0:00:42 > 0:00:45and they're intrigued by our properties.

0:00:50 > 0:00:54And I've found a fantastic selection of properties to tempt my buyers,

0:01:08 > 0:01:11- Today we are off on a house hunting mission to Herefordshire.- Indeed.

0:01:11 > 0:01:14And for me, all my memories of that county revolve around

0:01:14 > 0:01:18the beautiful, sinuous River Wye and its amazing wooded valley.

0:01:18 > 0:01:21Well, I have to put my hands up here and declare an interest,

0:01:21 > 0:01:24because I loved Herefordshire so much, it's now become my new home.

0:01:24 > 0:01:25- Congratulations. - Thank you very much.

0:01:25 > 0:01:29So take it from me, as a county, there is plenty to recommend it.

0:01:33 > 0:01:36Situated in the West Midlands, Landlocked Herefordshire

0:01:36 > 0:01:42borders the counties of Shropshire, Worcestershire and Gloucestershire, with Wales to the west.

0:01:42 > 0:01:44The landscape is mainly rural

0:01:44 > 0:01:48and agriculture plays a key role in the local economy.

0:01:48 > 0:01:51The rich, fertile soil is excellent for fruit growing,

0:01:51 > 0:01:55and apple orchards are a common feature across the county.

0:01:55 > 0:01:59The capital, the city of Hereford, is dominated by its cathedral,

0:01:59 > 0:02:03and the pretty streets are lined with striking lack and white houses.

0:02:05 > 0:02:08With the River Wye meandering its way through scenic,

0:02:08 > 0:02:11unspoilt countryside, Herefordshire is arguably

0:02:11 > 0:02:14one of the most peaceful counties in Britain.

0:02:17 > 0:02:20Jules, as a newly minted resident of Herefordshire,

0:02:20 > 0:02:22you can tell us what's so good about it.

0:02:22 > 0:02:26I've always loved it, and I love that history that goes with the Borders.

0:02:26 > 0:02:28The landscape, the architecture,

0:02:28 > 0:02:31and of course it represents really good value for money.

0:02:31 > 0:02:34Indeed. And it's also, I read,

0:02:34 > 0:02:37one of the most sparsely populated counties in the country.

0:02:37 > 0:02:39It is, which means, of course, you get lots of space,

0:02:39 > 0:02:41and some gorgeous landscapes.

0:02:41 > 0:02:43One of my new neighbours said the thing

0:02:43 > 0:02:46she loved about Herefordshire was that wherever you looked,

0:02:46 > 0:02:48there was always a view, and I have to agree.

0:02:48 > 0:02:49And quite reasonably priced.

0:02:49 > 0:02:52I think the average price for a detached house is 260,000.

0:02:52 > 0:02:55That's pretty much on a par with the national average.

0:02:55 > 0:02:57It rates very well, particularly when you compare it to the

0:02:57 > 0:03:00neighbouring Cotswolds where the prices are astronomical.

0:03:00 > 0:03:01Who were you showing around the county?

0:03:01 > 0:03:04Well, I had a very crafty couple, you might say,

0:03:04 > 0:03:09who were determined that space should really define their new life in Herefordshire.

0:03:09 > 0:03:13And my buyers were college sweethearts who were desperate

0:03:13 > 0:03:16to leave the hubbub of suburbia for the calm of the countryside.

0:03:18 > 0:03:21John and Joy live in this four-bedroom house in Bournville,

0:03:21 > 0:03:23a suburb of Birmingham.

0:03:23 > 0:03:27But with Joy now retired and university professor

0:03:27 > 0:03:30John about to follow suit, it's time for a change.

0:03:30 > 0:03:34Other members of our family have already moved into the country

0:03:34 > 0:03:37We're probably the only people left who live in the city.

0:03:37 > 0:03:41So we just want to move out, do something different,

0:03:41 > 0:03:46and feel that it's a new part of our lives to start again.

0:03:46 > 0:03:49For the past 27 years they have lived in the Birmingham home

0:03:49 > 0:03:51where they brought up their three children.

0:03:51 > 0:03:54But three years ago tragedy hit the family

0:03:54 > 0:03:58when John and Joy's daughter, Vanessa, died unexpectedly.

0:03:58 > 0:04:02So, leaving the family home behind with all its memories will be hard,

0:04:02 > 0:04:05even though they are drawn to the countryside.

0:04:05 > 0:04:09When we go on holidays, trips, we just love the serenity

0:04:09 > 0:04:11and the tranquillity of the countryside,

0:04:11 > 0:04:15and you just feel you're in a different space.

0:04:15 > 0:04:18And with work no longer tying the couple to Birmingham,

0:04:18 > 0:04:22they're looking forward to spending more time with the family.

