0:00:02 > 0:00:04Today I'm in a county where there's no shortage of water

0:00:04 > 0:00:06and this ancient river is the only one here

0:00:06 > 0:00:08that flows from east to west.

0:00:08 > 0:00:10So where am I? Find out in just a moment.

0:00:26 > 0:00:29'With today's house hunters we have our work cut out

0:00:29 > 0:00:32'navigating their long and complex wish list.'

0:00:32 > 0:00:33Don't want to leave...

0:00:33 > 0:00:35..yet?

0:00:35 > 0:00:37- No, I think we've got to see the whole thing.- Yeah.- Yeah.

0:00:37 > 0:00:38Oh!

0:00:38 > 0:00:41'But it turns out the key to their heart is having room...

0:00:41 > 0:00:43'..for a herd of goats.'

0:00:43 > 0:00:44You could have a few in there, couldn't you?

0:00:44 > 0:00:46Herds and herds of them.

0:00:50 > 0:00:53Today we're in Cornwall and this beautiful estuary behind me

0:00:53 > 0:00:54is Helford River.

0:00:54 > 0:00:57It stretches all the way from Falmouth Bay right

0:00:57 > 0:00:59up to the old port of Gweek.

0:00:59 > 0:01:02It has seven creeks in total, the best known, of course, being

0:01:02 > 0:01:05Frenchman's Creek, made famous by Daphne du Maurier,

0:01:05 > 0:01:07who used Cornwall as the majestic

0:01:07 > 0:01:10and often mysterious backdrop to many of her novels.

0:01:10 > 0:01:13I must say, as you travel around the stunning county,

0:01:13 > 0:01:15it's not hard to see why.

0:01:18 > 0:01:21The ancient Celtic Kingdom of Cornwall, or Kernow,

0:01:21 > 0:01:23is the most south-westerly county in Britain

0:01:23 > 0:01:26and has the longest coastline.

0:01:26 > 0:01:29You're never more than 20 miles from the sea here and it's along the

0:01:29 > 0:01:33coast that some of Cornwall's most breathtaking views can be found.

0:01:33 > 0:01:36From the rugged cliffs at Tintagel

0:01:36 > 0:01:40to the seaside charm of Bude, to lively Falmouth,

0:01:40 > 0:01:44the third-deepest natural harbour in the world.

0:01:44 > 0:01:48And the splendour of inland Cornwall shouldn't be overlooked,

0:01:48 > 0:01:50nearly one third of the countryside is designated

0:01:50 > 0:01:53an Area of Outstanding Natural Beauty.

0:01:53 > 0:01:58The scenic Bodmin Moor is dominated by granite tors like Rough Tor,

0:01:58 > 0:02:01a Neolithic site 1,300 feet above sea level.

0:02:01 > 0:02:03It's also home to the Jamaica Inn,

0:02:03 > 0:02:07another location immortalised by Daphne du Maurier.

0:02:07 > 0:02:10Of course, tourism is the bedrock of the economy here

0:02:10 > 0:02:13but traditional occupations like fishing and farming

0:02:13 > 0:02:15still play a large part in county life

0:02:15 > 0:02:19and it's this timeless air that lends Cornwall much of its appeal.

0:02:21 > 0:02:24Cornwall is not just a popular holiday destination, it's also

0:02:24 > 0:02:27extremely popular with those looking to escape urban life.

0:02:27 > 0:02:29And with good reason,

0:02:29 > 0:02:33the average price of a detached house here is around £265,000,

0:02:33 > 0:02:37that's around £13,000 less than the national figure.

0:02:37 > 0:02:39Plus, there's more good news,

0:02:39 > 0:02:42prices here are still around 10% cheaper than they were

0:02:42 > 0:02:44at their peak back in 2008.

0:02:44 > 0:02:45But a word to the wise,

0:02:45 > 0:02:48if you're looking for a house with views, especially of the sea,

0:02:48 > 0:02:51well, you can expect to pay a hefty premium.

0:02:51 > 0:02:55So, in which part of this beautiful county are today's buyers looking?

0:02:55 > 0:02:58Let's meet them and find out.

0:02:58 > 0:03:01Claire and Steve have been married for nine years

0:03:01 > 0:03:03and, although they currently live in Bristol,

0:03:03 > 0:03:06they are firm believers they were born to live in the country.

0:03:06 > 0:03:12I came here to college in 1983 and I didn't really intend to stay

0:03:12 > 0:03:16here for 30 years but, somehow, life just happens, doesn't it?

0:03:16 > 0:03:19We just spend our weekends travelling

0:03:19 > 0:03:21away from the city, really.

0:03:21 > 0:03:24Yeah, we can't wait to get out of it, can we?

0:03:24 > 0:03:27Moving further south-west to the North Cornwall coast

0:03:27 > 0:03:30has been on the cards for many years.

0:03:30 > 0:03:33We've always both wanted to move to the country.

0:03:33 > 0:03:37I went to Cornwall when I was 17 with my best friend,

0:03:37 > 0:03:42so it's always been a dream of mine to go back but life happened

0:03:42 > 0:03:45and I got married and I had children

0:03:45 > 0:03:48and so the opportunity to go back down that way

0:03:48 > 0:03:52kind of stopped for me for quite a long time.

0:03:52 > 0:03:55I think there's a certain feeling about Cornwall,

0:03:55 > 0:03:58I don't know, you just feel something

0:03:58 > 0:04:00extremely good is going on down there.

0:04:00 > 0:04:03Claire and Steve have three grown-up children,

0:04:03 > 0:04:04each from previous relationships,

0:04:04 > 0:04:08but they're not leaving all their family behind when they move.

0:04:08 > 0:04:12Coming on the move with us would be William, who is my middle son.

0:04:12 > 0:04:16William is 20 and he has Down's syndrome

0:04:16 > 0:04:19and quite severe learning difficulties.

0:04:19 > 0:04:23I think he would have a better lifestyle living somewhere

0:04:23 > 0:04:25- more rural.- Yeah, that's right.

0:04:25 > 0:04:30And also Steve's mum, who is 94 and still lives on her own...

0:04:30 > 0:04:33I think the time now has come for her now...

0:04:33 > 0:04:35- She feels she needs to live with us. - Yep, yep.

0:04:35 > 0:04:36She needs a lot more support.

0:04:36 > 0:04:39I think it would be a great relief for her if she could.

0:04:39 > 0:04:42Claire plans to continue working as a massage therapist

0:04:42 > 0:04:44after their move.

0:04:44 > 0:04:47Steve, meanwhile, used to teach woodwork but gave it up

0:04:47 > 0:04:51to care for his mother, so he dreams of rekindling his passion.

0:04:51 > 0:04:55Losing my woodwork shop was a bit like losing one of my arms,

0:04:55 > 0:04:59so if I could get another woodwork shop together,

0:04:59 > 0:05:00I would be absolutely delighted.

0:05:00 > 0:05:03I've been promised a table for the last ten years

0:05:03 > 0:05:07but he just doesn't have the facilities to make it at the moment,

0:05:07 > 0:05:11so it would be lovely for us to have furniture in our house

0:05:11 > 0:05:13that Steve has made.

0:05:13 > 0:05:15This will be the first house they've bought together.

0:05:15 > 0:05:18Will it be plain sailing as they try to bring together

0:05:18 > 0:05:20their rural dreams?

0:05:20 > 0:05:25I think Claire might have the final say...

0:05:25 > 0:05:27- ..possibly.- No, I think we'll compromise, won't we?

0:05:27 > 0:05:30- Yeah, absolutely.- Yeah.- And then we'll do what you want.

0:05:30 > 0:05:33And then we'll do what I want.

0:05:36 > 0:05:38Claire and Steve have found a college perfect for William

0:05:38 > 0:05:40in Callington, so they'd like us

0:05:40 > 0:05:44to focus our search based at no more than a 40-minute commute.

0:05:44 > 0:05:46But I want to find out a little more

0:05:46 > 0:05:48about their other priorities too.

0:05:48 > 0:05:51Well, good morning, beautiful start, isn't it...?

