0:00:02 > 0:00:04Today I'm in a place that's famous for its sausages,
0:00:04 > 0:00:07and perhaps more surprisingly for this, plum loaf.
0:00:07 > 0:00:11And what's so surprising about it? It doesn't have any plums.
0:00:11 > 0:00:13All right, it's ready to go.
0:00:24 > 0:00:28'In today's show, I'm in Lincolnshire, helping a couple search for not only a house,
0:00:28 > 0:00:32'but also acres of land on which to start a new campsite business.'
0:00:32 > 0:00:35- Wow!- Wow!
0:00:35 > 0:00:38- That is a wow kitchen.- Yeah, it is.
0:00:38 > 0:00:42I'll be taking them on a tour of some of the best properties the area has to offer.
0:00:42 > 0:00:44Get your chequebook out!
0:00:44 > 0:00:51And the last of those will be the mystery house, but will any of our properties make them happy campers?
0:00:54 > 0:00:57The predominantly rural county of Lincolnshire
0:00:57 > 0:01:00sits in the east of the county and encompasses
0:01:00 > 0:01:04coastline, chalkland fens and undulating wolds.
0:01:04 > 0:01:08At the western edge of the county is the city of Lincoln,
0:01:08 > 0:01:10which dates back to 48AD.
0:01:10 > 0:01:15The mighty towers of its historic cathedral and castle dominate the skyline,
0:01:15 > 0:01:17but today Lincoln is a slow-paced city
0:01:17 > 0:01:22with quiet cobbled streets, petite shops and a thriving cafe culture.
0:01:22 > 0:01:26The coastline is dotted with seaside resorts which in the past
0:01:26 > 0:01:30served the middle-class workers from the industrial Midland towns and cities.
0:01:30 > 0:01:34The most famous resort is Skegness, which is probably best known
0:01:34 > 0:01:37as the location of the first Butlins holiday camp.
0:01:37 > 0:01:40For those looking for more sedate surroundings, however,
0:01:40 > 0:01:45Lincolnshire offers nature lovers animal sanctuaries and nature reserves.
0:01:45 > 0:01:49Over the last 2,000 years, human inhabitants have fought back the salt flats
0:01:49 > 0:01:54and wetlands to make quiet hamlets and prosperous farmsteads.
0:01:54 > 0:01:58Remnants of this muddier time can still be found in the housing stock.
0:01:58 > 0:02:02With a lack of traditional materials, villagers turned to mud to construct their homes,
0:02:02 > 0:02:07and fine examples of these are still dotted across the landscape.
0:02:07 > 0:02:10Lincolnshire's lack of transport links,
0:02:10 > 0:02:12isolation from major motorways
0:02:12 > 0:02:16and the fact that many of its railway stations were closed in the 1960s
0:02:16 > 0:02:19has meant that it's escaped the price hikes
0:02:19 > 0:02:23of more trendy coastal counties over the last few years.
0:02:23 > 0:02:28The price of an average detached house is £194,000,
0:02:28 > 0:02:32which is 24% below the national average.
0:02:32 > 0:02:35So in Lincolnshire there are great bargains to be found
0:02:35 > 0:02:40and if those figures have sparked your interest, take a look at these.
0:02:40 > 0:02:44At the pricey end of the market is this magnificent detached house in Kilham.
0:02:44 > 0:02:50At £1,250,000, it's just undergone major restoration work
0:02:50 > 0:02:54and is now a spacious, tasteful property
0:02:54 > 0:02:56sitting in two acres of land.
0:02:56 > 0:02:59If you were looking to spend £700,000,
0:02:59 > 0:03:01how about something truly unique?
0:03:01 > 0:03:04A converted stables and dovecote in Epworth.
0:03:04 > 0:03:07It may have formerly housed horses and pigeons,
0:03:07 > 0:03:11but it's now a beautiful family home with four acres of land.
0:03:11 > 0:03:14Or if you're after something more conventional,
0:03:14 > 0:03:19£395,000 will buy this four-bedroom stone-built house in Scothern.
0:03:19 > 0:03:21There's a homely family style kitchen,
0:03:21 > 0:03:25a bathroom with an indulgent feel and beautiful living accommodation.
0:03:27 > 0:03:31There's a fantastic selection of properties on offer in Lincolnshire,
0:03:31 > 0:03:33so today's buyers shouldn't be disappointed.
0:03:33 > 0:03:37Customer services manager Andrew and nurse Lisa
0:03:37 > 0:03:40live in Burton-on-Trent in Staffordshire
0:03:40 > 0:03:44with their two children, Harry, who's eight and Olivia, 11,
0:03:44 > 0:03:47along with their dogs, cats and rabbits.
