0:00:53 > 0:00:55But, at times, it seemed what they were really after was

0:01:04 > 0:01:08While my buyers were nature lovers, who were yearning for great views

0:01:08 > 0:01:10and open spaces and they were willing

0:01:10 > 0:01:12to move 500 miles to find them.

0:01:12 > 0:01:16But for one of them, it all got too much.

0:01:25 > 0:01:27today we are returning to bonnie Scotland, where Jonnie

0:01:27 > 0:01:31and I got to show two sets of buyers a range of stunning rural homes

0:01:31 > 0:01:34and I got to explore my favourite part of Scotland - the Highlands.

0:01:34 > 0:01:37And I was lucky enough to be south of you in the Scottish Borders

0:01:37 > 0:01:39and, I must say, every time I get to visit that area

0:01:39 > 0:01:42I am blown away by its rural beauty.

0:01:42 > 0:01:44But you don't have to take my word for it.

0:01:44 > 0:01:46There are plenty of reasons to fall in love with these beautiful

0:01:46 > 0:01:48parts of Scotland.

0:01:50 > 0:01:53The Scottish Borders, along with neighbouring Dumfries and Galloway,

0:01:53 > 0:01:57form the gateway between England and Scotland.

0:01:57 > 0:01:59It is one of the largest regions in Britain

0:01:59 > 0:02:02and encompasses rolling uplands, the ruggedly beautiful

0:02:02 > 0:02:06Berwickshire coast line, and the magnificent River Tweed.

0:02:07 > 0:02:11The tranquil beauty here is unmarred by densely populated areas,

0:02:11 > 0:02:13but it does have a fine share of

0:02:13 > 0:02:15small and beguiling towns - including Kelso,

0:02:15 > 0:02:20which literary icon Walter Scott, who had family ties here, described

0:02:20 > 0:02:25as the most beautiful, if not the most romantic, village in Scotland.

0:02:25 > 0:02:28And the region's famous writer is just one of many who have drawn

0:02:28 > 0:02:32inspiration from this intriguing and idyllic part of the country.

0:02:33 > 0:02:37Whilst my search was based in the Scottish Highlands.

0:02:37 > 0:02:40Located at the very top of the mainland, the Highlands is

0:02:40 > 0:02:45the sparse mountainous region lying in the northern part of Scotland.

0:02:45 > 0:02:48Cutting the landscape diagonally is one of the most famous

0:02:48 > 0:02:50lakes in the world, Loch Ness.

0:02:51 > 0:02:55The region also hosts the largest national park in the UK,

0:02:55 > 0:02:56the Cairngorms.

0:02:56 > 0:02:59With its panoramic views of snow-capped mountains,

0:02:59 > 0:03:03the park is visited by 1.5 million tourists a year

0:03:03 > 0:03:05and is a favoured spot for skiers.

0:03:06 > 0:03:10With scenery raging from dramatic glens to awe-inspiring mountains,

0:03:10 > 0:03:12this area radiates history, beauty,

0:03:12 > 0:03:15and boasts some of the best views in Britain.

0:03:19 > 0:03:21Such beautiful scenery there, mate.

0:03:21 > 0:03:24The great thing about Scotland is it's all relatively affordable, isn't it?

0:03:24 > 0:03:26It's absolutely gorgeous. Where were you again?

0:03:26 > 0:03:28I was down in the Scottish Borders.

0:03:28 > 0:03:32The average price for a detached house there is around £244,000,

0:03:32 > 0:03:38which, admittedly, is £3,000 above the national average for Scotland.

0:03:38 > 0:03:41But for those with smaller budgets, if you go next door to, maybe,

0:03:41 > 0:03:44Dumfries and Galloway you can save yourself some £55,000

0:03:44 > 0:03:48- on a comparable property. - That's a huge saving.- Yeah.

0:03:48 > 0:03:49Well, I was up in the Highlands,

0:03:49 > 0:03:52which - as you know - is very much its own little world, if you will.

0:03:52 > 0:03:55There the average cost of a detached home is about £218,000.

0:03:55 > 0:03:57- That's good value. - That's really good value.

0:03:57 > 0:04:00Also, population wise that is quite limited too.

0:04:00 > 0:04:02There's only about 250,000 people live there.

0:04:02 > 0:04:03So it's not a huge property market,

0:04:03 > 0:04:06but if you look carefully you can find some really gorgeous homes.

