0:00:02 > 0:00:04Summertime in Britain means one thing. Cream teas.
0:00:04 > 0:00:06So, I'm in luck. I'm at a county show where, yesterday,
0:00:06 > 0:00:10the team behind me made the largest scone in the world.
0:00:10 > 0:00:13So, you're probably guessing one of two counties.
0:00:13 > 0:00:14But have you got the right one?
0:00:14 > 0:00:17You'll find out in a minute.
0:00:32 > 0:00:36In today's show, I'll be helping a dynamic couple who are keen
0:00:36 > 0:00:39to earn their keep from their move to the country.
0:00:39 > 0:00:40We get off to a bumpy start.
0:00:41 > 0:00:44I don't know why. It just, it doesn't blow me away.
0:00:44 > 0:00:46Then, things look more hopeful.
0:00:46 > 0:00:48Yes!
0:00:48 > 0:00:51And, finally, our mystery house puts them completely in a spin.
0:00:51 > 0:00:55- And breathe, dear. And breathe.- I'm worrying how to look after all that.
0:00:59 > 0:01:00Did you plump for the right one?
0:01:00 > 0:01:02Well, today, I'm in Devon in the West Country.
0:01:02 > 0:01:05Now, the eagle-eyed amongst you will have spotted that
0:01:05 > 0:01:08because the jam is on the cream. Whereas in Cornwall, the cream is on the jam.
0:01:08 > 0:01:11Now, both counties are fiercely proud of their cream tea tradition
0:01:11 > 0:01:14and it was here, at the County Show in 2010,
0:01:14 > 0:01:17that the Devonians launched a campaign to claim the cream tea
0:01:17 > 0:01:20as their very own by protecting it under EU rules,
0:01:20 > 0:01:22a bit like champagne.
0:01:22 > 0:01:25So, it's a good thing that the landscape around here
0:01:25 > 0:01:28offers you plenty of opportunity to work off the calories.
0:01:28 > 0:01:30I can't resist it, I've got to have one more bite.
0:01:33 > 0:01:35Set in the south-west of England,
0:01:35 > 0:01:37Devon is bordered by Dorset
0:01:37 > 0:01:40and Somerset to the east and Cornwall to the west.
0:01:40 > 0:01:44From seaside towns such as Paignton and the Georgian harbour of Dartmouth,
0:01:44 > 0:01:47through to the inland splendour of its two national parks,
0:01:47 > 0:01:51this county is blessed with epic landscapes.
0:01:51 > 0:01:54With 450 miles of footpaths and bridleways,
0:01:54 > 0:01:57Dartmoor serves up excellent walking terrain.
0:01:57 > 0:02:00But it's also home to the infamous Dartmoor ponies,
0:02:00 > 0:02:01which, although roam free,
0:02:01 > 0:02:03are actually owned by local farmers
0:02:03 > 0:02:06who have grazing rights to the moorland.
0:02:06 > 0:02:08And with more Blue Flag beaches than any other county in England,
0:02:08 > 0:02:11it's no surprise that Devon is the second most popular
0:02:11 > 0:02:13tourist destination outside London.
0:02:16 > 0:02:19But what exactly are today's house-hunters looking for?
0:02:19 > 0:02:21Let's meet them, shall we?
0:02:21 > 0:02:25Peter and Lyn have lived in this four-bed chalet-bungalow
0:02:25 > 0:02:27in Winchester in Hampshire for 16 years.
0:02:27 > 0:02:31With Peter just taking redundancy from his job at the council
0:02:31 > 0:02:34and Lyn ready to give up her post as a clerical assistant,
0:02:34 > 0:02:37now seems the perfect time to follow their dream of moving
0:02:37 > 0:02:39to the countryside to start a new business venture.
0:02:39 > 0:02:43When we move to the country, we're really hoping to run
0:02:43 > 0:02:48a holiday let business, if possible, to generate an income for us.
0:02:49 > 0:02:52They've agreed on a move to Devon, but whether it's a village location
0:02:52 > 0:02:55or somewhere more isolated is up for debate.
0:02:55 > 0:02:59Pete is more interested in being closer to a village.
0:02:59 > 0:03:02But I don't mind being slightly more remote if that gives us
0:03:02 > 0:03:04the opportunity to have some land.
0:03:04 > 0:03:06I'm quite interested in having some alpacas.
0:03:06 > 0:03:10Although Peter's not quite so keen.
0:03:10 > 0:03:14Peter may not share Lyn's alpaca dream, but they do agree
0:03:14 > 0:03:16on the requirements for inside the property.
0:03:16 > 0:03:20We'd like to have a cosy lounge to relax in.
0:03:20 > 0:03:22It would be nice to have a study as well, wouldn't it?
0:03:22 > 0:03:26And also, the kitchen doesn't have to be massive, as long as
0:03:26 > 0:03:29we've got a reasonable-sized kitchen.
0:03:29 > 0:03:32And we'd like, preferably, three bedrooms upstairs,
0:03:32 > 0:03:35so that we can have visitors to come and stay.
0:03:35 > 0:03:39But we'd really like something characterful, even quirky.