0:05:51 > 0:05:54- It certainly is.- It's beautiful. - ..here in Kernow.- Yeah.

0:05:54 > 0:05:57How long have you both been dreaming of relocating?

0:05:57 > 0:06:00- About ten years, I think.- Yeah, yeah, about ten years.

0:06:00 > 0:06:03- A long time, isn't it?- Yeah. - What's taken you so long?

0:06:03 > 0:06:05Oh, lots of things, children, parents.

0:06:05 > 0:06:08- They get in the way, don't they? - Yeah.

0:06:08 > 0:06:13- What's the priorities?- Well, we need an income, so a holiday let...

0:06:13 > 0:06:15- OK.- ..would be fantastic.

0:06:15 > 0:06:18- A little cottage or could it be part of the house?- Yes, I think so.

0:06:18 > 0:06:20That would be fine.

0:06:20 > 0:06:21What about your home?

0:06:21 > 0:06:24Well, I think we need five bedrooms, really,

0:06:24 > 0:06:26we've got six children between us.

0:06:26 > 0:06:29- Yes.- Even though they're not with us, they will all visit and...

0:06:29 > 0:06:32Well, not just visiting children, you've got people moving

0:06:32 > 0:06:35- down with you as well.- Yeah.- Talk me through that.- We've got Steve's mum

0:06:35 > 0:06:39- who's quite elderly, she's 94, so she'll need her own space...- Right.

0:06:39 > 0:06:42..and my son William, he's 20, he's got learning difficulties

0:06:42 > 0:06:45and so he'll need his own space as well.

0:06:45 > 0:06:47Now, whereabouts does this house need to be?

0:06:47 > 0:06:52I like the North Cornwall coast, I love Tintagel, I love Boscastle

0:06:52 > 0:06:54but anywhere across the

0:06:54 > 0:06:58top of Cornwall would be nice, Launceston area.

0:06:58 > 0:07:00How deep are your pockets?

0:07:02 > 0:07:06- Let's talk budget. - Yeah, well, top budget,

0:07:06 > 0:07:10- we could go to about 550. - OK, all right.

0:07:10 > 0:07:13But, if there wasn't holiday lets,

0:07:13 > 0:07:18we might think about buying a small property somewhere else to rent out.

0:07:18 > 0:07:20Well, we've got three great properties lined-up.

0:07:20 > 0:07:22There's going to be elements of compromise

0:07:22 > 0:07:24and, of course, they'll be parts

0:07:24 > 0:07:27of each house where you might have slightly differing opinions.

0:07:27 > 0:07:31- So speak up, that's what I'm saying. Are you ready to go?- Yeah.- Yep.

0:07:31 > 0:07:33Let's get on with it.

0:07:33 > 0:07:37Although Steve and Claire's budget of £550,000 is a healthy

0:07:37 > 0:07:41sum for this part of the world, they do have a lot of requirements.

0:07:41 > 0:07:43They want five bedrooms,

0:07:43 > 0:07:46some independent space for Steve's mother,

0:07:46 > 0:07:49and the ability to turn part of the property into a holiday let.

0:07:49 > 0:07:53Steve would also love to start a carpentry business from home

0:07:53 > 0:07:57so needs space for a workshop, and they'd also like some land.

0:07:57 > 0:08:00We'll be showing our buyers three properties,

0:08:00 > 0:08:02tempting in very different ways.

0:08:02 > 0:08:04Once they've looked around each one, I'll be asking them

0:08:04 > 0:08:08to guess the price. Having had their eye on this area for so long,

0:08:08 > 0:08:10that shouldn't be too challenging.

0:08:10 > 0:08:13The last visit to the Mystery House is a bit of a risk,

0:08:13 > 0:08:16really challenging them to question their priority list.

0:08:21 > 0:08:25If you could get some land, come on, talk me through it,

0:08:25 > 0:08:26would you do anything with it?

0:08:26 > 0:08:29- I'd really like somewhere where you could grow vegetables...- Yeah.

0:08:29 > 0:08:31..have a few fruit trees, you know?

0:08:31 > 0:08:34- And a few chickens.- Goats to milk?

0:08:34 > 0:08:39- Yeah.- What are you doing with these goats.- I just really like goats...

0:08:41 > 0:08:43..I just like them.

0:08:43 > 0:08:46Let's find you somewhere where you can have your goats.

0:08:46 > 0:08:49Our house-hunt starts in the hamlet of Henwood,

0:08:49 > 0:08:52a 15-minute drive south takes you to Liskeard

0:08:52 > 0:08:56and a little further, in the opposite direction, is Launceston.

0:08:56 > 0:08:58Henwood's tucked just inside Bodmin Moor in an

0:08:58 > 0:09:01Area of Outstanding Natural Beauty.

0:09:01 > 0:09:04Definitely no need to worry about traffic noise here

0:09:04 > 0:09:07but do watch out for livestock on the roads.

0:09:07 > 0:09:09The nearest shops and pubs can be found in Minions, which

0:09:09 > 0:09:13claims the title of highest village in Cornwall.

0:09:13 > 0:09:15Minions also falls in the Liskeard mining district,

0:09:15 > 0:09:18now a World Heritage Site.

0:09:18 > 0:09:20A five-minute drive takes us back to the hamlet of Henwood

0:09:20 > 0:09:22and our first property.

0:09:22 > 0:09:26Now, a bit of a windy start to our house tours themselves,

0:09:26 > 0:09:29but let's stop here, just out of the wind a little bit,

0:09:29 > 0:09:31and take in what's available.

0:09:31 > 0:09:34- All this?- Everything.

0:09:34 > 0:09:37Essentially you've got four dwellings.

0:09:37 > 0:09:39- I'm a bit stunned, actually.- Yeah.

0:09:39 > 0:09:41As you can imagine, you've got

0:09:41 > 0:09:44- the holiday let potential here right away.- Yeah.

0:09:44 > 0:09:47Well, let's go and take a look at what might be,

0:09:47 > 0:09:50- your own personal accommodation. - OK.- OK.

0:09:50 > 0:09:54'In this complex of four properties, two have three bedrooms.

0:09:54 > 0:09:57'The first one I'm showing them is where the current owners live.

0:09:57 > 0:10:00'You're greeted by an entrance hall, off which is the kitchen.'

0:10:00 > 0:10:03- I like the style, I like Shaker kitchens.- Yes, it's beautiful.

0:10:03 > 0:10:05You're used to a bigger kitchen...

0:10:05 > 0:10:09- But I do like this kitchen, I think this is a nice kitchen.- Yes, it is.

0:10:09 > 0:10:11There's plenty of work space and...

0:10:11 > 0:10:13This gives you distinct kitchen and then

0:10:13 > 0:10:16- maybe living/dining next-door.- OK.

0:10:16 > 0:10:20Let's take a look at that.

0:10:20 > 0:10:22Well, straight away, you can see that your dining

0:10:22 > 0:10:25would be done in this room.

0:10:25 > 0:10:27- This is very nice.- Isn't it?- Lovely view.- It's a nice, big room.

0:10:27 > 0:10:31- Yeah, this is big, isn't it?- And you've got a beautiful view.

0:10:31 > 0:10:32Yeah, it's lovely.

0:10:32 > 0:10:36- Probably have a dining table there, I think.- Yeah, you could put a nice

0:10:36 > 0:10:39- dining table there, couldn't you? - I think so.

0:10:39 > 0:10:43- And that's south.- OK.- Oh, right, OK.

0:10:43 > 0:10:47- So you get the sun coming in through those windows.- Correct.

0:10:47 > 0:10:50Let's go upstairs and have a look at the bedrooms. But, so far,

0:10:50 > 0:10:53- do you like this, could you live in this?- Yes.- Yes, it's quite...

0:10:53 > 0:10:57- It's lovely.- ..it's quite nice. - It's, "Quite nice."

0:10:57 > 0:11:01So what's stopping this being very nice, is it missing something?

0:11:01 > 0:11:03- Erm, I don't know...- Character.

0:11:03 > 0:11:06We like a bit more character.

