0:00:02 > 0:00:04Here I am, just as one of the biggest events

0:00:04 > 0:00:07in the agricultural calendar starts warming up.

0:00:07 > 0:00:10It's held over three counties, and it's over 200 years old.

0:00:10 > 0:00:14But what's its name, and where am I? Find out in just a moment.

0:00:31 > 0:00:35Today's tricky mission is to help two independent brothers who are

0:00:35 > 0:00:38pooling resources and moving in together.

0:00:38 > 0:00:41And it's not long before sibling rivalry is in full swing.

0:00:41 > 0:00:44You should listen to your older brother, who is exactly right.

0:00:44 > 0:00:47- I never do that.- Not when it comes to spending money, anyway.

0:00:47 > 0:00:48Definitely, no.

0:00:48 > 0:00:52So, can they ever agree on how the property will be divided?

0:00:52 > 0:00:55You're going to have to fight over who gets this bedroom.

0:00:55 > 0:00:57No contest.

0:01:00 > 0:01:02Today we are house-hunting in Herefordshire,

0:01:02 > 0:01:06and they are the hosts of this year's Royal Three Counties Show,

0:01:06 > 0:01:09which takes place in the show grounds here in Malvern, but the

0:01:09 > 0:01:13hosts rotate between Worcestershire, Gloucestershire and Herefordshire.

0:01:13 > 0:01:17It's now in its 219th year and it's a rich celebration of everything

0:01:17 > 0:01:20that is great about British agriculture.

0:01:20 > 0:01:24It's also the biggest equine and livestock show in England, and

0:01:24 > 0:01:29we'll be coming back later in our show to visit this very rich slice

0:01:29 > 0:01:30of Herefordshire life.

0:01:32 > 0:01:34Lying in the West Midlands, the landlocked and

0:01:34 > 0:01:37largely agricultural county of Herefordshire features

0:01:37 > 0:01:41some of the most attractive countryside in the UK.

0:01:41 > 0:01:44With around 6,000 listed buildings and structures,

0:01:44 > 0:01:47Herefordshire's fascinating historic path can be traced back for at least

0:01:47 > 0:01:53900 years, with records that can be found in the Domesday Book of 1086.

0:01:53 > 0:01:57At its heart is the city and county town of Hereford, with a beautiful

0:01:57 > 0:02:0112th century cathedral that dominates the skyline.

0:02:01 > 0:02:05This Gothic masterpiece has a soaring central tower rising above

0:02:05 > 0:02:11the city's quaint, narrow streets and reaches a height of 165 feet.

0:02:11 > 0:02:15Herefordshire has more than its fair share of unspoiled countryside,

0:02:15 > 0:02:19with two designated Areas of Outstanding Natural Beauty.

0:02:19 > 0:02:24One of these is the sprawling Wye Valley, that covers 126 square miles

0:02:24 > 0:02:27and takes its name from the River Wye that runs through it.

0:02:27 > 0:02:31Head north in the county and you find the estate of Castle Frome,

0:02:31 > 0:02:36once owned by King Harold before the Norman Conquest.

0:02:36 > 0:02:39The name Frome can also be found in the nearby villages of Canon Frome

0:02:39 > 0:02:43and Bishops Frome, and supposedly comes from the Latin

0:02:43 > 0:02:44meaning "beautiful".

0:02:44 > 0:02:47Certainly, all the Fromes seems like peaceful and idyllic places

0:02:47 > 0:02:49to set up home.

0:02:49 > 0:02:52So, with a rich canvas of stunning architecture and dramatic natural

0:02:52 > 0:02:57beauty, Herefordshire is high on the list when hunting for relief

0:02:57 > 0:02:58from a chaotic city lifestyle.

0:03:02 > 0:03:05If you're looking for a truly rural escape to the country,

0:03:05 > 0:03:08then Herefordshire could be the answer, because it's one of

0:03:08 > 0:03:11the most sparsely populated counties in England.

0:03:11 > 0:03:14It also has very alluring property prices.

0:03:14 > 0:03:19The average price for a detached house in the county is £270,000,

0:03:19 > 0:03:23which is £30,000 less than the national figure.

0:03:23 > 0:03:25So who's been attracted to this wonderful county?

0:03:25 > 0:03:29Well, let's meet them and find out what they're looking for.

0:03:29 > 0:03:33Web designer Kerry and his older brother, IT consultant Tim,

0:03:33 > 0:03:37are looking to trade in urban life for a move to the country.

0:03:37 > 0:03:40As typical of most siblings, they haven't lived together since

0:03:40 > 0:03:43their childhood, so moving back in with one another

0:03:43 > 0:03:46won't be without its challenges.

0:03:46 > 0:03:50We've both lived by ourselves for a number of years and we've probably

0:03:50 > 0:03:56both got our own quirks, is probably the best expression for it.

0:03:56 > 0:03:58I'm the extrovert of the family.

0:03:58 > 0:04:01Tim is the more reserved, cautious member of the family.

0:04:01 > 0:04:04I'm the one that goes more for substance,

0:04:04 > 0:04:06and Kerry goes more for style.

0:04:06 > 0:04:08Someone has to!

0:04:08 > 0:04:11Kerry has recently sold his first home in Kent,

0:04:11 > 0:04:15but Tim has remained at his parents' 1950s property,

0:04:15 > 0:04:17in Hornchurch in Essex.

0:04:17 > 0:04:20They're now temporarily under that same roof again,

0:04:20 > 0:04:24back in the family home, and it's from here the brothers plan

0:04:24 > 0:04:27to sell up and relocate together.

0:04:27 > 0:04:30One of the driving factors of getting a property together,

0:04:30 > 0:04:33I think, is we're both conscious of the fact that we're not

0:04:33 > 0:04:35getting any younger. And, as you're getting older,

0:04:35 > 0:04:38if you're living by yourself and there is a problem,

0:04:38 > 0:04:41there's no-one there that is going to know about it.

0:04:41 > 0:04:43So, realistically,

0:04:43 > 0:04:47if both of us are there, we can both keep an eye out for each other.

0:04:47 > 0:04:49And it makes sense.

0:04:50 > 0:04:53Not surprisingly, Hornchurch has changed quite a bit

0:04:53 > 0:04:57since the brothers' childhood years of the 1950s,

0:04:57 > 0:04:59and for Tim, enough is enough.

0:04:59 > 0:05:01This area is getting busier and busier.

0:05:01 > 0:05:05At the moment, I have to drive across the Dartford Crossing to work

0:05:05 > 0:05:08three days a week, and it can be an absolute nightmare.

0:05:08 > 0:05:11One day, I can get across in half an hour and another day,

0:05:11 > 0:05:13it might take me an hour and a half.

0:05:13 > 0:05:16I think it would be just nice to get out to the country where you don't

0:05:16 > 0:05:18have all these sorts of problems.

0:05:18 > 0:05:21Both brothers have friends in the western portion of the UK,

0:05:21 > 0:05:25so the decision as to where to move was swift and unanimous.

0:05:25 > 0:05:28We decided on looking at Herefordshire because

0:05:28 > 0:05:31it's a beautiful area. The Wye Valley is great,

0:05:31 > 0:05:33and Hereford is obviously a great city.

0:05:33 > 0:05:37I have friends in Devon which I get to see rarely because

0:05:37 > 0:05:39of the distance from Kent.