0:04:22 > 0:04:26It will reduce our journey to see our son and grandchildren

0:04:26 > 0:04:29by approximately an hour, which will enable us,

0:04:29 > 0:04:32actually, to go and see them for the day.

0:04:32 > 0:04:35John and Joy already have an offer on their home,

0:04:35 > 0:04:38and know how much money they've got to play with.

0:04:38 > 0:04:42The budget for the move is £400,000 max.

0:04:45 > 0:04:47Although we're starting our property search

0:04:47 > 0:04:51in Herefordshire, John and joy are open to living in the surrounding counties,

0:04:51 > 0:04:55as long as they're close to their son and grandchildren in Cardiff.

0:05:03 > 0:05:07But we are going to go off on an odyssey, so are you ready to see some properties?

0:05:07 > 0:05:09- Definitely.- We certainly are. - Very excited.

0:05:09 > 0:05:15Thinking about the house, what is it that you are looking for in terms of the property itself?

0:05:15 > 0:05:19Well, we want somewhere that has character,

0:05:19 > 0:05:22but why that we don't necessarily mean the oldest house.

0:05:22 > 0:05:25It could be modern, but still have character.

0:05:25 > 0:05:29How much space do you need for people to come and stay, realistically?

0:05:29 > 0:05:36I think we probably do need two rooms for my oldest son's family,

0:05:36 > 0:05:41and one room for my younger son at Christmas, particularly.

0:05:41 > 0:05:43So that would be four bedrooms in all.

0:05:43 > 0:05:45What are you looking for in your kitchen?

0:05:45 > 0:05:48Well, size definitely, that's important.

0:05:48 > 0:05:52A fantastic view would be an extra bonus, a big bonus.

0:05:52 > 0:05:55Let's talk briefly about the garden. What sort of garden would you like?

0:05:55 > 0:05:58Well, I think I quite like wildish gardens.

0:05:58 > 0:06:02I like gardens that look after themselves a little bit,

0:06:02 > 0:06:07but I don't mind riding one of those little mini mowers.

0:06:07 > 0:06:10- Everybody likes a mini mower. - They're such fun, aren't they?

0:06:10 > 0:06:13That's the whole point of moving to the countryside, to get one.

0:06:13 > 0:06:16- Exactly!- How good are you at making decisions?

0:06:16 > 0:06:20Is it an impulsive thing, or do you use your head rather than your heart?

0:06:20 > 0:06:22- We know what we want, obviously.- Yes.

0:06:22 > 0:06:24- Of the heart has to follow, very much so.- Yes.

0:06:24 > 0:06:27And I think that feeling of passion about somewhere.

0:06:27 > 0:06:29Well, we've got three lovely properties lined up for you.

0:06:57 > 0:06:59to their grandchildren in South Wales.

0:07:12 > 0:07:15the chance of a different life to the one they've planned.

0:07:21 > 0:07:24For our first property, we're heading to Great Brampton Park,

0:07:24 > 0:07:27which is about seven miles from Hereford.

0:07:27 > 0:07:29A mile down the road,

0:07:29 > 0:07:32surrounded by Herefordshire countryside, is our first house.

0:07:34 > 0:07:37OK, so, it's a little disorientating because clearly,

0:07:37 > 0:07:39- not all of this is up for sale.- Aww!

0:07:39 > 0:07:42This is slightly different from what you asked for,

0:07:42 > 0:07:44but we couldn't resist showing you this property,

0:07:44 > 0:07:47because it's a beautiful, beautiful home.

0:07:47 > 0:07:50- But, as you can see, it is part of a complex.- Yeah.

0:07:50 > 0:07:55So this used to be a cider farm, built in the 19th century, 1870s.

0:07:55 > 0:07:59And converted ten years ago. Any thoughts about that?

0:07:59 > 0:08:01Yeah, I like the idea in many ways,

0:08:01 > 0:08:03because they're all fairly individual.

0:08:03 > 0:08:07And it gives a sense of a community, which is never a bad thing.

0:08:07 > 0:08:10So it's certainly not a deal-breaker by any means.

0:08:10 > 0:08:14- Yeah, I mean, we might need to interview the neighbours.- One by one!

0:08:16 > 0:08:19John and Joy seem open to the idea of living within a community

0:08:19 > 0:08:23and this long barn conversion is one of 13 properties on the site.

0:08:33 > 0:08:37Yes, it's a bit of sort of agricultural archaeology.

0:09:09 > 0:09:12And the ground floor living area also features a utility room

0:09:12 > 0:09:15and a family bathroom off the kitchen.

0:09:15 > 0:09:17There are four bedrooms in the property.