0:03:39 > 0:03:41And with the wish list all set out,
0:03:41 > 0:03:45they've got a clear idea on how much they've got to spend.
0:03:45 > 0:03:48Our budget for this move is £650,000.
0:03:55 > 0:03:59We've unearthed some top-notch properties to show our buyers.
0:03:59 > 0:04:02And, as usual, they'll have to guess what they're on the market for
0:04:02 > 0:04:04before I reveal it to them.
0:04:04 > 0:04:08The final property is our mystery house, which has royal connections.
0:04:08 > 0:04:10But will it prove more than they can handle?
0:04:13 > 0:04:16Peter, Lyn, welcome to Devon, in the West Country.
0:04:16 > 0:04:17South Devon, to be precise.
0:04:17 > 0:04:21- And welcome to what could be a new life for you. How exciting.- Yes.
0:04:21 > 0:04:24- It is, definitely.- You're both smiling, which is a good start.
0:04:24 > 0:04:28A new business venture, holiday lets. How do you feel about this?
0:04:28 > 0:04:30- Have you ever done it before? - We've not, no.
0:04:30 > 0:04:33We're going for a lifestyle change. Something completely different.
0:04:33 > 0:04:35That's what we're really looking forward to.
0:04:35 > 0:04:37Let's talk budgets. Are you flexible?
0:04:37 > 0:04:41We are, we've got a budget of £650,000, or thereabouts.
0:04:41 > 0:04:42OK. It is a lovely county.
0:04:42 > 0:04:44We've got two houses for you to see
0:04:44 > 0:04:47and the mystery property, of course. Very exciting. I love your smile.
0:04:47 > 0:04:49Let's hope you're smiling at the end of it.
0:04:53 > 0:04:55With their £650,000 budget,
0:04:55 > 0:04:57Peter and Lyn are looking for a character home
0:04:57 > 0:05:02which gives them comfortable living areas, three bedrooms,
0:05:02 > 0:05:04and crucially, they want to earn
0:05:04 > 0:05:05an income of at least £12,000
0:05:05 > 0:05:07from running a holiday let.
0:05:07 > 0:05:09However, the question of whether
0:05:09 > 0:05:11they want to be in a village or
0:05:11 > 0:05:13remote is still open to discussion.
0:05:19 > 0:05:21To kick-start our property search,
0:05:21 > 0:05:22we're heading to the popular village
0:05:22 > 0:05:24of Doddiscombsleigh,
0:05:24 > 0:05:26just outside Dartmoor National Park.
0:05:26 > 0:05:29Doddiscombsleigh is an ancient village set in a conservation area
0:05:29 > 0:05:32on the ridge in the Haldon Hills.
0:05:32 > 0:05:34It's home to a 16th-century pub,
0:05:34 > 0:05:37a church dating back to the 15th century
0:05:37 > 0:05:43and a number of medieval buildings, many of which have thatched roofs.
0:05:43 > 0:05:45I'm confident that the location of our first house is spot-on,
0:05:45 > 0:05:48as it's one the edge of the village, with stunning views
0:05:48 > 0:05:50across the Teign Valley.
0:05:50 > 0:05:54I'm hoping that the first thing that hits you as we approach the house
0:05:54 > 0:05:56is...how quiet is it?
0:05:56 > 0:05:59- Very quiet.- Very. - Very quiet.- Lovely.
0:05:59 > 0:06:01And what about the house itself?
0:06:01 > 0:06:04- Well, it looks as though it's got potential.- Looks good.
0:06:04 > 0:06:06But I'd really like to look inside to give my full opinion.
0:06:06 > 0:06:10OK, I'm getting the impression that you want to get inside.
0:06:10 > 0:06:13Do you want to get inside? OK, let's get inside.
0:06:13 > 0:06:15Originally built in the 1970s,
0:06:15 > 0:06:18this house isn't chocolate box from the outside, but it has been
0:06:18 > 0:06:22extensively renovated and its interior has a very welcoming feel.
0:06:22 > 0:06:25- It's got a nice stable door, here. - Oh, yes.
0:06:25 > 0:06:27We'll explore that part of the house later.
0:06:27 > 0:06:30That's the annexe. A cloakroom, there.
0:06:30 > 0:06:34They often say that the kitchen is the heart of the house, don't they?
0:06:34 > 0:06:37- Yes.- They do.- Come on through. Just check that view out.- Wow.
0:06:37 > 0:06:40- That's some view. - That is a lovely view. Yes.
0:06:40 > 0:06:43It's also got a walk-in larder. It's just got better, hasn't it?
0:06:43 > 0:06:46- Yeah, that's good.- And also, a utility room through there as well.
0:06:46 > 0:06:50The layout of the kitchen is not quite how I'd have the layout.
0:06:50 > 0:06:52I like clean lines and space, normally,
0:06:52 > 0:06:54and I do find it a little bit cluttered.
0:06:54 > 0:06:56Well, there's plenty more to see,
0:06:56 > 0:06:59so I think we should carry on with our tour, shall we?
0:07:02 > 0:07:05So, come on through to the lounge, reception room.