0:11:06 > 0:11:08Possibly a little bit more character.

0:11:08 > 0:11:10- Yeah.- This is quite modern, isn't it?

0:11:10 > 0:11:13It's got your standard magnolia walls, you know,

0:11:13 > 0:11:15your flush lighting.

0:11:15 > 0:11:18It's up to whoever comes in here to do something a bit special with it.

0:11:18 > 0:11:20But there's other cottages here

0:11:20 > 0:11:23- that you might like even more.- OK.

0:11:23 > 0:11:25So maybe this becomes a holiday let.

0:11:26 > 0:11:29'This barn is the most recent conversion,

0:11:29 > 0:11:31'carried out in 2010.

0:11:31 > 0:11:34'So, despite modern features like eco-friendly underfloor heating,

0:11:34 > 0:11:38'I don't think they're warming to it as much as I'd hoped.'

0:11:38 > 0:11:42- Now, of the three bedrooms, this is the largest.- OK.

0:11:44 > 0:11:46It's quite bijou, isn't it?

0:11:46 > 0:11:51Yes, it is but I think the trade-off with this entire property is

0:11:51 > 0:11:54the fact that, OK, the rooms might be smaller,

0:11:54 > 0:11:55but you get lots of them.

0:11:55 > 0:11:57- Yeah, sure.- Yeah.- Now, the room at the far end

0:11:57 > 0:12:01of this particular property is en suite

0:12:01 > 0:12:03and then you've got the family bathroom here

0:12:03 > 0:12:05and then in the middle you've got...

0:12:05 > 0:12:08- Well, you could get a... It's a small single or an office.- Right.

0:12:08 > 0:12:12- So it's a two and a half to three bedroom cottage.- Yeah.- OK.

0:12:12 > 0:12:16I've shown you this cottage, I personally prefer the other cottage.

0:12:16 > 0:12:20- OK.- So shall we have a look at that and then we can decide

0:12:20 > 0:12:21which one you want to live in?

0:12:21 > 0:12:25This really is a ready-made revenue stream they could walk right into.

0:12:25 > 0:12:29The current owners make a turnover of £25,000 a year letting

0:12:29 > 0:12:33- three of these cottages. - Yeah, this is nice.- Yes.

0:12:33 > 0:12:37- You get a very different feel when you walk in here to the last one, don't you?- Yeah.

0:12:37 > 0:12:41- This feels more like a cottage, doesn't it?- Yeah, this is really pretty, this room, yeah.- Yeah.

0:12:41 > 0:12:44Yeah, it's really nice, quite big.

0:12:44 > 0:12:45Well, yeah, I mean...

0:12:45 > 0:12:48The living room isn't as big but the kitchen room,

0:12:48 > 0:12:53- I think you might prefer this. - Yeah, that's nice.

0:12:53 > 0:12:56- It's got a lot more character, hasn't it?- Yeah.

0:12:56 > 0:12:59So where do you want to live, here or over the road?

0:12:59 > 0:13:02This one's looking a bit more promising, I think, for us.

0:13:02 > 0:13:03Yeah, I think it would be this one.

0:13:03 > 0:13:06'Similar to the previous cottage, there are two doubles

0:13:06 > 0:13:07'and one single bedroom upstairs,

0:13:07 > 0:13:12'although here there's just one bathroom and no en suite.

0:13:12 > 0:13:16'The third property has two bedrooms and an open-plan kitchen/diner

0:13:16 > 0:13:19'and the fourth also has a kitchen/diner with just one bedroom.

0:13:19 > 0:13:22'Now, to the outside space, with the land divided up

0:13:22 > 0:13:26'so each cottage has a private garden, it doesn't go far.'

0:13:26 > 0:13:29- No land...- BOTH: Right. - ..no goats...

0:13:29 > 0:13:32Right.

0:13:32 > 0:13:36- ..but three extra cottages.- Yeah.

0:13:36 > 0:13:39What do you think? Be honest.

0:13:39 > 0:13:42- Well, it's certainly a good business opportunity.- Yeah.- Yep.

0:13:44 > 0:13:49I personally would go for less property and more land.

0:13:49 > 0:13:51All right.

0:13:51 > 0:13:58How much do you think these houses, this hamlet, is on the market for?

0:13:58 > 0:14:01I think it's at the top of our budget,

0:14:01 > 0:14:03I think it's...

0:14:03 > 0:14:06- I think it's 550.- OK.

0:14:06 > 0:14:09Erm, I would... Let's say 500.

0:14:09 > 0:14:12Well, not bad guesses,

0:14:12 > 0:14:14someone has been doing their homework.

0:14:14 > 0:14:18This place is on the market for offers around £550,000.

0:14:19 > 0:14:21So do you think you'd have viewed this,

0:14:21 > 0:14:24- if you'd just seen it on the internet?- Probably not.

0:14:24 > 0:14:27- No, it's a stunning place...- It does have a lot of the things we want.

0:14:27 > 0:14:28..I'd like to come here on holiday.

0:14:28 > 0:14:32Well, this is all... You know, it fleshes out what's important to you.

0:14:32 > 0:14:36I mean, if you go through your tick list, character properties,

0:14:36 > 0:14:40plenty of room for your family, plenty of room for holiday makers

0:14:40 > 0:14:42to come and spend money, it's got all that,

0:14:42 > 0:14:44- it just doesn't have the land.- Yeah.

0:14:44 > 0:14:47- There ain't no room for goats.- No.

0:14:47 > 0:14:49Well, look, I want you to have a look around

0:14:49 > 0:14:50all of this place on your own.

0:14:50 > 0:14:53Have a look at all the cottages, maybe start thinking about how

0:14:53 > 0:14:56you might configure it if you were to get your head around

0:14:56 > 0:14:58the lack of land, OK?

0:14:58 > 0:15:00- And I'll meet you whenever you're done.- OK.- All right?

0:15:00 > 0:15:04- All right, then.- Yep, OK.- Thank you.

0:15:04 > 0:15:06Well, this is a process of elimination, isn't it?

0:15:06 > 0:15:08It's finding out what's important to them

0:15:08 > 0:15:12and Claire and Steve do seem to have their hearts set on some land,

0:15:12 > 0:15:18so maybe more outside space, less inside.

0:15:18 > 0:15:20Bang on budget, what this property lacks in acres,

0:15:20 > 0:15:23it makes up for in floor space.

0:15:23 > 0:15:25Between the nine bedrooms in four buildings

0:15:25 > 0:15:28there's plenty of room for Claire's son, Steve's mother,

0:15:28 > 0:15:30plus lots of holiday let options.

0:15:30 > 0:15:33It has got lots of business potential, but I think you

0:15:33 > 0:15:37could only do the one thing with it, which is let to people.

0:15:37 > 0:15:40Oh, this is really pretty, isn't it?

0:15:40 > 0:15:43- Yeah, really nice.- Yeah. - It's beautiful.

0:15:43 > 0:15:47This would be perfect, I think, if it had an acre

0:15:47 > 0:15:54and maybe two of the holiday lets were actually just one dwelling.

0:15:54 > 0:15:56I've got to say, I was wondering which house you were

0:15:56 > 0:15:58going to come out of.

0:15:58 > 0:16:01- You had the choice, didn't you? Have you seen enough?- Yes.

0:16:01 > 0:16:05- Yes, I think so.- All right, food for thought?- Yes, I think so.

0:16:05 > 0:16:07OK, well, I think I can do better.

0:16:07 > 0:16:09- Let's go.- Thank you.

0:16:14 > 0:16:18Cornwall's milder climate offers the county's farmers the longest

0:16:18 > 0:16:20growing seasons in the UK.

0:16:20 > 0:16:24It's also a centre for organic and sustainable farming

0:16:24 > 0:16:27and in the village of Gweek, in South Cornwall, there's an example

0:16:27 > 0:16:31in Holifield Farm, an ecological project which also provides

0:16:31 > 0:16:33daycare for people with special needs.

0:16:33 > 0:16:35With Claire's son William in mind,

0:16:35 > 0:16:39our couple are meeting the founders Robert and Amy West.

