0:00:36 > 0:00:39to earn their keep from their move to the country.

0:01:00 > 0:01:02Well, today, I'm in Devon in the West Country.

0:01:02 > 0:01:05Now, the eagle-eyed amongst you will have spotted that

0:01:05 > 0:01:08because the jam is on the cream. Whereas in Cornwall, the cream is on the jam.

0:01:08 > 0:01:12Now, both counties are fiercely proud of their cream tea tradition

0:01:12 > 0:01:14and it was here, at the County Show in 2010,

0:01:14 > 0:01:18that the Devonians launched a campaign to claim the cream tea

0:01:18 > 0:01:21as their very own by protecting it under EU rules,

0:01:21 > 0:01:22a bit like champagne.

0:01:22 > 0:01:25So, it's a good thing that the landscape around here

0:01:25 > 0:01:28offers you plenty of opportunity to work off the calories.

0:01:28 > 0:01:30I can't resist it, I've got to have one more bite.

0:01:33 > 0:01:35Set in the south-west of England,

0:01:35 > 0:01:37Devon is bordered by Dorset

0:01:37 > 0:01:40and Somerset to the east and Cornwall to the west.

0:01:40 > 0:01:44From seaside towns such as Paignton and the Georgian harbour of Dartmouth,

0:01:44 > 0:01:47through to the inland splendour of its two national parks,

0:01:47 > 0:01:51this county is blessed with epic landscapes.

0:01:51 > 0:01:54With 450 miles of footpaths and bridleways,

0:01:54 > 0:01:57Dartmoor serves up excellent walking terrain.

0:01:57 > 0:02:00But it's also home to the infamous Dartmoor ponies,

0:02:00 > 0:02:01which, although roam free,

0:02:01 > 0:02:04are actually owned by local farmers

0:02:04 > 0:02:06who have grazing rights to the moorland.

0:02:06 > 0:02:09And with more Blue Flag beaches than any other county in England,

0:02:09 > 0:02:11it's no surprise that Devon is the second most popular

0:02:11 > 0:02:14tourist destination outside London.

0:02:17 > 0:02:20But what exactly are today's house-hunters looking for?

0:02:20 > 0:02:22Let's meet them, shall we?

0:02:22 > 0:02:25Peter and Lyn have lived in this four-bed chalet-bungalow

0:02:25 > 0:02:28in Winchester in Hampshire for 16 years.

0:02:28 > 0:02:31With Peter just taking redundancy from his job at the council

0:02:31 > 0:02:34and Lyn ready to give up her post as a clerical assistant,

0:02:34 > 0:02:37now seems the perfect time to follow their dream of moving

0:02:37 > 0:02:39to the countryside to start a new business venture.

0:02:39 > 0:02:43When we move to the country, we're really hoping to run

0:02:43 > 0:02:48a holiday let business, if possible, to generate an income for us.

0:02:49 > 0:02:53They've agreed on a move to Devon, but whether it's a village location

0:02:53 > 0:02:56or somewhere more isolated is up for debate.

0:02:56 > 0:02:59Pete is more interested in being closer to a village.

0:02:59 > 0:03:03But I don't mind being slightly more remote if that gives us

0:03:03 > 0:03:04the opportunity to have some land.

0:03:04 > 0:03:07I'm quite interested in having some alpacas.

0:03:07 > 0:03:10Although Peter's not quite so keen.

0:03:10 > 0:03:14Peter may not share Lyn's alpaca dream, but they do agree

0:03:14 > 0:03:17on the requirements for inside the property.

0:03:17 > 0:03:20We'd like to have a cosy lounge to relax in.

0:03:20 > 0:03:23It would be nice to have a study as well, wouldn't it?

0:03:23 > 0:03:26And also, the kitchen doesn't have to be massive, as long as

0:03:26 > 0:03:29we've got a reasonable-sized kitchen.

0:03:29 > 0:03:32And we'd like, preferably, three bedrooms upstairs,

0:03:32 > 0:03:36so that we can have visitors to come and stay.

0:03:36 > 0:03:39But we'd really like something characterful, even quirky.

0:03:39 > 0:03:41And with the wish list all set out,

0:03:41 > 0:03:45they've got a clear idea on how much they've got to spend.