0:05:39 > 0:05:43Tim has friends in Worcester, so it's great for that as well.

0:05:44 > 0:05:48Both Kerry and Tim believe a move to the country will free up more time

0:05:48 > 0:05:51for leisure, both on the ground and in the air.

0:05:51 > 0:05:53We both have an interest in aviation.

0:05:53 > 0:05:57Kerry has a power licence, although he hasn't flown for some time.

0:05:57 > 0:06:01I used to glide in my younger years, and I'm hoping to take that up again

0:06:01 > 0:06:04because there are gliding sites in Herefordshire.

0:06:04 > 0:06:07Whereas here, it's basically impossible these days.

0:06:07 > 0:06:10Too much controlled airspace.

0:06:11 > 0:06:14But whatever interests they may share, neither Kerry nor Tim

0:06:14 > 0:06:18are under any illusion about how demanding this move might be.

0:06:18 > 0:06:21I think, inevitably, it will present a bit of a challenge to us when

0:06:21 > 0:06:25we find a place together, because we have contrasting personalities.

0:06:25 > 0:06:27But, at the end of the day,

0:06:27 > 0:06:30compromise is going to have to be the word of the day.

0:06:34 > 0:06:37Kerry and Tim would like an easier commute to see their friends

0:06:37 > 0:06:41in Devon and Worcestershire, so we are concentrating our search

0:06:41 > 0:06:42to the southern half of the county.

0:06:43 > 0:06:46I'm catching up with them both in Herefordshire to discover what they

0:06:46 > 0:06:50each hope to achieve from that ideal country property.

0:06:51 > 0:06:52Welcome to Herefordshire.

0:06:52 > 0:06:54- Thank you.- It's a little rainy, so we're indoors,

0:06:54 > 0:06:56but we're going to be outside a lot.

0:06:56 > 0:06:59So, two brothers in one big house. How's that going to work?

0:06:59 > 0:07:01What are we kind of looking for to make that happen?

0:07:01 > 0:07:07Erm, probably a massive iron gate between the two halves.

0:07:07 > 0:07:10- Are you looking for wings? - Two separate villages.

0:07:10 > 0:07:15No, it really comes down to we want to have a property that

0:07:15 > 0:07:19has combined utilities and things, kitchen and this, that and

0:07:19 > 0:07:23the other, but at the same time, our own personal space as well.

0:07:23 > 0:07:25I mean, we watch TV together and do things together,

0:07:25 > 0:07:28but there are times when we just need to be apart,

0:07:28 > 0:07:31because there are times when we, frankly,

0:07:31 > 0:07:33can drive each other a little bit potty.

0:07:33 > 0:07:37In terms of practical layout, would that be, say, two sitting rooms,

0:07:37 > 0:07:39and one communal kitchen?

0:07:39 > 0:07:42I think it's going to be a case of seeing a place and knowing

0:07:42 > 0:07:45how it will work. Sure. If I've got, sort of a large bedroom,

0:07:45 > 0:07:50where I've got room to have almost a bedroom where I can watch TV

0:07:50 > 0:07:55as well, with maybe an armchair or a sofa in there...

0:07:55 > 0:07:56What about style?

0:07:56 > 0:07:59Are you fussed about the age or the style of the property?

0:07:59 > 0:08:02I don't want to go for anything that's going to be very

0:08:02 > 0:08:04high maintenance, and I definitely don't want thatched,

0:08:04 > 0:08:07because it's just too much maintenance.

0:08:07 > 0:08:08OK. So, no thatch.

0:08:08 > 0:08:11But in terms of style, Kerry, do you have any specific wish list?

0:08:11 > 0:08:13I'm reasonably open.

0:08:13 > 0:08:16Obviously, I'm looking for something that's got character.

0:08:16 > 0:08:19That doesn't mean to say it has to be old. It could be new.

0:08:19 > 0:08:22My taste is relatively contemporary, I think, in terms of decor.

0:08:22 > 0:08:25And remind me again of your budget.

0:08:25 > 0:08:27We're looking at a maximum of 800,000.

0:08:27 > 0:08:29Well, that goes quite a long way in Herefordshire,

0:08:29 > 0:08:32so hopefully we're going to find you a nice, big house

0:08:32 > 0:08:34that you can divide up as you see fit.

0:08:34 > 0:08:35- Yes.- Well, we hope so.

0:08:35 > 0:08:38So, perhaps we should head out and go and see these houses.

0:08:38 > 0:08:39Excellent.

0:08:41 > 0:08:43With a budget of £800,000,

0:08:43 > 0:08:46Kerry and Tim have set us the challenge of finding the right

0:08:46 > 0:08:49character property to suit them both,

0:08:49 > 0:08:52and preferably something contemporary for Kerry.

0:08:52 > 0:08:55The brief is pretty open, but they have specified a need

0:08:55 > 0:08:59for a large kitchen/diner and separate living areas.

0:08:59 > 0:09:03We've found a fantastic and contrasting range of properties to

0:09:03 > 0:09:07show our brothers, but the attached price tags won't be revealed until

0:09:07 > 0:09:11the end of each tour. If they decide they need even more independence,

0:09:11 > 0:09:14our Mystery House could offer them the ultimate getaway.

0:09:20 > 0:09:23For our first property, we're travelling to Upper Dormington, just

0:09:23 > 0:09:27on the edge of the Wye Valley Area of Outstanding Natural Beauty.

0:09:28 > 0:09:30Close by is the village of Fownhope.

0:09:30 > 0:09:32Nestling on the banks of the River Wye,

0:09:32 > 0:09:35the village is surrounded by unspoiled countryside.

0:09:36 > 0:09:39There's a variety of shops, including a butcher's

0:09:39 > 0:09:42and a general store, and local residents are spoilt for choice

0:09:42 > 0:09:46when it comes to a drink as Fownhope has two popular watering holes.

0:09:47 > 0:09:50Our first house is four miles to the north,

0:09:50 > 0:09:54in Upper Dormington, and a long driveway brings us to

0:09:54 > 0:09:57the property's superbly commanding, elevated position.

0:09:59 > 0:10:01The weather didn't hold off, but...

0:10:01 > 0:10:04- No.- But if you love the house in the rain, you'll love it in the sun.

0:10:04 > 0:10:05- Well. - Ah-ha.

0:10:05 > 0:10:09So, I'm interested in your first impressions of the feel and the look

0:10:09 > 0:10:10of the property.

0:10:10 > 0:10:13There's quite a nice feel about the outside of it and leading up to it.

0:10:13 > 0:10:15- It looks quite welcoming. - How about you, Tim?

0:10:15 > 0:10:18Yeah. I mean, the gardens in front of it look very nice.

0:10:18 > 0:10:21The house itself, it's a bit deceptive.

0:10:21 > 0:10:24It's probably bigger than it looks from the outside.

0:10:24 > 0:10:27There's lots to look at, so we should get going.

0:10:27 > 0:10:28- Yes. OK. - Have a peek.

0:10:28 > 0:10:30- Looking forward to it. - Shall we head inside?

0:10:30 > 0:10:32Yeah. Let's get out of the rain.

0:10:34 > 0:10:37'Built in the roaring '20s, this attractive family house

0:10:37 > 0:10:42'has been extensively renovated over the past seven years by the current

0:10:42 > 0:10:46'owners, and stands in 1.5 acres of stunning landscaped gardens.