0:16:39 > 0:16:40Hi, Steve. Hi, Claire.

0:16:40 > 0:16:42Welcome to Holifield Farm.

0:16:42 > 0:16:45'They started the project 26 years ago.'

0:16:45 > 0:16:48We built it all ourselves in the partnership with social services.

0:16:48 > 0:16:51The daycare centre is the hub of the farm,

0:16:51 > 0:16:54that is what we are all centred around.

0:16:54 > 0:16:58The other elements that go on are really to complement it

0:16:58 > 0:17:01- or financially support it. - How much land to you have?

0:17:01 > 0:17:05There's 32 acres here, all different varieties.

0:17:05 > 0:17:07so we've got arable fields

0:17:07 > 0:17:10and then we've got scrubland and woodland,

0:17:10 > 0:17:13we've got some orchards and then the farmstead.

0:17:13 > 0:17:17'The day care is attended by about 30 trainees with special needs

0:17:17 > 0:17:20'and coordinated by ten members of staff.

0:17:20 > 0:17:22'The farm isn't run for profit but as a training vehicle,

0:17:22 > 0:17:25'with a small collection of animals.

0:17:25 > 0:17:27'There are also supporting ventures,

0:17:27 > 0:17:28'such as the recycling of reclaimed wood

0:17:28 > 0:17:32'and the annual Holifair Music Festival.'

0:17:32 > 0:17:34Some apples here, if you'd like to try and see

0:17:34 > 0:17:37if they're interested at all.

0:17:37 > 0:17:40Certainly this one's interested in saying, "Hello."

0:17:40 > 0:17:43These apples are all part of the fun, they come from our

0:17:43 > 0:17:48orchard and so that's an aspect of the farm that the trainees love,

0:17:48 > 0:17:51they go and pick the apples, some will be for the animals or else

0:17:51 > 0:17:53they will take it on to actually

0:17:53 > 0:17:55making apple juice, as well, from the apple.

0:17:55 > 0:17:59How old are the trainees, what age range have you got?

0:17:59 > 0:18:02From 16 onwards, from school-leaving age up

0:18:02 > 0:18:04until the grand age of 65 or even more.

0:18:04 > 0:18:08If the person is still active and mobile then there's all good

0:18:08 > 0:18:10reason why they should come to our day care service.

0:18:10 > 0:18:13Do you think it's good for the trainees to be outside and

0:18:13 > 0:18:17- working in the countryside?- I could only say yes to that, naturally.

0:18:19 > 0:18:23'Alongside horticulture, animal care and woodland management, the

0:18:23 > 0:18:25'visitors to Holifield can also enjoy arts and crafts,

0:18:25 > 0:18:27'music and yoga.

0:18:27 > 0:18:30'Steve and Claire have a chance to chat with Anne-Marie,

0:18:30 > 0:18:31'one of the art room regulars.'

0:18:31 > 0:18:33How long have you been coming here, Anne-Marie?

0:18:33 > 0:18:38I've been coming here 15 years now and I really enjoy it.

0:18:38 > 0:18:40What do you enjoy doing the most?

0:18:40 > 0:18:42I like doing my artwork the most

0:18:42 > 0:18:45because I enjoy doing it because it gives me more confidence

0:18:45 > 0:18:49and it helps me to build my drawing skills.

0:18:49 > 0:18:55I can put my artwork into an exhibition and I can sell them.

0:18:55 > 0:18:57- Wow.- Yep.

0:18:57 > 0:19:00If my son William was to come here, do you think he would fit in well?

0:19:00 > 0:19:03He would because all of us here are friendly,

0:19:03 > 0:19:05we'll look after him very well.

0:19:05 > 0:19:10- Well, it's been lovely to meet you, Anne-Marie.- And you.- Thank you.

0:19:10 > 0:19:13'Perhaps William will get to experience Holifield Farm

0:19:13 > 0:19:15'but first we need to find our couple a new home.'

0:19:20 > 0:19:23Our next offering is in the hamlet of Broad Langdon,

0:19:23 > 0:19:27five miles from the Atlantic Coast and north-west of Launceston.

0:19:27 > 0:19:30It's conveniently located near to one of Cornwall's major roads,

0:19:30 > 0:19:33perfect for when the family is visiting.

0:19:33 > 0:19:36The nearest village with a pub and shops is Wainhouse Corner,

0:19:36 > 0:19:39but Bude is also just eight miles further up the coast,

0:19:39 > 0:19:42where more amenities and cracking beaches can be found.

0:19:42 > 0:19:45There are many attractive coastal spots nearby,

0:19:45 > 0:19:47such as Trebarwith, where the sandy beach,

0:19:47 > 0:19:49accessed down a pretty valley,

0:19:49 > 0:19:51becomes completely covered at high tide.

0:19:51 > 0:19:54From Trebarwith, it's a 25 minute drive back to the

0:19:54 > 0:19:55hamlet of Broad Langdon.

0:19:55 > 0:19:58So this is what we're going to be focusing on.

0:19:58 > 0:20:00Hmmm.

0:20:00 > 0:20:02This could be your new home.

0:20:02 > 0:20:05- I like the look of that, it's lovely.- Yeah.

0:20:05 > 0:20:09- Fantastic.- It's a lovely spot, isn't it?

0:20:09 > 0:20:13Now, a local farmer reckons when the guys took this place over,

0:20:13 > 0:20:15some 20-odd years ago...

0:20:15 > 0:20:19- The farmer told them that they used to make cider here.- Oh.

0:20:19 > 0:20:21- Is it a barn conversion?- It is a barn conversion, yes.

0:20:21 > 0:20:23And you can see bits and bobs of it as you go through.

0:20:23 > 0:20:25Now, what do you think about position?

0:20:25 > 0:20:27It's lovely, really nice, yes.

0:20:27 > 0:20:31It's in a really nice location, as well.

0:20:31 > 0:20:35- Now, all this we will look at and discuss later on.- OK.

0:20:35 > 0:20:38Let's focus on a house for you, all right?

0:20:38 > 0:20:40Come with me.

0:20:43 > 0:20:46'Through the main front door and turning left,

0:20:46 > 0:20:48'you pass through an impressive formal dining room

0:20:48 > 0:20:50'which takes you through to this family kitchen.'

0:20:50 > 0:20:53- Yeah, this is nice.- Yeah, this is a nice big room.- It's really nice.

0:20:53 > 0:20:55Space for a table, which I like.

0:20:55 > 0:20:57I like the deep walls.

0:20:57 > 0:21:00- I mean, obviously, it's quite modern, really...- Yeah.

0:21:00 > 0:21:03- Yeah, but it's still got character. - It's an old building that's been converted.

0:21:03 > 0:21:05- I like all the beams... - It does have character.

0:21:05 > 0:21:08- ..stable door and things...- Yeah. - ..I like that kind of stuff.

0:21:08 > 0:21:13Do you think, then, you'd have that big, formal dining room

0:21:13 > 0:21:15next-door with that lovely fireplace

0:21:15 > 0:21:18and just, you know, have a dining table in there all the time?

0:21:18 > 0:21:21- Do you think you'd use it?- You'd just have to see how it went, I think.

0:21:21 > 0:21:24I would use that one in there as a room, a sitting room.

0:21:24 > 0:21:27When you first walk into a house, sometimes you get a bit overpowered

0:21:27 > 0:21:31but you're both, you know, you're like, "Oh, I like it, this is a bit more us."

0:21:31 > 0:21:33Yeah, yeah. This is our kind of thing, really, isn't it?

0:21:33 > 0:21:36- I think so.- All right, well, look,

0:21:36 > 0:21:38let me take you through the property to the other end and

0:21:38 > 0:21:42reception rooms that you've got on offer there.

0:21:42 > 0:21:44'Heading back to the other end of the house,

0:21:44 > 0:21:47'you pass a utility room and home office before reaching a part of

0:21:47 > 0:21:49'the house that I feel is well suited

0:21:49 > 0:21:52'for one of their wish list demands.'

