0:00:00 > 0:00:03This remarkable feat of Victorian engineering

0:00:03 > 0:00:07has 82 arches, and over three-quarters of a mile in length,

0:00:07 > 0:00:12it's the largest masonry railway viaduct across a valley in Britain.

0:00:12 > 0:00:15Where am I? Find out in just a moment.

0:00:45 > 0:00:47On today's show, I'm with a young couple

0:00:47 > 0:00:49who are looking for a spacious family home

0:00:49 > 0:00:51to bring up their two young boys.

0:00:51 > 0:00:55Along the way, it's not an easy task to get the dimensions right.

0:00:55 > 0:00:59- Lots of space.- Yep.- Difficult to know what to do with it.

0:00:59 > 0:01:02So could our mystery house end up being the best fit?

0:01:02 > 0:01:05Just the sort of thing we were looking for. The kitchen's great.

0:01:05 > 0:01:06The kitchen's really lovely.

0:01:09 > 0:01:11Today, I'm in the county of Rutland,

0:01:11 > 0:01:15and this is Welland Viaduct, near the village of Seaton.

0:01:15 > 0:01:18When it was completed in 1878,

0:01:18 > 0:01:20it was used to run the London to Midlands railway

0:01:20 > 0:01:22between Kettering and Manton.

0:01:22 > 0:01:27Today, it stretches across the border from Rutland to neighbouring Northamptonshire.

0:01:27 > 0:01:33Using over 30 million bricks and 400 workers and their horses,

0:01:33 > 0:01:37it took just two years to build this magnificent structure.

0:01:37 > 0:01:44It's a fine example of the heritage that can be seen in this small but perfectly formed county!

0:01:44 > 0:01:47Let's take a look at what else Rutland has to offer.

0:01:48 > 0:01:51Surrounded by its East Midland neighbours of Leicestershire,

0:01:51 > 0:01:53Lincolnshire and Northamptonshire,

0:01:53 > 0:01:58Rutland's longest distance from north to south extends 18 miles,

0:01:58 > 0:02:01and 17 miles from east to west.

0:02:01 > 0:02:04Although it's the smallest county in England,

0:02:04 > 0:02:06it is home to Rutland Water,

0:02:06 > 0:02:08the UK's largest man-made lake.

0:02:08 > 0:02:12Widely regarded as a leading centre for water-based leisure activities,

0:02:12 > 0:02:15it's also a haven for wildlife.

0:02:18 > 0:02:21The county is dotted with pretty unspoilt villages

0:02:21 > 0:02:24such as Hambleton, as well as market towns like Oakham

0:02:24 > 0:02:27with its 17th-century butter cross

0:02:27 > 0:02:30where locals will have once gathered to buy fresh produce.

0:02:30 > 0:02:33The county's borders have shifted over the years.

0:02:33 > 0:02:36In 1974, it was merged with Leicestershire.

0:02:36 > 0:02:42After a long campaign, independence was restored in 1997.

0:02:44 > 0:02:47Small this beautiful county may be,

0:02:47 > 0:02:49but living here can come at a cost.

0:02:49 > 0:02:52The price of an average detached property in Rutland

0:02:52 > 0:02:56will set you back over £272,000,

0:02:56 > 0:02:59some 16,000 above the national figure.

0:02:59 > 0:03:03Furthermore in pretty heritage villages such as Hambleton,

0:03:03 > 0:03:06you could expect to pay a 30% premium.

0:03:06 > 0:03:10Move towards the more built-up areas such as Oakham,

0:03:10 > 0:03:12and you'll get more for your money.

0:03:12 > 0:03:14But whatever your budget,

0:03:14 > 0:03:19Rutland has a different array of characterful architectural styles to choose from.

0:03:21 > 0:03:23As limestone forms the bedrock of this county,

0:03:23 > 0:03:28you'll find a range of attractive properties feature that familiar honey-coloured hue.

0:03:28 > 0:03:34This two-bed house in the village of Edith Weston dates to the 1850s

0:03:34 > 0:03:37and is on the market for £250,000.

0:03:39 > 0:03:42Ironstone is another variation,

0:03:42 > 0:03:45more prevalent in the south of the county where it's still quarried.

0:03:45 > 0:03:49This double-fronted three-bed house in the village of Caldecott

0:03:49 > 0:03:51is Grade II listed

0:03:51 > 0:03:53and priced at £300,000.

0:03:54 > 0:03:56Many of Rutland's pretty cottages

0:03:56 > 0:03:58are roofed with Collyweston stone.

0:03:58 > 0:04:02Although it may look like slate, it's actually a type of limestone

0:04:02 > 0:04:06from near the Northamptonshire village that gives it its name.

0:04:06 > 0:04:11This three-bed cottage near Edith Weston dates back to 1847

0:04:11 > 0:04:14and could be yours for £279,000.

0:04:17 > 0:04:20A great range of traditional properties there.

0:04:20 > 0:04:22But what are today's buyers after?

0:04:22 > 0:04:24Let's meet them and find out.

0:04:26 > 0:04:28Civil engineer Matt and teacher Tessa

0:04:28 > 0:04:31have been in their three-bed end-of-terrace house

0:04:31 > 0:04:34in the city of Cambridge for the past seven years.

0:04:34 > 0:04:37But since the arrival of their two sons,

0:04:37 > 0:04:40they've been seriously considering a more rural lifestyle.

0:04:41 > 0:04:44Now's a good time to move because we have two little boys

0:04:44 > 0:04:46who are extremely energetic

0:04:46 > 0:04:48and we just want more space

0:04:48 > 0:04:51and we feel like they're bouncing off the walls!

0:04:51 > 0:04:55And also, we both grew up in small villages in the country

0:04:55 > 0:04:57and we've had a great time in Cambridge

0:04:57 > 0:05:01but we both want our boys to have that same lifestyle while they're growing up.

0:05:01 > 0:05:05So it seems like the right moment when they're pre-school age.

0:05:05 > 0:05:10And also it will reduce my commute an awful lot

0:05:10 > 0:05:13as I'm a bit fed up of an hour and ten minutes each way in the car

0:05:13 > 0:05:18so I'm really looking forward to finding somewhere closer to the office.

0:05:18 > 0:05:20Matt works in the west of Peterborough

0:05:20 > 0:05:25so they've decided that the county of Rutland, a short drive away, could be ideal.

0:05:25 > 0:05:30And Tessa's current line of work is something she can easily do from home.

0:05:30 > 0:05:33Since giving up work after our second son,

0:05:33 > 0:05:39I've started to work for a company who sell cards and wrapping paper and gift boxes

0:05:39 > 0:05:44and I sell them at craft fairs, Christmas fairs.

0:05:44 > 0:05:46This is something I'd like to continue when we move house.

0:05:46 > 0:05:51The children are obviously a top priority in this move

0:05:51 > 0:05:55with everything from play areas in the house, to future schooling, on their wish list.