0:10:47 > 0:10:50'We're heading straight into what many consider to be

0:10:50 > 0:10:52'the heart of the home.'

0:10:52 > 0:10:54Come on in to the kitchen.

0:10:54 > 0:10:56Wow! Big kitchen.

0:10:56 > 0:11:00Big and cosy as well, because you've got a great big log burner there.

0:11:00 > 0:11:01This used to be the stairwell.

0:11:01 > 0:11:04They kind of knocked back to open up this space.

0:11:05 > 0:11:07What do you think of the kitchen?

0:11:07 > 0:11:10At first glance, I'm not convinced that there's enough

0:11:10 > 0:11:13of a kitchen area, in terms of storage and work space.

0:11:13 > 0:11:14Oh, right.

0:11:14 > 0:11:17So much are you looking for? Because there's quite a lot here.

0:11:17 > 0:11:19We're used to, I think both of us,

0:11:19 > 0:11:23to more of an open layout for the kitchen with more storage space.

0:11:23 > 0:11:26It does concern me a little that it looks like there's nowhere

0:11:26 > 0:11:28for a good-sized fridge freezer, for example.

0:11:28 > 0:11:31So the fridge is just around the corner. Just to explain,

0:11:31 > 0:11:34there's a corridor and a big utility room on the other side of there.

0:11:34 > 0:11:36- So there is more space. - Right, OK.

0:11:36 > 0:11:38I don't get the sort of wow factor when I look at it,

0:11:38 > 0:11:41if you know what I mean. It's a very personal thing.

0:11:41 > 0:11:43You either like something or you don't,

0:11:43 > 0:11:45and sometimes you can't always say why.

0:11:45 > 0:11:49'It looks like our pair of direct and frank brothers could end up

0:11:49 > 0:11:51'being hard to please.

0:11:51 > 0:11:56'If this 24-foot long kitchen wasn't enough, there's an extension,

0:11:56 > 0:11:57'that, along with the utility room,

0:11:57 > 0:12:02'provides a twin bedroom and a covered outdoor dining area.

0:12:02 > 0:12:05'With a little modification, this space could work as a living area

0:12:05 > 0:12:08'for one of the brothers. And down the opposite end of the property is

0:12:08 > 0:12:12'what could be a second reception space for brother number two.'

0:12:12 > 0:12:15This is the original sitting room of the house.

0:12:15 > 0:12:18Got a log burner here. So this is more of the snug room, the TV room.

0:12:18 > 0:12:20It's quite small, I would say.

0:12:20 > 0:12:23- Yeah?- Yeah. If I'm honest, yes, I would have thought so, yes.

0:12:23 > 0:12:26Of course, there's also the possibility of doing

0:12:26 > 0:12:29sort of upside down living, so that you convert some of the bedrooms

0:12:29 > 0:12:31into kind of studies or even sitting rooms.

0:12:31 > 0:12:34Yeah. I mean, that's certainly a consideration.

0:12:34 > 0:12:36Obviously it depends what the layout is.

0:12:36 > 0:12:37So, we go and have a look.

0:12:37 > 0:12:39Because this is a house on three levels.

0:12:39 > 0:12:41So we're going to go up into the roof.

0:12:41 > 0:12:44You're going to have to fight over who gets this bedroom.

0:12:44 > 0:12:45No contest!

0:12:47 > 0:12:49'Up on the first floor, there are four bedrooms.

0:12:49 > 0:12:51'Three are generous sized doubles,

0:12:51 > 0:12:55'all with great light and fantastic views.

0:12:55 > 0:12:58'The fourth bedroom is currently being used as a study,

0:12:58 > 0:12:59'plus there's a family bathroom.

0:13:00 > 0:13:04'But we're heading up to the second floor to the generous master.'

0:13:06 > 0:13:08So this is the bedroom in the roof.

0:13:08 > 0:13:11- Wow! Yeah.- On the other side of that there's a very nice

0:13:11 > 0:13:14en suite bathroom with a beautiful copper, beaten copper tub,

0:13:14 > 0:13:19so you can sit and watch the sunset. So, in terms of size and space,

0:13:19 > 0:13:21what are you looking for for your bedrooms?

0:13:21 > 0:13:24Personally, I would want a bedroom with an en-suite.

0:13:24 > 0:13:26- I know Tim would as well. - Yeah.

0:13:26 > 0:13:28It's not as big as I had envisaged it would be.

0:13:28 > 0:13:32The layout of it is not conducive to being able to spread out

0:13:32 > 0:13:35and have our own personal space.

0:13:35 > 0:13:39To my mind, it still seems actually quite a small house overall.

0:13:39 > 0:13:42One has to consider if we're getting relatives and friends coming down

0:13:42 > 0:13:45from, you know, Essex or wherever, to visit,

0:13:45 > 0:13:47this definitely wouldn't work.

0:13:47 > 0:13:51'Not quite the response I was expecting for this vast three-storey

0:13:51 > 0:13:55'property. Both brothers are clearly struggling to see the potential.

0:13:55 > 0:13:59'Let's hope space isn't an issue in the acre-plus of land.

0:14:01 > 0:14:05'The ample terraced grounds are well stocked with established plants

0:14:05 > 0:14:08'and shrubs. This place has a real secret garden feel,

0:14:08 > 0:14:14'with secluded pathways leading to hedge-lined private spaces, and a

0:14:14 > 0:14:17'host of outbuildings includes a games room with breathtaking views.'

0:14:19 > 0:14:22You've got this lovely summer house, party house,

0:14:22 > 0:14:26with an outdoor barbecue area.

0:14:26 > 0:14:29Full-sized tennis court, and this used to be a paddock for the horses,

0:14:29 > 0:14:31actually, but the present owners landscaped it.

0:14:31 > 0:14:33Is this the right sort of size grounds?

0:14:33 > 0:14:35Actually, it's a bit difficult to determine,

0:14:35 > 0:14:39because obviously it's so tiered, and terraced.

0:14:39 > 0:14:42I can see there's quite a lot of high-maintenance planting here.

0:14:42 > 0:14:45And I've got visions of a sit-on lawn mower, so possibly...

0:14:45 > 0:14:48- So you want flat? - Flat.- Yes.

0:14:48 > 0:14:50What do you think this one's on the market for?

0:14:50 > 0:14:53Difficult one. I think it's definitely the lower end

0:14:53 > 0:14:58of the budget. I'd probably go with £665,000.

0:14:58 > 0:15:01I was going to say slightly lower at £650,000.

0:15:01 > 0:15:04Well, this is a bit higher than that. It's on at 695.

0:15:04 > 0:15:06- OK.- There's quite a lot to look at,

0:15:06 > 0:15:08so I encourage you to have a wander around.

0:15:08 > 0:15:10Be careful, it's a bit slippy.

0:15:10 > 0:15:12And just see what you like, what you don't like.

0:15:12 > 0:15:13- OK. - Great, thank you.

0:15:17 > 0:15:20At some £100,000 under budget,

0:15:20 > 0:15:25this impressive three-storey 1920s character house features

0:15:25 > 0:15:29a huge kitchen-diner, six bedrooms, and a range of outbuildings.

0:15:29 > 0:15:32All in 1.5 acres of beautifully landscaped gardens,

0:15:32 > 0:15:35with views over the Wye Valley.

0:15:35 > 0:15:40First impressions, I think when we arrived and looked up at the house,

0:15:40 > 0:15:43I loved the terraced gardens leading up to the property.

