0:00:02 > 0:00:04I'm at the oldest gliding club in England and counts the most
0:00:04 > 0:00:08pioneering woman in British aviation history as one of its past members.
0:00:08 > 0:00:12Find out who this flying ace was and where I am in just a few moments.
0:00:32 > 0:00:34Today, we're hoping to inspire a couple
0:00:34 > 0:00:37in their search for a home in the country
0:00:37 > 0:00:40and the creative juices are certainly flowing.
0:00:40 > 0:00:44I could come up with some stunning recipes in here.
0:00:44 > 0:00:47But have we got the right ingredients?
0:00:47 > 0:00:51- Very compact.- Yes.- Very compact.
0:00:53 > 0:00:55Today, I'm in North Yorkshire,
0:00:55 > 0:00:57the Yorkshire Gliding Club at Sutton Bank.
0:00:57 > 0:01:02Founded in 1934, young engineer Amy Johnson joined a few years after.
0:01:02 > 0:01:06At the age of just 26 years old, she became the first female pilot
0:01:06 > 0:01:10to fly solo from Great Britain all the way to Australia
0:01:10 > 0:01:14and her record-breaking achievements made her a celebrity in her day.
0:01:14 > 0:01:15Looking around, as you can see,
0:01:15 > 0:01:18the gliding club today is still very much thriving
0:01:18 > 0:01:20but I've got to say, the view of the North York Moors
0:01:20 > 0:01:24which surround this gliding club from way up high in one of these
0:01:24 > 0:01:26must be truly staggering.
0:01:28 > 0:01:31North Yorkshire offers up some remarkable scenery,
0:01:31 > 0:01:34boasting two national parks - the Yorkshire Dales to the west
0:01:34 > 0:01:37and the North York Moors to the east.
0:01:37 > 0:01:39The Moors cover over 500 square miles
0:01:39 > 0:01:42and offers up incredibly diverse landscapes
0:01:42 > 0:01:45including huge areas of sweeping heather,
0:01:45 > 0:01:48distinctive dales and inland headlands.
0:01:49 > 0:01:52With a rich vista over the vales of Mowbray and York,
0:01:52 > 0:01:56James Herriot described the view from Sutton Bank
0:01:56 > 0:01:58as "The finest view in England."
0:01:58 > 0:02:01The parkland is also home to a host of picturesque villages
0:02:01 > 0:02:05such as Thornton-le-Dale with its charming varied architecture.
0:02:05 > 0:02:09The county features incredible coastline with its vast beaches,
0:02:09 > 0:02:12white cliffs and rich nautical history.
0:02:12 > 0:02:16It was in the coastal town of Whitby that Captain James Cook
0:02:16 > 0:02:18learnt his seafaring skills.
0:02:19 > 0:02:22No wonder then that around six million tourists flock to the area
0:02:22 > 0:02:23every year.
0:02:28 > 0:02:31The average price for a detached house here in North Yorkshire
0:02:31 > 0:02:35is around £260,000, not far off the national figure
0:02:35 > 0:02:37but you will pay a 10% premium
0:02:37 > 0:02:39to live in places like Helmsley and Pickering
0:02:39 > 0:02:42due to their proximity to the North York Moors,
0:02:42 > 0:02:44which is a national park.
0:02:44 > 0:02:48But perhaps surprisingly, a sea view is actually a cheaper option
0:02:48 > 0:02:50and popular with retirees,
0:02:50 > 0:02:53especially the coastal towns of Scarborough and Whitby.
0:02:53 > 0:02:56So, what is attracting today's buyers to this area?
0:02:56 > 0:02:58Well, let's meet them and find out.
0:02:58 > 0:03:00Our couple, Alistair and Angela,
0:03:00 > 0:03:03are just a short hop away in West Yorkshire.
0:03:03 > 0:03:07For the last 11 years, the spa town of Ilkley has been their home.
0:03:07 > 0:03:09We originally came to Ilkley
0:03:09 > 0:03:13because it was a very, very nice town to live in
0:03:13 > 0:03:17but it's getting more and more populated,
0:03:17 > 0:03:22more buildings are going up and it's becoming a much busier town.
0:03:22 > 0:03:26Alistair works in financial services and Angela is an internet retailer
0:03:26 > 0:03:30but they feel the time is right to wind down professionally
0:03:30 > 0:03:32to fulfil their country dream.
0:03:32 > 0:03:38We've worked hard most of our lives and now is the time to move.
0:03:38 > 0:03:42We're at the age now where with our son going off to university,
0:03:42 > 0:03:47we have an opportunity to do what we have always wanted to do,
0:03:47 > 0:03:50live in the country, start a business,
0:03:50 > 0:03:55almost semi-retire but still have something to keep us occupied.
0:03:55 > 0:03:59Angela is looking to the outside for a possible business venture.
0:03:59 > 0:04:02Angela's idea of tents
0:04:02 > 0:04:05and caravans, mobile homes, that kind of thing
0:04:05 > 0:04:10is something that we have talked about and what we would like to do.
0:04:10 > 0:04:12There are going to be peak periods
0:04:12 > 0:04:15where you're going to get lots of campers coming,
0:04:15 > 0:04:17bank holidays, the summer holidays.
0:04:17 > 0:04:20They feel they have found the right landscape
0:04:20 > 0:04:22for the next chapter in their lives.
0:04:22 > 0:04:25I've been to North Yorkshire on a couple of occasions
0:04:25 > 0:04:28and I liked the countryside, the feel of it, nice towns,
0:04:28 > 0:04:32away from the hustle-bustle of city life.
0:04:32 > 0:04:36As far as the house goes, there are some specific requirements.
0:04:37 > 0:04:41The property, ideally, would be an older-type property
0:04:41 > 0:04:44rather than something very modern.
0:04:44 > 0:04:46One thing we must have
0:04:46 > 0:04:53is some form of extra living accommodation for my parents
0:04:53 > 0:04:55who may come and live with us.
0:04:55 > 0:05:00We want the property to be ideally with some development potential.
0:05:00 > 0:05:02And away from the property,
0:05:02 > 0:05:05they would love to get outdoors to indulge their interests.
0:05:05 > 0:05:09I like to socialise and, you know, I have a golfing background.
0:05:09 > 0:05:11Depending how much ground there was,
0:05:11 > 0:05:14you know, you could develop a little pitch and putt course.
0:05:14 > 0:05:17One of the things we would like to do
0:05:17 > 0:05:19is to have more time for ourselves
0:05:19 > 0:05:22which would be golf, keeping chickens
0:05:22 > 0:05:25and just enjoying the outdoors.
0:05:25 > 0:05:27Their current house is on the market
0:05:27 > 0:05:31and they have approximate figures in mind for their country escape.
0:05:31 > 0:05:34The budget for the move is £600,000.
0:05:38 > 0:05:41Alistair and Angela are after some unspoilt open space
0:05:41 > 0:05:45and favour a period property so we will be starting our search
0:05:45 > 0:05:48on the southern edge of the beautiful North York Moors.
0:05:48 > 0:05:50I'm meeting up with them close to their search area
0:05:50 > 0:05:53to find out more about what they're looking for.
0:05:53 > 0:05:54- Well, good morning.- Good morning.
0:05:54 > 0:05:57- Welcome to North Yorkshire. - Thank you.- Thank you.
