0:00:02 > 0:00:05This Grade 1-listed church which can seat just 30

0:00:05 > 0:00:11is reputedly the smallest complete parish church still in regular use anywhere in England.

0:00:11 > 0:00:14So where am I? I'll tell you in just a moment.

0:00:32 > 0:00:37Today's show revolves around healing hands and pampered paws

0:00:37 > 0:00:41as we help a couple and their dogs find a dream country home.

0:00:41 > 0:00:43- This is really nice.- Very nice.

0:00:43 > 0:00:45This is... Yeah, it's lovely.

0:00:45 > 0:00:48And, after polite feedback,

0:00:48 > 0:00:52we find something to really ignite their passions.

0:00:52 > 0:00:55- I think we could live here.- We could. Will you stop crying then?- Yeah.

0:00:57 > 0:01:01Today I'm in the Exmoor National Park and this is Culbone Church,

0:01:01 > 0:01:04which can only be accessed by foot.

0:01:04 > 0:01:09Parts of the church are believed to date back to Saxon times,

0:01:09 > 0:01:13but it has seen many changes, including the Victorian bell tower.

0:01:13 > 0:01:19Long before Christianity reached these shores and even longer before this church was built,

0:01:19 > 0:01:24Culbone was a centre for pagan worship and just standing here

0:01:24 > 0:01:27you can feel it's a very special place.

0:01:27 > 0:01:30Lying in the southwest of England,

0:01:30 > 0:01:33Exmoor National Park straddles two counties,

0:01:33 > 0:01:37with two thirds in Somerset and one third in Devon.

0:01:37 > 0:01:42Officially designated as a national park in 1954,

0:01:42 > 0:01:46Exmoor covers 267 square miles of woodland, farmland, valleys

0:01:46 > 0:01:50and open moorland where native ponies roam wild

0:01:50 > 0:01:55all year round, grazing the neatly patchworked fields.

0:01:55 > 0:02:00This stunning landscape has inspired some famous romantic writers,

0:02:00 > 0:02:07including Wordsworth and Coleridge, and today the park attracts over two million visitors a year,

0:02:07 > 0:02:13generating some £85 million for the local economy and supporting 20% of the park's residents.

0:02:13 > 0:02:19From the heart of Exmoor's wilderness, the countryside rolls towards 37 miles of rugged shore,

0:02:19 > 0:02:23featuring some of the country's highest coastlines.

0:02:23 > 0:02:30These sheer cliffs soar up to heights of 800 feet and tumble down to the Bristol Channel.

0:02:37 > 0:02:40It may not come as a great surprise to learn that Exmoor

0:02:40 > 0:02:43is one of the least populated places in England

0:02:43 > 0:02:46with a small permanent population

0:02:46 > 0:02:50of just 10,300 people living in 4,500 households.

0:02:50 > 0:02:53According to a leading property website,

0:02:53 > 0:02:57last year only 212 properties were bought or sold,

0:02:57 > 0:02:59but they went for quite a premium.

0:02:59 > 0:03:06A detached property within the national park costs around £321,000.

0:03:06 > 0:03:10That's 20% above the national average.

0:03:10 > 0:03:12However, there's nothing average

0:03:12 > 0:03:15about the properties we've picked for today's buyers.

0:03:15 > 0:03:17Let's meet them.

0:03:17 > 0:03:21Three years ago, retired policeman Tim and his wife, Sue,

0:03:21 > 0:03:25swapped America's east coast for the British south coast.

0:03:25 > 0:03:30Returning ex-pats, they had spent 25 years in Florida.

0:03:30 > 0:03:34But the call of the English countryside could not be ignored.

0:03:34 > 0:03:39Although they currently live in this large six-bedroom, three-storey property in Bournemouth,

0:03:39 > 0:03:44the plan is to find their dream home in the West Country.

0:03:44 > 0:03:49I think one reason that we'd like to move from this house is it's a lot of house,

0:03:49 > 0:03:54but it goes upwards. We'd like a house that goes outwards.

0:03:54 > 0:03:57Although it's detached, we're quite close

0:03:57 > 0:04:05and with three dogs we have to keep them quiet, which is not fair for them. So we'd like more room.

0:04:05 > 0:04:08It was in Somerset where they first met,

0:04:08 > 0:04:11so the area holds a very special place in their hearts.

0:04:12 > 0:04:16What we would like to do is look for a property

0:04:16 > 0:04:18in or around the Exmoor area.

0:04:18 > 0:04:23We've looked at Lynton and Lynmouth and Barnstaple and a few places.

0:04:23 > 0:04:29- We don't want to be too isolated. You know, be able to get to a town... - And a pub.- Yeah, a pub.

0:04:29 > 0:04:33And leisure centre. We both do quite a few sports.

0:04:33 > 0:04:38Sue works as a swimming instructor and Tim has a passion for t'ai chi.

0:04:38 > 0:04:41In fact, the couple have a shared love of sport,

0:04:41 > 0:04:44both as participants and as volunteers.

0:04:44 > 0:04:48We used to do a lot of youth work with underprivileged children.

0:04:48 > 0:04:51We ran a football tournament.

0:04:51 > 0:04:53Just to keep these kids off the streets.

0:04:53 > 0:04:56Such is Sue's commitment to charity,

0:04:56 > 0:05:00Tim nominated her for the torch relay in the ultimate event -

0:05:00 > 0:05:03the 2012 Olympic Games.

0:05:03 > 0:05:05When I knew that I was nominated,

0:05:05 > 0:05:09I never thought I'd get to run with the torch.

0:05:09 > 0:05:11It was really nice.

0:05:11 > 0:05:16To be able to give someone a moment like that is very special.

0:05:16 > 0:05:20You deserved that. Oh!

0:05:20 > 0:05:23They're clearly devoted to one another,

0:05:23 > 0:05:27but they also have separate business ideas bubbling.

0:05:27 > 0:05:33Tim is a qualified reiki master and yearns for the right environment to offer his complementary therapy.

