0:00:02 > 0:00:04This is one of the best preserved late Norman churches in Britain

0:00:04 > 0:00:07and its doorway depicts an extraordinary tale of morality

0:00:07 > 0:00:10told through these dramatic stone carvings.

0:00:10 > 0:00:15Find out what they represent and, indeed, where I am, in just a moment.

0:00:46 > 0:00:50On today's show, we're helping two sisters and their mother

0:00:50 > 0:00:53make the move to Herefordshire to set up a bed and breakfast.

0:00:53 > 0:00:58And early on in our property search, a coach house races into pole position.

0:00:58 > 0:00:59Wow!

0:00:59 > 0:01:04- Weren't expecting this, were you? - No, we weren't.- No, this is super, absolutely super.

0:01:04 > 0:01:09But then the mystery house gives them more than they could ever have imagined.

0:01:09 > 0:01:12Well, try and get your heads round this.

0:01:13 > 0:01:16- Bit speechless, really.- Yeah, I bet!

0:01:16 > 0:01:18Just don't know.

0:01:21 > 0:01:25Today, I'm in Herefordshire and this is Kilpeck Church,

0:01:25 > 0:01:28a masterpiece in medieval stonemasonry,

0:01:28 > 0:01:32whose carvings are a powerful expression of 12th-century life and fears

0:01:32 > 0:01:34at a time where few people could read.

0:01:34 > 0:01:39Remarkably, Kilpeck Church over the last 850 years has remained largely unchanged.

0:01:39 > 0:01:46And it's fair to say that's a timeless quality that seems to exist throughout the county.

0:01:48 > 0:01:50Landlocked Herefordshire is one of England's

0:01:50 > 0:01:55most sparsely populated counties, and is bordered by Worcestershire to the east

0:01:55 > 0:01:57and Gloucestershire to the south.

0:01:57 > 0:02:01The county's only city, Hereford, whose name literally means "army ford",

0:02:01 > 0:02:05developed as a garrison town to protect the unstable border area

0:02:05 > 0:02:07between England and Wales.

0:02:07 > 0:02:10The city's crowning glory is its cathedral,

0:02:10 > 0:02:12often called the Cathedral of the Marches.

0:02:12 > 0:02:15It houses the world famous Mappa Mundi,

0:02:15 > 0:02:20a medieval map that reveals how scholars saw the world back in the 13th century.

0:02:20 > 0:02:24East of Hereford lies the ancient market town of Ledbury,

0:02:24 > 0:02:28with its core of crocked, black-and-white, timber-framed streets.

0:02:28 > 0:02:31Its showpiece is the 17th-century market house,

0:02:31 > 0:02:34which sits on 16 narrow, wooden posts,

0:02:34 > 0:02:37said to have been taken from a wrecked ship belonging to the Spanish Armada.

0:02:37 > 0:02:40The south of the county, on the border with Gloucestershire,

0:02:40 > 0:02:46is Symonds Yat Rock, a 500ft limestone outcrop rising from the banks of the River Wye.

0:02:46 > 0:02:50It offers stunning views stretching north across the rest of the county.

0:02:50 > 0:02:54And with the River Wye meandering through this unspoilt countryside,

0:02:54 > 0:02:59Herefordshire provides a peaceful setting for those seeking a rural escape.

0:03:02 > 0:03:06Herefordshire's rural position is reflected in its property values.

0:03:06 > 0:03:10The average detached house here will set you back around £256,000.

0:03:10 > 0:03:14That's around £1,000 less than the national figure.

0:03:14 > 0:03:17And the further west you go towards Wales, obviously, the more remote you get

0:03:17 > 0:03:20and the therefore the cheaper the property becomes.

0:03:20 > 0:03:22But Herefordshire does have its hotspots.

0:03:22 > 0:03:28The market town of Ledbury is highly sought after due to its excellent transport facilities.

0:03:28 > 0:03:30The M50 motorway passes just underneath it.

0:03:30 > 0:03:34And there you can expect to pay a premium of around 5%.

0:03:34 > 0:03:37But no matter where you venture in this county,

0:03:37 > 0:03:41it's fair to say there's a rich mix of architectural styles to greet the eye.

0:03:42 > 0:03:46Red sandstone forms part of the natural bedrock of Herefordshire

0:03:46 > 0:03:49and is a hallmark that can be seen in much of its architecture.

0:03:49 > 0:03:54The county also has many distinctive black-and-white, timber-framed buildings,

0:03:54 > 0:03:57which date back to centuries when oak was in abundant supply.

0:03:57 > 0:04:01This four-bedroomed detached property near Ledbury

0:04:01 > 0:04:04is on the market for £665,000.

0:04:04 > 0:04:10Another product used in the construction of Herefordshire homes is Downtownian red marl.

0:04:10 > 0:04:14This three-bedroomed detached cottage in Much Cowarne is £360,000.

0:04:17 > 0:04:21So, a stunning county with some fantastic architecture,

0:04:21 > 0:04:26but will any of it meet the expectations of today's buyers? Time to meet them and find out.

0:04:27 > 0:04:31Sisters Celia and Carol haven't lived together since childhood,

0:04:31 > 0:04:37but that's set to change as their elderly mother needs 24-hour care and they want to share the workload.

0:04:37 > 0:04:40So they've decided to sell their houses and pool the funds

0:04:40 > 0:04:43to buy somewhere for all three of them.

0:04:43 > 0:04:46At the moment, we're covering the care ourselves.

0:04:46 > 0:04:49But we've decided, actually, the easiest way to do this

0:04:49 > 0:04:53is for mother to come and live with Celia and I.

0:04:53 > 0:04:58Carol has recently retired and is looking after their mother full-time.

0:04:58 > 0:05:02Until they can find a new home together, she's staying with younger sister Celia in Warwick.

0:05:02 > 0:05:05But she's already got a business plan for the future.

0:05:05 > 0:05:09I was hoping to be able to run a small B&B,

0:05:09 > 0:05:12because I will have to be home-based

0:05:12 > 0:05:16and it would be very nice to make myself a small income.

0:05:16 > 0:05:21Younger sister Celia is an acupuncturist and wants to continue working.

0:05:21 > 0:05:25However, she would like a quieter pace of life.

0:05:25 > 0:05:30As I'm approaching my mid-60s now, it's about time, after 15 years,

0:05:30 > 0:05:33that I actually took it a little more easily.

0:05:33 > 0:05:36It's all around the plan about my mum, really.

0:05:37 > 0:05:42The county they've pinpointed is Herefordshire, as it offers something for each of them.

0:05:43 > 0:05:46I've always loved the Borders and I've always loved Herefordshire.

0:05:46 > 0:05:49It has lots of beautiful countryside.

