0:01:00 > 0:01:06and it was here in 1552 that saw the birth of Sir Walter Raleigh.

0:01:06 > 0:01:09Or "Rawley" or "Railey", depending on how you pronounce his name.

0:01:09 > 0:01:13And it's extraordinary that this building is pretty much as it was in Raleigh's time -

0:01:13 > 0:01:16still being used as a private dwelling in the middle of a farm.

0:01:16 > 0:01:19And you can see it also has this distinctive Devon porch

0:01:19 > 0:01:21in the centre, which forms the letter E,

0:01:21 > 0:01:24in honour of the monarch of the time, Queen Elizabeth.

0:01:24 > 0:01:26And although Raleigh spent most of his time

0:01:26 > 0:01:30in the monarch's court in London, he never lost his love for this county,

0:01:30 > 0:01:33or, indeed, his thick Devonian accent.

0:01:33 > 0:01:37Indeed, it's said that Elizabeth throughout his life teased him by calling him...

0:01:44 > 0:01:48The only county in the UK with two separate coastlines, Devon is

0:01:48 > 0:01:53bordered by Cornwall in the west and Somerset and Dorset in the east.

0:01:53 > 0:01:56The north coast is home to some of the finest beaches in the country.

0:01:56 > 0:02:00Its wild Atlantic Ocean is a surfer's paradise.

0:02:00 > 0:02:04The south coast overlooking the English Channel is more serene.

0:02:04 > 0:02:07The calmer waters make it an ideal spot for sailing.

0:02:07 > 0:02:11The naturally sheltered bays here are home to pretty fishing villages

0:02:11 > 0:02:16such as Salcombe and Dartmouth, both popular tourist destinations.

0:02:16 > 0:02:19Inland, Devon has a lot going for it, too.

0:02:19 > 0:02:21One of its two National Parks is Dartmoor,

0:02:21 > 0:02:26with its rugged terrain and vast open landscape.

0:02:26 > 0:02:30Its famous tors were formed 280 million years ago.

0:02:30 > 0:02:33The east of the county is more pastoral and peaceful,

0:02:33 > 0:02:36and much of the land is protected.

0:02:36 > 0:02:38Dramatic sea cliffs in the eastern region

0:02:38 > 0:02:41are part of the world-famous Jurassic Coast.

0:02:47 > 0:02:51Across Devon as a whole, the average price for a detached house

0:02:51 > 0:02:55is £286,000, which is £30,000 above the national average,

0:02:55 > 0:02:59although you do have to bear in mind that that's slightly distorted

0:02:59 > 0:03:03by the presence of very popular sailing resorts like Salcombe and Dartmouth,

0:03:03 > 0:03:07where houses routinely sell for double the national figure.

0:03:07 > 0:03:10Further inland, you get more for your money,

0:03:10 > 0:03:13particularly in the beautiful Blackdown Hills,

0:03:13 > 0:03:16although around Honiton, in east of the county, prices are still holding strong,

0:03:16 > 0:03:19largely due to the presence of great transport links to London -

0:03:19 > 0:03:21it's just two hours from Exeter -

0:03:21 > 0:03:26and also good schools and very lovely country housing stock.

0:03:26 > 0:03:30So, with that in mind, let's see what our buyers today are looking for.

0:03:31 > 0:03:33Having lived in Orpington, southeast London,

0:03:33 > 0:03:37for two decades, it's not surprising to learn what's driving

0:03:37 > 0:03:41today's buyers, Deborah and Clive, into the countryside.

0:03:41 > 0:03:43The big roads. We live on a main road.

0:03:43 > 0:03:49It's very noisy, so we'd really like to go and have a peaceful existence.

0:03:49 > 0:03:51And we're just looking to get away from the M25

0:03:51 > 0:03:55and move down to a very beautiful, rural part of the countryside.

0:03:55 > 0:03:58But that's not all that's prompting the move.

0:03:58 > 0:04:02Deborah has plans for a new holiday let business.

0:04:02 > 0:04:05I've always wanted to do a B&B for about the last five years, really,

0:04:05 > 0:04:08and originally we thought we might go up to Scotland and do it,

0:04:08 > 0:04:10but we've decided now that we won't do that.

0:04:10 > 0:04:13It's a bit cold up there. So we've decided we would do it down in Devon.

0:04:13 > 0:04:18While Clive will continue to work for a brewery company in London during the week,

0:04:18 > 0:04:22for Deborah it's a chance to continue a family tradition in the county.

