 > 0:10:51I think it's going to be pretty close to £500,000.

0:10:51 > 0:10:55Very good guess. It started life, apparently, at around £500,000.

0:10:55 > 0:10:59It's now on the market for offers around £489,000.

0:10:59 > 0:11:05So now is the time for you to have a good look around the house without me there, look at all the rooms

0:11:05 > 0:11:09and discuss amongst yourselves what you like, what you'd like to change.

0:11:09 > 0:11:11- OK? I'll see you in about 20 minutes.- Thank you.- Enjoy.

0:11:13 > 0:11:15'Under budget at £489,000,

0:11:15 > 0:11:21'this charming character property leaves Jane money left over to redecorate where she feels fit.

0:11:21 > 0:11:24'It provides her with a large kitchen,

0:11:24 > 0:11:29'three bright reception rooms, plus an office and three bedrooms with a master en suite.

0:11:29 > 0:11:32'The half acre of landscaped garden is stunning

0:11:32 > 0:11:34'and it's wrapped up in a village location

0:11:34 > 0:11:36'in the heart of open countryside.'

0:11:36 > 0:11:40When we first walked in, I didn't think it was going to be Jane's cup of tea

0:11:40 > 0:11:44but it's opened her eyes to a different type of property that she would now consider.

0:11:44 > 0:11:47I hadn't originally thought that this might be the type of house

0:11:47 > 0:11:52that I would like, but it really has opened my eyes.

0:11:52 > 0:11:56I really love the feeling. It's got character.

0:11:56 > 0:11:58And, yes, I love the garden.

0:11:58 > 0:12:01I think it has really got to be a great contender.

0:12:06 > 0:12:09'Our house search edges closer to the coast.

0:12:09 > 0:12:12'Nine miles inland from Cromer is the village of Felmingham

0:12:12 > 0:12:17'whose 15th century church tower stands tall above the fields

0:12:17 > 0:12:20'and where local produce is readily available.

0:12:20 > 0:12:25'Our second property has plenty of gardening potential and history attached to it.'

0:12:25 > 0:12:28Now, I know you liked the period style of the first house.

0:12:28 > 0:12:34- This IS period, OK?- Right. - The middle part of the property is the old farmhouse, OK?

0:12:34 > 0:12:36- That's probably mid-18th century. - Mm-hm.

0:12:36 > 0:12:40Coming to the end, you can see a Victorian extension, almost the same size.

0:12:40 > 0:12:44- And then the far end, you've got a modern extension.- Wow!

0:12:44 > 0:12:49- What's your first impressions? - It looks most unusual and I like the location.

0:12:49 > 0:12:52- We're right out in the heart of the country here.- You really are.

0:12:52 > 0:12:54- Let's look inside.- Thank you!

0:12:55 > 0:13:00'After pleasing first reactions, let's see if Jane can draw on her creativity

0:13:00 > 0:13:03'and see the potential of the unfurnished interior.'

0:13:06 > 0:13:11So through a small vestibule, if you like, straight into the kitchen.

0:13:12 > 0:13:16- And it's all gone quiet.- Not keen walking straight into a kitchen.

0:13:16 > 0:13:20I like the period features, like the lovely bits of exposed wood,

0:13:20 > 0:13:26- but I've got to get over the concept of walking straight into the kitchen. - Sure. Size-wise?

0:13:26 > 0:13:30- Not too bad.- These aren't great reactions from Jane, are they?

0:13:30 > 0:13:34No. I quite like it. And having the range there, that's a real feature, very unique.

0:13:34 > 0:13:36- Let's look at this first room. - Thank you.

0:13:36 > 0:13:41'Jane's slightly downbeat, but can we stoke up her imagination next door?'

0:13:41 > 0:13:44- I know you have a need for an office.- Absolutely.

0:13:44 > 0:13:47It's certainly space-wise quite good.

0:13:47 > 0:13:52Logistic problems with all these radiators and how you'd cope with them for putting in office equipment

0:13:52 > 0:13:56cos suddenly walls have been taken up almost on three sides.

0:13:56 > 0:14:01I'm just considering, it depends whether the other reception room has got a feature fireplace,

0:14:01 > 0:14:04- because that would be lovely in a sitting room.- 'Good point.

0:14:04 > 0:14:08'At the other end of the house is another, even more impressive fireplace

0:14:08 > 0:14:11'and the option for a bit of remodelling.'

