0:01:20 > 0:01:24And in the 1880s it was the weekend retreat, very glamorous,

0:01:24 > 0:01:27for William Morris of Arts and Craft fame.

0:01:27 > 0:01:30And it said that this building inspired him to set up

0:01:30 > 0:01:34the Society For The Protection Of Ancient Buildings, or SPAB.

0:01:34 > 0:01:36And indeed many thousands of buildings across the UK

0:01:36 > 0:01:40over their continued existence to SPAB,

0:01:40 > 0:01:42and in some way to this delightful folly,

0:01:42 > 0:01:45but there's lots more to Worcestershire than just follies.

0:01:49 > 0:01:52Landlocked Worcestershire is bordered by Herefordshire

0:01:52 > 0:01:56to the West, Gloucestershire to the south, and Warwickshire to the east.

0:01:56 > 0:01:59The county is home to the Malvern Hills,

0:01:59 > 0:02:02which have been described as a mountain range in miniature.

0:02:02 > 0:02:04Stretching for eight miles,

0:02:04 > 0:02:08they contain some of the oldest rock formations in Britain.

0:02:08 > 0:02:10The east of Worcestershire falls within the Cotswolds

0:02:10 > 0:02:13area of outstanding natural beauty.

0:02:13 > 0:02:17It boasts villages like Broadway, which characterise

0:02:17 > 0:02:20the stunning architecture often seen across the region.

0:02:20 > 0:02:25The county was also home to Geoffrey Bazeley, creator of The Archers.

0:02:25 > 0:02:30And his watering hole, The Old Bull in Inkberrow, still remains today.

0:02:30 > 0:02:34So, for fantastic scenery, with real rural charm,

0:02:34 > 0:02:37Worcestershire provides an attractive option

0:02:37 > 0:02:38for aspiring escapees.

0:02:41 > 0:02:44When you consider it's such a handy commute into Britain's second city,

0:02:44 > 0:02:47Birmingham, and lovely rural countryside,

0:02:47 > 0:02:49Worcestershire is a great buy for property hunters,

0:02:49 > 0:02:51particularly when you think about prices.

0:02:51 > 0:02:53According to the Land Registry figures,

0:02:53 > 0:02:57an average detached house here will set you back £262,000,

0:02:57 > 0:03:02which is just £6,000 above the national average.

0:03:02 > 0:03:05That's particularly good when you think about nearby Gloucestershire,

0:03:05 > 0:03:08where you'd have to pay 10 percent more for the same sort of property.

0:03:08 > 0:03:12So, let's take a look at what's on the market in this lovely county.

0:03:15 > 0:03:19there's this two-bedroom converted barn in Holt Heath.

0:03:19 > 0:03:23It has an open plan sitting room with a feature glass balustrade,

0:03:23 > 0:03:26and a high spec kitchen with wooden flooring.

0:03:26 > 0:03:30Outside, there is a walled garden, with a patio and lawn.

0:03:30 > 0:03:34Also on the market is this timber framed four-bedroom

0:03:34 > 0:03:38thatched house in Whickham, priced at £555,000.

0:03:38 > 0:03:41Behind the historic facade, there are exposed beams

0:04:20 > 0:04:24Lynette and her partner Ned have been together for three years,

0:04:24 > 0:04:27but have yet to buy their first property together.

0:04:27 > 0:04:30Dividing their time between their respective homes in Halesowen

0:04:30 > 0:04:32and Stourbridge in the West Midlands.

0:04:33 > 0:04:36Lynette works for England Athletics, and owns a horse called Mickey,

0:04:36 > 0:04:39who she keeps an hour away from her house.

0:04:39 > 0:04:41And it seems being closer to him

0:04:41 > 0:04:44is a key motivator for the move to the country.

0:04:44 > 0:04:49I spend all my free time that I'm not at home down the stables with him.

0:04:49 > 0:04:51So, for me, getting a house in the country,

0:04:51 > 0:04:54and having some land, and having him right on my doorstep

0:04:54 > 0:04:56would be absolutely wonderful.

0:04:56 > 0:04:59Motorbike fanatic Ned, on the other hand,

0:04:59 > 0:05:02is lucky enough to combine one of his passions with his job.

0:05:03 > 0:05:06Heading up the West Midlands Police Force's driving school.