0:09:17 > 0:09:19Three are on the ground floor.

0:09:19 > 0:09:22Of those, two are doubles and there's one single.

0:09:22 > 0:09:25But there's also a double bedroom upstairs

0:09:25 > 0:09:29with its own adjacent bathroom. A perfect suite for guests.

0:09:30 > 0:09:33Let's hope the positivity continues in the master bedroom,

0:09:33 > 0:09:36which is on the ground floor.

0:09:36 > 0:09:39I think this is not much bigger than our bedroom at home.

0:09:39 > 0:09:42And one of the things I rather like the idea of

0:09:54 > 0:09:58- This one does have an en-suite shower room.- Well, that is a plus.

0:10:05 > 0:10:08I fear we may have hit a wall with the size of the master bedroom,

0:10:08 > 0:10:11but there's still the garden to see.

0:11:19 > 0:11:22and a spacious living room with vaulted ceiling.

0:11:24 > 0:11:27including an upstairs guest bedroom with an en-suite.

0:11:27 > 0:11:31And as one of a number of properties on the former farm complex,

0:11:31 > 0:11:34you're living amongst a friendly community.

0:11:34 > 0:11:38It's ingenious what the owners have done with the space up there,

0:11:38 > 0:11:40but I think it's going to be too cramped for John and Joy,

0:11:40 > 0:11:45- because it's already feeling a bit squeezy here. All right, guys?- Yes.

0:11:55 > 0:11:59Herefordshire is perhaps best known as a food-producing region,

0:11:59 > 0:12:02famous for its apple orchards and beef.

0:12:02 > 0:12:05Its rich and fertile soils also make it a popular location

0:12:05 > 0:12:08for growing soft fruits.

0:12:08 > 0:12:1130% of the UK's blackcurrants are grown in the county,

0:12:11 > 0:12:16the vast majority sold on to make a well-known British cordial.

0:12:16 > 0:12:18But in these tough economic times,

0:12:18 > 0:12:21Herefordshire farmers are diversifying and some

0:12:21 > 0:12:25are using the blackcurrant to make something a little more potent.

0:12:25 > 0:12:29I've come to meet one of those entrepreneurs, Jo Hilditch.

0:12:29 > 0:12:33- Welcome.- Hello. So this is your family blackcurrant farm?- Yeah.

0:12:33 > 0:12:36- How long has it been in the family? - Four generations.

0:12:36 > 0:12:38Oh. It's quite an impressive field.

0:12:38 > 0:12:39Is this the only one, or do you have many?

0:12:39 > 0:12:44No, this is about 25 acres and we've got about 125 acres.

0:12:44 > 0:12:48The soil suits it, the weather suits it and the way the land lies,

0:12:48 > 0:12:49the frost runs away down the hills.

0:12:49 > 0:12:52So how many tonnes of currants do you produce?

0:12:52 > 0:12:57Depending on the season, something between 300 and 350 tonnes.

0:12:57 > 0:12:59We do keep a bit back for ourselves

0:12:59 > 0:13:02because we've diversified into making our own cassis.

0:13:03 > 0:13:07Cassis originates from France, where the blackcurrant liqueur is mixed

0:13:07 > 0:13:12with wine to make the cocktail kir, or champagne to make kir royal.

0:13:12 > 0:13:16Jo first came up with the idea of producing it herself after

0:13:16 > 0:13:20trying the drink when she was 18 on a French exchange programme.

0:13:22 > 0:13:26- So this is the bottling room. - Oh, it's very petite. Hello.

0:13:26 > 0:13:29And this is James, the juice master. James Moss.

0:13:29 > 0:13:33So James, what's the process? I mean, how do you make it from the...

0:13:33 > 0:13:36Well, once we've got the juice back from the press,

0:13:36 > 0:13:39we just ferment it with a champagne yeast and British sugar. That's it.

0:13:39 > 0:13:44Use a champagne yeast because you get a higher alcohol yield over a time.

0:13:44 > 0:13:47Before being bottled, the juice stays in the barrels for up to

0:13:47 > 0:13:52six months until it reaches an alcohol level similar to wine.

0:13:52 > 0:13:53And then, it's ready to taste.

0:13:56 > 0:13:59Well, here's to your alcoholic fruit empire.

0:14:02 > 0:14:03Mmmm!

0:14:04 > 0:14:06- That's nice. - It is nice, isn't it!

0:14:06 > 0:14:10It's good to see that diversification here, at least, is paying off.

0:14:10 > 0:14:16But now, let's get back to John and Joy's house hunt.

0:14:18 > 0:14:20For our second property,

0:14:20 > 0:14:23we're crossing the border into Gloucestershire

0:14:23 > 0:14:25and venturing 25 miles south-east

0:14:25 > 0:14:27to the village of Ruardean Woodside,

0:14:27 > 0:14:29which is on the edge of the Forest of Dean.