0:05:33 > 0:05:37Ideally, what I would like is a building outside the main home,

0:05:37 > 0:05:43or a soundproofed room within it, that I could continue my treatments

0:05:43 > 0:05:46and the dogs could do their thing.

0:05:46 > 0:05:49I've always had an ambition to do doggy day care.

0:05:49 > 0:05:51They spend a day and then go home.

0:05:51 > 0:05:57All that's left is to ascertain the figure they're willing to spend on their new home.

0:05:57 > 0:06:01The budget for our move is £450,000.

0:06:02 > 0:06:06For the best chance of finding exactly what Tim and Sue want,

0:06:06 > 0:06:11we'll be searching the length and breadth of the national park,

0:06:11 > 0:06:13from Dulverton to Lynton.

0:06:13 > 0:06:19And it's in Somerset over a cuppa and a biscuit where we meet up to get better acquainted

0:06:19 > 0:06:23and to nail the finer details of their move.

0:06:23 > 0:06:25Sue and Tim, welcome to Exmoor.

0:06:25 > 0:06:29The sun's shining. It's beautiful, but it is freezing out there.

0:06:29 > 0:06:34That wind is biting. So you currently live in Bournemouth.

0:06:34 > 0:06:36Why move to Exmoor?

0:06:36 > 0:06:38The reason really is our dogs.

0:06:38 > 0:06:43We have three dogs and we just want more room for them to run around.

0:06:43 > 0:06:45- More country living.- Yes.

0:06:45 > 0:06:49- Can't get more country than this park, can you?- No, you can't.

0:06:49 > 0:06:53What about the style of houses? We've got to get to the crunch here.

0:06:53 > 0:06:57- Florida homes, I'm thinking big, spacious.- Yes.

0:06:57 > 0:07:04A three-bedroom home is fine. More is fine. We have six at the moment, which we don't need for two of us.

0:07:04 > 0:07:08Nice kitchen, nice master bedroom. As open plan as possible.

0:07:08 > 0:07:13If it wasn't, we'd be prepared to knock walls down to open it up.

0:07:13 > 0:07:20- Open-plan, spacious properties might be quite hard to find in this part of the world.- Yes.- Yes.

0:07:20 > 0:07:23I'm glad you said you were open minded.

0:07:23 > 0:07:27We've got our work cut out! Remind me of our budget.

0:07:27 > 0:07:30450, but we could maybe squeeze a little bit more

0:07:30 > 0:07:32if it was the perfect property.

0:07:32 > 0:07:37- You don't mind a little bit of a project.- No, don't mind at all.

0:07:37 > 0:07:40Good. I'm looking forward to this. Let's finish our tea.

0:07:40 > 0:07:43We'll put on four more layers and get cracking.

0:07:43 > 0:07:45- Thank you.- Thank you.

0:07:45 > 0:07:50So for an absolute maximum budget of £475,000,

0:07:50 > 0:07:56Tim and Sue are after a spacious house with at least three bedrooms that includes a roomy master.

0:07:56 > 0:08:01They'd also like a large kitchen and potential for open-plan areas.

0:08:01 > 0:08:07The property should also ideally cater for their reiki and dog day-care businesses.

0:08:07 > 0:08:14And they need a big secure garden for their three dogs to run around to their hearts' content.

0:08:14 > 0:08:21And our super selection of Exmoor properties includes some interesting conversions,

0:08:21 > 0:08:27but I won't reveal each price straightaway. To finish off, we serve up the mystery house,

0:08:27 > 0:08:32which could convert their country dream into hard cash sooner than they thought.

0:08:40 > 0:08:46Our first property is on the Somerset side in the small hamlet of Exton, in the south of the park.

0:08:48 > 0:08:52The nearest place to pick up essential amenities

0:08:52 > 0:08:55is the rural moorland village of Winsford,

0:08:55 > 0:08:58that has a Post Office and shop selling a variety of local produce

0:08:58 > 0:09:02and a perfectly-thatched pub.

0:09:02 > 0:09:04We're making a quick detour here

0:09:04 > 0:09:08to soak up more of this idyllic Exmoor setting.

0:09:08 > 0:09:13So, guys, this is a village very close to our first house.

0:09:13 > 0:09:15The village is called Winsford.

0:09:15 > 0:09:17You can hear the brook at the side.

0:09:17 > 0:09:20There's eight bridges around the village.

0:09:20 > 0:09:25The River Exe runs through it. It's mentioned in the Domesday Book.

0:09:25 > 0:09:28That's how old it is.

0:09:28 > 0:09:31We're in Somerset and this is one of the most sought-after villages.

0:09:31 > 0:09:38There's three where people want to live or visit because it's so beautiful. Even on a day like today,

0:09:38 > 0:09:41which is pretty cold, it still looks gorgeous.

0:09:41 > 0:09:44I can imagine it being a tourist trap.

0:09:44 > 0:09:50- It is just delightful. - You wanted a bit of country life. Shall we look at the first property?

0:09:50 > 0:09:54- Yes. - So this is just on your doorstep.

0:09:55 > 0:10:00And only two miles away in Exton, sitting in glorious countryside,

0:10:00 > 0:10:01lies house number one.

0:10:05 > 0:10:10- So take a look at your first property.- Very nice.

0:10:10 > 0:10:14- You like it?- Picture postcard. - It looks very well maintained.

0:10:14 > 0:10:21In actual fact, this was built around the 1750s. Mid-1700s.

0:10:21 > 0:10:27For a long time it was a school, certainly until the 1960s. And it was just one level.

0:10:27 > 0:10:31In the '80s it was made into a house, an extension was put on.

0:10:31 > 0:10:35So you do have an old property, but also the luxury of a new build.

0:10:35 > 0:10:37- Yeah.- Yes.

0:10:37 > 0:10:44It's strange to look at a home that just has two floors when we have three. That's what's so different.

0:10:44 > 0:10:46Yeah, it's that adjustment.

