0:01:17 > 0:01:23Today we're in Devon, and these are the 220-foot high Canonteign Falls.

0:01:23 > 0:01:27They were created back in 1890 by the third Lady Exmouth.

0:01:27 > 0:01:32She employed 100 local miners to divert a stream over this natural rock formation

0:01:32 > 0:01:37to create a rather impressive water feature for her Victorian garden.

0:01:37 > 0:01:43But this is just one of the many spectacular sights that this gorgeous county has to offer.

0:01:45 > 0:01:48Devon is the fourth largest county in England,

0:01:48 > 0:01:51lying between Somerset and Cornwall.

0:01:51 > 0:01:52North Devon extends

0:01:52 > 0:01:54from Exmoor National Park

0:01:54 > 0:01:55to the edge of Dartmoor,

0:01:55 > 0:02:00and one of its major centres is the busy market town of Tiverton.

0:02:00 > 0:02:03Situated on two rivers, the Lowman and the Exe,

0:02:03 > 0:02:07its growth and prosperity in the 16th and 17th centuries

0:02:07 > 0:02:09were due to the wool trade.

0:02:09 > 0:02:13Devon is also home to the highest cliff in southern Britain,

0:02:13 > 0:02:16the Great Hangman near Combe Martin Bay,

0:02:16 > 0:02:18which stands over 800 feet high.

0:02:18 > 0:02:22Much of this coastline and landscape is nationally protected

0:02:22 > 0:02:26as an area of outstanding natural beauty,

0:02:26 > 0:02:31and attracts many of the 4.8 million visitors a year

0:02:31 > 0:02:34bringing in almost £500 million to the local economy.

0:02:38 > 0:02:42Despite a gradual rise in sales, house prices here in Devon,

0:02:42 > 0:02:44like much of the UK, are continuing to fall.

0:02:44 > 0:02:47Latest figures put the average detached Devon house

0:02:47 > 0:02:50at just under £292,000.

0:02:50 > 0:02:54While that is £6,000 less than at the start of the year,

0:02:54 > 0:02:58it's still 14% more than the national average.

0:04:20 > 0:04:23and his wife Judy, who works in healthcare management,

0:04:23 > 0:04:26currently live near Reading in Berkshire.

0:04:26 > 0:04:29But with their two children at university

0:04:29 > 0:04:32and Judy looking to stop working in the near future,

0:04:32 > 0:04:38they feel now is the perfect time to consider a change of pace with a new life in the country.

0:04:38 > 0:04:41I feel that we need to go now before I'm 60.

0:04:41 > 0:04:43It's much easier to move around,

0:04:43 > 0:04:47to just make a fresh start at this age.

0:04:47 > 0:04:51I had to retire early because I had a stroke about four years ago.

0:04:51 > 0:04:55I tried working for a little firm of accountants after that to see how it was,

0:04:55 > 0:05:00and I couldn't do the things I wanted to do the way I used to be able to do them.

0:05:00 > 0:05:02It'll be a lifestyle change, really,

0:05:02 > 0:05:06because I have had a long-term dream of being self-sufficient.

0:05:06 > 0:05:12For me this will involve keeping goats and this garden isn't big enough for it.

0:05:12 > 0:05:18While they're aiming for a slower lifestyle, Judy is certainly going to be keeping herself busy.

0:05:18 > 0:05:24I'd like to grow vegetables from the local market as well as for home consumption,

0:05:24 > 0:05:29and make goats' cheese hopefully for an outlet, breed chickens,

0:05:29 > 0:05:34pure breeds so that would be a source of income,

0:05:34 > 0:05:38and expand my bee population so that I can sell local honey.

0:05:39 > 0:05:44Judy is the green fingers. I'm just the hired help in the garden. I mow the lawn and things like that.

0:05:44 > 0:05:50So having somewhere to sell Judy's home-made produce will be an important consideration in the move,

0:05:50 > 0:05:53and they think the West Country is the perfect spot.

0:05:53 > 0:05:59We've been to Tiverton and East Devon and the people there are lovely.

0:05:59 > 0:06:01It's got a lovely atmosphere.

0:06:01 > 0:06:03There's a ready market for produce and stuff.

0:06:03 > 0:06:07So I think that we're looking around there.

0:06:07 > 0:06:11They've seen 10 properties so far in their own house search.

0:06:11 > 0:06:14But none have quite matched their wish list.

0:06:14 > 0:06:19Our ideal house would be three or four bedrooms with two bathrooms.

0:06:19 > 0:06:24Nice, light, airy rooms that we have now,

0:06:24 > 0:06:30and an annexe for an elderly relative or to sublet.

0:06:30 > 0:06:33To supplement our pensions.

0:06:33 > 0:06:37We wouldn't really like to have a thatched property

0:06:37 > 0:06:40because of the fire risk, insurance and whatever.

0:06:40 > 0:06:44We also don't want to be low-lying so that we could be flooded.

0:06:44 > 0:06:47- And you don't want a semi-detached. - And we don't really...

0:06:47 > 0:06:50You never know what your neighbours are going to be like.

0:06:50 > 0:06:55Our buyers are selling their house near Reading to fund the move

0:06:55 > 0:06:57and have a very definite idea of their finances.

0:06:57 > 0:07:00Our maximum budget is £500,000.

0:07:04 > 0:07:07Goats, chickens, bees and home-grown fruit and veg -

0:07:07 > 0:07:13it really does sound like Peter and Judy are after a slice of the good life. And who can blame them?

0:07:13 > 0:07:18But although £500,000 is a lot of money, will it get them everything that they're after?

0:07:18 > 0:07:23A three or four bedroom detached house, a minimum of an acre and a half,

0:07:23 > 0:07:27and that all-important annexe. Well, we'll just have to wait and see.