0:21:52 > 0:21:54Oh!

0:21:56 > 0:21:59- This is great. - Yeah, this is rather nice, isn't it?

0:21:59 > 0:22:01Yeah, this is a bonus.

0:22:01 > 0:22:04Now, it's a lovely big room, they use it as their living room.

0:22:04 > 0:22:06You walk through the dining room,

0:22:06 > 0:22:08it's next to the kitchen, it makes perfect sense

0:22:08 > 0:22:11but you're always going to be walking through that dining room.

0:22:11 > 0:22:13Would you have it up here, would you keep things as they are?

0:22:13 > 0:22:17- I don't know because, obviously, we'd have to figure in Steve's mum...- Yeah.

0:22:17 > 0:22:20..she would want her own space.

0:22:20 > 0:22:22So I'm, sort of, more...

0:22:22 > 0:22:25From what I've seen so far, I'm more inclined to think of the kitchen and

0:22:25 > 0:22:30the room next to it as our space and this could possibly be her space.

0:22:30 > 0:22:33I think you're right because through that door, you can see,

0:22:33 > 0:22:35sitting room, it's got its own door there

0:22:35 > 0:22:39and upstairs a double bedroom and a bathroom.

0:22:39 > 0:22:43We want her to, you know, feel this is her house as much as ours.

0:22:43 > 0:22:46- She'll get the best room in the house, rightly so.- Yeah.

0:22:46 > 0:22:48And you two can be slaving away, cooking for her, how's that?

0:22:48 > 0:22:51Yeah, that's fine.

0:22:51 > 0:22:54- So flexible, isn't it?- Yeah.

0:22:54 > 0:22:56A home for you, a home for your mum, Steve

0:22:56 > 0:22:59- and still plenty of space for your son to come up.- Mhmm.- Yeah.

0:22:59 > 0:23:02- Shall we go take a look at some bedrooms?- Yes, please.

0:23:02 > 0:23:06'Upstairs in the main part of the house, there are three doubles

0:23:06 > 0:23:08'and one single bedroom, so plenty of room

0:23:08 > 0:23:10'for William and any visitors.

0:23:10 > 0:23:13'There's also a family bathroom and separate WC.'

0:23:13 > 0:23:15Well, this is, most definitely, your master,

0:23:15 > 0:23:18clearly the biggest of all the four bedrooms up here.

0:23:18 > 0:23:23- Yeah, this is nice.- It's a nice room.- Yeah, lovely.

0:23:24 > 0:23:28Now, a lot of barn conversions steal room from the roof void, I suppose.

0:23:28 > 0:23:31- I think you get enough room up here, don't you?- Yeah, this is fine.

0:23:31 > 0:23:33Yeah, it's absolutely fine.

0:23:33 > 0:23:36- It's not too shallow, is it?- No.

0:23:36 > 0:23:40- So could you live somewhere like this?- Well, yeah, definitely.- Yeah? - I think so.

0:23:40 > 0:23:44It's a nice, light, airy place, really, plenty of windows.

0:23:44 > 0:23:50Now, we've talked about outside space land, but integral

0:23:50 > 0:23:53to the move down here, of course, is your ability to earn here, isn't it?

0:23:53 > 0:23:55- You've got to work as a carpenter. - Yeah, that's right.

0:23:55 > 0:23:58So we've found just the thing for you, mate.

0:24:00 > 0:24:03'As well as what's waiting for them in the woodshed,

0:24:03 > 0:24:06'there's also a separate house here with one double bedroom.

0:24:06 > 0:24:08'It doesn't have a kitchen but it would be perfect for

0:24:08 > 0:24:10'bed-and-breakfast accommodation.'

0:24:10 > 0:24:14That big wooden shed, we were stood in front of, manifests

0:24:14 > 0:24:19itself as a huge potential workshop.

0:24:19 > 0:24:22- It's fantastic.- I think you'll have enough space here, don't you?

0:24:22 > 0:24:24I think it's fairly large.

0:24:24 > 0:24:27- Yeah, well, large enough to park a tractor in.- Yeah.

0:24:27 > 0:24:30You've actually got a loo and running water, see the sink there,

0:24:30 > 0:24:32- and there's loads of power everywhere.- I think you've always

0:24:32 > 0:24:35- wanted a workshop this big, anyway, haven't you?- Yeah.- Yeah, it's great.

0:24:35 > 0:24:37It's perfect.

0:24:37 > 0:24:41So you've seen the home, you know you've got this here,

0:24:41 > 0:24:46- what's missing?- A bit of land.- A bit of land? Shall we have a look?

0:24:46 > 0:24:48Yes, please.

0:24:54 > 0:24:56- Do you like it?- Yeah, fantastic. - Very nice.

0:24:56 > 0:25:00- This field is included...- OK. - ..as is the one beyond, where all

0:25:00 > 0:25:01the sheep are grazing.

0:25:01 > 0:25:06- Right, OK.- You want a couple of acres, you get five.

0:25:06 > 0:25:09- Yeah, there's plenty of land there. - Isn't there just?

0:25:09 > 0:25:14- That's fantastic, OK.- Someone here wants to have goats.- Yes.

0:25:14 > 0:25:17You could have a few in there, couldn't you?

0:25:17 > 0:25:18Herds and herds of them.

0:25:18 > 0:25:20Now, let's look at this package, shall we?

0:25:20 > 0:25:25Room for all your family, workshop space, land.

0:25:26 > 0:25:30- It's got it all, hasn't it? - What do you think?

0:25:30 > 0:25:33- I think this has got to be above our budget...- I should think so.

0:25:33 > 0:25:38..I think this is about 600.

0:25:39 > 0:25:41- £600,000?- Mhmm.

0:25:41 > 0:25:45- Steve?- Well, let's be optimistic and say 550.

0:25:45 > 0:25:48Not a bad guess.

0:25:48 > 0:25:52This place is on the market for offers around £539,950.

0:25:52 > 0:25:54Really?

0:25:54 > 0:25:58- You could buy this.- Do you think they'd throw in the tractor?

0:25:58 > 0:26:01I've met the owner, he's downsizing,

0:26:01 > 0:26:04there ain't going to be no room for a tractor, good chance of it.

0:26:04 > 0:26:07Now, there's so much for you to have a look at,

0:26:07 > 0:26:10there's all the other bedrooms in the main house, the annexe,

0:26:10 > 0:26:13the other building with potential for, maybe,

0:26:13 > 0:26:16some B&B and I'll meet you whenever you're finished, OK?

0:26:16 > 0:26:18- OK.- OK.- Enjoy.- Thank you.

0:26:20 > 0:26:22Two rather happy customers, I think,

0:26:22 > 0:26:25and that's because it's not just about earning money from a bit

0:26:25 > 0:26:28of letting accommodation, it's about them realising their

0:26:28 > 0:26:30long-held dream of having

0:26:30 > 0:26:33a place in the countryside with some outside space.

0:26:33 > 0:26:35Yeah, went well.

0:26:37 > 0:26:39Under budget by £10,000,

0:26:39 > 0:26:41this property seems to have it all.

0:26:41 > 0:26:45There are five bedrooms and two bathrooms in the main house,

0:26:45 > 0:26:47plus a separate property with B&B potential.

0:26:47 > 0:26:50The kitchen, dining room and living room are all spacious,

0:26:50 > 0:26:53and there's more than enough land and workshop

0:26:53 > 0:26:56to fulfil our couple's rural dreams.

0:26:56 > 0:27:00I think this is a fantastic house, it's got everything we want, really.

0:27:00 > 0:27:04- Probably would do for your mum... - Yeah.- ..couldn't it? This could do for your mum.

0:27:04 > 0:27:06- It certainly would. - It's bright enough.

0:27:06 > 0:27:09We came to you with a really big wish list

0:27:09 > 0:27:15and this house really ticks an awful lot of those boxes.

0:27:15 > 0:27:17Well, it's big enough for a holiday let, isn't it, I think?

0:27:17 > 0:27:21I think this could finally be the one.

