0:00:02 > 0:00:04Despite the appalling weather, spring is in the air.
0:00:04 > 0:00:06How do I know?
0:00:06 > 0:00:10Because on farms all across the UK, lambs are arriving.
0:00:10 > 0:00:1316.5 million of them, give or take.
0:00:13 > 0:00:19So, where exactly was this little one born? Find out in just a moment.
0:00:48 > 0:00:51'In today's show, I'll be helping a straight-talking couple
0:00:51 > 0:00:55'with a flexible budget find their dream home in the country.
0:00:55 > 0:00:58'There's certainly a rocky start.'
0:00:58 > 0:01:00Well, I'm speechless!
0:01:00 > 0:01:03- Speechless in a good or a bad way? - Not very good.
0:01:03 > 0:01:07'But as ever, we've got the mystery house up our sleeves.'
0:01:07 > 0:01:10- It's the best you've shown us, definitely.- Oh-ho-ho!
0:01:14 > 0:01:18Today, I'm in Devon, where the lambing season has just begun.
0:01:18 > 0:01:21When it finishes in a month or so,
0:01:21 > 0:01:26this little girl will be one of over 650,000 newborn lambs
0:01:26 > 0:01:29scattered across the county's countryside.
0:01:30 > 0:01:33'Right in the centre of the south-west corner of England,
0:01:33 > 0:01:36'Devon's landscape is rooted in its farming tradition,
0:01:36 > 0:01:39'dating back to the Neolithic era.
0:01:39 > 0:01:41'It has helped shape its two national parks.
0:01:41 > 0:01:47'The heather moorlands of Exmoor spanning nearly 270 square miles
0:01:47 > 0:01:49'and the wild expanses of Dartmoor's hills.
0:01:49 > 0:01:52'Along with hundreds of ancient manmade sites
0:01:52 > 0:01:56'uncovered across the county, there's Devon's Jurassic coast.
0:01:56 > 0:01:59'A World Heritage site.
0:01:59 > 0:02:01'It's a geological gem that stands tall
0:02:01 > 0:02:04'above its popular seaside towns, such as Sidmouth,
0:02:04 > 0:02:07'which is wedged into its red sandstone cliffs.
0:02:07 > 0:02:09'The region offers a varied mix of properties,
0:02:09 > 0:02:14'with thatched cottages a running theme throughout its villages.'
0:02:19 > 0:02:22If you look at a map of the south-west of England,
0:02:22 > 0:02:27you'll see Devon sits firmly between Dorset, Somerset and Cornwall.
0:02:27 > 0:02:30The same can be said for house prices, too.
0:02:30 > 0:02:34In Cornwall, which is the cheapest of the four counties,
0:02:34 > 0:02:39your average detached house would set you back just over £275,000.
0:02:39 > 0:02:42Whilst in Dorset, which is the most expensive,
0:02:42 > 0:02:48the same type of home would cost you 321,000.
0:02:48 > 0:02:50There's a big, big difference.
0:02:50 > 0:02:52If you take the average of those figures,
0:02:52 > 0:02:55and, yes, I did use a calculator,
0:02:55 > 0:02:57it comes to 298,000.
0:02:57 > 0:03:01Exactly the price of an average home here in Devon.
0:03:01 > 0:03:03So, bearing all that in mind,
0:03:03 > 0:03:07let's take a look at what's currently on the market.
0:03:08 > 0:03:12'This three-bedroomed barn conversion near Modbury
0:03:12 > 0:03:14'is priced at £290,000.
0:03:14 > 0:03:16'With its sociable kitchen-diner
0:03:16 > 0:03:20'and south-facing courtyard garden looking out onto open fields.
0:03:23 > 0:03:26'Or this impressive south-facing villa in Bishop Stainton
0:03:26 > 0:03:30'could be yours for just shy of £600,000.
0:03:30 > 0:03:34'With a light, airy interior and four spacious bedrooms.
0:03:36 > 0:03:39'If your wallet can stretch to £795,000,
0:03:39 > 0:03:42'what about this loving-restored
0:03:42 > 0:03:45'three-bedroomed barn conversion in Ashburton,
0:03:45 > 0:03:49'which not only offers a raft of bright, comfortable reception rooms,
0:03:49 > 0:03:51'but outside comes with stabling and 16 acres?
0:03:51 > 0:03:54'A great option for keen equestrians.'
0:03:56 > 0:04:02We've got 48 hours to show today's couple three super properties.
0:04:02 > 0:04:04But first, let's go and meet them.
0:04:05 > 0:04:09'Today's escapees are retired teachers Ed and Jane,
0:04:09 > 0:04:13'who share their four-bedroomed detached house on the outskirts of Derby
0:04:13 > 0:04:15'with their beloved prize-winning dogs.
0:04:15 > 0:04:19'After 11 years together, they want to swap the city suburbs
0:04:19 > 0:04:22'for a slice of village life in south-east Devon
0:04:22 > 0:04:27'and are after a property which gives them more space outdoors.'
0:04:27 > 0:04:30Our home isn't ideal because we've got three Staffordshire bull terriers
0:04:30 > 0:04:32that need a lot of exercise.
0:04:32 > 0:04:35We have to put them in the back of the car and drive somewhere.
0:04:35 > 0:04:39We need a place that's got plenty of land so they can run at home.
0:04:39 > 0:04:42'They're also avid donkeys lovers
0:04:42 > 0:04:46'and have adopted a couple at a nearby farm.
0:04:46 > 0:04:50'A key ambition is to keep the animals on at least an acre of their own land.'
0:04:51 > 0:04:52I really love my garden,
0:04:52 > 0:04:55but unfortunately, the dogs are ruining the lawn.
0:04:55 > 0:04:59And not only that, they're ruining my beautiful flowerbeds.
0:04:59 > 0:05:01So, what we really need when we move is a garden for Jane
0:05:01 > 0:05:04and a separate garden for the dogs to run in, but also,
0:05:04 > 0:05:07we want to adopt two donkeys, so we need a paddock for them.
0:05:09 > 0:05:11'Along with housing donkeys, they'd like an annexe
0:05:11 > 0:05:14'which they plan to rent out as a holiday let.
0:05:14 > 0:05:15'They also have a clear vision
0:05:15 > 0:05:19'of what they want their property to deliver.'
0:05:19 > 0:05:22My dream house would be somewhere with lots of character,
0:05:22 > 0:05:24a period property, nice high ceilings,
0:05:24 > 0:05:27lots of original features that haven't been ripped out.
0:05:27 > 0:05:30With three or four bedrooms, a large kitchen
0:05:30 > 0:05:34or the potential to extend the kitchen to make a large kitchen.
0:05:34 > 0:05:36But not an oldie-worldie cottage.
0:05:36 > 0:05:38We don't want the beams and the thatched roof.
0:05:38 > 0:05:43'Ed and Jane have some challenging demands for our house search,
0:05:43 > 0:05:45'but they are in a fortunate position.
