0:01:31 > 0:01:35Cornwall is situated in the most south-westerly part of Britain.

0:01:57 > 0:02:00but the beautiful inland waters shouldn't be overlooked.

0:02:00 > 0:02:03The pretty Helford River winds its way through rolling hills to

0:02:03 > 0:02:05reach the south coast.

0:02:05 > 0:02:09And this coast is full of charming villages and towns, such as St Mawes

0:02:09 > 0:02:11on the Roseland Peninsula.

0:02:11 > 0:02:14Here, and throughout the county, there is

0:02:14 > 0:02:17an abundance of simple stone cottages, many traditionally

0:02:17 > 0:02:21white lime washed which characterise the Cornish architecture.

0:02:21 > 0:02:24With sandy beaches, open countryside and pretty villages,

0:02:24 > 0:02:27Cornwall is a popular holiday destination

0:02:27 > 0:02:31and, for the lucky ones, a wonderful place to call home.

0:02:34 > 0:02:37Property prices in Cornwall are a fraction short of the national

0:02:37 > 0:02:43average and come in at £265,000 for a detached home.

0:02:43 > 0:02:46However, when compared to neighbouring Devon, where the

0:02:46 > 0:02:50prices are some £30,000 more, it would be fair

0:02:50 > 0:02:54to say that a Cornish home provides good value for money to

0:02:54 > 0:03:00anyone wanting a slice of West Country coast or countryside.

0:03:00 > 0:03:02So let's find out what's inspired today's buyers who

0:03:02 > 0:03:06want to join the half a million lucky people that already

0:03:06 > 0:03:09call this county home.

0:03:09 > 0:03:12Our house-hunters today are married couple Hanna, a lawyer,

0:03:12 > 0:03:14and Simon, a chiropractor,

0:03:14 > 0:03:18who currently live in one of London's most vibrant areas.

0:03:18 > 0:03:21This is, I suppose, the East End of London.

0:03:21 > 0:03:27- We have lived here for...how long? Four, five years?- Since 2009.

0:03:27 > 0:03:32- It's got an edge to it, it is youthful.- It's a nice area to live.

0:03:32 > 0:03:35But life in one of the world's busiest capitals does

0:03:35 > 0:03:37have its downsides.

0:03:37 > 0:03:40We spend so much time commuting and sitting in an office

0:03:40 > 0:03:44and it is very sedentary. I'm quite frustrated by that.

0:03:44 > 0:03:48I spend two hours every day on the Tube so that's a day

0:03:48 > 0:03:51a week on the Tube and I don't want to do that any more.

0:03:52 > 0:03:56The time is right for Hanna and Simon to escape the city

0:03:56 > 0:03:59and move 300 miles west to Cornwall.

0:03:59 > 0:04:01I think we have been brewing the move to the countryside

0:04:01 > 0:04:05for a long time, it has always been something we have dreamt about.

0:04:05 > 0:04:07Simon has had a particular calling to the West Country

0:04:07 > 0:04:10and Cornwall because his family is based there.

0:04:10 > 0:04:13I grew up around St Austell, by the beach.

0:04:13 > 0:04:15Yes, there is something about the ocean

0:04:15 > 0:04:17or the sea that draws you back.

0:04:17 > 0:04:19I am originally Finnish

0:04:19 > 0:04:23so I don't have any particular connection to the West Country.

0:04:23 > 0:04:25I'm just up for the adventure.

0:04:25 > 0:04:29This adventure centres on Simon's chiropractic work.

0:04:29 > 0:04:31He has bold and ambitious plans for a new wellness

0:04:31 > 0:04:33practice in Cornwall.

0:04:33 > 0:04:36It will have a welcome area, somewhere where people would

0:04:36 > 0:04:40want to be before they come to get an adjustment, chiropractic adjustment.

0:04:40 > 0:04:43There will also be a gym area where they can work out.

0:04:43 > 0:04:47I'd just love to get involved in the community and help sports teams,

0:04:47 > 0:04:52help everybody in the community to make that change to improve

0:04:52 > 0:04:55themselves and take responsibility for their own health care.

0:04:55 > 0:04:58Moving to more rural surrounds will also mean Hanna can

0:04:58 > 0:05:03- indulge in one of her passions.- I have walked everywhere in the world.

0:05:03 > 0:05:05I have walked the Himalayas, I have done

0:05:05 > 0:05:08the Atlas Mountains, I have been all over the place but actually,

0:05:08 > 0:05:11I enjoy just a country walk with Simon's mum

0:05:11 > 0:05:17and her dogs as much as I do the great ranges of the world.