0:27:23 > 0:27:25Come on, then, pop quiz, Mrs Green Fingers, what's this?

0:27:25 > 0:27:28- Passion flower.- Well done.

0:27:28 > 0:27:32So she may well make use of all this five acres of land.

0:27:32 > 0:27:36- She might.- Now, is this place of interest?- Yes, definitely.

0:27:36 > 0:27:38- Yeah, very much so.- Yeah, definitely. - Good.

0:27:38 > 0:27:41Well, we've ended today on a high, let's take you back,

0:27:41 > 0:27:43- it's the Mystery House tomorrow.- OK.

0:27:53 > 0:27:56It's the second day of our property search with Claire and Steve from

0:27:56 > 0:28:01Bristol who have £550,000 to spend on a home, a holiday let

0:28:01 > 0:28:05and a slice of rural bliss in Cornwall.

0:28:05 > 0:28:08'Coming up, the games are on at the Mystery House.'

0:28:08 > 0:28:12If you are not within £5,000, well, you're buying me lunch.

0:28:12 > 0:28:15'And I consider a career change after experiencing life

0:28:15 > 0:28:17'on the Helford River.'

0:28:17 > 0:28:19Right, you're in charge, skipper.

0:28:19 > 0:28:22Well, I must say, I'm pretty happy with how yesterday went,

0:28:22 > 0:28:23especially with property number two.

0:28:23 > 0:28:26I think it gave Steve and Claire pretty much everything

0:28:26 > 0:28:29they had on their fairly extensive wish list, including

0:28:29 > 0:28:32the opportunity to run some sort of business from the house.

0:28:32 > 0:28:35So for today, well, I want to focus on what's bringing them

0:28:35 > 0:28:38both down here to Cornwall in the first place.

0:28:38 > 0:28:40And, let's face it, it's their love of the county

0:28:40 > 0:28:43and the whole Cornish way of life.

0:28:43 > 0:28:44Now, the Mystery House's location

0:28:44 > 0:28:46taps into that, it couldn't be further

0:28:46 > 0:28:50away from the stresses of city living, and on top of that,

0:28:50 > 0:28:53I think the approach should evoke memories of those halcyon days of

0:28:53 > 0:28:55when they both used to holiday down here.

0:28:55 > 0:28:56Let's see how we go.

0:28:58 > 0:29:01For our Mystery House we're heading to Bodinnick, a waterside

0:29:01 > 0:29:03village across the estuary from Fowey,

0:29:03 > 0:29:05on the south coast of Cornwall.

0:29:05 > 0:29:07Our buyers have a sliding budget,

0:29:07 > 0:29:09depending on what the property offers.

0:29:09 > 0:29:12This Mystery Property is at their lower end and, with it,

0:29:12 > 0:29:16we're focussing simply on a fabulous family home in a great location,

0:29:16 > 0:29:18freeing up budget to purchase a

0:29:18 > 0:29:21separate holiday let, or workshop, or both.

0:29:21 > 0:29:24Fowey is one of the most sought-after spots in Cornwall,

0:29:24 > 0:29:27sitting scenically on the west side of the estuary.

0:29:27 > 0:29:31The medieval town buzzes with shops, galleries and restaurants.

0:29:31 > 0:29:33It's linked to Bodinnick by car ferry

0:29:33 > 0:29:37and that's how we're getting to our Mystery House today.

0:29:42 > 0:29:45So, this is a slightly different kind of commute for you,

0:29:45 > 0:29:48- what do you think?- Well... - It's fantastic.- ..it's different.

0:29:48 > 0:29:51- Isn't it lovely? - William would really enjoy this.

0:29:51 > 0:29:55- It's a lovely way to start the day, isn't it?- It's fantastic.

0:29:55 > 0:29:56With our Mystery Home, we've also

0:29:56 > 0:30:00pushed our buyers out of their North Cornwall comfort zone.

0:30:01 > 0:30:03So what do you think about this part of Cornwall

0:30:03 > 0:30:06and potentially living in this little corner?

0:30:06 > 0:30:08Oh, yeah, it's beautiful, really nice.

0:30:08 > 0:30:12I've never been to Fowey before and, I must say, it's a beautiful place.

0:30:12 > 0:30:15It really is.

0:30:15 > 0:30:20- Now, outside you're clearly not jumping up and down.- No, not really.

0:30:20 > 0:30:23Now, this is a hamlet, essentially, all you see is this, like,

0:30:23 > 0:30:26U-shape of houses and they're all built at around the same time,

0:30:26 > 0:30:28in the early '70s.

0:30:28 > 0:30:32- '70s, I thought so.- Let's see if we can warm you up inside.- OK.- OK.

0:30:34 > 0:30:36'The main entrance to this property is on the upper level

0:30:36 > 0:30:39'with the bedrooms on the floor below.

0:30:39 > 0:30:42'You enter through a side door into a hall and I'm taking them

0:30:42 > 0:30:44'first to the kitchen.'

0:30:45 > 0:30:48It's a, yeah, a nice, kind of, airy

0:30:48 > 0:30:52- family home, isn't it?- Are you being polite?

0:30:52 > 0:30:55- No, it's a nice house, isn't it? It's a nice...- Yeah.

0:30:55 > 0:30:58- This house has been designed to be lived in.- Yeah.- Sure.

0:30:58 > 0:31:00So there's lots of light, you've got

0:31:00 > 0:31:03a lovely little breakfast room through here, twin aspect,

0:31:03 > 0:31:05and, I think, you'd use this a lot.

0:31:05 > 0:31:08We've shown you stuff at the top of your budget,

0:31:08 > 0:31:13- this is the option where you buy somewhere else for a holiday let. - Yeah, OK.

0:31:13 > 0:31:16- This is just for you guys.- That's interesting.- OK.

0:31:16 > 0:31:19So shall we see a bit more of the home itself

0:31:19 > 0:31:21- and then we can have a bit more of a discussion?- OK.

0:31:21 > 0:31:23- Sound good?- Yeah.- Good.

0:31:23 > 0:31:26'Next, I want to show them my favourite part of this home,

0:31:26 > 0:31:28'it's large living room, flooded with light.'

0:31:28 > 0:31:30Now, I was, certainly, rather impressed by the size

0:31:30 > 0:31:33- of this living room.- Mhmm.

0:31:33 > 0:31:36- That's a good size room isn't it. - It's a nice room, isn't it.

0:31:36 > 0:31:39- You get a great view from here. - Yeah, it's really nice.

0:31:39 > 0:31:41- Unfortunately, you can't see the sea. - No.

0:31:41 > 0:31:43The sea, oh, you're so close to seeing it,

0:31:43 > 0:31:45it's just over that rise, there.

0:31:45 > 0:31:48This is a lovely room, don't get me wrong.

0:31:48 > 0:31:52It's got lots of windows and a lovely view and it's a nice big room.

0:31:52 > 0:31:54I think we have to discuss

0:31:54 > 0:31:56and explore different possibilities because we need to look

0:31:56 > 0:31:59at different, well, at different price brackets

0:31:59 > 0:32:02- for your house, don't we?- Yeah.

0:32:02 > 0:32:04- Is that all right?- Mhmm. - Don't want to leave....

0:32:04 > 0:32:05..yet?

0:32:05 > 0:32:08- No, I think we've got to see the whole thing...- Yeah.- Yeah.

0:32:08 > 0:32:12- ..before we can judge it.- Good, I'm glad you said that, come with me.

0:32:12 > 0:32:14Let's see where your mum might live.

0:32:14 > 0:32:19Now, obviously at the moment, this is laid out as a dining room

0:32:19 > 0:32:24but I thought your mum might want to stay on the same floor.

0:32:24 > 0:32:27So this could be, maybe, a bedroom so she wouldn't have to go up

0:32:27 > 0:32:31and down those stairs because this house used to be two flats,

0:32:31 > 0:32:34- so you've actually got a shower room on this level as well.- Right.

0:32:34 > 0:32:37- So just an option there.- Hmm.

0:32:37 > 0:32:40- Would it be big enough for a bedroom for your mum?- Oh, yeah, I think so.