0:05:55 > 0:06:00It would be nice to have space in the garden to be able to play cricket

0:06:00 > 0:06:05and if there was a tree suitable to turn into a tree house, that would be fantastic.

0:06:05 > 0:06:08And, not specifically to do with the house, but it is important,

0:06:08 > 0:06:10that there's a good primary school nearby.

0:06:10 > 0:06:15- Yep.- That's something we'd definitely look closely into, what catchment area we're in.

0:06:15 > 0:06:18Tessa comes from a farming family.

0:06:18 > 0:06:22Their future aspirations include cultivating country pursuits.

0:06:22 > 0:06:27One thing I'd like to start doing is sailing up at Rutland.

0:06:27 > 0:06:31I don't know if we'll have enough left over after buying houses

0:06:31 > 0:06:33to afford to buy a dinghy,

0:06:33 > 0:06:35but it would be nice to maybe get into that

0:06:35 > 0:06:37and something I could do with the boys as well.

0:06:37 > 0:06:39We love entertaining, love having friends round.

0:06:39 > 0:06:44And it's been a great excitement this summer to use some things from our own garden,

0:06:44 > 0:06:47so perhaps if we have a veggie patch in our new house,

0:06:47 > 0:06:51we can - maybe I'll even get into making jams!

0:06:51 > 0:06:53But maybe I'm a bit young for making jam!

0:06:55 > 0:06:57With their finances in place,

0:06:57 > 0:07:00they know exactly how much they can afford to spend.

0:07:00 > 0:07:02The budget for our move is £400,000.

0:07:09 > 0:07:14Matt and Tessa would prefer their new home to be within a 20-minute drive of Peterborough,

0:07:14 > 0:07:15where Matt works.

0:07:15 > 0:07:17So while we're concentrating on Rutland,

0:07:17 > 0:07:21we might also hop over the borders to widen our search.

0:07:23 > 0:07:25Hi. Welcome to Rutland, you two.

0:07:25 > 0:07:28What first attracted you to this area?

0:07:28 > 0:07:31Partly because I work in Peterborough

0:07:31 > 0:07:34and the drive from Cambridge every day is quite a long one.

0:07:34 > 0:07:36Rather than spending time in the car,

0:07:36 > 0:07:39I'd like to spend it with Archie and Jack, our two little boys.

0:07:39 > 0:07:41How old are these boys?

0:07:41 > 0:07:43They're 15 months and nearly three.

0:07:43 > 0:07:46- Got your hands full, then! - Got our hands full, yep.

0:07:46 > 0:07:51- And now is the right time. - Absolutely. Before they start school.

0:07:51 > 0:07:54So we can settle somewhere, find a good primary school

0:07:54 > 0:07:55and hopefully make new friends.

0:07:55 > 0:07:58Rutland is the smallest county in England.

0:07:58 > 0:08:02Are you set on this area, or are you prepared to open the net a bit?

0:08:02 > 0:08:04We're happy to spread a bit further.

0:08:04 > 0:08:07One of the important things is Matt's commute.

0:08:07 > 0:08:09That he can have a smaller commute.

0:08:09 > 0:08:12So that does take in Northamptonshire, Lincolnshire,

0:08:12 > 0:08:15and the edge of Cambridgeshire as well.

0:08:15 > 0:08:19So remind us what type of house you're ideally looking for.

0:08:19 > 0:08:23Most important is it's a detached house with maybe four bedrooms.

0:08:23 > 0:08:28And a big enough garden for the boys to run around in.

0:08:28 > 0:08:30- Maybe play a bit of cricket. - Very nice.

0:08:30 > 0:08:33- Tessa?- An open-plan kitchen is important for me.

0:08:33 > 0:08:35We love entertaining, having friends to stay,

0:08:35 > 0:08:37- so we want space for that.- OK.

0:08:37 > 0:08:40That seems pretty fair. And your budget?

0:08:40 > 0:08:42We think we can go 400.

0:08:42 > 0:08:46At a push, if it was perfect, 420.

0:08:46 > 0:08:49- 420,000.- That's the ceiling.- That's the ceiling. Absolute tops.

0:08:49 > 0:08:52We've got three houses lined up to show you.

0:08:52 > 0:08:55You'll enjoy this without the little ones running around,

0:08:55 > 0:08:58but we're mindful of their needs when looking at properties.

0:08:58 > 0:09:00One of which is our mystery house.

0:09:00 > 0:09:03- Shall we get started? - Let's get started.- Fine.

0:09:20 > 0:09:24A large enclosed garden for playing cricket and growing vegetables.

0:09:26 > 0:09:29We've found three lovely properties to tempt them with

0:09:29 > 0:09:33and at each one, I'll ask them to guess the price tag.

0:09:33 > 0:09:35One, of course, is the mystery house

0:09:35 > 0:09:38which could take their search to a whole new level.

0:09:45 > 0:09:48We're getting our property search underway

0:09:48 > 0:09:51ten miles east of Oakham in the village of Great Casterton

0:09:51 > 0:09:53on the eastern edge of Rutland.

0:09:53 > 0:09:56This means Matt has just over a 20-minute drive to Peterborough

0:09:56 > 0:09:59for work, with good access via the A1.

0:09:59 > 0:10:02The village has over 360 residents

0:10:02 > 0:10:07served by an impressive ironstone church dating back to the 13th century,

0:10:07 > 0:10:12a child-friendly pub and, for the future, a local primary school.

0:10:12 > 0:10:15Our first offering lies in the heart of the village.

0:10:15 > 0:10:20It's a limestone cottage dating back 250 years

0:10:20 > 0:10:22with a Collyweston stone roof.

0:10:22 > 0:10:26We're taking our first look from the more secluded side of the property.

0:10:27 > 0:10:31So here is your very first cottage to view.

0:10:31 > 0:10:32What do you think?

0:10:32 > 0:10:36- Very pretty.- Very pretty from this side, yes, it is.

0:10:36 > 0:10:40It was actually three cottages originally.

0:10:40 > 0:10:41It looks lovely.

0:10:41 > 0:10:47It has been extended. I'll explain more about that when we go round.

0:10:47 > 0:10:50There's actually been two extensions on this property.

0:10:50 > 0:10:54It's Grade II listed. As you see, it's been done extremely well.

0:10:54 > 0:10:58- Yes.- So, noise aside from the front road,

0:10:58 > 0:11:01- shall we step inside to have a look? - Let's have a look.

0:11:01 > 0:11:06'I hope Matt and Tessa can put aside the sounds of passing traffic

0:11:06 > 0:11:10'as the inside of this property offers them all the space they could wish for

0:11:10 > 0:11:11'in a family home.'

0:11:11 > 0:11:15So you've got the utility room, a downstairs toilet.

0:11:15 > 0:11:19And then, how's this for a kitchen?

0:11:20 > 0:11:22- Yeah.- Interesting(!)

0:11:22 > 0:11:23Come on up, Matt.

0:11:23 > 0:11:26It's a decent size for a cottage, this kitchen.

0:11:26 > 0:11:28What do you think, Tessa?