0:03:47 > 0:03:50Although they enjoy their jobs, their daily schedule
0:03:50 > 0:03:52is taking its toll and they're finding
0:03:52 > 0:03:56that they're spending less and less time together as a family.
0:03:56 > 0:03:58So it's time for change.
0:03:58 > 0:04:03One reason why we'd like to move into the country, a change of lifestyle,
0:04:03 > 0:04:05opening up a campsite,
0:04:05 > 0:04:11better quality of life for myself and for Lisa and for the children.
0:04:11 > 0:04:13A little smallholding.
0:04:13 > 0:04:16Little smallholding, ideally with animals as well,
0:04:16 > 0:04:17and again, that's for two reasons,
0:04:17 > 0:04:20for the children and for attraction on the campsite.
0:04:20 > 0:04:25Andrew is a keen DIYer and over the years he and Lisa have spent
0:04:25 > 0:04:27considerable time improving the property,
0:04:27 > 0:04:30but some things still don't come up to scratch.
0:04:30 > 0:04:34We really like our kitchen, but we dream of something much bigger,
0:04:34 > 0:04:38where we can fit a much bigger table in for all the family to sit around.
0:04:38 > 0:04:42As you see we've got a range cooker but we dream of having an Aga,
0:04:42 > 0:04:44a proper farmhouse kitchen, really.
0:04:44 > 0:04:47There's one room, however, they have got right.
0:04:47 > 0:04:49This is the snug, my favourite room in the house.
0:04:49 > 0:04:53Nice to come in the evening, got the log burner on,
0:04:53 > 0:04:55sit down with the kids and the dogs, watch a bit of TV,
0:04:55 > 0:04:58looking for something similar in the property,
0:04:58 > 0:05:00where the family can sit and relax.
0:05:00 > 0:05:04And finally there's one major consideration to take on board.
0:05:04 > 0:05:07OK, this is the caravan. It plays a big part in our lives.
0:05:07 > 0:05:11We've everything we need in here, kitchen area, sleeping area for the kids.
0:05:11 > 0:05:15The new property, with the caravan the size it is, needs plenty of parking.
0:05:15 > 0:05:19They've knocked their business plan into shape over the last few months
0:05:19 > 0:05:21and have worked out exactly what they want.
0:05:21 > 0:05:24Our next property, we'd like to have a large kitchen.
0:05:24 > 0:05:29- Minimum of three bedrooms. - Three bedrooms and plenty of land.
0:05:29 > 0:05:34And after running up and down several flights of stairs in a three-storey house
0:05:34 > 0:05:37they're keen to have either a two-storey property or a bungalow.
0:05:37 > 0:05:40But before we start looking for their perfect property
0:05:40 > 0:05:45we've invited a local estate agent to give a current evaluation.
0:05:45 > 0:05:49It's quite unusual to find a property of this type and style in this area.
0:05:49 > 0:05:51It's retained a lot of character
0:05:51 > 0:05:54and it should be a very saleable family home.
0:05:54 > 0:05:56I'd value the property at £250,000.
0:05:59 > 0:06:02We're really pleased with the valuation, aren't we?
0:06:02 > 0:06:06Yeah, yeah. We bought the property 12 years ago now.
0:06:06 > 0:06:09We paid £30,000 for it at the time.
0:06:09 > 0:06:12In those years we put a lot of hard work into it,
0:06:12 > 0:06:17we spent quite a bit of money on it, so I think the valuation was right.
0:06:17 > 0:06:22Their efforts have certainly paid off, so what figure are they looking at for the new property?
0:06:22 > 0:06:26The budget for the next property is £500,000 for the property
0:06:26 > 0:06:30and then we've got £100,000 for development of that property.
0:06:32 > 0:06:37So Lisa and Andrew are looking for a farmhouse with at least three bedrooms,
0:06:37 > 0:06:43plenty of character, but not over two storeys, which would rule out this rather large windmill!
0:06:43 > 0:06:48They also want at least three acres of land to establish their camping business
0:06:48 > 0:06:53and, of course, enough space to park their beloved caravan.
0:06:53 > 0:06:56Andrew and Lisa want to be close to the tourist hot spots
0:06:56 > 0:06:58along the East Lincolnshire coast,
0:06:58 > 0:07:02so we're concentrating our search to the east of the Lincolnshire Wolds
0:07:02 > 0:07:03and around the town of Louth.