0:15:43 > 0:15:44And the view is lovely.

0:15:44 > 0:15:47I mean, especially looking out from the upper floors of the property,

0:15:47 > 0:15:50you can see right out across the hills.

0:15:50 > 0:15:52But I think the downstairs living space wouldn't work.

0:15:52 > 0:15:55I don't think the kitchen was right for us.

0:15:55 > 0:15:57Not enough storage space. Not enough work space.

0:15:57 > 0:16:00I don't honestly think we could make this work

0:16:00 > 0:16:03even with a substantial amount of modifications.

0:16:03 > 0:16:07The layout of the overall footprint of the house is just basically wrong

0:16:07 > 0:16:08for us, I think.

0:16:10 > 0:16:13- Right, guys, you all done? - Yes. Thanks.- Very good.

0:16:13 > 0:16:15So, we're ready.

0:16:15 > 0:16:19- If you close the door, we'll head on to property number two.- OK.

0:16:27 > 0:16:30So, when was the last time you actually lived together as brothers?

0:16:32 > 0:16:34- 40 years ago.- And you stayed in the family home, Tim.

0:16:34 > 0:16:36If you've lived there your whole life,

0:16:36 > 0:16:37how are you feeling about leaving it?

0:16:37 > 0:16:39Well, it will be a wrench, to be quite honest.

0:16:39 > 0:16:42I mean, it's not just the house, it's the neighbourhood.

0:16:42 > 0:16:44I have very, very good neighbours.

0:16:46 > 0:16:48Nice people both sides of the road.

0:16:48 > 0:16:50You know, it will be a wrench.

0:16:50 > 0:16:54But, you know, I suppose things can't stay the same forever.

0:16:54 > 0:16:56I've always been a bit of a nomad.

0:16:56 > 0:16:59I've lived in various different places over my life, so

0:16:59 > 0:17:02I don't think it's as daunting for me as it will be for Tim.

0:17:07 > 0:17:10Our next house is located in Rowlestone, nestling in

0:17:10 > 0:17:13the Golden Valley of Herefordshire, close to the Welsh border.

0:17:13 > 0:17:18Just 2.5 miles to the west are all the amenities of Ewyas Harold.

0:17:18 > 0:17:22This quaint, peaceful parish features a church dating back to

0:17:22 > 0:17:25the 13th century, and the surrounding streets offer

0:17:25 > 0:17:27a butcher's, a restaurant and pub,

0:17:27 > 0:17:31a small library, and a Post Office with attached general store.

0:17:32 > 0:17:35Our second property is on the fringes of Rowlestone village.

0:17:36 > 0:17:38Dan-dan-da! Great views.

0:17:38 > 0:17:41- Amazing.- Yeah! - It is really good.

0:17:41 > 0:17:43And a great property, I think.

0:17:43 > 0:17:45Wow, that is really nice.

0:17:45 > 0:17:47That is impressive. That is impressive.

0:17:47 > 0:17:49I think that's very inviting.

0:17:49 > 0:17:50It was a wow. Was it a wow from you?

0:17:50 > 0:17:52Yes, almost.

0:17:52 > 0:17:54It's as big as a wow as you'll ever get from Tim.

0:17:54 > 0:17:58- That's right.- No, initial reaction is, looking very promising,

0:17:58 > 0:18:00I have to say.

0:18:00 > 0:18:01- Mm. Very. - Shall we look inside?

0:18:01 > 0:18:04- Yes, absolutely. - Love to.

0:18:04 > 0:18:08'A solid start to this 200-year-old stone-built barn,

0:18:08 > 0:18:13'which has been lovingly restored to a very high spec, and with its

0:18:13 > 0:18:16'large outbuilding, it could offer our brothers an ideal set-up.

0:18:16 > 0:18:19'But we're beginning the tour in the main house,

0:18:19 > 0:18:22'down in the lower portion of the split-level ground floor.'

0:18:23 > 0:18:27Come on into this crucial room - the kitchen.

0:18:27 > 0:18:29This is sort of an undercroft kitchen.

0:18:29 > 0:18:32This was excavated out to give you all of this space.

0:18:32 > 0:18:34Is this big enough?

0:18:34 > 0:18:35Heading that way.

0:18:35 > 0:18:38"Heading" that way. My God! How big do you want your kitchen to be?

0:18:38 > 0:18:40Huge! Huge!

0:18:40 > 0:18:44My only initial reaction would be, it's quite dark in here. Because of

0:18:44 > 0:18:47the low ceiling as well, it does feel a bit sort of oppressive,

0:18:47 > 0:18:50- if you know what I mean.- Well, let's look around the rest of the house,

0:18:50 > 0:18:52because upstairs I think you won't complain about the light,

0:18:52 > 0:18:54because it gets bigger and grander.

0:19:00 > 0:19:02So, sweeping staircase.

0:19:02 > 0:19:06- Yes.- Up into this, the main heart of the house.

0:19:06 > 0:19:09As you can see, it's got high ceilings.

0:19:09 > 0:19:12- Yes, indeed. - It's a bit like a mini-cathedral.

0:19:12 > 0:19:16I've always liked vaulted ceilings and barn conversions are the place

0:19:16 > 0:19:18to get those, basically, aren't they?

0:19:18 > 0:19:20Upstairs is a sort of office space,

0:19:20 > 0:19:23which has views obviously down the three levels.

0:19:23 > 0:19:25- Excellent! - What do you think?

0:19:25 > 0:19:27- It's a very attractive room. - Yes. It is.

0:19:27 > 0:19:30- Certainly can't complain about the height of the ceiling.- No.

0:19:30 > 0:19:33Is this going to be a sort of place where the two of you can

0:19:33 > 0:19:36- imagine hanging out? - As with any other property,

0:19:36 > 0:19:40I think what the rest of the property brings is going to dictate

0:19:40 > 0:19:43whether this works, if that makes sense, because, you know,

0:19:43 > 0:19:47needing space to be able to shut ourselves away if we want to,

0:19:47 > 0:19:51but certainly a very encouraging start, without a doubt.

0:19:51 > 0:19:54The good thing about this property is there are lots of other spaces.

0:19:54 > 0:19:59- Let's go and look at the other wing that you could occupy.- OK.

0:19:59 > 0:20:03'This impressive property has a plethora of living accommodation.

0:20:03 > 0:20:06'On the split-level ground floor there are two bedrooms,

0:20:06 > 0:20:09'a family bathroom, as well as yet another sitting room, which could

0:20:09 > 0:20:14'offer some solitude when one of our brothers needs some private space.

0:20:14 > 0:20:15'Like all the rooms downstairs,

0:20:15 > 0:20:19'this reception area benefits from underfloor heating.

0:20:19 > 0:20:20'And with a southerly aspect,

0:20:20 > 0:20:25'it enjoys great views across the garden and the countryside beyond.

0:20:25 > 0:20:28'Of the two generously-sized double bedrooms, one has French doors

0:20:28 > 0:20:31'leading straight on to the rear portion of the garden.

0:20:31 > 0:20:35'It also has an en-suite shower room.

0:20:35 > 0:20:37'This property just keeps on giving.

0:20:37 > 0:20:40'The first floor, like the ground, is also split-level,

0:20:40 > 0:20:42'squeezing every inch of accommodation out of this

0:20:42 > 0:20:45'extraordinary barn conversion.

