0:01:14 > 0:01:19and vintage engines like this form part of the Thursford Collection,

0:01:19 > 0:01:23started by George Thomas Henry Cushing as a young man

0:01:23 > 0:01:26and now home to more than 30 steam engines,

0:01:26 > 0:01:28ten mechanical organs,

0:01:28 > 0:01:31and a multitude of fairground memorabilia.

0:01:31 > 0:01:35Born in 1904, Cushing developed a fascination with steam engines

0:01:35 > 0:01:38as a child whilst working on the farm here,

0:01:38 > 0:01:40where the collection is now based.

0:01:40 > 0:01:41And later on,

0:01:41 > 0:01:45I'll be meeting the next generation of Cushings to discover what other

0:01:45 > 0:01:47wonders they have hidden away.

0:01:50 > 0:01:52Norfolk is a county in East Anglia,

0:01:52 > 0:01:56with both the Wash and the North Sea off its coastline.

0:01:56 > 0:02:01Largely rural, with a low population density of just over 400 people per

0:02:01 > 0:02:03square mile, the flat,

0:02:03 > 0:02:07fertile lands of the region make it ideal for growing crops

0:02:07 > 0:02:09such as wheat and oilseed rape,

0:02:09 > 0:02:14and one in five jobs here are in agriculture or food production.

0:02:14 > 0:02:17The Norfolk Coast Area of Outstanding Natural Beauty

0:02:17 > 0:02:20includes the cliffs at Hunstanton.

0:02:20 > 0:02:24Now towering up to 18 metres above the beach, millions of years ago,

0:03:02 > 0:03:07A local tradition for quirky signage was started by King Edward VII,

0:03:10 > 0:03:13around the Royal Sandringham estate.

0:03:14 > 0:03:17and the eye-catching signs are well worth watching out for,

0:03:17 > 0:03:20as many have a tale to tell, such as this one

0:03:29 > 0:03:33steeped in the traditions and history of bygone eras,

0:03:33 > 0:03:36Norfolk is a county that's hard to surpass.

0:03:38 > 0:03:43The beautiful waterways and quiet woodlands of Norfolk are lucky

0:03:43 > 0:03:46enough to remain undisturbed by motorways,

0:03:46 > 0:03:50and, believe it or not, until the railways arrived in 1845,

0:03:50 > 0:03:54it was actually quicker to get from Norwich to Amsterdam by boat

0:03:54 > 0:03:56than it was down to London by road.

0:03:56 > 0:04:00Such rural idyll is often assumed to come with a hefty price tag,

0:04:00 > 0:04:06yet the average cost of a detached home here is around £245,000.

0:04:06 > 0:04:11That's an impressive £55,000 below the national figure.

0:04:11 > 0:04:15So, what expectations do today's buyers have of this lovely county?

0:04:18 > 0:04:21Keith and Karen made their first bid to escape to the country when they

0:04:21 > 0:04:25moved to their current Hertfordshire home 12 years ago.

0:04:25 > 0:04:28We live in a village called Chipperfield.

0:04:28 > 0:04:31It's a very nice area.

0:04:31 > 0:04:34We live on a small, private road,

0:04:34 > 0:04:37which has a wonderful community spirit, which you don't get

0:04:37 > 0:04:38in many places nowadays.

0:04:38 > 0:04:41But now that Keith has finished work in the insurance industry

0:04:41 > 0:04:43and their sons have left home,

0:04:43 > 0:04:46it's time for an even more rural lifestyle,

0:04:46 > 0:04:48away from the London commuter belt.

0:04:48 > 0:04:51So, a lot of people who live here do commute into London.

0:04:51 > 0:04:55We just feel like there's something else -

0:04:55 > 0:04:56a new challenge waiting for us.

0:04:56 > 0:04:59I've always wanted to live in the countryside,

0:04:59 > 0:05:02and I've always felt a big part of the countryside

0:05:02 > 0:05:05and I'd just like to have it around me.

0:05:05 > 0:05:09It's not just the countryside they want directly around them -

0:05:09 > 0:05:12these animal lovers will be bringing a few four-legged family members

0:05:12 > 0:05:15along for the move.

0:05:15 > 0:05:16Karen has two horses,

0:05:16 > 0:05:18and one of our dreams, if you like,

0:05:18 > 0:05:21has always been to have the horses right outside the back door,

0:05:21 > 0:05:23so you can just walk out to the horses.

