0:00:02 > 0:00:07This remarkable site is legacy to Britain's dramatic Ice Age.

0:00:07 > 0:00:09Around 10,000 years ago,

0:00:09 > 0:00:13a massive glacier ripped the top soil off this outcrop,

0:00:13 > 0:00:16exposing the limestone beneath.

0:00:16 > 0:00:20Open to the elements, the limestone has gradually worn away

0:00:20 > 0:00:25to form what looks like stepping stones on a giant pavement.

0:00:25 > 0:00:28So, where am I? Find out in just a moment.

0:00:56 > 0:00:58In today's show, I'll be helping a couple

0:00:58 > 0:01:02escape the encroaching development near their home

0:01:02 > 0:01:05for the peace and tranquillity of the Yorkshire Dales.

0:01:05 > 0:01:08They're certainly surprised at how much is on offer.

0:01:08 > 0:01:11Gosh, that's massive!

0:01:12 > 0:01:16And then our Mystery House makes them go all a-quiver.

0:01:16 > 0:01:20- That's impressive, isn't it?- It is.

0:01:23 > 0:01:25Welcome to the Yorkshire Dales.

0:01:25 > 0:01:28I'm standing on the renowned limestone pavement

0:01:28 > 0:01:31above spectacular Malham Cove.

0:01:31 > 0:01:34With a vertical face of 260 foot,

0:01:34 > 0:01:39this cove is a huge limestone amphitheatre-shaped cliff

0:01:39 > 0:01:42and is one of Yorkshire's most popular tourist attractions.

0:01:42 > 0:01:46And it's this limestone, which much of the Dales sits on,

0:01:46 > 0:01:48that gives it that distinctive look,

0:01:48 > 0:01:51typified by lush green valleys, or dales,

0:01:51 > 0:01:57and interspersed with barns and mile upon mile of drystone walls,

0:01:57 > 0:02:00which have been built using this stunning white stone.

0:02:03 > 0:02:08The Yorkshire Dales National Park in the north of England covers 680 square miles,

0:02:08 > 0:02:12with its most westerly part spilling over into neighbouring Cumbria.

0:02:12 > 0:02:15The twisting, turning lanes, traditional villages

0:02:15 > 0:02:17and spectacular scenery

0:02:17 > 0:02:21attract up to eight million visitors at the height of the tourist season.

0:02:21 > 0:02:25Around 20,000 people live and work within the Dales National Park.

0:02:25 > 0:02:29Historically, the area's been home to sheep farming,

0:02:29 > 0:02:31and almost 5,500 miles of drystone walls,

0:02:31 > 0:02:34built to keep the sheep in,

0:02:34 > 0:02:37crisscross the hillsides.

0:02:37 > 0:02:40This is picture-postcard countryside,

0:02:40 > 0:02:44with tiny villages and towns built from the local stone

0:02:44 > 0:02:46hidden in dramatic valleys.

0:02:46 > 0:02:50It's one of the most tranquil and unspoilt areas of Britain.

0:02:53 > 0:02:58Meet Andrew, a computer manager, and Sue, who works for the NHS.

0:02:58 > 0:03:01They're keen to swap their home in Wendover, Buckinghamshire,

0:03:01 > 0:03:05for the peace and tranquillity of the countryside.

0:03:05 > 0:03:09We're wanting to move away from this area

0:03:09 > 0:03:14because we feel that the continuing development is changing it

0:03:14 > 0:03:18and the pace of change is growing ever faster.

0:03:18 > 0:03:23As Sue is retiring and Andrew works from home, the world is their oyster.

0:03:23 > 0:03:27But this pair have very set ideas on where's best to live.

0:03:27 > 0:03:31Yorkshire is where we would like to move to.

0:03:31 > 0:03:33I was born in Sheffield,

0:03:33 > 0:03:37so for the first time in a long time,

0:03:37 > 0:03:40I could contemplate returning to my roots.

0:03:40 > 0:03:45Returning to Andrew's roots will mean saying goodbye to their new-build detached cottage

0:03:45 > 0:03:48and creating a fresh wish-list for the future.

0:03:48 > 0:03:54One reception, a large kitchen, three bedrooms minimum,

0:03:54 > 0:04:00an open fire or a wood burner, some sort of natural fire.

