0:01:17 > 0:01:19Well, today we are homing in on Herefordshire

0:01:19 > 0:01:21where, just outside Hereford itself,

0:01:21 > 0:01:24you can find the world's largest cider mill.

0:01:24 > 0:01:26But I should, Sonali, declare an interest here.

0:01:26 > 0:01:28I liked the county so much I made it my new home.

0:01:28 > 0:01:30Well, there's a ringing endorsement.

0:01:30 > 0:01:31It's an area I love too,

0:01:31 > 0:01:34particularly around the stunning River Wye.

0:01:34 > 0:01:36It's absolutely gorgeous and it's often been described to me

0:01:36 > 0:01:39as a county that always has a view,

0:01:39 > 0:01:42a picture of the English countryside at its best.

0:01:42 > 0:01:45But what does it offer those seeking a rural life?

0:01:47 > 0:01:49Situated in the West Midlands,

0:01:49 > 0:01:54Herefordshire borders Worcestershire to the east and Wales to the west.

0:01:54 > 0:01:56As one of England's most remote counties,

0:01:56 > 0:01:58Herefordshire's patchwork landscape

0:01:58 > 0:02:02has been shaped by centuries of agriculture.

0:02:02 > 0:02:05On its banks lie many wonderful historical settlements

0:02:05 > 0:02:10including picturesque Ross-on-Wye with its striking 17th-century

0:02:10 > 0:02:14market house and towering 700-year-old church.

0:02:14 > 0:02:18Venture away from the towns and you'll find peaceful hamlets

0:02:18 > 0:02:19and villages like Eardisley,

0:02:19 > 0:02:23with its famous 800-year-old oak tree.

0:02:23 > 0:02:26With the River Wye meandering through a county with one of the lowest

0:02:26 > 0:02:32population densities in the country, Herefordshire is as rural as it gets.

0:02:36 > 0:02:39One of the things I love about Herefordshire is the quiet.

0:02:39 > 0:02:43It fits that idyllic image I have in my head of the countryside.

0:02:43 > 0:02:47It feels almost as if not that many people have discovered it yet.

0:02:47 > 0:02:49You know, it's really interesting you say that.

0:02:49 > 0:02:51When you look at population densities,

0:02:51 > 0:02:55residents per square mile in Herefordshire, 220.

0:02:55 > 0:02:58In Greater London, 13,500.

0:02:58 > 0:03:02So you do get the idea it is a pity tranquil part of the world.

0:03:02 > 0:03:03And that low population density is

0:03:03 > 0:03:05reflected in the county's property prices.

0:03:05 > 0:03:10The average cost of a detached home is £14,000 lower than

0:03:10 > 0:03:14the national average at just over £265,000.

0:03:14 > 0:03:16But, of course, as with anywhere there are hot spots,

0:03:16 > 0:03:19particularly the south-east of the county

0:03:19 > 0:03:22with its really good transport links out to the rest of the UK.

0:03:22 > 0:03:25So my advice has always been, if you want a bit more for your money

0:03:25 > 0:03:27head north or west over to the border with Wales.

0:03:27 > 0:03:30We weren't able to utilise your advice though, where we?

0:03:30 > 0:03:33- Absolutely, I know.- Both of our couples asked us to base

0:03:33 > 0:03:36their searches in the south-east. That's not to say we didn't find

0:03:36 > 0:03:38- some excellent properties though. - Indeed.

0:03:38 > 0:03:41Time to meet my buyers once again.

0:03:41 > 0:03:44Gareth, who's an airline pilot, has been living in Bridgend,

0:03:44 > 0:03:46west of Cardiff, in Wales.

0:03:46 > 0:03:50Home has been six bedroom property since it was built 11 years ago.

0:03:50 > 0:03:53But next year he's getting married

0:03:53 > 0:03:56and he and fiancee, Sophia, are both ready for a quieter pace of life

0:03:56 > 0:04:01and are keen to find their first home together in the country.

0:04:01 > 0:04:04Sophia, who also has a career in the airline industry,

0:04:04 > 0:04:06is often out of the country for work.

0:04:06 > 0:04:08So Gareth has enlisted his cousin and

0:04:08 > 0:04:11close friend Stephen to help him with the search.

0:04:11 > 0:04:13He's a voice of reason.

0:04:13 > 0:04:16So I've brought him along to, kind of, help me out is with this project.

0:04:16 > 0:04:21He's a bit of a mentor really. He's somebody I look up to and admire.

0:04:21 > 0:04:24He's very impulsive, very driven, funny.

0:04:24 > 0:04:27He's very generous and will always help you out.