0:14:11 > 0:14:17Georgie, you mentioned the fireplace in the first reception room. I think that's bigger and better.

0:14:17 > 0:14:19Yeah, that is quite impressive.

0:14:19 > 0:14:23But by the time you get a sofa in here and a bit of furniture,

0:14:23 > 0:14:25it is a little bit on the tiny side

0:14:25 > 0:14:29Do you remember this morning, you said you wouldn't mind a bit of a project?

0:14:29 > 0:14:36This house isn't registered with the estate agent as listed. I suggest potentially turning the garage

0:14:36 > 0:14:40- into office space. - OK. That actually has a lot of merit.

0:14:40 > 0:14:43- Sounds good. - You're smiling again now.

0:14:43 > 0:14:46'Tucked away behind the fireplace is a utility area and shower room,

0:14:46 > 0:14:51'plus there's a nicely-designed conservatory with garden views.

0:14:51 > 0:14:55'Upstairs are four bedrooms, two singles with exposed beams

0:14:55 > 0:14:59'separated only by a stud wall, useful is Jane fancied making them one again.

0:14:59 > 0:15:03'There's also a large double with a feature chimney breast and double aspect windows.

0:15:03 > 0:15:07'But the master really raises the roof.'

0:15:09 > 0:15:15OK, now, I know it's difficult to imagine if a bedroom is suitable or not without any furniture in it,

0:15:15 > 0:15:19- but that's what I'm asking you to do.- OK.- What do you think?

0:15:19 > 0:15:23I'm very impressed by this beautiful vaulted ceiling.

0:15:23 > 0:15:27- Good.- It does add space, doesn't it? Makes it quite spacious.- Mm.

0:15:27 > 0:15:31I applaud your positivity. Let's have a quick peek into the bathroom,

0:15:31 > 0:15:35cos that was surprisingly big. After you, third on the left.

0:15:41 > 0:15:44- I like this room.- It's big, isn't it?

0:15:44 > 0:15:48- I'm glad you like this room.- I love the character of the wood here.

0:15:48 > 0:15:52- Yeah.- And I just like the character of the room, so this would be a winner for a bathroom.

0:15:53 > 0:15:58'The property as a whole is awash with original features which Jane seems to appreciate.

0:15:58 > 0:16:02'Although I'm not sure it's fuelling her overall enthusiasm for the house.

0:16:02 > 0:16:09'However, the garden is an extremely generous half-acre plot sub-divided into different zones,

0:16:09 > 0:16:14'including a large vegetable garden with greenhouses and a range of small outbuildings.

0:16:14 > 0:16:20'Beyond the boundary hedging are splendid rural views, one of Jane's must-haves.'

0:16:21 > 0:16:24Now, this is a very big garden, isn't it?

0:16:24 > 0:16:28Yes, yes, a very nice size. And with a nice south aspect.

0:16:28 > 0:16:31You're surrounded by farmland, but similar to the thatched house,

0:16:31 > 0:16:36- you can't see a great deal of it at the moment. Would you want to change that?- I think so.

0:16:36 > 0:16:40If you're going to be in the countryside, it's quite nice to rake through and see the fields.

0:16:40 > 0:16:46I get the feel this house isn't for you. But I'd like to know how much you think it's on the market for.

0:16:46 > 0:16:50I would think possibly about £350,000, £400,000.

0:16:50 > 0:16:55- Georgie?- With the amount of land that's here, I'm going to be a bit more generous, I'm going to say 380.

0:16:55 > 0:17:00Not particularly generous. This house is on the market, it came on about four weeks ago,

0:17:00 > 0:17:04at £450,000.

0:17:04 > 0:17:10But I think that your guesses represent the fact that it's just not for you.

0:17:10 > 0:17:13- More than likely.- Yeah. OK.

0:17:13 > 0:17:17Well, look, I think you should still go back inside and look around the house.

0:17:17 > 0:17:20For as much as anything else, to, hopefully,

0:17:20 > 0:17:25help you find out whether or not period properties like this are for you. Catch you later.

0:17:27 > 0:17:32'Under budget at £450,000, this cottage is full of original features

0:17:32 > 0:17:36'but still leaves enough money for some small-scale renovations.