0:05:57 > 0:05:59Not a million miles away from where you live, is it?
0:05:59 > 0:06:03- No, it's about 50 miles, I guess. - Right.- I'm not from around here.
0:06:03 > 0:06:08I got that. I picked that up. You're from slightly further north.
0:06:08 > 0:06:09Now, this house you want to buy,
0:06:09 > 0:06:13it needs to have a business or something attached to it.
0:06:13 > 0:06:16- We'd like to have some form of income from it.- OK.
0:06:16 > 0:06:18One of the ideas that we were thinking about,
0:06:18 > 0:06:22because we had seen a property where they had got land
0:06:22 > 0:06:25and converted it into a camping facility...
0:06:25 > 0:06:27That's a lot of work.
0:06:27 > 0:06:30You know, you're not just sitting there collecting a bit of rent
0:06:30 > 0:06:32from someone pitching up a tent.
0:06:32 > 0:06:33You've got the shop to run.
0:06:33 > 0:06:36It doesn't sound like a retired lifestyle.
0:06:36 > 0:06:39No, no. It's probably not a total retirement that we want, is it?
0:06:39 > 0:06:42- We quickly realised that. - It's probably a change of lifestyle.
0:06:42 > 0:06:45So, what kind of home are you looking for?
0:06:45 > 0:06:47We're going to be on our own
0:06:47 > 0:06:50apart from my parents who we would like to come and live with us
0:06:50 > 0:06:52but ideally not in the same house.
0:06:52 > 0:06:57We would prefer some kind of totally self-contained annexe
0:06:57 > 0:07:00or a separate cottage or something like that.
0:07:00 > 0:07:04So, we're looking for perhaps a fairly unique kind of property.
0:07:04 > 0:07:06That might not be on the market at the moment.
0:07:06 > 0:07:10Are you prepared to make that property suitable for your needs,
0:07:10 > 0:07:11do work to it?
0:07:12 > 0:07:14Yes, we've talked about this
0:07:14 > 0:07:18and we're open to the idea of getting outside contractors in
0:07:18 > 0:07:22to develop any potential building that we see that we like.
0:07:22 > 0:07:26Last piece of the jigsaw - budget.
0:07:26 > 0:07:30Well, £600,000 is our budget.
0:07:30 > 0:07:34If you found us the perfect property that we could move into
0:07:34 > 0:07:39with no further money to spend, we could go up to £650,000.
0:07:39 > 0:07:42Sounds like you've given me quite a broad remit
0:07:42 > 0:07:43so I think the best thing to do
0:07:43 > 0:07:45is to show you three quite different properties.
0:07:45 > 0:07:48- Are you ready to go?- Love to. Yes. - Let's go.- OK.
0:07:50 > 0:07:53For a maximum budget of £650,000,
0:07:53 > 0:07:55Alistair and Angela have a big wish list.
0:07:55 > 0:07:59They're looking for a period property with at least two to three bedrooms,
0:07:59 > 0:08:02an annexe or separate living accommodation for Angela's parents,
0:08:02 > 0:08:06some business potential possibly in the form of holiday lets,
0:08:06 > 0:08:10and a good-sized plot that could be used as a campsite.
0:08:11 > 0:08:14We've found some lovely properties to show our buyers in North Yorkshire
0:08:14 > 0:08:18but I won't be revealing the price until the end of each tour.
0:08:18 > 0:08:20The last will be a mystery house,
0:08:20 > 0:08:23which could be outside their comfort zone
0:08:23 > 0:08:25but might just turn out to be a property winner.
0:08:29 > 0:08:33I often see people in your position
0:08:33 > 0:08:36looking for a very...very much a lifestyle business.
0:08:36 > 0:08:38I go back and see them two years later
0:08:38 > 0:08:41and they're working all the hours that God sends seven days a week.
0:08:41 > 0:08:46Yes, but if you enjoy it, it's what life is about, isn't it?
0:08:46 > 0:08:47Because here is the thing -
0:08:47 > 0:08:51- you are now talking about running a business together.- Yes.- Yes.
0:08:51 > 0:08:54- Two bosses.- Oh, no.- One boss. - One boss.
0:08:54 > 0:08:57I'm not even going to ask who that is. I think I already know, don't I?
0:09:00 > 0:09:02To start the tour,
0:09:02 > 0:09:05our first destination is the attractive village of Marton,
0:09:05 > 0:09:09situated 10 miles east of the historic centre of Helmsley
0:09:09 > 0:09:12and five miles west of the market town of Pickering
0:09:12 > 0:09:15with its wide range of shops, tea rooms and pubs.
0:09:16 > 0:09:17Rich in heritage,
0:09:17 > 0:09:20Pickering is also known as the gateway to the Moors
0:09:20 > 0:09:23for the thousands of walkers who flock to the area.
0:09:24 > 0:09:28A 10-minute drive away, our first property is an 18th-century house
0:09:28 > 0:09:31set in mature gardens in the centre of Marton.
0:09:33 > 0:09:35Property number one is this one.
0:09:35 > 0:09:38Right, OK.
0:09:38 > 0:09:42- Not what I expected. - So, what were you expecting, then?
0:09:42 > 0:09:44I thought probably a detached property.
0:09:44 > 0:09:47- Well, you are actually detached. That's just a linking wall, OK?- Yes.
0:09:47 > 0:09:50- That gable end - there's nothing touching there.- Right.
0:09:50 > 0:09:53But you're looking at this house and that extension to the side.
0:09:53 > 0:09:59- Right, OK.- So all of this.- Right. - I'm thinking big house, you guys.
0:09:59 > 0:10:03- Yes.- Smaller part, maybe your parents, Angela.- Very good, yes.
0:10:03 > 0:10:06- First impressions, Alistair? - Yeah, much the same as Angela.
0:10:06 > 0:10:08I thought it would be more...
0:10:08 > 0:10:09- Open.- Exposed, yeah.
0:10:09 > 0:10:13You have got a space at the back but I'll show you later. Let's go inside.
0:10:14 > 0:10:17This stone and brick house was originally built in 1784
0:10:17 > 0:10:19with a later extension,
0:10:19 > 0:10:22formerly the village shop, added in the 1900s.
0:10:25 > 0:10:27OK, I just want to pause here briefly
0:10:27 > 0:10:32because I think this might end up being one of the living rooms
0:10:32 > 0:10:35if you split this house for you and your parents.
0:10:35 > 0:10:38- OK?- Yes, yes.- So, bear this in mind. Let's start off in the kitchen.
0:10:38 > 0:10:39OK.
0:10:41 > 0:10:43- So, mind your heads.- Right.
0:10:45 > 0:10:49Very nice. It's a lovely kitchen. It's quite a good size as well.
0:10:49 > 0:10:54- I love the range cooker.- Yeah, you have always fancied a range cooker.
0:10:54 > 0:10:58- I have, yes.- There's nothing to do if you want to keep it as it is.- Yes.
0:10:58 > 0:11:01So this is, I think, your area, your kitchen-dining room.
0:11:01 > 0:11:03You've got a lovely sunroom or conservatory just at the back there
0:11:03 > 0:11:06- which doubles as another sitting room.- Yes.
0:11:06 > 0:11:09At the moment, we have got a lovely reception room
0:11:09 > 0:11:12- at the far end of the building, which I think could be your parents'.- OK.