0:11:28 > 0:11:31It's a lovely kitchen. These cupboards are off-putting.

0:11:31 > 0:11:33- It seems to split the room in half, somehow.- Yeah.

0:11:33 > 0:11:38They would be easy to remove. There's a supporting beam which you couldn't.

0:11:38 > 0:11:40But if you took this out,

0:11:40 > 0:11:43with the work surfaces here and the kitchen table there,

0:11:43 > 0:11:46it would give you a great size.

0:11:46 > 0:11:50- It also gives that open-plan feeling.- Yes, it would be much more open plan.

0:11:50 > 0:11:52- OK. Shall we continue?- Great.

0:11:53 > 0:11:57'With a few alterations, the kitchen could really suit their needs.

0:11:57 > 0:11:59'Now for the rest of the living space.

0:11:59 > 0:12:02'Off the hall, there's a formal dining room

0:12:02 > 0:12:06'and we're passing through one sitting room to have a look at what else this cottage offers.'

0:12:06 > 0:12:11And you've got even more reception rooms through here.

0:12:11 > 0:12:14This house just keeps giving, doesn't it?

0:12:14 > 0:12:16- Yes.- As you walk through.

0:12:16 > 0:12:20There's a lot of floor space between all the different rooms on this floor.

0:12:20 > 0:12:25- It's just quite broken up by the stairs and the walls.- The walls. - And the kitchen.

0:12:25 > 0:12:27You've got a reception room there.

0:12:27 > 0:12:30This reception room, that reception room,

0:12:30 > 0:12:32and then just round the corner,

0:12:32 > 0:12:34you've got a study.

0:12:34 > 0:12:39Amazing. It's great to have a study. I could put all my business things in there, which is great.

0:12:39 > 0:12:41My boxes of cards.

0:12:41 > 0:12:44- Lots of space.- Yes.- Yep.

0:12:44 > 0:12:46Difficult to know what to do with it, though!

0:12:46 > 0:12:47You've got to think about that!

0:12:48 > 0:12:51'While Matt and Tessa put on their thinking caps,

0:12:51 > 0:12:54'we'll head upstairs to where there are four bedrooms.

0:12:54 > 0:12:58'Plenty of space for both the boys to have a room of their own

0:12:58 > 0:13:01'and a spare room for any visiting guests.

0:13:01 > 0:13:04'These all share an attractive tiled family bathroom.

0:13:04 > 0:13:07'But we'll take a look at where they could be sleeping.'

0:13:08 > 0:13:11Through here is the fourth bedroom, which is the master

0:13:11 > 0:13:14with an en-suite.

0:13:15 > 0:13:16Great.

0:13:16 > 0:13:19- And a lovely light room.- Yes.

0:13:19 > 0:13:21- Up in the eaves here, aren't we? - We are.

0:13:21 > 0:13:25How do you feel about the inside of the property. The layout?

0:13:25 > 0:13:27In our minds, we'd imagined a smaller village

0:13:27 > 0:13:31that was, obviously where we are is closer to Stamford and the A1.

0:13:31 > 0:13:33So it's not quite what we'd imagined.

0:13:33 > 0:13:36Shall we go back outside and look at the garden,

0:13:36 > 0:13:39- and talk a bit more about the location.- OK.

0:13:39 > 0:13:41Matt, lead the way. Thank you.

0:13:41 > 0:13:43'Matt's not convinced so far.

0:13:43 > 0:13:47'But perhaps what's outside will sway his opinion.

0:13:47 > 0:13:49'Along with space for the children to play,

0:13:49 > 0:13:52'there's a wonderfully secluded entertaining area.

0:13:52 > 0:13:55'What's more, there's the bonus of three garages.'

0:13:55 > 0:13:58The way they've been built, they're double-insulated.

0:13:58 > 0:14:02So if you wanted to make that into a workshop or a den for the children,

0:14:02 > 0:14:04it would be quite easy to do.

0:14:04 > 0:14:06OK.

0:14:06 > 0:14:07Yeah.

0:14:08 > 0:14:12- Not really big enough for a game of cricket, though!- It's not, no.

0:14:12 > 0:14:16So you've seen the cottage, you've seen the garden and garages.

0:14:16 > 0:14:19Time now to guess the price.

0:14:19 > 0:14:21Who'll have a stab at it first?

0:14:21 > 0:14:25- I'm going to go for 375.- OK. - I was going to say exactly the same!

0:14:25 > 0:14:27You are allowed to agree!

0:14:27 > 0:14:30Our couples very rarely say the same price, but I'll let you have that!

0:14:30 > 0:14:35The asking price is £385,000.

0:14:35 > 0:14:39- OK. We weren't too far off, then. - £10,000 off, yep.

0:14:39 > 0:14:42There's a lot of positives, but there are too many things that detract from it.

0:14:42 > 0:14:46- At the moment.- OK. Have another look around, anyway.

0:14:46 > 0:14:48I know you love the cottage inside.

0:14:48 > 0:14:51- I'll catch up with you when you're ready.- OK.- Thank you.

0:14:53 > 0:14:57Comfortably within budget at £385,000,

0:14:57 > 0:15:01this extended cottage could make a fantastic family home.

0:15:13 > 0:15:15My first impressions of the house, as we walked up,

0:15:15 > 0:15:18I felt quite excited. I liked the look of it,

0:15:18 > 0:15:21particular when we came into the garden.

0:15:21 > 0:15:25It's a really pretty cottage. The style of the house is exactly what we're hoping for.

0:15:25 > 0:15:29The traditional limestone, the brickwork.

0:15:29 > 0:15:31The look of the property is spot on.

0:15:31 > 0:15:36First impressions, before you even get to the house,

0:15:36 > 0:15:38coming down the driveway,

0:15:38 > 0:15:42you can't get away from the noise of the A1, which is just behind.

0:15:42 > 0:15:44And the main road in front,

0:15:44 > 0:15:49which is not a busy road, but it's certainly not a little lane.

0:15:49 > 0:15:52OK? You've seen enough?

0:15:52 > 0:15:57- I think so.- I think so. Lovely cottage, but shame about the location.

0:15:57 > 0:15:59- Not right for us, unfortunately.- OK.

0:15:59 > 0:16:01Then let's continue.

0:16:11 > 0:16:14Fittingly, the motto of the compact county of Rutland

0:16:14 > 0:16:17is "multum in parvo", meaning "much in little".

0:16:17 > 0:16:21Not only is it home to England's largest man-made lake,

0:16:21 > 0:16:25but its modestly-sized market towns are packed with character.

0:16:25 > 0:16:29For example, Uppingham is home to the Fat Stock Show,

0:16:29 > 0:16:33an annual livestock event now in its 106th year,

0:16:33 > 0:16:34that is held in the market square.

0:16:34 > 0:16:37Nearby, close to the village of Pilton,

0:16:37 > 0:16:41some of the rarest and smallest livestock in the world

0:16:41 > 0:16:43are farmed and protected.