0:17:36 > 0:17:41'As it stands, it offers Jane two reception rooms and a conservatory,

0:17:41 > 0:17:45'four bedrooms, a double garage which could convert to an office,

0:17:45 > 0:17:48'and just shy of half an acre of garden

0:17:48 > 0:17:51'with those all-important countryside views.'

0:17:51 > 0:17:55This house has got some plus points and some minus points for me.

0:17:55 > 0:18:00I like the exterior brickwork, I like the wood in the old part of the house,

0:18:00 > 0:18:07the lovely beams and the tiled floors, but unfortunately I feel the rooms are all a little bit small,

0:18:07 > 0:18:10and even if knocked some through to make a slightly larger room,

0:18:10 > 0:18:13which I think I'd struggle to do in the main rooms,

0:18:13 > 0:18:16I just don't think I'd be able to achieve what I wanted to achieve here.

0:18:16 > 0:18:21What's worrying me about this property is I just don't think it has enough space

0:18:21 > 0:18:24for the entertaining that Jane wants to do.

0:18:24 > 0:18:29However, it is a very unique house with the different eras of period features.

0:18:29 > 0:18:32But overall, I just don't think it's a contender for Jane.

0:18:40 > 0:18:46'As evening falls over the Norfolk countryside, our first day of house-hunting draws to a close.

0:18:51 > 0:18:56Well, I think yesterday got off to a pretty good start. Almost too good.

0:18:56 > 0:19:01Thatched houses are not everybody's cup of tea but I think Jane and Georgie really warmed to the fact

0:19:01 > 0:19:05that whilst it had a period look to it, it gave them the modern interiors inside.

0:19:05 > 0:19:08Conversely, in the afternoon,

0:19:08 > 0:19:12the period farmhouse with its extensions left them both pretty cold.

0:19:12 > 0:19:16Today is another glorious start to the day and we're off to see the mystery house.

0:19:16 > 0:19:20Now, as ever, I ask my house-hunters to expect the unexpected,

0:19:20 > 0:19:22although with this particular mystery property,

0:19:22 > 0:19:27I think it's going to give them something they've asked for but they haven't yet seen.

0:19:29 > 0:19:35Are there any facets of a property that you said you'd like to see

0:19:35 > 0:19:37that you haven't yet seen, do you think?

0:19:37 > 0:19:40Possibly back to the open-plan living,

0:19:40 > 0:19:46a kitchen leading through into a breakfast area.

0:19:46 > 0:19:51So you've got that sort of communal environment.

0:19:52 > 0:19:57'We'll hold onto that thought as we head to the mystery house in the coastal village of Bacton

0:19:57 > 0:20:01'which, along with its dramatic beach, boasts some impressive architecture,

0:20:01 > 0:20:07'including an array of thatched buildings and the 12th century ruins of Broomholm Priory,

0:20:07 > 0:20:09'once a famous site of pilgrimage.

0:20:09 > 0:20:13'Our mystery property has ready-made potential for Jane to earn an income.

0:20:13 > 0:20:17'But it will require her to be open-minded, as there's a nearby road.'

0:20:17 > 0:20:21So, mystery property time. What do you think of what you see so far?

0:20:21 > 0:20:23I love the colour. I love the pantiled roof.

0:20:23 > 0:20:28I've always loved Georgian houses because they have lovely big windows.

0:20:28 > 0:20:32There are compromises littered about this house, and I think, first of all,

0:20:32 > 0:20:36it's not in the remote, quiet, idyllic location that you asked for,

0:20:36 > 0:20:39so what do you think about being in the village?

0:20:39 > 0:20:45Well, I want to be the heart of the community, so I have quite a strong checklist.

0:20:45 > 0:20:49And it may be that, at the end of the day, I have to compromise on certain factors.

0:20:49 > 0:20:54- You obviously have a front door. But we're going to go through the side entrance, OK?- Lovely.- Follow me.

0:20:56 > 0:20:58'Dating back to the late 18th century,

0:20:58 > 0:21:02'our mystery property has been greatly extended over the years.

0:21:02 > 0:21:07'So inside provides the space, but not necessarily the contemporary feel Jane was after.'

0:21:08 > 0:21:12- DOOR SQUEAKS - Bit of a creaky door.

0:21:15 > 0:21:19- I'm dying to hear what you make of this.- Love it.- Do you?- Yep.

0:21:19 > 0:21:21Is this your taste?