0:07:07 > 0:07:11- What do you think? - Yeah, looks nice.- Is it big enough?
0:07:11 > 0:07:13- The first thing I have to ask you. - Yes, it's certainly big.- Yeah.
0:07:13 > 0:07:16I like the way it's got a double aspect.
0:07:16 > 0:07:20A completely different view in that direction from this direction.
0:07:20 > 0:07:21Even in this room,
0:07:21 > 0:07:24I'm getting a sense of slight disappointment with you.
0:07:24 > 0:07:26The house isn't blowing me away yet.
0:07:26 > 0:07:29And also, it's a bit more modern than I would have liked.
0:07:29 > 0:07:31I wanted something, when we moved,
0:07:31 > 0:07:34I wanted something with a bit more character to it.
0:07:34 > 0:07:37Well, I think this property has lots to offer,
0:07:37 > 0:07:40but, so far, none of my enthusiasm for it has rubbed off on Lyn.
0:07:40 > 0:07:42What will she make of upstairs?
0:07:42 > 0:07:46The current owners added this entire first floor to create
0:07:46 > 0:07:49two good-sized double bedrooms, a family bathroom
0:07:49 > 0:07:53and a very generous master bedroom with en-suite shower.
0:07:53 > 0:07:57- That's a lovely room.- Yeah. Nice and light.- Isn't it just?- Yes.
0:07:57 > 0:08:01- It's a lot better headroom than our place.- Current house, yes.
0:08:01 > 0:08:04And it's nice to have the ensuite. It's a lovely room. Definitely.
0:08:04 > 0:08:07Oh, you've gone from quite nice to lovely.
0:08:07 > 0:08:10Well, it is, it is, it's growing on me.
0:08:10 > 0:08:13Thankfully, Lyn's warming to this house, and I hope we can build
0:08:13 > 0:08:18on that, as we head downstairs to explore the holiday let annexe.
0:08:20 > 0:08:22So, welcome to your annexe.
0:08:22 > 0:08:27- Interesting.- And what does Positive Peter think about this?
0:08:27 > 0:08:29Well, so far so good.
0:08:29 > 0:08:32I would have preferred the accommodation for guests
0:08:32 > 0:08:33to be in a separate building,
0:08:33 > 0:08:36rather than to be quite so close to our living area.
0:08:36 > 0:08:39Although the set-up may not be exactly to Peter
0:08:39 > 0:08:44and Lyn's liking, this annexe with its lounge, one double bedroom
0:08:44 > 0:08:48and bathroom has a proven track record as a holiday let.
0:08:48 > 0:08:52They've had long-term lets in. Usually about £500 a month.
0:08:52 > 0:08:57- At peak season, a weekly let here would be about 400 quid.- Good.
0:08:57 > 0:09:00- That sounds good.- That's encouraging. - Encouraging in what way?
0:09:00 > 0:09:03I think the fact that the business has been turning over
0:09:03 > 0:09:06and it's reliable is a good sign.
0:09:06 > 0:09:10And it's a business which they could, potentially, expand.
0:09:10 > 0:09:12Because at the back of the property, there's a garage
0:09:12 > 0:09:15and a further four outbuildings that could, with the relevant
0:09:15 > 0:09:18planning permission, be turned into holiday lets.
0:09:18 > 0:09:22The current owners have already created a self-contained annexe here,
0:09:22 > 0:09:26which includes a reception room with an open-plan kitchen
0:09:26 > 0:09:28and a double bedroom with an en-suite shower.
0:09:28 > 0:09:31It certainly gives Peter and Lyn a good idea
0:09:31 > 0:09:33of what might be achievable here.
0:09:33 > 0:09:36What's more, the four acres of land outside gives Lyn
0:09:36 > 0:09:38double the amount she asked for.
0:09:38 > 0:09:40And she should be pleased with the new neighbours,
0:09:40 > 0:09:43who'll shortly be moving in to the adjoining fields.
0:09:43 > 0:09:47The current owners are going to keep two of the fields, there.
0:09:47 > 0:09:50- And you'll never guess what they're going to put on there.- Go on.
0:09:50 > 0:09:52- Alpacas.- Alpacas.- No.
0:09:52 > 0:09:55So, your alpacas could bond with their alpacas
0:09:55 > 0:09:57and maybe make other alpacas.
0:09:57 > 0:10:00- It's a flourishing business. - Fantastic, yes.
0:10:00 > 0:10:03Anyway, you've liked some aspects of it
0:10:03 > 0:10:06and you haven't liked other aspects, it's fair to say.
0:10:06 > 0:10:08And I think we should talk money, don't you?
0:10:08 > 0:10:11So, what do you reckon it's currently on the market for?
0:10:11 > 0:10:15- I would say £599,000.- OK. How about you, Lyn?
0:10:15 > 0:10:19I'm going to say a little bit more. I think about 610,000.
0:10:19 > 0:10:20£610,000.
0:10:20 > 0:10:25- I can tell you that it's currently on the market for £625,000.- Right.
0:10:25 > 0:10:30- Certainly, as we said before, potential.- Food for thought.