0:16:43 > 0:16:45As Tessa was brought up on a farm,

0:16:45 > 0:16:49we sent her and Matt to get a taste of the rural life she's been missing

0:16:49 > 0:16:53from Sam Gough, whose parents run the 40-acre Chater Valley farm.

0:16:53 > 0:16:56They have a variety of rare breeds

0:16:56 > 0:16:59and are Europe's leading breeder of miniature Hereford cattle.

0:17:01 > 0:17:02We've got some miniature Herefords.

0:17:02 > 0:17:04This is Gulliver, our oldest one, he's three years.

0:17:04 > 0:17:08That's as big as he's going to get, which is not very big.

0:17:08 > 0:17:11The other two are Charlena and Cherry

0:17:11 > 0:17:13who hopefully should be pregnant,

0:17:13 > 0:17:18and we should have our first natural miniature Herefords in February.

0:17:18 > 0:17:20- Great.- Excellent.

0:17:20 > 0:17:22The Hereford breed are about 250 years old.

0:17:22 > 0:17:26They started in the UK, then got exported to America

0:17:26 > 0:17:30where the fad at the time was "bigger, bigger, bigger".

0:17:30 > 0:17:36And one family in west Texas actually went against that

0:17:36 > 0:17:39and bred them smaller and smaller naturally.

0:17:39 > 0:17:43Other rare breeds on this farm are miniature Falabella horses,

0:17:43 > 0:17:45which originate from Argentina.

0:17:45 > 0:17:48And grey-faced Dartmoor sheep.

0:17:49 > 0:17:51I hear you've got some animals, your parents.

0:17:51 > 0:17:56- Yes, I've grown up with horses, chickens and dogs.- Great.

0:17:56 > 0:17:59The breeds are chosen for their docile temperaments

0:17:59 > 0:18:01as alongside a breeding programme,

0:18:01 > 0:18:06the long-term aim of the farm is to run a scheme using the animals as therapy

0:18:06 > 0:18:08for children with autism.

0:18:08 > 0:18:11Next stop for Matt and Tessa is a rare breed of pig.

0:18:11 > 0:18:13This is a Mangalitsa called Mango.

0:18:13 > 0:18:17She's one of two big Mangalitsas that we've got

0:18:17 > 0:18:20and she's got that curly coat, which in winter,

0:18:20 > 0:18:22becomes really curly and looks really sheepish.

0:18:22 > 0:18:26Could be mistaken for a sheep rather than a pig!

0:18:26 > 0:18:34- Quite unusual in the UK?- I think there's only 52 registered breeding Mangalitsas

0:18:34 > 0:18:36in the UK.

0:18:36 > 0:18:39So there's not a lot of them.

0:18:40 > 0:18:43A descendant of the Lincolnshire curly coat pigs

0:18:43 > 0:18:45which became extinct in 1972,

0:18:45 > 0:18:48these blonde Mangalitsas originate from Hungary

0:18:48 > 0:18:52and were first imported into the UK in 2006.

0:18:52 > 0:18:56They share the space here on the farm with another rare breed of pig,

0:18:56 > 0:18:57the British saddleback.

0:18:57 > 0:18:59Ooh, they're really wiry.

0:18:59 > 0:19:02They are, aren't they? Not as soft as they look!

0:19:02 > 0:19:05Mind you, that is definitely softer.

0:19:05 > 0:19:09- Let's get some pigs!- Get yourself a few micro pigs!

0:19:09 > 0:19:12Not very micro, any more, this one, is it?

0:19:12 > 0:19:15If Matt and Tessa were after smaller pigs,

0:19:15 > 0:19:17they've come to the right place.

0:19:17 > 0:19:21The farm's second Mangalitsa has just given birth to eight piglets.

0:19:21 > 0:19:23Oh, look!

0:19:25 > 0:19:27Oh, they're gorgeous!

0:19:29 > 0:19:30Pop that in there.

0:19:30 > 0:19:32They're incredible.

0:19:32 > 0:19:33Cute little things, aren't they?

0:19:37 > 0:19:41We've given Matt and Tessa a real taste of country life

0:19:41 > 0:19:42with these rare breeds.

0:19:42 > 0:19:44And maybe some ideas for the future!

0:19:44 > 0:19:48But now, let's return to our search for their rural home.

0:19:48 > 0:19:50Moo!

0:19:56 > 0:19:59For our second house, we've crossed the border into Leicestershire

0:19:59 > 0:20:01to the village of Skeffington.

0:20:01 > 0:20:04Matt's drive to Peterborough would take around 45 minutes

0:20:04 > 0:20:07and there are two local primary schools.

0:20:07 > 0:20:10A couple of miles away, the village of Bilston

0:20:10 > 0:20:12provides essential amenities

0:20:12 > 0:20:16such as a post office, a local pub and a corner shop.

0:20:17 > 0:20:19Back on the outskirts of Skeffington

0:20:19 > 0:20:22situated on a quite lane is our second property.

0:20:22 > 0:20:25A red brick modern build.

0:20:25 > 0:20:29So, here is your second property,

0:20:29 > 0:20:33completely different from something we showed you earlier on.

0:20:33 > 0:20:36- Yeah.- Yep.- Looks new build, is it? - It is.

0:20:36 > 0:20:39- Built in 2001.- Much quieter!

0:20:39 > 0:20:42- Much quieter location.- Listen to the birds! Very nice.- Yeah.

0:20:42 > 0:20:44- And no traffic.- Yep.

0:20:44 > 0:20:47- Great.- Come on.

0:20:47 > 0:20:51'The exterior may not have the historic character they prefer,

0:20:51 > 0:20:54'but the proportions inside are certainly impressive.'

0:20:58 > 0:21:00So come on in. A little bit drier in here!

0:21:03 > 0:21:04So, as you've probably noticed,

0:21:04 > 0:21:08- a very large hallway!- It is! It's enormous.- Yeah.

0:21:08 > 0:21:13Huge. I can see our boys chasing each other through the doorways!

0:21:13 > 0:21:15Much more space than the last property.

0:21:15 > 0:21:17'That's a much better start!

0:21:17 > 0:21:19'And as we explore further,

0:21:19 > 0:21:22'I hope they'll appreciate that the size of this house

0:21:22 > 0:21:24'is very workable for a young family.'

0:21:24 > 0:21:28The first room I want to show you is the reception room.

0:21:28 > 0:21:32- Again, completely different. - Very different, yep.

0:21:32 > 0:21:34From the previous house.

0:21:34 > 0:21:39But you get the space, plenty of light. Triple aspect.

0:21:39 > 0:21:41And views out onto your garden.

0:21:41 > 0:21:43Yeah.

0:21:43 > 0:21:46It's much better proportioned than the last place.

0:21:46 > 0:21:49The size of the living room is very good.

0:21:49 > 0:21:52And a woodburner, which you're a fan of.

0:21:52 > 0:21:54Keep us toasty warm.

0:21:54 > 0:21:58And the size of the room. Does this work for the furniture you had in mind?

0:21:58 > 0:22:01Cos you're moving. You've got to move soon, haven't you?