0:05:49 > 0:05:54And so it sort of came down to that. All around about an hour and 20 minutes away.

0:05:54 > 0:05:56And plus, of course, the clean air.

0:05:56 > 0:06:00I suffer from asthma so it's just no good living in

0:06:00 > 0:06:03somewhere that is just getting more and more polluted.

0:06:03 > 0:06:07With a fresh start in Herefordshire,

0:06:07 > 0:06:11Carol is also looking forward to discovering more about the county.

0:06:12 > 0:06:17History is my passion, so I'm always into historic places.

0:06:17 > 0:06:20Homes, gardens. I love historic gardens.

0:06:20 > 0:06:24And Celia, well, she's at her happiest when she's active and outdoors.

0:06:24 > 0:06:30I guess joining a rambling club would be the most sensible thing to do.

0:06:30 > 0:06:34Although, I have to say, that I'm not so sociable as my sister.

0:06:34 > 0:06:39Our buyers clearly have very different ideas about how they like to relax.

0:06:39 > 0:06:44So will they be able to form a united front when it comes to their choice of a new rural home?

0:06:44 > 0:06:47I think we're actually a really good team,

0:06:47 > 0:06:51because there's lots of things that are opposite in us,

0:06:51 > 0:06:55but, you know, opposites do work.

0:06:55 > 0:06:58It's just a huge adventure for us both

0:06:58 > 0:07:00and that's how we're looking at it.

0:07:00 > 0:07:04And just bring it on! We're ready!

0:07:04 > 0:07:07Carol and Celia have already got their homes on the market,

0:07:07 > 0:07:10so they both have a clear idea of what they're able to spend.

0:07:10 > 0:07:15Our maximum budget for this move would be around £600,000.

0:07:22 > 0:07:25Carol and Celia are keen on the villages in and around Hereford,

0:07:25 > 0:07:28or slightly further south-east, where there are good transport links

0:07:28 > 0:07:32so Celia can commute easily to her work in Warwick.

0:07:32 > 0:07:37I caught up with them to discover a little more about their proposed rural move.

0:07:37 > 0:07:41- Now, you two have come together to look after your mum.- Yes.

0:07:41 > 0:07:44- And buy a house together?- Yes.- Yes.

0:07:44 > 0:07:48So what sort of accommodation are you hoping for your mother to have?

0:07:48 > 0:07:52We're hoping that she'll have an annexe within the house

0:07:52 > 0:07:54that we are hoping to buy.

0:07:54 > 0:07:58Under the same roof. This is the ideal situation.

0:07:58 > 0:08:01OK, so nothing... Nothing at the end of the garden, then?

0:08:01 > 0:08:05- That wouldn't work. Two o'clock in the morning in your dressing gown, not good.- OK.

0:08:05 > 0:08:10But I understand you're looking to maybe earn some money

0:08:10 > 0:08:13- from the property as well?- Yes. - A small business?

0:08:13 > 0:08:16Well, I'm feeling, because I'll sort of be the chief carer

0:08:16 > 0:08:19and I'll be there nearly all of the time.

0:08:19 > 0:08:22So I thought a B&B would actually, erm...

0:08:22 > 0:08:25- would be a small business to run. - OK.

0:08:25 > 0:08:29How many rooms do you think you might take on? Letting rooms?

0:08:29 > 0:08:32- Just one at the moment, while I'm looking after Mum.- Yeah.

0:08:32 > 0:08:35And then when circumstances change, we can reconfigure the house.

0:08:35 > 0:08:38Prices here are still fairly competitive,

0:08:38 > 0:08:41- so, hopefully, we'll get you quite a bit of bang for your buck.- Yes.

0:08:41 > 0:08:46- Let's start with the first property, shall we?- Indeed.- Please. Thank you.- Thank you.

0:08:47 > 0:08:52With a combined budget of £600,000, Carol and Celia are after...

0:09:06 > 0:09:08We've found three fabulous properties,

0:09:08 > 0:09:11which we think they'll find hard to resist.

0:09:11 > 0:09:15But I won't be revealing the price of each until they've had a guess.

0:09:15 > 0:09:19The last of these is our mystery house, which could call time

0:09:19 > 0:09:21on their search for a Herefordshire hideaway.

0:09:21 > 0:09:24But first, we're on our way to house number one.

0:09:28 > 0:09:32I'm very interested to see how this dynamics going to work

0:09:32 > 0:09:36- with you guys living together. - Yes.- Uh-huh.- Any concerns?

0:09:36 > 0:09:41Well, I think we're both old enough now to be able to say,

0:09:41 > 0:09:44- "Well, actually, I need some space." - Yes.- Yes.

0:09:44 > 0:09:47And we're both capable of actually just saying that,

0:09:47 > 0:09:51or, you know, "I'm going to bed early. See you whenever."

0:09:51 > 0:09:55Yeah. So it would be good to have a house that could give you that space as well.

0:09:55 > 0:10:00- You don't want to be on top of each other.- No.- No, cos otherwise I don't think it will work.- Sure.

0:10:04 > 0:10:07Property one is located not far from Hereford,

0:10:07 > 0:10:12which is one of their preferred locations, as it offers good road connections to the M50.

0:10:12 > 0:10:16This city, located on the River Wye, lies close to the Welsh border

0:10:16 > 0:10:19and has played a vital role in both English and Welsh history

0:10:19 > 0:10:22throughout the centuries.

0:10:22 > 0:10:24It's an area of great antiquity.

0:10:24 > 0:10:29The magnificent cathedral dates from 1079 and is one of the oldest in Britain.

0:10:29 > 0:10:32So let's hope we're all singing from the same hymn sheet

0:10:32 > 0:10:37with our first property, an elegant three-storey Victorian home.

0:10:37 > 0:10:40This is the best angle of the house.

0:10:40 > 0:10:43- It's lovely, isn't it? - Great windows.- Yeah, they are.

0:10:43 > 0:10:47- I love the circular effect. - Half bow, yes.

0:10:47 > 0:10:50- Lovely, isn't it?- Yes. - This is an old farmhouse, actually.

0:10:50 > 0:10:53- It was built around 1820.- Right.

0:10:53 > 0:10:58What you're getting is the main slice, the main body of it all.

0:10:58 > 0:11:01- It goes up to that down pipe there. It's- semidetached. Yeah.

0:11:01 > 0:11:03- Let's look inside.- OK.- Great.

0:11:03 > 0:11:06So we're off to a good start.

0:11:06 > 0:11:10These two lovers of architecture seem to approve of the house's exterior.

0:11:10 > 0:11:15And I've got a feeling they'll be impressed by what's hidden within these walls, too.

0:11:15 > 0:11:18OK, first room - the living room.

