0:01:06 > 0:01:11I'm in Suffolk which, back in the golden age of the 15th century, boomed with the wool trade.

0:01:11 > 0:01:14And it saw the rise of lots of these fantastic wool churches.

0:01:14 > 0:01:16Like the one here in Lavenham.

0:01:16 > 0:01:19Now, the wool trade then slightly went down the pan.

0:01:19 > 0:01:22But, wool-related hobbies are still much in evidence.

0:01:23 > 0:01:27Apart from it's historic wool industry, Suffolk has much more to offer.

0:01:27 > 0:01:30It's one of Britain's largest counties,

0:01:30 > 0:01:33with just under 500 square miles to its name.

0:01:33 > 0:01:36With few hills, much of the land is flat and low laying,

0:01:36 > 0:01:40lending itself well to arable farming.

0:01:40 > 0:01:43It enjoys 40 miles of Heritage coastline,

0:01:43 > 0:01:48with sand and shingle beaches that draw in the tourists every year.

0:01:48 > 0:01:52Inland, the county is characterised by its trademark pink houses

0:01:52 > 0:01:56that give this corner of the country its unique look.

0:01:56 > 0:01:58Suffolk is a perfect county to retreat to,

0:01:58 > 0:02:01if you want to get a country lifestyle, but not be too remote.

0:02:01 > 0:02:05Because it's filled with these beautifully preserved villages,

0:02:05 > 0:02:07packed with gorgeous vernacular architecture,

0:02:07 > 0:02:10and yet there's still very good train links into London.

0:02:10 > 0:02:13So it's a surprise that house prices are quite reasonable here -

0:02:13 > 0:02:162.5% under the national average.

0:02:16 > 0:02:21Which means that an average detached house clocks in at £258,000,

0:02:21 > 0:02:24which is good news for today's buyers.

0:02:24 > 0:02:27And they are Jan and Eileen, who live in

0:02:27 > 0:02:32this three bedroom bungalow in Rayleigh in Essex with their lovely dog, Harvey.

0:02:32 > 0:02:34They were both brought up in rural communities.

0:02:34 > 0:02:37Jan in Kenya and Eileen in Ireland.

0:02:37 > 0:02:41So they're both used to wide, open spaces.

0:02:41 > 0:02:45When they bought this property seven years ago they thought it was in the perfect location.

0:02:45 > 0:02:48But now they're at the end of their tether.

0:02:48 > 0:02:51Since we've lived in this area it's actually become overdeveloped.

0:02:51 > 0:02:54It's lost a bit of its sort of village quality.

0:02:54 > 0:02:56And small town quality.

0:02:56 > 0:02:59So we'd like to go to the countryside to get a bit of that back, really.

0:02:59 > 0:03:02We're much more comfortable in that, sort of, arena.

0:03:02 > 0:03:04That's right. I like my goats.

0:03:04 > 0:03:06He wants goats.

0:03:06 > 0:03:10It's not just the lure of peace and quiet that's prompting this move though.

0:03:10 > 0:03:15Jan and Eileen run an insurance business from a converted summer house in their garden.

0:03:15 > 0:03:19But while the business has expanded, their office space unfortunately hasn't.

0:03:19 > 0:03:22And now they're desperately in need of more room.

0:03:22 > 0:03:24And with a new house on the cards,

0:03:24 > 0:03:27they've sorted out their priorities, inside and out.

0:03:27 > 0:03:30This is my kitchen at the moment, which I obviously really like.

0:03:30 > 0:03:33I would like a slightly bigger dining area,

0:03:33 > 0:03:36so that people can sit and talk to me while I'm cooking,

0:03:36 > 0:03:39which is a really great hobby of mine.

0:03:39 > 0:03:41I would, if possible, like to have a utility room.

0:03:41 > 0:03:45That would be really great, as well. But no smaller than this.

0:03:45 > 0:03:47This is our upstairs master bedroom.

0:03:47 > 0:03:52Unfortunately, Eileen has an ongoing medical condition called ankylosing spondylitis

0:03:52 > 0:03:56which is making it increasingly difficult for her to manage the stairs.

0:03:56 > 0:03:57Ideally in our new property

0:03:57 > 0:04:01we'd like to have a downstairs bedroom, preferably en suite.

0:04:01 > 0:04:04Even if this involved an extra reception room that could be converted.

