0:01:08 > 0:01:12So space is at a premium but there's always the mystery house.

0:01:19 > 0:01:20Well, today, we're in North Devon

0:01:20 > 0:01:24and this wonderful building behind me is Hartland Point Lighthouse.

0:01:24 > 0:01:27It was built in 1874, designed by Sir James Douglass,

0:01:27 > 0:01:31one of the Victorian's most prestigious lighthouse designers.

0:01:31 > 0:01:34Like all the lighthouses in the UK, it's been automated

0:01:34 > 0:01:36but the good news is that its light

0:01:36 > 0:01:39still shines brightly across the Bristol Channel.

0:01:41 > 0:01:45North Devon is one of the jewels in the crown of the south-west.

0:01:45 > 0:01:47Whether you're looking for fantastic sandy beaches

0:01:47 > 0:01:52and hidden coves, or dramatic coastlines and rugged uplands,

0:01:52 > 0:01:54there's certainly something for everyone.

0:01:54 > 0:01:58And nature-lovers from across the UK flock to Exmoor National Park

0:01:58 > 0:02:00to experience the most stunning views

0:02:00 > 0:02:04and catch a glimpse of the glorious sight of Exmoor ponies.

0:02:21 > 0:02:24to the holiday business in one form or another.

0:02:24 > 0:02:27But of course, all that has had an effect on house prices.

0:02:27 > 0:02:32Depending on what you're after, you could expect to spend 16% above the national average.

0:02:32 > 0:02:35But if you are prepared to dig that little bit deeper,

0:02:35 > 0:02:36there is plenty on offer.

0:02:38 > 0:02:42Just shy of £295,000, this three-bedroom

0:02:42 > 0:02:45Grade II listed thatched cottage in Little Torrington

0:03:43 > 0:03:50We would very much like to move to North Devon in and around Exmoor,

0:03:50 > 0:03:53predominantly because it offers great riding

0:03:53 > 0:03:57and great outdoors for walking, etcetera, especially with the dogs.

0:03:57 > 0:04:00We'd like to have our horses on our own land.

0:04:00 > 0:04:04But there's more on the agenda than just a house swap.

0:04:04 > 0:04:07We currently run a pet caring business but we are looking

0:04:07 > 0:04:11at selling that and starting up a new business in North Devon.

0:04:11 > 0:04:15We're hoping to take on a business with a couple of holiday lets.

0:04:15 > 0:04:17And with the stables we might have with the land,

0:04:17 > 0:04:20it would be suitable for people who can bring their horses

0:04:20 > 0:04:24on holiday and go riding. Also for walkers and people with dogs.

0:04:24 > 0:04:28Their move to the country doesn't only include them and their animals.

0:04:28 > 0:04:32Michelle's mother, Pat, and her stepfather, Edwin, are on board too.

0:04:32 > 0:04:34They've already sold their home

0:04:34 > 0:04:37and put the househunting wheels in motion.

0:04:37 > 0:04:41Our current home is now a bit cramped for the four of us

0:04:41 > 0:04:43so we're looking for somewhere with more space.

0:04:43 > 0:04:47Ideally we're looking for a property with three to four bedrooms,

0:04:47 > 0:04:51a couple of reception rooms and a large kitchen-dining area.

0:04:51 > 0:04:55We'd like somewhere that would be with character features.

0:04:55 > 0:04:59Fireplace, etcetera but would also be up-to-date.

0:04:59 > 0:05:03Also on the list are at least six acres to keep horses.

0:05:03 > 0:05:06But the main focus for both Dave and Michelle

0:05:06 > 0:05:09will be to maintain their links to man's best friend.

0:05:09 > 0:05:12Apart from our own four dogs, we have other people's dogs here

0:05:12 > 0:05:15staying as part of the pet care business.

0:05:15 > 0:05:18Once we move away, I still want to do doggy things.

0:05:18 > 0:05:20But of course meeting all their requirements

0:05:20 > 0:05:22depends on their budget.

0:05:22 > 0:05:27If the property ticks all our boxes, then we will pay £800,000.

0:05:32 > 0:05:35Let's face it, how many of us have thought of upping sticks

0:05:35 > 0:05:38and then chucking it all in to start a whole new life,

0:05:38 > 0:05:40but never really got round to doing it?

0:05:40 > 0:05:42Well, most of us, I suspect,

0:05:42 > 0:05:44but that is exactly what Dave and Michelle

0:05:44 > 0:05:48are trying to do but their list of requirements is pretty ambitious.

0:05:48 > 0:05:50They want six acres for those horses,

0:05:50 > 0:05:53they want somewhere for Michelle's mum and stepdad and of course

0:05:53 > 0:05:56they need those all-important holiday lets

0:05:56 > 0:06:00to help pay for it all. It's a bold plan but...I like it.

0:06:01 > 0:06:03Dave and Michelle have asked us

0:06:03 > 0:06:06to concentrate their property search in North Devon.

0:06:06 > 0:06:09They love Exmoor but as it's a national park, house prices can be

0:06:09 > 0:06:13at a premium so even with their handsome budget, the pressure is on.

0:06:13 > 0:06:15Over the next two days,

0:06:15 > 0:06:20we'll be showing them some smashing houses but of course before I reveal how much they cost,

0:06:20 > 0:06:22I'll be asking them to guess the price.

0:06:22 > 0:06:25Then there's our mystery house which is my chance

0:06:25 > 0:06:28to really test their requirements.

0:08:28 > 0:08:31dates back to the 10th century.

0:08:34 > 0:08:38- It's huge.- Yeah, it's huge. - Now then, you see the porch?- Yep.

0:15:17 > 0:15:21to join retired vet Jenny Watts on a very different type of ride.

0:15:21 > 0:15:26We've been using horses as a means of transport for hundreds of years.

0:15:26 > 0:15:28But today's carriage is designed for pleasure.

0:15:28 > 0:15:31It has the royal seal of approval too -

0:15:31 > 0:15:34the Duke of Edinburgh is patron of the sport.

0:15:34 > 0:15:36Once the horse has been harnessed,

0:15:36 > 0:15:40it's time for Jenny to drive the carriage towards the practice arena.

0:15:40 > 0:15:43He gets a bit claustrophobic, so we need plenty of space.

0:15:43 > 0:15:46Jenny has been involved in carriage driving for about 30 years,

0:15:46 > 0:15:50so she is a good person to show them how it should be done.

0:16:47 > 0:16:50the setting for Henry Williamson's book Tarka The Otter.

0:16:50 > 0:16:54Access to the house is along a half-mile track,

0:16:54 > 0:16:57providing this property with a feeling of blissful seclusion.
