0:00:59 > 0:01:01where people have been playing bowls since 1554.

0:01:01 > 0:01:05The sport was popular all the way back in Tudor times,

0:01:05 > 0:01:07when gentlemen would relax with a game of bowls

0:01:07 > 0:01:10after a hard day's hunting in the Cotswold countryside.

0:01:10 > 0:01:14This club's records date all the way back to 1905,

0:01:14 > 0:01:18and the game remains a permanent and very pleasant fixture

0:01:18 > 0:01:19in village life today.

0:01:23 > 0:01:25Sitting against the Welsh border,

0:01:25 > 0:01:28Gloucestershire also shares boundaries with the English counties

0:01:28 > 0:01:32of Herefordshire, Oxfordshire and Wiltshire.

0:01:32 > 0:01:34"Scratch Gloucestershire and find Rome" is an old adage

0:01:34 > 0:01:36often associated with the county,

0:01:36 > 0:01:40as its gently rolling arable land has been known since Roman times

0:01:40 > 0:01:43for its farming and forestry.

0:01:43 > 0:01:46And under Roman rule, the market town of Cirencester

0:01:46 > 0:01:47in the east of the county,

0:01:47 > 0:01:50was the second largest settlement after London.

0:01:50 > 0:01:52Today the vibrant market place,

0:01:52 > 0:01:55exhibits excellent examples of Georgian and Victorian architecture,

0:01:55 > 0:01:59which have cemented the town as the capital of the Cotswolds.

0:01:59 > 0:02:03Countryside accounts for some 90% of Gloucestershire's landscape,

0:02:03 > 0:02:06into which sit perfectly preserved limestone villages.

0:02:06 > 0:02:10One picture postcard example must be Bibury,

0:02:10 > 0:02:12set on the banks of the Coln

0:02:12 > 0:02:14and heralded by radical Victorian designer William Morris

0:02:14 > 0:02:17as the most beautiful village in England.

0:02:18 > 0:02:21Now, when it comes to researching the property market

0:02:21 > 0:02:23here in Gloucestershire,

0:02:23 > 0:02:25you have to unpick the stats a bit.

0:02:25 > 0:02:27Yes, the average price for a detached house in the county

0:02:27 > 0:02:32is around £290,000 - some 40,000 above the national figure.

0:02:32 > 0:02:36But if you peel away the premium for living here in the Cotswolds,

0:02:36 > 0:02:39which can be up to 50% in some places,

0:02:39 > 0:02:43the picture does get much more affordable around the market towns

0:02:43 > 0:02:45such as Dursley and Witherington.

0:02:45 > 0:02:49So let's find out why today's buyers want to move here.

0:02:49 > 0:02:52We've been called on to help two sisters

0:02:52 > 0:02:53who have led a very different lives,

0:02:53 > 0:02:55have very different tastes,

0:02:55 > 0:02:59and who haven't lived with one another since they were teenagers.

0:02:59 > 0:03:04- You were the bossy one...- No. - ..and I had to do as I was told.

0:03:04 > 0:03:07No, no, no, no, no. Not at all.

0:03:07 > 0:03:10Lucky we grew out of all of that.

0:03:10 > 0:03:12But we fought right the way up, through our teens,

0:03:12 > 0:03:15pulling our hair out. Your hair out, my hair out.

0:03:15 > 0:03:20I have a happier memory - of an older sister who was my friend.

0:03:20 > 0:03:22I had nothing against you.

0:03:22 > 0:03:24I can't think why I was pulling your hair out.

0:03:24 > 0:03:28- That was when we were younger. - You must've been very trying.- Mm.

0:03:28 > 0:03:29Now a few decades later,

0:03:29 > 0:03:32Christina and Joanna both find themselves

0:03:32 > 0:03:36living alone and so have turned to one another for support.

0:03:36 > 0:03:39I've reached a sort of point where a lot of things have

0:03:39 > 0:03:41reached a nice ending -

0:03:41 > 0:03:44and unexpected endings -

0:03:44 > 0:03:47with the death of my husband and other things,

0:03:47 > 0:03:50and it's therefore the right time for a new beginning.

