0:01:15 > 0:01:17Well, today we are hunting for houses

0:01:17 > 0:01:20and peeking at property in the county of Wiltshire.

0:01:20 > 0:01:23Famous for its stately homes, like Longleat and Stourhead,

0:01:23 > 0:01:26and, of course, for its standing Stones at Avebury

0:01:26 > 0:01:28and Stonehenge, I'd say that Wiltshire

0:01:28 > 0:01:31is one of the most enchanting and mystical of the English counties.

0:01:31 > 0:01:33I can only agree, and, for me, as an archaeologist,

0:01:33 > 0:01:36it's Wiltshire's history that really makes it come to life.

0:01:36 > 0:01:40It is, without doubt, Britain's primary prehistoric county.

0:01:43 > 0:01:46Set in the south of England, Wiltshire is bordered by six

0:01:46 > 0:01:49counties, including Gloucestershire to the north

0:01:49 > 0:01:51and Dorset to the south.

0:01:51 > 0:01:53Its sweeping chalk downs are imprinted with

0:01:53 > 0:01:56an extraordinary archaeological record of its earliest

0:01:56 > 0:02:00occupants, including the iconic Stonehenge.

0:02:00 > 0:02:04To the south is Salisbury, described as a city in the countryside.

0:02:04 > 0:02:08Its cathedral lays claim to having the tallest spire in England

0:02:08 > 0:02:10and along with its surrounding meadows,

0:02:10 > 0:02:15was famously captured by Constable in his painting of 1825.

0:02:15 > 0:02:17With almost half of the county designated

0:02:17 > 0:02:21an Area of Outstanding Natural Beauty, it's no surprise that

0:02:21 > 0:02:26house-hunters are so drawn to this beautiful part of the country.

0:02:26 > 0:02:29I always think Wiltshire is slightly overshadowed by Devon

0:02:29 > 0:02:31and Dorset because, of course, they have beaches,

0:02:31 > 0:02:35but it's a lovely rural countryside, all that Neolithic history

0:02:35 > 0:02:37and just fantastic architecture.

0:02:37 > 0:02:39I've always seen it as something of a prehistoric county

0:02:39 > 0:02:43and, as you say, beautiful, but, of course, all that comes at a price.

0:02:43 > 0:02:47298,000 is what it will cost you for your average four-bedroomed

0:02:47 > 0:02:51detached property there. That's 40 grand above the national figure.

0:02:51 > 0:02:54Yes, but you and I know that those average figures are a little

0:02:54 > 0:02:57bit skewed, because Marlborough, obviously, very expensive

0:02:57 > 0:03:00because of the college, and the Vale of Pewsey, around there,

0:03:00 > 0:03:03but if you go down to Devizes, you get much more for your money.

0:03:03 > 0:03:04But it's interesting,

0:03:04 > 0:03:07large chunks of the county are effectively becoming commuter belt.

0:03:07 > 0:03:08We tend to associate that with London,

0:03:08 > 0:03:11if you think about the draw of Bristol over towards

0:03:11 > 0:03:14the West and, of course, Swindon within the county itself,

0:03:14 > 0:03:16these are big economic centres that do have a draw.

0:03:16 > 0:03:19We've found ourselves often going south to places like Chippenham

0:03:19 > 0:03:21to find a real bargain.

0:03:21 > 0:03:23Well, my buyers were looking for a bargain.

0:03:23 > 0:03:25They were moving back from Spain for their retirement here

0:03:25 > 0:03:29in the UK with a pretty generous budget and hopes for the future.

0:03:29 > 0:03:33And I had a couple of city slickers who were looking to explore

0:03:33 > 0:03:35the quieter side of the countryside.

0:03:35 > 0:03:37For the past eight years,

0:03:37 > 0:03:41Ian and Janet have lived in a flat in Brentford, West London -

0:03:41 > 0:03:44not too far from the airport, as Ian worked abroad.

0:03:44 > 0:03:47But now Ian has joined Janet in retirement,

0:03:47 > 0:03:52they've decided it's time to fly from their metropolitan lifestyle.

0:03:52 > 0:03:56I've been a weekend husband for almost the last 25, 30 years,

0:03:56 > 0:04:00where I've had jobs around the world, mainly the Netherlands.

0:04:00 > 0:04:03Today, I'm always planning where do I have to be next -

0:04:03 > 0:04:05can I catch the plane, can I catch the train?

0:04:05 > 0:04:08Do I have to leave now or five minutes later?

0:04:08 > 0:04:11I want to move out into the country, plus the retirement,

0:04:11 > 0:04:15it's going to be a far more leisurely approach to life.

0:04:15 > 0:04:18The need to be closer to family has dictated

0:04:18 > 0:04:20the destination for their relocation.