0:05:45 > 0:05:49'They're not only selling a nearby rental property that they own,
0:05:49 > 0:05:51'they've also had offers made on their house.
0:05:51 > 0:05:56'All this means they can be flexible about how much they have to spend.'
0:05:57 > 0:06:00Our budget for this move is £450,000.
0:06:00 > 0:06:03But if you could find us a property with an annexe to let out,
0:06:03 > 0:06:06then we could go up to £600,000.
0:06:11 > 0:06:14It's been said many times that buying and selling houses
0:06:14 > 0:06:17is about as stressful as it gets.
0:06:17 > 0:06:20Well, put yourself in Ed and Jane's shoes.
0:06:20 > 0:06:25They're trying to sell not one, but two homes, and at the same time.
0:06:25 > 0:06:28Now, they seem pretty relaxed and optimistic with their budget
0:06:28 > 0:06:32of £450,000 - £600,000
0:06:32 > 0:06:34for this move here to Devon.
0:06:34 > 0:06:37They want to mimic the setup they currently have in Derby.
0:06:37 > 0:06:40A home for them and the dogs, and, if we can find it,
0:06:40 > 0:06:44an annexe or something similar for them to rent out.
0:06:44 > 0:06:48But with this move, they want land. At least an acre.
0:06:48 > 0:06:51Will we be able to find them everything they want
0:06:51 > 0:06:53on the money they have to spend,
0:06:53 > 0:06:57or will their stress levels and mine go through the proverbial roof?
0:06:57 > 0:06:58Let's find out.
0:07:02 > 0:07:06'Ed and Jane have asked us to focus their house search in south-east Devon,
0:07:06 > 0:07:09'but they're also happy to nudge over the Somerset border,
0:07:09 > 0:07:12'which still give them easy access to the coast.
0:07:12 > 0:07:15'We've got some fantastic houses to show them,
0:07:15 > 0:07:18'but, as ever, they'll have to guess the price of each property
0:07:18 > 0:07:20'before I reveal it to them.
0:07:20 > 0:07:23'And then, of course, there's our mystery house,
0:07:23 > 0:07:27'designed to challenge what they think they want as their new home.'
0:07:30 > 0:07:33- Well, Ed and Jane, welcome to Devon. - Thank you.- Good morning.
0:07:33 > 0:07:37- Are you looking forward to the next two days?- We certainly are.
0:07:37 > 0:07:39We love Devon, even on a day like today.
0:07:39 > 0:07:42- It can only get better, the weather. - Yes, I'm sure.
0:07:42 > 0:07:46We've got three great houses lined up, but before we start,
0:07:46 > 0:07:49I just want to ask, how well do you both know this county?
0:07:49 > 0:07:53We've been here several times on holiday. We adore it.
0:07:53 > 0:07:56Especially South Devon, around the Sidmouth area.
0:07:56 > 0:07:59I think you're both quite unique that you love the seaside,
0:07:59 > 0:08:02but you prefer country views.
0:08:02 > 0:08:05- We certainly do, yes.- There's more to see in the countryside.
0:08:05 > 0:08:07Unless you've got a very busy piece of sea
0:08:07 > 0:08:10with lots of boats going backwards and forwards,
0:08:10 > 0:08:13the sea, at the end of the day, after six months, is still the sea.
0:08:13 > 0:08:16- So rolling hillside, that's what we're after.- Yes.
0:08:16 > 0:08:20- I'm going to ask, are you willing to compromise at all?- Obviously, yes.
0:08:20 > 0:08:22No house is perfect.
0:08:22 > 0:08:26But you can always change a house and make it what you want.
0:08:26 > 0:08:30What you can't change is where it is. Unless you live in a caravan.
0:08:30 > 0:08:34That's music to my ears. So, you're willing to undertake a project?
0:08:34 > 0:08:38Yes. We actually renovated a house a couple of years ago.
0:08:38 > 0:08:41So we have a huge challenge on our hands,
0:08:41 > 0:08:44but sounds like you could be quite flexible. Shall we get started?
0:08:44 > 0:08:48- Yes. We're really looking forward to it.- Let's go.
0:08:52 > 0:08:54'With an initial budget of £450,000,
0:08:54 > 0:08:58'Ed and Jane want a light, airy, detached house
0:08:58 > 0:09:00'with lots of character features.
0:09:00 > 0:09:03'Also on the wish list is a spacious kitchen
0:09:03 > 0:09:06'and a minimum of three bedrooms.
0:09:06 > 0:09:08'Outside, they need at least an acre of garden
0:09:08 > 0:09:10'for the dogs to let off steam
0:09:10 > 0:09:13'and space to house a couple of donkeys.
0:09:13 > 0:09:16'They're also prepared to increase the budget to £600,00
0:09:16 > 0:09:19'if there's an outbuilding with holiday-let potential.
0:09:23 > 0:09:27'We're starting our property search with location top of the agenda
0:09:27 > 0:09:30'and heading to the village of Dalwood.
0:09:30 > 0:09:33'Set in the Blackdown Hills conservation area,
0:09:33 > 0:09:36'we couldn't ask for more stunning countryside views.
0:09:36 > 0:09:39'What's more, the village has a thriving community spirit
0:09:39 > 0:09:41'centred on its church,
0:09:41 > 0:09:46'local pub and post office with a shop that's run by volunteers.
0:09:46 > 0:09:49'Our first property lies at the end of a no-through track
0:09:49 > 0:09:53'and comes in the form of an extended thatched cottage.
0:09:53 > 0:09:55'A common trademark of this county,
0:09:55 > 0:09:58'it's designed to test Ed and Jane's style preference.'
0:09:59 > 0:10:04So, Ed and Jane, this is our very first property.
0:10:04 > 0:10:07What do you think?
0:10:07 > 0:10:10- It's a country cottage.- It is. It's a thatched country cottage.
0:10:10 > 0:10:12It certainly has thatch.
0:10:12 > 0:10:15The good news is the thatch is only three years old.
0:10:15 > 0:10:18The house has been completely refurbished.
0:10:18 > 0:10:21The property itself is actually was a two-up, two-down cottage
0:10:21 > 0:10:25originally, a farmer's cottage. As you can see, it's been extended.
0:10:25 > 0:10:29It's about 200 years old, so it is Grade II listed.
0:10:29 > 0:10:31So you have to bear that in mind.
0:10:31 > 0:10:35But the good news is, all the work has been done.
0:10:35 > 0:10:37Do you like the look of it? It's attractive.
0:10:37 > 0:10:42It's a very attractive cottage. Ideal country cottage if you want...
0:10:42 > 0:10:43Well, I'm speechless!
0:10:43 > 0:10:46- Speechless in a good or a bad way? - Not very good.
0:10:46 > 0:10:49What are your reservations when you first see it?
0:10:49 > 0:10:52I like the colour of the door and the window frames.