0:10:30 > 0:10:33Peter and Lyn may not have entirely warmed to this property
0:10:33 > 0:10:36but, as a whole, it answers many of
0:10:36 > 0:10:38the demands on their wish list.
0:10:38 > 0:10:40Under budget at £625,000,
0:10:40 > 0:10:42it has a large, bright kitchen
0:10:42 > 0:10:44and a generously-sized living room.
0:10:44 > 0:10:46Along with three double bedrooms.
0:10:47 > 0:10:50There's an existing one-bedroom holiday let,
0:10:50 > 0:10:53which achieves £400 a week in peak season.
0:10:53 > 0:10:56Along with various outbuildings, which they could develop.
0:10:56 > 0:10:58Finally, there's four acres of land,
0:10:58 > 0:11:00with stunning views over the Teign Valley.
0:11:08 > 0:11:11Country shows are important events for showcasing
0:11:11 > 0:11:13the very best of what rural life has to offer.
0:11:13 > 0:11:15And the annual Devon County Show represents
0:11:15 > 0:11:20one of the biggest highlights in the South West's agricultural calendar.
0:11:20 > 0:11:22With a history stretching back to 1872,
0:11:22 > 0:11:25it now attracts over 90,000 visitors,
0:11:25 > 0:11:27including a large number of competitors
0:11:27 > 0:11:30who come to exhibit their prized animals.
0:11:30 > 0:11:33And it's all under the watchful eye of Chief Steward
0:11:33 > 0:11:36and livestock farmer Edward Darke.
0:11:36 > 0:11:37Edward, morning, how are you?
0:11:37 > 0:11:40- I'm fine, how are you?- Good. How long have you been involved with the show?
0:11:40 > 0:11:44- Me, I've been actually stewarding, what, 45 years.- Whoa.
0:11:44 > 0:11:47And I've been chief steward for over 20 years.
0:11:47 > 0:11:51- How much livestock is there in the show, then?- We've got 1,450 sheep.
0:11:51 > 0:11:55- About 550 cattle. And 200 pigs. - Whoa.
0:11:55 > 0:11:58- Yeah.- And so what is going on behind us, today?
0:11:58 > 0:12:02- We're judging the Wool on the Hoof. - The Wool on the Hoof.
0:12:02 > 0:12:03That's right, yes.
0:12:03 > 0:12:06With around 60 native breeds of sheep in the UK,
0:12:06 > 0:12:09these Wool on the Hoof competitions draw together sheep breeders
0:12:09 > 0:12:12from across the country.
0:12:12 > 0:12:15The finest wool is always found down the front shoulders of the animal.
0:12:15 > 0:12:18We're then looking for the quality to be transmitted
0:12:18 > 0:12:19right down the back of the sheep.
0:12:19 > 0:12:22- Right down to the tops of the hind legs.- OK.
0:12:22 > 0:12:25These are all class winners. What I'm trying to do now is pick the best from the best.
0:12:25 > 0:12:28I'm glad you're doing it!
0:12:28 > 0:12:30At last, the moment is upon us.
0:12:30 > 0:12:33And this is what they're all after. The winning rosette.
0:12:33 > 0:12:36Wonder who's going to win it? The tension is mounting.
0:12:36 > 0:12:39And the overall wool champion is...
0:12:39 > 0:12:42- Congratulations.- Thank you very much.- Well done.- Thank you.
0:12:42 > 0:12:46Well done, you. You weren't expecting that, were you?
0:12:46 > 0:12:48No, I wasn't.
0:12:48 > 0:12:51- So this feels good?- It does, indeed. - Congratulations. Have a great day. Well done.
0:12:51 > 0:12:55To get an idea of what recognition in the competitive arena
0:12:55 > 0:12:59means for farmers, I'm meeting Ollie Allen, the show's Secretary.
0:12:59 > 0:13:03- How important is this for the farmers?- Very important.
0:13:03 > 0:13:05It's their shop window. An animal can be brought here
0:13:05 > 0:13:09and a rosette which will cost me about £1.50
0:13:09 > 0:13:12can make hundreds of pounds of difference
0:13:12 > 0:13:16- to the value of that animal. - It's that important?- Yes. Oh, yeah.
0:13:16 > 0:13:19140 years after its first show,
0:13:19 > 0:13:22it's great to see Devon's rich cultural heritage
0:13:22 > 0:13:26is still thriving and so passionately celebrated.
0:13:26 > 0:13:29But for now we are returning back to our house hunt.
0:13:37 > 0:13:40For our second property, we're heading towards the coast,
0:13:40 > 0:13:42to the popular village of Newton Ferrers,
0:13:42 > 0:13:44situated on the estuary of the River Yealm.
0:13:45 > 0:13:49The village offers a wide range of amenities, including a post office,
0:13:49 > 0:13:52three pubs and a butcher's shop.
0:13:52 > 0:13:55In the centre of the village is our second property,
0:13:55 > 0:13:57whose character will hopefully be more up their street.
0:13:58 > 0:14:00- There's a lot to take in here.- OK.