0:10:46 > 0:10:50- It looks lovely.- Shall we step inside?- Yes, love to.

0:10:50 > 0:10:57'This schoolhouse conversion is built of local stone from quarries in the surrounding hills

0:10:57 > 0:11:00'and is in a wonderfully elevated position,

0:11:00 > 0:11:01'offering spectacular views.'

0:11:06 > 0:11:10Let's start with the kitchen. Always a great place to start.

0:11:10 > 0:11:13It's compact, but it's very, very nice.

0:11:13 > 0:11:16I think the butcher's block in the middle

0:11:16 > 0:11:20- gives it something else.- Yes, it does. I've never had an island.

0:11:20 > 0:11:23She's always wanted something in the middle!

0:11:23 > 0:11:26I can see the dogs racing round and round.

0:11:26 > 0:11:28I love the floor, too.

0:11:28 > 0:11:32It's light, it's spacious. You've got a utility room next door.

0:11:32 > 0:11:34Access to the garden.

0:11:34 > 0:11:37Let's see how this house flows.

0:11:39 > 0:11:44So you've got a breakfast room here with views onto the garden.

0:11:44 > 0:11:49- And then it flows through into your sitting room.- Gorgeous floors.

0:11:49 > 0:11:51- Yeah, lovely floors.- Lovely colour.

0:11:51 > 0:11:53The whole ground floor is lovely.

0:11:53 > 0:11:59- You can just move without obstruction into every room.- Yeah.

0:11:59 > 0:12:05'It seems that we're doing well to meet our buyers' preferred open-plan style

0:12:05 > 0:12:07'and there's more down here.

0:12:07 > 0:12:14'A small ground-floor double bedroom with an en-suite shower room could be ideal for Tim's reiki healing

0:12:14 > 0:12:18'and there's a further two bedrooms upstairs, making three in total.

0:12:18 > 0:12:25'A good-size double is served by a sleek, contemporary bathroom and the last bedroom is the biggest,

0:12:25 > 0:12:28'with its own en suite shower room.'

0:12:30 > 0:12:33So your master bedroom.

0:12:33 > 0:12:37- Oh, very nice.- It's nice. This is what they've added on.

0:12:37 > 0:12:41- Yes.- OK.- This was added on, I think, in the 1980s.

0:12:41 > 0:12:45I know you wanted a large master bedroom, didn't you?

0:12:45 > 0:12:48We just have a big bed. Seven by seven.

0:12:48 > 0:12:53- You can get all the dogs on it with you!- Yes, we could.- That's some bed!

0:12:53 > 0:12:55Coming from a big home to a small home,

0:12:55 > 0:13:00it's that feeling of claustrophobia, things closing in.

0:13:00 > 0:13:02It is a lovely home, though.

0:13:02 > 0:13:07'The idea of downsizing in theory is quite different in practice.

0:13:07 > 0:13:11'Our buyers seem to be struggling with the reality of such a shift.

0:13:11 > 0:13:17'We'll see if the outside space is big enough for their three dogs.

0:13:17 > 0:13:19'The garden is made up of two lawned areas

0:13:19 > 0:13:22that wrap themselves around the property.

0:13:22 > 0:13:26'There's also a large double garage approached by a gravel drive.

0:13:26 > 0:13:30'Now to turn our attention to talking money.'

0:13:30 > 0:13:33It's that time. Who'd like to go first?

0:13:33 > 0:13:36How much is this on the market for?

0:13:36 > 0:13:38- I'd say about 425?- Right.

0:13:38 > 0:13:42- Tim?- I'm going to come in a little bit under that.

0:13:42 > 0:13:46Not being disrespectful, but 395.

0:13:46 > 0:13:49- Oh.- I know.- Who's closest? That's the question.

0:13:49 > 0:13:52And it is...Tim.

0:13:52 > 0:13:56- Currently on the market for 399,950. - Really?

0:13:56 > 0:13:58- You were very close.- Wow.

0:13:58 > 0:14:02Go and take another look around and I'll catch up with you. Enjoy.

0:14:04 > 0:14:07'Some £75,000 under budget,

0:14:07 > 0:14:11'on the market for £399,950,

0:14:11 > 0:14:15'the first house in our selection is a schoolhouse conversion

0:14:15 > 0:14:18'dating way back to the 1750s.

0:14:18 > 0:14:24'It has an open-plan vibe to the downstairs accommodation and three bedrooms,

0:14:24 > 0:14:28'two of which are en suite. Outside, the garden wraps itself right around

0:14:28 > 0:14:33'and features extensive countryside views.'

0:14:33 > 0:14:39When we first walked up the lane and I saw the house, I thought, "Beautiful home."

0:14:39 > 0:14:44Hard to believe it was almost 300 years old. On the inside,

0:14:44 > 0:14:49the flow of the house is perfect. I would give it 10 out of 10.

0:14:49 > 0:14:54I love the flow. It's open plan, like we asked for.

0:14:54 > 0:15:00The only thing is the garden is small and the whole idea of the move was a bigger garden

0:15:00 > 0:15:02because we have the dogs.

0:15:02 > 0:15:04Apart from that, it's a lovely house.

0:15:07 > 0:15:11- Well, that's it. The tour's over. - We enjoyed house number one.

0:15:11 > 0:15:15- It was a good start. Ready for house number two?- We're ready.

0:15:23 > 0:15:25When you think of Exmoor,

0:15:25 > 0:15:28the picture painted is probably one of vast, open moorland,

0:15:28 > 0:15:32but trees and woodland are one of its defining characteristics

0:15:32 > 0:15:36and vital in improving the local environment and natural habitats.

0:15:36 > 0:15:39Around 12% of the land is covered by forest,

0:15:39 > 0:15:43unusually extending all the way to the coastal shore.

0:15:43 > 0:15:49These trees act as giant filters to clean the air and the water and, through photosynthesis,

0:15:49 > 0:15:54absorb carbon dioxide to produce oxygen and wood.

