0:00:02 > 0:00:05I'm at the country retreat of one of the nation's most renowned authors,

0:00:05 > 0:00:08who described this as "the loveliest place in the world."

0:00:08 > 0:00:11So who lived here and which county am I in? Find out in just a moment.

0:00:42 > 0:00:45It's a show of firsts today,

0:00:45 > 0:00:48as we help a lovestruck couple who've never actually shared a home before

0:00:48 > 0:00:51find a property for them to cosy up in together.

0:00:51 > 0:00:55I can see myself watching telly here in front of the fire, definitely.

0:00:55 > 0:00:58They also want to partner up to try their hand at running a guest house.

0:00:58 > 0:01:02So we open the door to some top-notch lodgings.

0:01:02 > 0:01:03Wow!

0:01:03 > 0:01:06- Goodness me!- This is five-star accommodation, isn't it?

0:01:06 > 0:01:11And the surprise finale could see one of them carried over the threshold.

0:01:11 > 0:01:13Oh, my God!

0:01:18 > 0:01:23Today I'm in South Devon at the Greenway estate, home to crime writer Agatha Christie.

0:01:23 > 0:01:25Born in Torquay in 1890,

0:01:25 > 0:01:28the county was always close to Christie's heart

0:01:28 > 0:01:32and her writing, as she based 15 of her novels in the county.

0:01:32 > 0:01:35Now, she bought Greenway back in 1938,

0:01:35 > 0:01:39and holidayed here every single summer until her death in 1976.

0:01:39 > 0:01:43And although many of her whodunit plots were inspired by this beautiful environment,

0:01:43 > 0:01:45she never actually wrote here,

0:01:45 > 0:01:48seeing this purely as a place for relaxation.

0:01:48 > 0:01:51Something that can be said for the county as a whole.

0:01:55 > 0:01:58Sitting in the centre of the southwest sleeve of England,

0:01:58 > 0:02:01Devon faces out over the Atlantic to the north

0:02:01 > 0:02:03and the English Channel to the south.

0:02:03 > 0:02:04Its two coastlines are peppered

0:02:04 > 0:02:07with a number of fashionable Victorian resorts,

0:02:07 > 0:02:10such as Dartmouth, down on the southern shores,

0:02:10 > 0:02:12while set into the North Devon cliffside,

0:02:12 > 0:02:14you'll find Lynton and Lynmouth,

0:02:14 > 0:02:18connected by its funicular railway, which opened in 1890.

0:02:18 > 0:02:21Historic transport links are also evident

0:02:21 > 0:02:23in the nearby estuary town of Bideford,

0:02:23 > 0:02:26whose landmark bridge dates back to the 15th century.

0:02:28 > 0:02:29Moving forward to the present day,

0:02:29 > 0:02:33many of the eight million visitors to the county come here

0:02:33 > 0:02:35for the dramatic surf, sailing opportunities,

0:02:35 > 0:02:38or to navigate its extensive cycling and walking routes.

0:02:38 > 0:02:42In fact, the 630-mile-long South West Coast Path

0:02:42 > 0:02:44that wraps around both of Devon's coasts

0:02:44 > 0:02:46is the longest footpath in Britain.

0:02:50 > 0:02:55Whilst properties values here in Devon have dipped by around 10% since their peak back in 2007,

0:02:55 > 0:02:57the average price of a detached house here

0:02:57 > 0:03:00is still just shy of £289,000.

0:03:00 > 0:03:03That's around £30,000 above the national figure.

0:03:03 > 0:03:07Now, the South Devon hotspots of Salcombe and here in Dartmouth

0:03:07 > 0:03:08still carry a premium,

0:03:08 > 0:03:11due in no small part to the stunning coastline

0:03:11 > 0:03:15and, of course, the plentiful period property that is always sought after.

0:03:15 > 0:03:18But no matter where you look, I think it's fair to say

0:03:18 > 0:03:21that Devon offers rich pickings when it comes to its property stars.

0:03:22 > 0:03:26Thatch is a particular hallmark of many traditional rural properties in the county.

0:03:26 > 0:03:30From two-bed cottages to the classic Devon longhouse,

0:03:30 > 0:03:33thatch was the main roofing material before the 1900s.

0:03:33 > 0:03:36This four-bed cottage in Torquay

0:03:36 > 0:03:39would set you back £535,000.

0:03:41 > 0:03:43Staying by the sea, many coastal resorts

0:03:43 > 0:03:46retain their fine Georgian and Victorian buildings,

0:03:46 > 0:03:49but they can command a hefty price tag.

0:03:49 > 0:03:53This blue six-bedroom townhouse in Dartmouth has harbour views,

0:03:53 > 0:03:56but you would have to dig deep,

0:03:56 > 0:03:58to the tune of £1,350,000.

0:03:58 > 0:04:03Luckily, for a fraction of the price, there are many coastal villages and ports

0:04:03 > 0:04:06where the cost of an attractive two-bed period cottage

0:04:06 > 0:04:10can start at a much more affordable £200,000.

0:04:14 > 0:04:18Time to meet today's buyers to find out exactly what they're looking for.

0:04:18 > 0:04:21Transport policeman Jerry and his partner Louise,

0:04:21 > 0:04:24a social care manager, currently live separately

0:04:24 > 0:04:27in the busy Worcestershire towns of Pershore and Evesham.

0:04:27 > 0:04:31They met two years ago, after a chance meeting in cyberspace.

0:04:31 > 0:04:34We were both internet dating,

0:04:34 > 0:04:37and I did an electronic wink at Jerry.

0:04:37 > 0:04:39It took him a few weeks to respond, I must say.

0:04:39 > 0:04:43But we met at the end of February two-and-a-half years ago.

0:04:43 > 0:04:47Yeah, we met and we had coffee in the town centre here,

0:04:47 > 0:04:49and we never looked back.

0:04:49 > 0:04:52However, there is another lady in Jerry's life.

0:04:52 > 0:04:56Well, Pint Pot is my passion. It's a small boat I've got on the river.

0:04:56 > 0:05:00Louise comes with me. You love it too - she's your pash as well.

0:05:00 > 0:05:03Making a picnic up and going down on the river -

0:05:03 > 0:05:05it's just an ace way to spend the day.

0:05:05 > 0:05:10As well as pleasure, business is a driving factor of this move

0:05:10 > 0:05:12and with retirement on the cards in the near future,

0:05:12 > 0:05:15they want to bring a new career to their front door.

0:05:15 > 0:05:18This move is around a business opportunity as well,

0:05:18 > 0:05:20so we want to be able to run a bed and breakfast.

0:05:20 > 0:05:26We need to be part of a community, so obviously, we need to make friends. I'd hate to be in glorious isolation.

0:05:26 > 0:05:29They're attracted to the rural splendour of the West Country,

0:05:29 > 0:05:32which is also a popular draw for tourists.

0:05:32 > 0:05:34We'd really like to move to Devon,

0:05:34 > 0:05:39mainly because it's a beautiful county,

0:05:39 > 0:05:45and it's coastal...and rivers, and obviously, beautiful moorland.

0:05:45 > 0:05:49So we thought that would be a really good opportunity for bed and breakfast,

0:05:49 > 0:05:53although our idea of hell would be on a seafront in a row of bed and breakfasts.