0:07:03 > 0:07:08Over the course of two days we'll be viewing three properties that match their criteria
0:07:08 > 0:07:12but I won't be revealing the prices until they've had a good look round.
0:07:12 > 0:07:15The last one on our tour will be the mystery house,
0:07:15 > 0:07:18a property selected to offer them what they want,
0:07:18 > 0:07:20but with a bit of a twist.
0:07:20 > 0:07:23Andrew and Lisa, welcome to sunny Lincolnshire(!)
0:07:23 > 0:07:26- Thank you. - How well do you know this area?
0:07:26 > 0:07:30Not very well at all, really, we've only been here a couple of times.
0:07:30 > 0:07:35Yeah, Sutton-on-Sea area and that side, but not this far north.
0:07:35 > 0:07:38So you have about £500,000 to play with,
0:07:38 > 0:07:40but an extra £100,000 for something else?
0:07:40 > 0:07:44Yeah, for development of the site, the facilities, planning.
0:07:44 > 0:07:47Shower blocks, toilet facilities, that sort of thing.
0:07:47 > 0:07:50Electrics, we'll have electric hook-ups, that sort of thing.
0:07:50 > 0:07:55- We want to set up a little farm area on the campsite with some attractions.- With animals in.
0:07:55 > 0:07:58Adventure playground, so it's a tight 100,000!
0:07:58 > 0:08:00I was going to say!
0:08:00 > 0:08:05We've got three properties, one of which is the mystery house. We should get into the chariot
0:08:05 > 0:08:09- before we get completely soaked. Come on.- Yes.- OK, lovely.
0:08:14 > 0:08:19So Andrew and Lisa have a budget of £500,000 for their new property
0:08:19 > 0:08:22and are looking for a house with plenty of character.
0:08:22 > 0:08:24They would like a large farmhouse style kitchen,
0:08:24 > 0:08:26a minimum of three bedrooms,
0:08:26 > 0:08:29at least three acres of land for the campsite
0:08:29 > 0:08:32and some outbuildings will come in useful too.
0:08:34 > 0:08:40I'm fascinated. What you're going to do isn't just move to a new house,
0:08:40 > 0:08:42- it's moving to a new lifestyle. - BOTH: Yes.
0:08:42 > 0:08:45Has this been a burning ambition for years, to do this?
0:08:45 > 0:08:50Not for years, no. It's really only the last couple of years.
0:08:50 > 0:08:55Yeah, and it's just getting out of the rat race and the 9-5 jobs.
0:08:55 > 0:08:59And we're not particularly doing it to make a fortune.
0:08:59 > 0:09:01It's a change of lifestyle that we want.
0:09:01 > 0:09:07And for the kids to have the benefit of the countryside, living out in the country.
0:09:07 > 0:09:12It all sounds like a great idea. Maybe our first house will suit them.
0:09:12 > 0:09:14It sits just outside Alvingham,
0:09:14 > 0:09:16three miles north-east of Louth.
0:09:16 > 0:09:18The village is relatively small,
0:09:18 > 0:09:22but it offers a couple of schools and a few facilities that Andrew and Lisa,
0:09:22 > 0:09:25and, of course, the campsite guests, will be able to make use of.
0:09:25 > 0:09:29Apart from that there's plenty of countryside to take in.
0:09:29 > 0:09:32Our first property is an 18th-century farmhouse,
0:09:32 > 0:09:34so let's see what reaction it gets.
0:09:34 > 0:09:37So guys, first impressions?
0:09:37 > 0:09:39Very nice. Good location.
0:09:39 > 0:09:42Access as well. Good access off the road.
0:09:42 > 0:09:44You don't get that much traffic down here
0:09:44 > 0:09:49- but it's on a road that does have some traffic.- That's not a problem.
0:09:49 > 0:09:51- Isn't it?- No, because you don't want too small a road.
0:09:51 > 0:09:56People need to have access, so that's fine.
0:09:56 > 0:10:00Well, first impressions count and it seems like we have the thumbs up so far.
0:10:00 > 0:10:02Let's hope they like the inside.
0:10:04 > 0:10:06Come on in.
0:10:06 > 0:10:09Wow, it's nice.
0:10:09 > 0:10:11- Very nice. Nice big hallway.- Yep.
0:10:11 > 0:10:15Solid oak floors, which is a nice little touch, isn't it?
0:10:15 > 0:10:18Yeah. Be good for the dogs.
0:10:18 > 0:10:20- Yeah. - Keeps it nice and clean coming in.
0:10:20 > 0:10:23- It does.- I have to drag you away from the radiator.
0:10:23 > 0:10:26Follow me into the first of two receptions.