0:22:01 > 0:22:04We've sold our house, so the pressure's on.

0:22:04 > 0:22:08Yes, we'll have to buy some more furniture. We only have one sofa.

0:22:08 > 0:22:14- So we knew we'd have to get more. So yes, the size is good.- Absolutely.

0:22:14 > 0:22:16Good. OK. We'll continue.

0:22:16 > 0:22:19Leading off the hall is a large study

0:22:19 > 0:22:21which would be perfect for Tessa to work from home.

0:22:21 > 0:22:24There's also a formal dining area.

0:22:24 > 0:22:28But I'm going to show them the room I think they'll really appreciate,

0:22:28 > 0:22:30a living family kitchen.

0:22:30 > 0:22:31Wow!

0:22:31 > 0:22:35- Crikey!- Gosh. Fantastic kitchen.

0:22:35 > 0:22:39This is just the sort of thing I was hoping for!

0:22:40 > 0:22:41Definitely no lack of space in here.

0:22:41 > 0:22:43What a great space!

0:22:43 > 0:22:46And as if this wasn't big enough, there's a utility room to the right.

0:22:46 > 0:22:50Wow. Amazing. That's another log burner in here, is it?

0:22:50 > 0:22:55That's a wood burner and it works as an oven with a hob at the top as well.

0:22:55 > 0:22:57- Wow!- A great feature. And it's staying as well.

0:22:57 > 0:22:59Amazing!

0:22:59 > 0:23:02I could imagine doing a bit of cooking in here!

0:23:02 > 0:23:04A little bit of entertaining.

0:23:04 > 0:23:08- This is a family kitchen, definitely.- Absolutely.

0:23:08 > 0:23:10You're liking what you're seeing so far?

0:23:10 > 0:23:12So far, yep.

0:23:12 > 0:23:17'Well, the kitchen has sparked some real interest from Tessa

0:23:17 > 0:23:20'and I hope the upstairs keeps that enthusiasm simmering.

0:23:20 > 0:23:24'The light, airy feel continues in the four generously sized bedrooms,

0:23:24 > 0:23:28'providing plenty of storage and separate room for their sons

0:23:28 > 0:23:31'as well as a spare room for guests.

0:23:31 > 0:23:34'They all share the very large family bathroom with shower.

0:23:34 > 0:23:39'But we're heading past the huge landing to where Matt and Tessa would sleep.'

0:23:39 > 0:23:43So, here's the master bedroom.

0:23:43 > 0:23:46- Very good size.- Another big room.

0:23:46 > 0:23:48They're all huge, aren't they?

0:23:49 > 0:23:52If you look at this room, it's got loads of storage,

0:23:52 > 0:23:54it's got the en-suite next door.

0:23:54 > 0:23:57Everywhere in this house, there's storage in the eaves.

0:23:57 > 0:23:59Absolutely everywhere.

0:23:59 > 0:24:02Great. Something we really miss in our house is storage.

0:24:02 > 0:24:04That'll make a big difference.

0:24:04 > 0:24:07What do you think? What's the vibe you're getting so far?

0:24:07 > 0:24:09I'm not sure. I can't read you two!

0:24:09 > 0:24:11I don't think we can make up our minds.

0:24:11 > 0:24:15I'm finding it hard to put my finger on what it is I think about this house.

0:24:15 > 0:24:21It's a bit difficult to look past what's here already in terms of fixtures and fittings.

0:24:21 > 0:24:23To try and think how we would make it our own.

0:24:23 > 0:24:26It's enormous. There's so much space here, which is fantastic.

0:24:26 > 0:24:29It's what we're looking for. But I'm not quite sure

0:24:29 > 0:24:31what it is that isn't quite right.

0:24:31 > 0:24:33- I can't quite put my finger on it. - Right.

0:24:33 > 0:24:35Let's go and see the garden.

0:24:35 > 0:24:37- Then we'll talk about the price. - OK. Great.

0:24:37 > 0:24:44'Matt and Tessa are clearly struggling on how they could make their personal mark on this house.

0:24:44 > 0:24:46'So can the garden win them round?

0:24:46 > 0:24:48'It's wonderfully child friendly

0:24:48 > 0:24:52'and there's definitely enough room for a children's cricket pitch.'

0:24:53 > 0:24:55So, the all-important garden.

0:24:55 > 0:25:00It comes to about a third of an acre, including the footprint of the house.

0:25:00 > 0:25:03- And it's a very big house! - It is a big house.

0:25:03 > 0:25:05Let's see what the price is.

0:25:05 > 0:25:08How much is it on the market for?

0:25:08 > 0:25:10I was going to guess 390.

0:25:10 > 0:25:13I'm going to say 400, at least.

0:25:14 > 0:25:15I'm going to tell you

0:25:15 > 0:25:17it is at the top of your budget.

0:25:17 > 0:25:22It's just slightly over at £425,000.

0:25:22 > 0:25:24I thought it would be top of the budget.

0:25:24 > 0:25:27Big garden. Masses of space inside.

0:25:27 > 0:25:29It doesn't surprise me.

0:25:29 > 0:25:31And that does make a bit of a difference.

0:25:31 > 0:25:35Yeah. OK. Have another look around.

0:25:35 > 0:25:37It'll take you forever!

0:25:37 > 0:25:40Those bedrooms are enormous.

0:25:40 > 0:25:44And have one more look. Have a think.

0:25:44 > 0:25:47Is this the type of house that would work for the two of you

0:25:47 > 0:25:49with the young family growing up.

0:25:49 > 0:25:52See you in a little while. I won't be out here too long cos it's raining.

0:25:52 > 0:25:54- Off you go.- Thank you.

0:25:54 > 0:25:58Priced a tough over budget at 425,000

0:25:58 > 0:26:01a sensible offer on this generous family home

0:26:01 > 0:26:03would bring it with reach.

0:26:16 > 0:26:17One of the main things about this house

0:26:17 > 0:26:20because it is a really good family home

0:26:20 > 0:26:22is that it's very much at the top end of our budget.

0:26:22 > 0:26:25In an ideal world, we'd love to have this space.

0:26:25 > 0:26:26It's not too much at all.

0:26:26 > 0:26:29The space is wonderful. And I wouldn't change that at all.

0:26:29 > 0:26:31The house is obviously new build.

0:26:31 > 0:26:34We've not ruled that out.

0:26:34 > 0:26:36We'd like a house with character, traditional feel to it,

0:26:36 > 0:26:39but at the end of the day, you get a gut feel for a place

0:26:39 > 0:26:45and it hasn't made either Tessa or I feel like we want it.

0:26:47 > 0:26:50OK, you two. Back out in the rain, I'm afraid.

0:26:50 > 0:26:52That's the second of our two houses today.

0:26:52 > 0:26:55The weather's so bad, we should call it a day,

0:26:55 > 0:26:58then tomorrow, of course, is our mystery house.

0:26:58 > 0:27:00Shall we go? Let's go.

