0:00:52 > 0:00:56they were looking to significantly upsize to a new home in the country.

0:00:56 > 0:00:59And as the search progressed, things began to look up.

0:01:06 > 0:01:09Today, we are in Somerset, whose county town of Taunton was

0:01:12 > 0:01:15the wonder of electricity, as I discovered not that long ago, mate.

0:01:15 > 0:01:18Neither of our couples had strong preferences for where

0:01:18 > 0:01:20in the county they would like to base their search,

0:01:20 > 0:01:23which was great news for Jules and I because it gave us

0:01:23 > 0:01:25free reign to discover the whole of Somerset.

0:01:25 > 0:01:27And what a place to roam around.

0:01:27 > 0:01:30From the Mendips to the Quantocks, the gorgeous north Somerset coast.

0:01:30 > 0:01:33And it's all wrapped up with that lovely kind of Arthurian magic

0:01:33 > 0:01:36that emanates from the Vale of Avalon and Glastonbury.

0:01:36 > 0:01:39You can talk forever on this. You didn't even mention the pubs.

0:01:39 > 0:01:42There are plenty to talk about, which we have enjoyed.

0:01:42 > 0:01:46But it's a perennial favourite. We're often asked to go to Somerset to look for rural properties.

0:01:46 > 0:01:50And when you explore it, as we do all the time, you can see why.

0:01:51 > 0:01:54Somerset lies in the south-west of England and is

0:01:54 > 0:01:58bordered by Wiltshire to the east and Devon and Dorset to the south.

0:01:59 > 0:02:02The county was known by the Anglo-Saxons as "The land

0:02:02 > 0:02:05"of the summer people" and, with its impressive agricultural vistas,

0:02:05 > 0:02:07it's a name that still resonates today.

0:02:09 > 0:02:12Varied countryside mixes rolling hills,

0:02:12 > 0:02:16flat expanses and stunning gorges.

0:02:16 > 0:02:19The Quantock Hills in the east stretch 15 miles

0:02:19 > 0:02:22and contain some of the most picturesque vistas in Britain.

0:02:22 > 0:02:25But there is a raw and rugged beauty here too, which is

0:02:25 > 0:02:29perhaps most dramatically expressed at Cheddar Gorge, where craggy

0:02:29 > 0:02:32limestone cliffs tower 500ft

0:02:32 > 0:02:36and form yet another of this unique county's evocative landmarks.

0:02:39 > 0:02:41I do love Somerset.

0:02:41 > 0:02:44Although it's one of the biggest counties in southern England,

0:02:44 > 0:02:47the lack of population I think makes it so appealing

0:02:47 > 0:02:50and probably explains why it's forever popular on Escape.

0:02:50 > 0:02:54I think buyers have started to cotton on to the fact that you can

0:02:54 > 0:02:57get a genuine slice of rural life, yet still on a budget.

0:02:57 > 0:03:01Take the current asking price of a detached house across the UK,

0:03:01 > 0:03:03the national average, if you like.

0:03:03 > 0:03:06- It currently stands at just under £280,000?- Yes, just under.

0:03:06 > 0:03:10Well, in Somerset, it's below that, even - £277,000.

0:03:10 > 0:03:12And it's really good value when you consider the average

0:03:12 > 0:03:15price in neighbouring counties like Devon and Dorset.

0:03:15 > 0:03:18There you could spend another 60,000 for the same thing.

0:03:18 > 0:03:22And the good news for buyers is that prices are climbing up higher elsewhere in the UK.

0:03:22 > 0:03:24Somerset is moving nice and slow.

0:03:24 > 0:03:28It means buyers can take a step back and wait for the right property to come on the market.

0:03:28 > 0:03:31- And taking your time is a good thing.- Quite.

0:03:31 > 0:03:33So let's meet up with my buyers to see

0:03:33 > 0:03:36if I was able to inspire them to make that West Country move.

0:03:38 > 0:03:42Banker Ross and publisher Kate recently celebrated their wedding.

0:03:42 > 0:03:45One life change is leading to another and Ross

0:03:45 > 0:03:48and Kate have decided to swap their hectic lives in London's

0:03:48 > 0:03:51Crouch End for Somerset's leafier surrounds.

0:03:51 > 0:03:54I enjoyed my time at the banks I've worked in over the last 30 years,

0:03:54 > 0:03:58but after a while the early mornings, every time the alarm goes off so early,

0:03:58 > 0:04:01it was getting to be more of a chore so I decided this was the right

0:04:01 > 0:04:05time to have a change in life and a change in where we live as well.