0:10:29 > 0:10:30- Mm.- Is that a good "Mm"?
0:10:30 > 0:10:33- Mm, yeah.- Yeah.- Nice size.
0:10:33 > 0:10:35Very good size, yeah.
0:10:35 > 0:10:37Obviously, a beautiful warm fireplace.
0:10:37 > 0:10:39- Oh, yes. - Yeah. Nice real fire as well.
0:10:39 > 0:10:43- Exactly. It makes a big difference, doesn't it?- Yeah.
0:10:43 > 0:10:47Now this is the first of two receptions.
0:10:47 > 0:10:51I think we should take you through to the other one. Follow me.
0:10:56 > 0:10:58Second of the two receptions.
0:10:58 > 0:11:00- Very good size.- Very nice size.
0:11:00 > 0:11:05- Not sure of the border, but... - That can be changed.- Quite easily,
0:11:05 > 0:11:07- but yeah, very good size room. - Lovely.
0:11:07 > 0:11:11- It's nice to have the dining table there.- Yeah, nice to have a separate dining room.
0:11:11 > 0:11:16- They've got it as a dining table because through here is the hatch into the kitchen.- Right.- Right.
0:11:16 > 0:11:19If you did want to have this as another living room, you can do.
0:11:19 > 0:11:22No, it's a good size, very good size.
0:11:22 > 0:11:24Just off the dining room is the sun room,
0:11:24 > 0:11:28which Andrew and Lisa could use as a reception area for the business,
0:11:28 > 0:11:31but I'm keen to show them the kitchen.
0:11:33 > 0:11:35A well-worn step there.
0:11:35 > 0:11:38- Very well worn. That's called character.- It certainly is.
0:11:38 > 0:11:41It's a nice sized kitchen, isn't it?
0:11:41 > 0:11:44- It is, it's very big, yeah. Really nice.- A nice size.
0:11:44 > 0:11:47- Nice range cooker. - Is that important to you?
0:11:47 > 0:11:51- Is that in your mind's eye what you'd like to see in a farmhouse? - Yes, farmhouse kitchen.
0:11:51 > 0:11:55It is a farmhouse kitchen, range cooker, decent-sized eating area.
0:11:55 > 0:12:00- What's in that cupboard there? - That's the old bread oven, non-working,
0:12:00 > 0:12:05- but another feature to the proper farmhouse kitchen.- Yes, very nice.
0:12:05 > 0:12:09I think we should have a peep through the window over there.
0:12:09 > 0:12:13Most people when house hunting think location, location, location.
0:12:13 > 0:12:16With you it's outbuildings, outbuildings, outbuildings.
0:12:16 > 0:12:18- That's right.- Location.
0:12:18 > 0:12:20And location.
0:12:20 > 0:12:22The outbuildings are important as well,
0:12:22 > 0:12:26which, from here, look very good and lots of potential.
0:12:26 > 0:12:28Yeah, and that's just the start of it.
0:12:28 > 0:12:31- You could have a play area, tea rooms.- Yeah.
0:12:31 > 0:12:35- I like the way...- Dog kennels. I can see some kennels as well.
0:12:35 > 0:12:38- Yeah.- Before we brave the rain and kennels and outbuildings,
0:12:38 > 0:12:41- I think we should have a look upstairs.- OK.- OK.- Sounds good.
0:12:41 > 0:12:46The kitchen seems to fit their brief and in addition there's access to a large cellar
0:12:46 > 0:12:50which would be perfect for storage and perhaps the coats and shoes.
0:12:52 > 0:12:55The accommodation in this house is on split levels
0:12:55 > 0:12:59and just up a few steps to the left is a good-sized double bedroom.
0:12:59 > 0:13:03Next stop for us though is the largest of the four bedrooms.
0:13:03 > 0:13:05- Follow me.- It's all very nice.
0:13:05 > 0:13:07- I know.- It's certainly different.
0:13:07 > 0:13:10- Quirky.- You're going to need a map, aren't you?- Yeah!
0:13:11 > 0:13:14- So the master bedroom.- Very nice.
0:13:14 > 0:13:16- That's a good size, yeah. - Nice and big.
0:13:16 > 0:13:21Andrew will be lying in bed while you're making breakfast.
0:13:21 > 0:13:24I don't think so!
0:13:24 > 0:13:26Nice-sized room, isn't it?
0:13:26 > 0:13:30It looks like we've got an en-suite as well, which is a bonus.
0:13:30 > 0:13:33- Still got the nice views as well. - Exactly.