0:14:00 > 0:14:04- Right.- This is what we thought would be your property.
0:14:04 > 0:14:06- It's a converted barn. What do you think?- Yeah, looks nice.
0:14:06 > 0:14:09I've quite fancied having a barn, actually.
0:14:09 > 0:14:13- Yes!- I didn't even know that!- No!
0:14:13 > 0:14:16It's amazing what you find out on this show, you know.
0:14:16 > 0:14:19- First impression's good? - Yes.- This is good.
0:14:19 > 0:14:21- It's got a lot of character, hasn't it?- Yes. Certainly.
0:14:21 > 0:14:23That's a converted coach house.
0:14:23 > 0:14:27And the top floor of that is a studio apartment,
0:14:27 > 0:14:29- that would be your rental opportunity.- Oh, right.
0:14:29 > 0:14:30Down below is a garage.
0:14:30 > 0:14:33And you're living in an area where everyone wants to live.
0:14:33 > 0:14:34- Can't be bad.- No. Sounds good.
0:14:34 > 0:14:36All we've got to do now is go in and see if you like it.
0:14:42 > 0:14:47Come on in. Don't be shy. Oh, you're smiling.
0:14:47 > 0:14:48That's more my sort of kitchen.
0:14:48 > 0:14:50Very impressive.
0:14:50 > 0:14:54- Is it too modern for you?- I don't know. I think I could live with it.
0:14:54 > 0:14:57Do you like the whole, the open-plan aspect of it?
0:14:57 > 0:15:00- Some aspects of it, I do. How about you, Peter?- Yeah, I do, I do.
0:15:00 > 0:15:01I like it.
0:15:01 > 0:15:03You came in all smiles, thinking this is brilliant,
0:15:03 > 0:15:05and now you're picking away at it.
0:15:05 > 0:15:07You're making me analyse it more now.
0:15:07 > 0:15:09Oh, yeah, I shouldn't do that, should I? That's my problem.
0:15:09 > 0:15:11We should just go with,
0:15:11 > 0:15:13"It's fabulous. Right, how much do you think it's worth?" No.
0:15:13 > 0:15:16Could you imagine yourself living in this space?
0:15:16 > 0:15:19Yes. It's quite intriguing.
0:15:19 > 0:15:21- I want you to tell me how you feel. - I like it.
0:15:21 > 0:15:24I've just got to think about it a bit more.
0:15:24 > 0:15:26While Lyn's gathering her thoughts,
0:15:26 > 0:15:30we'll explore the remaining rooms, all of which are on one level.
0:15:30 > 0:15:32There's a double bedroom,
0:15:32 > 0:15:34a twin room and a shower room.
0:15:34 > 0:15:36Finally, at the end of the corridor,
0:15:36 > 0:15:40there's the master bedroom, which has its own ensuite.
0:15:40 > 0:15:43- Yeah, nice bedroom. - Lovely bedroom.- Very nice.
0:15:44 > 0:15:46Tiny bit small.
0:15:46 > 0:15:48I'm not sure how we're going to get all of our stuff,
0:15:48 > 0:15:51belongings, into this property.
0:15:51 > 0:15:53That's what's beginning to worry me.
0:15:53 > 0:15:56- Have you got a lot of stuff? - Well, we have.
0:15:56 > 0:15:59- I've got just, just the place for you to have a look at.- Oh.- Yeah.
0:15:59 > 0:16:00I'm hoping that the sunroom,
0:16:00 > 0:16:04which can be also accessed through the house, will fit the bill.
0:16:04 > 0:16:06Lovely suntrap, this, isn't it?
0:16:06 > 0:16:08- Looks nice.- Absolutely. - The view's nice.
0:16:11 > 0:16:15So, you wanted some storage space for your books.
0:16:15 > 0:16:19I think this would make a lovely reading room, summer room, office.
0:16:19 > 0:16:22- It is very nice.- It is nice. - This is really spacious.
0:16:22 > 0:16:25- Very private as well.- Yes, yes.
0:16:25 > 0:16:28- There's a door, there, where you can just go...- Secret door!
0:16:28 > 0:16:30- Secret door, yeah.- Wow. - That's fantastic.
0:16:30 > 0:16:32We've thought of everything.
0:16:32 > 0:16:35Well, at least, I hope we have.
0:16:35 > 0:16:38Time to see what they make of the holiday let.
0:16:38 > 0:16:40So, you've got a very private courtyard here, for your guests.
0:16:40 > 0:16:42- Nice, isn't it?- Very nice.
0:16:42 > 0:16:45Gets the sun at the end of the day, apparently. Come on through.
0:16:45 > 0:16:48Downstairs, there's an entrance hall with a shower room,
0:16:48 > 0:16:51but we're heading to the top floor, which has the main accommodation.
0:16:51 > 0:16:54Capital P for potential.
0:16:54 > 0:16:58Got a functional kitchen. On the top of the stairs.
0:16:58 > 0:17:02- And then, yet again, open-plan living space.- That's very nice.
0:17:02 > 0:17:05- Yes, I like that.- This is a very nice room.- I do like the room.