0:04:27 > 0:04:30He's a million miles an hour basically.

0:04:30 > 0:04:33Gareth and Sophia have chosen Herefordshire as the county

0:04:33 > 0:04:35they'd like to begin their new life in.

0:04:35 > 0:04:37And Gareth has strategically pinpointed a

0:04:37 > 0:04:39specific area within it.

0:04:39 > 0:04:42I've decided to move to the area Ross-on-Wye.

0:04:42 > 0:04:45You've got the Forest of Dean and some beautiful countryside there.

0:04:45 > 0:04:49And what it means for us is, she's just an hour from her family,

0:04:49 > 0:04:52I'm an hour from my family

0:04:52 > 0:04:57and we also get the option of just having a peaceful lifestyle there.

0:04:57 > 0:05:00When it comes to homeowning, Gareth is quite the handyman

0:05:00 > 0:05:02and isn't afraid of a project.

0:05:02 > 0:05:05Over the years I've built several extensions.

0:05:05 > 0:05:07I converted the attic

0:05:07 > 0:05:12and then my garage, I turned into a gym, put a sauna in there.

0:05:12 > 0:05:14Jack of all trades, master of none.

0:05:14 > 0:05:17- You're a master of your flying. - Yeah, just the flying.

0:05:17 > 0:05:19I'm OK with the flying.

0:05:20 > 0:05:23Flying is most definitely Gareth's big passion.

0:05:23 > 0:05:26He's been at it since he was 18 years old and as well as being

0:05:26 > 0:05:30a commercial pilot, he runs his own flying school.

0:05:30 > 0:05:34Having always lived quite a high-speed, jet set lifestyle,

0:05:34 > 0:05:36even Gareth is a little surprised by

0:05:36 > 0:05:39his new-found desire for a quiet country existence.

0:05:39 > 0:05:42It would be nice to just walk out the front door in the morning

0:05:42 > 0:05:45and then just go for a walk in the peace and listen to the birds.

0:05:45 > 0:05:48- Sounds a bit boring really, doesn't it?- It's not like you.- I know.

0:05:48 > 0:05:50Well, midlife crisis.

0:05:57 > 0:06:00To ensure they're not too far from both of their families,

0:06:00 > 0:06:02we're sticking to Gareth and Sophia's

0:06:02 > 0:06:04chosen area around Ross-on-Wye,

0:06:04 > 0:06:08staying within half an hour's drive of the town.

0:06:08 > 0:06:10I'm meeting up with Gareth and cousin Stephen

0:06:10 > 0:06:12to learn some more about the move.

0:06:15 > 0:06:17Gareth, Stephen, lovely to meet you.

0:06:17 > 0:06:19But we are, of course, missing a fiance.

0:06:19 > 0:06:23We are. Unfortunately, Sophia is a little bit busy at the moment.

0:06:23 > 0:06:25So I'm, sort of, going on ahead and scouting the area.

0:06:25 > 0:06:28Gareth, what's on your property wish list?

0:06:28 > 0:06:32A nice, spacious property with a nice sized kitchen

0:06:32 > 0:06:35and possibly a dining area that's adjacent to the kitchen.

0:06:35 > 0:06:37It may be even be open-plan.

0:06:37 > 0:06:40Something with a nice garden.

0:06:40 > 0:06:43The ideal situation would be a little bit of land

0:06:43 > 0:06:45associated with the property.

0:06:45 > 0:06:48If I really got lucky, something big enough to land a light aircraft in.

0:06:51 > 0:06:54Ideally, say 300-400 metres.

0:06:56 > 0:06:58- but I'll put it on my list. - Yeah.

0:07:01 > 0:07:03I like houses with a bit of character, a nice shape to them

0:07:05 > 0:07:08What are your deal breakers, your absolute no-nos.

0:07:08 > 0:07:11A house that's overlooked. Or very, very close neighbours.

0:07:11 > 0:07:13That's a big thing.

0:07:13 > 0:07:16- And Soph said to remind you no beams.- No beams, yeah.

0:07:16 > 0:07:18Stephen, as the outsider to the relationship,

0:07:18 > 0:07:22where do you think the compromises will be made?

0:07:22 > 0:07:25From Sophia's point of view I think the compromises will be more outside than inside.

0:07:25 > 0:07:29- There wouldn't be a compromise on... - She doesn't need somewhere to land a plane?

0:07:29 > 0:07:32- She doesn't need to land the plane. - She's all right about that? - She's fine.

0:07:32 > 0:07:34I think Sophia would want the inside, the kitchen,

0:07:34 > 0:07:38dining and entertaining area as the fundamental part of the house.