0:11:12 > 0:11:14- Let's take a look.- Right. - Mind your heads.- OK.
0:11:19 > 0:11:21- Heads again.- OK. - Now, look at this room.
0:11:21 > 0:11:25Oh. That's nice, very nice.
0:11:25 > 0:11:27There's lots of natural light flooding in.
0:11:27 > 0:11:31It's a big room dimensionally but unfortunately,
0:11:31 > 0:11:34- I'm thinking you're going to have to give it up to your parents.- Yes.
0:11:34 > 0:11:37I don't think you will be bending their arms very far at their back
0:11:37 > 0:11:39to show them this room, will you?
0:11:39 > 0:11:41No, I think they'd be really happy with this.
0:11:41 > 0:11:45Separate staircase here going up to their own personal accommodation.
0:11:45 > 0:11:49- Right. - The only thing missing is a kitchen.
0:11:49 > 0:11:53So what you have here is a small sunroom with a stud partition.
0:11:53 > 0:11:56You can move it back a little bit, put a kitchenette in there
0:11:56 > 0:12:00and you can get to it through its own self-contained entrance.
0:12:00 > 0:12:06Not sure about them not having their own kitchen.
0:12:06 > 0:12:09- It involves a bit of lateral thinking.- It does, yes.
0:12:09 > 0:12:12So, whilst you've got your parents' bedroom accommodation
0:12:12 > 0:12:16up those stairs, let's go to the secret staircase, if you like,
0:12:16 > 0:12:17to look at yours.
0:12:17 > 0:12:19- OK.- Mind your heads.- Alright.
0:12:23 > 0:12:27Perhaps not an overwhelming thumbs-up for the downstairs.
0:12:27 > 0:12:29The first floor of the main part of the house
0:12:29 > 0:12:31consists of three ensuite bedrooms
0:12:31 > 0:12:34with fitted wardrobes and views to the front of the house.
0:12:35 > 0:12:37The modern bathrooms all feature wood panelling
0:12:37 > 0:12:40along with traditional sanitary ware.
0:12:42 > 0:12:44So, all the way up here on the second floor...
0:12:44 > 0:12:45Yes.
0:12:45 > 0:12:50- We have what is currently being used as the master suite.- Right.
0:12:50 > 0:12:54- Very nice. I didn't realise there was another floor.- It's a nice room.
0:12:54 > 0:12:57- That worries me, that low beam. - Yeah, that does me as well.
0:12:57 > 0:13:01- Middle of the night.- You've got options, of course.- Yeah, sure.
0:13:01 > 0:13:03But no. Nice surprise.
0:13:03 > 0:13:04Let's go outside and have a look
0:13:04 > 0:13:07at some accommodation that might generate some income.
0:13:07 > 0:13:10- Right, OK.- OK.- Mind your heads and your step.
0:13:13 > 0:13:18Set away from the main house lies a stone-built detached cottage.
0:13:18 > 0:13:20It offers a kitchen-diner with wood-burning stove,
0:13:20 > 0:13:23a living room with French windows,
0:13:23 > 0:13:27a ground-floor bathroom and a first-floor double bedroom.
0:13:29 > 0:13:32- Very nice. I like this. - Very nice.- Perfect.
0:13:32 > 0:13:36Now, peak season, you know, the school holidays and maybe Christmas,
0:13:36 > 0:13:41you can get anything between £600-£650 a week for this,
0:13:41 > 0:13:42peak season.
0:13:42 > 0:13:45Let's not forget you've got Pickering just round the corner.
0:13:45 > 0:13:47Turnkey's done for you, isn't it?
0:13:47 > 0:13:50- Yeah, the decor is lovely.- Good. - I like it.
0:13:52 > 0:13:54The mature rear garden is a real feature of the property
0:13:54 > 0:13:57with well-established vegetable plots
0:13:57 > 0:14:00and an array of landscaped perennial borders.
0:14:00 > 0:14:04There's a lot of gardens here, almost split into rooms, isn't it?
0:14:04 > 0:14:08- It's beautiful. Really nice. - It goes right the way back there.
0:14:08 > 0:14:13- Just over I think it's about 1.1 acres.- That's a lot. A lot of ground.
0:14:13 > 0:14:14It's a problem for me
0:14:14 > 0:14:18because although I'd like to have quite a bit of land,
0:14:18 > 0:14:21I think this part of the garden looks as though
0:14:21 > 0:14:23it is going to take an awful lot of upkeep.
0:14:23 > 0:14:27Yeah, someone would love to do this but this isn't your bag, is it?
0:14:27 > 0:14:30No, it isn't. It's beautiful but not us.
0:14:30 > 0:14:34How much do you think this house is on the market for?
0:14:34 > 0:14:37It's got the extra property there to let out
0:14:37 > 0:14:40and it's got these fabulous gardens.
0:14:40 > 0:14:45- I would estimate round about £599,000.- OK.
0:14:45 > 0:14:49- I would put a value of £580,000 on this.- OK.
0:14:50 > 0:14:56This place is on the market for offers around £630,000.
0:14:56 > 0:14:59It's a bit of a warning sign, if you like, a shot over your bows,
0:14:59 > 0:15:05of just how much a decent-sized property with letting potential
0:15:05 > 0:15:08or some sort of income-generator will cost you.
0:15:08 > 0:15:11- OK.- Have a good look around.
0:15:11 > 0:15:15See what you get for your money for that £630,000
0:15:15 > 0:15:17and then we'll leave and go onto the next one.
0:15:17 > 0:15:19- OK. Right. Thank you. - See you later on.- OK.
0:15:21 > 0:15:24£20,000 under Alistair and Angela's maximum budget,
0:15:24 > 0:15:29the first property is on the market for £630,000.
0:15:36 > 0:15:38A detached two-storey cottage
0:15:38 > 0:15:41and extensive gardens amounting to around an acre.
0:15:42 > 0:15:44My initial thoughts when I saw the property
0:15:44 > 0:15:47was that it was attached on one side.
0:15:47 > 0:15:50I thought it would be on its own with land on either side.
0:15:50 > 0:15:56As far as the far room is concerned, that's a beautiful sitting room
0:15:56 > 0:15:59and I don't think my parents would have a problem with that.
0:15:59 > 0:16:03There was the surprise of the other ongoing business
0:16:03 > 0:16:06which is a holiday let, a nice little earner, you know,
0:16:06 > 0:16:09for six months of the year.
0:16:09 > 0:16:11I tell you what, if you bought this house,
0:16:11 > 0:16:14you could live off the garden for about two years, I think.
0:16:14 > 0:16:16- There is so much here, isn't there?- I know.
0:16:16 > 0:16:18An awful lot of fruit and vegetables.
0:16:18 > 0:16:21- So, have you seen enough throughout the property?- Yeah.- Yes, I think so.
0:16:21 > 0:16:23- OK. On to the next one, let's go.- OK.
0:16:36 > 0:16:38The historic centre of Helmsley
0:16:38 > 0:16:41sits on the southern borders of the North York Moors.
0:16:41 > 0:16:44On the outskirts of the town lies Duncombe Park Estate
0:16:44 > 0:16:46where a beautiful walled garden
0:16:46 > 0:16:51is the backdrop for the active promotion of horticultural therapy.