0:11:18 > 0:11:24- Goodness. Look at the wood burner! - Absolutely!- That's a wood burner and a half!

0:11:24 > 0:11:27- Yeah.- Lovely proportions.

0:11:27 > 0:11:29- This is the main living room, of course.- Right.

0:11:29 > 0:11:32But next door, in the other bay,

0:11:32 > 0:11:35- there's a dining room.- Uh-huh.

0:11:35 > 0:11:40- Or another reception room, so when you want you own space, you can have it.- Yes.- That's good.

0:11:40 > 0:11:44- After a hard day's arguing... - Absolutely! Absolutely!

0:11:44 > 0:11:47- We can have separate rooms.- Yes.

0:11:47 > 0:11:52OK, let's have a quick peek into the kitchen. Let me just squeeze past. Thank you very much.

0:11:54 > 0:11:57- Just mind the step up there.- OK.

0:11:57 > 0:12:00- So a peek into the kitchen.- Oh, yes.

0:12:02 > 0:12:05- Nice and light.- Isn't it? - French windows out into the garden.

0:12:05 > 0:12:08- Very nice.- So, happy?

0:12:08 > 0:12:10- Yep.- Mm. Yes.- Good.- Thank you.

0:12:10 > 0:12:13- You sure? There was an "mm"!- Mm! Mm!

0:12:13 > 0:12:18- I'll have to see the rest of the house.- There's so much to see, so I'll whisk you upstairs.

0:12:18 > 0:12:23'On the first floor there are three good-size bedrooms

0:12:23 > 0:12:28'and a family bathroom, but it's the next level that could really inspire them.'

0:12:28 > 0:12:32- I think this is probably a master suite, isn't it?- Mm.- Yes.

0:12:32 > 0:12:36- It is definitely. - Definitely. Lovely and light.

0:12:36 > 0:12:38- Really...- Again, yes.

0:12:38 > 0:12:42You get to see some of the history of the building in these wonderful exposed timbers.

0:12:42 > 0:12:47- I'm keen on showing you now where your mother would stay. - Okey-dokey. Thank you.

0:12:49 > 0:12:52'These rooms at the top have great B&B potential,

0:12:52 > 0:12:56'but it would mean visitors staying in the main part of their house.

0:12:56 > 0:12:59'However, I'm going to show them an option a little later

0:12:59 > 0:13:02'that could free up this space to be one of their bedrooms.

0:13:02 > 0:13:05'But before that, let's take a look at where Mum could be living.'

0:13:06 > 0:13:10Right, so... You can see the proximity to the house.

0:13:10 > 0:13:12This is the annexe.

0:13:12 > 0:13:14- Right.- Right, yes.

0:13:14 > 0:13:18My first thoughts were, there's a galley kitchen, which is great.

0:13:18 > 0:13:23- There's a sitting room and I presume there's a bedroom further on. - Double bedroom behind that wall.

0:13:23 > 0:13:25- Yes.- So that's actually perfect.

0:13:25 > 0:13:28- Size-wise... - Size-wise, it's all there.

0:13:28 > 0:13:30- ..It's got everything it should have.- Yeah.- OK.

0:13:30 > 0:13:33So the home covered.

0:13:33 > 0:13:37The annexe covered. Let's have a look for business opportunities.

0:13:37 > 0:13:39- Yes.- OK.- Follow me.

0:13:41 > 0:13:45'A short walk around the back of the annexe and we arrive at the coach house.

0:13:45 > 0:13:48'It has self-catering accommodation split over three floors

0:13:48 > 0:13:51'and would be ideal for paying guests.'

0:13:52 > 0:13:57- So up here on the first floor, above the garage, if you like. - Goodness.- Gosh, yes!

0:13:57 > 0:14:02- Wow!- Weren't expecting this, were you?- No.- No, we weren't. - This is super!

0:14:02 > 0:14:05- Absolutely super!- Goodness me!

0:14:05 > 0:14:07- Bearing in mind, you haven't done hospitality before...- No.

0:14:07 > 0:14:10..this is a nice small step. Self-catering.

0:14:10 > 0:14:14- That's a good suggestion. A good bridge.- Good bridge.

0:14:14 > 0:14:16- Mm.- Yeah.- OK.

0:14:16 > 0:14:19Well, a lot of potential, but also a lot of property to look at.

0:14:19 > 0:14:24Let's go and look at the back garden and start thinking about how much this place might be worth.

0:14:24 > 0:14:27CAROL LAUGHS

0:14:27 > 0:14:30In the basement of this coach house is a large games room

0:14:30 > 0:14:33and on the ground floor a double carport.

0:14:33 > 0:14:37Finally, let's check out the garden, which is surrounded by open farmland.

0:14:37 > 0:14:39So, huge lawn.

0:14:39 > 0:14:42Looking back at the house now, ladies, you can see that

0:14:42 > 0:14:46- it's a substantial property in the first place.- It is, yes.

0:14:46 > 0:14:49- Did I mention the hot tub? - We spotted it! We spotted it!

0:14:49 > 0:14:52- We spotted it. - So what do you think so far?

0:14:52 > 0:14:58- Well, the hot tub is fabulous. - I meant the house! But I'm glad you like the hot tub.- Yes, she does.

0:14:58 > 0:15:02How much do you think this property's on the market for?

0:15:03 > 0:15:06Well, I think 590, something like that.

0:15:06 > 0:15:08- OK.- About 600.

0:15:08 > 0:15:10No, I think it will be just a little bit less.

0:15:10 > 0:15:13I'll go down to 550.

0:15:15 > 0:15:16Right. Well...

0:15:16 > 0:15:21This house is on the market for offers around £625,000.

0:15:21 > 0:15:25- Erm...- Yes, I know. 70 grand! What's 70 grand?

0:15:25 > 0:15:27THEY LAUGH

0:15:27 > 0:15:30- It's the opportunity to earn money here, as well.- It is, yes.

0:15:30 > 0:15:35Having said that, we've spoken with the owner and they are looking to settle

0:15:35 > 0:15:38at your top budget price. It's just come on the market.

0:15:38 > 0:15:41- Six weeks old, so who knows? - Who knows, indeed?

0:15:41 > 0:15:44- Something to think about? - Definitely.- Oh, yes!- Definitely.

0:15:44 > 0:15:48Now's your opportunity to see the rest of the house. We could be here some time!

0:15:48 > 0:15:53- I'll meet you where we came in, OK? - OK.- OK.- Whenever you're ready. - OK.- Thank you.

0:15:53 > 0:15:55- Thank you.- Thank you.

0:15:56 > 0:16:00This characterful house set in approximately three-quarters of an acre

0:16:00 > 0:16:03is on the market for £625,000.

0:16:03 > 0:16:07Just over budget. But it does offer all that they're after.