0:15:54 > 0:16:00Tim and Sue like to be actively involved in their community so we sent them to Birchcleeve Wood

0:16:00 > 0:16:04to meet the park's Sustainability and Economy Manager, Tim Stokes.

0:16:04 > 0:16:06He explained how Exmoor's woodlands

0:16:06 > 0:16:12and the local residents are helping the area to become carbon neutral.

0:16:12 > 0:16:15- Good morning.- Morning. - Welcome to Exmoor.- Thank you.

0:16:15 > 0:16:19Trees are very important to Exmoor.

0:16:19 > 0:16:21If the woods get overgrown and dense,

0:16:21 > 0:16:25you don't get as much wildlife or as many plants growing.

0:16:25 > 0:16:27So by opening them out a bit,

0:16:27 > 0:16:31managing them a bit, you not only get wood fuel or timber

0:16:31 > 0:16:36which can be used for making things, you also improve the biodiversity.

0:16:36 > 0:16:39For the carbon or greenhouse gas emissions

0:16:39 > 0:16:42that arise through human activity in the national park,

0:16:42 > 0:16:45we wish to make our impact nil.

0:16:45 > 0:16:47What can residents do to get involved?

0:16:47 > 0:16:52They can do a lot in their own homes by using energy more efficiently.

0:16:52 > 0:16:55You could do things like install a wood-heating system,

0:16:55 > 0:16:58wood pellet or log or wood chip.

0:16:58 > 0:17:02Quite a wide range of technologies that you can install.

0:17:02 > 0:17:09The benefits of low-carbon living include reduced energy bills and more money for the local economy.

0:17:09 > 0:17:14Timber produced from the conservation management is not only sold off as fuel,

0:17:14 > 0:17:17but used to maintain all the park's fences and signposts.

0:17:17 > 0:17:21Walkers and residents aren't the only ones who benefit.

0:17:21 > 0:17:23Local sculptor Matthew Crabb

0:17:23 > 0:17:28creates his one-off pieces from sustainably-felled trees.

0:17:28 > 0:17:32Where do you get your inspiration from for these things?

0:17:32 > 0:17:38I started off really influenced by local wildlife, so I was doing owls

0:17:38 > 0:17:41and birds, herons, fish, stuff like that.

0:17:41 > 0:17:44As years have gone by, things have got bigger

0:17:44 > 0:17:49and more elaborate. You've got a lot of control with these things.

0:17:49 > 0:17:56What makes Matthew's talents so impressive is that he creates his intricate sculptures

0:17:56 > 0:18:00using a chainsaw. He's demonstrating his skills today by carving an owl.

0:18:05 > 0:18:09An award-winning sculptor, Matthew competes internationally

0:18:09 > 0:18:13and is recognised as one of the world's leading chainsaw carvers.

0:18:23 > 0:18:27We're not letting our buyers loose with the chainsaw,

0:18:27 > 0:18:30but they can't resist a go with smaller tools

0:18:30 > 0:18:32to sand and refine the owl's shape.

0:18:35 > 0:18:41I hope both Tim and Sue have been inspired by the ecological and creative opportunities here,

0:18:41 > 0:18:44but for now it's back to the house hunt.

0:18:47 > 0:18:50For our next property, we're staying in Somerset,

0:18:50 > 0:18:53but venturing a mile outside of the national park

0:18:53 > 0:18:56to the large hamlet of Skilgate.

0:18:56 > 0:19:00About five miles away and nestled in the hills of the park,

0:19:00 > 0:19:04the town of Dulverton is the nearest place for day-to-day shopping

0:19:04 > 0:19:08with a choice range of specialist shops and delis, cafes and pubs.

0:19:08 > 0:19:14But just 15 minutes' drive away in Skilgate and boasting some incredible views

0:19:14 > 0:19:19our second property is this delightful stone-built barn conversion.

0:19:19 > 0:19:25- That is quite something.- Yeah, lovely brickwork.- It is. Magnificent.

0:19:25 > 0:19:29- All that glass.- Have you thought ever about living in a barn?

0:19:29 > 0:19:34- Yes.- Have you looked at any barns? - Well, we've seen them...- Online.

0:19:34 > 0:19:39- But you don't get the feel for it. - No.- To be here...

0:19:39 > 0:19:42- This is nice.- Yeah, really nice. - I'm liking this!

0:19:42 > 0:19:48- Who wants to start the tour? - I'm sure it will be amazing inside. - Ready when you are.

0:19:48 > 0:19:50Good. Come on.

0:19:50 > 0:19:52'Converted into a home in 2003,

0:19:52 > 0:19:55'the origins of this barn date back to about 1850.

0:19:55 > 0:20:00'First impressions for Sue and Tim are hitting the mark.

0:20:00 > 0:20:04'Let's see if we can keep up the positivity inside.'

0:20:04 > 0:20:06Welcome to the kitchen/dining area.

0:20:06 > 0:20:11- It's very nice.- Yeah, lovely. Nice. - Very nice.- Lovely light room.

0:20:11 > 0:20:14- Open-plan feel?- Perfect.

0:20:14 > 0:20:19Can you imagine yourself sitting here having supper, with the dogs? Is this sort of...?

0:20:19 > 0:20:26- I think it's lovely and bright. That's what I like. All the light coming in.- I love the floors.

0:20:26 > 0:20:28The oak gives it a warmth.

0:20:28 > 0:20:33Yes. We have that in our house. For the dogs again, that's good.

0:20:33 > 0:20:35Let's continue.

0:20:36 > 0:20:41'This property is laid out in an L-shape with this kitchen/diner and family room

0:20:41 > 0:20:47'lying in one wing and across on the far side is a large separate sitting room.

0:20:47 > 0:20:51'Sandwiched between the two wings is a study and utility/shower room.

0:20:53 > 0:20:55'The study is a generous size,

0:20:55 > 0:20:58'so this could be used for Tim's reiki business.