0:04:06 > 0:04:10But not a lot of property around can make the search fairly tricky.

0:04:10 > 0:04:12Thankfully, that didn't put our buyers off.

0:04:12 > 0:04:15Let's remind ourselves of Michael.

0:04:15 > 0:04:18For the last year, Damian and Sam have been living in this

0:04:18 > 0:04:22three-bedroom house in Penicuik, ten miles south of Edinburgh.

0:04:22 > 0:04:25It's one of the married quarters for the Royal Regiment of Scotland,

0:04:25 > 0:04:29where Sandhurst-trained Damian is an operations officer.

0:04:29 > 0:04:33From the time the couple met six years ago, they've lived all over

0:04:33 > 0:04:36the country and this is the fourth house they've moved to together.

0:04:36 > 0:04:39But since the arrival of daughter Hermione, they've been

0:04:39 > 0:04:43hankering for a more settled life in the country.

0:04:43 > 0:04:48My job basically means that I have to move every one or two years.

0:04:48 > 0:04:50It's quite transient.

0:04:50 > 0:04:54But now having Hermione, we maybe want a bit more stability for her.

0:04:54 > 0:04:56And I think the concern is, you know,

0:04:56 > 0:04:59as Hermione gets to school age then she'd have to move schools every

0:04:59 > 0:05:03- two years and I think that's what we're keen to avoid really, aren't we?- Yeah.

0:05:03 > 0:05:06'The couple's dream of finding a more permanent family

0:05:06 > 0:05:09'home for Hermione to grow up in does come with a compromise.

0:05:09 > 0:05:12'During the week, Damien will need to stay at the base for work

0:05:12 > 0:05:15'leaving just the weekends to spend with the family.

0:05:15 > 0:05:18'But with their new rural surroundings, the time they do

0:05:18 > 0:05:20'have together will be quality time.'

0:05:20 > 0:05:24We like to get out as a family, so I think being in the country

0:05:24 > 0:05:28would make a lot of use of the grounds, so a lot of walking.

0:05:28 > 0:05:31The horse riding that would come with the country that

0:05:31 > 0:05:35Sam is very keen on getting Hermione involved in - and me.

0:05:35 > 0:05:39It is not just the leisure activities that will be affected by the move.

0:05:39 > 0:05:42While a permanent rural base means a weekly commute for Damian,

0:05:42 > 0:05:45it does offer Sam, who is currently on maternity leave from her job

0:05:45 > 0:05:49as a procurement manager, new ways of earning that she could do from home.

0:05:49 > 0:05:51Being a military wife can actually be quite hard

0:05:51 > 0:05:54in terms of managing a career, so what would be good would be

0:05:54 > 0:05:58if we could have a property that we could run a small business from.

0:05:58 > 0:06:00Could we have a cottage in the grounds that we could use

0:06:00 > 0:06:05as a holiday let? Or a stable block that we can run a livery yard from?

0:06:05 > 0:06:08'Although proximity to Damian's work is one of the main motivations

0:06:08 > 0:06:10'for selecting the Scottish Borders as a place to settle down,

0:06:10 > 0:06:15'it's part of the country they do have a genuine affection for.'

0:06:15 > 0:06:17It's the countryside, it's the fresh air,

0:06:17 > 0:06:20it's quite close to the coast, as well, and we get the best of both

0:06:20 > 0:06:23worlds, of Scotland-England, being right on the border.

0:06:23 > 0:06:25I can't think of a better place to move.

0:06:29 > 0:06:32So that it's easy for Damian to get home to the family at weekends,

0:06:32 > 0:06:35we're keeping our search within an hour and a half's drive

0:06:35 > 0:06:37from the regiment in Penicuik.

0:06:37 > 0:06:41I'm meeting up with them to find out some more about their move.

0:06:41 > 0:06:43So here we are in the beautiful Scottish Borders.

0:06:43 > 0:06:47You must be quite excited to be thinking about a more permanent base.

0:06:47 > 0:06:50Have you got a picture in your mind's eye of the sort of home you would

0:06:50 > 0:06:52- both love to bring your daughter up in?- I think so.

0:06:52 > 0:06:55I think we both definitely would like something quite traditional.

0:06:55 > 0:06:594-5 bedrooms, somewhere with a bit of land - definitely with

0:06:59 > 0:07:02some stables for potentially a pony for Hermione to grow up with.