0:17:05 > 0:17:08Guess how much, on average, you get for this room, as it is now.
0:17:08 > 0:17:12- £500?- More or less, between £400 and £600.
0:17:12 > 0:17:15Peak season, you're looking closer to the 600.
0:17:15 > 0:17:18You're looking at about 16 grand a year,
0:17:18 > 0:17:19if you rent this out for 40 weeks.
0:17:19 > 0:17:22- Really?- Right. - That's very good.- That is good.
0:17:22 > 0:17:25So, this property would easily make the £12,000 a year
0:17:25 > 0:17:26they're hoping for.
0:17:26 > 0:17:28But if they were to renovate the garage,
0:17:28 > 0:17:30they could increase that figure even more.
0:17:30 > 0:17:33There's one area of the property that we haven't touched on yet,
0:17:33 > 0:17:34and that's the land.
0:17:37 > 0:17:40So, you've seen the property.
0:17:40 > 0:17:43I can't believe you went round the whole thing without saying,
0:17:43 > 0:17:45"Where's the land?"
0:17:45 > 0:17:48- This is the land. - This is the land.- Is that an issue?
0:17:50 > 0:17:53I would have liked a bit more land, really. To be honest.
0:17:53 > 0:17:56Two acres, I felt, was rather a lot.
0:17:56 > 0:17:59This is on the other end of the scale. Rather a little.
0:17:59 > 0:18:02So, what do you reckon this whole plot is on the market for?
0:18:02 > 0:18:05I think it's going to be nearer the top end of our budget
0:18:05 > 0:18:07because of the location and the style.
0:18:07 > 0:18:13- So, I think at least 650,000. - OK. 650,000.
0:18:13 > 0:18:17I was thinking just a shade below that at 635,000.
0:18:17 > 0:18:19It is a quality property
0:18:19 > 0:18:22and it's currently on the market for £625,000.
0:18:22 > 0:18:26- I'm surprised at that.- So, it gives you some money to play around with.
0:18:26 > 0:18:30- Yes, yes, it does. I'm pleasantly surprised at the price.- I am, too.
0:18:32 > 0:18:35Set in one of the most desirable villages in the area,
0:18:35 > 0:18:39this barn conversion comes in under budget at £625,000.
0:18:39 > 0:18:42It has a fantastic open-plan reception room
0:18:42 > 0:18:44and a large, airy garden room.
0:18:44 > 0:18:46Along with three bedrooms.
0:18:46 > 0:18:50And the separate holiday let currently brings in
0:18:50 > 0:18:53a healthy annual income of around £16,000.
0:18:53 > 0:18:55I think we should take stock, have a relax
0:18:55 > 0:18:57and we'll start again tomorrow.
0:18:57 > 0:18:59- How's that?- Sounds good.- Great idea.
0:19:02 > 0:19:05As evening falls over the Devon countryside,
0:19:05 > 0:19:08it marks the end of the first day of our property search.
0:19:16 > 0:19:18Ah, the sun is out, the skies are blue,
0:19:18 > 0:19:20there's nothing more for me to do
0:19:20 > 0:19:23than to find Peter and Lyn their dream property here in South Devon.
0:19:23 > 0:19:26And do you know what? I think it's going to be easier said than done.
0:19:26 > 0:19:29Because after yesterday, for me personally, confusion reigns.
0:19:29 > 0:19:33So, along comes the mystery property to solve all our problems.
0:19:33 > 0:19:35Well, hopefully. It's got bags of character.
0:19:35 > 0:19:37Lyn was after character, wasn't she?
0:19:37 > 0:19:40It's also a fantastic business opportunity. That's a good thing.
0:19:40 > 0:19:43It's also got land for the dear alpacas.
0:19:43 > 0:19:44It's actually got more land
0:19:44 > 0:19:46than I think we've ever shown on the programme.
0:19:46 > 0:19:50And it's remote. It's probably one of the remotest houses in England.
0:19:50 > 0:19:51Ah, let's go for it.
0:19:56 > 0:19:59The nearest village to our mystery property is Moretonhampstead,
0:19:59 > 0:20:02some six-and-a-half miles away.
0:20:02 > 0:20:05Set in the heart of the Dartmoor National Park, the property's
0:20:05 > 0:20:09closest neighbour is a pub, which is situated just over a mile away.
0:20:09 > 0:20:13Our Grade II listed house comes with not one, but two holiday cottages.
0:20:13 > 0:20:17It's also got a royal connection, but more about that later.
0:20:17 > 0:20:19First, let's see what they make of it.
0:20:19 > 0:20:21Come on, you two.
0:20:24 > 0:20:28- Look at this!- That's something special, isn't it?- One of a kind.
0:20:28 > 0:20:32It is so different from anything we could even have thought about.
0:20:32 > 0:20:35- So, first impression's good?- Very good.- First impressions, excellent.
0:20:35 > 0:20:39Excellent! Oh, I like that. As you see, you've got little stables as well.
0:20:39 > 0:20:41- Yes, yes.- And quite a bit of land.
0:20:41 > 0:20:46About 18 acres to graze in. And then 575 acres to play around in.
