0:00:35 > 0:00:38Today's mission, to move from the busy big smoke into the calm

0:00:38 > 0:00:42of the country, leaves our buyer almost lost for words.

0:00:42 > 0:00:46I'm bowled over, I'm knocked for six, I can't speak.

0:00:46 > 0:00:49And before long emotions become overwhelming.

0:00:49 > 0:00:53You've just found such a wonderful house. I am going to cry.

0:00:57 > 0:00:59Well, today, we're in Nottinghamshire

0:00:59 > 0:01:03and we're starting in the pretty Georgian market town of Southwell.

0:01:03 > 0:01:07Now, not only is it famous for this lovely 12th-century minster behind me

0:01:07 > 0:01:11but it was also home to none other than Lord Byron, one of our

0:01:11 > 0:01:17most famous poets, a man described as mad, bad and dangerous to know.

0:01:17 > 0:01:19Now, he lived here during his teenage years

0:01:19 > 0:01:21but wrote of it afterwards,

0:01:21 > 0:01:25"I have never been so happy as I was in old Southwell."

0:01:25 > 0:01:29High praise indeed from one of the country's most famous poets.

0:01:30 > 0:01:32Lying in the East Midlands,

0:01:32 > 0:01:34Nottinghamshire borders four counties and is the gateway

0:01:34 > 0:01:37to Yorkshire in the north and Lincolnshire to the east.

0:01:40 > 0:01:43Despite being one of the most landlocked counties in England,

0:01:43 > 0:01:45the water isn't too far away,

0:01:45 > 0:01:47as the mighty River Trent runs from north to south

0:01:47 > 0:01:50and flows right through the city of Nottingham.

0:01:51 > 0:01:56The city centre boasts the UK's largest surviving town square

0:01:56 > 0:01:58as well as many Victorian buildings by the once local

0:01:58 > 0:02:02leading architect, Watson Fothergill.

0:02:02 > 0:02:05Quieter pockets can be found

0:02:05 > 0:02:07in pretty, peaceful villages such as Linby.

0:02:09 > 0:02:12One of the most famous residents, though, must be

0:02:12 > 0:02:14the infamous folk hero Robin Hood.

0:02:14 > 0:02:17And it's said that Hood lived in the depths of Sherwood Forest,

0:02:17 > 0:02:20which is now a 450-acre national reserve.

0:02:22 > 0:02:25And let's hope there's plenty on offer to tempt retiree Susan,

0:02:25 > 0:02:28who's drafted in our help this week.

0:02:28 > 0:02:31She lives in a small two-bedroom semidetached house right

0:02:31 > 0:02:33next to the Thames in London's Docklands.

0:02:33 > 0:02:37But since calling time on her career last year she's decided to

0:02:37 > 0:02:39turn her back on the city, too.

0:02:39 > 0:02:42I moved down to London nearly 40 years ago.

0:02:42 > 0:02:46Because I've always worked in London I've not been able to afford

0:02:46 > 0:02:48the sort of property I would really like to live in

0:02:48 > 0:02:51and now I'm looking forward to upsizing.

0:02:51 > 0:02:55Susan may want to increase her square footage but she definitely

0:02:55 > 0:02:58wants to cut back on the chaos that comes with city living.

0:02:58 > 0:03:02I'm getting a little bit tired of the hustle and bustle of London,

0:03:02 > 0:03:04waiting for tubes, waiting for buses,

0:03:04 > 0:03:05being squashed on tubes.

0:03:05 > 0:03:09I have friends and relations in Nottinghamshire

0:03:09 > 0:03:12and it's not far from Yorkshire, where I have very many friends

0:03:12 > 0:03:14because that's where I went to college.

0:03:14 > 0:03:18She may want a more leisurely lifestyle but she's not planning to slow down.

0:03:18 > 0:03:20I would like to live in a village that's got a thriving

0:03:20 > 0:03:24community where I could join in with lots of local events.

0:03:24 > 0:03:27If the village has a WI, I would like to join that

0:03:27 > 0:03:30and I would like to grow my own vegetables.

0:03:30 > 0:03:32Besides learning new skills,

0:03:32 > 0:03:36the key to this move is having more space to play host.

0:03:36 > 0:03:40I like entertaining and I'm looking forward to having a house

0:03:40 > 0:03:43that's bigger so that I can do more entertaining.