0:16:22 > 0:16:25My first impression walking up to the house was absolutely wow!

0:16:25 > 0:16:28It was beautifully proportioned.

0:16:28 > 0:16:32I just liked the whole look of the house.

0:16:32 > 0:16:35The best thing about the house is its overall potential.

0:16:35 > 0:16:39And I think we could actually really make something of it.

0:16:39 > 0:16:45One of the really good things about this house is that there are lots of different rooms.

0:16:45 > 0:16:47Smaller, larger...

0:16:47 > 0:16:49Lots of options

0:16:49 > 0:16:53that would allow us to live companionably,

0:16:53 > 0:16:56but not right under each other's feet all the time.

0:16:58 > 0:17:00- All done?- Yes.- Yes, thank you!

0:17:00 > 0:17:04- Did you have a good work-out in the gym?- Definitely.- Good!

0:17:04 > 0:17:06OK, on to the next one.

0:17:16 > 0:17:19Hereford's rolling hills and rich agricultural landscape

0:17:19 > 0:17:24have long held importance for those who sought to rule these isles.

0:17:24 > 0:17:26The county's position on the border with Wales

0:17:26 > 0:17:29sped a furious spate of castle building by the Normans,

0:17:29 > 0:17:32in an attempt to control the volatile border area.

0:17:33 > 0:17:37Many of these fine examples of Norman architecture can still be seen today,

0:17:37 > 0:17:40although they've not all survived intact.

0:17:40 > 0:17:46But Hereford also boasts some fine churches and classic 17th-century buildings,

0:17:46 > 0:17:50both of which can be found in the attractive cathedral city of Hereford.

0:17:50 > 0:17:54As Carol is interested in history and Celia loves architecture,

0:17:54 > 0:17:58earlier in the week we sent them to visit Hampton Court Castle and gardens

0:17:58 > 0:18:03to meet head guide Gillian Linscott, who's been working here since the house opened three years ago.

0:18:06 > 0:18:10Oh, the oldest bits of our Hampton Court go back all of 600 years.

0:18:10 > 0:18:14And it's all rather romantic, because it started with a wedding.

0:18:14 > 0:18:17King Henry IV had this good friend called Rowland Lenthall

0:18:17 > 0:18:20and he came from this part of the world, from north Hereford.

0:18:20 > 0:18:24And he married one of the king's cousins, Margaret Fitzalan.

0:18:24 > 0:18:28And the king gave them Hampton Court Estate as their wedding present.

0:18:29 > 0:18:32The castle was originally built in the 15th century,

0:18:32 > 0:18:36predating the more famous Hampton Court Palace by 80 years.

0:18:36 > 0:18:40Hampton Court Castle may be impressive in its own right,

0:18:40 > 0:18:44but for many people it's the gardens that are the main attraction.

0:18:44 > 0:18:47Having undergone a major restoration since 1994,

0:18:47 > 0:18:52it's largely thanks to the efforts of head gardener Hannah Wilks that they are in full bloom today.

0:18:55 > 0:19:00There are three different species of wisteria through the arch, to extend the flowering period.

0:19:00 > 0:19:04We've got wisteria floribunda. That's the Japanese wisteria.

0:19:04 > 0:19:07That has the longest flowers and twines clockwise.

0:19:07 > 0:19:10The other two are the Wisteria sinensis alba,

0:19:10 > 0:19:13which is the white one, and Wisteria sinensis.

0:19:13 > 0:19:15And that's the Chinese wisteria.

0:19:15 > 0:19:18And that twines anti-clockwise.

0:19:18 > 0:19:21Mm. Do you know how old they are? When they were planted?

0:19:21 > 0:19:24The wisteria is said to be 160 years old here.

0:19:26 > 0:19:30The centrepiece of the garden is the large maze made up of 1,000 yew trees,

0:19:30 > 0:19:33with a Gothic tower at its centre.

0:19:33 > 0:19:37A lot of thought has gone into the designs, so that it enhances the surrounding landscape.

0:19:37 > 0:19:40The reward for successfully navigating its corridors

0:19:40 > 0:19:45is a spectacular panorama of the gardens viewed from the top of the tower.

0:19:46 > 0:19:49These are the twin herbaceous borders.

0:19:49 > 0:19:52And the planting in here was designed by David Wheeler,

0:19:52 > 0:19:58and the colour combinations - it's all in soft blues and soft yellow.

0:19:58 > 0:20:00We've got lots of Nepeta grandiflora,

0:20:00 > 0:20:06which we use throughout the garden because it attracts the bumble bees, which are useful pollinators.

0:20:06 > 0:20:08And also you've got things like the tall delphiniums.

0:20:08 > 0:20:13Summer skies is towards the back and the soft yellow of the giant scabious.

0:20:13 > 0:20:16And this aquilegia here, what's it called?

0:20:16 > 0:20:21This one's called aquilegia Yellow Queen and it's a very vigorous variety.

0:20:21 > 0:20:25It's beautiful. The colours are delightful.

0:20:25 > 0:20:28Having given Carol and Celia a taste of Herefordshire's highlights,

0:20:28 > 0:20:32let's hope we can offer them some further property inspiration,

0:20:32 > 0:20:34as we return to our hunt.

0:20:41 > 0:20:44For our second offering, I'm taking them 23 miles south-east,

0:20:44 > 0:20:47just over the border into Gloucestershire.

0:20:47 > 0:20:51We're heading for Newent, which is on the edge of the Forest of Dean

0:20:51 > 0:20:55and is well placed for both the M50 and the M5 motorways.

0:20:55 > 0:20:59This small market town has a wide range of amenities.

0:20:59 > 0:21:02Many of its buildings date back to the 13th century,

0:21:02 > 0:21:07but the centrepiece is the old market hall which was built in 1668.

0:21:07 > 0:21:11This historic town should prove appealing to both Carol and Celia.

0:21:11 > 0:21:16Both to find out a little more, I'm taking our buyers to meet Newent shopkeeper Annie Haynes.

0:21:16 > 0:21:19- Good afternoon.- Hello.

0:21:19 > 0:21:23- How are we? Are you all right?- Fine. - Where do you buy all your flowers?

0:21:23 > 0:21:26- We do get some local still. - Do you?- Yes.

0:21:26 > 0:21:29We've still got a few local suppliers, which is quite good.

0:21:29 > 0:21:33This time of year we have got lo... English flowers,

0:21:33 > 0:21:35which is still our pride and joy to have British flowers.

0:21:35 > 0:21:40I bet, yeah. But going for 26 years now, this business.

0:21:40 > 0:21:43It's not just a certain set of people that are buying from you.

0:21:43 > 0:21:46You must have new generations and new customers all the time.