0:20:45 > 0:20:48'Up here, there are a further three good-sized bedrooms,

0:20:48 > 0:20:50'all with very unique features.

0:20:50 > 0:20:54'One nestles beneath characterful original beams and has a barn door,

0:20:54 > 0:20:57'with stairs leading down to the garden.

0:20:57 > 0:21:01'There's a compact family bathroom, which also serves a single bedroom,

0:21:01 > 0:21:04'again with direct access out to the garden.

0:21:04 > 0:21:07'Next stop for us is the largest of the bedrooms.'

0:21:09 > 0:21:11This is the grandest.

0:21:11 > 0:21:13- Oh, right. - That's grand.

0:21:13 > 0:21:17What's even grander is the rather fantastic en suite.

0:21:18 > 0:21:21- Golly, that's a big bathroom. - That's pretty enormous.

0:21:21 > 0:21:23- It's a big 'un, isn't it? - Yes.

0:21:23 > 0:21:25Far larger than you'd want, Tim.

0:21:27 > 0:21:30Well, come back in here, we can talk about the bedrooms in general,

0:21:30 > 0:21:32because the thing about this property is,

0:21:32 > 0:21:35it's going to be true of all big properties, is there's going to be

0:21:35 > 0:21:39a big master and the other rooms are going to be smaller.

0:21:39 > 0:21:42But from what you've seen, do you think that's, you know...?

0:21:42 > 0:21:48It's nice. I mean, obviously I think that our idea in terms of bedrooms

0:21:48 > 0:21:51wouldn't be so much that the bedrooms themselves had to be huge,

0:21:51 > 0:21:57but we'd like to, if at all possible to go for bedrooms that both had

0:21:57 > 0:22:00reasonable size en suites.

0:22:00 > 0:22:03I mean, there's a lot of positives so far.

0:22:03 > 0:22:06'I must say, after quite an underwhelming response to the

0:22:06 > 0:22:10'property this morning, Tim and Kerry seem overwhelmed by

0:22:10 > 0:22:12'what's on offer here.

0:22:12 > 0:22:16'Outside, it is smaller, but there's a chance of sibling separation,

0:22:16 > 0:22:19'for one of them could make the self-contained studio their own.

0:22:21 > 0:22:24'The garden is beautifully landscaped, with gravel pathways

0:22:24 > 0:22:27'and beds stocked with mature plants and shrubs.

0:22:27 > 0:22:31'For relaxing, there's a smart patio area, complete with a hot tub.

0:22:32 > 0:22:34'Parking shouldn't be an issue,

0:22:34 > 0:22:37'thanks to an enormous timber car port. And if all this

0:22:37 > 0:22:41'wasn't enough, the property also boasts staggering views.'

0:22:43 > 0:22:45Is this kind of the right size?

0:22:45 > 0:22:50In terms of the actual land, it's less than we would have hoped for.

0:22:50 > 0:22:52It's beautifully laid out.

0:22:52 > 0:22:54The view is amazing.

0:22:54 > 0:22:57But again, compromise is always going to be the key word, I think,

0:22:57 > 0:22:59with any property that we look at.

0:22:59 > 0:23:00What do you think's the value of this one?

0:23:00 > 0:23:04Price-wise, I would say probably looking at £795,000.

0:23:04 > 0:23:07I'd probably go lower, to be perfectly honest.

0:23:07 > 0:23:09I would probably go at £745,000.

0:23:09 > 0:23:11Right. Well, you should listen to your older brother,

0:23:11 > 0:23:15- because he's exactly on the money. - At 795.- 795.- OK.

0:23:15 > 0:23:17So, armed with that fact, do have another ferret around,

0:23:17 > 0:23:20because there's quite a lot to take in, I appreciate that.

0:23:20 > 0:23:22And then when you've had a good look,

0:23:22 > 0:23:25- I'll grab you when you're done. - Great.

0:23:25 > 0:23:30'At £795,000, this 200-year-old barn conversion offers a lot of

0:23:30 > 0:23:33'luxurious living space for the cash.

0:23:33 > 0:23:37'With its vast kitchen-diner, five bedrooms, detached annexe,

0:23:37 > 0:23:42'and village location, this highly desirable property could offer

0:23:42 > 0:23:46'the right buyers a great family home.'

0:23:46 > 0:23:49- Yes. Interesting! - Nice open space.

0:23:49 > 0:23:51A lot of potential here, I would have thought.

0:23:51 > 0:23:53You've got a sink there, a fridge.

0:23:53 > 0:23:56Actually, looking around here this actually could make quite

0:23:56 > 0:23:58- a workable annexe. - Yeah.

0:23:59 > 0:24:04I think the overall layout of the house presents some disappointments,

0:24:04 > 0:24:07if you like, in terms of how it would work for us individually.

0:24:07 > 0:24:11There is the possibility with the outbuilding there that it would make

0:24:11 > 0:24:14quite a nice annexe with a lot of space.

0:24:14 > 0:24:17Kerry's talking about possibly doing something with the outbuilding.

0:24:17 > 0:24:20I think, as far as the en-suite facilities are concerned,

0:24:20 > 0:24:23we would probably have to do something there as well.

0:24:23 > 0:24:26I think we both need a sensibly sized en suite,

0:24:26 > 0:24:29and progressively one seems to be rather too large and the other's

0:24:29 > 0:24:35- rather too small.- Overall, I think it's open for discussion,

0:24:35 > 0:24:38but I'm not convinced it's the right property for us at this time.

0:24:40 > 0:24:42- All done, guys? - All done.

0:24:42 > 0:24:43- Thank you.- I need to tear you away from this one.

0:24:43 > 0:24:46Because that's all for today, so we can have a little kind of down time,

0:24:46 > 0:24:49think about things, get ready for the Mystery House tomorrow.

0:24:49 > 0:24:52- That's great. Thank you. - Excellent.

0:25:00 > 0:25:04'It's day two of our property search, and we're in Herefordshire

0:25:04 > 0:25:08'on a very challenging expedition, helping Essex-based Kerry and his

0:25:08 > 0:25:11'older brother, Tim, to find somewhere they can live

0:25:11 > 0:25:14'independently but together under the same roof.

0:25:14 > 0:25:18'They have a very healthy budget of £800,000,

0:25:18 > 0:25:21'and so far, we've presented two beautiful property options,

0:25:21 > 0:25:24'though neither had what it takes to satisfy the individual demands

0:25:24 > 0:25:27'of each brother. But still to come,

0:25:27 > 0:25:31'we've got one more shot at uniting them with our Mystery House,

0:25:31 > 0:25:34'which could offer the brothers all the space they need,

0:25:34 > 0:25:36'though they may not be alone.'

0:25:37 > 0:25:39Just the most historic part of the house.

0:25:39 > 0:25:41- No ghosts or anything, hopefully? - Not that I know of!

0:25:42 > 0:25:45'And I'll be feeling the full force of an artillery charge

0:25:45 > 0:25:48'and getting a lesson in sheep anatomy

0:25:48 > 0:25:51'at England's largest agricultural show.'

0:25:51 > 0:25:54Got to make sure they've got a real good jigget at the back end,

0:25:54 > 0:25:58- and a good strong top.- Did you say jigget?- Jigget. The back end.