0:07:30 > 0:07:32to find them their forever home

0:07:32 > 0:07:34within a 15-mile radius

0:07:34 > 0:07:36of the Devon town of Tiverton.

0:07:36 > 0:07:40We've got some fantastic houses in store for our couple.

0:07:40 > 0:07:44As usual I'll be asking them to guess the price of each before I reveal it.

0:07:44 > 0:07:49The final choice is our mystery house, which I think could really give them something to ponder.

0:07:52 > 0:07:56- This is going to be quite a move. - It is. It's a long way from Berkshire.

0:07:56 > 0:07:58So what's drawn you to the county?

0:07:58 > 0:08:02Well, I want to rear goats. I also grow lots of things.

0:08:02 > 0:08:06It's a better growing climate, I think.

0:08:06 > 0:08:09So what are we looking for? What are the key elements of this search?

0:08:09 > 0:08:14We want a nice house with at least three bedrooms,

0:08:14 > 0:08:18with perhaps an annexe so that we can...

0:08:18 > 0:08:21Well, Peter's mother's not getting any younger.

0:08:21 > 0:08:25- She's in her mid-80s.- So she could come down when she's ready,

0:08:25 > 0:08:31but until that time we probably could rent it out to holidaymakers or something like that.

0:08:31 > 0:08:32Supplement the pension.

0:08:32 > 0:08:39And between two and five acres of land, and a maximum of five because I couldn't manage any more.

0:09:38 > 0:09:42and community shop run from the village hall,

0:09:42 > 0:09:44as well as a lively local pub.

0:09:44 > 0:09:48House number one was originally a blacksmith's cottage

0:09:48 > 0:09:50and was extended around 12 years ago.

0:09:52 > 0:09:54Here we are, the first property.

0:09:54 > 0:09:56- First impressions?- Good.

0:09:56 > 0:09:59- It looks nice. - Yes, it does look nice.

0:09:59 > 0:10:00Looks pretty substantial, I think.

0:10:04 > 0:10:08- You're probably more interested in how much land it comes with. - I'm interested in the orchard.

0:16:13 > 0:16:15and is the oldest British breed of its kind.

0:16:20 > 0:16:25the Exmoor National Park Authority has established two herds

0:16:25 > 0:16:28to ensure it remains in its natural environment.

0:16:31 > 0:16:35to the grazing of farm animals, and as Judy is keen to have goats,

0:16:35 > 0:16:38we've arranged for her and Peter to visit Lesley Prior's goat farm

0:16:41 > 0:16:46There are over 300 breeds worldwide but Lesley farms just one,

0:16:46 > 0:16:49a herd of 200 cashmere goats.

0:16:49 > 0:16:52Their wool is among the best in the world

0:16:52 > 0:16:54and her animals provide some of the finest fleeces

0:16:54 > 0:16:58for tailors on the renowned Savile Row.

0:16:58 > 0:17:02As Judy is keen to get hands-on, Lesley is about to run through the basics.

0:17:02 > 0:17:05Have you ever handled goats?

0:17:05 > 0:17:09Um, I have some, but any tips would be gratefully received.

0:17:09 > 0:17:11Right, I can show you the basics of health care,

0:17:11 > 0:17:14how to look and see whether your goat is healthy.

0:17:14 > 0:17:17- That's great.- Then we can do some foot trimming, if you'd like.

0:17:17 > 0:17:19- That would be lovely. Thank you. - Good. Right.

0:17:19 > 0:17:23It's always advisable to buy your goats from a local breeder

0:17:23 > 0:17:28with a good reputation and one registered with the British Goat Society.

0:17:28 > 0:17:31If you want to check over your goat and make sure she's healthy,

0:17:31 > 0:17:35one of the first things you can do is check her lower eyelid

0:17:35 > 0:17:38and see if it's nice and pink which means she's not anaemic,

0:17:38 > 0:17:42she probably hasn't got a big worm burden.

0:17:42 > 0:17:45The other way to check that is to check the lower gum,

0:17:45 > 0:17:47to make sure that's quite pink.

0:17:47 > 0:17:49That also allows you to look at her teeth.

0:17:49 > 0:17:53They only have teeth on the lower jaw. No teeth on the upper jaw.

0:17:53 > 0:17:55As a rule of thumb,

0:17:55 > 0:17:59it's around six goats and their kids to each acre of land.

0:17:59 > 0:18:03You should always provide them with shelter and their fencing needs to have a strong bottom

0:18:03 > 0:18:06as they have a tendency to try to get under it.

0:18:06 > 0:18:09Luckily, these ones aren't going anywhere

0:18:09 > 0:18:11until they've had a manicure.

0:18:11 > 0:18:14We have to trim off any extra nail that's overgrown.

0:18:14 > 0:18:17- There, isn't it?- Just here there's a little bit, yeah.

0:18:19 > 0:18:23Then we also trim a little bit of the sole.

0:18:24 > 0:18:26This is the bottom piece of the foot.

0:19:34 > 0:19:37to the large village of Cheriton Fitzpaine,

0:19:37 > 0:19:39set in unspoilt countryside.

0:19:39 > 0:19:43The village's name derives from the Old English of Cheriton,

0:19:43 > 0:19:45meaning village with a church,

0:19:45 > 0:19:49while the Fitzpaines were the parish landholders in the 13th century.

0:19:49 > 0:19:53It has a Post Office and shop for those day-to-day essentials,

0:19:53 > 0:19:59and two pubs, both of which have been serving the locals for over 150 years.

0:19:59 > 0:20:02House number two dates back to the 16th century,

0:20:02 > 0:20:04and was once the local bakery.