0:04:05 > 0:04:08But a change of pace doesn't mean our buyers

0:04:08 > 0:04:10only want to put their feet up.

0:04:10 > 0:04:13They both have business ideas that they want to pursue in Somerset.

0:04:13 > 0:04:16We still want to have something to do down in the country,

0:04:16 > 0:04:20whether it's having some annexes to rent out or whatever.

0:04:20 > 0:04:23We thought about maybe if we had some land to start up

0:04:23 > 0:04:25a glamping business, because it's very popular.

0:04:25 > 0:04:30Another member of the family making the move will be their dog Banksy.

0:04:30 > 0:04:33Ross also has two daughters, Brooke and Lauren, so being able to

0:04:33 > 0:04:36have all the family together in the country is important to them.

0:04:36 > 0:04:40My two daughters still live with us, but they will be staying in London,

0:04:40 > 0:04:42so we will be keeping a base up here for them.

0:04:42 > 0:04:45With clear plans for their future, these later-life newlyweds

0:04:45 > 0:04:48are optimistic about their life in Somerset.

0:04:48 > 0:04:52I think we'll be much more relaxed, probably more fulfilled.

0:04:52 > 0:04:54We can be our own people, do what we want.

0:04:54 > 0:04:58We've only been married for a short time so it's kind of our time together as well.

0:04:58 > 0:05:01So I think it will just be really great.

0:05:06 > 0:05:10Ross and Kate don't have a specific area of Somerset that they prefer,

0:05:10 > 0:05:12so that means we are free to entice them

0:05:12 > 0:05:15with some of the most picturesque areas of the county.

0:05:15 > 0:05:19Before we kick off the search for their ideal dual purpose business and home property,

0:05:19 > 0:05:23I'm meeting them in Somerset to make sure we are all on the same page.

0:05:30 > 0:05:33- This is a huge move, isn't it? - It is a big one, yes.

0:05:33 > 0:05:37But not just in terms of the geography, but also your lifestyle.

0:05:37 > 0:05:40- You are looking for a business as well.- Exactly, yes.

0:05:40 > 0:05:44What's the most important thing to you guys, house or business?

0:05:44 > 0:05:49I think the house itself and the grounds, and I think then the business will stem from that.

0:05:49 > 0:05:51What does this business entail?

0:05:51 > 0:05:52Basically, we want something,

0:05:52 > 0:05:56if we can find some sort of annexe or something like that to rent out.

0:05:56 > 0:06:00So it's heads on beds in what, self-catering accommodation?

0:06:00 > 0:06:02Self-catering or perhaps a bit of B&B as well.

0:06:02 > 0:06:04What kind of property are you looking for?

0:06:04 > 0:06:06In my mind, it's Georgian.

0:06:06 > 0:06:08Beautifully proportioned rooms.

0:06:08 > 0:06:11Or it could be an older cottage.

0:06:11 > 0:06:14Good views. Quite light.

0:06:14 > 0:06:17Don't mind something that needs a bit of work doing to it.

0:06:17 > 0:06:21So let's talk about how you want this house, this home, to be inside, then.

0:06:21 > 0:06:24Big kitchen dining room, open plan,

0:06:24 > 0:06:26so we can sit in there in the winter.

0:06:26 > 0:06:29- Sofa, cook, entertain.- How big?

0:06:31 > 0:06:34We want three bedrooms minimum, I would guess.

0:06:34 > 0:06:38Some land is obviously more important if we are going to start the businesses.

0:06:38 > 0:06:41So finally, let's talk budget. What is the final figure?

0:06:41 > 0:06:43The budget is 600 to 650.

0:06:43 > 0:06:46We could go to 650 if it was the perfect thing that we wanted.

0:06:46 > 0:06:49Obviously a little bit lower if we need to do a lot of work to it.

0:06:49 > 0:06:52I have got a good idea of what you are after. Let's get started.

0:06:58 > 0:07:02Kate and Ross have a healthy budget of up to £650,000.

0:07:02 > 0:07:04They hope this will allow them

0:07:04 > 0:07:07to buy some land with their property to develop a business.

0:07:10 > 0:07:12so Ross's daughters can have a home away from home.

0:07:57 > 0:08:00which will offer a quirky twist on their original demands.