0:26:02 > 0:26:05It's a beautifully moist and fragrant morning

0:26:05 > 0:26:07here in Herefordshire. All the plants and birds and animals

0:26:07 > 0:26:11are shaking off the heavy rain from yesterday, as are we,

0:26:11 > 0:26:13ready for the Mystery House.

0:26:13 > 0:26:17It's been wonderful showing Tim and Kerry around the properties,

0:26:17 > 0:26:19because they really tell you what they're thinking.

0:26:19 > 0:26:21They're pretty straight talking,

0:26:21 > 0:26:24so the Mystery House is going to be an adventure.

0:26:24 > 0:26:28I don't think we quite got it right with the houses yesterday,

0:26:28 > 0:26:30but this property is... Well, a curveball, as always.

0:26:30 > 0:26:33So hold on to your horses and get ready for part two of our adventure

0:26:33 > 0:26:35with the brothers.

0:26:40 > 0:26:44What do you think we're going to show you for the Mystery House?

0:26:44 > 0:26:51I suspect it may be either something that requires a certain amount

0:26:51 > 0:26:54of refurbishment, or potentially a conversion

0:26:54 > 0:26:56from a church, or something like that.

0:26:56 > 0:26:58What would be your nightmare that we show you?

0:26:58 > 0:27:02Probably thatch. And very small windows.

0:27:02 > 0:27:07I think also somewhere that's got a lot of low ceilings and dark beams

0:27:07 > 0:27:11and things like that would potentially rule a property out,

0:27:11 > 0:27:15especially given that I'm 6' 3", and Tim's a tad over 6',

0:27:15 > 0:27:19so low beams probably wouldn't work.

0:27:23 > 0:27:26'Our Mystery House is located on the edge of the village of Tarrington,

0:27:26 > 0:27:29'around eight miles east of the county town of Hereford.

0:27:30 > 0:27:35'Tarrington has a small but active community, well served by a pub,

0:27:35 > 0:27:38'a village hall, and a 12th century church.

0:27:38 > 0:27:42'Now, Kerry and Tim did say they wanted much more outside space,

0:27:42 > 0:27:46'and with our final property, I think even they would have to agree

0:27:46 > 0:27:48'that it delivers on that front.'

0:27:50 > 0:27:53Right - Mystery House time.

0:27:54 > 0:27:56Not a converted church.

0:27:56 > 0:28:00- No. I was wrong with that. - But it is a plateful.

0:28:00 > 0:28:02There's a lot on offer here.

0:28:02 > 0:28:05- Now, you were talking about wanting a bit more land.- Mm-hm.

0:28:05 > 0:28:09This is a 12-acre site.

0:28:09 > 0:28:13- Wow!- Basically everything you can see up to the brow of that hill,

0:28:13 > 0:28:15all around here, two big paddocks up there.

0:28:15 > 0:28:19The edge of this woodland and then all these fields down to

0:28:19 > 0:28:22- the big field down at the bottom... - Wow!

0:28:22 > 0:28:24..is yours. Could be yours.

0:28:24 > 0:28:30- And then you have this pot-pourri of property.- Mm.

0:28:30 > 0:28:32The oldest part was actually that barn over there, which is

0:28:32 > 0:28:35a whole new project, which we can bracket out for the time being.

0:28:35 > 0:28:40Then there's this big old farmhouse here, which has a big extension.

0:28:40 > 0:28:42And then there's this, also a barn,

0:28:42 > 0:28:45which was converted quite recently into a huge barn conversion.

0:28:47 > 0:28:50So, there's a lot of property here. So this is not what you asked for,

0:28:50 > 0:28:54strictly because it's not all living under one roof, although you could.

0:28:54 > 0:28:57But it's just we're throwing everything down and seeing whether

0:28:57 > 0:29:00- you like it.- OK. - OK. Intriguing!

0:29:00 > 0:29:01It is intriguing!

0:29:01 > 0:29:05'There certainly is plenty to explore here, with a total of

0:29:05 > 0:29:09'some 3,800 square feet of living accommodation,

0:29:09 > 0:29:13'including the Grade II listed barn.

0:29:13 > 0:29:17'We're starting with the farmhouse, with parts dating back to 1760.

0:29:17 > 0:29:20'I've got everything crossed that they can see the potential.'

0:29:22 > 0:29:26This is the main living space in the old house here.

0:29:26 > 0:29:28In fact, it's actually a modern extension. You wouldn't guess -

0:29:28 > 0:29:30it's been very sympathetically done,

0:29:30 > 0:29:32but it was only built in the last 20 years.

0:29:32 > 0:29:34- What do you think? - A good-sized room.

0:29:34 > 0:29:35It is a good-sized room, yeah.

0:29:35 > 0:29:40- Nice wood burner. - Big huge wood burner. Lovely beams.

0:29:40 > 0:29:43Our initial thought was perhaps this was a property where

0:29:43 > 0:29:47you would not live under the same roof, because this would more likely

0:29:47 > 0:29:49be your place, Tim, and we imagine, Kerry,

0:29:49 > 0:29:52that you would take the annexe which has a bigger kitchen,

0:29:52 > 0:29:55- and a much bigger, more contemporary feel.- OK.

0:29:55 > 0:29:57How do you feel about the idea of not living under one roof?

0:29:57 > 0:30:00Mixed feelings, I think. In some ways, it's a good idea,

0:30:00 > 0:30:02and in other ways, it could be a bit inconvenient.

0:30:04 > 0:30:07I think it's something that you would adapt to.

0:30:07 > 0:30:09Let's go and look at the smaller part of the house,

0:30:09 > 0:30:12the most historic part of the house, but it is more bijou.

0:30:12 > 0:30:15- OK.- No ghosts or anything, hopefully.- Not that I know of.

0:30:17 > 0:30:20'The original 18th-century portion of this house also features a

0:30:20 > 0:30:23'dining room with stairs leading down to a cellar.

0:30:24 > 0:30:27'A short walk back through the hallway takes us into the kitchen.

0:30:27 > 0:30:31There's a real slice of history here.

0:30:31 > 0:30:35These beautiful quarry tiles, and everything is original,

0:30:35 > 0:30:37but as you see, quite small.

0:30:37 > 0:30:40Yes, not quite as small as I envisaged when you were talking

0:30:40 > 0:30:42- just now. - Managing your expectations!

0:30:42 > 0:30:45- Yeah! - Nice stone tops.

0:30:45 > 0:30:47Yeah. It's nicely done.

0:30:48 > 0:30:52The style of the units fits the property as well.

0:30:52 > 0:30:56This would have been just a two up, two down little farmhouse cottage,

0:30:56 > 0:30:58so upstairs here, the bedrooms are very small.

0:30:58 > 0:31:00There are three little rooms.

0:31:00 > 0:31:01Then in the extension, there are two more,

0:31:01 > 0:31:03so let's go and look at the master.

0:31:06 > 0:31:10'They may be compact in size but the bedrooms here are full of character,

0:31:10 > 0:31:15'all of them are bright, and some with original cottage fireplaces.

0:31:15 > 0:31:18'They're all served by a family bathroom.

0:31:18 > 0:31:22'We're heading to the fifth and main bedroom of the house.'

0:31:22 > 0:31:25Here we go, so this is, I guess this would be your room, Tim,

0:31:25 > 0:31:28- if you had this house. - Yes, a good-sized room.

0:31:28 > 0:31:31- A nice room. - You've got five bedrooms up here.