0:05:53 > 0:05:56We'd like an individual property,

0:05:56 > 0:06:00lovely location, but it's got to bring in the business.

0:06:00 > 0:06:04And for their first love nest, they have a clear list of priorities.

0:06:04 > 0:06:10Kitchen - functional kitchen, a utility room, cos obviously, there'll be lots of washing and ironing,

0:06:10 > 0:06:12and at least four bedrooms,

0:06:12 > 0:06:16letting bedrooms, and obviously, owners' accommodation.

0:06:16 > 0:06:20I'd quite like a large garden, because I'd love to do teas,

0:06:20 > 0:06:24have a tea garden. And you'd quite like chickens if it was appropriately big enough.

0:06:24 > 0:06:28I'd love to keep chickens, yes. Fresh eggs.

0:06:28 > 0:06:31- Yeah, for the breakfasts!- Exactly.

0:06:31 > 0:06:35They've settled on how much they have to spend on this move.

0:06:35 > 0:06:38Our budget would be £500,000,

0:06:38 > 0:06:40which would be inclusive of everything.

0:06:40 > 0:06:44Any work needs doing would have to come out of that grand total.

0:06:49 > 0:06:53The right location is key for prospective B&B guests,

0:06:53 > 0:06:57so Jerry and Louise would like us to base their property search

0:06:57 > 0:06:59near to good road links through southern Devon,

0:06:59 > 0:07:02to attract tourists exploring the scenic West Country.

0:07:02 > 0:07:06Time for me to find out more about the very first home they want to buy together.

0:07:08 > 0:07:10Well, first of all, welcome to Devon.

0:07:10 > 0:07:12Beautiful, isn't it? Look at it.

0:07:12 > 0:07:15- Glorious. Renews the soul.- Does it?

0:07:15 > 0:07:18- It does, yeah. I think it's fabulous. - Is that why we're here - to renew our souls?

0:07:18 > 0:07:22Well, I think we're on the cusp of some great changes in our lives.

0:07:22 > 0:07:25And this is part of it.

0:07:25 > 0:07:32OK. The dream is to run a B&B in Devon, but that's going in at the deep end here.

0:07:32 > 0:07:39Can we also look at houses with maybe...the ability to earn your money?

0:07:39 > 0:07:44Yeah. We need an income, so a B&B would be the top favourite,

0:07:44 > 0:07:48but we're ready. We're open to other opportunities.

0:07:48 > 0:07:50- Are you?- We are.- It sounded like you're telling him that then.

0:07:50 > 0:07:54No, I was looking for affirmation. I was looking for the nod!

0:07:54 > 0:07:56Let me give you the nod. The nod's there.

0:07:56 > 0:07:59Well, all right. This is...

0:07:59 > 0:08:01This is your escape to the country.

0:08:01 > 0:08:06- Absolutely.- We also need to focus on a nice place for you to live.

0:08:06 > 0:08:09- Exactly.- I think this is going to be very interesting,

0:08:09 > 0:08:12because I think we'll find differences of opinion.

0:08:12 > 0:08:14We'll also find out, you know...

0:08:14 > 0:08:17who maybe has the casting vote.

0:08:17 > 0:08:19I don't think there's any doubt there.

0:08:19 > 0:08:22- Over here, I think!- Absolutely!

0:08:23 > 0:08:27This is going to be fun, because... This is going to be a learning process for you guys as well.

0:08:27 > 0:08:30You'll be finding out a bit more about each other you didn't already know.

0:08:30 > 0:08:34- That's so true. Are you ready?- Yeah!

0:08:34 > 0:08:37Right, the roller coaster starts this way. Come on!

0:08:39 > 0:08:43As they move into the next important chapter of their lives together,

0:08:43 > 0:08:46Jerry and Louise have a top budget of £500,000.

0:08:46 > 0:08:50They want their first home to be an individual property with character

0:08:50 > 0:08:51that has the potential

0:08:51 > 0:08:53for a one-bedroom private living area for them

0:08:53 > 0:08:57and at least another three en-suite bedrooms for the B&B business.

0:08:57 > 0:09:01Spacious kitchen and dining areas are vital to cater for guests.

0:09:01 > 0:09:05Then, finally, the location needs to be well-connected to transport links

0:09:05 > 0:09:09and, of course, close to the water for Jerry to moor his beloved boat.

0:09:09 > 0:09:12We selected three superb properties which meet their criteria

0:09:12 > 0:09:14in different ways.

0:09:14 > 0:09:18And, as usual, I'll be asking them to guess the price before I reveal it.

0:09:18 > 0:09:21The final option is, of course, our mystery house,

0:09:21 > 0:09:25which will really test their commitment to a new vocation.

0:09:31 > 0:09:35We're getting our property search underway four miles south of Exeter

0:09:35 > 0:09:36in the village of Kennford.

0:09:36 > 0:09:39Set in what local residents call the Happy Valley of Kenn,

0:09:39 > 0:09:42it's served by all the essential amenities, such as a pub,

0:09:42 > 0:09:44a shop and a post office.

0:09:44 > 0:09:48Importantly for our couple, it's a popular stopping place for tourists,

0:09:48 > 0:09:52both exploring the county and travelling onward to Cornwall.

0:09:52 > 0:09:54Our first house lies on the edge of the village

0:09:54 > 0:09:58and is a modern build that I hope has the unique spec Jerry and Louise were hoping for.

0:09:58 > 0:10:02For the first property, I give you this.

0:10:02 > 0:10:04Wow!

0:10:04 > 0:10:05Modern.

0:10:05 > 0:10:09Modern. Built... Well, it was finished about a year ago.

0:10:09 > 0:10:11- Just less than a year ago.- Oh, wow.

0:10:11 > 0:10:14You said you wanted character. I think there's enough character inside for you.

0:10:14 > 0:10:18- It's got character on the outside. The slate front adds character.- It does, yeah.

0:10:18 > 0:10:21Strangely enough, you appear to be in the middle of nowhere,

0:10:21 > 0:10:25but I can hear the main road, so we know we've got good connections.

0:10:25 > 0:10:30Let's get inside. I think you're going to be very impressed. I hope you are, anyway. Follow me.

0:10:32 > 0:10:34Now, this property doesn't run as a business,

0:10:34 > 0:10:36but it has an unusual upside-down layout,

0:10:36 > 0:10:40where the entire ground floor is given over to bedroom suites.

0:10:40 > 0:10:43And I think this arrangement has great B&B potential.

0:10:43 > 0:10:45So let's start with a bedroom.

0:10:45 > 0:10:48- Big.- Wow!- Yeah, wow!

0:10:48 > 0:10:50Really big, isn't it?

0:10:50 > 0:10:52- It's lovely.- Cos I'm thinking,

0:10:52 > 0:10:56as lovely as this room is - sorry - it's probably for the guests.

0:10:56 > 0:10:58I think so.

0:10:58 > 0:11:00I would be hugely impressed with getting a room of this size,

0:11:00 > 0:11:02this sort of space.

0:11:02 > 0:11:04Now, as far as en suites go, I think

0:11:04 > 0:11:07this is one of the biggest I've ever seen. Take a look at this.

0:11:08 > 0:11:10Another big room. Wow!