0:03:44 > 0:03:49With socialising high on the agenda, this gregarious city slicker isn't

0:03:49 > 0:03:53going it alone, and she's roped in her close friend Lesley for support.

0:03:53 > 0:03:56Lesley and I have known each other for 45 years,

0:03:56 > 0:03:58we've always been in each other's lives.

0:03:58 > 0:04:00She can see possibilities where I can't.

0:04:00 > 0:04:05I see my role as helping to keep Susan's feet on the ground,

0:04:05 > 0:04:06because I know what she'll do,

0:04:06 > 0:04:09she'll go to houses, fall in love with the house and not be

0:04:09 > 0:04:13terribly practical about what it's going to be like to live there.

0:04:13 > 0:04:15- That's true, isn't it? - That's very true.

0:04:15 > 0:04:18The core of the home is going to be my kitchen.

0:04:18 > 0:04:23Now, I would really like a big kitchen that's big enough for a table

0:04:23 > 0:04:28and a sofa. If I had a little window seat somewhere that would be terrific.

0:04:28 > 0:04:30But you can make a window... This is the thing,

0:04:30 > 0:04:34Susan will buy a house because it had a window seat in it, right?

0:04:34 > 0:04:37Whereas I would say to her, "No, buy this house

0:04:37 > 0:04:38"and put a window seat in it."

0:04:38 > 0:04:40She showed me one last night and said,

0:04:40 > 0:04:44"This is a lovely house, look, it's got a wishing well in the garden."

0:04:46 > 0:04:50And? What's the kitchen like?

0:04:50 > 0:04:52Let's hope we can make Susan's wishes come true,

0:04:52 > 0:04:54with or without a well.

0:04:54 > 0:04:56But not before we've discussed the finances for this

0:04:56 > 0:04:59London to Nottinghamshire relocation.

0:05:13 > 0:05:16half an hour from the market town of Newark-on-Trent, which has

0:05:25 > 0:05:29better acquainted and finalise the details of Susan's impending move.

0:05:34 > 0:05:36Let's face it, when we talk about moving from the city,

0:05:36 > 0:05:39- you are literally moving from the city of London...- I am indeed, yes.

0:05:39 > 0:05:41The good news is you've sold.

0:05:41 > 0:05:46- I have indeed.- And more excitingly for us, you're upsizing.- I am.

0:05:46 > 0:05:48And I know that incorporating space for family

0:05:48 > 0:05:52and friends to visit is important to you, not least of course somewhere for Lesley to visit you.

0:05:52 > 0:05:55Yes, I'm interested in the spare room, yes.

0:05:55 > 0:05:59Now, we've already got a rough idea of what you're looking for but just paint a picture of your wish list.

0:05:59 > 0:06:02Well, I haven't got a set idea about what I want

0:06:02 > 0:06:06but I'd like at least three bedrooms, obviously a big kitchen living space.

0:06:06 > 0:06:08And in terms of its age, are we looking for character?

0:06:10 > 0:06:13- Character, definitely character, nothing too modern, please.- Yeah.

0:06:13 > 0:06:16Well, my role is to try and relieve you of £330,000 and to

0:07:25 > 0:07:28This small village has an attractive mix of architecture,

0:07:28 > 0:07:30and in an exclusive development within

0:07:30 > 0:07:35the grounds of an historic manor, we come to our first house.

0:11:16 > 0:11:20en suite and a low-maintenance cottage garden.

0:11:57 > 0:12:00Despite the alluring natural beauty of rural Nottinghamshire,

0:12:00 > 0:12:04it was here in the market town of Southwell that the Victorians

0:12:04 > 0:12:06were drawn for more desperate measures.

0:12:06 > 0:12:11Built in 1824, the Grade II listed Southwell workhouse became

0:12:11 > 0:12:15the model for a new generation of 600 Victorian workhouses

0:12:15 > 0:12:17created across the country.

0:12:17 > 0:12:19Now in the hands of the National Trust,

0:12:19 > 0:12:23it's the most complete workhouse in existence. I went there to meet

0:12:23 > 0:12:27volunteer Samantha Ball, to find out more about last resort life here.

0:12:30 > 0:12:32This is a place that not many people would have really

0:12:32 > 0:12:34- wanted to come, of course.- No, no.

0:12:34 > 0:12:37What's the story behind it, when did it start and who was behind it?

