0:00:18 > 0:00:22So where are? Well, join me in just a few moments and I'll tell you.

0:01:18 > 0:01:21Well, today, we're in the National Forest,

0:01:21 > 0:01:24an enormous area of woodland that takes in large chunks

0:01:24 > 0:01:27of South Derbyshire, Leicestershire, and Staffordshire.

0:01:27 > 0:01:30Now, since this project was conceived back in 1990,

0:01:30 > 0:01:34the idea has been to contain 200 square miles

0:01:34 > 0:01:37of both ancient woodland and, of course, new trees as well.

0:01:37 > 0:01:40Since then, it's gained international recognition

0:01:40 > 0:01:43as one of the most ambitious regeneration projects of its kind,

0:01:43 > 0:01:45anywhere in Europe.

0:01:45 > 0:01:48And for my money, spanning as it does three glorious counties,

0:01:48 > 0:01:53it's the perfect place to start any exploration of central England.

0:01:56 > 0:01:59Derbyshire, Staffordshire and Leicestershire are located

0:01:59 > 0:02:03right in the heart of England, but each has its own character.

0:02:03 > 0:02:05Derbyshire is known for its rugged terrain,

0:02:05 > 0:02:08reflected in the Peak District National Park,

0:02:08 > 0:02:11which covers about three quarters of the county.

0:02:11 > 0:02:14The park is a Mecca for tourists, with more than 10 million

0:02:14 > 0:02:18visitors a year flocking to see the spectacular scenery.

0:02:18 > 0:02:21Derbyshire also has added attractions,

0:02:21 > 0:02:24such as the old spa town of Matlock Bath.

0:02:24 > 0:02:28The natural scenic beauty of this region flows on into Staffordshire,

0:02:28 > 0:02:33with its glorious rolling moorlands made up of a rich clay soil.

0:02:33 > 0:02:36It's this soil, especially in the north of the county,

0:02:36 > 0:02:41that led to the development of Staffordshire's pottery industry in the 17th century,

0:02:41 > 0:02:43that went on to become world famous.

0:02:43 > 0:02:48Head east, and you'll find the county of Leicestershire,

0:02:48 > 0:02:50with towns such as Market Harborough,

0:02:50 > 0:02:53which was formerly a trading post for cattle and sheep.

0:02:53 > 0:02:57Like Derbyshire and Staffordshire, Leicestershire boasts an abundance

0:02:57 > 0:02:58of attractive countryside.

0:02:58 > 0:03:01Perfect for those seeking a rural retreat.

0:03:01 > 0:03:04Now, when you consider that the average property price

0:03:04 > 0:03:08in this country is around about £257,000, buying in this part

0:03:08 > 0:03:11of the world could be a very shrewd move indeed, and here's why.

0:03:11 > 0:03:15In Leicestershire, the average detached will set you back about

0:03:15 > 0:03:18£25,000 under that national average.

0:03:18 > 0:03:21Pop into Staffordshire, you could save yourself £42,000.

0:03:21 > 0:03:22And in Derbyshire,

0:03:22 > 0:03:25a whopping £55,000 could be knocked off your bill.

0:03:25 > 0:03:29And with three counties to choose from, there is plenty on offer.

0:04:30 > 0:04:35Childhood sweethearts, Robert and Fiona, tied the knot 11 years ago.

0:04:35 > 0:04:39They're both trained engineers, and currently live in this four-bedroom detached house

0:04:39 > 0:04:42in Bristol, with their daughter, Lani, but are keen to rekindle

0:04:42 > 0:04:45the delights of their rural upbringing,

0:04:45 > 0:04:47with a move to Derbyshire.

0:04:47 > 0:04:51Well, we both grew up in countryside, in villages, which we loved,

0:04:51 > 0:04:53and now we have a daughter,

0:04:53 > 0:04:57so we hope to give her that kind of lifestyle when she grows up.