0:03:50 > 0:03:53And I think a move will be a really good way

0:03:53 > 0:03:56of creating a new space.

0:03:56 > 0:03:59I'm also a widow, my husband died about three years ago.

0:03:59 > 0:04:04Erm... I've got children, which, sadly, Christina doesn't have, so...

0:04:04 > 0:04:07But she's very fond of them, thank goodness.

0:04:07 > 0:04:09And they love her to bits.

0:04:09 > 0:04:13So we want to be reasonably near to them, but not on top of them.

0:04:13 > 0:04:15The older of the two, by three years,

0:04:15 > 0:04:18Joanna, until recently worked as a management accountant.

0:04:18 > 0:04:22Whereas Christina is a highly successful travel writer,

0:04:22 > 0:04:24who has spent most of her life exploring the globe.

0:04:24 > 0:04:26In fact, both sisters were born in Africa,

0:04:26 > 0:04:30where they spent their early childhood.

0:04:30 > 0:04:33With our mother, she always said to me,

0:04:33 > 0:04:36it's all right to be different.

0:04:36 > 0:04:39Don't feel you have to be like other people.

0:04:39 > 0:04:40It's OK to be different.

0:04:40 > 0:04:43That was an extraordinarily freeing thing,

0:04:43 > 0:04:46and I realised that it wasn't.

0:04:46 > 0:04:48It wasn't important to be like everybody else,

0:04:48 > 0:04:51you can follow your ideas

0:04:51 > 0:04:55- and I think that had a huge impact on my life.- Mm.

0:04:55 > 0:04:57So with that philosophy in mind,

0:04:57 > 0:05:00they've decided to take an unconventional step,

0:05:00 > 0:05:05to partner up onto the property ladder, but with strings attached.

0:05:05 > 0:05:07We don't want to live together,

0:05:07 > 0:05:11we want to live, sort of, next d...

0:05:11 > 0:05:14Well, sort of in the same building and next door to each other.

0:05:14 > 0:05:17Because we're both hugely independent people.

0:05:17 > 0:05:19I've got three grandchildren,

0:05:19 > 0:05:22so you've got three great nieces.

0:05:22 > 0:05:26We want to be able to have them to stay as they grow up.

0:05:26 > 0:05:30But have the space so that they are not on top of me the whole time.

0:05:30 > 0:05:32So it probably means two kitchens -

0:05:32 > 0:05:34I'll feed the grandchildren and she'll visit.

0:05:34 > 0:05:38For now, Joanna lives in a rental property and Christina wants to keep

0:05:38 > 0:05:41her current home in London's Shepherd's Bush as a base

0:05:41 > 0:05:45from where she runs her charity to help the people of Madagascar.

0:05:45 > 0:05:49But, it's not big enough or rural enough for their joint future.

0:05:49 > 0:05:53In London you could be going somewhere, doing something.

0:05:53 > 0:05:56And you can never just be, quietly,

0:05:56 > 0:05:58or if you are being quietly,

0:05:58 > 0:06:01you feel the world is whizzing past and leaving you behind.

0:06:01 > 0:06:05Here you've got no garden and I would be stifled.

0:06:05 > 0:06:08And I love growing things

0:06:08 > 0:06:12and a window box is not big enough!

0:06:12 > 0:06:15The sisters have recently come into some inheritance,

0:06:15 > 0:06:18and have a rough idea of the figure they're willing to spend

0:06:18 > 0:06:20for this new sibling adventure.

0:06:20 > 0:06:25The budget for the move will be £550,000 to £650,000.

0:06:29 > 0:06:32Gloucestershire is the chosen destination, as Joanna's

0:06:32 > 0:06:35daughter and grandchildren live in Wotton-under-Edge,

0:06:35 > 0:06:38so we'll be concentrating our house search

0:06:38 > 0:06:39to the western side of the county,

0:06:39 > 0:06:42which also has good road links back to London for Christina.

0:08:35 > 0:08:38You've got no idea what the property market's like here,

0:08:38 > 0:08:40but you also have nothing to sell.

0:08:40 > 0:08:43So if we find you something, you can move straightaway.