0:07:02 > 0:07:04So, what does it look like?

0:07:04 > 0:07:07I think we like Victorian, Edwardian, Georgian kinds of styles.

0:07:07 > 0:07:11We definitely don't like that kind of cottagey feel with the beams.

0:07:11 > 0:07:13- Damien being quite tall... - Height is an issue.

0:07:13 > 0:07:17This big move, if you like, it's obviously first and foremost

0:07:17 > 0:07:20this new family home, but there is also an idea that you

0:07:20 > 0:07:21might want to run a business.

0:07:21 > 0:07:24Have you got a minimum plot size in mind?

0:07:24 > 0:07:28- I think a couple of acres.- I think a couple of acres would be great.

0:07:28 > 0:07:31- Anything more would be an absolute bonus.- OK, let's talk budget.

0:07:31 > 0:07:33How much are you looking to spend on this move?

0:07:33 > 0:07:37Our budget at the moment is about £600-£650,000.

0:07:37 > 0:07:40We've got three fantastic properties lined up for you,

0:07:40 > 0:07:42so let's not wait any longer - let's go and have a look.

0:07:45 > 0:07:49With a generous budget of £650,000, Damian and Sam

0:07:49 > 0:07:53are looking for a period family home with 4-5 bedrooms and some

0:07:53 > 0:07:57kind of business potential, perhaps in the form of outbuildings or land,

0:07:57 > 0:08:00at least two acres would be ideal.

0:08:00 > 0:08:03They would also like a stable so Hermione can have a pony.

0:08:03 > 0:08:06We've got a great selection of homes to show them and,

0:08:06 > 0:08:07at the end of each tour,

0:08:07 > 0:08:10I'll be getting them to guess the price before I reveal it.

0:08:10 > 0:08:13One will be the mystery house, which could have them

0:08:13 > 0:08:17rethinking their priorities between home and business.

0:08:21 > 0:08:24We are starting our search close to the coast in Coldingham,

0:08:24 > 0:08:28which is an hour's drive east of Damian's work in Penicuik.

0:08:28 > 0:08:31This charming conservation village has a selection of appealing

0:08:31 > 0:08:34shops, as well as plenty of history.

0:08:34 > 0:08:36It grew up around a Benedictine priory,

0:08:36 > 0:08:38that was destroyed by Oliver Cromwell's army.

0:08:38 > 0:08:40To top it off,

0:08:40 > 0:08:43the village is situated just inland from Coldingham Sands,

0:08:43 > 0:08:46with its beautiful blue flag beach and walking tracks that

0:08:46 > 0:08:49link to the spectacular Berwickshire coastal path.

0:08:49 > 0:08:52Just a mile from the village, and a stone's throw from the beach,

0:08:52 > 0:08:54is our first property.

0:08:54 > 0:08:58- What do you think?- Lovely. Yeah. - It's great from the outside.

0:08:58 > 0:09:00It's a nice, peaceful, rural setting

0:09:00 > 0:09:04but with a proximity to some people so you don't feel too isolated

0:09:04 > 0:09:09- and the size is great. - Looks good.- Great news. Let's take a look inside.

0:09:12 > 0:09:15'Built in the 19th century, the property was originally a farmhouse

0:09:15 > 0:09:18'and over the last seven years the current owners have done

0:10:00 > 0:10:03Come the autumn or spring, that would just be absolutely gorgeous

0:13:33 > 0:13:37Along the Scottish Borders's craggy and dramatic Berwickshire coast line,

0:13:37 > 0:13:40cold Arctic currents merge with warmer currents from the South,

0:13:40 > 0:13:44helping to create a uniquely rich marine biodiversity.

0:13:45 > 0:13:48And two years ago, in the serene fishing village of St Abbs,

0:13:48 > 0:13:52a charity-run marine station was set up to carry out research

0:13:52 > 0:13:55in the waters here, with the aim of enhancing the marine environment

0:13:55 > 0:13:59and furthering scientific understanding of the sea.

0:13:59 > 0:14:02Dr Keith Todd, who helped spearhead the organisation,

0:14:02 > 0:14:05is here at the St Abbs Harbour collecting plankton research samples

0:14:05 > 0:14:07and I'm here to join him.

0:14:09 > 0:14:12What are we looking for? What is in this plankton?