0:07:38 > 0:07:39So remind us of your budget.

0:07:39 > 0:07:42My budget I've set for this is £450,000.

0:07:42 > 0:07:46Because I like to negotiate maybe properties slightly above that.

0:08:40 > 0:08:43We begin our house-hunt seven miles south of Ross-on-Wye,

0:08:43 > 0:08:47in the wonderfully unique village of Symonds Yat.

0:08:47 > 0:08:50The community is actually divided in two by the River Wye.

0:08:50 > 0:08:54There's Symonds Yat West on the Herefordshire side of the river

0:08:54 > 0:08:58and Symonds Yat East on the opposite bank in Gloucestershire.

0:08:58 > 0:09:01Our first property is on the Herefordshire side of the river

0:09:01 > 0:09:03in Symonds Yat West.

0:09:03 > 0:09:07- So what you think of house number one?- It's very pretty.

0:09:07 > 0:09:08Yeah, it is pretty.

0:09:08 > 0:09:11Ideal location, good access to the roads.

0:09:11 > 0:09:14And the property itself, it's been modernised couple of times

0:09:14 > 0:09:16and had couple of extensions.

0:09:16 > 0:09:18So there is a lot more than you can just see here.

0:09:18 > 0:09:20Yes, it does look a little bit small from this angle.

0:09:20 > 0:09:23- Let's get inside.- OK then.

0:09:24 > 0:09:28The recent extensions were added by the current owners in 2010

0:09:28 > 0:09:33but the original cottage is thought to date back as far as 300 years.

0:09:33 > 0:09:36So you walk right into the kitchen.

0:09:36 > 0:09:38This is actually one of the extensions.

0:09:38 > 0:09:40So the original cottage ended here.

0:09:52 > 0:09:56I just think for your entertaining this would be too small for Sophia.

0:09:56 > 0:09:58The kitchen, I know you said you wanted something quite open,

0:09:58 > 0:10:01does lead straight into the dining room.

0:10:05 > 0:10:08So the family that live here, obviously are in the middle

0:10:10 > 0:10:13My first thoughts are you could possibly, with a bit of development,

0:10:16 > 0:10:18create this exact space that I was thinking of.

0:10:20 > 0:10:23I love the fire. I love the cottage feel but

0:10:23 > 0:10:26I don't think the floor goes with it whatsoever.

0:10:26 > 0:10:28I don't agree because all of my furniture is modern.

0:10:28 > 0:10:31My dining table is marble and it's a light marble

0:10:31 > 0:10:32so it would work beautifully in here.

0:10:38 > 0:10:41we pass through a utility area and a handy boot room.

0:10:52 > 0:10:56That open space feel, I'm not getting it at the moment in this house.

0:10:56 > 0:10:58Even though it's beautiful and I like

0:10:58 > 0:11:00the character inside with all the shapes.

0:11:00 > 0:11:03It just seems a bit more compact to what I'm used to.

0:11:03 > 0:11:06Well, this property has the four bedrooms that you asked for.

0:13:54 > 0:13:58In the heart of Herefordshire lies the county town of Hereford,

0:13:58 > 0:14:00which in the seventh century was the capital

0:14:00 > 0:14:03of the Saxon kingdom of Mercia.

0:14:03 > 0:14:08The stunning centrepiece to the town is its spectacular cathedral.

0:14:08 > 0:14:10It bears many extraordinary treasures

0:14:10 > 0:14:13but perhaps the most celebrated and precious of all

0:14:13 > 0:14:15is its Mappa Mundi.

0:14:15 > 0:14:18An intriguing medieval map painted on a single sheet of vellum

0:14:18 > 0:14:22or calf skin, which is recognised by UNESCO

0:14:22 > 0:14:25as an exceptionally important artefact.

0:14:25 > 0:14:28Today, I'm having the privilege of being shown this unique relic

0:14:28 > 0:14:32by the cathedral's Chancellor, Canon Chris Pullin.

0:14:33 > 0:14:37- Wow, so this is the Mappa Mundi. - It certainly is.

0:14:37 > 0:14:42It's the largest medieval world map in existence.

0:14:42 > 0:14:47It was made around 1300 and seems to have been at Hereford Cathedral

0:14:47 > 0:14:49since it was made.

0:14:49 > 0:14:51And what exactly does it show?

0:14:51 > 0:14:56It shows the habitable part of the northern hemisphere.

0:14:56 > 0:14:59It's centred upon Jerusalem because it's a map of spiritual

0:14:59 > 0:15:03significance rather than geographical information.

0:15:03 > 0:15:06Although there is some geographical information in it.

0:15:06 > 0:15:08And show us where Britain is. So that's Europe.