0:27:11 > 0:27:14As dusk falls over the Rutland landscape,

0:27:14 > 0:27:17the first day of our property search comes to a close.

0:27:20 > 0:27:23With a budget of £420,000,

0:27:23 > 0:27:26Matt and Tessa are looking to escape the city of Cambridge

0:27:26 > 0:27:30and put down roots in the Rutland countryside with their young family.

0:27:30 > 0:27:32The two properties they've seen so far

0:27:32 > 0:27:36have struggled to meet their desire for a characterful family home

0:27:36 > 0:27:38in a good village location.

0:27:38 > 0:27:41Coming up, the mystery house offers a different view.

0:27:42 > 0:27:45This garden is phenomenal.

0:27:45 > 0:27:46Really brilliant.

0:27:46 > 0:27:49And I meet a modern miller who single-handedly

0:27:49 > 0:27:51restored a 19th-century windmill.

0:27:53 > 0:27:56Well, our house search here in Rutland with Matt and Tessa

0:27:56 > 0:27:59hasn't quite gone according to plan.

0:27:59 > 0:28:02Yesterday, we showed them two very different properties

0:28:02 > 0:28:05which in all honesty didn't hit the mark.

0:28:05 > 0:28:09But what has become clear is that this move is all about their children.

0:28:09 > 0:28:13So will the mystery house be the child-friendly family home

0:28:13 > 0:28:15they so crave?

0:28:19 > 0:28:23For our mystery property, we've crossed the border into Lincolnshire,

0:28:23 > 0:28:25close to the market town of Bourne,

0:28:25 > 0:28:28just over half an hour's drive to Peterborough for Matt's work.

0:28:28 > 0:28:32This historic town has plenty of amenities.

0:28:32 > 0:28:35Its impressive town hall is Grade II listed

0:28:35 > 0:28:39and its market charter was granted in 1729.

0:28:40 > 0:28:44So what better place than the market to find out what's on offer here

0:28:44 > 0:28:46from trader Bill Pauley.

0:28:48 > 0:28:51Bill, you're local to this area. How long have you had a market stall?

0:28:51 > 0:28:56- 30 years.- A long time. How often is there a market here?

0:28:56 > 0:28:58Twice a week. Thursdays and Saturdays.

0:28:58 > 0:29:01All selling fantastic local produce.

0:29:01 > 0:29:04Plenty of good local produce to keep the local economy going.

0:29:04 > 0:29:07Matt and Tessa are thinking of moving to this area.

0:29:07 > 0:29:09Good place to move to.

0:29:09 > 0:29:13We've got young children. Can you tell us what there is for young people?

0:29:13 > 0:29:18Plenty to do. There's sports. Rugby, football, cricket.

0:29:18 > 0:29:21- Cricket.- There's an outdoor swimming pool.

0:29:21 > 0:29:23There's not many left, outdoor pools.

0:29:23 > 0:29:25And are schools good around here?

0:29:25 > 0:29:32Very, very good schools. A lot of people move to Bourne because of the high quality schools.

0:29:32 > 0:29:35- Really good.- All these things you have to bear in mind, don't you?

0:29:35 > 0:29:38- Yes.- The school catchment area. Critical.

0:29:38 > 0:29:40- Bill, thank you very much. - No problem.

0:29:40 > 0:29:44- Let's hope the sun keeps shining today.- And I keep selling. - Thank you!

0:29:44 > 0:29:49'So, good news about the schools, but what about the house?

0:29:49 > 0:29:52'We're heading three miles south-east of Bourne

0:29:52 > 0:29:55'to the village of Ednam, to find our mystery property.'

0:29:55 > 0:29:57'And it's a bit of a gamble

0:29:57 > 0:30:01'as we'll be trying to tempt Matt and Tessa with a building style

0:30:01 > 0:30:03'they've never considered before.'

0:30:03 > 0:30:06So here we are in Lincolnshire

0:30:06 > 0:30:08for your third and final property.

0:30:08 > 0:30:09Our mystery house.

0:30:09 > 0:30:11Certainly a surprise!

0:30:13 > 0:30:17You might guess why it's our mystery property? Want to help me with that?

0:30:17 > 0:30:18- Seems to be all on one floor!- It is.

0:30:18 > 0:30:21One level living. A bungalow.

0:30:21 > 0:30:25But a huge bungalow. And what I'd like you to do

0:30:25 > 0:30:27is to keep an open mind.

0:30:27 > 0:30:31Because there are many elements to this property, which, standing here,

0:30:31 > 0:30:32you really can't see.

0:30:32 > 0:30:36- OK.- Shall we get started? - Let's get started.

0:30:36 > 0:30:39'We definitely delivered the unexpected with this one.

0:30:39 > 0:30:43'But I do hope Matt and Tessa will give this property a chance

0:30:43 > 0:30:47'as it could provide the open plan family spaces they're after.'

0:30:47 > 0:30:51So, let's start off with the first reception room.

0:30:51 > 0:30:55I gave a bit away there. "First" reception room.

0:30:55 > 0:30:56What do you think?

0:30:56 > 0:30:57Um...

0:30:57 > 0:30:59Very sweet.

0:30:59 > 0:31:01Very, um, homely.

0:31:01 > 0:31:04- It's all, er...- It's a good size.

0:31:04 > 0:31:07Nice looking out onto the garden. Nice bay window there.

0:31:07 > 0:31:11You've got this as a small reception room. Actually quite a good size.

0:31:11 > 0:31:14- Great.- Shall we continue?- Yeah.

0:31:15 > 0:31:17'A muted response so far.

0:31:17 > 0:31:21'But that could all change when they see the main family living area.'

0:31:21 > 0:31:25- So you've seen one reception room. - Wow!- Goodness!

0:31:25 > 0:31:27- Amazing.- Here's the second.

0:31:27 > 0:31:31- Huge, isn't it?- It's huge. It's a fantastic space.

0:31:31 > 0:31:36You've got your reception room here which has been divided up into a dining space.

0:31:36 > 0:31:40Access to the garden. So much light. So many windows.

0:31:40 > 0:31:45And your kitchen conveniently next door in that open plan feel.

0:31:45 > 0:31:47A bit of an L-shape going on.

0:31:47 > 0:31:49Then there's a door just to the left

0:31:49 > 0:31:52with a utility room with access outside as well.

0:31:52 > 0:31:54- Amazing.- It's just the sort of thing we were looking for.

0:31:54 > 0:31:58- It's fantastic.- The kitchen's great. - The kitchen's really lovely.

0:31:58 > 0:32:01They've done that well. And so much light.

0:32:01 > 0:32:05- And we were really thinking of the boys.- Absolutely.

0:32:05 > 0:32:08That is the most perfect play area there.

0:32:08 > 0:32:11And eating all in one. This is a really lovely room.

0:32:11 > 0:32:15'So things are looking up for this property.

0:32:15 > 0:32:18'And it delivers on everything else thereafter inside too,

0:32:18 > 0:32:21'with a study at the front of the house for Tessa.