0:21:46 > 0:21:51You never, ever walk down the street without somebody saying hello to you.

0:21:51 > 0:21:55You may have found two new customers, especially, if you think about it,

0:21:55 > 0:22:00- if you have something maybe with a business angle...- Yes.- Nice to decorate the rooms.- Absolutely.

0:22:00 > 0:22:02- Lovely to meet you, Annie. - Lovely to meet you both.

0:22:02 > 0:22:07- And I hope you like the area and decide to settle here. - Thank you very much.- Thank you.

0:22:08 > 0:22:12Our second house can be found just three miles away.

0:22:12 > 0:22:14Now the second property, right here...

0:22:14 > 0:22:19- Gosh!- I think is a very different proposition for you both.- Yes. - What's your first impressions?

0:22:19 > 0:22:23Yes, I love the A-line. Those gables, they're lovely.

0:22:23 > 0:22:27- Yes. Very symmetrical, which is easy on the eye.- Yes.- Good!

0:22:27 > 0:22:33- Right, location-wise, we've actually hopped over the border. - All right.- Into Gloucestershire.

0:22:33 > 0:22:39- But it's closer to Warwick, where you need to go back to work.- That's right.

0:22:39 > 0:22:41So what do you think about the different location?

0:22:41 > 0:22:44- Do you have your heart set on Herefordshire...- No.

0:22:44 > 0:22:48- ..As a county?- No.- No, because it's still fairly close to it.- Yes.

0:22:48 > 0:22:51- Yes.- Let's look inside. This way.

0:22:52 > 0:22:58Well, our sisters have given us the thumbs up to the location, which is great news.

0:22:58 > 0:23:02And I'm sure we can keep up the positive vibe when we step inside.

0:23:02 > 0:23:05So straight off the hallway...

0:23:06 > 0:23:11- ..your living areas.- Ooh, yes! - Ooh, that's lovely, isn't it?

0:23:11 > 0:23:14Love those windows over the garden.

0:23:14 > 0:23:17And connecting from here is the kitchen, which I'll show you now.

0:23:19 > 0:23:22So then, big kitchen.

0:23:22 > 0:23:24- Oh, yes!- Beautiful!

0:23:24 > 0:23:27Very nice indeed.

0:23:27 > 0:23:29Mm. I'd make the odd cake in here.

0:23:29 > 0:23:31Yeah!

0:23:32 > 0:23:36I'm hoping the accommodation I have in mind for their mother will suit them down to the ground.

0:23:36 > 0:23:40And it's entrance is next door to the kitchen.

0:23:41 > 0:23:46- Right, now this looks like it's been designed with your mum in mind. - Oh, it does!

0:23:46 > 0:23:48- What a pleasant room!- Isn't it?

0:23:48 > 0:23:52- What a very pleasant room. - She'd love this.- Yes, she would.

0:23:52 > 0:23:56Beyond here, really good-sized double and an en-suite.

0:23:56 > 0:24:00- That's perfect.- It is! It's absolutely perfect! - It is ideal.- It is.- Yes.

0:24:00 > 0:24:03So we've had a quick look at the ground floor, very briefly.

0:24:03 > 0:24:08- Let me show you at least one of the bedrooms upstairs before we go outside.- OK.- OK.

0:24:09 > 0:24:15Also on this floor is a fabulous conservatory with French doors that lead out on to the garden.

0:24:15 > 0:24:18Time to head upstairs, where there's a total of five bedrooms

0:24:18 > 0:24:23and I'm going to show them a room which they might want to fight over.

0:24:23 > 0:24:27OK, so let's stop for a moment in this master bedroom.

0:24:27 > 0:24:32- What's your thoughts? - It's very pleasant. - Large room again. Yes.

0:24:32 > 0:24:35- Once again built-in wardrobes. - Very airy, which makes a difference.

0:24:35 > 0:24:38Now there's lots of options with this house.

0:24:38 > 0:24:41But as I said to you, it's all contained within one unit.

0:24:41 > 0:24:43So behind this wall, you've got another room.

0:24:43 > 0:24:45Quite a bit smaller but, again, a double.

0:24:45 > 0:24:51These two rooms here share a nice big family bathroom, just over the hall there.

0:24:51 > 0:24:56The other side of the house has two good-sized double bedrooms

0:24:56 > 0:24:59that then share a bathroom,

0:24:59 > 0:25:02- like a Jack and Jill bathroom. - Oh, wow!- Oh, right.

0:25:02 > 0:25:08- Oh!- Yes.- So you could decide between which end of the house you use and which end you want to let out.

0:25:08 > 0:25:13This house offers such potential, all under one roof.

0:25:13 > 0:25:17But let's see what they make of the space outside.

0:25:17 > 0:25:20Well, like the first property we saw, this is set in, again,

0:25:20 > 0:25:24about three-quarters of an acre, but very different style of grounds.

0:25:24 > 0:25:29- Yes, they are.- Mm. - Do you like it?- Yes, I do. Yes.

0:25:29 > 0:25:33- You're the gardener? You're the keen gardener, as well, aren't you?- Mm.

0:25:33 > 0:25:36I think you've got plenty of areas for a kitchen garden.

0:25:36 > 0:25:41- Room for what we call a cutting garden, is what I'd want to experiment with, so...- Right! OK.

0:25:41 > 0:25:43- Now I'm going to ask you to price it.- Yes.

0:25:43 > 0:25:46- Who wants to go first? - You go first.

0:25:46 > 0:25:50I'll go first and I think this time, because it is close to the motorway access,

0:25:50 > 0:25:54it will be almost at the top, say 595.

0:25:54 > 0:25:58- OK.- I'm going for, I don't know, around about 590.

0:25:58 > 0:26:03It's on for offers of around £575,000.

0:26:03 > 0:26:06- I was going to say that! - Something to think about?

0:26:06 > 0:26:09- It has a very nice feel to it, this house.- Good!- Yes, yes.

0:26:09 > 0:26:12- Go and feel a bit more of it. - OK.- All right.- Thank you.

0:26:15 > 0:26:18With an asking price of £575,000,

0:26:18 > 0:26:22this property is well under Carol and Celia's budget. It has...

0:26:35 > 0:26:38And it's close to the M5 for Celia's commute to Warwick.

0:26:38 > 0:26:42- That is so surprising.- Yes. - Isn't it?

0:26:42 > 0:26:46- It is, yes.- It is. It has taken us by surprise, definitely.

0:26:46 > 0:26:50My gut feeling about this house is I do like it, very much.

0:26:50 > 0:26:53I have got one or two question marks over it.

0:26:53 > 0:26:57The most is how we could use the space upstairs?

0:26:57 > 0:27:01My favourite room downstairs is actually... Well, actually, there were several of them.