0:32:40 > 0:32:42- This is a good sized room, isn't it? - Yeah.

0:32:42 > 0:32:44- Shall we go and take a look at the bedrooms?- Mhmm.

0:32:44 > 0:32:48Yep, let me go through the middle here, thank you very much.

0:32:48 > 0:32:50'But, although a bedroom up here is a possibility for Mum,

0:32:50 > 0:32:51'with three doubles

0:32:51 > 0:32:54'and one single room downstairs, there are other options

0:32:54 > 0:32:58'and we're headed first to the largest room.'

0:32:58 > 0:33:00- It's not very big for a master bedroom.- Hmmm.

0:33:00 > 0:33:03No, but actually they've squeezed four bedrooms out of it.

0:33:03 > 0:33:06I mean, it's... All the bedrooms are doubles, to be fair to them,

0:33:06 > 0:33:10so this is as big a house in as nice a part of this part

0:33:10 > 0:33:11of Cornwall that you can get,

0:33:11 > 0:33:13for around that lower end of your budget.

0:33:13 > 0:33:16I think now, just after three houses, you know

0:33:16 > 0:33:18- exactly what you're looking for, don't you?- Yeah.

0:33:18 > 0:33:21- Yeah, it's been quite an eye-opener. - Yeah, it's funny how it narrows

0:33:21 > 0:33:23- things down, isn't it?- Yeah, it does.- Well, I've made...

0:33:23 > 0:33:27I've given you too many hints now as to whereabouts this property may

0:33:27 > 0:33:30- be situated in terms of price.- OK.

0:33:30 > 0:33:34If you are not within £5,000, well, you're buying me lunch.

0:33:34 > 0:33:36Come on.

0:33:36 > 0:33:40The outside space here is very private, it's currently grassed with

0:33:40 > 0:33:43well-established planting but could be turned to a vegetable patch.

0:33:43 > 0:33:46There's plenty of room for parking cars, or even a boat,

0:33:46 > 0:33:49if they're looking to make the most of the location.

0:33:49 > 0:33:52So it doesn't sound like this house is particularly for you,

0:33:52 > 0:33:55even though it's....

0:33:55 > 0:33:58It's a nice house, I think it's a lovely house, actually.

0:33:58 > 0:34:01But, no, I don't think it would be suitable for us.

0:34:01 > 0:34:04OK, well, it's always a gamble, the Mystery House,

0:34:04 > 0:34:06but I think it's served it's purpose, actually.

0:34:06 > 0:34:09I think it's, you know, helped redefine what you're looking for.

0:34:09 > 0:34:12So how much do you think this Mystery House is on the market for?

0:34:12 > 0:34:16- Claire?- I think it's probably 425.

0:34:16 > 0:34:19All right, then. Steve, what do you think?

0:34:19 > 0:34:22- I think it's 430.- I tell you what, I don't think I've ever done this show

0:34:22 > 0:34:25when someone's got the price spot-on twice.

0:34:25 > 0:34:29Well done, on the market at 425. You know your market down here.

0:34:29 > 0:34:32I know it's not for you but I just want to make sure that you know

0:34:32 > 0:34:36exactly what you're looking at, what you get for your money in this part of the world.

0:34:36 > 0:34:40So have a quick look around, just take it all in and I'll meet you,

0:34:40 > 0:34:42well, whenever you're ready, OK?

0:34:42 > 0:34:44- OK.- OK.- See you in a mo.

0:34:46 > 0:34:49Every viewing, in my opinion, serves a purpose.

0:34:49 > 0:34:51This has been pretty useful, I think

0:34:51 > 0:34:54it just helps confirm that they're doing the right thing, they need to

0:34:54 > 0:34:57look in a part of Cornwall where they get much more for their money.

0:34:57 > 0:35:01They want a big property, maybe we've already shown it to them.

0:35:02 > 0:35:05At £125,000 below their top budget,

0:35:05 > 0:35:07what you get here is location.

0:35:07 > 0:35:09The property has four bedrooms,

0:35:09 > 0:35:11a large garden and a garage.

0:35:11 > 0:35:14As well as separate sitting, dining and breakfast rooms,

0:35:14 > 0:35:16there's the option of creating space

0:35:16 > 0:35:18for Steve's mother on the main level.

0:35:18 > 0:35:22Fowey is absolutely lovely, I've never been there before

0:35:22 > 0:35:26and, having had a look round it, it really is picture postcard Cornwall.

0:35:26 > 0:35:31If I was 20 years older and I was looking for a nice house to

0:35:31 > 0:35:34retire to, I'd look at somewhere like this.

0:35:34 > 0:35:37I mean, it's a useful space, isn't it?

0:35:37 > 0:35:40Oh, yeah, it's great for storage which, I think, is what

0:35:40 > 0:35:42- the present owners have used it for. - Yeah.

0:35:42 > 0:35:45It's a nice house, it's a nice, big ,airy family house

0:35:45 > 0:35:48but I don't think it's for me and Steve.

0:35:48 > 0:35:51You could knock that wall through and have a great big...

0:35:51 > 0:35:52Yeah, that would be good.

0:35:52 > 0:35:55..kitchen/diner because it's got the dual aspect windows.

0:35:55 > 0:35:58- It's a stud wall, isn't it, so you could.- Yeah, yeah.

0:36:00 > 0:36:03- Well, then, that's it, three houses done.- Mhmm.

0:36:03 > 0:36:06- Have you seen enough of Cornwall, do you think?- Erm, no.

0:36:06 > 0:36:08- You can never see enough of Cornwall. - Never tire of Cornwall.

0:36:08 > 0:36:11Well, that bodes well, doesn't it? Let's find you somewhere to have a

0:36:11 > 0:36:15- bit of a chitchat and then we'll catch up later on.- OK.

0:36:20 > 0:36:24The South West Coastal Path is Britain's longest waymarked trail,

0:36:24 > 0:36:27taking in 600 miles, it starts in Dorset

0:36:27 > 0:36:30and winds around the entire Cornish coast.

0:36:30 > 0:36:33The area near the Helford River in South Cornwall is one of the most

0:36:33 > 0:36:36popular sections and it's also home to what's thought to be

0:36:36 > 0:36:40Britain's oldest ferry crossing, documented in the Domesday Book.

0:36:41 > 0:36:45Today, Ian Wells, the owner of Helford River Boats is at the helm.

0:36:48 > 0:36:51- Ian, good morning.- Morning. - How are you doing?- Good, thanks.

0:36:51 > 0:36:54I must say, mornings like this morning, you must think you've

0:36:54 > 0:36:57- got the best job in the world, haven't you?- People say that regularly to me, yeah,

0:36:57 > 0:37:00and I have to say, on days like this, it is lovely.

0:37:00 > 0:37:04The boat trip helps walkers avoid a 20-mile detour around the estuary.

0:37:04 > 0:37:06Ian also ferries locals who live

0:37:06 > 0:37:08and work on different sides of the river.

0:37:08 > 0:37:12- Do you do this in all weathers? - Oh, yes, no fair-weather ferryman.

0:37:12 > 0:37:14Don't suppose you've got the choice, have you,

0:37:14 > 0:37:16- if there's customers there? - No, absolutely.

0:37:19 > 0:37:22I understand, Ian, you're an escapee yourself, aren't you?

0:37:22 > 0:37:25I am, yes, we used to live in the Midlands.

0:37:25 > 0:37:27We lived in Warwick and worked in Solihull

0:37:27 > 0:37:29and we came down about nine years ago.

0:37:29 > 0:37:33I was a director of a finance company in Solihull and just decided it was

0:37:33 > 0:37:36way too far away from the sea, so we came down here,

0:37:36 > 0:37:39my wife's parents are down here and, yeah, we came down

0:37:39 > 0:37:41to see if we could make it work.

0:37:41 > 0:37:45'The Helford Ferry route has been running continuously since the Middle Ages.'

0:37:45 > 0:37:48- Morning, guys.- Good morning. - Morning.- Come on board.