0:16:51 > 0:16:54Alistair and Angela are seeking a large plot for their country move
0:16:54 > 0:16:57so we sent them to meet garden manager Mike I'Anson
0:16:57 > 0:17:00for some outdoor inspiration.
0:17:00 > 0:17:04- Welcome to Helmsley.- Thank you. It's absolutely beautiful here.
0:17:04 > 0:17:08- Yeah, it's coming along nicely. - The colours are fantastic.
0:17:08 > 0:17:11I heard it used to be a derelict site.
0:17:11 > 0:17:14It was, and in keeping with a lot of the Victorian gardens,
0:17:14 > 0:17:16it became derelict after the First World War.
0:17:16 > 0:17:21It had a little bit of a reprieve in the Dig for Victory campaign
0:17:21 > 0:17:25and then in the '70s and '80s, it became a market garden
0:17:25 > 0:17:27and in about the mid-'80s, something like that,
0:17:27 > 0:17:29it went into total decline.
0:17:31 > 0:17:33The gardens remained neglected until the mid-'90s
0:17:33 > 0:17:36when a local lady reopened the gates
0:17:36 > 0:17:41and inspired the community to restore the gardens to their former glory.
0:17:41 > 0:17:45Mike, how long did it take you to bring the gardens back to life?
0:17:45 > 0:17:46Well, it's taken 15 to 16 years.
0:17:46 > 0:17:50Last year, we decided we were going to put a clematis garden in.
0:17:50 > 0:17:53Today's community of gardeners that are here on site
0:17:53 > 0:17:56will decide what we want to do within the garden.
0:17:56 > 0:18:00So you don't have a master designer who plans all the gardens for you?
0:18:00 > 0:18:04No, no. There is no grand design, there's no great big plan.
0:18:04 > 0:18:07Up to 50 volunteers helped to create and maintain
0:18:07 > 0:18:09this plantsman's paradise
0:18:09 > 0:18:12and the gardens play and other important role within the community
0:18:12 > 0:18:15through horticultural therapy.
0:18:15 > 0:18:18Whether tending allotment plots or flower borders,
0:18:18 > 0:18:20the benefits are clear.
0:18:20 > 0:18:23People will come to us from mental health teams
0:18:23 > 0:18:26or their GPs refer them to us.
0:18:26 > 0:18:29Some guys self-refer to come to us.
0:18:29 > 0:18:31- It's that feeling of well-being, I suppose. Yes.- Absolutely.
0:18:31 > 0:18:33You've got it in one. Absolutely. That well-being.
0:18:33 > 0:18:37We hope to send people away at the end of a day's work here
0:18:37 > 0:18:38feeling they've contributed.
0:18:38 > 0:18:40We get an opportunity to talk to people
0:18:40 > 0:18:42and to see where they are in their lives.
0:18:42 > 0:18:45Gratification as well in sitting down to a meal
0:18:45 > 0:18:48- that you have actually been involved in the growing of.- Yeah, yeah.
0:18:48 > 0:18:50It is, yes.
0:18:51 > 0:18:54Alistair and Angela seem bowled over by these incredible gardens
0:18:54 > 0:18:59and would love to create their own piece of horticultural paradise.
0:18:59 > 0:19:02Does Mike have any tips for the novice gardener?
0:19:02 > 0:19:05In cottage gardening, there's no rules, which is the best thing about it.
0:19:05 > 0:19:08Find some plants that you like and put them in
0:19:08 > 0:19:13and the idea is it's just any colour, anyhow, plant it how you want to plant it.
0:19:13 > 0:19:17Clearly, if you've got some small plants, put them at the front and the bigger ones at the back
0:19:17 > 0:19:19but after that, you can plant anywhere you want how you want.
0:19:19 > 0:19:21- Is it really that simple? - It's that simple.
0:19:21 > 0:19:24Because we struggle and to achieve something like this
0:19:24 > 0:19:27looks to me as though there is an awful lot of hard work involved.
0:19:27 > 0:19:29It's in the preparation.
0:19:29 > 0:19:33Clear the land first, put the plants in and plant densely.
0:19:33 > 0:19:34Put a lot of plants in.
0:19:34 > 0:19:37Well, thank you for showing us around the gardens.
0:19:37 > 0:19:40They look stunning. It's absolutely beautiful.
0:19:40 > 0:19:44Now that they have been inspired by the impressive Helmsley Walled Gardens,
0:19:44 > 0:19:48let's see if we can up the stakes as we return to our house search.
0:19:54 > 0:19:58For our second property, we're travelling five miles north of Marton
0:19:58 > 0:20:00to the tranquil village of Hutton-le-Hole.
0:20:00 > 0:20:02Situated in the North York Moors,
0:20:02 > 0:20:05it's a popular tourist spot with beautiful scenery,
0:20:05 > 0:20:08a village green complete with resident sheep
0:20:08 > 0:20:13and an array of local crafts and businesses, including a chocolate factory.
0:20:13 > 0:20:15Before I take the buyers to the house,
0:20:15 > 0:20:19we're meeting up with Kevin Simms from the Ryedale Folk Museum
0:20:19 > 0:20:22to give us a local perspective.
0:20:22 > 0:20:26Now, you have an amazing museum here. Tell us a bit more about it.
0:20:26 > 0:20:29Well, the museum is set in a site of about six acres.
0:20:29 > 0:20:35It covers rural life over the last 3,000 years or so.
0:20:35 > 0:20:39We start right back at the Iron Age and come right through to the 1950s.
0:20:39 > 0:20:43What sort of figures to you get here tourist-wise coming through the doors?
0:20:43 > 0:20:46We're anywhere between 35,000, 40,000 a year
0:20:46 > 0:20:51but actually, through the village, we estimate about 100,000 a year.
0:20:51 > 0:20:55The reason I'm asking about tourist figures and visitor numbers and hospitality
0:20:55 > 0:21:00is because the house not only potentially deals with tourists
0:21:00 > 0:21:03but also is located in this fantastic village.
0:21:03 > 0:21:05- Very good.- Good news? - Yeah, definitely.- Yeah.
0:21:05 > 0:21:09- Kevin, thank you very much for your time. We'll see you again.- Good luck. - Thank you. Bye-bye.
0:21:11 > 0:21:14A short walk away lies our second property,
0:21:14 > 0:21:16offering some scope for a budding business.
0:21:18 > 0:21:21This cottage, for you.
0:21:21 > 0:21:23That building...
0:21:26 > 0:21:28..this building starting from there all the way up,
0:21:28 > 0:21:30that building, and the land beyond.
0:21:30 > 0:21:33- So, basically everything apart from what is behind me now.- OK.
0:21:33 > 0:21:37And if we're to get this potential business,
0:21:37 > 0:21:43there's a compromise on maybe your standards of living accommodation, the space that you're used to.
0:21:43 > 0:21:46- Right.- What's your initial thoughts, Alistair?
0:21:46 > 0:21:50Um, well, I mean, there's certainly plenty of ground.
0:21:50 > 0:21:56The one thing that I don't really like is the fact that the building is bang on the road again.
0:21:56 > 0:22:00Well, let's start with the living accommodation.
0:22:00 > 0:22:04- Again, there might be a few concerns but let's not pre-empt that.- OK. - Let's take a look.
0:22:06 > 0:22:08Angela may not be bowled over by the location
0:22:08 > 0:22:12but what will she make of the interior of the main cottage?