0:05:23 > 0:05:26We've got six whippets, which we keep at home.

0:05:26 > 0:05:28They're racing whippets and we used to race them

0:05:28 > 0:05:30quite competitively at one time.

0:05:30 > 0:05:32They're a massive part of our lives, you know?

0:05:32 > 0:05:35They're almost like children, is what I would say,

0:05:35 > 0:05:39and one of the reasons to move to a new location is

0:05:39 > 0:05:43to give them a bit more space to run around in.

0:05:43 > 0:05:46And when it comes to finding a rural retreat for two humans,

0:05:46 > 0:05:49two horses and six dogs,

0:05:49 > 0:05:52there's just one county Keith and Karen have in mind.

0:05:52 > 0:05:55North Norfolk is the area we're looking to move to,

0:05:55 > 0:05:57around the King's Lynn area.

0:05:57 > 0:05:59It's an area that...

0:05:59 > 0:06:03we've holidayed with the children when they were younger.

0:06:03 > 0:06:05Our pound goes further in Norfolk than it would do in the area

0:06:05 > 0:06:07in which we are in.

0:06:07 > 0:06:10It'll give us an opportunity to live the dream that we've

0:06:10 > 0:06:15always wanted to have, and that's to have the horses and animals

0:06:15 > 0:06:17and grow our own vegetables and things like that.

0:06:17 > 0:06:21Having it all in one place and in a nice rural location

0:06:21 > 0:06:26in an area we know and love would be our real dream, really.

0:06:26 > 0:06:31Part of the Norfolk dream is having time to be creative.

0:06:31 > 0:06:33I do enjoy painting.

0:06:33 > 0:06:36I have a studio in the garden at the moment

0:06:36 > 0:06:39and I'd really like to be able to spend more time doing that

0:06:39 > 0:06:40in the new house.

0:06:40 > 0:06:43I'd quite like to learn a new skill, and learn about gardening

0:06:43 > 0:06:45and growing vegetables.

0:06:45 > 0:06:48I've not had much time to devote to it when I was working,

0:06:48 > 0:06:50so I want to spend more time doing that.

0:06:50 > 0:06:54But, most of all, it's about realising a lifelong plan.

0:06:54 > 0:06:59It's always been our ambition to have a place with land,

0:06:59 > 0:07:01and to have the horses at home,

0:07:01 > 0:07:04and to have other animals, as well, if we can.

0:07:04 > 0:07:06And now's the right time.

0:07:06 > 0:07:08We want to have a new experience in our life

0:07:08 > 0:07:11- while we're still young enough to enjoy it, really.- Yeah.

0:07:15 > 0:07:17Keith and Karen want to concentrate their search

0:07:17 > 0:07:20in the north of the county, in the area around King's Lynn,

0:07:20 > 0:07:22but before we start looking at property,

0:07:22 > 0:07:26'I'm meeting them in Norfolk to talk about their hopes for the move.'

0:07:29 > 0:07:33- Thank you.- What's attracted you to this part of the country?

0:07:33 > 0:07:35We're just drawn to it, really.

0:07:35 > 0:07:38We've had holidays here for many years now,

0:07:38 > 0:07:42and it just seems a natural progression to, sort of, move here.

0:07:42 > 0:07:44And why are you making the move now?

0:07:44 > 0:07:47I mean, it's a time of life where our children have left home.

0:07:47 > 0:07:49I left my job recently.

0:07:49 > 0:07:52So now's the right time for us to move to find

0:07:52 > 0:07:53a new life in a new location,

0:07:53 > 0:07:57and we hope that you're going to find it for us today in Norfolk!

0:07:57 > 0:08:00I hope so too. Let's get down to business.

0:08:00 > 0:08:03What are you looking for in a property?

0:08:03 > 0:08:06We're mainly looking for a property that's got some land,

0:08:06 > 0:08:11- because I've got two horses, so that is really important.- OK.

0:08:11 > 0:08:13And we've got six dogs as well.

0:08:13 > 0:08:16We're looking for something that's got stables and land for the horses,

0:08:16 > 0:08:18and plenty of space for the dogs.

0:08:18 > 0:08:21What about the property itself?

0:08:21 > 0:08:22Well, we're quite open-minded.

0:08:22 > 0:08:25I quite like Georgian-style properties.

0:08:25 > 0:08:27And I don't mind a barn conversion -

0:08:27 > 0:08:29that would be interesting for me to see.