0:27:01 > 0:27:04There was the kitchen and the conservatory is lovely.

0:27:04 > 0:27:08And the lounge has very pleasing proportions to it, as well,

0:27:08 > 0:27:11with the mantelpiece and log burner.

0:27:14 > 0:27:17- All done inside and out?- Yes. - Yes, we have.

0:27:17 > 0:27:20Well, hopefully, two properties. One to compare against each other.

0:27:20 > 0:27:25- Yes.- Yeah?- Indeed.- Mm. - Good! All right. That's it for today. Let's go.- Great.

0:27:38 > 0:27:41So, content with their first day of house hunting,

0:27:41 > 0:27:45our buyers can relax as evening falls amongst the Herefordshire hills.

0:27:53 > 0:27:58Sisters Carol and Celia want to buy a house together in the Herefordshire countryside,

0:27:58 > 0:28:01so they can share the care for their mother and run a B&B.

0:28:02 > 0:28:08So far, we've shown them two fantastic homes. The first was full of character.

0:28:08 > 0:28:12Whilst the second was a more modern affair. But, still to come...

0:28:12 > 0:28:16Could it be the mystery house that fulfils all of their dreams?

0:28:16 > 0:28:17Oh, yes!

0:28:17 > 0:28:21- Wow! Beautiful!- Really is, isn't it? - Isn't it? Yes.- Oh, stunning!

0:28:21 > 0:28:26And I meet a maverick Herefordshire gardener with a lot of bottle.

0:28:26 > 0:28:30This is suggesting a very strong relationship with wine, Richard.

0:28:34 > 0:28:39With Carol and Celia looking for houses with so many different facets to them,

0:28:39 > 0:28:42I think yesterday we were quite fortunate in showing two properties

0:28:42 > 0:28:46that were maybe contenders in their own different ways.

0:28:46 > 0:28:50So today, we're off to see the mystery house and, after giving them so much to think about

0:28:50 > 0:28:53and maybe with two houses already in the running,

0:28:53 > 0:28:58maybe this time we can take a bit of a gamble.

0:29:03 > 0:29:07For our mystery house, we're travelling six miles west of Hereford to Madley.

0:29:07 > 0:29:11This lively village offers many amenities, including a shop,

0:29:11 > 0:29:13hairdresser's and village hall.

0:29:13 > 0:29:19There's even an historic coaching inn which dates back to the 16th century.

0:29:19 > 0:29:23The village church is also a gem, as it's one of the best-known local examples

0:29:23 > 0:29:25of Norman architecture.

0:29:25 > 0:29:30The mystery house, as expected, is a gamble, because it doesn't offer everything our buyers want...

0:29:30 > 0:29:32..yet.

0:29:32 > 0:29:37However, it does have huge potential if they're prepared to roll up their sleeves.

0:29:37 > 0:29:40Now the mystery house...

0:29:40 > 0:29:43has more than just a couple of quirks to it. This is it, ladies.

0:29:43 > 0:29:45- Right.- Right.

0:29:47 > 0:29:49Silence falls.

0:29:49 > 0:29:53- It's actually an old pub.- Is it? - Let's have a look at the front.

0:29:53 > 0:29:54- Yeah.- Oh, yes!

0:29:54 > 0:29:58Now parts of this property date back to the 1600s,

0:29:58 > 0:30:03- but it's been converted over the last ten years.- Right.- All right?

0:30:03 > 0:30:06There's work to be done for you ladies though

0:30:06 > 0:30:09to make it suitable for all the things you want from a property.

0:30:09 > 0:30:11- You've been lucky so far. - Yes, we have been very lucky.

0:30:11 > 0:30:16- But it's the mystery house, so you have to go with it a little bit. - Yep.- Shall we?- Yes, indeed.

0:30:18 > 0:30:21Well, they're looking a little perplexed.

0:30:21 > 0:30:26But, never fear, I'm confident I can calm their nerves when we step over the threshold.

0:30:26 > 0:30:29OK, in we come.

0:30:30 > 0:30:32Goodness me! Yes.

0:30:32 > 0:30:35The outside didn't say this inside.

0:30:35 > 0:30:39- It really didn't, did it? - Which I am so relieved about!

0:30:39 > 0:30:42- Good, a good surprise. - Absolutely.- Yes.

0:30:42 > 0:30:46From the outside, from the road, it looks like it's going to be very cottagey.

0:30:46 > 0:30:49- Then suddenly you're met with this huge open-plan.- Yes, you are.

0:30:49 > 0:30:52- Do you like it? - I do. I like the inside.

0:30:52 > 0:30:56- Yes.- I do very much.- Yes. - OK.- Very much.

0:30:56 > 0:30:58Well, let's just have a quick peek into the kitchen.,

0:30:58 > 0:31:02cos there's lots I want to show you here. Just have a quick peek yourselves.

0:31:02 > 0:31:06- Oh, gosh! Yes.- Yes. - Very nice, again.

0:31:06 > 0:31:09- Very nice.- Extremely nice, yes.

0:31:09 > 0:31:11- Good!- Definitely your style.

0:31:11 > 0:31:14'Time to view the other side of the house, which has an area

0:31:14 > 0:31:17'that could work well for their mother.'

0:31:19 > 0:31:21Now...

0:31:21 > 0:31:26- Quiet in here.- Yes. - Quiet throughout the house so far because of this UPVC double-glazing.

0:31:26 > 0:31:29Now here I think is, potentially, the compromise.

0:31:29 > 0:31:33I think it's a good-size room. Next door you've got a utility and...

0:31:33 > 0:31:37Well, there's a ground-floor loo and a boiler room.

0:31:37 > 0:31:42That would be very easy to convert into a ground-floor bathroom for your mother. Very easily done.

0:31:42 > 0:31:48The plumbing's already there. This is perhaps the less independent accommodation we've seen so far.

0:31:48 > 0:31:50- It's still very usable, though.- Yes.

0:31:50 > 0:31:54- Yes, it is.- It is.- Good! OK. Shall we have a quick look at...

0:31:54 > 0:31:59- There's a few bedrooms upstairs, but there's one, I think, the master bedroom, which you'll both love.- OK.

0:31:59 > 0:32:05Might see a bit of a scrap over this one, you never know. Let's have a look.

0:32:05 > 0:32:08This conservatory joins directly on to the potential annexe,

0:32:08 > 0:32:12so it wouldn't require a huge redesign to make this area work.

0:32:12 > 0:32:17But I can't wait to see their faces when I show them one of their four bedrooms.

0:32:17 > 0:32:22- Now this is the master bedroom. - Oh, yes!- Oh, wow! Beautiful!

0:32:22 > 0:32:25- Really is, isn't it?- Isn't it? - Oh, stunning!