0:04:22 > 0:04:25My parents had a hotel. First of all they had one in Paignton,

0:04:25 > 0:04:28and then they did that for many, many years,

0:04:28 > 0:04:32and then they bought one down in Budleigh Salterton on the seafront.

0:04:32 > 0:04:35So, I have a little inkling of, you know, what happens.

0:04:35 > 0:04:38Although their grown-up children have left the nest,

0:04:38 > 0:04:40they'll still need somewhere for their pets.

0:04:40 > 0:04:43We have two dogs, golden retrievers, Becs and Chablis.

0:04:43 > 0:04:46Becs is the mother, and she had eight puppies,

0:04:46 > 0:04:48and we kept one of them, Chablis.

0:04:48 > 0:04:52And I do hope in about two years' time when we move,

0:04:52 > 0:04:56we need to have some sort of outbuilding so that I can breed Chablis,

0:04:56 > 0:04:59because I'd very much like to have another litter of puppies.

0:04:59 > 0:05:02But they're not the only ones coming with them.

0:05:02 > 0:05:04We've had chickens for a number of years.

0:05:04 > 0:05:08We'd certainly take the chickens with us. And maybe breed some more.

0:05:08 > 0:05:11We bred some of those chickens anyway.

0:05:11 > 0:05:13Alongside the running of their new B&B,

0:05:13 > 0:05:16the couple hope to continue with their hobbies.

0:05:16 > 0:05:19Well, in our spare time, we mainly do drama.

0:05:19 > 0:05:25We both of us belong to the local drama group. We do plays four times a year.

0:05:25 > 0:05:28When we move to Devon, we're definitely going to find ourselves a drama group,

0:05:28 > 0:05:31and, in fact, we've already been looking to see what's about down there.

0:05:31 > 0:05:35And Devon will also offer them the chance to try something new.

0:05:35 > 0:05:40One of the new hobbies that we'd like to take up is sailing,

0:05:40 > 0:05:43and so we'd like to have a property that's not too far from the sea,

0:05:43 > 0:05:47within maybe a half hour or 40 minutes of a reasonable

0:05:47 > 0:05:50harbour that we can have a small sailing boat in.

0:05:50 > 0:05:54It's an opportunity to meet new people down in Devon.

0:05:54 > 0:05:56With an offer already made on their current home,

0:05:56 > 0:05:59Deborah and Clive have a good idea of what they've got to play with.

0:05:59 > 0:06:04We're looking for a house probably at around £800,000 to £850,000.

0:06:11 > 0:06:14Clive and Deborah have asked us to concentrate our property search

0:06:14 > 0:06:17in the east of the county around the market town of Honiton.

0:06:17 > 0:06:21I've come to the hills just south of Honiton to meet our buyers.

0:06:21 > 0:06:24Now, why Devon? Is your mum round here?

0:06:24 > 0:06:27My mother lives in Budleigh Salterton, so I'm really coming home,

0:06:27 > 0:06:29cos this is where I was brought up, down in Devon.

0:06:29 > 0:06:32In terms of the house, though, I'm quite interested in this

0:06:32 > 0:06:36move of yours to sort of do B&B and do holiday lets.

0:06:36 > 0:06:39- Change of career for me. - And have you really thought through how it will be,

0:06:39 > 0:06:42having strangers in your house every other week?

0:06:42 > 0:06:45Yeah, we've really thought about it, yes, and I'm really quite...

0:06:45 > 0:06:48I like people, I like to communicate with people

0:06:48 > 0:06:51and chat with people, and I'm really quite happy to do that.

0:06:51 > 0:06:53The sort of property we're looking for,

0:06:53 > 0:06:55we don't want them literally on top of us.

0:06:55 > 0:06:58We're rather hoping we'll be able to find something

0:06:58 > 0:07:00that's got the area slightly separate, maybe.

0:07:00 > 0:07:04And what sort of a property do you want? What's the spec of the house?

0:07:04 > 0:07:07We're looking for two, maybe three en suite B&B rooms

0:07:07 > 0:07:10that we can let out, obviously for B&B.

0:07:10 > 0:07:13- Or potential to make.- Or potential to make them into en suite.

0:07:13 > 0:07:18- And we need a couple of rooms for ourselves.- So, five minimum? Five big, workable rooms?

0:07:18 > 0:07:21- Yes, really five minimum.- Six would be nice. But five, certainly, yes. - Yes.