0:20:46 > 0:20:49Wow. That's monstrous!
0:20:49 > 0:20:51And breathe, dear. And breathe.
0:20:51 > 0:20:54- I'm just worrying about how to look after all that.- You don't have to.
0:20:54 > 0:20:57- The animals look after it. - They'd eat the grass.
0:20:57 > 0:21:00- You're saying all the right things. - We want to look inside.
0:21:00 > 0:21:05The land is held under a very special leasehold arrangement.
0:21:05 > 0:21:07But that's all I'm saying for the moment.
0:21:07 > 0:21:10Back to the property, which has been extensively refurbished in a style
0:21:10 > 0:21:13that I'm hoping is to Peter and Lyn's taste.
0:21:15 > 0:21:18First thing that hits you is this original stone floor.
0:21:18 > 0:21:20- It's mad, isn't it?- Lovely.- Yeah.
0:21:20 > 0:21:23So, here, you've got a toilet, there.
0:21:23 > 0:21:24And a very useful utility room.
0:21:27 > 0:21:29Wow. That really has got a lot of character.
0:21:29 > 0:21:34- You wanted cosy, if I remember rightly?- Yes.- Yes.- Really nice.
0:21:34 > 0:21:37Again, the stone floor everywhere. It's fantastic, isn't it?
0:21:37 > 0:21:39And beams that have got good headroom as well.
0:21:39 > 0:21:41- Exactly. Even for you. - Yeah, even for me.
0:21:41 > 0:21:43There's a wood burner, there.
0:21:43 > 0:21:45Also a little bread oven.
0:21:45 > 0:21:48- It's got an original 15th-century window, there, as well.- Love it.
0:21:48 > 0:21:50- Smashing.- Bags full of character.
0:21:50 > 0:21:52Yes. It really has.
0:21:52 > 0:21:57That unique character-feel continues next door, in the kitchen.
0:21:57 > 0:22:00- Come on through. Very bright kitchen.- Lovely. Lovely and light.
0:22:02 > 0:22:05- Very nice.- Not the largest, it's fair to say.- No.
0:22:05 > 0:22:09But practical. And even though it's clean lines,
0:22:09 > 0:22:11it's still got character with those windows.
0:22:11 > 0:22:14- Hasn't it just?- And the stonework. - You like it?- I love it.
0:22:14 > 0:22:16- Very well done.- Oh, excellent.
0:22:16 > 0:22:18Downstairs seems to have hit the mark.
0:22:18 > 0:22:21So, we'll head upstairs, where the accommodation flows off
0:22:21 > 0:22:24a corridor and comprises of a family bathroom and two double bedrooms.
0:22:32 > 0:22:37- I'm liking it.- I'm liking you today! Honestly, I really am.
0:22:37 > 0:22:39There's nothing wrong with the size of this.
0:22:39 > 0:22:43- When you think of the space around it.- Absolutely.- In the other rooms.
0:22:43 > 0:22:44Well, I think we should go
0:22:44 > 0:22:47- and have a look at the business end of the equation, don't you?- Yes.
0:22:47 > 0:22:48Come on then, let's go.
0:22:51 > 0:22:52Like the house,
0:22:52 > 0:22:56both holiday cottages have been completely renovated.
0:22:56 > 0:23:00The first provides a generous dining-kitchen, a family bathroom
0:23:00 > 0:23:03and a good-sized double bedroom, with a large reception room upstairs.
0:23:03 > 0:23:06But we'll take a look at the second cottage,
0:23:06 > 0:23:08which has a good income attached to it.
0:23:08 > 0:23:10Let me take you to the two-bedroom, though.
0:23:10 > 0:23:12This has been established, if you like.
0:23:12 > 0:23:14It takes about 14 grand a year.
0:23:14 > 0:23:17- Does it?- Yeah. So, 14 grand a year for that, one without this one.
0:23:17 > 0:23:20- Yes, yes.- Very good. - It's pretty impressive, isn't it?
0:23:20 > 0:23:22- Very attractive. - Again, beautifully done.
0:23:22 > 0:23:25- Shall we go in?- Let's have a look. - Come on.
0:23:25 > 0:23:27We're going upstairs to the main living room,
0:23:27 > 0:23:29with its impressive vaulted roof.
0:23:33 > 0:23:36- That's another lovely room. - This is a lovely room, isn't it?
0:23:36 > 0:23:39- And it's so thoughtfully been put together.- Yes.
0:23:40 > 0:23:43All the remaining rooms are set out on the ground floor
0:23:43 > 0:23:45and consist of two bedrooms.
0:23:45 > 0:23:50One a nice-sized twin and the other a double, with its own ensuite.
0:23:50 > 0:23:53There's also a bright, modern kitchen and a shower room.
0:23:53 > 0:23:57Our mystery house presents them with a real one-off proposition.
0:23:57 > 0:23:58But at what price?
0:23:58 > 0:24:00Let's talk money.
0:24:00 > 0:24:03What do you think it's on the market for?
0:24:03 > 0:24:06- Well, I think it's definitely over our budget.- OK.