0:10:52 > 0:10:54Access is one problem.
0:10:54 > 0:10:57I think you'd need a 4x4 to get to it.
0:10:57 > 0:11:00It's time to see if I can convince you about this house.
0:11:00 > 0:11:03You've gone very quiet. Come on, let's have a look.
0:11:03 > 0:11:06'Ed and Jane may not be fans of thatch,
0:11:06 > 0:11:09'but inside, it's been beautifully modernised.'
0:11:13 > 0:11:15I want to lead you straight into the kitchen,
0:11:15 > 0:11:18the heart of every country home.
0:11:18 > 0:11:21- You love your present kitchen, don't you?- I certainly do. I love it.
0:11:21 > 0:11:25It's big, spacious and airy.
0:11:25 > 0:11:26This is a little different.
0:11:26 > 0:11:29It is. It's not quite as big as I would like.
0:11:29 > 0:11:33- It has been beautifully fitted out. - It has.
0:11:33 > 0:11:37Because it isn't a huge kitchen. It's quite snug, it's quite cosy.
0:11:37 > 0:11:39But it seems to have everything here.
0:11:39 > 0:11:41You've got the slate flooring
0:11:41 > 0:11:44throughout the downstairs of this property.
0:11:44 > 0:11:48So, having a look around, when you get used to a big kitchen,
0:11:48 > 0:11:51it's difficult to adapt. Is this workable for you?
0:11:51 > 0:11:55I think storage would be a big issue for me.
0:11:55 > 0:11:58OK. Let's keep going. There's more to see. If you want to follow me.
0:12:00 > 0:12:05So, through here, you've got your little sitting room.
0:12:05 > 0:12:08- Again, it certainly has a cottage feel to it.- It does.
0:12:08 > 0:12:11A nice window seat there to sit and look at the view.
0:12:11 > 0:12:13Not a bad view.
0:12:13 > 0:12:17- Plenty of sheep over there. - Very cosy.
0:12:17 > 0:12:21Again, it's been done throughout in a really, really good condition.
0:12:21 > 0:12:25- But each time, it comes down to room size, doesn't it?- It is.
0:12:25 > 0:12:27I mean, we are used to space.
0:12:27 > 0:12:29- You'd struggle with the space.- Yes.
0:12:29 > 0:12:31- OK. Well, let's keep going.- Yes.- OK.
0:12:33 > 0:12:37'Leading off the hallway is a handy utility room and cloakroom.
0:12:37 > 0:12:40'And tucked away off the sitting room is a small study'
0:12:40 > 0:12:43'which could make a good snug for the dogs.
0:12:43 > 0:12:46'Next door, a staircase leads up to where they'd sleep.'
0:12:49 > 0:12:51Here's your master bedroom.
0:12:51 > 0:12:55You've got your own staircase coming up from the rest of the house.
0:12:55 > 0:12:57That's unexpected.
0:12:57 > 0:13:02Actually, below us is your bathroom. And it's a generous bathroom.
0:13:02 > 0:13:05It's got a bath, a shower, it's also got its own sauna.
0:13:07 > 0:13:10So, how is this? Cos this is a fair size.
0:13:10 > 0:13:12It's a nice cottage bedroom.
0:13:12 > 0:13:14Yes. It is.
0:13:14 > 0:13:17Polite reservations, I'm feeling.
0:13:17 > 0:13:19- You like the cottage. - I love the cottage.
0:13:19 > 0:13:23It's a pretty cottage, but it's down to storage again.
0:13:23 > 0:13:25I don't know where I'd put my clothes and shoes.
0:13:25 > 0:13:29There are other bedrooms. Ed, if you wouldn't mind leading the way,
0:13:29 > 0:13:33we're going to go back through the house and up the other staircase.
0:13:35 > 0:13:38'The central stairs lead up to the two remaining bedrooms.
0:13:38 > 0:13:42'One a light, bright, cosy double with a Jack-and-Jill shower room
0:13:42 > 0:13:45'which leads through to the third bedroom.'
0:13:47 > 0:13:50This cottage has three bedrooms
0:13:50 > 0:13:52because we've come up the second set of stairs.
0:13:52 > 0:13:55- This is a nice room.- Yes.- It is nice.
0:13:55 > 0:13:58It's got a cottage window, but it's letting in plenty of light.
0:13:58 > 0:14:02- And what's behind me? - Yes, storage. Lovely.- Your storage.
0:14:02 > 0:14:04I'm going to take you outside now.
0:14:04 > 0:14:08- So, Ed, if you want to lead the way. - Right.
0:14:10 > 0:14:12'Although they seem to have reservations
0:14:12 > 0:14:15'about whether this Devon cottage is spacious enough internally,
0:14:15 > 0:14:19'outside provides a very generous proposition.'
0:14:22 > 0:14:26So perhaps with this move, the most important bit, the land.
0:14:26 > 0:14:29Now, it's not all yours.
0:14:29 > 0:14:32I'd like to say it is, but you do have two acres.
0:14:32 > 0:14:37And plenty of areas for a vegetable patch, for the dogs.
0:14:37 > 0:14:39Even for the donkeys.
0:14:39 > 0:14:42I think the actual land...
0:14:42 > 0:14:45It's got too much of a slope, I think.
0:14:45 > 0:14:50- Certainly for the dogs. - It would make a lovely nature reserve.
0:14:50 > 0:14:52I don't think we've quite hit the mark,
0:14:52 > 0:14:53but I'm still going to ask you
0:14:53 > 0:14:56what you think this cottage, with all this land, is actually worth.
0:14:56 > 0:14:58Because it is Guess The Price time.
0:14:58 > 0:15:03I'm probably undervaluing it, but I'd say £300,000.
0:15:03 > 0:15:04OK. Ed?
0:15:04 > 0:15:09I think that, for the right person who wanted something like this,
0:15:09 > 0:15:12I think they'd probably pay about 400 for it.
0:15:12 > 0:15:15The current asking price is £450,000.
0:15:15 > 0:15:18But the owner would take offers in the region of.
0:15:18 > 0:15:21Have another look around? I know what the answer is.
0:15:21 > 0:15:23I'm not going to try and convince you.
0:15:23 > 0:15:25Check out that little hobby house, as well.
0:15:25 > 0:15:29- I'll catch up with you in a little while.- OK.- Thank you.
0:15:32 > 0:15:35'Well, despite the glorious location and land,
0:15:35 > 0:15:39'overall, they clearly haven't been persuaded by this style of property.
0:15:39 > 0:15:42'Even though it falls within budget.
0:15:42 > 0:15:45'For £450,000, it delivers many of the elements
0:15:45 > 0:15:48'they want from their life in the country.
0:15:48 > 0:15:52'As a listed historic cottage, it offers lots of character features.
0:15:52 > 0:15:56'Three bedrooms and two acres of south-facing land
0:15:56 > 0:16:00'with fabulous views over an area of outstanding natural beauty.'