0:22:12 > 0:22:15OK, so, very small kitchen.
0:22:16 > 0:22:17Into the living room.
0:22:19 > 0:22:24- Very compact.- Yes.- Very compact.
0:22:25 > 0:22:29- Alistair's gone quiet.- Yeah. - Very quiet. That alarms me even more.
0:22:29 > 0:22:33I like the natural stone and I like the beamed ceilings,
0:22:33 > 0:22:35but it is small.
0:22:35 > 0:22:37If we're centring this second property
0:22:37 > 0:22:39on business potential, if you like -
0:22:39 > 0:22:41you know, we're in the national park -
0:22:41 > 0:22:45then the compromises are your living space.
0:22:45 > 0:22:49As in hospitality, if you like, you get the short end of the straw.
0:22:49 > 0:22:51What we've got to look at as well
0:22:51 > 0:22:53is whether there's an opportunity to expand.
0:22:53 > 0:22:55There is some planning consent elsewhere
0:22:55 > 0:22:58to extend some of the holiday accommodation.
0:22:58 > 0:23:01Well, upstairs, you've got a double bedroom
0:23:01 > 0:23:03and a small double and a bathroom, OK?
0:23:03 > 0:23:07Well, let's take a look at one of the letting cottages.
0:23:07 > 0:23:09- Does that suit? - Much better, thank you.
0:23:12 > 0:23:14So, the two-storey cottage hasn't impressed.
0:23:14 > 0:23:17Let's hope the holiday let shows more potential.
0:23:19 > 0:23:22Right, so, this is one of the letting cottages.
0:23:22 > 0:23:23OK.
0:23:23 > 0:23:26As a letting cottage, I think it's absolutely brilliant.
0:23:26 > 0:23:30Nice little dining area, sitting area. No, fine.
0:23:30 > 0:23:32Now, this works really well for them
0:23:32 > 0:23:35because it's got two double bedrooms and a bathroom.
0:23:35 > 0:23:39- Right. - Peak season, they'll get £600 a week.
0:23:40 > 0:23:44I mean, we didn't take a look at one of the bedrooms in the main building.
0:23:44 > 0:23:47Shall we have a quick look just so you know what you're dealing with?
0:23:47 > 0:23:49Yes, please.
0:23:49 > 0:23:54- A decent double here, isn't it? - Yeah, it's quite a nice room.
0:23:54 > 0:23:57Good. All right, now, let's start getting our heads around
0:23:57 > 0:24:00what we maybe could do because personally, for me,
0:24:00 > 0:24:03if this next bit of accommodation doesn't work for you,
0:24:03 > 0:24:05this isn't going to work at all, is it?
0:24:05 > 0:24:07- No. - OK. Follow me.
0:24:11 > 0:24:14A glimmer of hope, then, in the first letting cottage.
0:24:14 > 0:24:17The second unit on the right features a separate living room
0:24:17 > 0:24:20with a stone fireplace, a compact kitchen,
0:24:20 > 0:24:24fitted bathroom and two good-sized bedrooms.
0:24:26 > 0:24:28The family room on the end of this letting unit
0:24:28 > 0:24:32could be combined with a new single-storey extension
0:24:32 > 0:24:33to provide a permanent living space
0:24:33 > 0:24:36for Alistair and Angela or her parents.
0:24:36 > 0:24:39Tell me if I'm wrong - you like this letting accommodation.
0:24:39 > 0:24:43- Yes.- The letting accommodation, as it is, is brilliant.
0:24:43 > 0:24:47And growth-wise, you've got stables in that barn.
0:24:47 > 0:24:50You could maybe even speak to the local authority
0:24:50 > 0:24:53- about getting some camping done on the land further up the back.- OK.
0:24:53 > 0:24:56Let's took a look at this land, then we'll guess the price.
0:24:56 > 0:24:57- OK.- OK.
0:25:06 > 0:25:08So, then, land!
0:25:10 > 0:25:12Obviously, you get this paddock
0:25:12 > 0:25:16and it goes all the way up almost as far as you can see.
0:25:16 > 0:25:20- Well, that is fabulous.- Yeah? - Absolutely fabulous.
0:25:20 > 0:25:23- That's the kind of thing we were hoping for, yes?- Mm-hm.
0:25:23 > 0:25:27The holiday lets are what I was hoping for.
0:25:27 > 0:25:29It's just the house.
0:25:29 > 0:25:34How much, though, do you think this property's on the market for?
0:25:34 > 0:25:39- It's very difficult. I would say £660,000.- OK.
0:25:41 > 0:25:46I would say probably around £620,000.
0:25:46 > 0:25:49It's actually on the market, all that you've seen,
0:25:49 > 0:25:51for around £580,000.
0:25:51 > 0:25:53Right, OK. That's a good price.
0:25:53 > 0:25:56Whilst we're here, you might as well have a good look around.
0:25:56 > 0:25:58I think in particular the letting accommodation.
0:25:58 > 0:26:01It's the last thing we do today so take as long as you like.
0:26:01 > 0:26:03- OK, thank you very much. - Great. Thank you.
0:26:03 > 0:26:04- See you in a mo. - Thanks, Jonnie.- Thank you.
0:26:08 > 0:26:10At £580,000,
0:26:10 > 0:26:13the cottage complex is well under Alistair and Angela's budget.
0:26:13 > 0:26:17It comprises a two-storey cottage, two holiday lets,
0:26:17 > 0:26:19one of which could potentially be extended,
0:26:19 > 0:26:22and grounds of around two acres
0:26:22 > 0:26:25all in a very desirable village location.
0:26:25 > 0:26:30As a business, this place is more like what we had envisaged.
0:26:30 > 0:26:33Then we came to the wide open spaces and that just blew us away.
0:26:33 > 0:26:36As far as the holiday cottages are concerned,
0:26:36 > 0:26:38they're quite compact,
0:26:38 > 0:26:41but for a holiday let, they are perfect.
0:26:41 > 0:26:47But to live there - myself, Angela, her son and Angela's mum and dad -
0:26:47 > 0:26:49it's just not big enough.
0:26:50 > 0:26:52Right, then.
0:26:52 > 0:26:55Are we all experts on self-catering accommodation now in North Yorkshire?
0:26:55 > 0:26:58- I reckon so, yes. - Yes. We've seen it all.
0:26:58 > 0:27:00You've seen it all! Let's go back. Come on.
0:27:00 > 0:27:02OK, thank you.
0:27:13 > 0:27:16It's the second day of our house hunt in North Yorkshire
0:27:16 > 0:27:19with Alistair and Angela from Ilkley in West Yorkshire
0:27:19 > 0:27:24who have £650,000 to spend on their country relocation.
0:27:24 > 0:27:27Coming up, our mystery property takes their breath away.
0:27:27 > 0:27:31It's really nice and views to die for.
0:27:32 > 0:27:37And I find out if I can form a bond with man's best friend.
0:27:37 > 0:27:39Away! Away!
0:27:39 > 0:27:41- Away!- Oh.- Sorry.
0:27:41 > 0:27:43Someone's got the authority there, haven't they?
0:27:45 > 0:27:47Well, if anything, I think yesterday showed
0:27:47 > 0:27:49just how difficult it's going to be
0:27:49 > 0:27:52trying to cram all that Alistair and Angela are after
0:27:52 > 0:27:55into just one property, especially on their budget.