0:21:21 > 0:21:24I think so. Yes. I do like it.

0:21:24 > 0:21:29I think it's a gorgeous kitchen. The style of it is in keeping with the property.

0:21:29 > 0:21:35Let's take a quick scoot around the ground floor as there are a few surprises for us. I'll squeeze past.

0:21:38 > 0:21:41So, we have some office space.

0:21:41 > 0:21:44Yeah, do you think it's big enough, Jane?

0:21:44 > 0:21:48It's compact. Possibly not quite big enough for what my needs would be.

0:21:48 > 0:21:53- Well, there are options elsewhere. So bear that in mind.- Thank you.

0:21:53 > 0:21:59- A more formal style of dining in here, I think. - Certainly.- Very sophisticated.

0:21:59 > 0:22:02'And that Georgian sophistication continues.'

0:22:02 > 0:22:06Now then, as a living room, how do we find this?

0:22:06 > 0:22:10I like this room. I like the size of the room.

0:22:10 > 0:22:13- This is the proportions I'm looking for. - Is it? Right. Is this excited Jane?

0:22:13 > 0:22:17- Yeah, definitely.- Good. All right.

0:22:17 > 0:22:23Well, look, this is just about Jane and her relaxing new way of life.

0:22:23 > 0:22:27Next door gives you a completely different option. So follow me.

0:22:30 > 0:22:35Now, there are other entrances into this part of the property.

0:22:35 > 0:22:41But if you throw your eyes back yonder,

0:22:41 > 0:22:43you'll see a self-contained small kitchen,

0:22:43 > 0:22:48- with an en suite bedroom off.- Wow!

0:22:48 > 0:22:52So you can have this as just letting accommodation,

0:22:52 > 0:22:56but also if you wanted to maybe look after your guests even more,

0:22:56 > 0:22:59you've got the option of providing B&B accommodation elsewhere in the house, as well.

0:22:59 > 0:23:04Sounds good. Cos I really wanted the house to work for me. So that sounds like a really good idea.

0:23:04 > 0:23:08'The annexe also benefits from a superb en suite

0:23:08 > 0:23:11'as do three of the four bedrooms upstairs.

0:23:11 > 0:23:16'There's one impeccable double with its own light, bright shower room,

0:23:16 > 0:23:19'and another double with an en suite of a similar size.

0:23:19 > 0:23:23'Next door there's a single currently used as a laundry room

0:23:23 > 0:23:27'and the master is finished to an equally high standard.'

0:23:27 > 0:23:32Now, this is your master bedroom of three good-sized doubles.

0:23:32 > 0:23:38I love it. I wanted to have view out of my window and I think you get a nice view of the trees here,

0:23:38 > 0:23:42- a perfect-sized room and the house is immaculate. - It really is, isn't it?

0:23:42 > 0:23:46Everything has been finished so well. A lot of love and care has gone into this.

0:23:46 > 0:23:49'Even though Jane only asked for two bedrooms,

0:23:49 > 0:23:55'the size and grandeur of our mystery house doesn't seem to be phasing her in the least.

0:23:55 > 0:24:02'Outside, the rear garden is a real oasis of calm with uninterrupted views of the field beyond.'

0:24:04 > 0:24:11Now then, obviously you've got that huge fore-garden but this is a lot more private and secluded, isn't it?

0:24:11 > 0:24:16- It certainly is.- I think this is a great space. It's a big garden,

0:24:16 > 0:24:18and you can do so much more with it.

0:24:18 > 0:24:22- Good. So, try pricing it then, Jane. - Mm.

0:24:22 > 0:24:24I think it's about £500,000.

0:24:24 > 0:24:27OK. Georgie?

0:24:27 > 0:24:31- I'm going to go a little less. I'm going to say 475.- OK.

0:24:31 > 0:24:34Spot on. It's on the market for £500,000.

0:24:34 > 0:24:38Now is your opportunity. I bet you can't wait to get back inside,

0:24:38 > 0:24:43- discover all those other bedrooms, maybe pick one for yourself, Georgie.- Lovely.- See you in a bit.

0:24:45 > 0:24:49'Bang on Jane's maximum budget of £500,000,

0:24:49 > 0:24:54'our mystery house seems to be a hit despite it being on a road.