0:05:06 > 0:05:08But, unfortunately,

0:05:08 > 0:05:11Ned's wealth of motorbikes is threatening to overrun his home,

0:05:11 > 0:05:14so more space is essential.

0:05:14 > 0:05:17Four bikes and a very small garage really don't mix,

0:05:17 > 0:05:19and something needs to give.

0:05:19 > 0:05:21I've got no plans at all to get rid of any of my bikes,

0:05:21 > 0:05:22I'm only ever going to get some more.

0:05:22 > 0:05:25So, the prospect of moving to the country with more room

0:05:25 > 0:05:28and some land to ride the bikes is a very tempting idea.

0:05:28 > 0:05:31Both our buyers work in Birmingham,

0:05:31 > 0:05:33and need to be within an hour's commute of the city.

0:05:33 > 0:05:36And after much consideration, they are convinced they have found

0:05:36 > 0:05:40the perfect location to start the next chapter of their lives.

0:05:40 > 0:05:43My horses are based at Dodford in Worcestershire,

0:05:43 > 0:05:46so anywhere around the North Worcestershire countryside,

0:05:46 > 0:05:48we thought would be ideal.

0:05:48 > 0:05:52We spent quite a lot of time there, and every time we find we want to stay there just a little bit longer.

0:05:52 > 0:05:56And they have a very clear vision for the wish list.

0:05:56 > 0:06:01I wouldn't particularly like to live somewhere which is too close to, perhaps all the neighbours around,

0:06:01 > 0:06:03or perhaps is a little bit overlooked.

0:06:03 > 0:06:07The new house, for me, is something that has around about three bedrooms.

0:06:07 > 0:06:10And, for me, bedroom with an en suite.

0:06:12 > 0:06:17It's got to have some land, open fire, wood burner,

0:06:17 > 0:06:22large kitchen, just lots of open space around us, I think.

0:06:22 > 0:06:25- That would be great. - And development potential.

0:06:25 > 0:06:27Certainly, that we can put our own mark on it.

0:06:27 > 0:06:30And enough space that we can perhaps chase a dog around the garden.

0:06:30 > 0:06:33The only remaining factor is, of course,

0:06:33 > 0:06:36how much money they had to spend.

0:06:36 > 0:06:40Our ideal budget would be around £450,000, but if we do come across

0:06:40 > 0:06:42something that really captures our heart,

0:06:42 > 0:06:46we can perhaps extend this to, maybe, 500,000.

0:06:50 > 0:06:54This is a big, romantic move together for Ned and Lynette,

0:06:54 > 0:06:56but it could be quite a headache for us,

0:06:56 > 0:06:59because they are Birmingham commuters,

0:06:59 > 0:07:03and Worcestershire is Birmingham commuter-belt, in all effects.

0:07:03 > 0:07:06And it means to find a beautiful house with two acres of land

0:07:06 > 0:07:10might be a bit of a squeeze, even with half a million pounds.

0:07:10 > 0:07:13Particularly if we're insisting that we need to be near Dodford,

0:07:13 > 0:07:14where the horses are stabled now.

0:07:14 > 0:07:19So, we might suggest, just very gently, that the horses could move.

0:07:25 > 0:07:28Ned and Lynette want to move to North Worcestershire,

0:07:28 > 0:07:31ideally around Dodford, where Lynette's horses are stabled.

0:07:31 > 0:07:33So, we'll bear that in mind as we take them

0:07:33 > 0:07:36on a gentle canter around the countryside.

0:07:36 > 0:07:39I'll be showing them three fantastic properties,

0:07:39 > 0:07:43but I won't reveal the price until they've had a guess first.

0:08:04 > 0:08:0720 houses in Dodford, so we couldn't find anything in the village.

0:08:07 > 0:08:11- No!- And it's probably a good idea to widen your net a little.- Yes.

0:08:11 > 0:08:14How many properties have you seen?

0:08:14 > 0:08:17Probably about half a dozen in the last three or four months.

0:08:17 > 0:08:20What was wrong with them? What were the things that put you off?

0:08:20 > 0:08:23Well, so far we've found some great locations,

0:08:23 > 0:08:25but houses without the features that we want.