0:03:45 > 0:03:48Our budget for this move is ?650,000.

0:03:56 > 0:03:59We've unearthed some top-notch properties to show our buyers.

0:03:59 > 0:04:02And, as usual, they'll have to guess what they're on the market for

0:05:24 > 0:05:26just outside Dartmoor National Park.

0:05:26 > 0:05:30Doddiscombsleigh is an ancient village set in a conservation area

0:05:30 > 0:05:32on the ridge in the Haldon Hills.

0:05:32 > 0:05:35It's home to a 16th-century pub,

0:05:35 > 0:05:37a church dating back to the 15th century

0:05:37 > 0:05:43and a number of medieval buildings, many of which have thatched roofs.

0:05:43 > 0:05:46I'm confident that the location of our first house is spot-on,

0:05:46 > 0:05:48as it's one the edge of the village, with stunning views

0:05:48 > 0:05:50across the Teign Valley.

0:05:50 > 0:05:54I'm hoping that the first thing that hits you as we approach the house

0:05:54 > 0:05:57is...how quiet is it?

0:05:57 > 0:06:00Very quiet. Very. Very quiet. Lovely.

0:06:00 > 0:06:01And what about the house itself?

0:06:01 > 0:06:04Well, it looks as though it's got potential. Looks good.

0:06:15 > 0:06:18this house isn't chocolate box from the outside, but it has been

0:06:18 > 0:06:23extensively renovated and its interior has a very welcoming feel.

0:06:25 > 0:06:27We'll explore that part of the house later.

0:08:29 > 0:08:32I would have preferred the accommodation for guests

0:08:33 > 0:08:36rather than to be quite so close to our living area.

0:08:36 > 0:08:39Although the set-up may not be exactly to Peter

0:08:39 > 0:08:44and Lyn's liking, this annexe with its lounge, one double bedroom

0:08:44 > 0:08:48and bathroom has a proven track record as a holiday let.

0:08:48 > 0:08:52They've had long-term lets in. Usually about ?500 a month.

0:08:52 > 0:08:57At peak season, a weekly let here would be about 400 quid. Good.

0:08:57 > 0:09:00That sounds good. That's encouraging. Encouraging in what way?

0:09:00 > 0:09:03I think the fact that the business has been turning over

0:09:03 > 0:09:06and it's reliable is a good sign.

0:09:06 > 0:09:10And it's a business which they could, potentially, expand.

0:09:10 > 0:09:12Because at the back of the property, there's a garage

0:09:12 > 0:09:15and a further four outbuildings that could, with the relevant

0:09:15 > 0:09:19planning permission, be turned into holiday lets.

0:09:19 > 0:09:23The current owners have already created a self-contained annexe here,

0:09:23 > 0:09:26which includes a reception room with an open-plan kitchen

0:09:26 > 0:09:29and a double bedroom with an en-suite shower.

0:09:29 > 0:09:31It certainly gives Peter and Lyn a good idea

0:09:31 > 0:09:33of what might be achievable here.

0:12:18 > 0:12:20right down the back of the sheep.

0:12:22 > 0:12:26These are all class winners. What I'm trying to do now is pick the best from the best.

0:13:03 > 0:13:06It's their shop window. An animal can be brought here

0:13:06 > 0:13:09and a rosette which will cost me about ?1.50

0:13:09 > 0:13:12can make hundreds of pounds of difference

0:13:12 > 0:13:16to the value of that animal. It's that important? Yes. Oh, yeah.

0:13:16 > 0:13:19140 years after its first show,

0:13:19 > 0:13:22it's great to see Devon's rich cultural heritage

0:13:22 > 0:13:26is still thriving and so passionately celebrated.

0:13:26 > 0:13:29But for now we are returning back to our house hunt.

0:13:37 > 0:13:40For our second property, we're heading towards the coast,

0:13:40 > 0:13:42to the popular village of Newton Ferrers,

0:13:42 > 0:13:45situated on the estuary of the River Yealm.

0:13:46 > 0:13:50The village offers a wide range of amenities, including a post office,

0:13:50 > 0:13:52three pubs and a butcher's shop.

0:13:52 > 0:13:55In the centre of the village is our second property,

0:13:55 > 0:13:57whose character will hopefully be more up their street.