0:13:33 > 0:13:37- You can see how quiet it is. - Definitely ticking the box. Obviously
0:13:37 > 0:13:40- decoration-wise we'd need to put our own stamp on it.- Yeah.
0:13:40 > 0:13:44- But that can easily be changed. - The rooms are so far so good.
0:13:44 > 0:13:46- Perfectly presentable.- Yeah.
0:13:46 > 0:13:49There's lots more rooms to show you, so come on.
0:13:53 > 0:13:57So, another large-sized bedroom.
0:13:57 > 0:14:04- Very good size.- We're sharing the view again from the master bedroom.
0:14:04 > 0:14:07I don't know if you've noticed that the floor...
0:14:07 > 0:14:11- There's a bit of a slope! That's good, that's character. - We're used to that.
0:14:11 > 0:14:14- We don't want straight walls and straight floors.- Good.
0:14:14 > 0:14:16You've got some storage here.
0:14:16 > 0:14:19If this was in London, this would be another bedroom!
0:14:19 > 0:14:21It probably would be for Harry, actually.
0:14:21 > 0:14:23Let's put that on.
0:14:23 > 0:14:26- It's quite a big size, isn't it? - Yeah, very big.
0:14:26 > 0:14:28Would you use it for storage?
0:14:28 > 0:14:30Harry would sleep in there!
0:14:30 > 0:14:35Poor Harry! The last bedroom in the house is the smallest
0:14:35 > 0:14:37and is currently being used as a study.
0:14:37 > 0:14:39And finally, of course, there's the family bathroom,
0:14:39 > 0:14:44which is roomy and has the luxury of a separate shower enclosure.
0:14:44 > 0:14:48But, for Andrew and Lisa, this move is all about the outdoor space
0:14:48 > 0:14:53and this property comes with just over six-and-three-quarter acres.
0:14:54 > 0:14:57- Now we keep talking about outbuildings.- Yeah.
0:14:57 > 0:15:01- What we haven't touched on so far is land.- Yeah.- OK.
0:15:01 > 0:15:03In front of you is two acres.
0:15:03 > 0:15:06- Right.- Completely fenced off.- Yeah.
0:15:06 > 0:15:09You can see the far end, there's another fence,
0:15:09 > 0:15:13there's another acre there, which has access by the road.
0:15:13 > 0:15:16- Is that all part of the property? - All part of it?- All part of your property.
0:15:16 > 0:15:19- Oh, right. - That makes a big difference.
0:15:19 > 0:15:21- It does.- Does it? In what way?
0:15:21 > 0:15:23We thought it would just be...
0:15:23 > 0:15:28- Just this bit...- Which wouldn't probably be big enough, but with the extra bit that will be.
0:15:28 > 0:15:30And is that immediately after the fence...
0:15:30 > 0:15:35There's agricultural land between this segment and the final segment at the back.
0:15:35 > 0:15:37But there's access down the side.
0:15:37 > 0:15:42It's not a show-stopper, but you can think caravans, tents,
0:15:42 > 0:15:46- separate areas, a chat to the farmer, you never know.- Absolutely.
0:15:46 > 0:15:49In total this is 6.75 acres.
0:15:49 > 0:15:52- Right, OK.- Right, OK.
0:15:52 > 0:15:54And where's the other three acres?
0:15:54 > 0:15:58We'll be showing you that a little bit later.
0:15:58 > 0:16:00We've got this two-storey outbuilding here.
0:16:00 > 0:16:03- That would be perfect for showers. - Showers and toilets,
0:16:03 > 0:16:07- yes, ideal. - It's ideally situated as well.
0:16:07 > 0:16:13Right, shall we go and have a look round the corner, because there's more to see of your 6.75 acres.
0:16:13 > 0:16:16Well, there's certainly more than they expected.
0:16:16 > 0:16:21Next up is another huge outbuilding, which has endless possibilities.
0:16:21 > 0:16:24- Come on in.- Wow.- Wow.
0:16:24 > 0:16:26- That's...- Huge.
0:16:26 > 0:16:28..big. Unexpected.
0:16:28 > 0:16:30- Isn't it? It's huge.- Massive.
0:16:30 > 0:16:31What do you do with it?
0:16:31 > 0:16:34Well, that was my question to you! What would you do with it?
0:16:34 > 0:16:37Games room, garage...
0:16:37 > 0:16:39- I think...- ..swimming pool.
0:16:39 > 0:16:42..children's soft play area in here.
0:16:42 > 0:16:46That's a perfect workroom for you to do your bits-and-pieces.