0:14:29 > 0:14:34This is the property I want to show you.

0:14:34 > 0:14:37- Interesting! Wow!- Taken aback?- Yes.

0:14:37 > 0:14:40What are your thoughts from the outside?

0:14:40 > 0:14:45I love the stone and the rocks and all the higgledy-piggledy sizes.

0:14:45 > 0:14:47It's absolutely gorgeous.

0:14:47 > 0:14:50It's holding a lot of promise. Let's say.

0:14:50 > 0:14:53- Let's see if the promise is fulfilled inside.- Well...

0:14:53 > 0:14:55Built in the mid-19th century,

0:14:55 > 0:14:58our second property was at one time a schoolhouse, then a chapel,

0:14:58 > 0:15:02which fell into dereliction before the present owners converted it.

0:15:07 > 0:15:10- Oh, yeah, I agree. Hmmm.- Yes.

0:15:10 > 0:15:14- It's got a good feel. A very good feel.- Yes, it has.

0:15:48 > 0:15:52- It means I haven't quite made up my mind.- Oh, good.

0:15:52 > 0:15:55- I'd love to see a bit more. - I'm afraid not, no.

0:16:03 > 0:16:06This is all the new bit. This is the extension.

0:16:06 > 0:16:09Sort of garden room or a sitting room.

0:16:09 > 0:16:13- Yes.- And that sort of entrance into the garden...

0:16:13 > 0:16:15- Is lovely, with the trees behind.- Yes.

0:16:17 > 0:16:21Good. So far, not a grumble. Let's see what you think of upstairs.

0:16:22 > 0:16:24Upstairs there are three bedrooms,

0:16:24 > 0:16:26one less than our previous property,

0:16:26 > 0:16:29but they're all big enough for double beds,

0:16:29 > 0:16:31and there's a good-sized family bathroom.

0:16:31 > 0:16:34So, we come into the master bedroom.

0:16:34 > 0:16:37Oh, this is lovely. Very spacious.

0:16:37 > 0:16:42Windows strike you straightaway and are very pretty indeed.

0:16:42 > 0:16:45- And size is good as well.- Yes.

0:16:45 > 0:16:49- Yes, it feels spacious, doesn't it? - Yes, yes.

0:16:49 > 0:16:52And you've got this very nice sort of walk-in wardrobe.

0:16:52 > 0:16:54- Oh, yes.- Oh, yes.

0:16:54 > 0:16:56And if you have a look in the bathroom,

0:16:56 > 0:16:58- this is a particularly good one.- Ah!

0:16:58 > 0:17:04Oh, this is a lovely bathroom, isn't it? Look at the shower.

0:17:04 > 0:17:06Oh, now, that's what we're after, isn't it?

0:17:06 > 0:17:11Well, this is much more the idea I had in mind.

0:17:11 > 0:17:15The drawback with this property is that it only has three bedrooms.

0:17:15 > 0:17:18But let's have a look at outside, and the garden.

0:17:19 > 0:17:22As well as a double garage, the grounds include this large

0:17:22 > 0:17:26landscaped, terraced garden set into the hillside with a patio area

0:17:26 > 0:17:30with more flagstones, a vegetable patch and a pond.

0:17:32 > 0:17:35What are your first impressions coming out into the fresh air?

0:17:35 > 0:17:38I think the house looks really sweet from this angle, actually.

0:17:38 > 0:17:41Sometimes with the extension, it looks like an add-on,

0:17:41 > 0:17:46- a stick-on, but that is really working, isn't it?- Yes.

0:17:46 > 0:17:49I think this garden has a real wow factor.

0:17:49 > 0:17:51If you brought people here, they'd be like, "Wow!"

0:17:51 > 0:17:56- Yeah, I'd agree with that.- And how much would you think it all costs?

0:18:59 > 0:19:02you skipped over the border into Gloucestershire.

0:19:02 > 0:19:04Yes, well, it is a county that has a lot of the same appeal.

0:32:18 > 0:32:21You need something that is beautiful.

0:32:21 > 0:32:22It is quite a holiday let.

0:57:16 > 0:57:20but they had enormous tenderness for their family home in Birmingham, and I think we forget that.

0:57:26 > 0:57:30Well, moving is rated as one of the most stressful things you can do,

0:57:30 > 0:57:34and we tend to think about all the hassle of packing and boxes, and all the rest of it,

0:57:34 > 0:57:36but actually, for me, I think for many people,

0:57:36 > 0:57:39- it's the emotional hurdle that's the real challenge.- Indeed.