0:04:00 > 0:04:01And a view.

0:04:01 > 0:04:06But with houses in the Yorkshire Dales National Park going for a premium,

0:04:06 > 0:04:07their budget is all important.

0:04:07 > 0:04:13Our budget for the move is a maximum of £420,000.

0:04:16 > 0:04:20Well, it seems Andy and Sue are desperate to escape

0:04:20 > 0:04:22increasingly overcrowded Wendover,

0:04:22 > 0:04:26so plumping for the remoteness of the Yorkshire Dales

0:04:26 > 0:04:28has to be a good bet.

0:04:28 > 0:04:31My only worry is, will it be too remote for them?

0:04:31 > 0:04:36As for their wish list, they are after a property with bags of character,

0:04:36 > 0:04:40three bedrooms, a really large kitchen, an open fire

0:04:40 > 0:04:42and what else?

0:04:42 > 0:04:44Ah, yes, the views!

0:04:44 > 0:04:49I don't think we need to worry about that too much, as long as the rain holds off.

0:04:51 > 0:04:55Andy and Sue want to get involved in every aspect of country life

0:04:55 > 0:04:58when they make their move to the Yorkshire Dales

0:04:58 > 0:05:02and finding an area with strong community ties is essential.

0:05:02 > 0:05:07We're focusing our search on the villages of Hawkswick and Buckden.

0:05:07 > 0:05:11We've picked three fantastic houses that should whet their appetite,

0:05:11 > 0:05:17but I won't tell them what they're on the market for until they've had a guess first.

0:05:17 > 0:05:19And there's our Mystery House,

0:05:19 > 0:05:21ready to test their property resolve.

0:05:21 > 0:05:28- Sue and Andy, welcome to a rather blustery day in the Yorkshire Dales. - It is a bit!

0:05:28 > 0:05:33Why do you want to move to this particular part of Yorkshire?

0:05:33 > 0:05:37We live in quite a nice part of southern England, but it's getting busier

0:05:37 > 0:05:41and we just want somewhere with a bit more of a view, less concrete, quieter.

0:05:41 > 0:05:43And you were born in Yorkshire?

0:05:43 > 0:05:47In Sheffield, more years ago than I care to remember

0:05:47 > 0:05:51and it would be nice to come back and live in the county I was born in.

0:05:51 > 0:05:55Sue, if you move here, what sort of hobbies are you going to take up or continue?

0:05:55 > 0:06:01I want to have more time to spend actually getting into the countryside and seeing the wildlife.

0:06:01 > 0:06:05I've also been quite involved with am-dram and singing.

0:06:05 > 0:06:08The Dales will be alive with the sound of music!

0:06:08 > 0:06:10So, the budget...

0:06:10 > 0:06:13Very important. Remind us what we're looking at.

0:06:13 > 0:06:16We've got a maximum budget of £420,000.

0:06:16 > 0:06:23- Great. We've got three lovely properties lined up in and around the Yorkshire Dales.- Fantastic.

0:06:23 > 0:06:27- I hope the rain keeps away. Shall we get started?- Yes.- I think we should. - Come on, then.

0:06:30 > 0:06:34Andy and Sue have a budget of £420,000

0:06:34 > 0:06:37to find their rural paradise in the Dales.

0:06:37 > 0:06:39They want a character property with:

0:06:52 > 0:06:55Our first house is situated in Hawkswick,

0:06:55 > 0:06:57in the southwest of the Dales.

0:06:57 > 0:07:02This hamlet is tucked at the foot of Wharfedale, one of the Dales' longest valleys.

0:07:02 > 0:07:06It's a peaceful spot, which is off the beaten track for tourists.

0:07:06 > 0:07:12Andy and Sue's desire for a community can be met in the nearby village of Kettlewell,

0:07:12 > 0:07:13which is under five miles away

0:07:13 > 0:07:18and has pubs, a good post office and village store.

0:07:18 > 0:07:22Our first property is a traditional stone-built barn,

0:07:22 > 0:07:25which was converted to a house in the 1908s.

0:07:27 > 0:07:29So, your first property

0:07:29 > 0:07:34is right in the centre of the Dales National Park.