0:16:01 > 0:16:06Seeing this property has confirmed what I thought - that we really
0:16:06 > 0:16:10wouldn't want to buy and live in a thatched stone cottage.
0:16:10 > 0:16:13I want somewhere nearer civilisation.
0:16:13 > 0:16:17In fact, I just couldn't spend the day talking to sheep,
0:16:17 > 0:16:19so I do want more neighbours.
0:16:21 > 0:16:24- OK, you two?- Yep.- It didn't quite hit the mark, did it,
0:16:24 > 0:16:26- my beautiful cottage?- No, it didn't.
0:16:26 > 0:16:30It's a lovely cottage for somebody, but it certainly isn't for us.
0:16:30 > 0:16:32I've got more to show you. Come on.
0:16:45 > 0:16:48'Besides the glorious rural landscape,
0:16:48 > 0:16:51'Devon is renowned for its scattering of seaside resorts
0:16:51 > 0:16:54'that grew popular from the late 18th Century.
0:16:54 > 0:16:57'Dubbed the Gateway to the Jurassic Coast,
0:16:57 > 0:16:59'the regency town of Sidmouth is a prime example
0:16:59 > 0:17:03'with grand Victorian villas lining its impressive promenade.
0:17:03 > 0:17:06'Earlier in the week, we sent Ed and Jane
0:17:06 > 0:17:10'to sample its spectacular views across Lime Bay
0:17:10 > 0:17:13'before heading out of town to Slade House Farm,
0:17:13 > 0:17:16'headquarters of The Donkey Sanctuary,
0:17:16 > 0:17:19'a national charity for rescued donkeys.
0:17:19 > 0:17:22'As they are keen to look after a pair once they move,
0:17:22 > 0:17:25'we've arranged for them to meet the manager, Penny Brown,
0:17:25 > 0:17:28'to find out more about how to care for these animals
0:17:28 > 0:17:31'and to lend a hand with the everyday tasks.'
0:17:34 > 0:17:36How many donkeys do you have here?
0:17:36 > 0:17:39Actually, we've got about 500 on the farm here
0:17:39 > 0:17:43and 2,070 in the seven farms in Devon and Dorset.
0:17:43 > 0:17:46- So quite a lot to look after. - It certainly is.
0:17:46 > 0:17:49They're coming in at a rate of about eight a week.
0:17:49 > 0:17:52So quite a lot of donkeys that need our help.
0:17:52 > 0:17:56- And where do they all come from? - Mostly the UK and Ireland.
0:17:56 > 0:18:00People just can't afford to keep them at the moment.
0:18:00 > 0:18:04So especially the young, uncastrated males. They end up coming into us.
0:18:04 > 0:18:08I've always wanted to know the difference between a donkey and a mule.
0:18:08 > 0:18:11A horse and a donkey are both equines.
0:18:11 > 0:18:14A mule is a hybrid crossed between the two.
0:18:14 > 0:18:18So you get a male donkey and a female horse
0:18:18 > 0:18:20and then you get a mule.
0:18:20 > 0:18:23If you do it the other way around, so a female donkey
0:18:23 > 0:18:26and a male horse, then that's called a hinny.
0:18:26 > 0:18:30- Oh, right.- But a mule is sterile and can't breed itself.
0:18:32 > 0:18:34'Of the 20,000 donkeys and mules in the UK,
0:18:34 > 0:18:38'over 3,000 are cared for by charitable organisations.
0:18:38 > 0:18:40'But with no government funding,
0:18:40 > 0:18:43'the sanctuary relies heavily on its 56 volunteers
0:18:43 > 0:18:46'to help with the grooming and mucking out.
0:18:46 > 0:18:51'Part of Ed and Jane's plan is to have donkeys on their own turf.
0:18:51 > 0:18:52Can we take one home?
0:18:52 > 0:18:55You can't take one, but we do have fostering scheme
0:18:55 > 0:18:57where you can take a pair of donkeys.
0:18:57 > 0:19:00Because donkeys bond for life, we send them out with a companion.
0:19:00 > 0:19:04So for that, you'd need a property with at least an acre of ground,
0:19:04 > 0:19:08a field shelter and some hardstanding,
0:19:08 > 0:19:11because donkeys tend to have feet that are very porous.
0:19:11 > 0:19:15At winter, they need to be able to get off the grazing and onto concrete.
0:19:15 > 0:19:17And some adequate fencing,
0:19:17 > 0:19:20like we've got here, or even a hedge,
0:19:20 > 0:19:24so long as it's got a boundary fence on the inside of it.
0:19:24 > 0:19:30- How much does it cost?- Approximately £700 per donkey per year.
0:19:30 > 0:19:32That's for the basic costs.
0:19:32 > 0:19:35That obviously doesn't include anything like a big vet bill,
0:19:35 > 0:19:37but it would cover day-to-day stuff, vaccinations,
0:19:37 > 0:19:39worming and that sort of thing.
0:19:39 > 0:19:43All we need to do is find the right property with the right land.
0:19:43 > 0:19:45Best of luck. You're welcome to visit here anytime.
0:19:45 > 0:19:47Especially if you want to volunteer.
0:19:47 > 0:19:50- Thank you very much.- You're welcome.
0:19:54 > 0:19:56'Hopefully, this time, we can get nearer
0:19:56 > 0:19:59'to the right combination of house and land
0:19:59 > 0:20:03'as we continue our property search over the Somerset border,
0:20:03 > 0:20:05'close to the village of Donyatt,
0:20:05 > 0:20:07'a few minutes' drive from Ilminster.
0:20:07 > 0:20:10'It's a peaceful place with a population of nearly 400,
0:20:10 > 0:20:14'where many of the buildings feature the local stone,
0:20:14 > 0:20:18'including the 15th-Century Grade II listed church.
0:20:18 > 0:20:21'Just a mile down the road in the middle of open countryside
0:20:21 > 0:20:23'is our next property.
0:20:23 > 0:20:26'A brand-new stone barn conversion.
0:20:26 > 0:20:30'It's a style of property which should offer the open living spaces they're after.'
0:20:30 > 0:20:33Now, you two, we didn't get it quite right
0:20:33 > 0:20:35with the very first property,
0:20:35 > 0:20:38hopefully, we're going to do better with the second.
0:20:38 > 0:20:40Take a look.
0:20:40 > 0:20:42It's an 18th-century barn.
0:20:42 > 0:20:45It used to store grain for the barley mill next door.
0:20:45 > 0:20:48It's got a huge watermill. So, what are your first impressions?
0:20:48 > 0:20:52Because I know this is important, Jane!
0:20:52 > 0:20:56Um...it's interesting. It's not something I would've looked at.
0:20:56 > 0:20:59Yes. I don't know. We'll have to get inside and see.
0:20:59 > 0:21:04Shall we take a look inside? Let's see if I can convince you.
0:21:05 > 0:21:09'The good news is that all the main renovation work
0:21:09 > 0:21:11'has already been carried out.