0:08:11 > 0:08:15We are beginning our tour of Somerset near the hamlet of Waterrow,

0:08:15 > 0:08:19situated three miles from the town of Wiveliscombe, which is close to

0:08:19 > 0:08:21Exmoor National Park and attracts many tourists.

0:08:22 > 0:08:26A former market town, Wiveliscombe has a population of less than 3,000.

0:08:26 > 0:08:29But its shops and services serve the needs

0:08:29 > 0:08:31of a much wider rural community.

0:08:31 > 0:08:34A ten-minute drive takes us to our first property.

0:08:36 > 0:08:40So this is your first dipping of toes into Somerset property.

0:08:40 > 0:08:44- What do we think of this?- Very, very nice indeed.- Very nice.- I like it.

0:08:44 > 0:08:47I like the simplicity of it. I like the stone, the wood.

0:08:47 > 0:08:52Was this what you had in mind when you thought you might move out of London to Somerset?

0:08:52 > 0:08:54How does this house compare?

0:08:54 > 0:08:57- I was expecting a bigger garden around the house.- Around the house?

0:08:57 > 0:09:00- OK.- I think I was expecting more land.

0:09:00 > 0:09:03I tell you what, I don't want to give too much away, but through that gate...

0:09:03 > 0:09:06- There's a massive field.- Yes. We will finish off out there.

0:09:06 > 0:09:09But I want you to know that you do have that land with this house.

0:09:09 > 0:09:12- So that's opportunity for a separate business?- Yes.

0:09:12 > 0:09:16But at the moment I want you to focus on this house being a home.

0:10:01 > 0:10:04While the kitchen has clearly met with Kate's approval, I'm finding

0:10:04 > 0:10:08it much harder to gauge Ross's thoughts on the barn conversion.

0:10:12 > 0:10:16I don't know why, because you could see from the outside it was going to be L-shaped.

0:10:18 > 0:10:22You have been waxing lyrical, Kate, about this house and pointing out all its features.

0:10:22 > 0:10:25Ross, are you more reserved or are you just taking it all in?

0:10:25 > 0:10:27I don't know. I am just taking it all in, really, yes.

0:10:27 > 0:10:30Perhaps it's a little smaller than I would have expected,

0:10:30 > 0:10:33but perhaps that's just to do with the fact it's an L-shape.

0:10:35 > 0:10:38The lounge occupies the right-hand side of the property, while on

0:10:38 > 0:10:42the left we find a wing dedicated to the sleeping accommodation.

0:10:44 > 0:10:47all light and airy and neutrally decorated.

0:10:47 > 0:10:50There is also a generously sized family bathroom.

0:10:51 > 0:10:56The more private upstairs area contains only the master bedroom and an en suite bathroom.

0:11:50 > 0:11:54- OK. Kate?- I think a bit lower. I think 525.

0:11:56 > 0:11:59I have split the camp. This is on the market for offers of around £550,000.

0:12:03 > 0:12:06£100,000 under Ross and Kate's budget,

0:12:06 > 0:12:10our first property is a four-bedroom barn conversion.

0:12:59 > 0:13:02Somerset lays claim to a rich and varied food heritage,

0:13:02 > 0:13:05ranging from Exmoor lamb to cider manufacture

0:13:05 > 0:13:07and of course dairy produce.

0:13:07 > 0:13:10Indeed, the area around the village of Cheddar has been at the

0:13:10 > 0:13:15centre of England's dairy industry since at least the 15th century.

0:13:15 > 0:13:18I went to meet artisan cheese producer John Spencer,

0:13:18 > 0:13:22who since 2003 has been pivotal in bringing Cheddar cheese production

0:13:22 > 0:13:25back to the village where it all started.

0:13:25 > 0:13:28The making of this Cheddar, I understand it's called cheddaring.

0:13:28 > 0:13:30Part of the process is called cheddaring.

0:13:30 > 0:13:32There are lots of different processes in it.

0:13:32 > 0:13:35What cheesemaking is about, is about turning a liquid into a solid,

0:13:35 > 0:13:39so what cheddaring does is squeeze even more moisture out of it.

0:13:39 > 0:13:42As the biggest influence on the taste of the cheese comes from the milk,

0:13:42 > 0:13:46John uses just one local farm as his main source.

0:13:46 > 0:13:49After donning my protective overalls and hat,

0:13:49 > 0:13:53I went to get involved in some hands-on unmechanised cheesemaking.

0:13:54 > 0:13:58Cheddaring is a continual process of manipulating the curd.

0:13:58 > 0:14:01Cutting it, turning it, piling it up and pressing it.