0:31:31 > 0:31:34You'd probably convert one of those into an en-suite.

0:31:34 > 0:31:35OK.

0:31:35 > 0:31:38- Hmm. - Hmm.

0:31:38 > 0:31:40- Lots of "Hmm"s. - Potential.

0:31:40 > 0:31:42- Hmm. Hmm. - Potential.

0:31:42 > 0:31:45It's one of those properties that's a lot of, "Oh," "Ah".

0:31:45 > 0:31:49- Yes, it needs a lot of thought. - It's a lot to take in.

0:31:49 > 0:31:52- Yeah, a lot to take in. - Yeah.

0:31:52 > 0:31:55So, let's go outside, and we can get a view of the land.

0:31:55 > 0:31:58OK. After you.

0:32:01 > 0:32:04'The main house is surrounded by well-established grounds,

0:32:04 > 0:32:07'with flower beds bordering a level lawn.

0:32:07 > 0:32:10'A stone's throw from the house is the Grade II listed two-storey

0:32:10 > 0:32:13'converted barn that's completely self-contained.

0:32:14 > 0:32:18'At its centre is a near 35-feet long sitting room,

0:32:18 > 0:32:21'with a picture window allowing fantastic views

0:32:21 > 0:32:23'over the surrounding countryside.

0:32:23 > 0:32:28'To one side is a bright, open-plan kitchen, and at the

0:32:28 > 0:32:32'opposite end of the sitting room is a generous double bedroom.

0:32:32 > 0:32:35'To the rear of the property is a separate bathroom and utility,

0:32:35 > 0:32:39'and moving up to the first floor, there's a good-sized second bedroom.

0:32:40 > 0:32:44'There are yet more outbuildings, including a stable block

0:32:44 > 0:32:48'and a second barn where conversion has already been started.

0:32:48 > 0:32:55'This beautiful 12.5 acre rural estate spreads over four enclosures.

0:32:55 > 0:32:58'All of this is topped off with far-reaching views

0:32:58 > 0:33:01'across the Herefordshire landscape.'

0:33:01 > 0:33:03Oh, it looks like the rain has finally stopped.

0:33:03 > 0:33:05- Yes.- Getting a bit brighter.

0:33:05 > 0:33:09Here you can see how successful and indeed ambitious the extension was,

0:33:09 > 0:33:12because in some ways, the extension is bigger than the original.

0:33:12 > 0:33:15It has tripled the size of the property, I guess.

0:33:15 > 0:33:18I know it's a lot to take in, with all the various properties and

0:33:18 > 0:33:20the land, but what do you think the price tag on this one is?

0:33:20 > 0:33:23I would say, bearing in mind the amount of land and the fact you've

0:33:23 > 0:33:28got an annexe, it must be at the top end of our budget, at 800K.

0:33:28 > 0:33:30- What do you think, Kerry? - I'm struggling.

0:33:30 > 0:33:34It would need certain things doing to it in order for it to work for

0:33:34 > 0:33:37both of us, I think, so I'll probably come in a bit lower,

0:33:37 > 0:33:40- at maybe 770.- Again, you should listen to your older brother.

0:33:40 > 0:33:43- He's exactly right. - I never do that, never.

0:33:43 > 0:33:45Maybe that's the life lesson from this show.

0:33:45 > 0:33:48- "Always listen to Tim."- No, I won't learn that one, I'm sorry.

0:33:48 > 0:33:52- Not when it comes to spending money, anyway.- Oh, no, definitely not.

0:33:52 > 0:33:54The whole package is on the market for £800,000,

0:33:54 > 0:33:57so it doesn't leave you much in terms of wiggle room.

0:33:57 > 0:34:00- No, that is the problem, yeah. - So, lots to stew over.

0:34:00 > 0:34:04- Yes, absolutely. - I'll meet you down where we came in,

0:34:04 > 0:34:08- and then we can see what happens next.- OK.

0:34:13 > 0:34:17This sprawling Mystery House comes in bang on budget at £800,000.

0:34:17 > 0:34:20It comprises a five-bedroom farmhouse,

0:34:20 > 0:34:24a contemporary two-bedroom barn conversion, and some 12 acres

0:34:24 > 0:34:27of outstanding Herefordshire countryside.

0:34:27 > 0:34:31All in all, it would probably be a clear winner in most people's books.

0:34:32 > 0:34:36I think the style of the barn conversion is very contemporary,

0:34:36 > 0:34:37which suits me down to the ground.

0:34:38 > 0:34:41It is a beautiful location.

0:34:41 > 0:34:44There's lots of land. It is really, really nice,

0:34:44 > 0:34:49but I think the internals of the main house are just not quite right,

0:34:49 > 0:34:51sadly.

0:34:52 > 0:34:56- The sun has come out, guys. It's a sign.- It is.

0:34:56 > 0:34:58A sign that all our house tours are over, so we're going to go

0:34:58 > 0:35:01and find a spot to have some tea and discuss everything.

0:35:01 > 0:35:04- That's good. Excellent. - I could do with that.

0:35:09 > 0:35:12'With most of Herefordshire's landscape given over to agriculture,

0:35:12 > 0:35:16'it's probably not surprising this county has farming roots dating back

0:35:16 > 0:35:18'many hundreds of years.

0:35:18 > 0:35:21'In fact, for over two centuries, Herefordshire,

0:35:21 > 0:35:25'Worcestershire and Gloucestershire have come together to celebrate

0:35:25 > 0:35:29'all things farming at the Royal Three Counties Agricultural Show.

0:35:29 > 0:35:32'Originally, each county took its turn to play host, but nowadays,

0:35:32 > 0:35:36'this annual spectacle has a permanent home in Malvern.

0:35:36 > 0:35:39'To get immersed in this established and extraordinary event,

0:35:39 > 0:35:42'I've come to meet CEO, Ken Nottage.'

0:35:43 > 0:35:45Ken, we caught you at a very busy time, I know,

0:35:45 > 0:35:46very important time for you.

0:35:46 > 0:35:49So this is the beginning of a whole year's worth of work?

0:35:49 > 0:35:52Absolutely, this is a very, very special show

0:35:52 > 0:35:54in the society's calendar.

0:35:54 > 0:35:57And in terms of the history, is it an ancient show?

0:35:57 > 0:35:59Oh, this dates back a long, long time.

0:35:59 > 0:36:03The origins date back over 200 years.

0:36:03 > 0:36:06It was about farmers competing, who had the best livestock.

0:36:06 > 0:36:08The same things happen in other counties.

0:36:08 > 0:36:13It builds up, and suddenly you've got three counties joined together,

0:36:13 > 0:36:16and this show, the Royal Three Counties Show.

0:36:16 > 0:36:18And in terms of the roots, it was like farmers showing off

0:36:18 > 0:36:21their livestock - is that still the heart of the show?

0:36:21 > 0:36:24Very much so. This is the biggest livestock show in the country.

0:36:24 > 0:36:26We know that because we've checked the numbers.

0:36:26 > 0:36:29Over this weekend, there's almost 1,000 cattle here,

0:36:29 > 0:36:322,500 sheep, nearly 3,000 horses,

0:36:32 > 0:36:35so this is a major event for the livestock industry.

0:36:37 > 0:36:38'All this is big business,

0:36:38 > 0:36:42'with over 100,000 people expected to pour through the gates of this

0:36:42 > 0:36:46'364-acre site over the next three days.