0:08:25 > 0:08:28Or, alternatively, the great features,

0:08:28 > 0:08:31- but not really where we need to be. - Yes.

0:08:31 > 0:08:32And how big an issue is land,

0:08:32 > 0:08:35because I know you're not going to have the horses on your property?

0:08:35 > 0:08:39So, how much land do you actually need, or want?

0:08:39 > 0:08:44Well, a large garden would be nice. Or a small paddock, one to two acres.

0:08:44 > 0:08:46It's not a necessity to move the horses,

0:08:46 > 0:08:49but if we had the opportunity to, that would be great as well.

0:08:49 > 0:08:52Now, you are in quite a desirable area,

0:08:52 > 0:08:55- you know, there are commuters into Birmingham.- Yes.

0:08:55 > 0:08:58Prices are quite steep,

0:08:58 > 0:09:02and to get one to two acres might be a bit of a stretch.

0:09:02 > 0:09:04Is there something that can give? What would you compromise on?

0:09:04 > 0:09:09Because you want a big kitchen, you want to land, position?

0:09:09 > 0:09:11I know, I want it all for the budget.

0:09:11 > 0:09:13And I know I've got to compromise.

0:09:13 > 0:09:18Maybe the space would be more important, should I say.

0:09:18 > 0:09:20Because there would always be an opportunity, hopefully,

0:09:20 > 0:09:25to extend the living space at some point, would be a way to look at it.

0:09:25 > 0:09:30- And what is your budget?- Well, we're looking towards £500,000.- Excellent.

0:09:30 > 0:09:32Well, there are some beautiful properties out there,

0:09:32 > 0:09:35- so let's get on the road and see them.- Thank you.

0:09:41 > 0:09:45to spend on a detached country house.

0:09:45 > 0:09:47On the wish list is a large kitchen diner that could be

0:09:51 > 0:09:53A garage to house Ned's bike collection,

0:09:53 > 0:09:56and up to 2 acres of land.

0:10:06 > 0:10:09We're kicking off our property search in Sinton Green,

0:10:09 > 0:10:14on the edge of Hallow, which is around an hour south of Birmingham.

0:10:14 > 0:10:17In the 1680s the village was home to the soldier, William Careless,

0:10:17 > 0:10:22who saved King Charles II, after he fled the Battle of Worcester,

0:10:22 > 0:10:24by hiding him in an oak tree.

0:10:24 > 0:10:26The first property I am showing them

0:10:26 > 0:10:28is a rather characterful redbrick cottage.

0:10:29 > 0:10:33Come onto the lawn to get a good view of house number one.

0:10:34 > 0:10:36- Here we have it.- Oh, that's lovely.

0:10:50 > 0:10:52It doesn't look it, it looks more Victorian,

0:10:52 > 0:10:54but as people had a bit of wealth

0:10:54 > 0:10:57they put bricks on the front of their houses,

0:10:57 > 0:10:59because at the time, that was the sign of wealth.

0:10:59 > 0:11:02So, actually, this facade is probably later, probably Victorian,

0:11:02 > 0:11:07you can see there's been a bit of work done around the windows.

0:11:08 > 0:11:10We haven't really talked about the period,

0:11:10 > 0:11:13or the style of the house that you want. What does this do for you?

0:13:35 > 0:13:39So, like you say, from each aspect you've got some nice views.

0:13:41 > 0:13:45And that view, that would be something nice to wake up and look out the window.

0:16:08 > 0:16:13by the Bewdley Bridge, designed by Thomas Telford, and built in 1798.

0:16:16 > 0:16:20Severn Valley Heritage Railway Line.

0:16:20 > 0:16:23Built between 1858 and 1862,

0:16:23 > 0:16:26it regularly carries steam trains along a route

0:16:26 > 0:16:30between Bridgnorth in Shropshire, and Kidderminster in Worcestershire.

0:16:31 > 0:16:35A few miles away is the Elizabethan manor house of Harvington Hall.

0:16:35 > 0:16:40From the late 1500s it became a secret haven for Catholic priests,

0:16:40 > 0:16:44driven into hiding during the English Reformation.

0:16:44 > 0:16:47A period of religious unrest which began with Henry VIII

0:16:47 > 0:16:50and stretched beyond the reign of Elizabeth I.