0:20:58 > 0:21:02'Next up is the main living room.'

0:21:02 > 0:21:03- So...- Oh, this is great.

0:21:03 > 0:21:07- This is very nice. I like this a lot.- Yes, it's nice.

0:21:07 > 0:21:12If you just look, you can see the thickness of the walls. Two feet.

0:21:12 > 0:21:19- You can see how deep the windows go. - It's a nice room. You've got that room and this is a snug-type area.

0:21:19 > 0:21:24A room to watch TV in and put your feet up, have a glass of whisky.

0:21:24 > 0:21:28I've got this vision of you two living in that part

0:21:28 > 0:21:30and in the evenings retreating into here.

0:21:30 > 0:21:33- Definitely, yes. - A kind of pipe-smoking room,

0:21:33 > 0:21:35- although you don't smoke a pipe. - No, dear.

0:21:35 > 0:21:38Not any more. You gave that one up!

0:21:38 > 0:21:41Now, the last property

0:21:41 > 0:21:44slightly struggled with the master bedroom.

0:21:44 > 0:21:48- It did.- Yeah, OK, let's see what you think of this one,

0:21:48 > 0:21:51see how it compares.

0:21:51 > 0:21:54'This property comes with a total of three bedrooms,

0:21:54 > 0:21:57'including a spacious double room and a large single,

0:21:57 > 0:21:59'both of which have use of the family bathroom,

0:21:59 > 0:22:06'and I'm confident that this time the master will comfortably fit our buyers' enormous bed.'

0:22:09 > 0:22:11So, how do you feel about this room?

0:22:11 > 0:22:14Oh, yeah, this is nice.

0:22:14 > 0:22:17- Quite something, isn't it? - Yeah, it's really nice.

0:22:17 > 0:22:22- A bit bigger than the last bedroom I showed you?- Oh, yes. - About twice the size.

0:22:22 > 0:22:26- We'd definitely get the bed in there.- Yeah, you're spoilt for space.

0:22:26 > 0:22:30Got a huge master bathroom with a separate shower and bath.

0:22:30 > 0:22:32- That's a bonus.- Beautifully done.

0:22:32 > 0:22:35It's nice. Again it's nice and light.

0:22:35 > 0:22:38So, you wanted open spaces,

0:22:38 > 0:22:41plenty of light, three bedrooms, big kitchen/diner,

0:22:41 > 0:22:44but what else was on your wish list?

0:22:44 > 0:22:46- Outside space. - Important outside space.

0:22:46 > 0:22:50- Shall we go and see what this garden looks like?- After you.

0:22:50 > 0:22:53'So far, we really seem to be doing rather well

0:22:53 > 0:22:56'to deliver all the essential elements they've asked for

0:22:56 > 0:23:00'and I've no doubt the dogs would be well catered for too

0:23:00 > 0:23:03'as the property lies in a half-acre plot.

0:23:03 > 0:23:09'The garden is mostly laid to lawn backing on to farmland and there's also a detached garage.'

0:23:11 > 0:23:15Often with barns, you don't get any land as they're attached to a farm,

0:23:15 > 0:23:18so it is unusual to get this much

0:23:18 > 0:23:21and then you have that amazing vista.

0:23:21 > 0:23:25- It's very nice. It's a nice property. - It is very nice.

0:23:25 > 0:23:27That's a lovely smile I got.

0:23:27 > 0:23:29Let's hope we continue with that smile,

0:23:29 > 0:23:32because I'm going to ask you the price.

0:23:32 > 0:23:35I think...

0:23:35 > 0:23:39with the open space and where it's situated,

0:23:39 > 0:23:43and it's very unusual to have so much land, I'd say 450.

0:23:43 > 0:23:46Right. Tim?

0:23:46 > 0:23:47I'm going to go...

0:23:50 > 0:23:52- I'm going to go 465.- All right.

0:23:52 > 0:23:57How would you feel if I said the asking price is £395,000?

0:23:57 > 0:23:59- You're joking?- Really?- No way!

0:23:59 > 0:24:02- Really?- That is the asking price.

0:24:02 > 0:24:05We're just outside the national park.

0:24:05 > 0:24:07If this was inside the national park,

0:24:07 > 0:24:10- we'd be much closer to your estimates.- Goodness me!

0:24:10 > 0:24:11Look at that lovely smile!

0:24:11 > 0:24:15- You've made her day.- I'm so pleased I haven't disappointed you.- No.

0:24:15 > 0:24:21Have another look inside, check out the garage and the study, potential there for your business.

0:24:21 > 0:24:27- It's so nippy, I think I might come and join you! Off you go.- Thank you. - Take your time.- Thank you.

0:24:29 > 0:24:32Well, it really is a cracking property.

0:24:32 > 0:24:34It gives them everything they want -

0:24:34 > 0:24:36wide open spaces, lots of natural light,

0:24:36 > 0:24:39half an acre and just look at the view.

0:24:39 > 0:24:41Sensational!

0:24:43 > 0:24:48Once again hugely under budget and on the market for £395,000,

0:24:48 > 0:24:51our second property started life as a barn

0:24:51 > 0:24:54and was converted into a house ten years ago.

0:24:54 > 0:24:58It has a large, open-plan kitchen/dining and family room,

0:24:58 > 0:25:00as well as a separate sitting room

0:25:00 > 0:25:05and upstairs offers three bedrooms, including a grand master en suite.

0:25:05 > 0:25:08Lastly, the plot extends to half an acre of grounds,

0:25:08 > 0:25:12giving plenty of opportunity for the dogs to stretch their legs.

0:25:14 > 0:25:17I could fall in love with this house quite easily.

0:25:17 > 0:25:19It's warm when you come in, it's welcoming.

0:25:19 > 0:25:24I get the same feeling as I did when we bought our other two houses.

0:25:24 > 0:25:27We could easily settle into here quite nicely.

0:25:30 > 0:25:33It's nice to find a house like the two houses we had before

0:25:33 > 0:25:36and there's so much we could do with this house.