0:11:10 > 0:11:13Goodness me.

0:11:13 > 0:11:15It is fabulous.

0:11:15 > 0:11:18- This is five-star accommodation, isn't it?- Yeah.- Yes.

0:11:18 > 0:11:21It's all done to a very high specification, isn't it?

0:11:21 > 0:11:24Our buyers, or their guests, would be spoilt for choice down here,

0:11:24 > 0:11:27as there's yet another magnificent bedroom with en suite.

0:11:27 > 0:11:30But there are four bedrooms in total.

0:11:30 > 0:11:32The other two are up on the first floor,

0:11:32 > 0:11:35and include a double room with a Juliet balcony and en suite,

0:11:35 > 0:11:38as well as one that could be offered as a twin room,

0:11:38 > 0:11:40also with its own en suite shower.

0:11:40 > 0:11:42That's four Bs for beds

0:11:42 > 0:11:43and the next B is for breakfast.

0:11:43 > 0:11:45Fairly decent size.

0:11:45 > 0:11:47Wow!

0:11:49 > 0:11:50Look at that.

0:11:50 > 0:11:52It's beautiful.

0:11:52 > 0:11:55- So would you have this as the dining area for your B&B?- Yeah.

0:11:55 > 0:11:57You know, you've got breakfast for six people.

0:11:57 > 0:12:00I think the kitchen's probably big enough for you.

0:12:00 > 0:12:02- Yeah!- Yeah, just a bit.

0:12:02 > 0:12:05Shocking, really.

0:12:05 > 0:12:06I'm just really shocked at...

0:12:06 > 0:12:08- And me. I am as well.- I like it.

0:12:08 > 0:12:11- Pleasantly shocked.- Yes. Yeah.

0:12:11 > 0:12:16Mapping out a property to accommodate paying guests and a home life

0:12:16 > 0:12:18takes a lot of thinking through.

0:12:18 > 0:12:19But upstairs on the top floor,

0:12:19 > 0:12:23there is one last room that has "personal space" written all over it.

0:12:23 > 0:12:27This was something that I really wasn't expecting.

0:12:29 > 0:12:30That makes a difference.

0:12:30 > 0:12:33This makes it more attractive now.

0:12:33 > 0:12:35Cos this is a big, usable room, isn't it?

0:12:35 > 0:12:37Very much so.

0:12:37 > 0:12:39One thing all my ex-clients said to me was,

0:12:39 > 0:12:43they gave their best accommodation away to their guests

0:12:43 > 0:12:45and they always craved sanctuary.

0:12:45 > 0:12:48- Yes.- This is here. Let's keep going back to this.

0:12:48 > 0:12:52You're not looking for an out-and-out business. This is your escape to the country.

0:12:52 > 0:12:55You're looking for the first house - first home - to enjoy together.

0:12:55 > 0:12:56Yeah.

0:12:56 > 0:12:58Smiley, smiley.

0:12:58 > 0:13:00So...whistle-stop around the house.

0:13:00 > 0:13:04Let's take a quick peek at the garden, but also,

0:13:04 > 0:13:07this is your first opportunity to start thinking about price.

0:13:07 > 0:13:09- All right?- Hmm...

0:13:09 > 0:13:11"Hmm" indeed!

0:13:13 > 0:13:15The garden area is tiered over three levels

0:13:15 > 0:13:16with two decked terraces

0:13:16 > 0:13:18as well as lawned areas,

0:13:18 > 0:13:21all with far-reaching views over the Kenn Valley.

0:13:21 > 0:13:23How much do you think this house is on the market for, then?

0:13:23 > 0:13:26I think it's built to an incredibly high spec.

0:13:26 > 0:13:30And I probably think it's over our budget.

0:13:30 > 0:13:33I'd go 525.

0:13:33 > 0:13:35It's a charming building.

0:13:35 > 0:13:37I'm going to go 510.

0:13:38 > 0:13:41- Spot on. £525,000, yeah.- Really?

0:13:41 > 0:13:43On your side here,

0:13:43 > 0:13:46with the stamp duty threshold of £500,000,

0:13:46 > 0:13:49I think there's a deal to be done here on budget.

0:13:50 > 0:13:52- Do you?- That's exciting.- It is.

0:13:52 > 0:13:54It's...

0:13:54 > 0:13:56- Fantastic.- Strong contender.

0:13:56 > 0:14:00So have a good look around. Have a look at the bedrooms and see which one you want for your own.

0:14:00 > 0:14:02OK? Cos this is a balancing act

0:14:02 > 0:14:05between your dream accommodation for yourselves

0:14:05 > 0:14:08and something for your guests that can earn you some money.

0:14:08 > 0:14:11And I'll meet you out the front whenever you're ready.

0:14:11 > 0:14:13- OK?- Right.- Yeah.- See you in a bit.

0:14:16 > 0:14:19I don't think they were expecting to see a property like this.

0:14:19 > 0:14:21But even though it's just a house at the moment,

0:14:21 > 0:14:23this would convert so easily

0:14:23 > 0:14:25into a B&B. And...

0:14:25 > 0:14:28in a very stylish way too.

0:14:31 > 0:14:33A positive start to our property hunt.

0:14:33 > 0:14:36Priced at £525,000,

0:14:36 > 0:14:39this immaculate modern property is ready to go as a home

0:14:39 > 0:14:42and has great B&B potential.

0:14:42 > 0:14:44Spread out over three levels,

0:14:44 > 0:14:47it comes with four pristine en-suite bedrooms,

0:14:47 > 0:14:50an enormous open-plan kitchen/dining area

0:14:50 > 0:14:52and a top floor

0:14:52 > 0:14:53which they could use

0:14:53 > 0:14:54as their private living space.

0:14:55 > 0:14:59My first thoughts were that... I was surprised it was a new-build.

0:14:59 > 0:15:02It was obviously clearly brand new, out of the box.

0:15:02 > 0:15:04But I was impressed.

0:15:04 > 0:15:06Inside, I loved it.

0:15:06 > 0:15:07It's a bit quirky,

0:15:07 > 0:15:09but the glass at the back of the house...

0:15:09 > 0:15:12Very nice.

0:15:12 > 0:15:14When you walk through the front door, it's breathtaking.

0:15:14 > 0:15:17All the solid floors and the staircases

0:15:17 > 0:15:19are just phenomenal.

0:15:19 > 0:15:23And it just begins to change what you imagine.

0:15:23 > 0:15:27We thought around changing a house into a business.

0:15:27 > 0:15:31If this is your first house, really excited to see what else you've got in store,

0:15:31 > 0:15:34because this has got off to a really good start.

0:15:37 > 0:15:40So...discovered all the bedrooms?

0:15:40 > 0:15:41Yes.

0:15:41 > 0:15:45Do you think you could cope with en suites of that size?

0:15:45 > 0:15:47Oh, very easily!

0:15:47 > 0:15:48- Yeah?- Yes!- Good.

0:15:48 > 0:15:51- OK, all done here. Off to the next one.- OK.

0:16:02 > 0:16:05A thorough understanding of the local area is vital

0:16:05 > 0:16:07when setting up a business to attract holidaymakers.

0:16:07 > 0:16:10So, during the week, we arranged for Jerry and Louise

0:16:10 > 0:16:11to take a tour of Dartmouth,

0:16:11 > 0:16:14set on the banks of the River Dart estuary.