0:37:48 > 0:37:51'And, whilst Ian and his water taxi haven't been around quite

0:37:51 > 0:37:55'that long, I'm sure he could do with a hand today.'

0:37:55 > 0:37:58I'm first mate today, so I'm pretending I'm knowing what

0:37:58 > 0:38:01I'm doing, I don't know what I'm doing.

0:38:01 > 0:38:05What brings you down to Cornwall, year in, year out, then?

0:38:05 > 0:38:08- It's just the scenery and the walking.- Yeah.

0:38:08 > 0:38:11We like the people as well, it's always very friendly around here.

0:38:11 > 0:38:13It's a different way of life here, isn't it?

0:38:13 > 0:38:15It's a different way of life, it's quieter,

0:38:15 > 0:38:17you're away from the maddening crowd, as they say.

0:38:17 > 0:38:20Just be careful of your footing, it might be a little bit slippy.

0:38:20 > 0:38:22'When passengers want to call the water taxi,

0:38:22 > 0:38:26'there's a very high-tech signalling method.'

0:38:26 > 0:38:28Let's hope he's watching.

0:38:30 > 0:38:33- Morning, welcome aboard.- Thank you. - It's a nice bright morning.

0:38:33 > 0:38:36- Isn't it gorgeous?- Fantastic.- I can see why you're out walking today.

0:38:36 > 0:38:37- Yeah, yeah.- It's amazing.

0:38:37 > 0:38:39This isn't a free ride, you know that, don't you?

0:38:39 > 0:38:41THEY TALK OVER EACH OTHER

0:38:41 > 0:38:44- We've got to pay the ferryman, yeah. - He's the guy with the money.

0:38:44 > 0:38:47You've got to pay the boatman.

0:38:48 > 0:38:52My worry is, now, lads, have you got your land legs or your sea legs?

0:38:52 > 0:38:54Well, we don't know.

0:38:54 > 0:38:57'In the past, the ferry was used to transport livestock to the

0:38:57 > 0:38:58'markets in Falmouth.

0:38:58 > 0:39:01'The cart and driver travelled onboard

0:39:01 > 0:39:03'and the horse swam behind.

0:39:03 > 0:39:07'With passengers disembarked, Ian's letting me take the helm.'

0:39:07 > 0:39:11- Right, you're in charge, skipper. - Should you always... If something's coming towards you,

0:39:11 > 0:39:14you should always pass on one side, should you?

0:39:14 > 0:39:16There is an etiquette but a lot of people that own boats don't

0:39:16 > 0:39:19- actually know what it is but if you...- Explain it to me.

0:39:19 > 0:39:22- Yes, it's passing port to port. - OK, left to left? Yes.

0:39:22 > 0:39:24But, as you'll see...

0:39:24 > 0:39:28- I mean, the ferry actually has right of way over everything. - Does it?!

0:39:28 > 0:39:30However, we're not a very big ferry so, sometimes,

0:39:30 > 0:39:33- discretion is the better part of valour.- Yield to the larger.

0:39:33 > 0:39:34Indeed, indeed.

0:39:34 > 0:39:37Do you want to just head a little bit over to the right, or starboard.

0:39:37 > 0:39:40Starboard, aye-aye, skipper.

0:39:40 > 0:39:43Now, Ian, I've seen you do this and you make it look very easy

0:39:43 > 0:39:45but this is your livelihood, so I think I'm going to hand over

0:39:45 > 0:39:48- to you now.- Yeah, OK.- This looks really tricky because you have to go

0:39:48 > 0:39:52in fairly fast and then hard round to the starboard side, don't you?

0:39:52 > 0:39:55Yeah, it all depends on the weight you have in the ferry, as well,

0:39:55 > 0:39:58the wind, the tide and how much water we've got below us,

0:39:58 > 0:40:00so there's lots of factors to take into account.

0:40:00 > 0:40:03Whatever you do, don't feel pressure.

0:40:03 > 0:40:04LAUGHTER

0:40:04 > 0:40:10Look at that, look at that, expertly done, sir.

0:40:10 > 0:40:14- Do I need to tie anything off?- You can tie the front rope up for us.

0:40:15 > 0:40:19- That's it, perfect.- I think the setting makes it all, doesn't it?

0:40:19 > 0:40:23- It is beautiful, it is lovely.- I wish you all the very best of luck... - Thank you.

0:40:23 > 0:40:26- ..it's a wonderful tradition, I hope it keeps on going for many years. - Thank you.

0:40:26 > 0:40:29- Take care.- All right, cheers now.

0:40:29 > 0:40:32'Ian's found his slice of paradise in Cornwall, I just

0:40:32 > 0:40:34'hope our buyers can do the same.'

0:40:40 > 0:40:43Well, by my reckoning, there's just one property that's in the running.

0:40:43 > 0:40:47Time to find out what Claire and Steve want to do about it.

0:40:50 > 0:40:52So three properties down, I'm pretty

0:40:52 > 0:40:54sure the Mystery House isn't for you.

0:40:54 > 0:40:57That leaves two to choose from, properties one and two.

0:40:57 > 0:40:59Where are you at the moment?

0:40:59 > 0:41:02Well, we like the second house we saw very much

0:41:02 > 0:41:05and we would consider living there, it's a lovely house.

0:41:05 > 0:41:09Yeah, it fitted us, I think, it ticked all the boxes.

0:41:09 > 0:41:12Are you surprised you've found a house

0:41:12 > 0:41:15that marries up to your wish list?

0:41:15 > 0:41:17Yeah, I think I am.

0:41:17 > 0:41:21- I was surprised at how much house number two had.- Yeah.

0:41:21 > 0:41:24I was... And the price of it,

0:41:24 > 0:41:27I was really surprised because I was sure it was over budget.

0:41:27 > 0:41:29Well, you did get an awful lot for your money there,

0:41:29 > 0:41:32in a really nice part of the world.

0:41:32 > 0:41:33So if you buy that house,

0:41:33 > 0:41:37- what on earth are you going to do with all that land? Five acres.- Hmm.

0:41:37 > 0:41:40- Vegetables.- Well, it's self-sufficiency, isn't it?

0:41:40 > 0:41:44Wouldn't that be amazing? So what's the next step for you guys?

0:41:44 > 0:41:47I think we need to look into that house a bit more,

0:41:47 > 0:41:49we need to look at it again, look at the area,

0:41:49 > 0:41:53look how it works for William and college and that kind of thing.

0:41:53 > 0:41:54Are you excited now?

0:41:54 > 0:41:58You sound like you're a lot closer to finding this dream house.

0:41:58 > 0:42:01- Yeah, yeah.- Yep, absolutely.- Yeah, it's really...

0:42:01 > 0:42:04It's just nice to see that houses like that are about.

0:42:04 > 0:42:07- Well, whatever happens, do please let me know.- Yes.- Sure.

0:42:07 > 0:42:10- Good luck.- Thank you.- Thank you.

0:42:13 > 0:42:16Bearing in mind that Claire and Steve were after a property with

0:42:16 > 0:42:18so many facets, I think this was always going to be

0:42:18 > 0:42:21an exercise in pragmatism, to some extent.

0:42:21 > 0:42:23But I do hope they think long and hard about house number two

0:42:23 > 0:42:26because, well, let's face it, it gives them

0:42:26 > 0:42:28pretty much everything they said they're after, from the land,

0:42:28 > 0:42:30the house itself, to the outbuildings,

0:42:30 > 0:42:34all within budget, in a part of the world they both love.

0:42:34 > 0:42:37So fingers crossed the second viewing does go very well

0:42:37 > 0:42:41and, who knows, we may have found two new Cornish residents.

0:42:41 > 0:42:43See you next time.

0:42:43 > 0:42:46Claire and Steve have had an offer accepted on a home which is

0:42:46 > 0:42:49just five miles from the second property we should them.

0:42:49 > 0:42:52They're preparing for the move and William's even been to some

0:42:52 > 0:42:55taster days at, what will soon be, his new college.

0:42:55 > 0:42:58If you'd like to Escape to the Country in Northern Ireland,