0:27:55 > 0:27:57So, it's with a certain amount of relief
0:27:57 > 0:27:59we're off to see the mystery house.
0:27:59 > 0:28:01As you know, it's often something a bit quirky,
0:28:01 > 0:28:03something to challenge the expectations of our buyers.
0:28:03 > 0:28:05Now, if you remember yesterday,
0:28:05 > 0:28:07they both told me they'd like to be in a village,
0:28:07 > 0:28:09but then didn't react very well to having neighbours.
0:28:09 > 0:28:11So, we're going to remedy that straightaway.
0:28:11 > 0:28:14On top of this, I'd like to show them something nearer to the coast,
0:28:14 > 0:28:16but also something with a bit of land.
0:28:16 > 0:28:19Angela seems to have an obsession with running a business
0:28:19 > 0:28:22with all the outside space you might get with a rural property.
0:28:22 > 0:28:25If she wants land, well, we're going to give her spades of it.
0:28:25 > 0:28:29What they do with all that land, well, that's up to them, isn't it?
0:28:34 > 0:28:36For the mystery house, we've shaken up the location
0:28:36 > 0:28:39and headed up through the Moors to the coast.
0:28:39 > 0:28:42The property is just outside the village of Easington,
0:28:42 > 0:28:45around 12 miles from the historic harbour town of Whitby
0:28:45 > 0:28:49and a pebble's throw away from the seaside village of Staithes.
0:28:49 > 0:28:51Once an important fishing community,
0:28:51 > 0:28:54Staithes also boasts Captain James Cook
0:28:54 > 0:28:58as a former resident when he worked as a greengrocer's assistant.
0:28:58 > 0:29:01Today, the stunning geology, artistic pedigree
0:29:01 > 0:29:04and charming harbour make it an ideal tourist destination.
0:29:04 > 0:29:07Back up the road, the mystery house may not offer them
0:29:07 > 0:29:09the living configuration they asked for,
0:29:09 > 0:29:13but let's hope the coastal location is to Angela and Alistair's liking.
0:29:13 > 0:29:17Well, as you can see, right in the heart of the national park.
0:29:17 > 0:29:20The mystery house itself is this here.
0:29:20 > 0:29:24What we're looking at is everything you see from there
0:29:24 > 0:29:28all the way over to where the new orangey pantiles start.
0:29:28 > 0:29:31- Right. - So, it's a semi-detached farmhouse.
0:29:31 > 0:29:34- It looks beautiful. - Does it?- Beautiful.
0:29:34 > 0:29:36- I like it.- Yeah?- I do.
0:29:36 > 0:29:39First impressions - fabulous, spot-on.
0:29:39 > 0:29:41- That's all I want to hear. Let's go inside.- OK.
0:29:43 > 0:29:46The location doesn't seem to be throwing up any concerns.
0:29:46 > 0:29:50This impressive stone farmhouse has been recently refurbished
0:29:50 > 0:29:53and certainly offers up a real feeling of space and stunning views.
0:29:55 > 0:29:58Straight into the big old farmhouse kitchen.
0:29:58 > 0:30:00Brilliant. Oh, yes.
0:30:00 > 0:30:03Beautiful kitchen. Absolutely beautiful.
0:30:03 > 0:30:07I could come up with some stunning recipes in here.
0:30:07 > 0:30:10- Good. You look relieved, Angela. - I do.
0:30:10 > 0:30:16I just...I just think, so far, what I've seen, it's fabulous.
0:30:16 > 0:30:21The old range there, the floor is fabulous, the size.
0:30:21 > 0:30:22I'm happy.
0:30:22 > 0:30:25But we need to find you a home not that just impresses you
0:30:25 > 0:30:27or wows you when you first walk in.
0:30:27 > 0:30:29It's got to be suitable for you guys so let me explain.
0:30:29 > 0:30:32Obviously, this big dining kitchen. A bit similar to the first place.
0:30:32 > 0:30:35There's a sunroom creeping round the back there.
0:30:35 > 0:30:36- OK.- OK? All right?
0:30:36 > 0:30:39Then we go into the rest of the ground floor accommodation this way.
0:30:39 > 0:30:41- All right.- Let's take a peek.- OK.
0:30:47 > 0:30:49OK, then, the main living room.
0:30:52 > 0:30:55Again, it's really nice.
0:30:55 > 0:31:00A fabulous fire and views to die for.
0:31:00 > 0:31:04Yeah, this is a nice little living room, TV room. Fantastic, yeah.
0:31:04 > 0:31:08I'm not sure this house cuts in half
0:31:08 > 0:31:11for, you know, maybe the annex for your parents.
0:31:11 > 0:31:13We've got another reception room -
0:31:13 > 0:31:15albeit a rather smaller one - next door.
0:31:15 > 0:31:18- Let's go and have a look at one of the bedrooms.- OK.
0:31:21 > 0:31:24The four double bedrooms are all located upstairs
0:31:24 > 0:31:27and offer up fantastic countryside views.
0:31:27 > 0:31:31They're served by a shower room and a spacious family bathroom.
0:31:32 > 0:31:37And low and behold, guess what. The master bedroom also gets views.
0:31:39 > 0:31:41Decent size.
0:31:41 > 0:31:46Not huge, but you've got all your built-in wardrobes here, I suppose.
0:31:46 > 0:31:49- Now, you've got bedrooms up here. - Right.
0:31:49 > 0:31:54Which could allow you to maybe separate the upstairs,
0:31:54 > 0:31:56but hand on heart, I don't really think
0:31:56 > 0:31:58the downstairs separates that well.
0:31:58 > 0:32:01This conundrum, if you like, is all about just allocating rooms
0:32:01 > 0:32:03if you want that separate living accommodation.
0:32:03 > 0:32:06I think if the house is perfect and the location's perfect
0:32:06 > 0:32:08and everything's right,
0:32:08 > 0:32:10then if that's the compromise, that's the compromise.
0:32:10 > 0:32:11Outside in the business element,
0:32:11 > 0:32:14we haven't shown anything that really challenges you yet.
0:32:14 > 0:32:17- No. - Well, we're going to now. Follow me.
0:32:18 > 0:32:20The lack of separate living accommodation
0:32:20 > 0:32:23in our mystery house doesn't seem to have fazed Angela
0:32:23 > 0:32:25due to the spacious interior.
0:32:25 > 0:32:29And we've got some really exciting potential just out the back.
0:32:30 > 0:32:32All that you can see straight ahead is included.
0:32:32 > 0:32:34So, you've got that garage block there.
0:32:34 > 0:32:38Straight ahead of you, those barns, they're included.
0:32:38 > 0:32:41And they also have planning consent - one three-bedroom,
0:32:41 > 0:32:45two two-bedrooms and one one-bedroom self-catering cottages.
0:32:45 > 0:32:47- That's what we're after. - Is it?- Yeah.
0:32:47 > 0:32:49Sounds too good to be true, this.
0:32:49 > 0:32:52What do you think about the idea of building all that
0:32:52 > 0:32:55or converting it and then running it?
0:32:55 > 0:32:58No problem. That's what we want to do.
0:32:58 > 0:33:00- Good news, then? - Yeah.- Yeah, certainly.
0:33:00 > 0:33:04- It sounds just right for us. - Does it?- It does.
0:33:04 > 0:33:07There's no point coming out to the countryside and not getting land.