0:25:38 > 0:25:41I think we could make this into a nice home.

0:25:41 > 0:25:44Sue loves the property. She can see herself here.

0:25:44 > 0:25:47She's already built a conservatory out the back.

0:25:47 > 0:25:48She's really, really happy.

0:25:48 > 0:25:51You could see that when she was standing in the garden -

0:25:51 > 0:25:52she just glowed.

0:25:52 > 0:25:55With Sue, that glow turns to tears eventually.

0:25:55 > 0:25:57'So, it's a good sign.'

0:25:57 > 0:25:59I didn't think we'd find something like this,

0:25:59 > 0:26:01so I'm a little bit emotional.

0:26:01 > 0:26:05- Tears of joy.- You like the house, you like everything about it.

0:26:05 > 0:26:07- Yes, I do.- There you go.

0:26:07 > 0:26:11- I think we could live here.- We could. Will you stop crying, then?- Yeah.

0:26:16 > 0:26:19So, that's it. You've seen our first two houses.

0:26:19 > 0:26:22- Are you pleased with what you've seen so far?- Yes, we are.

0:26:22 > 0:26:24- We've had a good day.- Good.

0:26:24 > 0:26:27- It is very chilly. Shall we go and get a nice, hot cup of tea?- Lovely.

0:26:27 > 0:26:30- Shall we get warm?- Yes. Thank you.

0:26:40 > 0:26:44'It's the second day of our property search here in the West Country.

0:26:44 > 0:26:46'And, on a top budget of £475,000,

0:26:46 > 0:26:49'we've been entrusted to help Tim and Sue

0:26:49 > 0:26:53'exchange their Bournemouth town house for an Exmoor home.

0:26:53 > 0:26:59'Coming up, we've got a different take on the countryside career aspirations in the mystery house.'

0:26:59 > 0:27:03I think it's a great location. It's a great idea.

0:27:03 > 0:27:07'And I'll be off the beaten track in the wilds of Exmoor National Park.'

0:27:10 > 0:27:14Here in Exmoor we may have hit the jackpot with our second property.

0:27:14 > 0:27:17We got genuine tears from Sue.

0:27:17 > 0:27:21But so far, we haven't shown them anything with business potential.

0:27:21 > 0:27:25But our mystery house, well, it has it in spades.

0:27:25 > 0:27:29I'm just concerned it may be a step too far. Let's see.

0:27:33 > 0:27:37So, we're on to our third property, the mystery house.

0:27:37 > 0:27:40We got close with our second one.

0:27:40 > 0:27:43What do you think we might be showing you now?

0:27:43 > 0:27:45I honestly don't know what you'll show us,

0:27:45 > 0:27:48because each time we've had a good surprise.

0:27:49 > 0:27:52'Our final property destination

0:27:52 > 0:27:54'is right up near the northern Exmoor coast

0:27:54 > 0:27:57'across the country border into Devon

0:27:57 > 0:28:01'where we're headed for the village of Brendon.

0:28:01 > 0:28:02'About three miles away,

0:28:02 > 0:28:06'the twin coastal villages of Lynton and Lynmouth are in an enviable spot

0:28:06 > 0:28:09'where the rugged moorland meets the sea.

0:28:09 > 0:28:15'The streets are lined with an array of souvenir shops and pleasant pubs.

0:28:15 > 0:28:20'The mystery property makes the most of its proximity to this popular tourist hot spot on the coast,

0:28:20 > 0:28:25'being just a ten-minute drive away on the rural outskirts of Brendon.'

0:28:27 > 0:28:29So, here we have, Tim and Sue,

0:28:29 > 0:28:33- your mystery house with blue sky behind.- Wow!

0:28:33 > 0:28:36What is it? LAUGHTER

0:28:36 > 0:28:40That's a very good question. It dates back to about 1780.

0:28:40 > 0:28:46It was run as a farm for many years, but for the last 50 years, it's been a very successful B&B.

0:28:46 > 0:28:52- Oh, really?- So, what's going through your head? You have discussed the possibility of having a business.

0:28:52 > 0:28:56I think it's a great idea to either do a doggie hotel...

0:28:56 > 0:28:59- People come with their dogs.- Hmm.

0:28:59 > 0:29:01- Or reiki.- Well, with that thought in your mind,

0:29:01 > 0:29:04- shall we step inside? - Yeah.- I'd love to.

0:29:04 > 0:29:07'Rated four-star by an official assessor,

0:29:07 > 0:29:13'the mystery bed-and-breakfast establishment is in a period property over three floors.

0:29:13 > 0:29:15'Either side of the hallway,

0:29:15 > 0:29:17'the two main reception rooms downstairs

0:29:17 > 0:29:19'are given over for guests.

0:29:19 > 0:29:23'There's a large but cosy sitting room with a wood-burning stove

0:29:23 > 0:29:27'and a dining room with enough covers for full occupancy.

0:29:27 > 0:29:31'The business averages around £55,000 a year,

0:29:31 > 0:29:34'making around £20,000 in profit.

0:29:34 > 0:29:39'But we'll come to the work side after we've seen the areas earmarked for home down a flight of stairs.'

0:29:41 > 0:29:44So, through and down here...

0:29:44 > 0:29:48- is the kitchen. - Nice kitchen, nice size.- Yeah.

0:29:48 > 0:29:51Let me give you some geography.

0:29:51 > 0:29:57We've got a huge larder behind us which, if you're running this as a B&B, is very important.

0:29:57 > 0:30:01You've got a conservatory which the owners use as a private area.

0:30:01 > 0:30:05I mean, the prospect is exciting, but we have three dogs

0:30:05 > 0:30:09and we have to be aware that we need a bit of space.

0:30:09 > 0:30:14'No fear, Tim, for space isn't a compromise in this mystery house.