0:16:14 > 0:16:17Trade has coursed through its natural deep-water harbours

0:16:17 > 0:16:18since Norman times.

0:16:18 > 0:16:20And with its series of terraced streets

0:16:20 > 0:16:23navigating the hillside's steep incline,

0:16:23 > 0:16:26the town still holds on to its strong historic identity.

0:16:26 > 0:16:28Keen to take to the waters when they move,

0:16:28 > 0:16:32our buyers met local resident Sir Geoffrey Newman,

0:16:32 > 0:16:36whose centuries-old seafaring family operated out of Dartmouth Harbour.

0:16:36 > 0:16:39Just at the moment, we're standing on the Kingswear side,

0:16:39 > 0:16:43looking across at the wonderful view of Dartmouth.

0:16:43 > 0:16:44- Wow!- And not only Dartmouth.

0:16:44 > 0:16:47At the top, can you see, you've got the Naval College,

0:16:47 > 0:16:49which overlooks the Dart.

0:16:49 > 0:16:51This is the place that the naval cadets

0:16:51 > 0:16:53get commissioned into the Navy.

0:16:53 > 0:16:58It was built between 1899 and 1905,

0:16:58 > 0:17:02and then, of course, below it you have the majesty

0:17:02 > 0:17:04and the glory of Dartmouth itself.

0:17:04 > 0:17:08And coming across to us, the River Dart, with all the boats on it.

0:17:08 > 0:17:12What sort of products were they bringing in and out?

0:17:12 > 0:17:14Well, very, very early on,

0:17:14 > 0:17:17there would have been wool and grain exports,

0:17:17 > 0:17:19right in medieval times, almost.

0:17:19 > 0:17:22Nowadays, it is the fish industry.

0:17:22 > 0:17:25So we're standing on the crab-fishing quay here,

0:17:25 > 0:17:29where they bring in the crab, which is offloaded here,

0:17:29 > 0:17:31then distributed right across the country

0:17:31 > 0:17:33and, of course, overseas as well.

0:17:33 > 0:17:37Much of the fabric of the town dates back to the 17th and 18th century,

0:17:37 > 0:17:39such as parts of its cobbled quayside.

0:17:41 > 0:17:43So here we are in Bayard's Cove.

0:17:43 > 0:17:46And then we've got the fort at the very end,

0:17:46 > 0:17:49which is the inner fort, built in 1537,

0:17:49 > 0:17:51during Henry VIII's time.

0:17:51 > 0:17:54This was the inner defence, in case the outer defence

0:17:54 > 0:17:57at the mouth of the Dart failed.

0:17:57 > 0:18:00However, a great way to survey the sights is from the water.

0:18:00 > 0:18:03Geoffrey's taking them on a tour of the harbour

0:18:03 > 0:18:05in a small fishing vessel.

0:18:05 > 0:18:07We'll get a fine view of the estuary

0:18:07 > 0:18:09and, of course, the Dart itself.

0:18:09 > 0:18:12That's the Bayard's Cove, where we were just a few minutes ago.

0:18:12 > 0:18:15Looking across there, you will see the inner fort.

0:18:15 > 0:18:19So imagine yourself on a vessel, trying to get in here,

0:18:19 > 0:18:21with those gun ports there, with guns smoking!

0:18:21 > 0:18:24- It wouldn't have been very nice, would it?- No chance!- No.

0:18:24 > 0:18:27Not surprisingly, Dartmouth's rich maritime history

0:18:27 > 0:18:29and scenic coastal beauty

0:18:29 > 0:18:31are a huge draw for tourists.

0:18:31 > 0:18:34So we're going to continue our house search close by,

0:18:34 > 0:18:38in the hope of taking advantage of the ready-made clientele.

0:18:42 > 0:18:44And not forgetting Jerry's small boat,

0:18:44 > 0:18:47Dartmouth could be an ideal location for recreation

0:18:47 > 0:18:48as well as enterprise.

0:18:48 > 0:18:51For just a stone's throw away from the waterfront

0:18:51 > 0:18:55is our second property, which is again quite a modern affair.

0:18:56 > 0:18:59First impressions? Fabulous bedroom window,

0:18:59 > 0:19:01but I bet it's not a bedroom, is it?

0:19:01 > 0:19:03You're absolutely spot-on.

0:19:03 > 0:19:05It's not a bedroom, but you've got that to look forward to.

0:19:05 > 0:19:09Let's talk about the outside of this house. What are you thinking?

0:19:09 > 0:19:10I like it.

0:19:10 > 0:19:12It's in a commanding position.

0:19:12 > 0:19:14And it's got all the character.

0:19:14 > 0:19:16It's got the slate over the door.

0:19:16 > 0:19:18No, it doesn't do much for me.

0:19:18 > 0:19:20Difference of opinion.

0:19:20 > 0:19:23But we're looking with a view to making it a house/B&B.

0:19:23 > 0:19:25Follow me this way.

0:19:28 > 0:19:31In an elevated position built into the hillside,

0:19:31 > 0:19:34this property is again set out over three storeys.

0:19:34 > 0:19:36Down on the ground floor lies a garage

0:19:36 > 0:19:38and the first of five double bedrooms

0:19:38 > 0:19:39that this house offers.

0:19:39 > 0:19:42And it's right next to a separate shower room.

0:19:42 > 0:19:45The middle floor is given over to three double bedrooms,

0:19:45 > 0:19:47one of which is the next stop on our tour.

0:19:50 > 0:19:51Right, then. Let's start

0:19:51 > 0:19:54with what I think will be one of the letting bedrooms.

0:19:54 > 0:19:55Not a bad size.

0:19:55 > 0:19:57I mean, yeah.

0:19:57 > 0:19:59- Let's look at the bathroom.- Do you want a look?- Yeah.

0:19:59 > 0:20:01Have a quick peek. It's en suite.

0:20:01 > 0:20:04It's not as big as the first house's en suite.

0:20:04 > 0:20:06- But it's all there.- It's all there.

0:20:06 > 0:20:10Further down the hallway is another double room and a family bathroom.

0:20:10 > 0:20:14But I think the way this house would work best as a B&B

0:20:14 > 0:20:17is to sacrifice the last bedroom on this floor.

0:20:17 > 0:20:19This is where it gets interesting for you guys.

0:20:19 > 0:20:23- See that small kitchenette and utility?- Yeah.- Yeah.

0:20:23 > 0:20:26Well, this is obviously a bedroom layout at the moment,

0:20:26 > 0:20:29but I think...three tables for two.

0:20:29 > 0:20:31This is ideal for a breakfast room.

0:20:31 > 0:20:34Yeah, it's workable, that.

0:20:34 > 0:20:36It's light. It's got good views.

0:20:36 > 0:20:39- It's a good room.- And it's a dedicated room.

0:20:39 > 0:20:42Very quickly, Louise seems to be jumping on board

0:20:42 > 0:20:45as she starts to see the business potential of this property.

0:20:45 > 0:20:48What I'm keen to show our buyers, though, is up on the third floor

0:20:48 > 0:20:51and could be their very own private hideaway.

0:20:51 > 0:20:53Right then.

0:20:53 > 0:20:54At the top of the house...