0:04:04 > 0:04:08I'm proud that in the last few years I've been growing vegetables.

0:04:08 > 0:04:09As you can see they're all in pots.

0:04:09 > 0:04:12But if we get somewhere with a vegetable plot,

0:04:12 > 0:04:15that would be really fantastic and we can grow even more.

0:04:15 > 0:04:19And finally, they'd also like parking for two or more cars for when they have visitors.

0:04:21 > 0:04:24Jan and Eileen plan to stay in this next house for many years.

0:04:24 > 0:04:29So they've had their thinking caps on as to their wish list.

0:04:29 > 0:04:32I'd really love an open fire, or a log burner, or something.

0:04:32 > 0:04:34Something really nice and big.

0:04:34 > 0:04:37What sort of things would you like?

0:04:37 > 0:04:38I'd love a view of the water.

0:04:38 > 0:04:40That would be fabulous, wouldn't it?

0:04:40 > 0:04:44If somebody could conjure up a little jetty so I could moor a boat.

0:04:44 > 0:04:47- That may be asking a bit too much. But it'd be great.- But it'd be great.

0:04:47 > 0:04:50So what does all this boil down to?

0:04:50 > 0:04:52The main thing is character.

0:04:52 > 0:04:56We'd like minimum three bedrooms. One hopefully with an en suite.

0:04:56 > 0:04:59Love a utility room and a larger lounge.

0:04:59 > 0:05:04With a big garden and outbuildings, or a very large garage or shed.

0:05:04 > 0:05:08We can't wait to get property hunting, but first we've asked a local estate agent

0:05:29 > 0:05:33Given that bad news, how much money is available for this move?

0:05:33 > 0:05:37If it had everything that we wanted, and it ticked all of our boxes,

0:05:44 > 0:05:47Jan and Eileen's wish list is not so unusual. They want space -

0:05:47 > 0:05:51space to socialise, space for a veggie patch, space for cars.

0:05:51 > 0:05:54The only fly in the ointment could be Jan's desire to be by the sea.

0:05:54 > 0:05:58Because I've heard that for properties by the coast in Suffolk,

0:05:58 > 0:06:01you have to add another £30,000 to your budget.

0:06:03 > 0:06:06With family and friends in Essex, Jan and Eileen are keen

0:06:06 > 0:06:09to keep relatively close to their current home.

0:06:10 > 0:06:12towards the middle and south of Suffolk.

0:06:12 > 0:06:15I'll be taking them on a tour of superb properties.

0:08:45 > 0:08:49A lot of people travel round the world and come back fondly to Suffolk.

0:08:49 > 0:08:52What is it that attracts you to Suffolk particularly?

0:08:52 > 0:08:55It has all the countryside that we're after.

0:08:55 > 0:08:59But it's close enough to our current proximity so that,

0:08:59 > 0:09:04with family ties, we can get there quick enough, if it's needed.

0:09:04 > 0:09:08So are you really hankering to have some wide open spaces and...

0:09:08 > 0:09:10Big time.

0:09:10 > 0:09:13- Very much.- It's just so relaxing. You don't have to...

0:09:13 > 0:09:17It feels relaxing without you doing anything.

0:09:18 > 0:09:21The first house on our tour is on the outskirts of Halesworth,

0:09:21 > 0:09:2336 miles from Stowmarket.

0:09:25 > 0:09:27With a plentiful selection of independent shops,

0:09:27 > 0:09:30and not forgetting the popular weekly market,

0:09:30 > 0:09:33this place will offer Jan and Eileen the convenience of a town

0:09:33 > 0:09:36but without major congestion.

0:09:36 > 0:09:40Our first house is a barn conversion about a mile outside the town centre.

0:09:40 > 0:09:44And with just a couple of other neighbours, it's a peaceful environment.

0:09:48 > 0:09:52What do you think of the area? It's pretty quiet, isn't it?

0:17:38 > 0:17:42Jan and Eileen may not be moving far from their home in Essex,

0:17:42 > 0:17:44but nevertheless, they haven't covered much ground in Suffolk,

0:17:44 > 0:17:50so they're making a start with Needham Market, which sits at the heart of their search area.

0:17:50 > 0:17:52This small town grew up around the wool combing industry

0:17:52 > 0:17:57until the plague in 1663, which swept through the town, killing two thirds

0:17:57 > 0:18:03of the population. It took over 200 years for the town to recover.