0:32:21 > 0:32:27'There are three bedrooms, two of which look out onto the back garden and could suit the boys.

0:32:27 > 0:32:31'What's more, there's a shower room and a modern family bathroom.

0:32:31 > 0:32:33'But we're heading for the front of the house

0:32:33 > 0:32:35'and the room which could be Matt and Tessa's.'

0:32:35 > 0:32:38This is the master.

0:32:39 > 0:32:43- Plenty of storage.- Yeah. It's a good size, this bedroom.

0:32:43 > 0:32:47How do you feel about the boys being literally just next door?

0:32:47 > 0:32:51It's convenient when they're little, obviously, for getting up in the night, at the moment.

0:32:51 > 0:32:53But when they're a bit older,

0:32:53 > 0:32:55and they've got the music on.

0:32:55 > 0:32:57They're not having a drum kit!

0:32:59 > 0:33:01- But this works for you? - Yes, this works.

0:33:01 > 0:33:04I'll let you explore the house on your own.

0:33:04 > 0:33:07Let's go outside and look at that all-important garden space.

0:33:07 > 0:33:10- Yes.- Where they might play.

0:33:10 > 0:33:13- And that cricket match, you're desperate, aren't you?- Absolutely!

0:33:13 > 0:33:14Follow you.

0:33:14 > 0:33:18'Some positive reactions to our mystery property.

0:33:18 > 0:33:21'But really, this is all about the outside space.

0:33:21 > 0:33:25'The child friendly garden comes in at around an acre

0:33:25 > 0:33:28'and offers fantastic views of the surrounding countryside.'

0:33:30 > 0:33:33So, the all-important garden.

0:33:33 > 0:33:37- It's fantastic.- A fantastic garden. Really good size.- Enormous.

0:33:37 > 0:33:41And straight onto fields, which is what we wanted.

0:33:41 > 0:33:44That tree is perfect to be made into a tree house!

0:33:44 > 0:33:46It's possible. Yeah, it's possible.

0:33:46 > 0:33:49- Double garage.- Good for a swing, anyway. That'll make them happy.

0:33:49 > 0:33:52It is a fantastic space.

0:33:52 > 0:33:57It really is. And the outside decking area is amazing.

0:33:57 > 0:34:00I love that. For eating outside. Really good.

0:34:00 > 0:34:04But have you got enough money? How much is this house on the market for?

0:34:04 > 0:34:06I'll go for 400,000.

0:34:06 > 0:34:10I'm just guessing as we're slightly further into Lincolnshire,

0:34:10 > 0:34:12slightly less, so I'll say 390.

0:34:13 > 0:34:15You're both under.

0:34:16 > 0:34:19- It's £420,000.- Is it?- Right. - Goodness.

0:34:19 > 0:34:21Hasn't been on the market very long.

0:34:22 > 0:34:23OK.

0:34:24 > 0:34:27Well, it does have a huge amount of space.

0:34:27 > 0:34:29This garden is phenomenal.

0:34:29 > 0:34:31- It's really brilliant.- Yep.

0:34:31 > 0:34:34- Would you like to go and have another look around?- We'd love to.

0:34:34 > 0:34:37And think about this garden. I know it's so important to you.

0:34:37 > 0:34:41And the location with the school and everything else.

0:34:41 > 0:34:43- Thank you.- Thank you.

0:34:45 > 0:34:47We always like to surprise people,

0:34:47 > 0:34:51and I think this property has certainly done that!

0:34:52 > 0:34:54Priced at £420,000

0:34:54 > 0:34:57our mystery property is at the top end of their budget.

0:34:57 > 0:34:59But with some imagination,

0:34:59 > 0:35:02has all the makings of a great family home.

0:35:14 > 0:35:18The big positive for this place is definitely the garden that comes with it.

0:35:18 > 0:35:21The amount of land, the openness and the fact it backs onto fields.

0:35:21 > 0:35:24There are views in all directions. It's a lovely quiet spot.

0:35:24 > 0:35:26This garden really is spot on.

0:35:26 > 0:35:28This house has challenged my perceptions.

0:35:28 > 0:35:34It's made me realise that you should never judge a book by its cover.

0:35:34 > 0:35:37Because this does offer us the sort of living that we would like.

0:35:37 > 0:35:42It's just that it's not the traditional style that we'd dreamed of.

0:35:44 > 0:35:47Hello. That was definitely the best house tour out of the three, wasn't it?

0:35:47 > 0:35:49- It's safe to say.- Yeah.

0:35:49 > 0:35:52- Shall we go and have a little chat somewhere?- Yep.- Come on.

0:36:02 > 0:36:04Like its neighbouring counties,

0:36:04 > 0:36:07Rutland's relatively flat terrain

0:36:07 > 0:36:10has made it the ideal location for wind-powered technology.

0:36:10 > 0:36:13Of the seven historic windmills the county is home to,

0:36:13 > 0:36:16most have been converted for residential use.

0:36:16 > 0:36:20Only one of them is still a fully functional tower mill.

0:36:20 > 0:36:22In fact, this windmill at Whissendine

0:36:22 > 0:36:27is one of the last remaining 19th-century working windmills in the entire country.

0:36:27 > 0:36:30The 60-foot mill was built in 1810

0:36:30 > 0:36:33and ceased to work in the early 1920s.

0:36:33 > 0:36:36It stood idle for over 70 years

0:36:36 > 0:36:40until it was bought by artisan miller Nigel Moon who aimed to restore it.

0:36:40 > 0:36:46It took nearly 14 years until he first ground wheat here in 2009.

0:36:46 > 0:36:49With the machinery now fully in action,

0:36:49 > 0:36:53I've come to meet him to find out more about this miller's tale of restoration.

0:36:57 > 0:37:00How much work have you had to do to restore the windmill

0:37:00 > 0:37:02back to its former glory?

0:37:02 > 0:37:05Basically, below the top of the tower, it was basically complete.

0:37:05 > 0:37:10That's how it was in the 1960s when they'd just put the new hat on

0:37:10 > 0:37:12which kept it dry for all those years.

0:37:12 > 0:37:18And then the whole tower had to be completely repointed from top to bottom.

0:37:18 > 0:37:22As you see, it was all scaffolding and had about seven men on it

0:37:22 > 0:37:23for six months.

0:37:23 > 0:37:25- Is the windmill listed?- Yes.

0:37:25 > 0:37:27It's a Grade II *.

0:37:27 > 0:37:31Well, I would love to see how you turn wheat into flour.

0:37:33 > 0:37:36Nigel runs this mill practically single-handedly.

0:37:36 > 0:37:39But his mum Ruth, who's 94 years old,

0:37:39 > 0:37:43helps bag the flour for him and is always on hand.

0:37:43 > 0:37:47Nigel's gone back down to the ground floor to bag up some wheat

0:37:47 > 0:37:49and we'll start the whole process.

0:37:49 > 0:37:52Apparently, if I pull this lever here,

0:37:52 > 0:37:55this bit of string will come shooting up through this trap door

0:37:55 > 0:37:58goes over here and the whole process starts.