0:20:56 > 0:20:59I'm thinking these are exclusively for you.

0:20:59 > 0:21:01It's lovely.

0:21:02 > 0:21:04- It is, isn't it?- Yeah. Nice big kitchen.

0:21:04 > 0:21:06Massive kitchen.

0:21:06 > 0:21:07It'd be a waste to have that as a bedroom.

0:21:07 > 0:21:10Remember from the outside you said you liked the look of it?

0:21:10 > 0:21:13- Yeah.- I'm desperate to look out that window.- Go on, then!

0:21:13 > 0:21:14We'll go and have a look.

0:21:16 > 0:21:17Oh!

0:21:19 > 0:21:21There you go. That's the money shot.

0:21:24 > 0:21:27Confining the business side to the lower two floors

0:21:27 > 0:21:29means that Jerry and Louise would have

0:21:29 > 0:21:31their very own private apartment up here,

0:21:31 > 0:21:35which not only benefits from a huge open-plan kitchen and dining area,

0:21:35 > 0:21:37with breathtaking views,

0:21:37 > 0:21:39but also has a separate sitting room

0:21:39 > 0:21:40with wood-burning stove

0:21:40 > 0:21:44and is topped off by a master bedroom with useful en suite.

0:21:46 > 0:21:49This floor is perfect owners' accommodation, definitely.

0:21:49 > 0:21:50Isn't it just?

0:21:50 > 0:21:52Oh, you're smiling!

0:21:52 > 0:21:55That was an affirmative Louise chuckle.

0:21:55 > 0:21:58An affirmative Louise chuckle! I know this now.

0:21:58 > 0:22:00Right. ALC - I'll remember that.

0:22:00 > 0:22:02What a turnaround from Louise.

0:22:02 > 0:22:04After her initial misgivings,

0:22:04 > 0:22:07she's now clearly quite excited about this house.

0:22:07 > 0:22:10Time to take them both outside into the sloping landscaped garden

0:22:10 > 0:22:14and hazard a guess as to what this whole package might be worth.

0:22:14 > 0:22:17Now, this is the total of your garden.

0:22:17 > 0:22:20OK, now, what I feel would be great for you...

0:22:20 > 0:22:24- This is your vehicular access as well.- Oh, fab!- So you can pull the car up...

0:22:24 > 0:22:25Clever.

0:22:25 > 0:22:28Oh, it feels so much better!

0:22:28 > 0:22:30- Yes? Really?- It does.

0:22:30 > 0:22:32So...it's that time.

0:22:32 > 0:22:34Oh, no.

0:22:34 > 0:22:38How much do we think this house is on the market for?

0:22:38 > 0:22:42- Well, it's very difficult, because it's the individual building.- Yes.

0:22:42 > 0:22:46It's a one-off, so I'm just going to stick to the...

0:22:46 > 0:22:49- budget price of £500,000.- Right.

0:22:49 > 0:22:51OK.

0:22:52 > 0:22:54I'm going to go £515,000.

0:22:54 > 0:22:58This place is on the market, unfortunately for you guys at the moment,

0:22:58 > 0:23:00for £550,000.

0:23:00 > 0:23:01Hmm.

0:23:01 > 0:23:05The D factor - Dartmouth - it puts a premium on top of things,

0:23:05 > 0:23:07and anything with a view...

0:23:07 > 0:23:12But it's an asking price. Sensible offer gets a sensible answer.

0:23:12 > 0:23:14That's what we always say.

0:23:14 > 0:23:18- Why don't you go back inside?- Yeah, we'll have a look.- See you in a bit.

0:23:21 > 0:23:23Well, it's, I think...

0:23:23 > 0:23:26this house for these guys

0:23:26 > 0:23:28is just that...

0:23:28 > 0:23:31They've become overwhelmed by having the whole penthouse, if you like,

0:23:31 > 0:23:33to themselves, and it's in Dartmouth.

0:23:33 > 0:23:36They don't know Devon, but they know they'd love to be here.

0:23:36 > 0:23:39It certainly feels like a contender, doesn't it?

0:23:42 > 0:23:45Priced over budget at £550,000,

0:23:45 > 0:23:47this substantial three-storey property

0:23:47 > 0:23:51is proof that a prime coastal location doesn't come cheap.

0:23:51 > 0:23:54But a respectable offer could put it within reach.

0:23:54 > 0:23:57However, it does have great business potential

0:23:57 > 0:23:59in the form of three letting bedrooms.

0:23:59 > 0:24:03What's more, the top floor gives them an open-plan kitchen/diner,

0:24:03 > 0:24:07separate sitting room and an en-suite master bedroom.

0:24:07 > 0:24:09This house didn't particularly do it for me at all,

0:24:09 > 0:24:12but once inside and sitting in the turret,

0:24:12 > 0:24:16I can just see me and Jerry here.

0:24:16 > 0:24:20Property two, the first time I saw it, my impression was that I liked it.

0:24:20 > 0:24:22I saw Louise's reaction, though,

0:24:22 > 0:24:24so that was a worry for me.

0:24:24 > 0:24:26And I've watched her attitude change,

0:24:26 > 0:24:30and she's been warming and warming and smiling.

0:24:30 > 0:24:33I know she likes it. Property one was a winner,

0:24:33 > 0:24:35property two's a winner. It's getting more difficult.

0:24:35 > 0:24:38Let's see what happens with property three!

0:24:40 > 0:24:43Well, I mean this in a good way - hopefully...

0:24:43 > 0:24:45I've given you a sleepless night tonight,

0:24:45 > 0:24:48- thinking about two properties, maybe?- Yeah.

0:24:48 > 0:24:51Properties that we wouldn't have particularly chosen ourselves.

0:24:51 > 0:24:55- They're not bed and breakfasts - they're properties that would have to convert.- Yes.

0:24:55 > 0:24:57So, something to think about, hopefully, and then

0:24:57 > 0:25:00the big day tomorrow - something completely different.

0:25:00 > 0:25:02- Yeah.- Let's go and see.

0:25:02 > 0:25:05Right then. Let's take you back to the hotel, shall we?

0:25:05 > 0:25:06- Yeah.- Thank you.

0:25:19 > 0:25:23As the setting sun reflects on Devon's waterside,

0:25:23 > 0:25:27so too can our buyers reflect on the two houses they've seen so far.

0:25:32 > 0:25:35With a budget of £500,000,

0:25:35 > 0:25:38Jerry and Louise want to leave Worcestershire town life behind

0:25:38 > 0:25:40and join forces in the Devon countryside,

0:25:40 > 0:25:43where they would like to run a bed and breakfast.

0:25:43 > 0:25:46So far, they've seen two impressive properties,

0:25:46 > 0:25:49which could be configured to accommodate both a home for them

0:25:49 > 0:25:50and a business.

0:25:50 > 0:25:55But still to come, our mystery house is an eye-watering proposition.

0:25:55 > 0:26:00- You look as if you're welling up a bit - are you all right?- I know! I can't believe that.

0:26:00 > 0:26:01I can't!

0:26:01 > 0:26:04Then I'll be savouring one of Devon's home-made delights.

0:26:04 > 0:26:07All topped off with a romantic ending,

0:26:07 > 0:26:10where there won't be a dry eye in the house.