0:14:12 > 0:14:16We might find fish eggs, fish larvae, little things called arrow worms,

0:14:16 > 0:14:18lots of things that form the basis of the food chain.

0:14:18 > 0:14:22First thing I'm noticing is that this water looks incredibly clean.

0:14:22 > 0:14:25It is. The water quality around St Abbs is very good.

0:14:25 > 0:14:27We'll take these back and put them in the bucket.

0:14:27 > 0:14:31'The marine station, which was once an old fisherman's cottage,

0:14:31 > 0:14:34'is equipped with a lab where samples are examined to help monitor

0:14:34 > 0:14:36'the health of the local marine environment,

0:14:36 > 0:14:38'but also to find clues as to how

0:14:38 > 0:14:41'vulnerable species can be supported.'

0:14:41 > 0:14:45This is a live view of the plankton samples that we have just taken.

0:14:45 > 0:14:48So what can we tell by studying this environment, then?

0:14:48 > 0:14:52We can select certain species that are important as a food source

0:14:52 > 0:14:56for other species and culture them up en masse and then use them

0:14:56 > 0:14:58to feed some of the animals that we are trying to work with.

0:14:58 > 0:15:02We are looking to be able to breed the spiny lobster, or crawfish.

0:15:02 > 0:15:04- Which is this fellow here? - The numbers are in decline.

0:15:04 > 0:15:09If you can find out the right food - maybe what we are viewing here -

0:15:09 > 0:15:12- then, further down the line, we might see more of these? - That's right.

0:15:12 > 0:15:15We've got to go out and go shopping for the right baby food

0:15:15 > 0:15:16for the crawfish.

0:15:17 > 0:15:21'The spiny lobster was once plentiful along the west coast of Scotland,

0:15:21 > 0:15:25'but, since the 1970s, numbers have steadily decreased

0:15:25 > 0:15:29'and they have now been identified as a threatened species.

0:15:29 > 0:15:31'Through research carried out here at the marine station,

0:15:31 > 0:15:34'they are hoping to develop ways of rearing spiny lobsters

0:15:34 > 0:15:37'and other at-risk species in significant numbers

0:15:37 > 0:15:41'so they can be released into the wild to boost struggling populations.'

0:15:41 > 0:15:46- Oh, you can feel its spikes, can't you?- Yes, they are very, very spiky.

0:15:46 > 0:15:49It's amazing. Well, I wish you the very best of luck.

0:16:08 > 0:16:11the next stop on our search is the village of Leitholm, just over

0:16:11 > 0:16:14an hour's drive from Damian's job with the Royal Regiment of Scotland,

0:16:14 > 0:16:15in Penicuik.

0:16:15 > 0:16:18A handy nearby town is Coldstream,

0:16:18 > 0:16:21attractively situated on a stretch of the River Tweed that forms

0:16:21 > 0:16:24a natural border between Scotland and England.

0:16:24 > 0:16:27Less than a 10-minute drive away is our second house

0:16:27 > 0:16:30and it's Georgian - one of Sam and Damian's preferred styles.

0:16:30 > 0:16:36So we thought, what better for a horse lover than to show them

0:16:36 > 0:16:39- some converted stables. - It is different looking.

0:16:39 > 0:16:41- It is not like anything I've seen before, actually.- Yeah.

0:16:41 > 0:16:43- It's a funny looking building. - It is.

0:16:43 > 0:16:45- But it is not unattractive, is it? - No.

0:16:45 > 0:16:47Once again, I don't think you'd feel too isolated, would you?

0:16:47 > 0:16:51- No, I don't think so. - Let's go inside.- OK.

0:16:51 > 0:16:55'Before the current owners fully renovated the property in 1995,

0:16:55 > 0:16:57'the place was pretty much a wreck.

0:16:57 > 0:17:00'Parts of the work they did involved linking what were once

0:17:00 > 0:17:05'two separate stable blocks to create one 6,500-square-foot home.

0:17:05 > 0:17:09'That's almost twice the size of the first house we showed them.'

0:17:12 > 0:17:15Now, I think you'll need your imagination with this house because

0:17:15 > 0:17:17this is the new part of the building

0:17:17 > 0:17:20to connect either side's stables.

0:17:20 > 0:17:24OK. We would probably change a bit of the decor, I think.

0:17:24 > 0:17:26Just to put our own mark on it, basically.

0:17:31 > 0:17:34So everything in this house gives you loads of space.