0:05:17 > 0:05:21With the lease of Simon's London chiropractic premises ending,

0:05:21 > 0:05:23and their house under offer, the dreams

0:05:23 > 0:05:26and plans are now set to become a reality.

0:05:26 > 0:05:29I think change is generally good, it is for growth.

0:05:29 > 0:05:33I am quite good at making decisions and not regretting.

0:05:33 > 0:05:35What is the worst that can happen?

0:05:37 > 0:05:39Our search will be focused on mid-Cornwall,

0:05:42 > 0:05:46and Hanna can still be rural yet close to potential clients.

0:06:12 > 0:06:16It is pretty much sold. We have to vacate within two months.

0:06:16 > 0:06:19- Homeless in two months?- Yes. - That's right.

0:06:19 > 0:06:22But it is not just about the house, though, is it, this move?

0:06:22 > 0:06:25It's about a change of lifestyle?

0:06:25 > 0:06:27It is about having the ability to run a business

0:06:27 > 0:06:29and a home in the same place.

0:06:29 > 0:06:31Ideally, what are you hoping to achieve?

0:06:31 > 0:06:34The business needs to become part of the local community,

0:06:34 > 0:06:37it wants to be a hub for everything associated with well-being.

0:06:52 > 0:06:54bit of a sideline in bed and breakfast or holiday

0:06:54 > 0:06:58let, potentially with scope to expand into more of a retreat.

0:07:35 > 0:07:38Well, our budget as far as I'm concerned is up to about

0:07:38 > 0:07:42a million but we could stretch a bit further than that, couldn't we?

0:07:42 > 0:07:46I think that the maximum budget is 1.3 million but that includes

0:07:46 > 0:07:48any conversion work that needs to be done to the property.

0:07:48 > 0:07:50You have set is a challenge.

0:07:50 > 0:07:53At least you have given us a lot of money to play with.

0:07:53 > 0:07:55Let's hope we can spend it well

0:09:03 > 0:09:07There's a school here as well as a couple of pubs and a village shop.

0:09:07 > 0:09:09Half a mile from the village, down a country lane,

0:09:12 > 0:09:16So, we thought we'd start off with a bang.

0:09:21 > 0:09:25Now, we didn't discuss period properties.

0:16:40 > 0:16:43and there are new species arriving all the time.

0:16:43 > 0:16:46One group keeping an eye on the changing face of the shoreline

0:16:46 > 0:16:48is the Cornwall Wildlife Trust.

0:16:48 > 0:16:51As Hanna and Simon are keen to involve themselves

0:16:51 > 0:16:53in community eco projects,

0:16:53 > 0:16:56we're sending them to Prisk Cove near Falmouth

0:16:56 > 0:16:59to find out about an important coastal initiative.

0:16:59 > 0:17:03They're meeting the Trust's marine officer, Matt Slater.

0:17:03 > 0:17:06So what's so unique about the project that you're working on?

0:17:06 > 0:17:07It's called the Shoresearch Project

0:17:07 > 0:17:10and we're basically getting local people trained up

0:17:10 > 0:17:14so that they start to look out for important species

0:17:14 > 0:17:15and record them properly.

0:17:15 > 0:17:17What things could we find today?

0:17:17 > 0:17:20Well, there's a number of species that shouldn't be in Cornwall

0:17:20 > 0:17:22that have showed up in the last 50 years

0:17:22 > 0:17:26and we've got a big harbour round the corner, Falmouth Harbour,

0:17:26 > 0:17:29and this is a hotspot for new species

0:17:29 > 0:17:31being brought into the country accidentally.

0:17:31 > 0:17:35Things like seaweeds, sea squirts, some shrimps

0:17:35 > 0:17:37and things like that are showing up as well.

0:17:37 > 0:17:39We've got non-native oysters.

0:17:39 > 0:17:43So are there any problems or concerns with these new species on the coast?

0:17:43 > 0:17:46Our native oyster has suffered.

0:17:46 > 0:17:47When the Pacific oyster first arrived,

0:17:47 > 0:17:51it brought a disease that affected our native oysters.

0:17:51 > 0:17:53So their population has decreased.

0:17:53 > 0:17:56Mussel farmers are reporting that they seem to be...

0:17:56 > 0:17:58Much more of them are now growing on their mussel farms

0:17:58 > 0:18:01and on the ropes that they culture them on, so it is actually

0:18:01 > 0:18:04making their businesses less profitable and difficult to run.

0:18:04 > 0:18:06So, we're monitoring them.

0:18:06 > 0:18:09With no natural predators to keep numbers in check,