0:26:11 > 0:26:12Happy days!

0:26:12 > 0:26:14Here's to a new start.

0:26:16 > 0:26:19So this morning, we're in the fairly fortunate position

0:26:19 > 0:26:23where Jerry and Louise love both of the properties I showed them yesterday.

0:26:23 > 0:26:25But maybe that's making life difficult for them.

0:26:25 > 0:26:29They might find it really tricky to decide which one they like best.

0:26:29 > 0:26:31Now we're off to see the mystery property today.

0:26:31 > 0:26:35And, well, it's going to need to be pretty special to beat anything I showed them yesterday.

0:26:35 > 0:26:37But you know what? I think it is.

0:26:37 > 0:26:39And it might just help them decide.

0:26:47 > 0:26:50I think we've got two contenders at the moment. Is that right or wrong?

0:26:50 > 0:26:52- That's right.- Yeah.

0:26:52 > 0:26:55I've never had three, and that's what I'm hoping for.

0:26:55 > 0:26:58- OK. That's interesting.- Yeah.

0:26:58 > 0:27:00And...I'm going to put money...

0:27:00 > 0:27:04I'm going to put lunch on the fact that I think we've got three out of three.

0:27:04 > 0:27:05Wow!

0:27:05 > 0:27:09Because we've got two contenders, continue to keep an open mind,

0:27:09 > 0:27:11but what makes this the mystery property

0:27:11 > 0:27:13isn't what you're expecting.

0:27:14 > 0:27:16Mmm.

0:27:17 > 0:27:19To reach our final property,

0:27:19 > 0:27:21we're heading around 20 miles south of Exeter

0:27:21 > 0:27:24to the coastal town of Torquay.

0:27:24 > 0:27:25This pretty seaside resort

0:27:25 > 0:27:28is one of three towns that make up the English Riviera

0:27:28 > 0:27:32and has been a popular holiday destination since Victorian times.

0:27:32 > 0:27:35And perched high on a hilltop overlooking the bay

0:27:35 > 0:27:39is the Victorian villa that we've chosen as our mystery property,

0:27:39 > 0:27:42which challenges them to commit to their chosen vocation.

0:27:45 > 0:27:49So, your thinking about what the mystery house might be

0:27:49 > 0:27:51comes to a rest.

0:27:51 > 0:27:52Here we are.

0:27:52 > 0:27:54I love this.

0:27:55 > 0:27:56Wow!

0:27:56 > 0:27:58And it looks as if it's already a B&B.

0:27:58 > 0:28:01This is an up-and-running B&B.

0:28:01 > 0:28:03Built circa 1840,

0:28:03 > 0:28:05it's Grade II listed, as you'd expect.

0:28:05 > 0:28:06What's your thoughts?

0:28:06 > 0:28:08I think this looks really individual.

0:28:08 > 0:28:10It's not in a row of all the same.

0:28:10 > 0:28:14Love to see the views, but it's in a good spot.

0:28:14 > 0:28:18Inside, well, you're in for a feast of features. Follow me.

0:28:22 > 0:28:24The sun is certainly shining on our mystery property

0:28:24 > 0:28:25at this early stage.

0:28:25 > 0:28:27And inside, this Victorian guest house

0:28:27 > 0:28:30presents a picture of period opulence.

0:28:32 > 0:28:33Now then.

0:28:33 > 0:28:38A proper reception. Bit of a bar area, I think it used to be.

0:28:40 > 0:28:43This is a business you can buy.

0:28:43 > 0:28:44OK? This is what you asked for,

0:28:44 > 0:28:46but you've not run something before.

0:28:46 > 0:28:48Someone else has set this up for you.

0:28:48 > 0:28:51- Yeah.- So, keep an open mind. Let's take a look around.

0:28:54 > 0:28:56Seeing as this is already an established business,

0:28:56 > 0:28:58we're going to focus our attention

0:28:58 > 0:29:00on the ground-floor rooms earmarked for guests.

0:29:00 > 0:29:02Now...

0:29:02 > 0:29:04the dining room, or breakfast room.

0:29:04 > 0:29:06- Majestic.- Majestic?

0:29:06 > 0:29:08It is, yeah!

0:29:08 > 0:29:10Majestic. Right, OK.

0:29:10 > 0:29:12This is where you see the real Victorian features.

0:29:12 > 0:29:15And I think these buildings really work as B&Bs,

0:29:15 > 0:29:18cos it's a departure from the norm for the guests.

0:29:18 > 0:29:19You're so right.

0:29:19 > 0:29:21It's different to the norm.

0:29:21 > 0:29:23A nice place to spend a weekend.

0:29:23 > 0:29:24- Yeah.- Yeah.

0:29:24 > 0:29:26So if they're dining here,

0:29:26 > 0:29:29the best place to cook would be next door.

0:29:29 > 0:29:31In fact, it's set up just that way.

0:29:31 > 0:29:36The real engine room of a home, especially a business, though...

0:29:37 > 0:29:38This is where the magic happens.

0:29:38 > 0:29:42Yeah, it's got everything you need, and it's right by the dining room.

0:29:42 > 0:29:44It's perfect. It's perfectly set up.

0:29:44 > 0:29:47It's private - you can cook away from the glaring eyes of your guests.

0:29:47 > 0:29:48No, this is great.

0:29:48 > 0:29:52- This has got Louise written all over it.- Has it?

0:29:52 > 0:29:54Now, the owner has also looked into

0:29:54 > 0:29:57making this a destination tea shop.

0:29:57 > 0:29:59- Fab idea.- Yeah?

0:29:59 > 0:30:02You've got plenty of room for that, haven't you?

0:30:02 > 0:30:04Victorian murder mystery weekends.

0:30:04 > 0:30:06Now you're talking. Theme nights - they really do work.

0:30:06 > 0:30:09- You can have a bit of fun with that. - Yeah.

0:30:09 > 0:30:14I really admire how Louise's business vision is being fired up by our mystery house.

0:30:14 > 0:30:17We'll save the other ground-floor rooms until later,

0:30:17 > 0:30:20and go upstairs to explore the guest accommodation.

0:30:20 > 0:30:22There are four en-suite bedrooms,

0:30:22 > 0:30:25all of which are luxuriously decorated double suites,

0:30:25 > 0:30:27with their very own shower rooms.

0:30:27 > 0:30:30And the rates the current owners charge here

0:30:30 > 0:30:32start at around £70 per night,

0:30:32 > 0:30:34based on two people sharing a double room.

0:30:38 > 0:30:40This is my favourite, although it's not the biggest.

0:30:40 > 0:30:42It's a lovely size.

0:30:42 > 0:30:44- Isn't it in character?- Yeah.

0:30:44 > 0:30:47- Would you change anything?- No.

0:30:47 > 0:30:48I'm glad you said that.

0:30:48 > 0:30:53Let's find where you would have your own personal exclusive place, yeah?

0:30:53 > 0:30:54Something for you guys.

0:30:58 > 0:31:00With the guests more than catered for,

0:31:00 > 0:31:03it's time to consider where Jerry and Louise would relax

0:31:03 > 0:31:05after the working day is done.

0:31:05 > 0:31:07Back down on the ground floor, there are two final rooms

0:31:07 > 0:31:09that serve that purpose.