0:04:20 > 0:04:23We're looking to move out to Wiltshire

0:04:23 > 0:04:26because currently my son and his family are out there -

0:04:26 > 0:04:28my only grandchild,

0:04:28 > 0:04:29and, you know,

0:04:29 > 0:04:31it's nice for us to be able to see them

0:04:31 > 0:04:35on a more regular basis than we do at the moment.

0:04:35 > 0:04:36I'm really looking forward to that,

0:04:36 > 0:04:39as you can imagine any grandmother would be.

0:04:39 > 0:04:43Once out in the country, Janet wants to rediscover her passion for music.

0:04:43 > 0:04:46Living in a flat, it's just hopeless.

0:04:46 > 0:04:48I play a flute as well as a piano.

0:04:48 > 0:04:50Of course, the flat, there's no room for the piano.

0:04:50 > 0:04:53No, there's no room for the piano, so that will be a big thing,

0:04:53 > 0:04:55to be able to get the piano back again.

0:04:55 > 0:04:59All that remains to discover is the financial details.

0:04:59 > 0:05:03The budget for the move is £550,000.

0:05:07 > 0:05:10Janet and Ian are looking to concentrate the search within

0:05:10 > 0:05:13reasonable distance from their son in Swindon.

0:05:15 > 0:05:18I caught up with them on Wiltshire soil to find out a little

0:05:18 > 0:05:20more about what they're looking for in a new house.

0:05:26 > 0:05:29I'd be quite interested to know a bit more about the house that

0:05:29 > 0:05:31you've been dreaming about.

0:05:31 > 0:05:34I'd like a house that's got a large kitchen.

0:05:34 > 0:05:38I particularly would like a room/study to get

0:05:38 > 0:05:43away from Ian's football and golf and all sorts of different sports.

0:05:43 > 0:05:45So you can do some of your music, as well.

0:05:45 > 0:05:49Then he won't have to listen to me, either!

0:05:49 > 0:05:51I'd love a garden.

0:05:51 > 0:05:53The main thing is to have a garden - it doesn't have to be too big,

0:05:53 > 0:05:57something of a manageable size that I can potter in

0:05:57 > 0:06:00and just keep tidy and enjoy.

0:06:00 > 0:06:03You're both retired, so what are you going to be doing to fill your days?

0:06:03 > 0:06:08I play golf very badly! I'd love to get on with that.

0:06:08 > 0:06:09And we go out quite a bit.

0:06:09 > 0:06:13We like to go out and do some dining, bit of theatre, cinema.

0:06:13 > 0:06:15I'm hoping to get him out

0:06:15 > 0:06:19into the countryside a bit more to do a bit of bird spotting.

0:06:19 > 0:06:23So where in Wiltshire do you want to be, cos I know you need to be quite close to your grandson?

0:06:23 > 0:06:24Yes, that's correct.

0:06:24 > 0:06:28We need to be in striking distance of Swindon, really.

0:06:28 > 0:06:31Presumably not too close, cos then you'll be on constant call!

0:06:31 > 0:06:32That's correct, yes! Not too close.

0:06:32 > 0:06:36Don't forget our daughter, though - needs to be reasonably easy to get her as well.

0:06:36 > 0:06:41We've got a daughter still in London, so if we could get on a train

0:06:41 > 0:06:44and easily get into London, that would be great, too.

0:06:44 > 0:06:47OK, we've got three lovely properties lined up for you, interesting ones.

0:07:19 > 0:07:23We've found three fantastic properties to tempt them with

0:07:23 > 0:07:28and I'll test their market knowledge by asking them to guess the prices.

0:07:28 > 0:07:30The third property is our mystery house, which gives them

0:07:30 > 0:07:32an altogether different option.

0:07:40 > 0:07:43For our first house, we're travelling to Durrington,

0:07:43 > 0:07:47a village to the east of the county, an hour from their son in Swindon

0:07:47 > 0:07:49and around ten miles from Salisbury,

0:07:49 > 0:07:51with its direct train links to London.

0:07:51 > 0:07:54In the old part of the village, we find house number one -

0:07:54 > 0:07:59a detached, refurbished property sat in around a third of an acre.

0:07:59 > 0:08:05- So this is the property I want to show you.- Oh... Very pleasant.

0:08:05 > 0:08:10- Very pleasant.- Lovely.- Nice and clean.- Very quiet, private. Lovely.

0:08:10 > 0:08:11- Nice.- Very nice.

0:08:11 > 0:08:17So it's a 1950s house, we're seeing it from the edge, as it were,

0:08:17 > 0:08:20because there's quite a substantial 1970s extension

0:08:20 > 0:08:22that's been put on the back.

0:08:25 > 0:08:28A positive, if somewhat reserved, reaction from Ian and Janet.