0:24:54 > 0:24:58'As it stands, it gives her an open plan kitchen/dining area,

0:24:58 > 0:25:02'four bedrooms, an annexe with holiday let potential

0:25:02 > 0:25:05'and a garden with those all-important views.'

0:25:05 > 0:25:09The house is delightful.

0:25:09 > 0:25:14I love the lightness, the airiness, I like the fact that we've got two gardens,

0:25:14 > 0:25:17I like the fact that there is a revenue income potential from the property.

0:25:17 > 0:25:20That's actually put a big tick.

0:25:20 > 0:25:26And I like the fact that it would achieve everything I would wish to achieve from a house,

0:25:26 > 0:25:30so, er, yes, I think it's a very promising option here.

0:25:30 > 0:25:32It really is a beautiful home.

0:25:32 > 0:25:37A lot of love and care has gone into it and the finishes are immaculate.

0:25:37 > 0:25:41So I'm quite interested to see whether Jane would consider putting in an offer on this place.

0:25:48 > 0:25:54Well, it's now decision time for Jane and it's a good job she's got Georgie to use as a sound board

0:25:54 > 0:25:56because I think it's between two properties.

0:25:56 > 0:26:00But they're both completely different and in very different locations.

0:26:00 > 0:26:02Let's find out what she wants to do next.

0:26:05 > 0:26:10So, Jane, let's start with yesterday morning,

0:26:10 > 0:26:13the first house I took you to, had some great reactions in that house.

0:26:13 > 0:26:18It was. It was a lovely house. Sort of a chocolate-box house, wasn't it?

0:26:18 > 0:26:20- But the garden was magnificent.- Yeah.

0:26:20 > 0:26:23Yeah, definitely. Jane was quite surprised, she really warmed to it.

0:26:23 > 0:26:29Because you reacted so well, I thought you'd get on pretty well in the farmhouse in the afternoon.

0:26:29 > 0:26:35- Not as well as I hoped, though. - No. I mean, there were features in the farmhouse, like the nice flooring

0:26:35 > 0:26:39and nice wooden exposed beams, but the house just didn't work.

0:26:39 > 0:26:44The rooms were small and I couldn't see a way you could open them up and make them work well.

0:26:44 > 0:26:50Now, as you both know, the mystery property is there to perhaps challenge your expectations.

0:26:50 > 0:26:56This gave you a couple of facets that you'd mentioned before, such as a business opportunity.

0:26:56 > 0:26:57What do you think about that now?

0:26:57 > 0:27:02Well, being a single person, it's a big house and I love socialising, I like having people around.

0:27:02 > 0:27:07And I think there was a complete annexe which could be a revenue earner for me,

0:27:07 > 0:27:10or a granny flat if my mother came to stay.

0:27:10 > 0:27:16Can you genuinely see your Auntie Jane being a landlady of a B&B, part-time at least?

0:27:16 > 0:27:19I think she'd lend herself to it quite well, yeah.

0:27:19 > 0:27:23Well, it's between two properties by the sounds of it. Do you have a favourite?

0:27:23 > 0:27:26- The last house, I think. - The mystery property?- Yes, I do.

0:27:26 > 0:27:29Well, I think, maybe go back for a second viewing then,

0:27:29 > 0:27:36and see if it is the place for you, because if it is, that house seemed to be pretty much up your street.

0:27:36 > 0:27:41- Please let us know how you get on. Thanks for all your help, Georgie, as well.- You're welcome.

0:27:43 > 0:27:47Well, I think we had a bit of a wobble in the middle of our house search here in Norfolk,

0:27:47 > 0:27:52but by the sounds of it, according to Jane, the mystery property has really come up trumps here.

0:27:52 > 0:27:56I think it's in a new location and Jane needs to do a bit of research there,

0:27:56 > 0:28:00and hopefully she can find out even more on the second viewing.

0:28:00 > 0:28:04But she also seems really excited about the prospect of running her own business from home.

0:28:04 > 0:28:09This B&B idea would suit her down to the ground, especially with her hospitality skills.

0:28:09 > 0:28:13So I wish her all the very best of luck with the second viewing,

0:28:13 > 0:28:19and hopefully she can enjoy the warm embrace of being close to her family and friends here in Norfolk.

0:28:19 > 0:28:21See you next time.

0:28:21 > 0:28:24'If you'd like to escape to the country in Scotland, Wales,

0:28:24 > 0:28:27'Northern Ireland or England and need our help,