0:04:57 > 0:04:59I had a recent opportunity with my work,

0:04:59 > 0:05:04relocating to one of our other sites in Derbyshire, so it's kind of...

0:05:04 > 0:05:09The work is the reason, but we're taking the opportunity to really get the countryside at the same time.

0:05:09 > 0:05:13With Robert working over 100 miles away in Derby during the week,

0:05:13 > 0:05:16the distance has had a huge impact on family life,

0:05:16 > 0:05:19and that's something they're desperate to change.

0:05:19 > 0:05:21We dreamed of having more time together.

0:05:21 > 0:05:26I think that's, kind of, the first benefit of the move, definitely.

0:05:26 > 0:05:29And going to the country, in particular, we want to have

0:05:29 > 0:05:32a little bit more outside space, perhaps get some more animals,

0:05:32 > 0:05:34or grow some more of our own vegetables and fruit

0:05:34 > 0:05:40and things like that. Just enjoy an outdoors family lifestyle altogether.

0:05:40 > 0:05:43While Robert's job might drive the direction of their move,

0:05:43 > 0:05:45there are family ties at play, too.

0:05:45 > 0:05:49We'd be looking at an area of South Derbyshire within, ideally,

0:05:49 > 0:05:51a 30 minute commute of my office.

0:05:51 > 0:05:54Our family is also located in the Cotswolds.

0:05:54 > 0:05:58Somewhere south of Derby gives access to our families at weekends, commutes up and down.

0:05:58 > 0:06:02So the search area is nailed down, but the wishlist doesn't end there.

0:06:02 > 0:06:05I think the top three must-haves for us

0:06:05 > 0:06:09are nice outdoor space that's also family-friendly,

0:06:09 > 0:06:14it must have three double-bedrooms and, also, a nice size kitchen.

0:06:14 > 0:06:17Also, both being engineers, we'd like a study to put all our books

0:06:17 > 0:06:19and computer out the way.

0:06:19 > 0:06:23We'd like the house to be located near to a village that's got

0:06:23 > 0:06:26a few amenities, like a shop or a pub.

0:06:26 > 0:06:29But age of property, really, we don't mind old or modern-type

0:06:29 > 0:06:32build properties, it's more about the location and land.

0:06:32 > 0:06:36With our daughter, she's nearly three, so I'll be looking at

0:06:36 > 0:06:40playgroups and, also, schools for when she's a bit older, as well.

0:06:40 > 0:06:43The opportunity to partake in community activities

0:06:43 > 0:06:46is an especially important ingredient for Fiona,

0:06:46 > 0:06:49as she's a keen bell-ringer. Robert, on the other hand,

0:06:49 > 0:06:51doesn't mind spending time in his own company,

0:06:51 > 0:06:55as it allows him to keep up some of his family traditions.

0:06:55 > 0:07:00One thing I'm keen on is having a property that's got access to outside space, an out-building,

0:07:00 > 0:07:02or a workshop or, you know, over-sized garages.

0:07:02 > 0:07:05My grandfather was a stone mason, so in our garage I've got sets

0:07:05 > 0:07:09of stone masonry, chisels and wood chisels, which have never been used.

0:07:09 > 0:07:13Might be keen to try my hand at that and use those family heirlooms.

0:07:13 > 0:07:17So only one more thing to discover, and that's their finances.

0:07:17 > 0:07:20We would stretch up to 450 for the ideal property.

0:07:26 > 0:07:30Now the good news this week is that the brief, I think, is pretty broad.

0:07:30 > 0:07:33I don't think Fiona and Robert are that fussed as to whether

0:07:33 > 0:07:36we show them properties that are very old or indeed, very new.

0:07:36 > 0:07:39But, of course, as with most of us, space is the issue.

0:07:39 > 0:07:42They all want a nice big kitchen, of course, but Robert seems

0:07:42 > 0:07:45particularly wedded to this need for a double-garage.

0:07:45 > 0:07:46What's more, the pressure is on.