0:36:46 > 0:36:49'And, with the decline in young people going into farming,

0:36:49 > 0:36:53'shows like this work hard to generate new interest

0:36:53 > 0:36:57'in agriculture. I'm meeting Jack Walton, farmer and official blogger

0:36:57 > 0:37:00'for the Three Counties Show, whose passion for his industry

0:37:00 > 0:37:02'is an inspiration for the next generation.'

0:37:04 > 0:37:07I've been brought up on a farm all my life.

0:37:07 > 0:37:12My family have been breeding sheep and cattle since 1937.

0:37:12 > 0:37:13- In these parts? - Not in these parts,

0:37:13 > 0:37:17all the way up in Northumberland, but we moved down here about

0:37:17 > 0:37:20eight years ago, and I keep a small flock of sheep.

0:37:20 > 0:37:24- You, yourself?- Yeah, I keep a small flock of sheep.- You're 18, right?

0:37:24 > 0:37:27Just 18, so just finished school about three weeks ago.

0:37:27 > 0:37:30That's quite cool. I can't remember what I was doing when I was 18,

0:37:30 > 0:37:32but it certainly wasn't keeping sheep!

0:37:32 > 0:37:35Is this like a prestige thing? Is it more like,

0:37:35 > 0:37:38"We're going to keep one cow, one pig and make them really beautiful,

0:37:38 > 0:37:41"and take them for a bit of fun," or is there a serious...?

0:37:41 > 0:37:45It's got a real serious element to it because this is your shop window.

0:37:45 > 0:37:48You're coming here and you're competing against other exhibitors.

0:37:48 > 0:37:51There's about 120 Herefords here this year, and if you win out of

0:37:51 > 0:37:54that class, it's a fantastic accolade to have.

0:37:54 > 0:37:58I've found a very good guide. Can we wander around and look at some more?

0:37:58 > 0:38:00- Of course.- I'd like to pick your mind on sheep as well,

0:38:00 > 0:38:03- because that is obviously your speciality.- Oh, yes.

0:38:03 > 0:38:06'We're heading to one of the marquees that's crammed with the

0:38:06 > 0:38:08'very best of individual breeds.

0:38:08 > 0:38:12'Every inch of these animals will be scrutinised in the judging ring,

0:38:12 > 0:38:15'and Jack knows exactly what they'll be looking for.'

0:38:15 > 0:38:17Let's have a look.

0:38:17 > 0:38:20It's funny with you with a tie and a shirt on doing it.

0:38:20 > 0:38:24- Hello.- So, in a field, a sheep would not be looking like this.

0:38:24 > 0:38:26The sheep would have a big fleece on.

0:38:26 > 0:38:28These have been clipped, trimmed down nicely.

0:38:28 > 0:38:31The hair, a bit of baby oil.

0:38:31 > 0:38:33- Really?- Bit of baby oil, to make it nice and slick.

0:38:33 > 0:38:35What are the other tips? Baby oil on the hair.

0:38:35 > 0:38:37Baby oil on the hair and on the legs.

0:38:37 > 0:38:40You want the legs to be nice and shiny.

0:38:40 > 0:38:43Some people like to colour them, some people don't,

0:38:43 > 0:38:45just to show them off in the ring.

0:38:45 > 0:38:48You want to make sure they've got a good solid back.

0:38:48 > 0:38:52A real good jigget at the back end, and a good strong top.

0:38:52 > 0:38:56- Did you say jigget? - Jigget, the back end.

0:38:57 > 0:39:01'But the Three Counties Show is not just about breeding and judging.

0:39:01 > 0:39:05'This year, there's also some high-octane entertainment on offer.

0:39:05 > 0:39:08'Established in 1947 by King George VI,

0:39:08 > 0:39:13'the King's Troop Royal Horse Artillery is the ceremonial unit

0:39:13 > 0:39:17'of the British Army. The troop features teams of six horses,

0:39:17 > 0:39:22'each one pulling a tonne and a half of First World War era field guns.'

0:39:22 > 0:39:24Please put your hands together

0:39:24 > 0:39:28for the King's Troop Royal Horse Artillery!

0:39:28 > 0:39:30'I'm meeting captain of the troop, Nick Watson,

0:39:30 > 0:39:33'to find out a little more.'

0:39:33 > 0:39:35How long have you been involved?

0:39:35 > 0:39:37I've been in the King's Troop for three years now,

0:39:37 > 0:39:40so this is my last season. We like to do as many of these as possible.

0:39:40 > 0:39:42It's great to get the horses away, great to get the soldiers away,

0:39:42 > 0:39:45out of London for a bit of fresh air, but with the ceremonial

0:39:45 > 0:39:48calendar in London, it's quite tight, so this is the only

0:39:48 > 0:39:50county show we're doing this year.

0:39:50 > 0:39:52We've done the Royal Winter Horse Show.

0:39:52 > 0:39:55We did Her Majesty's 90th birthday pageant in the summer, so it's nice

0:39:55 > 0:39:58to come for a little bit of a relax.

0:40:00 > 0:40:02'But there won't be much more time for R&R.

0:40:02 > 0:40:05'It's a full-on schedule for the King's Troop,

0:40:05 > 0:40:08'as they're giving two performances a day. This show really does seem

0:40:08 > 0:40:11'to have it all, and it's clear there's plenty in the region

0:40:11 > 0:40:13'to inspire and entertain anyone

0:40:13 > 0:40:16'wanting to settle in this beautiful, rural part of the world.'

0:40:18 > 0:40:21Before the rain sets in, let's find out what the brothers'

0:40:21 > 0:40:24final word is on all the houses that we've shown them.

0:40:28 > 0:40:29Hello, gentlemen.

0:40:31 > 0:40:34- Hi.- It's raining again here in Herefordshire, so we've come inside

0:40:34 > 0:40:38to have a final chat. What do you think has come into focus for you?

0:40:38 > 0:40:42Has it made it any clearer what the next step is?

0:40:42 > 0:40:43Yes, I think it has, yeah.

0:40:43 > 0:40:47I think we've firmed up on more of what we do like

0:40:47 > 0:40:50and what we don't like, which is good.

0:40:50 > 0:40:53In terms of the project of living together,

0:40:53 > 0:40:57what is being ruled out and what is still on the table?

0:40:57 > 0:41:01What will work is a property where we have shared common parts,

0:41:01 > 0:41:04if you like. Neither of us are getting any younger, so we need to

0:41:04 > 0:41:09look at a property that provides relatively easy living,

0:41:09 > 0:41:15but without compromising on space and flexibility.

0:41:15 > 0:41:21So, essentially, a nice big spacious barn conversion would be ideal?

0:41:21 > 0:41:23That's what seems to be coming out at the front at the moment,

0:41:23 > 0:41:27especially after what we've viewed over the last couple of days.

0:41:27 > 0:41:30The Mystery House, obviously, we were suggesting that there was

0:41:30 > 0:41:33a possibility of living under two separate roofs.

0:41:33 > 0:41:34Is that a goer?

0:41:34 > 0:41:37I think it could be, under certain circumstances,

0:41:37 > 0:41:40but unfortunately, the property we looked at,

0:41:40 > 0:41:43the main part of the property just wasn't suitable.

0:41:43 > 0:41:46I think, at the end of the day, you have to be positive

0:41:46 > 0:41:49and look forward, and hope that we find the right property,