0:07:21 > 0:07:24And then some degree of outbuildings where we could develop that

0:07:24 > 0:07:27into some form of self-catering let.

0:07:27 > 0:07:32So, you see it that way around? You'd do the B&B first, and then the holiday let?

0:07:32 > 0:07:35- I think we would. - Yes, but not necessarily.

0:07:35 > 0:07:37If something is the other way round, then that's fine.

0:07:37 > 0:07:41And are you sort of "roll up your sleeves and let's knock down some walls" sort of people?

0:07:41 > 0:07:46- We have done in the past.- We've done that. We've significantly rebuilt our house over the last 20 years,

0:07:46 > 0:07:49and we would do the same thing here if we had to, yes.

0:07:49 > 0:07:51- You're willing to do a bit of work? - Yes, absolutely.

0:07:51 > 0:07:54Well, it's a beautiful day for looking at properties,

0:07:54 > 0:07:57and we've found three beautiful properties, I think,

0:07:57 > 0:07:59so I'm quite excited to show them to you.

0:08:24 > 0:08:29Clive and Deborah have a budget of £850,000 to spend in East Devon.

0:08:29 > 0:08:32They'd prefer an older property with five or six bedrooms,

0:08:32 > 0:08:36three of those for their bed-and-breakfast business.

0:08:36 > 0:08:38They'd also like some land attached, at least an acre,

0:08:38 > 0:08:41with some outbuildings for self-catering accommodation,

0:08:43 > 0:08:46the potential to be transformed into holiday lets.

0:08:48 > 0:08:51We've got three wonderful Devonian properties to show Deborah and Clive,

0:08:51 > 0:08:55and I'll be revealing the price of each at the end of the tour.

0:08:55 > 0:08:57Our mystery house, the final offering,

0:08:57 > 0:09:01should give our suburbanites something to put their stamp on.

0:09:08 > 0:09:11Our first house is in the countryside just a few miles

0:09:11 > 0:09:15south of Honiton itself, which is attractive market town with

0:09:15 > 0:09:20a full range of shops and some impressive Georgian architecture.

0:09:20 > 0:09:23It's best known for a lace-making cottage industry

0:09:23 > 0:09:26dating back to the late 16th century.

0:09:26 > 0:09:29The town's expensive handmade fabric is much sought after

0:09:29 > 0:09:31and became a favourite of the Royals.

0:09:31 > 0:09:35In fact, Queen Victoria ordered Honiton lace for her wedding dress.

0:09:35 > 0:09:38A five-minute drive outside of the town,

0:09:38 > 0:09:44and you're surrounded by rolling hills, which is the setting for our first house.

0:09:44 > 0:09:46- Here we are.- Wow!- House number one.

0:09:46 > 0:09:51- That looks nice.- Wonderful. - Very pretty.- It's pretty, isn't it?

0:09:51 > 0:09:54Yeah, it is very pretty. We hadn't actually considered barn conversions.

0:09:54 > 0:09:57That's something... So this will be a first for us.

0:09:57 > 0:10:01This is obviously originally a very old agricultural building,

0:10:01 > 0:10:05but it was completely revamped in 2003,

0:10:05 > 0:10:09and what they did was they converted the main barn into their living

0:10:09 > 0:10:13dwelling, and then they have this side building as a holiday let.

0:10:13 > 0:10:17- It looks very nice. It does look very nice indeed.- Very nice.

0:10:17 > 0:10:20The nice thing about this property is of course that it's old,

0:10:20 > 0:10:21but inside it's quite modern.

0:10:21 > 0:10:24- That's good. That's very good. - I'm looking forward to seeing it.

0:11:21 > 0:11:24and one wing is reserved for the self-contained holiday let.

0:11:25 > 0:11:29The accommodation here includes a spacious kitchen-diner,

0:11:29 > 0:11:33a gallery bedroom which sits in the eaves,

0:11:33 > 0:11:36and a twin bedroom below that, easily enough space for a family of four.

0:11:37 > 0:11:40As we weave our way through the main house,

0:11:40 > 0:11:43we pass a utility room and downstairs toilet.

0:11:49 > 0:11:52This is certainly something, isn't it?

0:11:52 > 0:11:55So, this is the centrepiece of the house, in many ways, I think.

0:11:57 > 0:12:01- and then it goes much further down here.- Really nice. Really gorgeous.

0:12:01 > 0:12:05It's interesting because when they convert these buildings,

0:12:05 > 0:12:10- getting skylights is quite a trick, from the planning office.- Yes, yes.