0:07:34 > 0:07:37Here it is. What are your first impressions?

0:07:37 > 0:07:41It's a really pretty property. Lovely stone-built.

0:07:41 > 0:07:44Obviously, it's had some work done to it.

0:07:44 > 0:07:48- It's been well looked after. It's a nice-looking place.- Good.

0:07:48 > 0:07:51- We'd better start, then, hadn't we? - I think so.- Come on.

0:07:51 > 0:07:58'So good first impressions. This property has many of the features our buyers are after,

0:07:58 > 0:08:01'so I'm confident the interior will get a similar reaction.'

0:08:01 > 0:08:06So standard practice in the country, we come in the back door.

0:08:06 > 0:08:10Leads us straight into the dining area and also the kitchen.

0:08:10 > 0:08:14- Bigger than it looks from the outside.- It's deceiving, isn't it?

0:08:14 > 0:08:18- Lovely big window.- That originally would've been the barn doors.

0:08:20 > 0:08:25Did you want a dining room to be part of the kitchen? Does that work for you?

0:08:25 > 0:08:32We spend most of our time in the kitchen. We use it as a sitting room, so the bigger the better.

0:08:32 > 0:08:36- The kitchen itself, shall we take a closer look?- BOTH: Yes.

0:08:36 > 0:08:39'Let's see if the kitchen has the space Sue's wanting.'

0:08:39 > 0:08:43There's a fair amount of space here. I mean, they have segregated it.

0:08:43 > 0:08:49- But you could open it right out because you haven't any walls to worry about.- No.

0:08:49 > 0:08:54Can you imagine yourself in here? I was going to ask you, Sue, but I'm going to ask Andy,

0:08:54 > 0:08:56with your award-winning rock cakes!

0:08:56 > 0:09:00I could certainly make some in this kitchen.

0:09:00 > 0:09:01OK, let's keep going.

0:09:01 > 0:09:07So through this dining area, this leads to your sitting room.

0:09:09 > 0:09:14- Oh, what a lovely fireplace. - It's got a cosy feel.- Yes.

0:09:14 > 0:09:18I don't know that I'm necessarily a beams kind of person, but these are really nice.

0:09:18 > 0:09:22You wanted your wood burner. You've got an inglenook there.

0:09:22 > 0:09:25You could sit here in the winter and shut everything out.

0:09:25 > 0:09:30- You can imagine yourselves retiring into this room?- BOTH: Yes.

0:09:30 > 0:09:33Excellent. One more room to show you on this floor.

0:09:33 > 0:09:35If I can squeeze past, it's just next door.

0:09:35 > 0:09:38'Off the hallway, there's a generous study

0:09:38 > 0:09:40'with a built-in mezzanine sleeping area.'

0:09:40 > 0:09:44The barn has three bedrooms in total,

0:09:44 > 0:09:48but as you can see, this was a bedroom but it's now used as a study.

0:09:48 > 0:09:51Because I work from home, this would be ideal.

0:09:51 > 0:09:54Good. Andy, I'm going to ask you to lead the way this time.

0:09:54 > 0:09:58- Back through the dining room, I'm going to take you upstairs.- OK.

0:10:01 > 0:10:06'I can't wait to see what they think of the stunning galleried landing.'

0:10:07 > 0:10:10- You've got a very generous landing. - Gosh, it's huge.

0:10:10 > 0:10:16It's quite deceiving. I thought it was going to be poky and it's the opposite.

0:10:16 > 0:10:22I thought this would be a dark area to the bedrooms, but no, they've done a really good job.

0:10:22 > 0:10:25And you've got the exposed stone, which I think is lovely.

0:10:25 > 0:10:27Guest bedroom through there.

0:10:27 > 0:10:30But this end, this is for you.

0:10:31 > 0:10:36The master bedroom. How does this compare to what you've got at home?

0:10:36 > 0:10:38It's a bit bigger.

0:10:38 > 0:10:42It doesn't have an ensuite, but the bathroom is next door.

0:10:42 > 0:10:44As it's just the two of you most of the time...

0:10:44 > 0:10:47- no fighting for the bathroom. - No fighting for the bathroom.