0:21:11 > 0:21:15'It would just need Ed and Jane to add their personal touches to the interior.'
0:21:18 > 0:21:22So, this front door leads straight into the kitchen.
0:21:22 > 0:21:27And you've probably guessed by now, this has only just been finished.
0:21:27 > 0:21:30- It's a much better kitchen, isn't it?- It certainly is.
0:21:30 > 0:21:34It's interesting. The units look very similar to those in house one.
0:21:34 > 0:21:37- It looks more practical for cooking and...- Yeah.
0:21:37 > 0:21:40For cooking for two people plus three dogs.
0:21:40 > 0:21:42- Yes.- Yeah. Much better space.
0:21:42 > 0:21:45- Right. Let's proceed.- Right. - Down the stairs.
0:21:48 > 0:21:52So the barn has not one, but two reception rooms.
0:21:52 > 0:21:55And this is the smaller of the two.
0:21:55 > 0:21:56Yep. It's a nice space.
0:21:56 > 0:21:58It's light and bright.
0:21:58 > 0:22:01Yes! That's what you wanted, wasn't it? Light and airy.
0:22:01 > 0:22:05- I'm presuming you can see the stream down there.- You can. You can.
0:22:05 > 0:22:07You could have enormous sofas
0:22:07 > 0:22:10and a huge dining table for eight or twelve in here
0:22:10 > 0:22:13- and I think you'd still have room to spare.- Yeah.
0:22:13 > 0:22:17- And dogs.- And dogs. - Yes.- Through here.
0:22:17 > 0:22:20This is the second reception room,
0:22:20 > 0:22:23which I think is enormous.
0:22:23 > 0:22:26- There's a cosier feel to it, though.- Yeah?
0:22:26 > 0:22:29It's got a nice feature window over there, as well.
0:22:29 > 0:22:32- Well, this is quite favourable. - Yes.- Yes.
0:22:32 > 0:22:34A better feeling than the property before?
0:22:34 > 0:22:38- Much more in tune with the sort of space that we want.- Yeah.- Great.
0:22:38 > 0:22:40Well, let's keep going.
0:22:43 > 0:22:47'Fantastic! The light and generous size of the reception areas
0:22:47 > 0:22:48'seem to be hitting the mark.
0:22:48 > 0:22:51'Let's hope they're as impressed by the bedrooms,
0:22:51 > 0:22:53'which lie at the other end of the property.
0:22:53 > 0:22:57'Three of the four being serviced by a bright, modern family bathroom.'
0:23:00 > 0:23:07Step in here. The barn has actually four bedrooms in total.
0:23:07 > 0:23:10But there are three of them which are around this size,
0:23:10 > 0:23:13- and it's just literally... - Stud.- Yeah, stud wall between.
0:23:13 > 0:23:18What you could do, and the developer said he's happy to do it, is knock through.
0:23:18 > 0:23:22The one next door to this, that could make a fantastic large bedroom
0:23:22 > 0:23:25if you didn't need the four and wanted to make it three.
0:23:25 > 0:23:27- We don't need four.- No.
0:23:27 > 0:23:30'Time to take a look at where they would sleep.'
0:23:32 > 0:23:35- This would be, in theory, the master bedroom.- Right.
0:23:35 > 0:23:37So, it gives you lots of options.
0:23:37 > 0:23:41You could either knock through or you could use this as it is.
0:23:41 > 0:23:44It's got its own shower room there, a little en suite.
0:23:44 > 0:23:49And you can hear the running water? That's from the old mill next door.
0:23:49 > 0:23:53- Right.- Yes.- Jane, you've still been quite quiet here.
0:23:53 > 0:23:57- Are you getting a good feel for this property?- I much prefer this one.
0:23:57 > 0:24:01Much more me and our furniture would fit in here far better than the cottage.
0:24:01 > 0:24:04- Shall we go and see if there's any room for your donkeys?- Yes.- Yes.
0:24:07 > 0:24:11'Given this is the first barn conversion they've ever looked at,
0:24:11 > 0:24:14'their reaction is quite encouraging because this property
0:24:14 > 0:24:17'does provide the large light rooms they've asked for.
0:24:17 > 0:24:20'Outside, the lawned areas and borders give Jane
0:24:20 > 0:24:23'the gardening project she wanted with a huge double garage
0:24:23 > 0:24:29'offering ample space for storage, but that's just for starters.'
0:24:32 > 0:24:36- So, through your five bar gate. - Right.
0:24:36 > 0:24:40Take a look at the land that comes with this barn.
0:24:40 > 0:24:47- 2.3 acres in total.- Right. - I'm thinking donkeys.- Definitely.
0:24:47 > 0:24:49Plenty of room for donkeys.
0:24:49 > 0:24:52If you see the fence going down to the gate at the bottom,
0:24:52 > 0:24:56then all the way around, plus the stream running through your property,
0:24:56 > 0:24:59- that all comes with the barn. - Right.- What's your gut feel?
0:24:59 > 0:25:03There are things that need doing to the house, a few tweaks here and there.
0:25:03 > 0:25:07- I'm sure we can do that. - Yes.- Sounding good.
0:25:07 > 0:25:10- Can you do it on the price they're asking?- Now there's the thing.
0:25:10 > 0:25:13That's the question! Who wants to go first?
0:25:13 > 0:25:16It's my turn, I think, isn't it? I would say that's on for 500,000.
0:25:16 > 0:25:20I was going to say 475.
0:25:22 > 0:25:24The current asking price...
0:25:26 > 0:25:28- ..is £395,000.- Really?
0:25:28 > 0:25:33And it's really just gone on the market.
0:25:33 > 0:25:36Finished at the beginning of the year.
0:25:36 > 0:25:40Any changes we wanted to make, we'd have the money to do it.
0:25:40 > 0:25:41That's the best news, isn't it?
0:25:41 > 0:25:44It gives you a lot left over to do what you need to do
0:25:44 > 0:25:46to make it your own.
0:25:46 > 0:25:49I think I should send you, not in that direction, but in that direction,
0:25:49 > 0:25:54over the little bridge and have a look at some of that acres of land.
0:25:54 > 0:25:56- See if we can find a donkey in the undergrowth!- Off you go.
0:26:01 > 0:26:06'Under budget at £395,000, our barn conversion not only leaves them
0:26:06 > 0:26:11'a healthy £55,000 spare but also answers the many demands
0:26:11 > 0:26:15'on their wish list including a large kitchen/diner,
0:26:15 > 0:26:18'two bright spacious reception rooms,
0:26:18 > 0:26:23'four bedrooms and 2.3 acres of grounds for the dogs and donkeys,
0:26:23 > 0:26:27'all within reach of a village and Ilminster's amenities.
0:26:27 > 0:26:31'The Devon coast is just half an hour's drive away.'
0:26:31 > 0:26:34There's more than enough room for the donkeys here.