0:12:13 > 0:12:16It just throws so much natural light into the building.

0:12:16 > 0:12:21What do you think of the...? Obviously the fireplace is quite dominant. Is it to your taste?

0:12:21 > 0:12:24- Oh, yeah, I like it.- The fireplace is good, yes, it's nice.- I like it.

0:12:24 > 0:12:29- Yes, you can certainly picture yourself sitting here around the fireplace.- Yes, I can do.

0:12:29 > 0:12:32- So, is it growing on you? - I think it is, yes. It is.

0:12:37 > 0:12:41although one is being used as a study, and there's also a family bathroom.

0:13:01 > 0:13:05- Quite sumptuous.- Yes. Plenty of it.

0:13:07 > 0:13:10Well, we have a very big bedroom at the moment, but we're not expecting

0:13:10 > 0:13:14to find a bedroom as big as ours, but actually, this is OK.

0:13:16 > 0:13:20But what I'd like to show you... If we go down here, I can explain a bit more.

0:16:03 > 0:16:08mainly because of the close proximity of all the other houses round about.

0:16:28 > 0:16:32Devon's southern coastal towns are rooted in their seafaring

0:16:32 > 0:16:34heritage, one of which is Brixham.

0:16:35 > 0:16:37In the late 18th century,

0:16:37 > 0:16:41the fishermen of the town, keen to exploit limited fishing stocks,

0:16:41 > 0:16:45developed a new design of vessel, the deep-sea trawler.

0:16:45 > 0:16:49Only a few survive today, including this one, Golden Vanity.

0:16:49 > 0:16:52Since Clive and Deborah are keen to take up sailing here in Devon,

0:16:52 > 0:16:57we sent them to meet Toby Russell, director of Trinity Sailing,

0:16:57 > 0:17:02the charity responsible for conserving the original and rare Brixham-born vessels.

0:17:02 > 0:17:06So, for what purpose were the boats originally built?

0:17:06 > 0:17:09They were built for trawling, deep-sea trawling at sea,

0:17:09 > 0:17:13and actually, they were a revolutionary design at the time.

0:17:13 > 0:17:18And what that allowed fishermen to go out and do was to trawl

0:17:18 > 0:17:20deeper in the water and for longer periods of time.

0:17:20 > 0:17:23Have the boats always been based in Brixham?

0:17:23 > 0:17:25They were originally built all around the county,

0:17:25 > 0:17:28some were built in Brixham in the Heritage Fleet,

0:17:28 > 0:17:30and some were built locally on the River Dart.

0:17:30 > 0:17:33But then they were all dispersed over time,

0:17:33 > 0:17:36and Trinity came about, really, by bringing three of those boats

0:17:36 > 0:17:39together and bringing them back to Brixham,

0:17:39 > 0:17:43and that kick-started the Brixham Heritage Fleet that we now have.

0:17:43 > 0:17:45- So, what are they like to sail? - Lovely.

0:17:45 > 0:17:49And you'll get the chance to go on Golden Vanity today.

0:17:49 > 0:17:51The impact of the Brixham trawler was immense.

0:17:51 > 0:17:55Trawling deeper and for longer resulted in larger catches.

0:17:55 > 0:17:57Its sleek design and tall gaff rigging

0:17:57 > 0:17:59gave it both power and speed,

0:17:59 > 0:18:01and it was copied all over the world.

0:18:01 > 0:18:03By the late 19th century,

0:18:03 > 0:18:07there were 3,000 trawlers operating in the UK waters alone.

0:18:07 > 0:18:11But as skipper Matt Gilchrist explains, there's a knack to sailing them.

0:18:11 > 0:18:14- It certainly looks more complicated. - It looks more complicated.

0:18:14 > 0:18:19There's a lot more rope and blocks and stuff to master.

0:18:19 > 0:18:24But, you know, within about a week of sailing on the boat,

0:18:24 > 0:18:26you can be quite comfortable pulling on the various ropes.

0:18:26 > 0:18:30So, obviously we wouldn't have a gaff boat, so what sort of boat

0:18:30 > 0:18:33would you recommend for us to buy, for a beginner?

0:18:33 > 0:18:38I think, really, it depends on what boat you have sailed on before,

0:18:38 > 0:18:43but ultimately I would go for either a metal hull or a fibreglass hull.

0:18:43 > 0:18:47- Yes.- That'd mean then that you're not having lots of maintenance to do in the winter.