0:10:47 > 0:10:52That's just the inside. I haven't shown you outside and those stunning views!

0:10:52 > 0:10:56We'll head back downstairs.

0:10:56 > 0:10:59'Andy and Sue are after views

0:10:59 > 0:11:01'and they won't be in short supply

0:11:01 > 0:11:05'with their own patio outside which looks over the garden.'

0:11:07 > 0:11:11Here is your rather cute south-facing garden.

0:11:11 > 0:11:15It's surrounded by stunning views. I don't have to sell it to you two.

0:11:15 > 0:11:17- BOTH:- No.- Views all around.

0:11:17 > 0:11:20- So, enough space for you?- Ample.

0:11:20 > 0:11:24But does this beauty come at a price?

0:11:24 > 0:11:27Do you know where this is leading? I think you do! It is "guess the price".

0:11:27 > 0:11:30I'm going to start with Sue.

0:11:30 > 0:11:34Go on. How much do you think this barn is worth?

0:11:34 > 0:11:38I'm absolutely rubbish at prices.

0:11:38 > 0:11:42Well, I'll give you a hopeful... 400.

0:11:42 > 0:11:46400. OK. Andy?

0:11:46 > 0:11:51I think it's fairly close to our max. I'll say 410.

0:11:51 > 0:11:56OK. Well, for someone who says she's useless at guessing prices,

0:11:56 > 0:11:58- you're practically spot on!- Oh, wow.

0:11:58 > 0:12:00You'd have £500 change.

0:12:00 > 0:12:05- It's £399,500.- Oh, right!

0:12:05 > 0:12:09- There's quite a lot of property for the price.- There is.

0:12:09 > 0:12:14- Do you want to take another look around?- BOTH: Yes.- Off you go.

0:12:14 > 0:12:17Priced at just shy of £400,000,

0:12:17 > 0:12:21this traditional stone barn is in a perfect Dales spot.

0:12:21 > 0:12:24It's got three bedrooms, a kitchen/diner,

0:12:24 > 0:12:29which could be a great space for Andy to make those award-winning rock cakes,

0:12:29 > 0:12:33and of course, the stunning views they were both after.

0:12:33 > 0:12:37The only thing that I would really want to change

0:12:37 > 0:12:42is the small kitchen and very large dining room, but that's doable.

0:12:42 > 0:12:47I really like it. There's nothing about it I really dislike.

0:12:47 > 0:12:50If you told me we were coming to a barn conversion,

0:12:50 > 0:12:53I'd have thought, "It'll be dark" but this is really nice.

0:13:04 > 0:13:09It's time to dangle our second property carrot in front of Andy and Sue.

0:13:09 > 0:13:14We're heading for the village of Buckden, which is in the heart of the Dales National Park.

0:13:14 > 0:13:17In the past, Buckden was a staging post for travellers

0:13:17 > 0:13:20as they ventured north to Bishopdale and Wensleydale.

0:13:20 > 0:13:23Surrounded by glorious countryside,

0:13:23 > 0:13:25it's an excellent spot for walking.

0:13:25 > 0:13:30I'm taking them to see a rather unusual house right on the edge of the village,

0:13:30 > 0:13:32which I think might surprise them.

0:13:34 > 0:13:36Now, on Escape To The Country,

0:13:36 > 0:13:40we get asked for a house on the edge of a village all the time,

0:13:40 > 0:13:45and guess what, this house is right on the edge of a village.

0:13:45 > 0:13:50Property number two, right in the centre of the Yorkshire Dales.

0:13:50 > 0:13:56- What do you think? - Very unlike the previous one. - So unlike the first property, yes.

0:13:56 > 0:14:00Surrounded by birdsong, as well. Fabulous location.

0:14:00 > 0:14:05- We're selling it, guys! - BOTH: You are!- Let's go in!

0:14:05 > 0:14:09I'm excited to take them inside,

0:14:09 > 0:14:13as there's much more to this house than meets the eye.

0:14:13 > 0:14:17- So, very different from the previous property.- BOTH: Yes.

0:14:17 > 0:14:21But what this property does have is, all it needs is cosmetic.

0:14:21 > 0:14:26- If you wanted to do it, really easy to do. Everything else has been taken care of.- Yes.