0:26:34 > 0:26:37Just the fact the donkeys have got fresh water.
0:26:37 > 0:26:41- Just perfect.- You could have the shelter here at this end.
0:26:41 > 0:26:44- It would be absolutely amazing. - Yeah, it's lovely.
0:26:44 > 0:26:48There's not much I don't like about the property.
0:26:48 > 0:26:53The only problem would be the land is in a poor condition and would need a lot of work on it.
0:26:53 > 0:26:55Because it's only 395, I would have the money available
0:26:55 > 0:26:57to improve the land.
0:26:57 > 0:26:59I can see myself living here.
0:26:59 > 0:27:05It's perfect for the dogs, Ed and me and if we happen to get any donkeys
0:27:05 > 0:27:09once Ed's sorted out the meadow, then it would be absolutely perfect.
0:27:13 > 0:27:16- Well, that was a bit more like it. - Yes, it was, definitely.
0:27:16 > 0:27:21- Good reactions there. Happy? - Certainly.- Yes.- Much better.
0:27:21 > 0:27:24- That's it for today. You can go back and relax now.- Oh, good!
0:27:32 > 0:27:36As evening falls over the Devon countryside,
0:27:36 > 0:27:40the first day of our property search draws to a close.
0:27:46 > 0:27:49'Retired teachers and donkey lovers, Ed and Jane,
0:27:49 > 0:27:53'want to hoof it down south from Derby to rural Devon.
0:27:53 > 0:27:56'So far they've seen two properties.
0:27:56 > 0:27:59'The land that came with our barn conversion seems to mark it out
0:27:59 > 0:28:01'as their favourite at the moment but coming up,
0:28:01 > 0:28:06'our mystery house puts them in a real quandary.'
0:28:06 > 0:28:10At the moment I'm just thinking, wow, it's a lot to take on.
0:28:10 > 0:28:14'And I'm on hand to meet the newest arrival on one of Devon's hill farms.'
0:28:14 > 0:28:16That is amazing.
0:28:20 > 0:28:23Out of the two properties we showed Ed and Jane yesterday
0:28:23 > 0:28:27I think it's fair to say there was a clear winner.
0:28:27 > 0:28:30But we've got another one up our sleeve.
0:28:30 > 0:28:32It is of course the mystery house.
0:28:32 > 0:28:38They're either going to love it or loathe it. Let's find out.
0:28:40 > 0:28:43We're driving to see the mystery house.
0:28:43 > 0:28:46What do you think we might have up our sleeve? Any ideas?
0:28:46 > 0:28:49I did wonder whether we are looking at a holiday let,
0:28:49 > 0:28:52whether you'll show us a bed and breakfast,
0:28:52 > 0:28:55or an alternative to a holiday let, which might be interesting.
0:28:55 > 0:28:57'Well, Ed is right.
0:28:57 > 0:28:59'There's great business potential
0:28:59 > 0:29:02'but also a lot of work to factor in beforehand.
0:29:02 > 0:29:06'Our mystery property takes us to the village of Plymtree in east Devon,
0:29:06 > 0:29:09'a sure bet in terms of location with its beautiful church
0:29:09 > 0:29:13'dating back to the 14th century, along with a pub
0:29:13 > 0:29:17'and community shop, giving them a chance to meet the locals.
0:29:17 > 0:29:21'Surrounded by idyllic countryside, our mystery farmhouse
0:29:21 > 0:29:25'is a mile outside the village and is crying out for some attention.'
0:29:27 > 0:29:31So, Ed and Jane, let me introduce you to your mystery house.
0:29:31 > 0:29:37- Lots of potential. Yes, it's much nicer.- A house and a barn.
0:29:37 > 0:29:41- With lots of outbuildings.- Yes.
0:29:41 > 0:29:44- It's the best you've shown us, definitely.- Oh, whoa-ho!
0:29:44 > 0:29:46We're starting on a high.
0:29:46 > 0:29:49It is a mystery house so it's got to be different, hasn't it?
0:29:49 > 0:29:51I presume from the windows it needs a bit of work.
0:29:51 > 0:29:53You have hit the nail on the head.
0:29:53 > 0:29:58This property has the most amazing potential, that's the truth.
0:29:58 > 0:30:00It is a project, though.
0:30:00 > 0:30:05It is a project, and I know you're willing to take on a project.
0:30:05 > 0:30:10- It's going to be interesting to see if this is the project for you. Shall we take a step inside?- Yes.
0:30:12 > 0:30:14'Well, perhaps this gamble might pay off,
0:30:14 > 0:30:19'as they don't seem too fazed by the idea of a project at the moment.
0:30:19 > 0:30:21'But will inside fit their creative vision?'
0:30:23 > 0:30:27So, step inside.
0:30:29 > 0:30:31- It's a pretty substantial room. - It is.
0:30:31 > 0:30:35There's something about it, the proportions.
0:30:35 > 0:30:39- It's just a lovely-shaped room. - It's very big, I like the size of it.
0:30:39 > 0:30:42My only concern is the height of the ceiling.
0:30:42 > 0:30:45Originally it probably was only one storey
0:30:45 > 0:30:48and they've put another storey on top over the years.
0:30:48 > 0:30:52Behind us, you've got a little snug in there with a wood burner.
0:30:52 > 0:30:56- That's lovely. - Could be a good office.- Beautiful.
0:30:56 > 0:31:00It could make a great office. I don't think you'll have any problem with space in this property.
0:31:00 > 0:31:04There might be quite a few options. Let's keep on going through.
0:31:07 > 0:31:09- So here is your sitting room.- OK.
0:31:09 > 0:31:14It's still a nice room but I don't think it's as nice as that one.
0:31:14 > 0:31:17- It's not as light an airy, is it? - It seems to be darker.
0:31:17 > 0:31:20The ceiling actually is a tad higher.
0:31:20 > 0:31:23You've got the most beautiful bay window here with the window seat.
0:31:23 > 0:31:25That is beautiful.
0:31:25 > 0:31:27But let me show you a part with a higher ceiling,
0:31:27 > 0:31:30- a Victorian extension. - We're looking forward to that.
0:31:30 > 0:31:34'Well, Jane will need to see past the current decor.'
0:31:34 > 0:31:39Through here is your kitchen.
0:31:40 > 0:31:47- Right, OK. Yeah, nice size but... - Ceiling's high.- It certainly is.
0:31:47 > 0:31:50- It needs ripping out and replacing. - Yes, it does.
0:31:50 > 0:31:54- The house needs love... - A bit of TLC.- Yeah.
0:31:55 > 0:32:00Looking at the size of the rooms, it is quite light airy, it has...
0:32:00 > 0:32:04You could do some fantastic things in this property.
0:32:04 > 0:32:08Through that door there's a study, it's currently used as a study.
0:32:08 > 0:32:11- I've got a choice now.- You have.
0:32:11 > 0:32:14Exactly, and I haven't even shown you what's outside.