0:33:07 > 0:33:08And you've got that. Follow me.
0:33:10 > 0:33:12Another plus for Alistair and Angela
0:33:12 > 0:33:15and the outside space extends to around five acres.
0:33:17 > 0:33:19- So, proper pasture land. - It's perfect.
0:33:21 > 0:33:23Oh, and the donkeys!
0:33:23 > 0:33:25And there's one more surprise in store
0:33:25 > 0:33:29as the paddock offers up a spectacular view.
0:33:29 > 0:33:31What do you think?
0:33:31 > 0:33:34It's incredible, isn't it? It just doesn't get any better.
0:33:34 > 0:33:37And we're up a fair height looking down on the sea. It's fantastic.
0:33:37 > 0:33:42Then, a yard the side of this post there
0:33:42 > 0:33:43is the Cleveland Way.
0:33:43 > 0:33:46You've got tourists, you've got walkers
0:33:46 > 0:33:49pretty much going through your land if you want them.
0:33:49 > 0:33:51Where do you think they want to come? Here.
0:33:51 > 0:33:53Where do they want to stay in a cottage? Here.
0:33:53 > 0:33:56The potential of what you could do - incredible.
0:33:56 > 0:33:58How much do you think this house,
0:33:58 > 0:34:01with all of its land and its planning permission,
0:34:01 > 0:34:02is on the market for?
0:34:02 > 0:34:06- I'd figure £680,000.- OK.
0:34:06 > 0:34:10I'd say probably about £670,000.
0:34:10 > 0:34:13Well, the good news is this place is on the market
0:34:13 > 0:34:16for offers around £599,950.
0:34:16 > 0:34:19- Hmm.- Right.
0:34:19 > 0:34:25Obviously, it's going to need some cash to do the renovation work,
0:34:25 > 0:34:27but well within budget.
0:34:27 > 0:34:30Go and have a look. Look round the barns especially.
0:34:30 > 0:34:32Take your time. I'll meet you whenever you're ready.
0:34:32 > 0:34:35- OK. Good way to finish. Thank you. - I'll admire the view.
0:34:35 > 0:34:36OK.
0:34:39 > 0:34:40Well, it needed to,
0:34:40 > 0:34:43but I think the mystery house might have just done it.
0:34:43 > 0:34:46We'll now find out whether or not it's maybe a bridge too far,
0:34:46 > 0:34:50but it has all the basic ingredients they said they're after.
0:34:50 > 0:34:54And look at that. Who wouldn't love to live with that?
0:34:56 > 0:35:00Well under their maximum budget of £650,000,
0:35:00 > 0:35:03the mystery property is a stone built farmhouse.
0:35:03 > 0:35:06It doesn't come with an annex, but does have four reception rooms,
0:35:06 > 0:35:11including the comfortable garden room and four good-sized bedrooms.
0:35:11 > 0:35:14There are extensive outbuildings with business potential
0:35:14 > 0:35:18and who could forget the pasture land with stunning sea views?
0:35:20 > 0:35:24Oh! Alistair, the wood there - beautiful.
0:35:24 > 0:35:27Nothing's spared here, in terms of...
0:35:27 > 0:35:28Very nice.
0:35:28 > 0:35:29..Design and cost. Yeah, very nice.
0:35:29 > 0:35:32It's a house that isn't divided,
0:35:32 > 0:35:35there isn't a separate area for my parents,
0:35:35 > 0:35:39but I think because the house is so nice,
0:35:39 > 0:35:43I'm sure that it's spacious enough for us all to live together.
0:35:43 > 0:35:48I am impressed by all the other bits that come with this property.
0:35:48 > 0:35:52Certainly, there's scope for the business. Definitely.
0:35:54 > 0:35:55- All done?- All done.
0:35:55 > 0:35:59Does seeing those animals give you a taste of what it might be like living here?
0:35:59 > 0:36:02- We did, yes.- Loved the animals. Made some friends.
0:36:02 > 0:36:04Good. Good. Well, you'll need them up here.
0:36:04 > 0:36:06Now, hopefully, this particular option
0:36:06 > 0:36:08has given you plenty to think about.
0:36:08 > 0:36:11Why don't you go away and do just that and I'll meet you later on?
0:36:11 > 0:36:13- All right, thank you. - Good luck.- OK.
0:36:22 > 0:36:26Generations of farming have shaped the Moors as we see them today,
0:36:26 > 0:36:28but the altitude and terrain of the uplands
0:36:28 > 0:36:31creatures a particularly demanding environment
0:36:31 > 0:36:35and there's a danger this way of life could gradually die out.
0:36:35 > 0:36:39So, some local farmers have teamed up with the national park
0:36:39 > 0:36:43to create a pioneering agricultural apprenticeship scheme.
0:36:43 > 0:36:45I've come to meet coordinator Nola Atkinson
0:36:45 > 0:36:48and local farmer Alan Jackson at Abbey Farm.
0:36:50 > 0:36:52It's been a problem over the past few years
0:36:52 > 0:36:54of getting enough people to work on the Moors.
0:36:54 > 0:36:55- How are you combating it?- It has.
0:36:55 > 0:36:57We've started up a scheme because we found out
0:36:57 > 0:36:59we don't have many of the younger generation
0:36:59 > 0:37:01coming into upland hill farming.
0:37:01 > 0:37:02It's lovely on a day like today,
0:37:02 > 0:37:06but when you're three foot deep in snow and cut off from everyone
0:37:06 > 0:37:08for a couple of weeks, it's not the most appealing job.
0:37:08 > 0:37:13- Alan, you're a living, breathing upland farmer, aren't you?- Yeah.
0:37:13 > 0:37:17- Now, I understand, you take on these guys, these apprentices.- Yeah.
0:37:17 > 0:37:20Really tough, really, for a young lad coming into it.
0:37:20 > 0:37:22It's more...not a lot of tractor driving.
0:37:22 > 0:37:25A couple of the apprentices that we've got at the moment
0:37:25 > 0:37:28have started helping out on local farms when they're lambing
0:37:28 > 0:37:31and thought, "This is something I could get interested in and do a bit more of."
0:37:31 > 0:37:34That's how we're getting them to come on the apprenticeship scheme.
0:37:34 > 0:37:37Budding young farmers are trained in environmental work
0:37:37 > 0:37:40such as dry-stone walling and managing the flocks on the moor.
0:37:40 > 0:37:44The demanding terrain still calls for traditional methods.
0:37:44 > 0:37:48- Is it still with dogs?- Yeah, dogs and these things - your feet.
0:37:48 > 0:37:50Obviously, you can't take machinery up there.
0:37:50 > 0:37:51You can't take the quad bike.
0:37:51 > 0:37:54We just all load up into the back of the pick-up
0:37:54 > 0:37:55and go to our boundary,
0:37:55 > 0:37:57bring all the sheep down off the moor.
0:37:57 > 0:38:01And you'll teach these apprentices, what, how to use sheepdogs, then?
0:38:01 > 0:38:03Yeah, yeah, we try to do, yeah.
0:38:03 > 0:38:06I understand you've got a couple of people on the farm today
0:38:06 > 0:38:08that teach the apprentice how to use the dogs.
0:38:08 > 0:38:10Yeah, we can get Bob and Jackie to come down
0:38:10 > 0:38:12and they breed sheepdogs, they train sheepdogs
0:38:12 > 0:38:15and they train people how to use sheepdogs.