0:14:26 > 0:14:33- What do you think? - This is a very cosy room.- Nice space.

0:14:33 > 0:14:36More to show you through here.

0:14:36 > 0:14:40It does have a separate dining area.

0:14:40 > 0:14:44But this house doesn't want for space. There is plenty of it.

0:14:44 > 0:14:48- It's a good space and a good shape. - Yes.

0:14:48 > 0:14:52- Ideally, you'd like a generous office to work from home. - Yes, that would be good.

0:14:52 > 0:14:55See what you think of next door.

0:14:55 > 0:14:59'Off here is another room, which I think might work for Andy.'

0:14:59 > 0:15:03Anyone working from home needs not only to have a good-size room,

0:15:03 > 0:15:08but spectacular views for when work gets too much.

0:15:08 > 0:15:13Yes! This is a nice office space.

0:15:13 > 0:15:15- I could easily work in this. - Could you?- Oh, yes.

0:15:15 > 0:15:19- Fabulous.- A real self-contained office.- Exactly!- Excellent.

0:15:19 > 0:15:23Good. I'm going to continue, back through here.

0:15:23 > 0:15:26'Leading back through the dining room

0:15:26 > 0:15:30'is a large farmhouse-style kitchen and breakfast room.'

0:15:30 > 0:15:33Isn't this the most important room in the house?

0:15:33 > 0:15:37Yes, it is. It's nice and big.

0:15:37 > 0:15:42I was going to be mean and say, "It's very small!" but I thought, "No, I can't!"

0:15:42 > 0:15:44Nice view from the kitchen window.

0:15:44 > 0:15:48Yes, into your garden when all those flowers are out, it looks beautiful.

0:15:48 > 0:15:52- Conclusion on the kitchen? All good? - Very good, yes.- Yes.

0:15:52 > 0:15:56- I love the size of it, it's fantastic.- Excellent. OK.

0:15:56 > 0:15:59Let's have a look at the master bedroom.

0:15:59 > 0:16:02'Every room in this house is of a generous size

0:16:02 > 0:16:05'and the main bedroom doesn't disappoint.'

0:16:05 > 0:16:08Last but not least, the master bedroom.

0:16:08 > 0:16:13- THEY MUMBLE Mm.- Yes. Bigger than I was expecting.

0:16:13 > 0:16:17- It's practical. - It is. Loads of storage.- Absolutely.

0:16:17 > 0:16:21Again, you do get the views all around.

0:16:21 > 0:16:24- It just looks so nice. Yes, this is good.- Very nice.

0:16:24 > 0:16:28If you just close that door and poke your head through the other door...

0:16:28 > 0:16:31There is your ensuite. Have a little look.

0:16:31 > 0:16:35Gosh, that's massive! THEY LAUGH

0:16:35 > 0:16:38- Blimey!- That is massive.

0:16:38 > 0:16:42- So, can you see the potential? - Oh, yes!- Yes.

0:16:42 > 0:16:46I mean, it doesn't need a lot doing at all. It's all cosmetic.

0:16:46 > 0:16:48But it's a really big space.

0:16:48 > 0:16:50Never judge a book by its cover!

0:16:50 > 0:16:53We haven't even stepped outside to see the views!

0:16:55 > 0:17:01This house has another generous double bedroom with its own ensuite shower.

0:17:01 > 0:17:05And if that wasn't enough, there's a further two rooms off the kitchen,

0:17:05 > 0:17:07one of which is this study-cum-bedroom

0:17:07 > 0:17:10and the other is a useful utility room,

0:17:10 > 0:17:13perfect for storing all those muddy boots in.

0:17:13 > 0:17:17The lodge sits on an acre-and-a-half of beautifully mature garden

0:17:17 > 0:17:20and has a stream running through it.

0:17:20 > 0:17:25I hope Andy and Sue have enough cars to fill the triple garage at the bottom of the drive.

0:17:25 > 0:17:29This place certainly has the views they're after,

0:17:29 > 0:17:32and a path at the back of the house leads up to a lawned area

0:17:32 > 0:17:35which looks out onto the glorious woodland behind.