0:32:14 > 0:32:17- Good. We're going to head upstairs now.- OK.
0:32:17 > 0:32:20The second set of staircases in this property.
0:32:21 > 0:32:25'The ground floor has a host of other rooms tucked away
0:32:25 > 0:32:29'including a downstairs bathroom, a utility room
0:32:29 > 0:32:32'and a storeroom which the dogs could make their own.
0:32:32 > 0:32:35'The dining room stairs lead up to the bedrooms
0:32:35 > 0:32:37'and a separate family bathroom.'
0:32:39 > 0:32:44- This farmhouse has six bedrooms. - Wow.- And you asked for three!
0:32:44 > 0:32:46We've managed to double it.
0:32:46 > 0:32:51You walk through one bedroom into this one, you've got another one set up like this
0:32:51 > 0:32:53and you've got two bedrooms together linked.
0:32:53 > 0:32:57- You've got a large double, and then you've got the master.- Right.
0:32:57 > 0:32:59You could rip it out, convert it,
0:32:59 > 0:33:01make dressing rooms or an office, perhaps.
0:33:01 > 0:33:06We have actually retired and it does need and awful lot doing to it.
0:33:06 > 0:33:10- At the moment I'm just thinking it's a lot to take on.- It all adds up.
0:33:10 > 0:33:15- Do you have enough money in the kitty?- That's an interesting point.
0:33:15 > 0:33:18'Doubts about the scale of the work needed on the house
0:33:18 > 0:33:20'seem to be setting in.
0:33:20 > 0:33:24'But our mystery property does give them great scope
0:33:24 > 0:33:27'to develop holiday lets in the old dairy outbuilding
0:33:27 > 0:33:30and the new dairy if they get the right planning consent.'
0:33:30 > 0:33:33'Along with the lawned gardens,
0:33:33 > 0:33:36'there's plenty of land for the donkeys to roam.'
0:33:36 > 0:33:39In total you've got about 2.3 acres with this farmhouse.
0:33:39 > 0:33:42- That includes the ground at the front?- Yes.
0:33:42 > 0:33:47- It's quite a substantial plot. - That's perfect for donkeys.
0:33:47 > 0:33:49Especially with the open barn just there.
0:33:49 > 0:33:55So, the house has been on the market for about three weeks.
0:33:55 > 0:33:57They've had plenty of people looking around already.
0:33:57 > 0:33:59But what's the asking price?
0:33:59 > 0:34:04- I think it's got to be about 500,000.- OK.
0:34:04 > 0:34:09I think I'd go less, because of the work involved, so I'll go with 475.
0:34:09 > 0:34:10OK.
0:34:11 > 0:34:13The current asking price, well,
0:34:13 > 0:34:21the owners are taking offers in excess of £450,000.
0:34:21 > 0:34:24- That's a good price.- It is. - We think that is...
0:34:24 > 0:34:27- That is a brilliant price.- Do you want to have another wander around?
0:34:27 > 0:34:30- Yes.- We'll have a look at the new dairy.- Please do.
0:34:30 > 0:34:33I'll have a chat with you later.
0:34:34 > 0:34:39'It looks like this historic farmhouse may be a project too far for them
0:34:39 > 0:34:42'but it's certainly a great development opportunity
0:34:42 > 0:34:45'which could give them everything they've asked for.
0:34:45 > 0:34:49'On the market for offers over £450,000,
0:34:49 > 0:34:51'leaving £150,000 for renovation work,
0:34:51 > 0:34:55'it gives them two light reception rooms with character features,
0:34:55 > 0:34:59'a large kitchen, six bedrooms, an array of outbuildings
0:34:59 > 0:35:04'with holiday let potential subject to planning consent,
0:35:04 > 0:35:08'all set on over two acres of land. Perfect for donkeys.'
0:35:08 > 0:35:11Overall, I think this is a wonderful mystery house
0:35:11 > 0:35:14because different people would look on it in different ways.
0:35:14 > 0:35:17Somebody wanting a fabulous house could turn it into a fabulous house.
0:35:17 > 0:35:21The thing I like the most about this house is the location.
0:35:21 > 0:35:23It's in a beautiful setting.
0:35:23 > 0:35:27The size of the plot is perfect for our needs, for the dogs,
0:35:27 > 0:35:29the donkeys and for Ed and me.
0:35:29 > 0:35:32But unfortunately the house itself is far too big.
0:35:34 > 0:35:37Well, we arrived through the front door
0:35:37 > 0:35:39and we're leaving through the back door.
0:35:39 > 0:35:42That is it, house hunt now officially over.
0:35:42 > 0:35:45- It's been great to see the mystery house.- I'm glad you enjoyed this one.
0:35:45 > 0:35:48It's certainly given us something to think about.
0:35:48 > 0:35:52- I shall take you somewhere quiet now to gather your thoughts.- Good idea.
0:36:01 > 0:36:03LAMB BLEATS
0:36:03 > 0:36:07'Much of Devon's rich agricultural heritage revolves around livestock farming
0:36:07 > 0:36:11'and historically it's played a major role in shaping the landscape.
0:36:11 > 0:36:15'I've come to Dartmoor to learn more about this tradition
0:36:15 > 0:36:19'and am meeting Matt Cole, a local hill farmer.
0:36:19 > 0:36:22'It's lambing season so, with a bit of luck,
0:36:22 > 0:36:26'I might see a brand-new arrival on his 500-acre sheep farm.'
0:36:26 > 0:36:29- Matt, good to meet you.- And you.
0:36:29 > 0:36:33Thank you for inviting us onto your farm today. You're a hill farmer.
0:36:33 > 0:36:37What's the difference between a hill farmer and another farmer?
0:36:37 > 0:36:40We only grow grass, we can't grow any crops
0:36:40 > 0:36:42because the environment doesn't allow this,
0:36:42 > 0:36:46there's too many stones in the ground, the fields are too small.
0:36:46 > 0:36:50Essentially all we do, we keep sheep and cattle.
0:36:50 > 0:36:53It's just not a livelihood, farming, it's a way of life.
0:36:53 > 0:36:56Definitely. This time of year, I work seven days a week
0:36:56 > 0:37:00and these ewes are lambing and I've got to be here all the time,
0:37:00 > 0:37:01or someone's got to be here.
0:37:01 > 0:37:05- Do you bring all the ewes inside to give birth?- This breed do for us.
0:37:05 > 0:37:07We don't lamb all of our ewes indoors,
0:37:07 > 0:37:11we just lamb the Whiteface Dartmoors and some of the older ewes.
0:37:13 > 0:37:15'Matt has divided up the expectant ewes
0:37:15 > 0:37:20'according to if they're carrying twins, triplets or singe lambs.
0:37:20 > 0:37:23'By keeping them in the lambing sheds, he can manage their diet
0:37:23 > 0:37:26'which also allows the hillside grass a chance to grow
0:37:26 > 0:37:30'so there's a plentiful supply once they and their lambs are sent out to graze.'
