0:00:02 > 0:00:05450 years ago, this magnificent castle

0:00:05 > 0:00:07was a favourite port of call of the Queen of England

0:00:07 > 0:00:10who had rather a soft spot for its owner.

0:00:10 > 0:00:14Find out whose castle it was and where I am in just a moment.

0:00:43 > 0:00:49'On today's show, I'll be finding some countryside calm to suit a couple and their grand piano.

0:00:49 > 0:00:54'And enchanting properties bring music to the eyes and ears.'

0:00:54 > 0:00:59- Oh, it's lovely! - That is one of the best first reactions I've had for a while.

0:00:59 > 0:01:02'Though one place struggles to strike the right chord.'

0:01:02 > 0:01:05I like it, but it's not working.

0:01:05 > 0:01:09'However, later they both tune in to one property's authentic charm.'

0:01:09 > 0:01:14- Oh, gosh!- I know! - Oh, look at this!

0:01:18 > 0:01:19Today I'm in Warwickshire

0:01:19 > 0:01:23and these are the romantic ruins of Kenilworth Castle.

0:01:23 > 0:01:27Queen Elizabeth I visited its then owner, Robert Dudley, three times,

0:01:27 > 0:01:31with her final stay in 1575 being a particularly lavish affair

0:01:31 > 0:01:34which lasted 19 days.

0:01:34 > 0:01:36The expense nearly bankrupted Dudley,

0:01:36 > 0:01:40whose hopes of marrying the Queen were never realised.

0:01:40 > 0:01:44However, the gardens and the gatehouse he built to impress her

0:01:44 > 0:01:47live on as a reminder of this county's rich heritage.

0:01:50 > 0:01:52Landlocked at the very heart of England,

0:01:52 > 0:01:54Warwickshire is surrounded by seven other counties,

0:01:54 > 0:01:57including Leicestershire to the north,

0:01:57 > 0:02:01with Oxfordshire and Gloucestershire to the south.

0:02:01 > 0:02:03It's the south of the county in the Cotswolds

0:02:03 > 0:02:06where you'll find rural villages built from the mellow limestone.

0:02:06 > 0:02:11Warwickshire's architecture really tells its story

0:02:11 > 0:02:14for there is serious history here.

0:02:14 > 0:02:19The county town of Warwick lies at the foot of a magnificent castle whose origins from 1068

0:02:19 > 0:02:22date back to the time of William the Conqueror.

0:02:22 > 0:02:28But it was a later William whose name is most commonly associated with the county.

0:02:28 > 0:02:32Shakespeare was born and raised in Stratford-upon-Avon

0:02:32 > 0:02:34and, over 400 years later,

0:02:34 > 0:02:36millions of visitors from around the globe

0:02:36 > 0:02:40flock to this riverside town for a taste of his legacy

0:02:40 > 0:02:44in a setting that completely encapsulates Elizabethan England.

0:02:47 > 0:02:50The average price of a detached property in Warwickshire

0:02:50 > 0:02:53is just shy of £271,000.

0:02:53 > 0:02:57That's 14.5 grand more than the national average.

0:02:57 > 0:03:01The pricier spots do tend to be towards the south of the county,

0:03:01 > 0:03:02closer to the Cotswolds.

0:03:02 > 0:03:05A village like Ilmington, close to Stratford-upon-Avon,

0:03:05 > 0:03:07will command a premium,

0:03:07 > 0:03:10but you'll find better value for money

0:03:10 > 0:03:12around areas like Alcester or Bidford-on-Avon.

0:03:12 > 0:03:17As a rule, if you head north, properties are more affordable,

0:03:17 > 0:03:22so a market town like Bedworth should provide good value for money.

0:03:22 > 0:03:25One thing's for sure - wherever you're looking,

0:03:25 > 0:03:29there's a vast array of architectural styles on offer.

0:03:29 > 0:03:33Warwickshire's diverse and distinct range of residential properties

0:03:33 > 0:03:37make it a highly desirable place to set up home.

0:03:37 > 0:03:41Pick from a variety of houses built from golden Cotswold stone,

0:03:41 > 0:03:44such as this substantial 18th-century detached house

0:03:44 > 0:03:50in Ilmington with three bedrooms and a price just under £600,000.

0:03:50 > 0:03:53For a more uniform property,

0:03:53 > 0:03:57there are classic red-brick Victorian and Georgian houses to choose from.

0:03:57 > 0:04:01This Grade 2-listed three-bed mid-terrace is a prime example

0:04:01 > 0:04:04in Stratford-upon-Avon. It's currently for sale

0:04:04 > 0:04:08at a guide price of £325,000. But, of course,

0:04:08 > 0:04:11it's the ancient, half-timber Tudor properties

0:04:11 > 0:04:14that are the real hallmark of the county.

0:04:14 > 0:04:17This three-storey, Grade 2-listed home in Henley-in-Arden

0:04:17 > 0:04:19dates back to 1500

0:04:19 > 0:04:22and is on the market for offers in the region

0:04:22 > 0:04:24of £495,000.

0:04:26 > 0:04:29An appealing selection of properties available there,

0:04:29 > 0:04:31but will any of them attract today's buyers?

0:04:31 > 0:04:33Let's meet them and find out.

0:04:33 > 0:04:36It's the desire for more turf and less surf

0:04:36 > 0:04:39that's spurring Vicky and Terry to move away

0:04:39 > 0:04:43from the busy coastal town of Great Yarmouth and further inland

0:04:43 > 0:04:47to enjoy a quieter pace of life in peaceful countryside.

0:04:47 > 0:04:51They'll also be closer to family in the west of England.

0:04:51 > 0:04:54It's very flat here and we'd like something different.

0:04:54 > 0:04:57It's a long way from the centre of the country

0:04:57 > 0:05:00and access to the rest of the country by road or rail.

0:05:00 > 0:05:04What we really need is greenery, hills and trees.

0:05:04 > 0:05:08For Vicky, finding that inspirational rural setting

0:05:08 > 0:05:11is an important factor in helping maintain her wellbeing.

0:05:11 > 0:05:15Two years ago, I was diagnosed with Parkinson's Disease,

0:05:15 > 0:05:19which was quite a shock to me. I didn't know much about it.

0:05:19 > 0:05:23I've found out that with medication I'll live a very good life.