0:16:46 > 0:16:48There's still quite a bit to see in here,
0:16:48 > 0:16:50- but I want to show you the rest of the land first.- OK.
0:16:50 > 0:16:52- Come on.- More land.
0:16:52 > 0:16:54- More land!- More land.
0:16:56 > 0:17:02- Lisa, Andrew, have you ever owned your own stretch of canal?- No.
0:17:02 > 0:17:04- Would you like to?- Yes.
0:17:04 > 0:17:07Definitely. It's different.
0:17:07 > 0:17:10It's very different, isn't it? It's a beautiful stretch of canal.
0:17:10 > 0:17:13This bit you own, that side you own as well,
0:17:13 > 0:17:17and an acre that way you own as well, all the way down for an acre.
0:17:17 > 0:17:20An acre of what? Literally, a stretch of canal?
0:17:20 > 0:17:22The same equivalent of that side all the way down.
0:17:22 > 0:17:24Oh, right.
0:17:24 > 0:17:27So you've seen the property and the land.
0:17:27 > 0:17:30How much do you think it's worth? Ladies first.
0:17:30 > 0:17:34Oh, I think about...470.
0:17:34 > 0:17:37470,000.
0:17:37 > 0:17:39Deep intake of breath for you.
0:17:39 > 0:17:45I think because of the way the land is split up...
0:17:45 > 0:17:47450,000.
0:17:47 > 0:17:50450, interesting.
0:17:50 > 0:17:53Well, either you're a shrewd businessman or psychic
0:17:53 > 0:17:56because it's exactly £450,000.
0:17:56 > 0:17:58- Brilliant. - How does that make you feel?
0:17:58 > 0:18:01- Very good indeed.- Yeah.
0:18:01 > 0:18:05Well within budget, so we've got an extra 50,000 there.
0:18:05 > 0:18:08And if you wanted to be a little bit cheeky
0:18:08 > 0:18:09it's been on the market for six months,
0:18:09 > 0:18:12so maybe there's a little bit more to play with.
0:18:12 > 0:18:13So even better news.
0:18:13 > 0:18:16Well, I suggest you go and get some maps,
0:18:16 > 0:18:19and go and start looking at the 6.75 acres.
0:18:19 > 0:18:20- See you in a bit.- Thank you.
0:18:20 > 0:18:24Happy times. I was a little bit worried the house didn't have
0:18:24 > 0:18:29enough character for them but it seems to be they love it and the location is great
0:18:29 > 0:18:32and the outbuildings are fantastic.
0:18:32 > 0:18:38So this 18th-century farmhouse is on the market for £450,000.
0:18:38 > 0:18:40It has the large kitchen Lisa is looking for,
0:18:40 > 0:18:42four bedrooms,
0:18:42 > 0:18:44outbuildings that will be useful for the business,
0:18:44 > 0:18:48and six and three-quarter acres of land.
0:18:48 > 0:18:52If you could go straight across there and join this here,
0:18:52 > 0:18:58- it would be ideal.- Ideal, yeah. The tents... Put the caravans up there.
0:18:58 > 0:19:01The biggest surprise is the size of the house, the amount of outbuildings
0:19:01 > 0:19:04that we have, how it's laid out, which is really good.
0:19:04 > 0:19:08Perfect for what we need - the layout is absolutely perfect.
0:19:08 > 0:19:10And the location is really good, nice and quiet.
0:19:10 > 0:19:12It's ideal, really.
0:19:12 > 0:19:15It's perfect. We've got perfect access to the site,
0:19:15 > 0:19:18plenty of outbuildings, the house is lovely,
0:19:18 > 0:19:21we don't really need to do a lot of work to it. Ideal.
0:19:21 > 0:19:25The land... If I could get that extra bit of land between the two
0:19:25 > 0:19:26it would be perfect.
0:19:26 > 0:19:29It's not a major worry cos we can access it from the road.
0:19:29 > 0:19:33so we can work round it so it's something for us to think about.
0:19:33 > 0:19:3498%.
0:19:34 > 0:19:36The house and the outbuildings are perfect
0:19:36 > 0:19:40the land is 2% missing. Can we join it together?
0:19:40 > 0:19:42Guys, have you seen enough?
0:19:42 > 0:19:44- Yes.- Back in the car, we've got plenty more to do.
0:19:57 > 0:20:01Andrew and Lisa's move to Lincolnshire will bring them close to Louth.
0:20:01 > 0:20:04Lying at the eastern edge of the Lincolnshire Wolds,
0:20:04 > 0:20:06Louth is a thriving market town.