0:07:46 > 0:07:50He's having to endure a very lengthy and tiresome commute and, of course,

0:07:50 > 0:07:54with £450,000 in their budget, they are keen to get that move underway.

0:07:54 > 0:07:57So let's see if we can, indeed, relieve them

0:07:57 > 0:07:58of their hard-earned cash.

0:08:02 > 0:08:05Robert and Fiona have asked us to find them a house

0:08:05 > 0:08:07within a 30 minute commute of Derby

0:08:07 > 0:08:10which gives us a chance to search across Derbyshire,

0:08:10 > 0:08:12Staffordshire and Leicestershire,

0:08:12 > 0:08:15which have beautiful rural properties within commutable distance.

0:08:15 > 0:08:19We've found three houses to whet our buyers' appetite

0:08:19 > 0:08:23but I won't be telling them what they are on the market for

0:08:23 > 0:08:26until they've tried to guess the price themselves.

0:08:26 > 0:08:31The last of these properties is our mystery house

0:08:31 > 0:08:33which might well get top marks.

0:08:46 > 0:08:51That's right, yes. We are close to exchanging contracts. We're ready to go.

0:08:51 > 0:08:55This move is important. You've been commuting to Derby for the last year?

0:08:55 > 0:08:59Yes, I've been in Derby two or three days a week for the last year or so

0:08:59 > 0:09:03and now the job has become permanent. It's time to move to the area.

0:09:03 > 0:09:07The key ingredient is that we are within half an hour of Derby.

0:09:07 > 0:09:11Normally, people come to a particular county but with you, we've got a choice.

0:09:11 > 0:09:15We've got Derbyshire, Leicestershire and Staffordshire.

0:09:15 > 0:09:18Are you particularly wedded to any one of those?

0:09:18 > 0:09:23We are quite keen to see what suits us rather than an area-specific search.

0:09:23 > 0:09:27- Great. In terms of budget, 450 or so?- Yes. - Which I think will be all right.

0:09:27 > 0:09:32- That's good news.- We've got to get on with it.- I'm feeling optimistic.

0:10:10 > 0:10:13which is within a 30 minute drive of Derby as Robert requested.

0:10:16 > 0:10:22a charming location with pretty red brick homes, a welcoming pub and a local church.

0:10:22 > 0:10:24Back in Draycott in the Clay,

0:10:24 > 0:10:28our first property is this handsome three bedroom barn conversion.

0:18:51 > 0:18:55one of the finest Norman parish churches in the country,

0:18:55 > 0:18:56St Michael's with St Mary's.

0:18:56 > 0:19:00It's often referred to as a mini cathedral.

0:19:00 > 0:19:04Modern tourism was founded here. It's the birthplace of Thomas Cook

0:19:04 > 0:19:07who made his fortune from the travel industry.

0:19:07 > 0:19:11Some of which he used to build the quadrangle of cottages on the high Street.

0:19:11 > 0:19:15Fiona is a keen bellringer or campanologist

0:19:15 > 0:19:18and it's an activity she'd like to continue when she moves.

0:19:18 > 0:19:20So, we sent our young couple to meet Bob Smith,

0:19:20 > 0:19:23who's the steeple keeper of Melbourne's parish church.

0:19:23 > 0:19:28This is probably the best spot to have a look at what we've got in the way of bells.

0:19:28 > 0:19:34We augmented them from eight to ten and then from ten to 12.

0:19:34 > 0:19:38In the mid-1990s, we put the two extra bells to make ten

0:19:38 > 0:19:41and then we added two more to make the 12

0:19:41 > 0:19:43and became the first ring of 12 in Derbyshire.

0:19:43 > 0:19:48There have been bells in the tower since 1542,

0:19:48 > 0:19:52but, through a fundraising drive, four new ones were added in the 1990s

0:19:52 > 0:19:54at a cost of £5,000 each.

0:19:54 > 0:19:56All the bells have inscriptions on them.