0:08:29 > 0:08:32You know, we quite like modern style inside,

0:08:32 > 0:08:35but that's not to say if we found a house that needed some work,

0:08:35 > 0:08:37we would definitely consider, erm, you know,

0:08:37 > 0:08:40thinking about doing some work if we had to.

0:08:40 > 0:08:42We'd like an en-suite bathroom for our room,

0:08:42 > 0:08:45but not bothered about whether that's the case or not.

0:08:45 > 0:08:48So, fairly flexible, I think, is what, you know, you'll find us.

0:08:48 > 0:08:52How important is location, community around you?

0:08:52 > 0:08:54That's fairly important, actually, yeah.

0:08:54 > 0:08:57We don't want to be completely isolated,

0:08:57 > 0:09:01but, on the other hand, we don't want near neighbours.

0:09:01 > 0:09:04Traffic noise would be an issue for us, for example,

0:09:04 > 0:09:06so that would be the other thing...

0:09:06 > 0:09:09But I guess whenever you are going to look at a house,

0:09:09 > 0:09:12there are always compromises, and we know that you have

0:09:12 > 0:09:15to compromise quite often to get what you want.

0:09:15 > 0:09:17OK, remind me of your budget.

0:09:17 > 0:09:20Our budget is £850,000.

0:09:20 > 0:09:22OK, well, let's go and find you a house.

0:09:22 > 0:09:23- Lovely.- Thank you.

0:09:25 > 0:09:29So, for a top budget of £850,000,

0:09:29 > 0:09:32Karen and Keith are flexible on the accommodation in the house,

0:09:32 > 0:09:36but must have enough land for their two horses,

0:09:36 > 0:09:38as well as a dog-friendly garden.

0:09:38 > 0:09:41They want a private location away from a main road,

0:09:41 > 0:09:44but with easy access to a community,

0:09:44 > 0:09:47and they are open to doing some work.

0:09:47 > 0:09:50We found a real variety of incredible properties

0:09:50 > 0:09:54to meet their needs, and, at each, I'll be getting them to guess

0:09:54 > 0:09:57the asking price before I reveal it.

0:09:57 > 0:10:00And the final offering will be our Mystery House,

0:10:00 > 0:10:03which could really test just how far they'll go

0:10:03 > 0:10:05to get the land they're after.

0:10:08 > 0:10:11So you both already know this area fairly well, don't you?

0:10:11 > 0:10:14We've got a holiday home on the north coast, and so

0:10:14 > 0:10:18we've been coming here for a few years to visit that.

0:10:18 > 0:10:22We've had many holidays here, so we do know the area reasonably well.

0:10:22 > 0:10:24Will you keep your holiday home if you move here?

0:10:24 > 0:10:25That's the plan, yes.

0:10:25 > 0:10:29We enjoy that so much, being on the coast and everything else,

0:10:29 > 0:10:31so the plan is not to sell it.

0:10:31 > 0:10:33We just use it for family at the moment,

0:10:33 > 0:10:35but I guess we've got an option to rent it out if we wanted to.

0:10:35 > 0:10:38It's a lovely day to be house-hunting.

0:11:26 > 0:11:30It is quite old. It's a Grade II listed Jacobean manor house.

0:19:14 > 0:19:16They can get separated from their mums.

0:19:16 > 0:19:19Many of them have come in where they're bit older

0:19:19 > 0:19:23and they develop lungworm, so we treat them for that.

0:19:23 > 0:19:25And members of the public kindly phone us

0:19:25 > 0:19:26and we take them in and rehab them.

0:19:26 > 0:19:28We do really well with seals.

0:19:28 > 0:19:30They're very resilient animals.

0:19:30 > 0:19:32Obviously, not all of them make it.

0:19:32 > 0:19:37Sometimes when they come to us, they are so sick that they don't make it,

0:19:39 > 0:19:44The centre manages to rehabilitate 80% of the seals that come here,

0:19:44 > 0:19:47with most staying for three to five months before they're released

0:19:47 > 0:19:49back into the wild.

0:19:52 > 0:19:53The first is the isolation unit,

0:19:53 > 0:19:56where injured seals are treated,

0:19:56 > 0:19:58before they move on to stage number two.

0:20:30 > 0:20:32and just keeping a health-check on them.

0:40:28 > 0:40:31and, as a teenager, he travelled to King's Lynn to get a job