0:17:37 > 0:17:43So we've seen the inside and I've waxed lyrical about the potential,

0:17:43 > 0:17:45but this is the finale.

0:17:45 > 0:17:49- Look at this countryside. - BOTH: It's beautiful, isn't it?

0:17:49 > 0:17:51Right, come on, then. Who wants to go first?

0:17:51 > 0:17:55- You must go first this time.- OK.

0:17:55 > 0:17:58Er, I'd say...

0:17:58 > 0:18:00£417,000.

0:18:00 > 0:18:03OK. Sue, you were on the money practically the last one,

0:18:03 > 0:18:05so the pressure's on you.

0:18:05 > 0:18:11Well, it's got to be at least worth our limit, I think.

0:18:11 > 0:18:15- And your limit is?- £420,000. - This house is on the market...

0:18:15 > 0:18:19for £425,000.

0:18:19 > 0:18:24- So £5,000 over budget.- Mm-hm.

0:18:24 > 0:18:28It's worth it. It is. It's a fair price.

0:18:28 > 0:18:33It's a remarkable property in a truly, I think, remarkable setting.

0:18:33 > 0:18:36Have another wander around. Go on. Enjoy!

0:18:36 > 0:18:39See what you could do to make it your own.

0:18:39 > 0:18:43Practise your negotiation skills, if you've really fallen in love with it!

0:18:43 > 0:18:46- I'll catch you at the front later on.- OK.- Thank you.

0:18:49 > 0:18:52The Hunting Lodge is just over Andy and Sue's budget

0:18:52 > 0:18:55at £425,000.

0:18:55 > 0:18:57But with four bedrooms,

0:18:57 > 0:18:59that's one more than they bargained for.

0:18:59 > 0:19:04It's got a large kitchen and there are stunning views from every window.

0:19:04 > 0:19:08The house also offers the edge-of-village location they're after.

0:19:08 > 0:19:11I love the view from the washing-up bowl!

0:19:11 > 0:19:14THEY LAUGH It's beautiful.

0:19:14 > 0:19:19When we came up the drive, I wasn't sure at all

0:19:19 > 0:19:23because I thought, "Oh, a single-storey place"

0:19:23 > 0:19:26and it looked so small.

0:19:26 > 0:19:29But once you get in, the rooms are good,

0:19:29 > 0:19:34there's plenty of garden, so a lot for your money, definitely.

0:19:42 > 0:19:47As the day closes over the majestic beauty of the Dales,

0:19:47 > 0:19:51our buyers have the leisure to consider the properties they've already seen

0:19:51 > 0:19:56and anticipate what the Mystery House might have in store for them.

0:20:05 > 0:20:07We're en route now to the Mystery House.

0:20:07 > 0:20:11- I'm not going to give too much away. - Shame!

0:20:11 > 0:20:17- What do you think we might be taking you to see?- I'm thinking maybe it's a renovation project.

0:20:17 > 0:20:19How open-minded are you?

0:20:19 > 0:20:23- Goodness me. I think we better say yes!- Fairly broad-minded.

0:20:23 > 0:20:25I think we can see potential.

0:20:34 > 0:20:37Well, I hope Andy and Sue are open-minded,

0:20:37 > 0:20:40as we pushed their brief with the Mystery House.

0:20:40 > 0:20:43I'm taking them across the border to Sedbergh in Cumbria

0:20:43 > 0:20:46where I found a very special property.

0:20:46 > 0:20:48Sedbergh is a characterful market town

0:20:48 > 0:20:51with a narrow main street.

0:20:51 > 0:20:55It's overlooked by moorland hills, which can be seen from every angle in town.

0:20:55 > 0:20:58Our Mystery House isn't detached,

0:20:58 > 0:21:02which is what they originally asked for.

0:21:02 > 0:21:06It's part of a development of properties, set within four acres of stunning parkland,

0:21:06 > 0:21:10which should woo even the most doubting of buyers.

0:21:11 > 0:21:15So, Andy and Sue, here we are at your mystery property.

0:21:15 > 0:21:18Three steps forward and you can open your eyes. Are you ready?

0:21:18 > 0:21:22One, two, three.

0:21:22 > 0:21:24Here is your Mystery House.

0:21:24 > 0:21:26Oh, my gosh! No!