0:12:37 > 0:12:40The workhouse was built by Reverend John T Becher, he was a local

0:12:40 > 0:12:42clergyman in Southwell.

0:12:42 > 0:12:47He wanted to improve or change the way that relief was

0:12:47 > 0:12:49given to the poor and needy in society.

0:12:49 > 0:12:53Because the workhouses were funded by the local town or parish,

0:12:53 > 0:12:54weren't they?

0:12:54 > 0:12:58They were, yes, and because of the success of this workhouse here,

0:12:58 > 0:13:02it changed the way the Government gave money for the poor

0:13:02 > 0:13:06and this workhouse actually became a prototype for the new Poor Law of 1834.

0:13:08 > 0:13:10At the time, the workhouse was the only

0:13:10 > 0:13:12form of relief on offer to the destitute,

0:13:12 > 0:13:16and those who had no choice other than to stay here were separated

0:13:16 > 0:13:19from their family and children in different parts of the building.

0:13:19 > 0:13:23However, this strict segregated regime was intended to deter

0:13:23 > 0:13:26those who weren't truly needy.

0:13:26 > 0:13:29This idea of segregation I suppose is probably more evident

0:13:29 > 0:13:30here than at the front, isn't it?

0:13:30 > 0:13:32Yes, it is, and it really does follow Becher's strong

0:13:32 > 0:13:34principles of segregation.

0:13:34 > 0:13:37It seems to me and I think probably to many people that the segregation

0:13:37 > 0:13:39really was the cruellest act of all.

0:13:39 > 0:13:42It certainly was for children. Mothers were allowed to stay with

0:13:42 > 0:13:44their babies until they were two years old,

0:13:44 > 0:13:47particularly if they were nursing, but from then they were separated

0:13:47 > 0:13:51and they could only see each other, families were only reunited

0:13:51 > 0:13:52if they all behaved themselves

0:13:52 > 0:13:56and followed the rules, they could meet on a Sunday afternoon.

0:13:56 > 0:13:59The workhouse provided food and shelter for those at the most

0:13:59 > 0:14:03dire periods of their lives and children were given an education.

0:14:03 > 0:14:06But in return at least ten hours a day of monotonous

0:14:06 > 0:14:10manual labour was required from the adults.

0:14:10 > 0:14:14Right, Samantha, what have we got here then? What are we looking at?

0:14:14 > 0:14:19We are looking at oakum, and oakum was tarred ropes from old ships.

0:14:19 > 0:14:25And what the paupers were asked to do was to unravel these ropes.

0:14:25 > 0:14:28The unravelled bits of the rope were then sold on,

0:14:28 > 0:14:32either back to the ship makers or to make paper.

0:14:32 > 0:14:34Effectively you were given money for old rope.

0:14:34 > 0:14:37I love it when one gets to the bottom of those sorts of sayings.

0:14:37 > 0:14:41Regardless of the tough and hostile conditions, workhouses

0:14:41 > 0:14:45like this at Southwell paved the way for future social reform.

0:14:45 > 0:14:46I'm delighted that it's still here

0:14:46 > 0:14:49but in many respects I'm also delighted that it's no longer

0:14:49 > 0:14:52a workhouse, because for anybody to have to come in here and live

0:14:52 > 0:14:55under those conditions, well, we don't know we're born, do we?

0:14:55 > 0:14:57We don't, indeed.

0:15:03 > 0:15:06We're venturing right over to the far eastern side of the county

0:15:06 > 0:15:07for our second property,

0:15:07 > 0:15:10to the village of Coddington, about three miles from Newark.

0:15:14 > 0:15:17And in an enviable setting at the heart of the village

0:15:17 > 0:15:19is our second property,

0:15:19 > 0:15:23a charming detached cottage believed to date back to 1840.

0:15:24 > 0:15:28- Look at this, eh?- Oh, wow.- Property number two.

0:15:28 > 0:15:30Ohhh, a whole wing for me.

0:15:30 > 0:15:31LAUGHTER

0:15:31 > 0:15:35Actually, you're quite right.

0:15:35 > 0:15:38Because that's why I wanted to start with this aspect of it because

0:15:38 > 0:15:44it displays this L shape and it is a wing for you, that is a guest wing.

0:15:44 > 0:15:49- That is amazing.- Yeah.- I'm bowled over, I'm knocked for six,