0:08:48 > 0:08:52So, for a revised and rather healthy budget of £750,000,

0:08:52 > 0:08:54our sisters are pooling resources

0:08:54 > 0:08:57and looking for a spacious and characterful home

0:08:57 > 0:09:01that has the potential to suit both their tastes and needs.

0:09:01 > 0:09:03And the basics are:

0:09:12 > 0:09:14We've a fantastic range of properties,

0:09:14 > 0:09:17both traditional and unusual, which I hope will meet

0:09:17 > 0:09:21Christina and Joanna's very specific yet largely loose requirements.

0:09:21 > 0:09:23But before I reveal the prices,

0:09:23 > 0:09:25I'll be asking our buyers

0:09:25 > 0:09:27to have a guess first.

0:09:27 > 0:09:30And we'll be swinging by something really out of the ordinary

0:10:02 > 0:10:05Right. So is this your first house you'll ever buy?

0:10:05 > 0:10:07- Absolutely. - She's a first-time buyer!

0:16:56 > 0:16:59All in all, the house boasts five reception rooms,

0:16:59 > 0:17:02four bedrooms, a large kitchen diner,

0:17:02 > 0:17:04alongside a smaller kitchen and just under

0:17:04 > 0:17:09an acre of land, surrounded by beautiful, Gloucestershire scenery.

0:17:09 > 0:17:13When we arrived, I thought the facade was fabulous.

0:17:13 > 0:17:18It's a warm, welcoming, genuine-looking place.

0:17:18 > 0:17:21But I'm a little disappointed in the house itself.

0:17:21 > 0:17:26Inside, to me, doesn't match the outside impression.

0:17:26 > 0:17:27Head down!

0:17:29 > 0:17:32- There's another room over here. - I'm following.

0:17:34 > 0:17:38There's two staircases, two front doors, there ARE two kitchens.

0:17:38 > 0:17:43But in a way, it still isn't quite lending itself to two

0:17:48 > 0:17:51You've actually managed to get an awful lot of what we wanted,

0:17:51 > 0:17:54and I'm surprised about that.

0:17:54 > 0:17:57But I don't think it is going to be the right one, sadly.

0:18:32 > 0:18:35under its wing, there are no shortages of green places to

0:18:35 > 0:18:39explore, such as the Stuart Fawkes site near Nailsworth, which is

0:19:10 > 0:19:14- Yes, there's a species called Meadow Clary.- Are they rare?

0:19:14 > 0:19:16Yes, they're extremely rare.

0:19:16 > 0:19:19This is the only site in Gloucestershire where you can

0:19:19 > 0:19:22see Meadow Clary. There's only 20 other sites in the country.

0:19:22 > 0:19:25The site covers three fields, and rare specimens that flourish

0:19:25 > 0:19:29here like the protected Meadow Clary plants have helped identify

0:19:29 > 0:19:32the reserve as a Site of Special Scientific Interest.

0:19:32 > 0:19:34And to ensure that the plant continues to

0:19:34 > 0:19:37thrive in the future, the trust have adopted an approach that uses

0:19:37 > 0:19:40grazing livestock to stimulate its growth.

0:19:40 > 0:19:45Meadow Clary doesn't reproduce so well through making seed.

0:19:45 > 0:19:49It reproduces much better through making runners that

0:19:49 > 0:19:51run into the soil.

0:19:51 > 0:19:56So what the cattle now do is, they are allowed in during the summer,

0:19:56 > 0:19:59they eat the plant off and prevent it flowering

0:19:59 > 0:20:03so it puts much more energy into producing these runners.

0:20:03 > 0:20:06In the past, the antibacterial properties of this tall,

0:20:06 > 0:20:09vibrant and striking plant have been used as a medicine to

0:20:09 > 0:20:12alleviate sore throats or clean teeth.

0:20:12 > 0:20:14And even to flavour beers and wines.

0:20:14 > 0:20:17With a life span of about 30 years, the Meadow Clary at

0:20:17 > 0:20:21Stuart Fawkes is surveyed yearly to monitor its progress.

0:37:49 > 0:37:53Well, it was built by Great Western Railway in the very early 1900s.

0:38:01 > 0:38:05make money out of the newly industrialised Midlands.