0:21:26 > 0:21:29No. That's not in the price bracket!

0:21:29 > 0:21:33- It's a castle.- It is. How do you fancy owning a tower?

0:21:33 > 0:21:37I think I could be a queen!

0:21:37 > 0:21:39- That's impressive, isn't it? - It is.

0:21:39 > 0:21:44- Shall we take a step inside?- Yes. - Are you feeling regal?- Oh, yes. - Come on, then.

0:21:46 > 0:21:48So far, so good.

0:21:48 > 0:21:51I hope I'm onto a winner with this one.

0:21:51 > 0:21:53Welcome to your tower.

0:21:53 > 0:21:56I thought I'd bring you straight into the kitchen.

0:21:56 > 0:21:59It's very modern. I like that, yes.

0:21:59 > 0:22:05And that gap is crying out to have some sort of little range in it.

0:22:05 > 0:22:09- I really like this space. It really works.- Yes.- Great. OK.

0:22:09 > 0:22:11- Let's continue through.- Let's...

0:22:14 > 0:22:19So downstairs flows... believe it or not, a circle!

0:22:19 > 0:22:21- Oh, yes! It's the bottom of the tower.- It is.

0:22:21 > 0:22:26- Even with the exposed stone, it feels warm.- Yes.- It's nice.

0:22:26 > 0:22:31- That's a wood burner, which I know is close to your heart.- Excellent!

0:22:31 > 0:22:35You've got a brand-new cloakroom through there, beautifully tiled.

0:22:35 > 0:22:38Can you imagine you've got neighbours close by or not?

0:22:38 > 0:22:43No. No, it feels as though it's own its own from inside.

0:22:43 > 0:22:45It's good. I like that.

0:22:45 > 0:22:48- Shall we head upstairs?- Yes.

0:22:48 > 0:22:50'We've gone out on a limb with this house,

0:22:50 > 0:22:53'but I think the response is positive.

0:22:53 > 0:22:58'On the first floor, there's a room right for Andy.'

0:22:58 > 0:22:59This is the first floor of the tower.

0:22:59 > 0:23:03There's two bedrooms on this floor and a family bathroom.

0:23:03 > 0:23:06So you could use one as your office/study.

0:23:06 > 0:23:11- This one has its own shower room, an ensuite.- That's good.

0:23:11 > 0:23:14This could be your master. But let me take you further upstairs

0:23:14 > 0:23:19because there's another bedroom to show you.

0:23:19 > 0:23:22'This house keeps on rising, so it's up again to the next floor

0:23:22 > 0:23:26'to have a look at another double bedroom, which is also an ensuite.'

0:23:26 > 0:23:29This is the third bedroom, as we make our way up the turret.

0:23:29 > 0:23:34- Oh, wow.- I think I prefer this than the one downstairs.- I do.

0:23:34 > 0:23:38Yes, it's got more light in it.

0:23:38 > 0:23:41And it's got its own shower room, an ensuite there.

0:23:41 > 0:23:44So the bedrooms, although you've got three, one is upstairs,

0:23:44 > 0:23:48- so if you wanted to make it into an office, you wouldn't mind coming up?- No.

0:23:48 > 0:23:51Our third bedroom at home is upstairs

0:23:51 > 0:23:55and that's what I use for the office, so it's no different.

0:23:55 > 0:23:58So on a beautiful day,

0:23:58 > 0:24:01Andy's office could actually be somewhere else,

0:24:01 > 0:24:04somewhere unique!

0:24:06 > 0:24:10'The final level of this house is the jewel in the crown -

0:24:10 > 0:24:13'the spectacular roof terrace.'

0:24:14 > 0:24:16Andy, what about this for your office?

0:24:16 > 0:24:20Well, yes, I could certainly sit up here and do no work!

0:24:20 > 0:24:23- This is much bigger than I imagined it would be.- Yes.

0:24:23 > 0:24:25That's amazing. There's the other turret.

0:24:25 > 0:24:29There's the turret. So if you wanted to play Rapunzel,

0:24:29 > 0:24:32you can squeeze up and throw down your hair.