0:15:08 > 0:15:12- Yes, Britain's there. - Oh, yes.- Quite prominent.

0:15:12 > 0:15:17This labyrinth of intricate drawings depicts 420 cities and towns,

0:15:17 > 0:15:1915 Biblical events as well as

0:15:19 > 0:15:22plants, animals and mythical creatures.

0:15:22 > 0:15:26And provides a fascinating insight into how 13th century

0:15:26 > 0:15:31scholars interpreted the world in spiritual and geographical terms.

0:15:31 > 0:15:34And so all these dark areas...?

0:15:34 > 0:15:37That's the sea and originally it was a beautiful emerald green colour.

0:15:37 > 0:15:40But it's oxidised over the years and it's got dirty as well

0:15:40 > 0:15:43so it looks very unattractive to us.

0:15:43 > 0:15:47But the original Mappa absolutely glowed with colour.

0:15:47 > 0:15:50The map is housed in a temperature controlled building that was

0:15:50 > 0:15:54purpose-built in the 1990s to preserve the priceless artefact.

0:15:54 > 0:15:58But the building also houses another of the cathedral's

0:15:58 > 0:16:00remarkable treasures, a chained library.

0:16:00 > 0:16:03From the Middle Ages until around is the 18th century,

0:16:03 > 0:16:06chaining reference books was quite a common practice.

0:16:06 > 0:16:09But today very few of these libraries

0:16:09 > 0:16:11remain even partially intact.

0:16:11 > 0:16:14Overseeing the cathedrals exceptional collection is

0:16:14 > 0:16:17librarian, Dr Rosemary Firman. Hello, Rosemary.

0:16:17 > 0:16:19Hello, nice to meet you.

0:16:19 > 0:16:21Lovely to meet you and what an unusual library.

0:16:21 > 0:16:23It is, it's only one that survives

0:16:23 > 0:16:25that still has all of the books chained.

0:16:25 > 0:16:29It's a way of letting lots of people sit down and read the books

0:16:29 > 0:16:33at the same time without the books being in danger of being taken away.

0:16:33 > 0:16:36Can we take one of the books off the shelf?

0:16:36 > 0:16:38Here's the key. Would you like to try?

0:16:38 > 0:16:42Of course I would.

0:16:42 > 0:16:45These books were made well before the era of printing presses,

0:16:45 > 0:16:49so each one was painstakingly transcribed and bound by hand,

0:16:49 > 0:16:53making them highly prized and extremely valuable items.

0:16:53 > 0:16:55The one that Rosemary has unleashed from it's chains is

0:16:55 > 0:16:58a law book, which is written in Latin.

0:16:58 > 0:17:02- This one dates from the early 14th century.- Can I touch it?

0:17:02 > 0:17:05- You can open it.- Oh, wow.

0:17:05 > 0:17:10The pages are made of animal skin, either sheep, goat or deer.

0:17:10 > 0:17:13So the book's divided into sections and at the start

0:17:13 > 0:17:15of each major section there is one of these beautiful

0:17:15 > 0:17:17medieval, miniature paintings.

0:17:17 > 0:17:20Have you ever thought about digitising the collection?

0:17:20 > 0:17:24Well we already have digitised the Mappa Mundi and we hope to go on

0:17:24 > 0:17:27to digitise some of our other unique manuscripts.

0:17:27 > 0:17:31Hopefully it's a way of preserving them for another thousand years.

0:17:49 > 0:17:52the border into Gloucestershire, to the village of Ruardean

0:17:52 > 0:17:56which is a quarter of an hour's drive from Ross-on-Wye.

0:17:57 > 0:18:00Nestled on a hillside with exceptional views, there's

0:18:00 > 0:18:04plenty of scope for those secluded walks Gareth is hankering for.

0:18:04 > 0:18:07And the house we are about to look at is just a

0:18:07 > 0:18:08few minutes drive away.

0:18:08 > 0:18:11I want your thoughts on house number two.

0:18:11 > 0:18:14It's very impressive. A lot bigger than house number one.

0:18:26 > 0:18:29The house, which is made of stone from the local quarry,

0:18:29 > 0:18:32is thought to date back to 1790.

0:18:32 > 0:18:3414 years ago the previous owners

0:18:34 > 0:18:36added a sizeable two-storey extension.

0:34:35 > 0:34:38After allowing the wood to dry for 12 months, it's chipped

0:34:38 > 0:34:41and will be stored in purpose-built huts before it's ready to be

0:34:41 > 0:34:43used in the biomass boiler.

0:34:43 > 0:34:47The process is sustainable as long as new trees are planted.