0:31:09 > 0:31:13They include a double bedroom, currently used as a treatment room

0:31:13 > 0:31:14with its own en-suite bathroom,

0:31:14 > 0:31:17alongside a beautiful, homely living room.

0:31:20 > 0:31:23I can see myself watching telly here in front of the fire, definitely.

0:31:23 > 0:31:24Very cosy.

0:31:24 > 0:31:26Yeah.

0:31:26 > 0:31:28Very cosy. Nice place to relax.

0:31:28 > 0:31:32It's just ready to run.

0:31:32 > 0:31:35- We wouldn't have to do anything.- It's totally your genre.- Is it?

0:31:35 > 0:31:37- Yeah.- You wanted a garden.- Yeah.

0:31:37 > 0:31:40This room spills perfectly out onto a raised patio.

0:31:40 > 0:31:42- Let's take a look.- A gin and tonic!

0:31:44 > 0:31:46So this is all recently done.

0:31:46 > 0:31:49But you've got a garden all on one level. Jerry, what's going through your mind?

0:31:49 > 0:31:53You seem to be very happy, Louise. But Jerry, it's your house too.

0:31:53 > 0:31:56There's lots of tradition in there,

0:31:56 > 0:31:59with modern features - clean, tidy, hygienic.

0:31:59 > 0:32:01- It's up-to-date, isn't it? - Up-to-date.

0:32:01 > 0:32:06Now, this is a little unkind, because you've only seen a fraction of the accommodation on offer...

0:32:08 > 0:32:10..but you need to try and value it.

0:32:10 > 0:32:11Gosh!

0:32:11 > 0:32:13£530,000.

0:32:13 > 0:32:15Jerry?

0:32:15 > 0:32:17It's tough,

0:32:17 > 0:32:19but I know this is a special house.

0:32:19 > 0:32:23So we'll push the envelope as far as you dare push it.

0:32:23 > 0:32:27So I would think £575,000.

0:32:29 > 0:32:30Yeah. Well,

0:32:30 > 0:32:34this place is on the market for £495,000.

0:32:39 > 0:32:40Oh, well done!

0:32:42 > 0:32:43I can't believe that!

0:32:43 > 0:32:46I might say that price again - I liked that!

0:32:48 > 0:32:49Tremendous.

0:32:49 > 0:32:51How much again?

0:32:51 > 0:32:53£495,000.

0:32:53 > 0:32:55Wow.

0:32:55 > 0:32:56The advantage of this place,

0:32:56 > 0:32:59as I keep pointing out to you,

0:32:59 > 0:33:00is it's up and running.

0:33:00 > 0:33:02You know, this is...

0:33:02 > 0:33:05- You're welling up a bit - are you all right?- I know!

0:33:05 > 0:33:07No, I can't believe that!

0:33:07 > 0:33:08I can't.

0:33:08 > 0:33:10- Well...- Yeah.

0:33:10 > 0:33:12This is good news.

0:33:12 > 0:33:16All right? Have a look around the place. Take as much time as you want. All right?

0:33:16 > 0:33:18- Yeah.- Go and dry your eyes!

0:33:20 > 0:33:23Well...pretty good reaction, I think.

0:33:23 > 0:33:26Um, look...let's be honest here.

0:33:26 > 0:33:29They want to escape to the country, they want a new lifestyle together,

0:33:29 > 0:33:31but they also want a business,

0:33:31 > 0:33:32and I think this place,

0:33:32 > 0:33:36it could be for them, because it's already here.

0:33:36 > 0:33:37It's already established,

0:33:37 > 0:33:40and they can learn a lot from the current owners.

0:33:40 > 0:33:42Could be three out of three this week, do you think?

0:33:44 > 0:33:48On the market for a tear-jerking £495,000,

0:33:48 > 0:33:52the mystery property is a stylish Grade II listed Victorian villa,

0:33:52 > 0:33:56which challenges them to take on a fully established B&B.

0:33:56 > 0:33:59It's made up of five beautifully decorated bedrooms,

0:33:59 > 0:34:01each with en suite.

0:34:01 > 0:34:05There's also a large kitchen and two reception rooms to serve the guests,

0:34:05 > 0:34:09along with a comfortable private living area for them.

0:34:09 > 0:34:13It took my breath away, because it was everything I wanted, really.

0:34:13 > 0:34:17A character property, big windows, a garden...

0:34:17 > 0:34:19And it was just so individual.

0:34:19 > 0:34:22It was just...ooh, yes!

0:34:22 > 0:34:25I think the house, to live in and run a business,

0:34:25 > 0:34:27will be...very do-able.

0:34:27 > 0:34:30Beautiful escape from where we are,

0:34:30 > 0:34:33fresh start. It's what it's all been about.

0:34:33 > 0:34:36- You were long enough! There's so much to see, isn't there?- There is.

0:34:36 > 0:34:39- Now then, do I make that three contenders?- No.- No?

0:34:39 > 0:34:41One.

0:34:41 > 0:34:45Well, listen. Let's go and cool off and have a chat. OK?

0:34:45 > 0:34:47Sounds sensible to me.

0:34:47 > 0:34:48Come on.

0:34:59 > 0:35:02Across the swathes of lush green pasture land

0:35:02 > 0:35:04that defines Devon's countryside

0:35:04 > 0:35:07is the familiar sight of black and white dairy herds.

0:35:07 > 0:35:08Yet just 60 years ago,

0:35:08 > 0:35:11these hillsides would have been predominantly grazed

0:35:11 > 0:35:13by a different breed altogether -

0:35:13 > 0:35:16the South Devon cow, known locally as the orange elephant.

0:35:18 > 0:35:22Before the Second World War, the South Devon was a dual-purpose breed,

0:35:22 > 0:35:23used both for milking and beef.

0:35:23 > 0:35:26But the post-war demand for high milk yields

0:35:26 > 0:35:28led to the demise of the South Devon as a dairy cow

0:35:28 > 0:35:32and the rise of foreign breeds, such as the Holstein and the Friesian

0:35:32 > 0:35:34that we see today.

0:35:34 > 0:35:36Although still popular for its beef,

0:35:36 > 0:35:41by the turn of this century, there were no milking herds of the orange elephant left here in Devon.

0:35:41 > 0:35:45But in 2005, Rob and Helen Taverner began a project

0:35:45 > 0:35:47to reintroduce this native breed.

0:35:47 > 0:35:51Now this is the only milking herd of South Devons in the world.

0:35:51 > 0:35:54I've come to their farm to find out more.

0:35:54 > 0:35:57One of the native breeds of Devon

0:35:57 > 0:36:03- is the South Devon. Used to be very famous for milking. There's one of them.- This is a South Devon cow?

0:36:03 > 0:36:05That's a South Devon cow.

0:36:05 > 0:36:09They're nicknamed the orange elephants, because they're bigger than the average cow

0:36:09 > 0:36:10and they've got sort of a long face.

0:36:10 > 0:36:13- You've bred these cattle, then? - That's right.

0:36:13 > 0:36:16There isn't any other farm in the world still milking South Devon cows.

0:36:16 > 0:36:20So we could use all that genetics and that great milking ability

0:36:20 > 0:36:21and its creaminess and taste

0:36:21 > 0:36:25in the modern age, which was really exciting.