0:14:01 > 0:14:05All this to ensure the maximum amount of whey is removed.

0:14:05 > 0:14:06It's got an amazing texture.

0:14:06 > 0:14:10- It's like when I overcook my scrambled eggs.- Yes.

0:14:10 > 0:14:12But you can see the difference in texture straightaway.

0:14:12 > 0:14:15So you do your cheddaring, then...?

0:14:16 > 0:14:18Then you mill the cheese,

0:14:18 > 0:14:20which is ripping it up into small bits

0:14:20 > 0:14:23so you can distribute salt in it.

0:14:23 > 0:14:27It then gets shovelled into the moulds and then on to the press.

0:14:27 > 0:14:30That stays there overnight and then we take it out

0:14:30 > 0:14:32and we dip them in hot water.

0:14:32 > 0:14:35Then the next day you take them out and you dress them in muslin.

0:14:36 > 0:14:38And then you put them back on the press again.

0:14:38 > 0:14:40And then the next day you take them out,

0:14:40 > 0:14:43you cover them with butter or lard and then they go in the store.

0:14:43 > 0:14:46Some of the Cheddar cheese here is matured in the caves of Cheddar Gorge,

0:14:46 > 0:14:50just as local cheesemakers did centuries ago.

0:14:51 > 0:14:56Why on earth are you storing it in a damp, dark cave?

0:14:56 > 0:14:59Because what you really want is a constant temperature,

0:14:59 > 0:15:01which the caves give us.

0:15:01 > 0:15:04But you also want as high a humidity as you can get.

0:15:04 > 0:15:07So the water dripping through the limestone

0:15:07 > 0:15:10gives us virtually 100% humidity all year round.

0:15:10 > 0:15:15If I try this one, you'll probably find you get different textures coming out. So...

0:15:16 > 0:15:18Just break a bit off. That's it.

0:15:22 > 0:15:26It had a tang straightaway before I got the mature taste as well.

0:15:26 > 0:15:29You don't just get one flavour, you get another flavour and another flavour.

0:15:29 > 0:15:31That is the unpasteurised milk.

0:15:31 > 0:15:34It is a fascinating process and a rather tasty one as well.

0:15:50 > 0:15:52Less than four miles from the property

0:15:52 > 0:15:56lies they attractive village of Kingston St Mary.

0:15:58 > 0:16:01Our second house is just a short drive away,

0:16:01 > 0:16:04set in an acre of secluded private gardens.

0:16:05 > 0:16:07The official front door is at the side of the house,

0:16:07 > 0:16:10but I wanted to get your first impressions from what I think

0:16:10 > 0:16:12is the best vantage point of the house.

0:16:12 > 0:16:15Very nice. Lovely little courtyard square.

0:16:16 > 0:16:18Yep. That is included as well.

0:16:18 > 0:16:21- Interesting.- That is a completely self-contained annexe.

0:16:21 > 0:16:25I'll show you that later on. Could you live in a house like this?

0:16:25 > 0:16:28- It's not doing much for me.- What do you think, Ross?- I actually like it.

0:16:28 > 0:16:32- Yes?- I actually like it. I like the colour. I think it's nice.

0:16:32 > 0:16:34The house is Grade II listed.

0:16:34 > 0:16:36It was built in 1650

0:16:36 > 0:16:39and the second storey was added in the Victorian era.

0:16:39 > 0:16:43It features stone walls and the now tiled roof used to be thatched.

0:16:43 > 0:16:46Inside the sitting room, the timber clad walls

0:16:46 > 0:16:49lend an authentically rustic feel to the property.

0:16:49 > 0:16:55- So a very different living arrangement to the first house.- Yes.

0:16:55 > 0:16:59- I wasn't imagining it to be quite so big. A nice room.- It was two rooms.

0:16:59 > 0:17:03You can see the difference in the floor. You've got that lovely wooden flooring there.

0:17:05 > 0:17:09- That is almost inglenook, isn't it? - This is a very nice room.

0:17:36 > 0:17:40This was a farmhouse. It was built as a single-storey farmhouse.

0:17:43 > 0:17:45that big lounge dining room and a smaller kitchen

0:17:53 > 0:17:56Also on the ground floor is a utility room which comes with a quirky

0:17:56 > 0:17:59but invaluable addition of a dog bath for Banksy.

0:18:03 > 0:18:05for Kate and Ross to run their business.

0:18:05 > 0:18:08The main family bathroom lies just off the study.