0:30:14 > 0:30:19'Currently, the owners' quarters are practically self-contained

0:30:19 > 0:30:22'and all lie to one half of the property

0:30:22 > 0:30:28'with their own exclusive flight of stairs up to a grand master and living room on the first floor.'

0:30:31 > 0:30:35- So, up here, you've got the private quarter.- Wow!

0:30:35 > 0:30:38Your private quarter.

0:30:38 > 0:30:41No guests allowed. Just you two and the dogs.

0:30:41 > 0:30:43- Unusual.- Yeah, very. Nice space.

0:30:43 > 0:30:46There's a lot you could do with this up here.

0:30:46 > 0:30:51It's a quirky, interesting house that's just full of possibilities.

0:30:51 > 0:30:56I'm looking forward to seeing the rest of the house. What we've seen so far is exciting.

0:30:56 > 0:31:02'Up on this floor, there are also four letting bedrooms, all of which are en-suite.

0:31:02 > 0:31:06'Two are comfortably-sized doubles, one with a bath and the other with a shower.

0:31:06 > 0:31:12'The last two are smaller doubles, both with en-suite shower rooms.

0:31:12 > 0:31:16'But I'm keen to show Tim and Sue what's up for grabs on the second floor.'

0:31:16 > 0:31:21Right to the top of the house, you said you were used to three floors.

0:31:21 > 0:31:24I've found you a property with three floors.

0:31:24 > 0:31:26- This is nice.- Yeah.- This is nice.

0:31:26 > 0:31:32It's a family room. You've got the double bed. You've got a single bed with another one you can pull out

0:31:32 > 0:31:35- and your en-suite as well. - This is nice.

0:31:35 > 0:31:37- It's a reiki room.- A reiki room.

0:31:37 > 0:31:40- It could be!- Exactly.

0:31:40 > 0:31:45It could be. When you look around, it's all furnished for everything.

0:31:45 > 0:31:48This property is being sold as you see it.

0:31:48 > 0:31:51- Right.- Everything is included.

0:31:51 > 0:31:54All the sofas, curtains, beds, everything.

0:31:54 > 0:31:56- We'd change it.- Yeah.

0:31:56 > 0:31:59We were already talking about knocking the two bedrooms through

0:31:59 > 0:32:02- and creating bigger rooms. - I turn my back for one minute

0:32:02 > 0:32:05and you're already thinking how it would work.

0:32:05 > 0:32:08If we didn't want to have a doggie hotel

0:32:08 > 0:32:10and we wanted to keep it for ourselves,

0:32:10 > 0:32:13- we could convert the two bedrooms. - Yeah.

0:32:13 > 0:32:16It could be a complementary practice.

0:32:16 > 0:32:19I could even get a tutor to come in, other than me,

0:32:19 > 0:32:22and run the reiki classes with people in residence.

0:32:22 > 0:32:26- What a great idea!- Everything would be here, the treatment rooms.

0:32:26 > 0:32:29They could learn here, practise here and then go home.

0:32:29 > 0:32:34And you're surrounded by the sort of countryside that people would appreciate.

0:32:34 > 0:32:38- You're breathing energy here. - On your doorstep.- It's fantastic.

0:32:39 > 0:32:43'I must say that this is all sounding very positive

0:32:43 > 0:32:47'as the mystery house is generating both thought and feeling.

0:32:47 > 0:32:51'With the house tour wrapped up, we're going to head outside

0:32:51 > 0:32:54'and take a look at the all-important garden.

0:32:54 > 0:32:58'In an enclosed courtyard, there's even more business potential

0:32:58 > 0:33:01'with a range of single-storey outbuildings and stables

0:33:01 > 0:33:05'which could be used as kennels for the guests' dogs,

0:33:05 > 0:33:08'then the garden is split into various different areas

0:33:08 > 0:33:13'with the perfect rural backdrop of open farmland.'

0:33:13 > 0:33:17I would say, in total, it's got to be well over half an acre.

0:33:17 > 0:33:20It does come with a price tag, but what is it?

0:33:20 > 0:33:24I'm going to come in at 435.

0:33:24 > 0:33:28I'm going to go higher. 465.

0:33:28 > 0:33:30You are the closest.

0:33:30 > 0:33:35- The asking price is £475,000. - I was thinking you might say that.

0:33:35 > 0:33:38It's right at the top of your budget,

0:33:38 > 0:33:41but we picked it as the mystery, because it is an amazing property.

0:35:33 > 0:35:36- Let's see if you've formed any strong opinions either way.- OK.

0:35:46 > 0:35:49That may be the end of Tim and Sue's property tour in Exmoor,

0:37:12 > 0:37:16'who has a unique licence to drive visitors in a four-by-four

0:37:16 > 0:37:22'to those difficult but beautiful parts of the terrain that are really tough to reach on foot.'

0:37:22 > 0:37:24- Great to meet you.- And you too.

0:37:24 > 0:37:27Before I jump in, I've got to ask, have you ever got stuck?

0:37:27 > 0:37:29- No.- Good. That's a positive sign.

0:37:29 > 0:37:33- Ponies and stunning scenery, here we come.- Let's go for it.

0:37:34 > 0:37:38'Our journey takes us up and down the countryside, across moorland

0:37:38 > 0:37:42'and through ancient sheltered forests.'

0:37:42 > 0:37:44- It's so narrow. - You're not frightened?

0:37:44 > 0:37:47No, but I'm glad you're driving.

0:37:47 > 0:37:51'Exmoor's cultural heritage dates all the way back to the Stone Age,

0:37:51 > 0:37:56'but during the medieval period, it was used as a royal hunting forest

0:37:56 > 0:38:00'and the grazing livestock here provided revenue for the Crown.'

0:38:00 > 0:38:04- It's so striking.- It's impressive, isn't it?- So beautiful, yeah.

0:38:04 > 0:38:08'Our first destination is Foreland Point, Devon's most northerly place,

0:38:08 > 0:38:11'where the cliff-top heaths overlook the sea.'

0:38:11 > 0:38:14My goodness!