0:20:06 > 0:20:11Andrew and Lisa are striding out to get to grips with what it has to offer.
0:20:11 > 0:20:14Even on a rainy day, the town holds a certain charm.
0:20:14 > 0:20:18- This is a pretty little street. - Isn't it? Lovely cobbles.
0:20:18 > 0:20:19Lots of character.
0:20:19 > 0:20:24One of the local food specialities is, of course, the Lincolnshire sausage -
0:20:24 > 0:20:27the sage seasoning giving it its distinctive flavour.
0:20:29 > 0:20:32It's really nice, isn't it? Can I take some of that, please?
0:20:33 > 0:20:36- Thanks very much.- Bye.
0:20:41 > 0:20:45Hubbard's Hills and park lie to the southwest of the town.
0:20:45 > 0:20:49In Autumn the trees put on a fantastic display of colour.
0:20:49 > 0:20:52It's a beauty spot that never fails to impress.
0:20:59 > 0:21:04- It's really peaceful here, isn't it? - Yeah.- Beautiful.- Mm. The colour of the trees are nice.
0:21:08 > 0:21:10Just 25 minutes south of Louth
0:21:10 > 0:21:14is the village of Hagworthingham, home to Stockwith Mill.
0:21:14 > 0:21:18It's believed to date back to the 17th century and, in later years,
0:21:18 > 0:21:20it was converted to generate electricity
0:21:20 > 0:21:24and was in regular use until 1960.
0:21:24 > 0:21:28This mill's unique charm lies in its sizeable waterwheel,
0:21:28 > 0:21:31standing 16 feet high, and owner Nigel is on hand
0:21:31 > 0:21:35- to explain more. - OK, you can hear the water outside.
0:21:35 > 0:21:38That used to drive the 18th-century wheel that's out there.
0:21:38 > 0:21:43That would turn the cogs in here, that would drive the stones - which are upstairs, the grain
0:21:43 > 0:21:46would go between the two stones to produce the flour,
0:21:46 > 0:21:50- which would be bagged up down here. - And when was the mill last used for grinding the corn?
0:21:50 > 0:21:53Approximately 1950.
0:21:59 > 0:22:03Well, it's lovely, isn't it? The area's really peaceful. And...
0:22:03 > 0:22:07- Beautiful.- ..everywhere seems really nice. The kids would love it.- Yes.
0:22:07 > 0:22:11- I think we've made the right decision.- Yeah. Definitely. - We'll enjoy living here.
0:22:22 > 0:22:26Are you prepared for a different type of lifestyle? Because you both have
0:22:26 > 0:22:30your own jobs at the moment. You're going to be working together 24/7
0:22:30 > 0:22:33once you open your own business.
0:22:33 > 0:22:36- Definitely, yeah.- Yeah.- I mean, we do get on very well.- Yeah.
0:22:36 > 0:22:42- We work well together, don't we? - We do. We're used to doing a lot of work together at home, so, yeah.
0:22:42 > 0:22:44- Yeah, so...- I know my place!
0:22:45 > 0:22:50- Who's the boss? - I'm glad YOU said that!
0:22:50 > 0:22:54Well, in that case, we know who wears the trousers.
0:22:54 > 0:22:57Our second property is in Thoresthorpe,
0:22:57 > 0:23:00a small village at the foot of the Lincolnshire Wolds
0:23:00 > 0:23:0240 miles south-east of Louth.
0:23:02 > 0:23:06The ancient market town of Alford is just a few miles away.
0:23:06 > 0:23:10The town once served the local farming community with its cattle market,
0:23:10 > 0:23:13but today, it offers its visitors a selection of shops,
0:23:13 > 0:23:16and the good old British fish and chip shop.
0:23:16 > 0:23:21The property we've lined up is stunning, but it doesn't come with any outbuildings.
0:23:21 > 0:23:23The house does however sit on a huge plot of land
0:23:23 > 0:23:27and there should be room in the budget for putting some up.
0:23:27 > 0:23:30- Do you like it?- Yes.- Yes, fantastic.
0:23:30 > 0:23:32First impressions, very good.
0:23:32 > 0:23:36- As you can see, it's a conversion, it's 150 years old.- OK.
0:23:36 > 0:23:38- OK.- That's where the cattle used to live.
0:23:38 > 0:23:41- Right.- That's where the piggery was.
0:23:41 > 0:23:43- OK.- Right.
0:23:43 > 0:23:48Again, it's like a Tardis. It's very deceptive once you go inside.
0:23:48 > 0:23:51- What about this for parking? - Yep, the caravans up here.