0:24:32 > 0:24:35'Time to see if our last property,

0:24:35 > 0:24:40'which is very different from what our buyers asked us to find, has hit the target.'

0:24:40 > 0:24:44So, you've got a 16th-century manor house,

0:24:44 > 0:24:47you've got all this beautiful landscape around you,

0:24:47 > 0:24:51- but you don't have to do maintenance.- Thank goodness.

0:24:51 > 0:24:52It's a really nice place.

0:24:52 > 0:24:57So, if you were to buy the tower, the 16th-century tower,

0:24:57 > 0:25:00how much do you think it's currently on the market for?

0:25:00 > 0:25:04Er, I think it's above our budget. I think it's £426,000.

0:25:04 > 0:25:09Yes, I also think it's above our budget that we set you.

0:25:09 > 0:25:11I think it's 435.

0:25:11 > 0:25:15- 435,000.- Yes.

0:25:16 > 0:25:20I hope you're pleasantly surprised because it is under budget.

0:25:20 > 0:25:22- Oh!- Really?

0:25:22 > 0:25:24- 415,000.- Gosh.

0:25:24 > 0:25:26- BOTH: That is a surprise.- Yes.

0:25:26 > 0:25:31And that's going to make it even harder to decide!

0:25:31 > 0:25:37- Do you fancy going and having another look?- Yes, please.

0:25:37 > 0:25:40Go and explore! See you later!

0:25:42 > 0:25:45So for £415,000,

0:25:45 > 0:25:49Andy and Sue could lord it over their neighbours in this tower house.

0:25:49 > 0:25:53It's got three bedrooms, and from their own roof terrace in the ramparts,

0:25:53 > 0:25:56they could survey the four acres of shared garden

0:25:56 > 0:25:58that come with the property.

0:25:58 > 0:26:02It's a strong contender.

0:26:02 > 0:26:07I know that Andrew really likes it, so the pressure's on there.

0:26:07 > 0:26:10There are some things which, cosmetically, I'd do differently.

0:26:10 > 0:26:14As it's under budget, that would make it possible.

0:26:14 > 0:26:17All in all, I think it's a really nice place in a really nice setting.

0:26:26 > 0:26:30We've shown Andy and Sue three very different houses,

0:26:30 > 0:26:34but they haven't had a negative word to say about any of them.

0:26:34 > 0:26:38So, has one particular house really hit the spot?

0:26:38 > 0:26:39Let's go and ask them.

0:26:43 > 0:26:46Let's start off with the first property.

0:26:46 > 0:26:49- We showed you a barn conversion. - Yes.- You seemed taken with that.

0:26:49 > 0:26:52Yes, it was a beautiful building.

0:26:52 > 0:26:59I think the barn would be my third choice. That's because the kitchen was very small.

0:26:59 > 0:27:02The second property we saw was the Hunting Lodge.

0:27:02 > 0:27:07The first impression was, they've made real good use of the space.

0:27:07 > 0:27:13Again, the only sort of downside to it for us was the dining room.

0:27:13 > 0:27:16Which leads us to our Mystery House!

0:27:16 > 0:27:21- It was a beautiful property, wasn't it?- I really loved it.

0:27:21 > 0:27:25- When you're inside, it's like you're on your own.- Yes.

0:27:25 > 0:27:27And the surroundings were good.

0:27:27 > 0:27:32So come on, then, I need to know, what do we do next?

0:27:32 > 0:27:35Well, we're going to take a little while to mull it over

0:27:35 > 0:27:39because we've made rash choices in the past.

0:27:39 > 0:27:43You've shown us that there are really nice properties out there for our budget,

0:27:43 > 0:27:46which we weren't sure there were.

0:27:46 > 0:27:49- We wish you the very best of luck. - Thank you.

0:27:53 > 0:27:57Well, that's it from the Yorkshire Dales.

0:27:57 > 0:28:00I think, considering this is the first time

0:28:00 > 0:28:04that Andy and Sue have looked in this county for a property,

0:28:04 > 0:28:09they were pleasantly surprised that we managed to find them not one but two houses

0:28:09 > 0:28:13that got seriously close to their dream home.

0:28:13 > 0:28:17It's only going to be a matter of time before they make the move here.

0:28:17 > 0:28:19See you again.