0:32:25 > 0:32:27Now, it's also got a fantastic en suite

0:32:27 > 0:32:32- that goes into an extended eave, if you like.- Mm-hm.- Yes.- Uh-huh.

0:32:32 > 0:32:37- You did say that you thought about having a letting bedroom.- Mm-hm.

0:32:37 > 0:32:41- Yes, we did.- This would fly out. - It would.- It would, it would.

0:32:41 > 0:32:44There's lots of options for you in this house.

0:32:44 > 0:32:48But your options are only just beginning.

0:32:48 > 0:32:50- There's loads more outside.- OK!

0:32:53 > 0:32:56The three other bedrooms are all a good size.

0:32:57 > 0:33:01But as we take a short walk outside, I have a surprise that takes this viewing

0:33:01 > 0:33:04to a whole new level.

0:33:06 > 0:33:09Well, try and get your head round this.

0:33:11 > 0:33:14- Bit speechless, really.- Yeah, I bet!

0:33:14 > 0:33:20This barn has planning consent. It was granted, coming up to two years ago now.

0:33:20 > 0:33:23For conversion to residential dwelling.

0:33:23 > 0:33:28- The possibilities are endless. - Enormous.- You've just got to think about it.

0:33:28 > 0:33:31- Gosh!- Well, let's finish off this quite special house tour

0:33:31 > 0:33:36outside in the gardens and, well, bit of a lottery,

0:33:36 > 0:33:40- but try and get your head around what price this might be. - Oh, no!- All right?

0:33:40 > 0:33:42- Yes.- Follow me.

0:33:42 > 0:33:48Well, Carol and Celia appear to be truly blown away by everything this property has to offer

0:33:48 > 0:33:50and I haven't finished yet.

0:33:50 > 0:33:53- Well, obviously, it comes with a swimming pool!- Well, yes!

0:33:53 > 0:33:55THEY LAUGH

0:33:55 > 0:33:58- So...- Oh, dear. Dear, dear.

0:33:58 > 0:34:01You've seen a lot of what this property has to offer,

0:34:01 > 0:34:04which is potential with a capital "P".

0:34:04 > 0:34:09But you can move in straightaway. Celia, how much is this on the market for?

0:34:09 > 0:34:12- I'm going to say 585.- £585,000?- Yes.

0:34:12 > 0:34:17- OK.- I think it's over our budget. I'd say 610 for this.

0:34:17 > 0:34:18OK.

0:34:20 > 0:34:26Then you'll quite like the fact that it's on the market for offers around £546,250.

0:34:26 > 0:34:27Oh, me!

0:34:27 > 0:34:29Wow!

0:34:29 > 0:34:30Goodness!

0:34:30 > 0:34:33Overwhelmed again.

0:34:33 > 0:34:36- Great. I mean, it's... It's... - Can you say it again?

0:34:36 > 0:34:39- £546,250.- Thank you.

0:34:39 > 0:34:43- You're going to need a bit of time to walk around this property and mull things over.- Mm.

0:34:43 > 0:34:47- And you've got that.- Yeah. - Yeah? Take as long as you want.

0:34:47 > 0:34:49- Thank you. - Thanks, Johnnie. Thank you.

0:34:51 > 0:34:54A welcome surprise for our sisters,

0:34:54 > 0:34:58this house is well under their budget at just over £546,000.

0:34:58 > 0:35:03So there's plenty of money left in the pot to do any conversion work.

0:35:18 > 0:35:23I was a little bit worried when I first walked up because I thought, "Oh, goodness! What's this?"

0:35:24 > 0:35:28So, actually, going through that door was fantastic.

0:35:28 > 0:35:30Absolutely loved it.

0:35:30 > 0:35:34This is a bit more tricky when I think about my mother, Mum,

0:35:34 > 0:35:39because although we would be able to convert the annexe for her,

0:35:39 > 0:35:43erm, I don't think it would, initially,

0:35:43 > 0:35:46be as attractive to her as it is to us.

0:35:46 > 0:35:51- All done inside and out? - Absolutely. Lovely.- Good.- Thank you.

0:35:51 > 0:35:56- Let's find you somewhere to have a bit of a confab amongst yourselves.- Righty-ho. Thanks.

0:36:05 > 0:36:08Along with its rich architectural heritage,

0:36:08 > 0:36:12Herefordshire also holds on to a strong landscape gardening tradition.

0:36:12 > 0:36:15In the depths of this rural county both elements are brought together

0:36:15 > 0:36:18to flamboyant effect by a local gardening maverick.

0:36:18 > 0:36:24I'm visiting Westonbury Mill, a privately owned water garden just west of Pembridge,

0:36:24 > 0:36:27where I'm meeting owner Richard Pim.

0:36:27 > 0:36:32He has spent the last 12 years mapping out a spectacular horticultural oasis,

0:36:32 > 0:36:35with a few eccentric surprises along the way.

0:36:35 > 0:36:41Now, this looks just fantastic! I mean, talk me through the workings!

0:36:41 > 0:36:47- Water is carried to the top of the tower.- Yeah. - Goes into the tank in the roof.

0:36:47 > 0:36:51- Yeah.- When that tanks full, it siphons out

0:36:51 > 0:36:57- and comes blasting out through the mouths of the gargoyles. - Just like it is now! Look at that!

0:36:57 > 0:37:00And off it goes there now! Yes.

0:37:00 > 0:37:04- You know, it is fun, isn't it? - It looks good. People love it.

0:37:04 > 0:37:08Richard bought the abandoned mill in the 1960s

0:37:08 > 0:37:14and used it as a weekend camping ground while he pursued his career as a hydro-geologist in Africa.

0:37:14 > 0:37:2012 years ago, he moved here permanently and started to transform the garden.

0:37:20 > 0:37:24Originally, it was choked with brambles and the millpond and streams were full of silt.

0:37:24 > 0:37:27Now it's brimming with plants.

0:37:27 > 0:37:30But Richard didn't want his gardens simply to showcase flowers.

0:37:30 > 0:37:32He planned to inject some fun into the surroundings

0:37:32 > 0:37:36and went on to create an array of delightful follies.

0:37:37 > 0:37:40Goodness me! This is...

0:37:40 > 0:37:42This is some structure, isn't it?

0:37:42 > 0:37:45- Is this all your own work? - Yes, it is. Yes.

0:37:45 > 0:37:49- All my own.- I'm sure it's a terribly complicated process.

0:37:49 > 0:37:52First of all, how many bottles have you got here? Any idea?

0:37:52 > 0:37:55I think it's about 5,000.

0:37:55 > 0:37:59This is suggesting a very strong relationship with wine, Richard.