0:38:14 > 0:38:16- What a view! - It's stunning, isn't it?- It is.

0:38:16 > 0:38:21'Throughout the year, it's the Lynmouth Foreland Lighthouse

0:38:21 > 0:38:24'that commands these jaw-dropping coastal views.'

0:38:24 > 0:38:28- Neil, this is a remarkable spot, isn't it?- It's beautiful.

0:38:28 > 0:38:32Look at the lighthouse hanging on to the side of the cliff.

0:38:32 > 0:38:36Yeah, this lighthouse was built in 1900 and it was automated in 1994.

0:38:36 > 0:38:40Now you can rent it out as a holiday let from the National Trust.

0:38:40 > 0:38:45The views from the lighthouse must be amazing. What can we see?

0:38:45 > 0:38:48This is the Bristol Channel and over there is Wales.

0:38:48 > 0:38:53'Back on the road again and all the while I'm patiently keeping my eyes peeled

0:38:53 > 0:38:57'for some wild, four-legged beauties.'

0:39:00 > 0:39:04- So, Nicki, I promised you ponies. - I know.- And here we are.

0:39:04 > 0:39:08- We've got a little foal up there. - Sheltering from the wind.

0:39:08 > 0:39:14- Have you any idea how many there are on the moors?- There's a few hundred left on Exmoor and 100,000 worldwide.

0:39:14 > 0:39:19- Does anybody own them? - Yeah, all the ponies are owned by separate herd owners.

0:39:19 > 0:39:25This year's foals, for instance, will be checked in October for their DNA and their bloodline.

0:39:25 > 0:39:31So, all the farmers that have herds, that's the one day, hands on, when they look after their welfare?

0:39:31 > 0:39:33- The rest, they're left?- Absolutely.

0:39:33 > 0:39:36They're left alone to look after themselves.

0:39:36 > 0:39:42'The hardy but endangered Exmoor pony is Britain's oldest breed of native horse

0:39:42 > 0:39:45'with a pure bloodline that can be traced back to prehistoric times.

0:39:45 > 0:39:49'Our final stop is the medieval Landacre Bridge

0:39:49 > 0:39:54'where for centuries shepherds have driven their livestock over the River Barle.'

0:39:54 > 0:39:59This is a rather tranquil spot. We're nestled within the moorlands.

0:39:59 > 0:40:01This is one of my favourite spots.

0:40:01 > 0:40:05You come down the hill, you've got moorlands, woodlands, some farmland.

0:40:05 > 0:40:09Then behind us you've got a classic, Exmoor medieval bridge

0:40:09 > 0:40:12going over the crystal-clear Exmoor River Barle.

0:40:12 > 0:40:19- You look at that bridge and you realise hardly anything has changed over the centuries.- Absolutely.

0:40:19 > 0:40:22It's as it was. It's fantastic. What a place to be!

0:40:22 > 0:40:24Neil, what a great way to see the national park!

0:40:24 > 0:40:27- Thank you so much. - It's been a pleasure.- Thank you.

0:40:30 > 0:40:33My goodness, it's nippy here in Exmoor, but that's it,

0:40:33 > 0:40:38our house hunt is over. Tim and Sue have seen all three properties.

0:40:38 > 0:40:40Now, I think we got pretty close with two,

0:40:40 > 0:40:43but let's hear what they've got to say.

0:40:47 > 0:40:49We showed you three properties

0:40:49 > 0:40:55and that challenge of finding open-plan and spaciousness and light and airy,

0:40:55 > 0:41:00it was a challenge for us, but I think we got pretty close.

0:41:00 > 0:41:02Two out of the three houses,

0:41:02 > 0:41:05my impression was you really liked them.

0:41:05 > 0:41:08- Would I be correct? - Yes, yes, you're quite right.

0:41:08 > 0:41:12Yeah, I think we both... We each liked one for different reasons.

0:41:12 > 0:41:14Yes, we did.

0:41:14 > 0:41:17Out of the two that you liked, an open, converted barn,

0:41:17 > 0:41:20you had a good reaction there, tears of emotion.

0:41:20 > 0:41:22The third one, very close to the coast...

0:41:22 > 0:41:26If you had to pick one out of those two houses, which one would it be?

0:41:26 > 0:41:28I've put you on the spot now.

0:41:28 > 0:41:31- It would be number three. - The mystery?- Yeah.

0:41:31 > 0:41:33It would be the mystery house.

0:41:33 > 0:41:37It's a B&B. Whether we would continue with that, I don't know.

0:41:37 > 0:41:40I don't know if I'd want to share that magnificence

0:41:40 > 0:41:43- with anyone other than Sue and my dogs.- I like that.

0:41:43 > 0:41:45It was a great place, yes.

0:41:45 > 0:41:48But so much so that you're going to have another look at it?

0:41:48 > 0:41:50What's the next course of action?

0:41:50 > 0:41:53I think we're going to have a look at the floor plans

0:41:53 > 0:41:55and maybe contact the agent.

0:41:55 > 0:41:58If we could get it at the price we wanted it for,

0:41:58 > 0:42:02we would do it, because it's a beautiful, tranquil location.

0:42:02 > 0:42:05- It's absolutely gorgeous.- It is.

0:42:05 > 0:42:09- Sue, Tim, thank you so much.- Thank you, as well. It's been great fun.

0:42:11 > 0:42:13It's funny, you know,

0:42:13 > 0:42:18Tim and Sue asked us to find them an open-plan, light and spacious home

0:42:18 > 0:42:21with a garden big enough for their three dogs to run around in

0:42:21 > 0:42:25and that's exactly what they saw with our second property.

0:42:25 > 0:42:28But when we showed them something very different,

0:42:28 > 0:42:30we didn't keep to the brief at all,

0:42:30 > 0:42:32they completely fell in love with it

0:42:32 > 0:42:35and that's the magic of the mystery house.

0:42:35 > 0:42:37Until next time, bye-bye.