0:36:25 > 0:36:28With the breeding programme going from strength to strength,

0:36:28 > 0:36:30the herd of South Devons is now 80-strong,

0:36:30 > 0:36:35with 30 dairy cows producing around 150,000 litres every year.

0:36:37 > 0:36:38A normal dairy cow...

0:36:38 > 0:36:41It's quite an intensive way of milking, isn't it?

0:36:41 > 0:36:45That's right. They'll produce a huge amount in the shortest space of time.

0:36:45 > 0:36:48So they'll probably be on the farm for about five years,

0:36:48 > 0:36:51and produce, say, 50,000 litres in their life.

0:36:51 > 0:36:56These will probably be on the farm for ten years - they last longer, they're healthier, they're fitter.

0:36:56 > 0:37:01- They're hopefully happy cows as well.- Right.- And they'll still do 50,000 litres in their lifetime,

0:37:01 > 0:37:03but over a longer period.

0:37:03 > 0:37:06These beautiful beasts are powerfully built,

0:37:06 > 0:37:07supplying a rich, creamy milk,

0:37:07 > 0:37:11which has inspired Rob to develop an even sweeter branch to the business.

0:37:11 > 0:37:14So, Rob, what do you do with all this milk? Where does it all go?

0:37:14 > 0:37:16Some of it goes to the local dairies.

0:37:16 > 0:37:19Then some we make into ice cream on the farm here.

0:37:19 > 0:37:21- Ice cream?- Ice cream.

0:37:21 > 0:37:24In order to turn this milk into ice cream,

0:37:24 > 0:37:27Rob mixes it with eggs, sugar, cream,

0:37:27 > 0:37:29and in this instance, chocolate.

0:37:29 > 0:37:32The mixture is then left to pasteurise overnight

0:37:32 > 0:37:35before it's finally passed through the freezing machine.

0:37:35 > 0:37:37This sounds like heaven in a bucket!

0:37:37 > 0:37:39And it's lovely and yellow - can you see that?

0:37:39 > 0:37:40There you go.

0:37:40 > 0:37:44The last bits of chocolate going in there as well, which we've blended in.

0:37:44 > 0:37:47Let's not waste any of that! Let's get the chocolate in there.

0:37:48 > 0:37:52After ten minutes or so, the ice cream is ready, and for extra indulgence,

0:37:52 > 0:37:54we're going to throw in some home-made brownies.

0:37:59 > 0:38:00Here you go. Have a taste.

0:38:07 > 0:38:10- What do you think?- Oh, Daisy - she tastes beautiful!- She does.

0:38:14 > 0:38:16Isn't it great to see these wonderful cows

0:38:16 > 0:38:20once again producing milk in this fantastic Devonshire landscape?

0:38:20 > 0:38:22Time to catch up with today's buyers

0:38:22 > 0:38:24to see if we've found the right business opportunity for them.

0:38:30 > 0:38:32So let's talk about the properties themselves.

0:38:32 > 0:38:34First property was a house,

0:38:34 > 0:38:37but you could see the potential straight away, couldn't you?

0:38:37 > 0:38:38Yeah.

0:38:38 > 0:38:43Two lovely bedrooms with fabulous James Bond bathrooms!

0:38:43 > 0:38:45It was, wasn't it?

0:38:45 > 0:38:48- The separate upstairs area had all the potential, didn't it?- Yeah.

0:38:48 > 0:38:53And the lovely aspect to the rear, with all the glass.

0:38:53 > 0:38:55And then the features at the front.

0:38:55 > 0:38:57Dynamic.

0:38:57 > 0:38:58- Yeah.- Really good property.

0:38:58 > 0:39:02We left there and I was thinking, "Well, they've seen the potential here."

0:39:02 > 0:39:03I thought we had a contender there.

0:39:03 > 0:39:07So, in the afternoon, we went along to a house in Dartmouth,

0:39:07 > 0:39:11an area you'd already said you'd liked. What were your first impressions then, Jerry?

0:39:11 > 0:39:13I thought the frontage of the house was impressive,

0:39:13 > 0:39:16and that amazing turret feature at the top,

0:39:16 > 0:39:19which we found out inside exactly what secrets it held.

0:39:19 > 0:39:23You were essentially getting a penthouse apartment with that property.

0:39:23 > 0:39:26It was. It was just like a penthouse.

0:39:26 > 0:39:30- I could see us being really comfortable in that apartment upstairs.- Yeah.

0:39:30 > 0:39:31And with the open-plan kitchen...

0:39:31 > 0:39:33So, end of day one...

0:39:33 > 0:39:36Two properties,

0:39:36 > 0:39:40- both with potential, which I think you've come round to, haven't you? - Yes.- Yes.

0:39:40 > 0:39:44Which is why I was really, really keen on showing you the mystery property today.

0:39:44 > 0:39:46An up-and-running B&B.

0:39:46 > 0:39:50What were your thoughts when you first came round the corner and saw it, Jerry?

0:39:50 > 0:39:53When I first saw it, I was well impressed.

0:39:53 > 0:39:5618th-century period property,

0:39:56 > 0:40:00all the different angles of the roofs and the chimney

0:40:00 > 0:40:02and the windows. It was all happening.

0:40:02 > 0:40:05Um...really established front planted area,

0:40:05 > 0:40:08trees. Very impressive.

0:40:08 > 0:40:11I thought, "Way out of our budget - what are we doing here?"

0:40:11 > 0:40:13But then inside, you saw that

0:40:13 > 0:40:18you've got all those beautiful Victorian features that your guests would enjoy as well.

0:40:18 > 0:40:20- I think that's when the penny started to drop.- Definitely.

0:40:20 > 0:40:24And it was a much older property, period property,

0:40:24 > 0:40:27but had been finished to a really high standard

0:40:27 > 0:40:32and was somewhere that we would have stayed.

0:40:32 > 0:40:34Do I need to ask what your favourite is?

0:40:34 > 0:40:35You can, but I'm sure you know.

0:40:35 > 0:40:36Go on.

0:40:36 > 0:40:39The mystery property, definitely.

0:40:39 > 0:40:41The first two were stunning,

0:40:41 > 0:40:43but the mystery property

0:40:43 > 0:40:44has got it for me.

0:40:44 > 0:40:46So what's the next step?

0:40:46 > 0:40:48What do you want to do about it?

0:40:48 > 0:40:51We need to find some financial guidance, don't we?

0:40:51 > 0:40:53We desperately want to generate the money

0:40:53 > 0:40:56that's required to bag that property.

0:40:56 > 0:40:58- But we will pursue that.- Yeah?

0:40:58 > 0:41:01On the cusp of a new life together, probably.

0:41:01 > 0:41:03What do you mean "probably"?

0:41:03 > 0:41:05Well...

0:41:05 > 0:41:08While we're on the subject, and these good folk from Escape To The Country

0:41:08 > 0:41:11have done all this research and hard work for us,

0:41:11 > 0:41:13to find a new beginning,

0:41:13 > 0:41:15and the perfect property...

0:41:15 > 0:41:17I've been doing some work myself.

0:41:19 > 0:41:20And I've been researching

0:41:20 > 0:41:23the perfect woman that I'd like to spend the rest of my life with.