0:37:32 > 0:37:36Are any of these around here about to give birth?
0:37:36 > 0:37:37Let's go have a look.
0:37:39 > 0:37:43'Keeping them close at hand also enables Matt to assist the ewes
0:37:43 > 0:37:45'if there are complications.'
0:37:45 > 0:37:47We've got a ewe here having a lamb.
0:37:47 > 0:37:50She's having a single, but I know it's backwards
0:37:50 > 0:37:52because its feet are pointing the wrong way.
0:37:52 > 0:37:55Basically, I've got to get him out as quick as I can.
0:37:55 > 0:37:57I need to get the fluid out of his lungs.
0:37:57 > 0:37:59Because she's pushing with fluid,
0:37:59 > 0:38:04that fluid's being pushed into his mouth, into his lungs.
0:38:04 > 0:38:08- OK, right.- So now I'm going to ease this one out.
0:38:08 > 0:38:09Come on, girl.
0:38:12 > 0:38:14Come on, girl, steady, steady, steady.
0:38:15 > 0:38:17You're really having to pull.
0:38:19 > 0:38:21Here he comes.
0:38:22 > 0:38:24- OK, girl.- OK.
0:38:25 > 0:38:28We want to just clear his mouth.
0:38:28 > 0:38:29Steady, girl.
0:38:30 > 0:38:34I'm just going to flick him.
0:38:34 > 0:38:39That just takes any mucus or fluid out of his lungs.
0:38:40 > 0:38:45- And he's...- He's already beginning to twitch. Look.- First breath, look.
0:38:45 > 0:38:47Oh, that is amazing!
0:38:49 > 0:38:53If this was in the field, would that have been a difficult birth for her on her own?
0:38:53 > 0:38:57It would have been. When he came out he probably would have had fluid in his lungs
0:38:57 > 0:39:00and he night have found it difficult to start.
0:39:00 > 0:39:04So, his chances of survival would have been a lot less.
0:39:04 > 0:39:07You can tell she's just sniffing at her newborn.
0:39:07 > 0:39:09What an amazing thing to witness.
0:39:09 > 0:39:14Like you say, she'll clean him off now and give him a feed.
0:39:14 > 0:39:20He'll be in the pens for the next 24 hours and then they'll go into the fields.
0:39:20 > 0:39:23I'll leave her in peace. Thank you very much.
0:39:23 > 0:39:26- You probably won't want to shake my hand!- No!
0:39:26 > 0:39:28- Matt, thank you very much.- OK.
0:39:28 > 0:39:29There you go, girl.
0:39:42 > 0:39:45Well, that's it for Ed and Jane.
0:39:45 > 0:39:49They've seen three very different properties.
0:39:49 > 0:39:52But have any of them hit the mark? Let's go and ask them.
0:39:58 > 0:40:03- Hello, you two.- Hello.- I hope you've enjoyed yourselves.- We have.
0:40:03 > 0:40:07- We've had a really good time, thank you.- It's been lovely, it really has.
0:40:07 > 0:40:10- You did set us quite a challenge, I think.- I think we did.
0:40:10 > 0:40:14Did we rise to the challenge? That's what I need to know!
0:40:14 > 0:40:17Let's start off with that first property we saw,
0:40:17 > 0:40:18Hawley Bottom it was in.
0:40:18 > 0:40:22It was a thatched white cottage up a track.
0:40:23 > 0:40:27- Your first impressions were a little muted.- To say the least, yes!
0:40:27 > 0:40:30I think I was speechless at one point, wasn't I?
0:40:30 > 0:40:33It really wasn't what we were looking for.
0:40:33 > 0:40:38It was thatched, the rooms were very small and it was dark as well.
0:40:38 > 0:40:43Plus the fact the land wasn't suitable for the dogs or the donkeys.
0:40:43 > 0:40:47Seeing that thatch, it was an attractive property
0:40:47 > 0:40:51in quite a sought-after area, but it just didn't work for your needs.
0:40:51 > 0:40:53It's a sort of place we would choose for a holiday.
0:40:53 > 0:40:57Now for our second home we crossed the border into Somerset,
0:40:57 > 0:41:01which I know you were keen to look at as well.
0:41:01 > 0:41:03A brand-new barn conversion.
0:41:03 > 0:41:07- Would it be fair to say we got a little closer with that one? - I think, definitely.
0:41:07 > 0:41:12From the outside, it didn't look terribly impressive
0:41:12 > 0:41:16but once you got inside, the space and the layout,
0:41:16 > 0:41:19it was quite an interesting property.
0:41:19 > 0:41:22The land was far more suitable for the dogs and the donkeys,
0:41:22 > 0:41:28because it had running water, which would have been ideal for donkeys.
0:41:28 > 0:41:31I think you could have developed a vegetable plot eventually
0:41:31 > 0:41:33but it would have needed an awful lot of work.
0:41:33 > 0:41:38Number three, the mystery house, very, very different in east Devon.
0:41:38 > 0:41:42Location was perfect. Land, perfect.
0:41:42 > 0:41:47But unfortunately the property itself was far too big a project for us two.
0:41:47 > 0:41:49It would be a really good one for a developer
0:41:49 > 0:41:51but we're not up to that level.
0:41:51 > 0:41:55- It was a substantial farmhouse, wasn't it?- It was a lovely house.
0:41:55 > 0:42:00Really comfortable, the room sizes. You walked into them and felt comfortable.
0:42:00 > 0:42:04But the work needed to develop the dairy into a holiday let,
0:42:04 > 0:42:07it would be a mammoth building task.
0:42:07 > 0:42:11You gave us quite a broad budget from 450-600,
0:42:11 > 0:42:14even going to the top of it and that is a healthy budget,
0:42:14 > 0:42:18we still struggled to find what you wanted.
0:42:18 > 0:42:21Has that made you reconsider what your next move's going to be?
0:42:21 > 0:42:24The style of property we're looking for,
0:42:24 > 0:42:27you can't find in the countryside around here for our price.
0:42:27 > 0:42:30I think we're going to have to go nearer to a town.
0:42:30 > 0:42:33- You'll let us know how you get on, won't you?- We will.
0:42:33 > 0:42:35We wish you all the luck and thank you very much.
0:42:35 > 0:42:39- I've really enjoyed the last couple of days.- Thank you very much. - We have as well.
0:42:45 > 0:42:49We tried our very hardest to find Ed and Jane
0:42:49 > 0:42:53the house of their dreams but their extensive wish list
0:42:53 > 0:42:56proved too much on their budget in Devon.
0:42:56 > 0:42:59I think they would be the first to agree.
0:42:59 > 0:43:03What's clear is their enthusiasm for this area hasn't diminished.
0:43:03 > 0:43:07We're going to wish them the very best of luck with their future
0:43:07 > 0:43:12house hunting in this glorious part of the country. See you next time.