0:38:15 > 0:38:18A well-trained sheepdog works in close partnership with its handler,
0:38:18 > 0:38:20often forming a lifelong bond.
0:38:22 > 0:38:24Training normally starts when the pups are around six months
0:38:24 > 0:38:28to a year old, when they're eased into their work.
0:38:28 > 0:38:32I'm meeting up with Bob and Jackie for some apprenticeship tips.
0:38:32 > 0:38:34Now, while you might start training them early,
0:38:34 > 0:38:38I suppose, I mean, they're bred for just this task, aren't they, Jackie?
0:38:38 > 0:38:41- Generations.- Generations. - Generations of dogs, yes.
0:38:41 > 0:38:43Imagine I'm an apprentice.
0:38:43 > 0:38:45Could I possibly have...?
0:38:45 > 0:38:47What would be my first lesson?
0:38:47 > 0:38:52To your right is 'away' command and to your left is a 'by'.
0:38:52 > 0:38:56So, the dog is looking at you. His 'away' is his right.
0:38:56 > 0:38:59Wherever he looks at you, he's right-handed or right-pawed.
0:38:59 > 0:39:01So, I've got to turn it around? Right, OK.
0:39:01 > 0:39:05- That's clever.- It's difficult. I have to write it on my hands.
0:39:06 > 0:39:09- Away! No, not a 'by'. - Go on, go on, go on.
0:39:09 > 0:39:12- Again.- Away! Away!
0:39:12 > 0:39:14- Away.- Oh.- Sorry.
0:39:14 > 0:39:16- Someone's got the authority there, haven't they?- Stop there.
0:39:16 > 0:39:18Stop there!
0:39:19 > 0:39:21Not stopping.
0:39:21 > 0:39:25Sheepdogs typically respond to about five different voice commands,
0:39:25 > 0:39:29along with eye contact, whistles, hand signals and body language.
0:39:30 > 0:39:32See, if I want him to go to the left now,
0:39:32 > 0:39:35I would say 'by', even though it's my right.
0:39:35 > 0:39:36Come by.
0:39:36 > 0:39:39- Just walk.- Just walk. Walk.
0:39:41 > 0:39:43It's amazing the...
0:39:45 > 0:39:49The accuracy of a few words stops him.
0:39:49 > 0:39:52- I'm quite pleased with that! - That's it. Stop there.
0:39:53 > 0:39:56Now, Shep, you could have made an absolute fool out of me,
0:39:56 > 0:39:58but you actually obeyed me on a few occasions.
0:39:58 > 0:40:01- I was glad of your voice sometimes. - It is quite addictive.- Yes.
0:40:01 > 0:40:04- Yeah, I imagine so. - You'll end up having to buy a field
0:40:04 > 0:40:06and get some sheep if you're not very careful.
0:40:06 > 0:40:09Bob, Jackie and Shep, thank you all very much.
0:40:09 > 0:40:11- Great to meet you all. - Thank you.
0:40:11 > 0:40:14It's great to see traditional methods still being promoted
0:40:14 > 0:40:17and I hope the apprenticeship scheme continues to attract
0:40:17 > 0:40:19more young farmers.
0:40:22 > 0:40:24Well, it's pretty clear that Angela and Alistair
0:40:24 > 0:40:26have only one property to consider.
0:40:26 > 0:40:28So, let's see if the mystery house
0:40:28 > 0:40:30and the North York Moors have worked their magic.
0:40:36 > 0:40:40Now, then, I think we know
0:40:40 > 0:40:42there's only one property in the running, don't we?
0:40:42 > 0:40:44The mystery house.
0:40:44 > 0:40:45What is it now, on reflection,
0:40:45 > 0:40:48that makes it so attractive to you, Alistair?
0:40:48 > 0:40:50We do like the building.
0:40:50 > 0:40:54The decor inside of the house and all the rooms were pretty much...
0:40:54 > 0:40:56We wouldn't need to do anything much there.
0:40:56 > 0:41:01Apart from developing the holiday units.
0:41:01 > 0:41:02- Well, that's the main bit.- Yeah.
0:41:02 > 0:41:04The good thing is it's below budget
0:41:04 > 0:41:08so it would give us a bit of spare cash to start on one.
0:41:08 > 0:41:09- Yes.- Start the first one.
0:41:09 > 0:41:12I mean, yeah, realistically,
0:41:12 > 0:41:17the £50,000 under budget that you're saving at the moment,
0:41:17 > 0:41:20that's, as you rightly say, that's to start that huge project.
0:41:20 > 0:41:21Yes, yes, yes.
0:41:21 > 0:41:25- So, very positive response from you, Alistair.- Yeah.
0:41:25 > 0:41:27- Angela, the same?- Very much so.
0:41:27 > 0:41:31I think the next step, as far as we're concerned,
0:41:31 > 0:41:33is to get my parents over there
0:41:33 > 0:41:36because although we fell in love with the place,
0:41:36 > 0:41:38it's now a question of whether my mum and dad
0:41:38 > 0:41:40- would be happy to live there.- Yeah.
0:41:40 > 0:41:45The place is very much what we were looking for.
0:41:45 > 0:41:47You've got the countryside on one side
0:41:47 > 0:41:49and then the open sea on the other.
0:41:49 > 0:41:51It's what I...
0:41:51 > 0:41:53- The best of both worlds. - What I kind of dream of.
0:41:53 > 0:41:55- I wish you the very best of luck. - Thank you.- Thank you.
0:41:55 > 0:41:58Whatever you decide, do let us know what you do, won't you?
0:41:58 > 0:42:00- We will do. Thank you very much. - Thanks for your help.
0:42:04 > 0:42:06We were up against it, weren't we?
0:42:06 > 0:42:08It looks like we pulled it out of the bag
0:42:08 > 0:42:10at the last minute with the mystery house
0:42:10 > 0:42:12and I think that's partly due to the fact
0:42:12 > 0:42:15that we took a step away from their fairly strict shopping list
0:42:15 > 0:42:18and focused primarily on providing them with a home.
0:42:18 > 0:42:19And once we'd done that,
0:42:19 > 0:42:23once Angela had fallen in love with the idea of being in the countryside,
0:42:23 > 0:42:24living in that big farmhouse,
0:42:24 > 0:42:27everything else seemed to just fall into place.
0:42:27 > 0:42:30Their idea of running a business, developing those cottages
0:42:30 > 0:42:33and all that land, well, it tickled both of their fancies, didn't it?
0:42:33 > 0:42:37And Angela's also confident that her parents will like it in equal measure.
0:42:37 > 0:42:41So, hopefully, the second viewing will go according to plan
0:42:41 > 0:42:43and they'll both soon be escaping here
0:42:43 > 0:42:46to the beautiful North Yorkshire countryside very soon.
0:42:46 > 0:42:48See you next time.
0:42:50 > 0:42:54Alistair and Angela are still very interested in our mystery property,
0:42:54 > 0:42:56but are waiting for an offer on their own house
0:42:56 > 0:42:58before taking matters further.
0:42:58 > 0:43:01If you would like to escape to the country in England, Wales,
0:43:01 > 0:43:04Northern Ireland, Scotland or even further afield to the continent
0:43:04 > 0:43:07and need our help, please apply online at:
