0:00:59 > 0:01:03a county renowned for its deliciously tart and spicy Worcestershire sauce.

0:01:03 > 0:01:07It was first bottled and available to buy from the late 1830s

0:01:07 > 0:01:09and it's still going strong to this day.

0:01:09 > 0:01:12It tastes delicious on cheese on toast.

0:01:12 > 0:01:17But it's not just the culinary charms of this county that make it so appealing.

0:01:17 > 0:01:20Worcestershire is located in the West Midlands

0:01:20 > 0:01:23in the group of counties often referred to as the heart of England.

0:01:23 > 0:01:26Set between the grand Malvern Hills to the west

0:01:26 > 0:01:29and the picturesque Cotswolds to the southeast,

0:01:29 > 0:01:34this county's landscape makes for a highly desirable place to live.

0:01:34 > 0:01:38The rich, fertile soil lends itself well to agricultural farming

0:01:38 > 0:01:43and of course, the famous spring water brought prosperity to the town of Great Malvern.

0:01:45 > 0:01:48The average detached house in Worcestershire

0:01:48 > 0:01:53is £291,000 and that's a steep 10% higher than the national average.

0:01:53 > 0:01:57But I have a sneaking suspicion that won't be too much of a problem

0:01:57 > 0:01:58for today's house buyers.

0:01:58 > 0:02:01Today's property seekers are sales manager Mike

0:02:01 > 0:02:05and full-time mum Cretia, who live in a four-bed home in Basingstoke.

0:02:05 > 0:02:08Living space wasn't a problem when they first moved in,

0:02:08 > 0:02:10but with three children and a fourth on its way

0:02:10 > 0:02:17and also a collection of various family pets, they're keen to escape city living and head for the hills.

0:02:17 > 0:02:20I guess our main motivation

0:02:20 > 0:02:24for escaping to the country will be to give the kids

0:02:24 > 0:02:28the upbringing that we had. We both grew up in the countryside.

0:02:28 > 0:02:31Cretia grew up in Brecon and I grew up in the Northeast.

0:02:31 > 0:02:35And we'd just like to be able to give them the opportunity

0:02:35 > 0:02:38of running free and enjoying the countryside.

0:02:38 > 0:02:42Growing up knowing animals and just the freedom to do

0:02:42 > 0:02:44whatever they want to do.

0:02:44 > 0:02:48And they're already dreaming of what their new life might entail.

0:02:48 > 0:02:51Hobbies and pursuits that we're looking for in the country

0:02:51 > 0:02:53are simply to do with animals.

0:02:53 > 0:02:55The country lifestyle.

0:02:55 > 0:02:57Any sanctuaries nearby -

0:02:57 > 0:03:01we'd really like to get the children involved in that.

0:03:01 > 0:03:03Horse riding...

0:03:03 > 0:03:05especially Jenny would like to start.

0:03:07 > 0:03:11I'll stick to my woodwork, and just build the homes for all your animals.

0:03:12 > 0:03:15Mike and Cretia are looking for their forever home

0:03:15 > 0:03:17and have given plenty of thought to their top priorities.

0:03:17 > 0:03:21The kitchen, for us, is the heart of the home and we'd ideally like

0:03:21 > 0:03:25to move somewhere where it's much bigger, ideally with an Aga

0:03:25 > 0:03:29and somewhere where we can just enjoy life and have the family here.

0:03:29 > 0:03:33When we move out to the country, I'll be spending a lot more time

0:03:33 > 0:03:36working from home, so bigger office space'd be really great.

0:03:36 > 0:03:40These are our chickens. Our first step to getting

0:03:40 > 0:03:42all the animals that we really want.

0:03:42 > 0:03:45A new house with a bigger piece of land would be ideal

0:03:45 > 0:03:50to get a pony for Jenny, maybe a few pigs and everything else, really.

0:03:50 > 0:03:54Mike also loves carpentry and has quite a selection of tools.

0:03:54 > 0:03:58So he's looking for a large garage or outbuilding to store them all in.

0:03:58 > 0:04:01Their requirements sound pretty straightforward,

0:04:01 > 0:04:05but having viewed over 30 homes in the last 18 months,

0:04:05 > 0:04:09none of which have had the right feel, it could be a tricky search.

0:04:09 > 0:04:12So in a nutshell, what are they looking for?

0:04:12 > 0:04:16Our dream property in the country would be a minimum of five bedroom,

0:04:16 > 0:04:19detached, characterful property.

0:04:19 > 0:04:23As rural as possible. A very big farmhouse kitchen would be lovely.

0:04:23 > 0:04:26And a study for me, please.

0:04:26 > 0:04:28And a study. Of course.

0:04:28 > 0:04:31To be able to afford their ideal country existence,

0:04:31 > 0:04:34they'll need to get a good price for their current home.

0:04:34 > 0:04:36We've arranged for their house to be valued

0:04:36 > 0:04:38to see how much they'll have to play with.

0:04:38 > 0:04:42This tastefully-presented, four-bedroom detached family property,

0:04:42 > 0:04:45in this favourable position, overlooking a green area...

0:04:45 > 0:04:50for that reason, I put a valuation figure of £345,000.

0:04:52 > 0:04:55We know that the state of the market at the moment

0:04:55 > 0:04:58is pretty slow, so I think we're comfortable with that.

0:04:58 > 0:05:02If we found our dream property that matched all our criteria,

0:05:02 > 0:05:06the maximum we'd be prepared to pay is 600,000.

0:05:06 > 0:05:10With such a healthy budget, I think Mike and Cretia should have a good shot

0:05:10 > 0:05:14at finding their ideal rural retreat, but they want a lot of things.

0:05:14 > 0:05:17They want a house full of character and at least five bedrooms

0:05:17 > 0:05:21for that growing family. It's got to have a farmhouse-style kitchen

0:05:21 > 0:05:23and some quiet office space for Mike.

0:05:23 > 0:05:28On top of that, they've got a lot of animals, so they need a big plot of land.

0:05:28 > 0:05:31Mike and Cretia are keen to live in the Malvern Hills,

0:05:31 > 0:05:35so we're short-listing properties roughly between Kidderminster

0:05:35 > 0:05:36and Great Malvern.

0:05:36 > 0:05:41Over the course of two days, I'll be showing them a selection of prime rural properties

0:05:41 > 0:05:44but as ever, I'll be keeping quiet about the prices

0:05:44 > 0:05:47until they've had a good look around.

0:05:47 > 0:05:49The last house on our list will be the mystery house -

0:05:49 > 0:05:52a property picked to match their requirements,

0:05:52 > 0:05:56but at the same time, offer them something a little bit different.