0:37:59 > 0:38:01HE LAUGHS

0:38:01 > 0:38:06- I didn't drink ALL of them! - I was going to say, a few lifetime's worth!- Maybe most.

0:38:06 > 0:38:11But... No, there was a lot of help from friends, too, of course.

0:38:11 > 0:38:14I think a fantastic feature of this is, as we've seen,

0:38:14 > 0:38:20as the sun goes in and out of the cloud, it illuminates this wonderful dome.

0:38:20 > 0:38:22And these beautiful reflections here.

0:38:22 > 0:38:27The reflection really looks good, doesn't it? I think it's actually the best view of the thing.

0:38:28 > 0:38:32The garden is laid out around a tangle of streams and ponds,

0:38:32 > 0:38:34and includes a huge collection of plants.

0:38:34 > 0:38:38Here you can climb the spiral walk of the giant mound,

0:38:38 > 0:38:41stroll through a jungle of huge gunnera leaves,

0:38:41 > 0:38:45or just simply relax on one of the plentiful benches and admire the beauty.

0:38:47 > 0:38:49- What have we got going on here? - Well...

0:38:49 > 0:38:51RICHARD LAUGHS

0:38:51 > 0:38:54It's going to be an enormous cuckoo clock.

0:38:54 > 0:39:00- Of course it is! - I think it will be the world's biggest water-powered cuckoo clock.

0:39:00 > 0:39:05Well, it will give me a very good excuse to come back and see how it's finished and come together.

0:39:05 > 0:39:07- Richard, I will do just that. - I'll look forward to that.

0:39:07 > 0:39:12- Lovely to meet you. I'll let you get back to your gardening. You've got a lot on your hands!- OK!

0:39:17 > 0:39:21Well, calling these fantastic structures "follies" doesn't really seem to do them justice, does it?

0:39:21 > 0:39:24Now it's time to catch up with today's buyers

0:39:24 > 0:39:28to see if I've done this county justice with the properties I've shown them.

0:39:31 > 0:39:34Well, ladies, a very eventful few days.

0:39:34 > 0:39:39So let's cast our minds back to yesterday morning - the first property.

0:39:39 > 0:39:41What were your thoughts when you first saw it?

0:39:41 > 0:39:44I was very excited.

0:39:44 > 0:39:47- I'd been very curious as to where it was, but it looked lovely.- Yeah.

0:39:47 > 0:39:49It looked like it was going to be good.

0:39:49 > 0:39:54I just felt that there'd possibly be quite a lot of work to do,

0:39:54 > 0:39:57- erm, within that house.- Mm-hm.

0:39:57 > 0:40:00It was mostly for the annexe part.

0:40:00 > 0:40:05And trying to somehow get the annexe more connected to the main house.

0:40:05 > 0:40:10I really enjoyed the coach house and I thought the business opportunity there

0:40:10 > 0:40:12was really very good.

0:40:12 > 0:40:17- To me now, at the moment, these problems don't sound insurmountable.- No.

0:40:17 > 0:40:21But let's see if we can find you something better. The second property in the afternoon...

0:40:21 > 0:40:26All one contained unit and some great reactions from both of you.

0:40:26 > 0:40:29What were your thoughts when we first looked at that?

0:40:29 > 0:40:34I really did enjoy that house, even though I was the one, initially, who thought, "Mm?"

0:40:34 > 0:40:38I did enjoy it. Again, it was taking our mum's annexe into consideration,

0:40:38 > 0:40:41- which was actually perfect. - Yes, it was.

0:40:41 > 0:40:46That was great. But that whole thing about that space upstairs.

0:40:46 > 0:40:49We would really have to be creative about that

0:40:49 > 0:40:52and think very carefully about how to do that if we wanted to do that business.

0:40:52 > 0:40:55- So that did start to get in the way. - Right.

0:40:55 > 0:41:00So it's constantly balancing the pros and cons about Mother and then us.

0:41:00 > 0:41:02Backwards and forwards. But that was lovely.

0:41:02 > 0:41:07And we really liked the way the garden came into the house.

0:41:07 > 0:41:12It seemed yesterday, towards the end of it, I thought I had two contenders there for you.

0:41:12 > 0:41:17So I thought today, well, we could afford to gamble a little bit by showing you the mystery property.

0:41:17 > 0:41:20And, I've got to say, I think the gamble paid off.

0:41:20 > 0:41:23- It all went swimmingly, didn't it? - Absolutely. We loved it.

0:41:23 > 0:41:28Everything about it, the whole opportunity with the outbuildings,

0:41:28 > 0:41:34the opportunity within the house on B&B and what we could do and what we couldn't do,

0:41:34 > 0:41:37the biggest... Well, a problem!

0:41:37 > 0:41:42We just can't quite get it into our head how we would make an annexe work in that house.

0:41:42 > 0:41:47- That's right. But I think, out of all the houses, we really, really loved the opportunity...- To do that.

0:41:47 > 0:41:50- Yes.- Really? The mystery house is your favourite?- Yes, yes.- Yes.

0:41:50 > 0:41:55- The mystery house. - The mystery house was the favourite. - There's so much to be done there!

0:41:55 > 0:41:59- I can just see myself in that house. - Yes, we could that.

0:41:59 > 0:42:01- We could also work together on that. - Yes.

0:42:01 > 0:42:06The mystery property triumphs. What's the next step for you two?

0:42:06 > 0:42:10Basically, to go back and, erm...

0:42:10 > 0:42:13..possibly explain it all to Mum and the ideas that we've got.

0:42:13 > 0:42:16Just to try and maybe take the mystery house a little bit further.

0:42:16 > 0:42:20It goes without saying, I wish you both, well, all three of you, and your mother...

0:42:20 > 0:42:24..the very best of luck and, hopefully, the mystery house might just work for you.

0:42:24 > 0:42:27- It might just work, yes. - Good luck.- Thank you!- Thank you!

0:42:31 > 0:42:34Well, I'm sure Celia and Carol would be the first to admit

0:42:34 > 0:42:37that they had a fairly extensive, if not exacting, wish list.

0:42:37 > 0:42:40But sometimes it's helpful to be so specific.

0:42:40 > 0:42:43Now, three properties I think were all fairly suitable,

0:42:43 > 0:42:48but the one that one through - the mystery house - was the one that had the most ticks next to it.

0:42:48 > 0:42:52But now I think we're only at stage one. The next step is definitely to speak to a builder,

0:42:52 > 0:42:57maybe even an architect, to see if they can make that annexe work for their mother.

0:42:57 > 0:42:59Then maybe after all these discussions,

0:42:59 > 0:43:04all three ladies could well be moving down here to Herefordshire. See you next time.

0:43:05 > 0:43:09If you'd like to escape to the country in Scotland, Wales,