0:09:07 > 0:09:12- This is the much more spacious kitchen/diner.- Nice.

0:09:15 > 0:09:19And lots of this lovely work surface - a big, big island.

0:09:19 > 0:09:23The downstairs continues quite considerably into the '70s extension

0:09:23 > 0:09:24that way, and there's a question mark

0:09:24 > 0:09:27over what you might do with that room. Let's go and explore.

0:09:30 > 0:09:33The extension houses a conservatory, a utility room

0:09:33 > 0:09:37and an en-suite shower room, which leads on to the fourth bedroom.

0:09:40 > 0:09:42because you've got at the end of this long extension

0:09:42 > 0:09:47this garden room, which they're currently using as a bedroom.

0:09:47 > 0:09:51Through there, you've got a little office or walk-in wardrobe.

0:09:51 > 0:09:55It makes sense to either have this as a guest wing or to make

0:09:55 > 0:09:59- it into more living space. - Probably more living space.

0:10:54 > 0:10:56because we've got clothes everywhere!

0:10:56 > 0:11:00- We need lots of storage space and this is ideal for that.- It is.

0:11:00 > 0:11:04- Giant bedrooms is not our thing. - It's an ideal room this, yes.

0:11:04 > 0:11:06The enclosed, tree-lined gardens are mainly lawn,

0:11:06 > 0:11:10which hopefully should be enough for Janet's gardening aspirations,

0:11:10 > 0:11:14and include a patio area just outside the conservatory.

0:11:14 > 0:11:16So, you've got the garden that goes down there.

0:11:16 > 0:11:20It's a sort of steep bank here into what was an orchard.

0:11:20 > 0:11:21Well, it still is an orchard.

0:11:21 > 0:11:24- Oh, they're fruit trees, are they? - Mm-hm.- Yes, very nice, yes.

0:11:24 > 0:11:27I would worry a little bit about all the leaves falling in the autumn,

0:11:27 > 0:11:30the number of trees that there are in the garden.

0:11:31 > 0:11:33That's quite a peculiar anxiety!

0:11:33 > 0:11:36How much do you think the property's on the market for?

0:11:37 > 0:11:41Um, my guess would be 565.

0:11:41 > 0:11:43I think it's a bit lower than that.

0:11:43 > 0:11:46I think it's about maybe £545,000, £550,000.

0:11:46 > 0:11:49OK, well, in this instance, your wife is the authority

0:11:49 > 0:11:50cos you are spot-on.

0:11:50 > 0:11:54That is exactly what it is on the market for - £565,000.

0:11:54 > 0:11:57It's only been on the market a couple of weeks

0:11:57 > 0:11:59and I think it's a very saleable property.

0:12:02 > 0:12:07Our first house comes in under their maximum budget at £565,000

0:12:47 > 0:12:50The Industrial Revolution saw a golden age of canal

0:12:50 > 0:12:53construction between the 18th and 19th century.

0:12:53 > 0:12:58One such canal, the Wiltshire and Berkshire, opened in 1810,

0:12:58 > 0:13:04however, the onset of the railways led to its decline and by 1914, it was declared abandoned.

0:13:04 > 0:13:0835 years ago, a group now known as the Canal Trust

0:13:08 > 0:13:11formed to tackle the dilapidated canals.

0:13:11 > 0:13:13With the help of volunteers and the local community,

0:13:13 > 0:13:17the trust is fully committed to returning this historic waterway

0:13:17 > 0:13:19back into a navigable state.

0:13:21 > 0:13:24I've come to meet the trust's company secretary, Chris Coyle,

0:13:24 > 0:13:26to find out more about the Wiltshire side

0:13:26 > 0:13:28of this epic restoration project.

0:13:29 > 0:13:34This canal was built to connect the Thames and Severn up at Cricklade

0:13:34 > 0:13:36and the River Thames at Abingdon

0:13:36 > 0:13:41with the Kennet and Avon Canal down at Semington.

0:13:41 > 0:13:43We've got about 10% of it in water so far.

0:13:43 > 0:13:45So, the total length is about 70 miles

0:13:45 > 0:13:47so we've got about seven miles in water.

0:13:47 > 0:13:50- But still another 63 to do. - Yeah, and we're working hard on it.

0:13:50 > 0:13:52We need lots of support and lots of members.

0:13:52 > 0:13:54What's going on in this particular stretch?

0:13:54 > 0:13:58Well, this is a very important site. What we've got here is three locks.

0:13:58 > 0:14:00We've got a dry-dock, we've got a salt pit

0:14:00 > 0:14:02and we've got a maintenance yard

0:14:02 > 0:14:04and we've applied for planning permission

0:14:04 > 0:14:07to restore all of these as an education and resource centre.