0:37:58 > 0:38:01Let's see how Miller Chapman gets on!

0:38:01 > 0:38:03Nigel, I'm ready!

0:38:06 > 0:38:09Here goes. I've got to pull on this as hard as I can.

0:38:11 > 0:38:13It's heavy!

0:38:13 > 0:38:15Coming up!

0:38:16 > 0:38:18This is so heavy, I can't tell you!

0:38:20 > 0:38:22Any second now it's going to come through the trap door.

0:38:24 > 0:38:26Here it comes.

0:38:31 > 0:38:34And there, ladies and gentlemen, is my wheat.

0:38:36 > 0:38:40So whilst the wheat has been winched up using the power of the wind,

0:38:40 > 0:38:41the next step is grinding it.

0:38:41 > 0:38:45That's a little hopper which I'm using. That stores the wheat.

0:38:45 > 0:38:49Then the little wooden spring, you can see it's tapping.

0:38:49 > 0:38:53And that shakes the grain in very gradually

0:38:53 > 0:38:55into the millstone.

0:38:55 > 0:38:57It's slowly ground up

0:38:57 > 0:39:00- and what comes out on the edge is wholemeal flour.- Right.

0:39:00 > 0:39:04Then it drops down a pipe to the floor below

0:39:04 > 0:39:05to what we call the dresser.

0:39:05 > 0:39:09It's just a big drum with a fine mesh in it.

0:39:09 > 0:39:12That simply takes off the coarse bits

0:39:12 > 0:39:14if we're making white flour.

0:39:14 > 0:39:17Then the white flour drops down another pipe

0:39:17 > 0:39:19and arrives on the ground floor.

0:39:19 > 0:39:24Nigel produces up to two tonnes of organic flour each week,

0:39:24 > 0:39:26depending on demand.

0:39:26 > 0:39:28With a little help from Mum, of course!

0:39:29 > 0:39:32You're very passionate about being a miller.

0:39:32 > 0:39:34Why is it so important to preserve our mills?

0:39:34 > 0:39:37Well, they've got something to contribute.

0:39:37 > 0:39:40When you get a wind, it's all environmentally sound.

0:39:40 > 0:39:44It's local production. Very often you're buying from local farmers.

0:39:44 > 0:39:48So the money goes round in the local economy.

0:39:48 > 0:39:51- Nigel, thank you very much indeed. - Pleasure.- Thank you.

0:39:57 > 0:40:02It's been fascinating meeting Nigel and seeing this old tower mill back in action.

0:40:02 > 0:40:06But it's time to find out if Matt and Tessa have made a decision

0:40:06 > 0:40:08on any of the properties we showed them.

0:40:08 > 0:40:12I think I know what the answer's going to be!

0:40:17 > 0:40:19Matt and Tessa, that's it.

0:40:19 > 0:40:25Our tour of the Rutland area, taking in Lincolnshire and Leicestershire as well, is over.

0:40:25 > 0:40:28Let's go with the first property we showed you, that beautiful old cottage.

0:40:28 > 0:40:30Tell me what you thought.

0:40:30 > 0:40:34It was a great place. Hard to ignore the road noise.

0:40:34 > 0:40:38It was a beautiful property, there's no other way to describe it.

0:40:38 > 0:40:41However, the layout didn't seem quite right for us

0:40:41 > 0:40:45and the garden, the grassy bit, was very small.

0:40:45 > 0:40:47A beautiful outside cooking area

0:40:47 > 0:40:51but not quite right for children at the moment.

0:40:51 > 0:40:54We then decided to show you something completely different.

0:40:54 > 0:40:58Took you to a new build across the border into Leicestershire.

0:40:58 > 0:41:03A brand-new property, very, very different from the first.

0:41:03 > 0:41:07You'd found this property that had everything we were asking for,

0:41:07 > 0:41:11a beautiful big kitchen, four enormous bedrooms.

0:41:11 > 0:41:13A huge landing, huge hallway.

0:41:13 > 0:41:16But it was just a bit too far away.

0:41:16 > 0:41:22- 40 minutes.- Too far away and also the garden being narrow

0:41:22 > 0:41:24and hemmed in.

0:41:24 > 0:41:26I know we could have done something with those hedges,

0:41:26 > 0:41:30but it still didn't just quite fit the bill.

0:41:30 > 0:41:32And because it was at the top of our price range,

0:41:32 > 0:41:37it was too much to compromise on.

0:41:37 > 0:41:39So we then have to talk about our mystery house,

0:41:39 > 0:41:42picked for Jack and Archie, not for the two of you at all.

0:41:42 > 0:41:44They would have loved it, wouldn't they?

0:41:44 > 0:41:48It really was. If Archie and Jack could have chosen a house,

0:41:48 > 0:41:50they would have chosen that, definitely.

0:41:50 > 0:41:53If we had to pick one out of the three it would definitely be the mystery house

0:41:53 > 0:41:58just for the huge garden, the fields behind and the village setting. It was very peaceful.

0:41:58 > 0:42:03How do you feel about one-level living? That's how I've renamed it!

0:42:03 > 0:42:07My initial reaction was, "Oh, no, a bungalow!"

0:42:07 > 0:42:11I have to say my heart sank when I saw it.

0:42:11 > 0:42:13But the house did redeem itself.

0:42:13 > 0:42:15When I saw how big the garden was

0:42:15 > 0:42:17and how fantastic the space was inside,

0:42:17 > 0:42:23I did, I could imagine, I did think of the boys running around and things.

0:42:23 > 0:42:27I'm just not sure it's the house for us for the next five to ten years.

0:42:27 > 0:42:31Which is a shame because it's got so much going for it.

0:42:31 > 0:42:33But it really is at the top of our budget as well.

0:42:33 > 0:42:38We're going to continue to search in the area south of Rutland Water.

0:42:38 > 0:42:43Possibly into Northamptonshire as well as the other surrounding counties you mentioned.

0:42:43 > 0:42:46Well, all the best with it. With the boys, as well. Enjoy.

0:42:46 > 0:42:50Let us know how you get on. I'm sorry we didn't get close.

0:42:50 > 0:42:52Thank you very much for all your hard work.

0:42:52 > 0:42:54- We've had great fun.- Thank you.

0:43:00 > 0:43:02Having already sold their house in Cambridge,

0:43:02 > 0:43:06time really is of the essence for Matt and Tessa.

0:43:06 > 0:43:11It's such a shame we couldn't find them that perfect family home here in Rutland.

0:43:11 > 0:43:15But by the sounds of things, they're prepared to move here, rent

0:43:15 > 0:43:17and continue the search themselves.

0:43:17 > 0:43:20So we wish them the very best of luck.

0:43:20 > 0:43:22Until next time, bye-bye!

0:43:23 > 0:43:25If you'd like to escape to the country

0:43:25 > 0:43:29in Scotland, Wales, Northern Ireland or England and need our help,

0:43:29 > 0:43:31please apply online.