0:16:52 > 0:16:55we sent Ned and Lynette off to meet local tour guide

0:17:12 > 0:17:15They date back to a time when any Catholic priest being caught

0:17:15 > 0:17:20would have faced the penalty of high treason, punishable by death.

0:17:20 > 0:17:25If I push on the top and pull on the bottom.

0:17:25 > 0:17:27Oh, clever.

0:17:27 > 0:17:30So, that once the priest has gone in you can actually close it

0:17:30 > 0:17:33and he can bolt it from the inside.

0:17:36 > 0:17:39When Elizabeth I, who was a Protestant, came to the throne,

0:17:39 > 0:17:42she remained tolerant towards Catholics

0:17:42 > 0:17:44worshipping in private houses.

0:17:44 > 0:17:48But after an attempt by the Spanish Catholics

0:17:48 > 0:17:51to overthrow her rule in 1588, the tide turned

0:17:51 > 0:17:55and Catholicism was driven underground, leading to a network

0:17:55 > 0:17:59of houses such as Harvington, where priests could hide away safely.

0:17:59 > 0:18:03Well, I was hoping for something slightly bigger!

0:18:03 > 0:18:08There are four of the secret hideouts in total.

0:37:39 > 0:37:43so that the oak acorns when they fall to the ground,

0:37:43 > 0:37:46are going to germinate, and replace all these lovely oak trees.

0:37:46 > 0:37:49So, they are, kind of, like biological ground clearers?

0:37:49 > 0:37:52Yeah, here they come. Come on, pigs!

0:37:52 > 0:37:53- Ah!- Come on, pigs!

0:37:53 > 0:37:56Oh, they're beautiful.

0:37:56 > 0:37:57These are Tamworth pigs,

0:37:57 > 0:38:00and, as you can see, they've got a lovely, long snouts,

0:38:00 > 0:38:02which means that they're really good at digging.

0:38:02 > 0:38:04They actually eat the bracken and bramble,

0:38:04 > 0:38:06which nothing else will eat?

0:38:06 > 0:38:07Yeah, they go particularly for the roots.

0:38:07 > 0:38:11These Tamworth pigs are believed to be the closest descendants

0:38:11 > 0:38:14of the indigenous English forest pig.

0:38:14 > 0:38:16Here in the Wyre Forest,

0:38:16 > 0:38:19the pigs are being used as a means of naturally protecting

0:38:19 > 0:38:21the local environment.

0:38:21 > 0:38:22Helping to clear areas of woodland,

0:38:22 > 0:38:25to allow young tree seedlings to grow.

0:38:25 > 0:38:30The alternative to using pigs is either mechanical means,

0:38:30 > 0:38:32which would just destroy everything.

0:38:32 > 0:38:35Or chemicals, and for herbicides,

0:38:35 > 0:38:38we don't really know what the lasting damage is that they do.

0:38:38 > 0:38:41The pigs are in here, three or four months, and they're gone.

0:38:41 > 0:38:43Well, I can't really see what they're doing.

0:38:43 > 0:38:45Is there a bit where they've been?

0:38:45 > 0:38:49If we walk up here, Alistair, we'll see what they've been up to.

0:38:49 > 0:38:52Ah, now, I can see they've been much more industrious here.

0:38:52 > 0:38:55Yeah, you can see they've really pushed back the bramble

0:39:33 > 0:39:36And because we use the whole pig in the sausages,

0:39:38 > 0:39:41so, the sausages taste absolutely delicious.

0:40:38 > 0:40:41Tell me about the first house, because that was a period property,

0:40:41 > 0:40:43but it seemed to raise questions for the two of you.

0:40:43 > 0:40:45Perhaps the question for myself

0:40:45 > 0:40:48was the fact that it had had quite a bit of refurbishment,

0:40:48 > 0:40:50and perhaps a little bit more or to do,

0:40:50 > 0:40:52and at the very top end of our budget,

0:40:52 > 0:40:55I'm not sure that was exactly what we're looking for.

0:40:55 > 0:40:58I thought the garden area was lovely,

0:40:58 > 0:41:02but I have to say, I would want to look at that option

0:41:02 > 0:41:04of having the additional land at the back,

0:41:04 > 0:41:07just to make it a little bit more open, a little bit more space.