0:24:06 > 0:24:10- And I'll guess at £675,000.- OK.
0:24:10 > 0:24:13- Yes, so I'll say 685,000. - OK, interesting.
0:24:13 > 0:24:17- It's on the market for £675,000, well done.- Really? Oh.
0:24:17 > 0:24:20And the reason it's not on the market for, you know,
0:24:20 > 0:24:231.5 million or whatever is, actually, it's leasehold.
0:24:23 > 0:24:27- It's a leasehold property.- You know who the freeholder is?- Go on.
0:24:27 > 0:24:32- The Duchy of Cornwall. Prince Charles.- Oh, yes.- Oh, my goodness.
0:24:32 > 0:24:35So, has that changed things for you?
0:24:35 > 0:24:39I'm a great fan of Prince Charles. So, I don't see a problem with that.
0:24:39 > 0:24:42- I like Prince Charles as well. - They could visit.
0:24:42 > 0:24:44This property is currently held
0:24:44 > 0:24:47on a 39-year lease from the Duchy of Cornwall.
0:24:47 > 0:24:50There is often no automatic right of lease renewal.
0:24:50 > 0:24:53However, the Duchy regularly grants replacement agreements,
0:24:53 > 0:24:55subject to agreeing terms.
0:24:58 > 0:25:02Granted, our mystery property is over budget at £675,000,
0:25:02 > 0:25:05but that can be offset by the larger income potential
0:25:05 > 0:25:07from the two holiday lets.
0:25:07 > 0:25:11It gives Peter and Lyn a character home with a large living room
0:25:11 > 0:25:14and kitchen that retain their original features,
0:25:14 > 0:25:16along with two bedrooms.
0:25:16 > 0:25:18The two holiday cottages would earn them
0:25:18 > 0:25:21approximately £24,000 a year.
0:25:21 > 0:25:25Set in just over 590 acres of remote moorland,
0:25:25 > 0:25:28the dilemma has to be whether they could consider living here
0:25:28 > 0:25:30under a leasehold which is
0:25:30 > 0:25:32held by the Duchy of Cornwall.
0:25:40 > 0:25:44Peter's enthusiasm and infectious smile has been there throughout.
0:25:44 > 0:25:47But it's been a little bit more difficult to please our Lyn.
0:25:47 > 0:25:48The question is,
0:25:48 > 0:25:51have we shown them something that completely hits the mark?
0:25:51 > 0:25:53Let's find out.
0:25:54 > 0:25:57Let's talk about the properties. First one, with the four acres of land.
0:25:57 > 0:26:00You rounded that corner with all the right intentions
0:26:00 > 0:26:04and I'd say halfway through the search, you lost your mojo a bit.
0:26:04 > 0:26:06Yeah, yeah. I think that's fair,
0:26:06 > 0:26:09because the house didn't have all the capacity
0:26:09 > 0:26:12- to accommodate our interests.- Right. - There was one living room there.
0:26:12 > 0:26:15- The view was amazing, though. - The view was stunning.
0:26:15 > 0:26:17I loved the view and I loved the land.
0:26:17 > 0:26:20The holiday let, it was quite small.
0:26:20 > 0:26:23OK, well, let's move to the second property.
0:26:23 > 0:26:25And this one in the heart of the community.
0:26:25 > 0:26:29The letting opportunity there was good and could be extended.
0:26:29 > 0:26:34But, again, it was really feeling trapped into that living space,
0:26:34 > 0:26:38with the combined kitchen and sitting room as one room.
0:26:38 > 0:26:40And there was nowhere to get away from Lyn.
0:26:40 > 0:26:45- That's nice, isn't it?- Charming. - No escape from the wife.
0:26:45 > 0:26:47Let's talk about the mystery property.
0:26:47 > 0:26:52I find myself on the road to Damascus, being completely changed
0:26:52 > 0:26:54from wanting to be in the centre of a community
0:26:54 > 0:26:56with lots of space within the house
0:26:56 > 0:26:59to finding that wonderful property out on the moors
0:26:59 > 0:27:02with no neighbour in sight. Lyn?

0:27:04 > 0:27:07I would need to think about it a bit more.
0:27:07 > 0:27:09I think it is really remote.
0:27:09 > 0:27:12- But you were the one that was quite for being remote.- I know.

0:27:40 > 0:27:42But, boy, has it been confusing?
0:27:42 > 0:27:44Cos I'm not really convinced
0:27:44 > 0:27:46that they actually knew what they wanted.
0:27:46 > 0:27:48The proof being that they went off the original wish list
0:27:48 > 0:27:50pretty early on.
0:27:50 > 0:27:52Sometimes, you think you've got a clear idea of what you want
0:27:52 > 0:27:55and then, wham, your heart rules your head.
0:27:55 > 0:27:57And that's exactly what happened with Peter.
0:27:57 > 0:27:59I think it will take him quite a while, though,
0:27:59 > 0:28:00to convince our Lyn.
0:28:00 > 0:28:02But I hope he does, cos I think they'll both be happy
0:28:02 > 0:28:04in this beautiful county.