0:14:09 > 0:14:12A restored canal would be extremely valuable to the county.

0:14:12 > 0:14:16The Kennet and Avon Canal is worth £25 million to the Wiltshire economy

0:14:16 > 0:14:19through tourism and employment

0:14:19 > 0:14:23so the trust's work is vitally important to the community.

0:14:23 > 0:14:25So, now we're moving on to this new section

0:14:25 > 0:14:28where we've got the three locks to restore -

0:14:28 > 0:14:33this lovely original dry-dock, which we're standing in, to work on.

0:14:33 > 0:14:35So, this is where they'd bring in the boats to...?

0:14:35 > 0:14:36To repair them.

0:14:36 > 0:14:38I'm assuming that with 100 years of use,

0:14:38 > 0:14:41there must be quite detailed maps of the canals.

0:14:41 > 0:14:45Sadly not. We've lost all records from the original canal company.

0:14:45 > 0:14:47What we do have is the Ordnance Survey maps

0:14:47 > 0:14:50that they started producing in the 19th century

0:14:50 > 0:14:53and we've got our own drawings and engineering drawings now

0:14:53 > 0:14:56so our engineers have got to do some detective work

0:14:56 > 0:14:58to work out what things look like,

0:14:58 > 0:15:02how they worked and what the engineering was behind it

0:15:02 > 0:15:04and then we try to reproduce that.

0:15:05 > 0:15:09From day one, a vital part of this project has been the volunteers,

0:15:09 > 0:15:11without whom the restoration work wouldn't happen.

0:15:11 > 0:15:13A scheme like this doesn't come cheap

0:15:13 > 0:15:16so the need to involve the community in fundraising

0:15:16 > 0:15:19as well as seeking business partners is key.

0:15:19 > 0:15:22So, who and what is going on here?

0:15:22 > 0:15:24Well, this is Kath Hatton who is our fundraising director.

0:15:24 > 0:15:26- Lovely to meet you.- Hello.

0:15:26 > 0:15:29- You don't get any fundraising from the government, do you?- No, we don't.

0:15:29 > 0:15:33No, we have to raise everything ourselves through our membership

0:15:33 > 0:15:37and through donations and through applying for small grants

0:15:37 > 0:15:40and local landfill tax credits,

0:15:40 > 0:15:42which has given us quite a bit of money.

0:15:42 > 0:15:44I feel like I need to make some symbolic...

0:15:44 > 0:15:47Yeah, we're not going to let you go without you actually doing something

0:15:47 > 0:15:48to contribute to the canal.

0:15:48 > 0:15:51What we're doing is just repairing the wharf wall that we built.

0:16:00 > 0:16:01Well, that looks pretty good.

0:16:01 > 0:16:04It's been a while since I've laid bricks(!)

0:16:04 > 0:16:06It's an amazing job they're doing here,

0:16:06 > 0:16:09preserving the country's industrial heritage

0:16:09 > 0:16:12for generations to come.

0:16:12 > 0:16:15Now to return to the property hunt and catch up with our buyers.

0:16:20 > 0:16:22Onto property number two

0:16:22 > 0:16:25and we're heading north-west to the village of Nympsfield

0:16:25 > 0:16:29over the border into Gloucestershire and just under an hour from Swindon.

0:16:29 > 0:16:32On the outskirts of the village is house number two,

0:16:32 > 0:16:37a Grade II listed barn conversion set on the edge of a courtyard.

0:16:38 > 0:16:42So, as you can see, quite a different offering from house number one.

0:16:42 > 0:16:45- Yes, it is, isn't it? - Completely different.

0:16:45 > 0:16:47So, this is the dairy, the part that I'm showing you,

0:16:47 > 0:16:52which is this half of these C-shaped buildings.

0:16:52 > 0:16:55Well, wow, I think, really.

0:16:55 > 0:16:59- Well, it's very different to the last place.- Very special.

0:16:59 > 0:17:02Can't wait to get inside and have a look at it. Please, let's go!

0:17:31 > 0:17:35It's a lovely big room and it's actually sort of cosy as well

0:17:35 > 0:17:37if you keep the furniture in one end.

0:17:37 > 0:17:40OK, well, this is the main room of the property

0:17:40 > 0:17:43and off here on the right is the kitchen.

0:17:43 > 0:17:45Come on through, then.

0:17:45 > 0:17:48This is, again, a very different space.

0:17:48 > 0:17:50- Oh, yes.- Yes.

0:17:50 > 0:17:53It's designed to cook in as opposed to eat in

0:17:53 > 0:17:56and I think, to me, that's a big plus.

0:17:59 > 0:18:01And there's still room for a chair or a couple of chairs

0:18:09 > 0:18:13So, one of the unusual things about this house is the master bedroom