0:05:23 > 0:05:27Probably for the next ten years, it's going to be more or less perfect,

0:05:27 > 0:05:32but I do have to consider that I can't do the things I used to do

0:05:32 > 0:05:36and I do need more help and support. Terry will have to support me more.

0:05:36 > 0:05:37And you need exercise.

0:05:37 > 0:05:41'I need to be able to walk and get out and about.'

0:05:41 > 0:05:44Vicky and Terry met and married some 30 years ago

0:05:44 > 0:05:46when they caught each other's eye

0:05:46 > 0:05:49during an amateur performance of the musical Chicago.

0:05:49 > 0:05:55Vicky was one of the Kit Kat girls. I think there were about six.

0:05:55 > 0:05:59- Suspenders.- Suspenders.- Stockings.

0:05:59 > 0:06:01And that's our first meeting.

0:06:01 > 0:06:05I like the fact that Terry is a gifted musician.

0:06:05 > 0:06:08I think his playing is fantastic.

0:06:08 > 0:06:11I liked that right from the start.

0:06:11 > 0:06:14His hands on the keys really got me going!

0:06:15 > 0:06:20Terry is a passionate musician both personally and professionally

0:06:20 > 0:06:22and now teaches music part-time.

0:06:22 > 0:06:27His instrument will be key when deciding on their next property.

0:06:27 > 0:06:30The house would have a room big enough for Terry and his piano.

0:06:30 > 0:06:33Yeah. It's nice when you're playing

0:06:33 > 0:06:36to be able to look out the window and see a view.

0:06:36 > 0:06:39You're very aware that it's there.

0:06:39 > 0:06:42We're not really looking for a thatched roof,

0:06:42 > 0:06:45but it's got to look convincing on the outside as well.

0:06:45 > 0:06:49- It's got to look interesting.- Yes. - Whatever style it's in.

0:06:49 > 0:06:52Whilst it's tickling the ivories for Terry,

0:06:52 > 0:06:55now Vicky has retired from her job as a Deputy Head

0:06:55 > 0:06:58it's green fingers all the way.

0:06:58 > 0:07:03- For me, gardening is particularly important.- And always has been.- Yes.

0:07:03 > 0:07:07And because I've got quite strong views about my garden,

0:07:07 > 0:07:11- Terry and I have often clashed about it.- Yes.

0:07:11 > 0:07:14So in the end we decided we would split the garden.

0:07:14 > 0:07:18He'd have the front and I would have the back.

0:07:18 > 0:07:21Despite their differing opinions about the garden,

0:07:21 > 0:07:25they are agreed on what they're willing to spend.

0:07:25 > 0:07:30The budget for the move is £475,000.

0:07:34 > 0:07:36To get the best value for money,

0:07:36 > 0:07:42we're concentrating on rural areas outside of pricey Cotswold villages.

0:07:42 > 0:07:44- Morning! - 'I caught up with our buyers

0:07:44 > 0:07:48'to discover a little bit more about the details of their move.'

0:07:48 > 0:07:53You are moving from the seaside to landlocked Warwickshire.

0:07:53 > 0:07:57- Why this county?- We want somewhere quiet with a nice garden.

0:07:57 > 0:08:02- That's what you expect.- That's right.- An opportunity to relax.- Yes.

0:08:02 > 0:08:06So the dream property, what does it have to have?

0:08:06 > 0:08:11It has to have a large room for the piano, separate from a living room.

0:08:11 > 0:08:16All I want is a nice garden, really, and a room away from the piano!

0:08:16 > 0:08:21- Beautiful though your playing is! A bit of sanctuary.- Somewhere quiet.

0:08:21 > 0:08:24- How many bedrooms?- Three.

0:08:24 > 0:08:28So when we have visitors, we've got room to put them.

0:08:28 > 0:08:32- And a nice kitchen. - And we want a view, don't we?

0:08:32 > 0:08:36We'd like a view. It's really nice playing the piano with a view.

0:08:36 > 0:08:38So what's the budget for this home?

0:08:38 > 0:08:42Well, we hope to spend around about £475,000.

0:08:42 > 0:08:43But...

0:08:43 > 0:08:46But if you find us something REALLY good,

0:08:46 > 0:08:49we think we could go up to £500,000.

0:08:49 > 0:08:51That's quite handy.

0:08:51 > 0:08:54- So there's a little bit of room for manoeuvre.- There is.- Fantastic.

0:08:54 > 0:08:56- Let's hit the road.- OK.

0:08:58 > 0:09:01I'm glad Vicky and Terry are willing to up their spend

0:09:01 > 0:09:04so we have that bit of flexibility.

0:09:04 > 0:09:06With a revised budget of £500,000,

0:09:06 > 0:09:09they are looking for an individual property

0:09:09 > 0:09:12that has a minimum of three bedrooms, a kitchen/diner

0:09:12 > 0:09:17and at least two reception rooms, one large enough for Terry's piano

0:09:17 > 0:09:20and a separate sanctuary for Vicky.

0:09:20 > 0:09:24The location needs to be well-connected to amenities,

0:09:24 > 0:09:28but above all they crave peace, quiet and country views.

0:09:28 > 0:09:33We've selected three great, but very different houses to show them,

0:09:33 > 0:09:36but I won't be revealing the price straight away.

0:09:36 > 0:09:38And finally there's the Mystery Property,

0:09:38 > 0:09:42where we step into the past to find something for the future.

0:09:48 > 0:09:49We're kicking off our search

0:09:49 > 0:09:53in the large village of Studley on the west side of the county.

0:09:53 > 0:09:58Just ten minutes' drive away is Henley-in-Arden,

0:09:58 > 0:10:00which has a great selection of facilities

0:10:00 > 0:10:06within its mile-long Tudor high street. Back in Studley,

0:10:06 > 0:10:10our first house lies at the end of a shingle driveway,

0:10:10 > 0:10:14giving Vicky a chance to soak up the setting.

0:10:14 > 0:10:17Yes, I like the outside. Nice garage, yes.

0:10:17 > 0:10:20Yes, like the drive.

0:10:20 > 0:10:24- Oh...!- A summer house. - Yes. Like all this so far.

0:10:24 > 0:10:27This is great. I'm getting lots of "I likes".

0:10:27 > 0:10:32I like the little summer house, I like the trees all around.

0:10:32 > 0:10:35And we get a shared view.

0:10:35 > 0:10:37Right. Oh, it's lovely!

0:10:37 > 0:10:41That is one of the best first reactions I've had for a while.

0:10:41 > 0:10:45What do you think of the house? A semi-detached, 1950s property.

0:10:45 > 0:10:49- Yes. That's fine. - I like the look of the house.

0:10:49 > 0:10:51It's harmonious.

0:10:51 > 0:10:53Clearly it's an impressive approach

0:10:53 > 0:10:57and I'm glad that it being semi-detached hasn't fazed them.

0:10:59 > 0:11:01- In we come.- Thank you.- Thank you.

0:11:01 > 0:11:06- This beautiful tiled floor is the original terracotta.- Oh, yes.

0:11:06 > 0:11:10- I thought I'd take you through to this living room first.- Oh!

0:11:10 > 0:11:14- Isn't it a nice room? Nice outlook.- Very charming.

0:11:14 > 0:11:19- You like the patio doors.- Love them. With the sun coming in.

0:11:19 > 0:11:21It's got a charming feel to it.

0:11:21 > 0:11:24I like it very much. It looks very comfortable.

0:11:24 > 0:11:28- It's got some great features. This lovely fireplace.- Like that.

0:11:28 > 0:11:33- And this little study here.- That could be very useful.- Bookshelves.

0:11:33 > 0:11:35What do you think of the size?

0:11:35 > 0:11:39- This is a very nice size.- Yes. - Is it big enough for the piano?

0:11:39 > 0:11:43Could you imagine playing here, looking out on that view?

0:11:43 > 0:11:45Absolutely, yes.

0:11:45 > 0:11:47But it's joined onto next door.

0:11:47 > 0:11:51- Right.- Oh.- And they might not appreciate it at 11.30 at night.

0:11:51 > 0:11:55'It looks like this is more suitable for Vicky,

0:11:55 > 0:12:00'but Terry need not worry. There are other options, as he'll discover.'

0:12:00 > 0:12:05- So through the dining room and into the kitchen.- Ah.

0:12:05 > 0:12:07What do you think of this?

0:12:07 > 0:12:12- Lovely.- I wasn't expecting this. A nice garden room on the end of it.

0:12:12 > 0:12:15Is the kitchen big enough? I think it is.

0:12:15 > 0:12:18Vicky hasn't got that far. She's stuck on that view!

0:12:18 > 0:12:22- That is just lovely. - I think this works really well.

0:12:22 > 0:12:26That extra height on the windows gives a lot of light.

0:12:26 > 0:12:29Looking at a field owned by a local farmer.

0:12:29 > 0:12:31- Ah!- OK, is it?

0:12:31 > 0:12:35It's lovely! It's very nice. I like it very much.

0:12:35 > 0:12:39'Let's steal Vicky away from those terrific views

0:12:39 > 0:12:42'to get to grips with the layout's practicalities.

0:12:42 > 0:12:46'Back off the hallway is a utility-cum-shower room,

0:12:46 > 0:12:48'right next to a cloakroom.

0:12:48 > 0:12:51'But there's even more on the ground floor.

0:12:51 > 0:12:53'Off the kitchen is an annexe

0:12:53 > 0:12:57'with an en-suite double bedroom, kitchenette and living room.

0:12:57 > 0:13:03'I think this extra reception area could be great as a music room for Terry and his piano.

0:13:03 > 0:13:06'It's far enough away so as not to disturb the neighbours

0:13:06 > 0:13:09'and makes full use of those captivating views.

0:13:09 > 0:13:16'It's safe to say we've delivered what our buyers wanted on the ground floor, so let's see upstairs.'

0:13:16 > 0:13:18Now the master bedroom...

0:13:18 > 0:13:21also shares the fabulous views.

0:13:21 > 0:13:24Yeah, the view is fantastic from that window.

0:13:24 > 0:13:26It's absolutely beautiful.

0:13:26 > 0:13:30Wake up to that in the morning. How peaceful and quiet.

0:13:30 > 0:13:35- We like the view.- It's everywhere. - It is, isn't it?

0:13:35 > 0:13:41- You'd go downstairs for a coffee and sit in the kitchen, retire to watch the sunset...- I know!

0:13:41 > 0:13:44It's wonderful, isn't it? A dream come true.

0:13:44 > 0:13:48I didn't expect it to be as good as this, actually.

0:13:48 > 0:13:53'As well as the main family bathroom, there are two further bedrooms on this floor -

0:13:53 > 0:13:58'a bright, dual aspect double and a well-decorated single room,

0:13:58 > 0:14:04'but I know Vicky is dying to get outside and size up the garden, so best not keep her waiting.'

0:14:04 > 0:14:07Here we are. Here's the back garden.

0:14:07 > 0:14:11- A lovely patio area.- Yes. - They've gone for the hot tub option.

0:14:11 > 0:14:15- Yeah, possibly. Possibly not! - A lovely garden.

0:14:15 > 0:14:19Again, south-facing. And you've got this beautiful, beautiful view.

0:14:19 > 0:14:22It's so relaxing just looking at it.

0:14:22 > 0:14:26- Are you having the front garden or the back garden?- I don't mind.

0:14:26 > 0:14:31- Over to you.- We've delivered you two gardens at the first property!

0:14:31 > 0:14:36But all at a price. How much do you think this is on the market for?

0:14:36 > 0:14:37460.

0:14:37 > 0:14:40So I'm going to go for 450.

0:14:40 > 0:14:43Not bad guesses, but it's on at 465.

0:14:43 > 0:14:47- Ah.- Which does bring it within your budget.- Yeah, it does.

0:14:47 > 0:14:52- Very good. With that view, it's lovely.- Do you want to explore?

0:14:52 > 0:14:56Maybe check out that annexe and I'll take in the view.

0:14:56 > 0:14:59- You're not going in the hot tub, are you?- Not just yet.

0:14:59 > 0:15:02Keep an eye on me. Don't take too long! I'll see you later.

0:15:04 > 0:15:07'A cracking start then with our first property.

0:15:07 > 0:15:14'Under budget at £465,000, this 1950s house gives generously

0:15:14 > 0:15:17'with three reception areas, a large kitchen/diner

0:15:17 > 0:15:21'and the added bonus of an attached one-bed annexe

0:15:21 > 0:15:24'with ample space for the grand piano.

0:15:24 > 0:15:27'The main house also offers another three bedrooms.

0:15:27 > 0:15:30'Outside there are two separate gardens for them to share out

0:15:30 > 0:15:34'and views over open fields.'

0:15:34 > 0:15:37My favourite room is the kitchen.

0:15:37 > 0:15:41They've had a lovely extension put on to the outside of it

0:15:41 > 0:15:43so it's all light, so light and fresh.

0:15:43 > 0:15:46It'd be lovely to sit in there. I'd like it very much.

0:15:46 > 0:15:48Coming in was interesting.

0:15:48 > 0:15:54You go through a narrow hallway with stone flags on the floor,

0:15:54 > 0:16:01which is nice. Then all of a sudden the rooms open out and lead off to other rooms. I liked the flow.

0:16:01 > 0:16:05Where would you have the piano? Looking out the window?

0:16:05 > 0:16:06Yeah, probably over there.

0:16:06 > 0:16:10The view out there is terrific. Got to have that.

0:16:10 > 0:16:15- Do you think you could do that? - Definitely.- And be happy? Excellent.

0:16:17 > 0:16:21- It's so tranquil out here. It's lovely.- Very peaceful.

0:16:21 > 0:16:25- Very, sitting in this little spot, but we've got to motor on.- OK!

0:16:25 > 0:16:29- A nice, gentle start, but there's more to see.- Lovely, good.

0:16:38 > 0:16:43Warwickshire boasts some of the most historic and well-preserved towns and villages

0:16:43 > 0:16:47that have become the international trademark for Tudor England.

0:16:47 > 0:16:50None more so than Stratford-upon-Avon.

0:16:50 > 0:16:55It was inside a half-timbered house where William Shakespeare was born.

0:16:55 > 0:16:58But further off the beaten track outside of the town,

0:16:58 > 0:17:03evidence of the county's rural Tudor heritage can also be found.

0:17:03 > 0:17:07One particular gem is Palmer's Farm in the village of Wilmcote,

0:17:07 > 0:17:10which neighboured the Bard's mother, Mary Arden.

0:17:10 > 0:17:13Visitors today can step back in time

0:17:13 > 0:17:15to sample 16th-century life.

0:17:15 > 0:17:19- We sent Terry and Vicky to meet Sharon Lippett...- Good day to you!

0:17:19 > 0:17:24..to experience the tastes and sounds of this authentic Tudor farm.

0:17:24 > 0:17:26This is Palmer's farmhouse.

0:17:26 > 0:17:30We are part of the Shakespeare's Birthplace Trust

0:17:30 > 0:17:32and what we do is a living history.

0:17:32 > 0:17:35What we want people to feel when they come here is

0:17:35 > 0:17:40that they're actually sneaking a look into somebody's house.

0:17:40 > 0:17:42So you hope that people will take away

0:17:42 > 0:17:46the smell of the fire and perhaps the taste of the food?

0:17:46 > 0:17:48I could do with a hand in the kitchen.

0:17:48 > 0:17:52Are you up for helping and getting dinner ready?

0:17:52 > 0:17:54- Shall we go?- Yes, please.- Follow me.

0:17:56 > 0:18:00One of the most crucial daily domestic chores

0:18:00 > 0:18:02is preparing the main midday meal

0:18:02 > 0:18:07and Terry and Vicky are trying their hand at helping to prepare a period recipe.

0:18:07 > 0:18:12- We're having links. Do you know what links are?- Sausage?- Well done.

0:18:12 > 0:18:15- Sausage.- So the Tudors were very resourceful people.

0:18:15 > 0:18:19They used every single piece of a beast.

0:18:19 > 0:18:22They'd invested a lot of time and effort raising them

0:18:22 > 0:18:29so you didn't waste anything. So if we grab a piece of intestine each...

0:18:29 > 0:18:31One end of the intestine is tied with a knot,

0:18:31 > 0:18:34then the open end is hooked over the fingers

0:18:34 > 0:18:36and stuffed with the pork mix.

0:18:36 > 0:18:41- This must take ages.- That's why they needed a lot of servants.

0:18:41 > 0:18:44We have to feed everybody that works on the farm,

0:18:44 > 0:18:46including day labourers.

0:18:46 > 0:18:51- It was part of the day's pay. Let's have a look.- A bit slower here.

0:18:51 > 0:18:54Well, that's not bad for a first go.

0:18:54 > 0:18:56You've done really well.

0:18:56 > 0:19:03To compensate for the tough agricultural work, leisure time was very important to the Tudors.

0:19:03 > 0:19:08Farm manager Joe Moore and period re-enactor Roxanne Bennis gave our buyers

0:19:08 > 0:19:11a typical Tudor musical taster.

0:19:11 > 0:19:13Would there have been plenty of music

0:19:13 > 0:19:17- or was it reserved for the wealthy classes?- No, no.

0:19:17 > 0:19:22One thing about the Tudor times is music permeated every level of society.

0:19:22 > 0:19:25- Shall we play a dance tune?- Oh, yes!

0:19:25 > 0:19:29- What are you going to play? - Jenny Pluck Pears.

0:19:29 > 0:19:31MUSIC BEGINS

0:19:43 > 0:19:46- Lovely, thank you.- Very good. Thank you very much indeed.

0:19:46 > 0:19:52Of course it was Shakespeare himself who wrote, "If music be the food of love, play on."

0:19:52 > 0:19:56So let's see if we can find space for Terry to hit the right notes

0:19:56 > 0:19:58as our house hunt continues.

0:20:01 > 0:20:03For our second property,

0:20:03 > 0:20:08we're heading north to the small hamlet of Copston Magna.

0:20:08 > 0:20:11There are a couple of pubs in the nearby village of Wolvey,

0:20:11 > 0:20:14which is the closest place for groceries.

0:20:14 > 0:20:17But back in the sleepy hamlet of Copston Magna

0:20:17 > 0:20:21lies the Victorian cottage we've chosen as our next house.

0:20:21 > 0:20:24Here we are, our second property.

0:20:24 > 0:20:28- Ah.- Very nice. - This is a bit more quaint.

0:20:28 > 0:20:32I like that it's at the end of a road. And I like the quiet.

0:20:32 > 0:20:36The thing with this property is that it's a little bit deceptive -

0:20:36 > 0:20:38not as quaint as it might look!

0:20:38 > 0:20:42Oh, I see. I did wonder. There might be more to it.

0:20:42 > 0:20:44We're not downsizing that much!

0:20:48 > 0:20:50'Originally built in 1846,

0:20:50 > 0:20:53'this pretty cottage was extended in the 1980s.

0:20:53 > 0:20:56'Despite first appearances,

0:20:56 > 0:20:59'it gives way to a surprisingly spacious interior.'

0:21:02 > 0:21:06The front door leads you straight in to the dining room.

0:21:06 > 0:21:08- All right.- Very nice.

0:21:08 > 0:21:10You get that cottage-y feel.

0:21:10 > 0:21:13- It's quaint, like outside. - I don't mind the beams.

0:21:13 > 0:21:18- I'm short, so it won't worry me. - I'm not so sure at the moment.

0:21:18 > 0:21:20Remember we're in the old part.

0:21:20 > 0:21:23Come this way and have a look at this room.

0:21:23 > 0:21:27We've got the second reception room and a wine store, but now...

0:21:27 > 0:21:32- we're into the extension. - Wow!- This is better.

0:21:32 > 0:21:38This is lovely. And I love the window, the view out onto greenery again.

0:21:38 > 0:21:42- Delivering on the views? - Yes, I could live in here.

0:21:42 > 0:21:46- And where would the piano go? - In here!

0:21:48 > 0:21:52So you might be sharing this space. It's a lovely big room.

0:21:52 > 0:21:56Actually, the piano would go in here beautifully.

0:21:56 > 0:21:58Damn!

0:21:59 > 0:22:03'It looks like Terry might get the biggest reception room,

0:22:03 > 0:22:07'but Vicky won't feel too hard done by when she sees the kitchen.'

0:22:09 > 0:22:11Step down through here.

0:22:13 > 0:22:15Oh!

0:22:15 > 0:22:18- Bit of a surprise.- Yeah!- Wow!

0:22:18 > 0:22:22You can see the space for dining, a big old table.

0:22:22 > 0:22:25And tucked round there is a wood-burning stove.

0:22:25 > 0:22:30There's a big walk-in pantry with a stand-up fridge freezer.

0:22:30 > 0:22:35And here a big utility room. This is what they use as the front door,

0:22:35 > 0:22:38- sort of like a farmhouse.- Lovely.

0:22:39 > 0:22:42- Gosh.- Taking it all in. This house is a bit of a surprise.

0:22:42 > 0:22:48It is. You see that little frontage and think, "Two up, two down."

0:22:48 > 0:22:52Then suddenly it spreads out. It spreads out beautifully.

0:22:52 > 0:22:54What are your feelings, Terry?

0:22:54 > 0:22:58I'm not convinced again, actually. I like it, but it's not working.

0:22:58 > 0:23:02- Not getting the feel?- No. - Interesting.

0:23:02 > 0:23:05'So far, this house isn't quite resonating with Terry,

0:23:05 > 0:23:08'although hopefully that will change upstairs.

0:23:10 > 0:23:14'A compact family bathroom lies alongside three bedrooms

0:23:14 > 0:23:21'that include a large double with en-suite shower room, then a room just big enough for a double.

0:23:21 > 0:23:24'And that leaves the master.'

0:23:24 > 0:23:27- Yes, it's a good-sized room. - Oh, yeah. Very nice.

0:23:27 > 0:23:33There's so much space - built-in wardrobes, a big bed

0:23:33 > 0:23:37- and a lovely view. And an en-suite bathroom.- Really?

0:23:37 > 0:23:42- That's a bonus.- How are you feeling? Has this changed your mind?- Yes.

0:23:42 > 0:23:46Liking the upstairs better. Still not happy downstairs,

0:23:46 > 0:23:48in the balance. But this is good.

0:23:48 > 0:23:53Shall we go outside? Let's look at the gardens and talk about price.

0:23:53 > 0:23:55Yeah, OK.

0:23:56 > 0:24:00'Outside offers up a generous package -

0:24:00 > 0:24:04'a large garden wraps itself right around the property

0:24:04 > 0:24:06'and is mainly laid to lawn,

0:24:06 > 0:24:10'giving Vicky plenty of scope for landscaping.

0:24:10 > 0:24:14'The perimeter fence borders meadows with far-reaching views

0:24:14 > 0:24:18'and there's also a recently-constructed workshop,

0:24:18 > 0:24:21'a timber summerhouse, currently used for storage,

0:24:21 > 0:24:26and a large garage with room for three cars.'

0:24:26 > 0:24:33- And now you can really see the scale of the house.- It's a lot bigger.- More than double the size.

0:24:33 > 0:24:36It's really quite deceiving.

0:24:36 > 0:24:40So the big question is how much do you think it will cost you?

0:24:40 > 0:24:44- I'm thinking 450 again, actually. - OK. £450,000.

0:24:44 > 0:24:46462.

0:24:46 > 0:24:48462!

0:24:49 > 0:24:52So we kept our bids quite low.

0:24:52 > 0:24:54I'm afraid you're both wrong!

0:24:54 > 0:24:58Quite far out as well. This is on at £500,000.

0:24:58 > 0:25:00- Is it really?- Yes.

0:25:00 > 0:25:02Have a little wander round,

0:25:02 > 0:25:06check out the garage and I will find you later on.

0:25:06 > 0:25:08- OK.- OK, lovely. Thank you very much.

0:25:12 > 0:25:16Bang on our buyers' top budget of £500,000,

0:25:16 > 0:25:19our second property started life as a Victorian cottage,

0:25:19 > 0:25:22but has since been sympathetically extended.

0:25:22 > 0:25:26The versatile accommodation now includes three reception rooms,

0:25:26 > 0:25:31a huge kitchen/diner and of the three bedrooms, two are en-suite.

0:25:31 > 0:25:35Outside, the garden envelops the house and includes a couple of outbuildings

0:25:35 > 0:25:39and it's all wrapped up in a quiet rural location.

0:25:39 > 0:25:42The cottage has lots of character

0:25:42 > 0:25:45and the new build on the back has actually reflected that character.

0:25:45 > 0:25:50There's a beautiful dining kitchen and there's a lovely lounge

0:25:50 > 0:25:57with this beautiful bay window out onto the view here, looking out over this beautiful garden,

0:25:57 > 0:26:01which is quiet and you can hear the birds singing. It's lovely.

0:26:01 > 0:26:07The larger room downstairs I thought would be an excellent room for the piano,

0:26:07 > 0:26:12but unfortunately it would leave the sitting room a much smaller room.

0:26:12 > 0:26:19I think that would work, though, but I don't think the piano would go anywhere else.

0:26:19 > 0:26:23- I wonder if it's grown on them. Are you there?- Yes, we are.

0:26:23 > 0:26:27- Are you ready?- Yeah. Just sorting out where the piano would go!

0:26:27 > 0:26:32OK, well, that's a good sign. Lots for you to think about.

0:26:32 > 0:26:36- It's the end of the day, so you can rest and mull it over. - Thank you very much.

0:26:49 > 0:26:55As the day draws to a close, the first part of our property search comes to an end.

0:27:00 > 0:27:07For a maximum budget of £500,000, Terry and Vicky want to turn their backs on Great Yarmouth

0:27:07 > 0:27:12and head for pastures new in Warwickshire. Our two properties

0:27:12 > 0:27:16have tried to meet Vicky's request for outside space with glorious views,

0:27:16 > 0:27:19while also giving Terry room for his grand piano.

0:27:19 > 0:27:23Still to come, opposite reactions to our mystery house.

0:27:23 > 0:27:30- This is just so pretty. - It is a surprise, it is pretty, but it has got a thatch.

0:27:30 > 0:27:36And all will be revealed in the secret rooms of another ancient Warwickshire property.

0:27:39 > 0:27:44Yesterday couldn't have got off to a better start. Our first property, the 1950s house,

0:27:44 > 0:27:51really did grab Terry and Vicky's attention. And the second house, the deceptively-large cottage,

0:27:51 > 0:27:54also gave them something to contemplate.

0:27:54 > 0:27:58Our mystery house has to pull something special out of the bag

0:27:58 > 0:28:01if it's going to win their hearts.

0:28:03 > 0:28:06What could we show you that surpass the first property?

0:28:06 > 0:28:11- A larger garden?- Perhaps a little bit larger garden at the back.

0:28:11 > 0:28:14Is anything else a no-no?

0:28:14 > 0:28:17I don't want a converted school.

0:28:17 > 0:28:21- You've moved on from that time! - I've finished my school time now.

0:28:21 > 0:28:25We will see what we can do. Warwickshire has lots of history.

0:28:25 > 0:28:28- Yes.- So anything could turn up.

0:28:30 > 0:28:34Our mystery house takes us back to the west of the county

0:28:34 > 0:28:36and the hamlet of Oversley Green.

0:28:36 > 0:28:39Conveniently located just over a mile away

0:28:39 > 0:28:41is the old market town of Alcester

0:28:41 > 0:28:45that has a wide range of boutique and specialist shops,

0:28:45 > 0:28:47traditional pubs and cafes and restaurants,

0:28:47 > 0:28:52many housed in beautifully-preserved Tudor buildings.

0:28:52 > 0:28:56Oversley Green has an interesting mix of property styles,

0:28:56 > 0:29:02but for our mystery house we're challenging Vicky and Terry to buy into the architectural heritage.

0:29:02 > 0:29:09Fingers crossed, they won't think it's an overwhelming proposition as it is Grade 2-listed.

0:29:09 > 0:29:14We like to surprise you and, hopefully, this does the trick.

0:29:14 > 0:29:19- It's certainly a surprise. - This is just so pretty.

0:29:19 > 0:29:23- It is a surprise, it is pretty, but it has got a thatch.- "But"!

0:29:23 > 0:29:26- It's so like a chocolate box one. - I really is.

0:29:26 > 0:29:29Thatch aside, what do you think?

0:29:29 > 0:29:33It's lovely. Lovely shape. I like the approach, like the road,

0:29:33 > 0:29:37- like the walls, the flowers. - Oh, yes. I want to go in.

0:29:37 > 0:29:40You want to go in. Come on.

0:29:41 > 0:29:46'With origins from the 17th century, our mystery property may be listed,

0:29:46 > 0:29:50'but it was considerably extended about 50 years ago.'

0:29:50 > 0:29:52Come on in.

0:29:52 > 0:29:53- Ah.- Oh!

0:29:53 > 0:29:56- Oh, gosh.- I know.

0:29:56 > 0:30:00- Oh, look at this. - This is just the entrance hallway.

0:30:00 > 0:30:02Oh, wow. The character in here.

0:30:02 > 0:30:07It's lovely. I'm not a fan of beams, but this is a bit different.

0:30:07 > 0:30:09This is just wonderful.

0:30:09 > 0:30:10It's got so much history.

0:30:10 > 0:30:15You can feel it. You can feel it oozing out of the woodwork.

0:30:15 > 0:30:19'Just off the impressive hallway is a warm and cosy snug,

0:30:19 > 0:30:25'which would have to be Vicky's refuge as we need to find somewhere to fit a grand piano.'

0:30:27 > 0:30:30This lovely walkway runs along the back of the house.

0:30:30 > 0:30:35- And it leads you into the living room.- Wow!

0:30:35 > 0:30:38- Now this is lovely.- A big space.

0:30:38 > 0:30:42- Cor, this is a lovely, lovely room. - I didn't expect it to be this big.

0:30:42 > 0:30:45I'm so pleased you're so taken by it.

0:30:45 > 0:30:49For a cottage, I know it's been extended, but it's a super size.

0:30:49 > 0:30:54- Yes, amazingly big.- Lovely and light. Often they're very dark.

0:30:54 > 0:30:58- Oh, it's beautiful. - You've got that lovely fireplace.

0:30:58 > 0:31:00- Yeah.- Is it a working fireplace?

0:31:00 > 0:31:05- Yes. Can you imagine playing?- There. - Exactly. Looking out there.

0:31:05 > 0:31:11- Yeah.- Oh, Terry. - Perfect over there.- Well, that's a plus if Terry likes it.

0:31:11 > 0:31:17- We just need to find some other spaces to keep you happy.- Yes. - Shall we head towards the kitchen?

0:31:19 > 0:31:22What do you think of this kitchen?

0:31:22 > 0:31:27It's lovely. Very nice. I like the units. I like the colours.

0:31:27 > 0:31:32- There's a view from the kitchen window.- A nice view as well.

0:31:32 > 0:31:35- When you're washing up, Terry! - I'd be there for hours.

0:31:35 > 0:31:38"When YOU'RE washing up, Terry"!

0:31:38 > 0:31:40Now it's not a classic open-plan kitchen diner.

0:31:40 > 0:31:46- Obviously, the dining's just there. Does that work for you?- Oh, yeah.

0:31:46 > 0:31:52- And through there you've got a utility room, downstairs shower and toilet.- Oh, wow. Excellent.

0:31:52 > 0:31:54All my cupboard space.

0:31:54 > 0:32:00This was done about five years ago. Let's head upstairs to the bedroom.

0:32:00 > 0:32:05'The ground floor seems to be a winner with both of them, so we head back to the front hallway

0:32:05 > 0:32:11'and up to the first floor where the period quirks of this property really come into their own.'

0:32:11 > 0:32:19- Now up the stairs you have a landing as generous as the hallway downstairs.- Oh!- I know!

0:32:19 > 0:32:23It's something, isn't it? You probably wonder what that is.

0:32:23 > 0:32:24Yeah!

0:32:26 > 0:32:28- It's listed as a third bedroom. - Oh, right.

0:32:28 > 0:32:30But they're using it as a study

0:32:30 > 0:32:33if you don't mind crouching down to get into it.

0:32:33 > 0:32:36We'll look at the master.

0:32:36 > 0:32:38This is a huge space.

0:32:39 > 0:32:44Through here. This is the master bedroom.

0:32:44 > 0:32:46- Ah.- Look at the view!

0:32:46 > 0:32:50We've delivered a view on every master for you.

0:32:50 > 0:32:52It's really good.

0:32:52 > 0:32:55- And the bed's perfectly placed. - Yeah.

0:32:55 > 0:33:01- And a little dressing area just tucked behind here. - Oh, a little extra there.- Exactly.

0:33:01 > 0:33:03This is very pretty.

0:33:03 > 0:33:08It's got so much history to it. There's so much feeling to it.

0:33:08 > 0:33:14'The third and final bedroom is a characterful double, again with exposed timbers,

0:33:14 > 0:33:19'and all the rooms up here are served by a family bathroom. That wraps up the house.

0:33:19 > 0:33:23'Let's see what surprises the garden holds.'

0:33:23 > 0:33:28In such a period property, the last thing you expect to see is a swimming pool!

0:33:28 > 0:33:32- This is amazing. - But it does come with one.- Yes.

0:33:32 > 0:33:37- It's filtered, but not heated. - Oh, right! You have to be brave!

0:33:37 > 0:33:41- So, yes, you'd be brave to use it. - You get the reward of the view.

0:33:41 > 0:33:46So your garden goes round and down. It's sort of slightly tiered.

0:33:46 > 0:33:52- You've got a rockery area. - This is only part of it, then? - Different areas of garden!- Yes.

0:33:52 > 0:33:58- And a double garage as well? - Very good.- And a driveway with parking spaces.

0:33:58 > 0:34:02- You can use the garage for storage. - We can't afford this!

0:34:02 > 0:34:07- That is the question! Can you afford this?- No, I don't think we can.

0:34:07 > 0:34:10I think it's going to be...

0:34:10 > 0:34:13- 550.- 550. Could be.

0:34:13 > 0:34:19- I'm thinking... I'm hoping more 530. I definitely think above budget. - Well, how about this?

0:34:19 > 0:34:25- This property is on the market at £495,000.- Ooh!- That's tempting!

0:34:25 > 0:34:30- I think that's a very nice surprise. - And one other little bonus.

0:34:30 > 0:34:36Because the main thatch will cost about £25,000-£30,000 to redo when it does need doing,

0:34:36 > 0:34:42they are willing to take that into consideration. So if you wanted to bargain a little, there's room.

0:34:42 > 0:34:48Why don't you wander down there and have a look at the garden? I'll find you amongst all this later on.

0:34:48 > 0:34:51- OK.- Thanks very much.

0:34:51 > 0:34:53The mystery house does it again.

0:34:53 > 0:34:58Terry said it himself - sceptical when he first saw the property,

0:34:58 > 0:35:03found out the price, saw the views and he could be changing his mind.

0:35:03 > 0:35:06Just under budget at £495,000,

0:35:06 > 0:35:11our mystery property started life as a 17th-century thatched cottage.

0:35:11 > 0:35:14It's brimming with character features.

0:35:14 > 0:35:18Inside, there are three reception rooms and three bedrooms.

0:35:18 > 0:35:21Besides throwing a swimming pool into the mix,

0:35:21 > 0:35:24the property stands in just over a third of an acre,

0:35:24 > 0:35:26overlooking wonderful countryside.

0:35:26 > 0:35:30Do they feel this historic property is too much of an undertaking

0:35:30 > 0:35:33or something they can embrace?

0:35:33 > 0:35:37It's Grade 2-listed and you start to feel the history.

0:35:37 > 0:35:42- It must be quite a nice feeling to live with.- The inside of this property is just so beautiful.

0:35:42 > 0:35:46So picturesque, so full of history.

0:35:46 > 0:35:49The feel that you're just stepping into history.

0:35:51 > 0:35:53Here! Are you ready?

0:35:53 > 0:35:56Come on.

0:35:56 > 0:35:58- So quirky! - We're ready.- I love that.

0:35:58 > 0:36:01So quirky, isn't it?

0:36:01 > 0:36:03Has that confused you?

0:36:03 > 0:36:09- Yes.- Would you like to find somewhere to sit down and think about it?- Yes.- I think we need to.

0:36:09 > 0:36:11- Come on.- OK.

0:36:24 > 0:36:27Against the backdrop of Warwickshire's dramatic arts scene,

0:36:27 > 0:36:30the harsh reality of life during the Elizabethan era

0:36:30 > 0:36:32was one of religious turmoil.

0:36:32 > 0:36:35As the Protestant throne tried to suppress Catholicism,

0:36:35 > 0:36:38a number of devoted Catholic leaders

0:36:38 > 0:36:42were forced to seek sanctuary at the homes of wealthy patrons,

0:36:42 > 0:36:47one of which was the beautifully-moated manor house at Baddesley Clinton.

0:36:47 > 0:36:52The estate came into the hands of the Ferrers family in 1517

0:36:52 > 0:36:56and was passed directly from father to son for 12 generations.

0:36:56 > 0:37:04'I've come to meet property manager John Lloyd and find out more about its remarkable story of survival.'

0:37:06 > 0:37:09- Ah! So this is the Great Hall. - It certainly is.

0:37:09 > 0:37:15- Wonderful, isn't it?- The Ferrers were a Catholic family, very difficult in the reign of Elizabeth I.

0:37:15 > 0:37:18What was it like for them?

0:37:18 > 0:37:22During the time of Henry Ferrers, he moved to London at one point

0:37:22 > 0:37:25and the people that moved in here were the Vaux sisters.

0:37:25 > 0:37:28The Vauxs were a very wealthy Catholic family.

0:37:28 > 0:37:32During their period here in 1591, when the house was raided,

0:37:32 > 0:37:35the local searcher had warned everybody,

0:37:35 > 0:37:39but there were still a large number of priests here,

0:37:39 > 0:37:42probably every Jesuit priest in the country.

0:37:42 > 0:37:45The family must have found their faith important.

0:37:45 > 0:37:49Yes, they were considered to be a safe and secure family

0:37:49 > 0:37:52where it was possible for the priests to hide.

0:37:52 > 0:37:56- Have those hiding places survived? - We have three.

0:37:56 > 0:37:59'At that time it was illegal to hold mass

0:37:59 > 0:38:02'and an act of treason to give a priest safe haven.

0:38:02 > 0:38:07'In order to outwit the authorities, secret hiding places were created,

0:38:07 > 0:38:13'ingenious work that's attributed to the Jesuit lay brother Nicholas Owen.'

0:38:13 > 0:38:17You're standing just above the guard rope shaft.

0:38:17 > 0:38:23- It's the furthest point from the front door.- I can imagine the priests up here, the knock at the door,

0:38:23 > 0:38:28and they'd have to get all of their belongings together and scurry away.

0:38:28 > 0:38:33- They'd gather up everything and take it with them.- And these were designed as hiding places?- Yes.

0:38:33 > 0:38:39- Or were they something else that they chose to use?- The great skill that Owen had as a builder

0:38:39 > 0:38:44of these hides was that he didn't construct anything new.

0:38:44 > 0:38:48He used the guard rope shaft and the sewer.

0:38:48 > 0:38:53'By the end of the 18th century, the estate was run down and saddled with debt.

0:38:53 > 0:38:58'The future looked bleak until 1830 when the house passed to Marmion Ferrers,

0:38:58 > 0:39:02'the last direct male line to inherit and live at Baddesley.

0:39:02 > 0:39:07'His wife was the talented artist Rebecca Dulcibella Orpen.

0:39:07 > 0:39:12'Together with their friends they restored the house and the gardens.'

0:39:12 > 0:39:16This is very much the Victorian drawing room. What you have here

0:39:16 > 0:39:20are portraits by Rebecca of the quartet.

0:39:20 > 0:39:22There are watercolours, oils,

0:39:22 > 0:39:26a number of pictures of the house at different periods.

0:39:26 > 0:39:31That's a very important resource on its development in that period.

0:39:31 > 0:39:37- What made Rebecca's work so important?- This house, at various times, had suffered.

0:39:37 > 0:39:45They made it into a home for them and also something that other people could admire.

0:39:45 > 0:39:52'In 1897, the transformed Baddesley was featured in the very first issue of Country Life magazine.

0:39:52 > 0:39:59'These days, this romantic mansion encapsulates many fascinating elements of England's heritage.'

0:40:02 > 0:40:06A fantastic house with an extraordinary family history.

0:40:06 > 0:40:11Now let's see if any of the properties we've shown to Terry and Vicky have inspired them.

0:40:14 > 0:40:20It's been fun the last couple of days. Really interesting looking at properties in Warwickshire with you.

0:40:20 > 0:40:23So did we find you the right property?

0:40:23 > 0:40:26We started with that 1950s semi-detached.

0:40:26 > 0:40:29I was impressed with how taken you were by it.

0:40:29 > 0:40:33It was a semi, but didn't feel like it - if semis have a feeling.

0:40:33 > 0:40:37Just the way it swept in...

0:40:37 > 0:40:40The drive was beautiful. The sweeping of the drive.

0:40:40 > 0:40:47And the open frontage. And then you went through to the back and the view of the fields.

0:40:47 > 0:40:52- Lovely.- There was so much quiet. - It quite took your breath away.

0:40:52 > 0:40:57You could immediately see that view. You could see through the conservatory.

0:40:57 > 0:41:02- And there was that lovely extension to put the piano in.- Yeah.

0:41:02 > 0:41:07It did deliver a lot. Our second property was quite deceptive.

0:41:07 > 0:41:13- It looked tiny, but it had been extended and extended. - Which was a surprise.

0:41:13 > 0:41:20There was a lovely room downstairs which I'd like to use as the lounge, but would have to be for the piano.

0:41:20 > 0:41:23It gave us only a small sitting area.

0:41:23 > 0:41:29That didn't work, but the upstairs was better. The garden was nice, but not as nice as the first one.

0:41:29 > 0:41:34Which brings us to the mystery house. That really did surprise you.

0:41:34 > 0:41:40- Yeah, in a good way and a bad way. The bad way was the thatch. - Which some people love.

0:41:40 > 0:41:44- Yes, I know. But inside... - It was so beautiful.

0:41:44 > 0:41:49- And you really liked the gardens. - The gardens were lovely. Fantastic. - Where would the piano go?

0:41:49 > 0:41:55The only room for it would be the large, L-shaped room, which I guess was the lounge.

0:41:55 > 0:41:59Or the main room you come into, the hallway entrance.

0:41:59 > 0:42:03- It all kind of worked. - And it's within budget.

0:42:03 > 0:42:08- It's definitely a possibility. - Which way is your heart leaning?

0:42:08 > 0:42:13- Number three!- No hesitation there! - I think number three as well.

0:42:13 > 0:42:19- I'm thinking that one. - So what would push you along to make an offer on that property?

0:42:19 > 0:42:23- To talk about the thatch.- OK. - Talk about the thatch.

0:42:23 > 0:42:29- Do let us know how you get on and I hope it's not long before you make the move.- I hope so, too.

0:42:29 > 0:42:33- It's been a real pleasure. - Thank you very much.

0:42:38 > 0:42:43I am genuinely surprised and delighted by that outcome.

0:42:43 > 0:42:49I really thought the first property had it in the bag, but once again our mystery property storms through

0:42:49 > 0:42:54to blow that one out of the water. Terry and Vicky have a big decision.

0:42:54 > 0:42:58I'm hopeful that very soon they'll move to this beautiful county.

0:42:58 > 0:43:03I'll see you next time on Escape To The Country.

0:43:03 > 0:43:05If you would like to escape to the country

0:43:05 > 0:43:09in England, Northern Ireland, Scotland or Wales and need our help,