0:23:51 > 0:23:56- Certainly.- Do you want a look inside? - Yes, please.- Yes, please. - I can't wait to show you this place.
0:23:56 > 0:23:59Small things like that make a big difference.
0:24:05 > 0:24:07Beautiful high ceilings, isn't it?
0:24:07 > 0:24:09- Lovely.- Very nice.
0:24:09 > 0:24:11Very sympathetically done as well.
0:24:11 > 0:24:14- The original wood that's been treated.- Right.
0:24:14 > 0:24:17- Just a nice area, isn't it, to walk into?- A big hall.
0:24:17 > 0:24:21One other thing - if you're working outside or it's the countryside,
0:24:21 > 0:24:24as soon as you immediately come through...
0:24:24 > 0:24:25- Toilet.- Brilliant.
0:24:25 > 0:24:30- Shower, get clean, leave your boots there.- Fantastic.
0:24:30 > 0:24:33- Yeah.- You think that's fantastic, have a look through here!
0:24:34 > 0:24:36So, the heart of the house.
0:24:36 > 0:24:39- Wow.- Wow.
0:24:39 > 0:24:41That is a wow kitchen.
0:24:41 > 0:24:47- It is. Yeah.- That's perfect. You couldn't want more, could you?- No.
0:24:47 > 0:24:49- Does it say family kitchen to you? - It does.
0:24:49 > 0:24:53It says family kitchen, range cooker, island eating area,
0:24:53 > 0:24:57- beams, it says everything, it really does.- Yeah.
0:24:57 > 0:25:00Yeah, very spacious. Perfect.
0:25:02 > 0:25:05I like to call this kitchen part two.
0:25:05 > 0:25:07Oh, my word!
0:25:07 > 0:25:10- Great for the utilities, washing machine.- Space for the dogs.
0:25:10 > 0:25:13- Exactly, for the dogs.- Yeah.
0:25:13 > 0:25:14There is another door there.
0:25:14 > 0:25:19- Another one!- It doesn't go anywhere at the moment, because there's an exciting prospect
0:25:19 > 0:25:24you could do the other side of that door. It's like Surprise Surprise, isn't it?
0:25:24 > 0:25:30Through the kitchen and off the hall is one of the huge reception rooms this house has to offer.
0:25:30 > 0:25:33This is what they call the family room, where they tend to hang out.
0:25:33 > 0:25:38- Oak floors.- Fantastic.- Fantastic. You can feel the warmth from that fire, can't you?
0:25:38 > 0:25:42- You've got a log burner, pool table. It's fantastic.- Fantastic.
0:25:42 > 0:25:47As a separate room to the sitting room, it's just ideal.
0:25:47 > 0:25:49You've got the log burner, like at home...
0:25:49 > 0:25:52- Yeah, it's a nice cosy room. - ..log burner on, dogs, kids.
0:25:52 > 0:25:54Yeah.
0:25:54 > 0:25:55- You're grinning.- I am!
0:25:57 > 0:26:02If they are impressed with this room, then their reaction to the next will be a real treat.
0:26:02 > 0:26:06- Gosh.- How many wows do you want for this?
0:26:06 > 0:26:08It's fantastic.
0:26:08 > 0:26:10- It is, it's awesome...- Huge.
0:26:10 > 0:26:13- Lovely views. - ..that's a big word for me.
0:26:13 > 0:26:15I don't use that very often.
0:26:15 > 0:26:19- Another log burner. - That's really nice.
0:26:19 > 0:26:20Are you sure we can afford it?
0:26:20 > 0:26:22By a decimal point or two.
0:26:22 > 0:26:27Off the lounge is a door to an additional small reception room,
0:26:27 > 0:26:30which could be ideal for the children to make their own.
0:26:30 > 0:26:33Also on the ground floor are three further rooms,
0:26:33 > 0:26:35which are currently used as studies
0:26:35 > 0:26:40and would make the perfect place from which Andrew and Lisa could run their campsite business.
0:26:40 > 0:26:43Next for us is the upstairs, which has three bedrooms,
0:26:43 > 0:26:48and we're going to kick-off in a room I'm sure their daughter, Olivia, would love.
0:26:48 > 0:26:51This is an amazing room.
0:26:51 > 0:26:55- Oh, Olivia would love this. - Definitely.
0:26:55 > 0:26:56- Yeah.- Wow.
0:26:56 > 0:26:58Where do those stairs go?
0:26:58 > 0:27:02- Have you ever seen a children's room that's on two floors?- No.
0:27:02 > 0:27:05- This is like the ultimate cabin bed. - Isn't it?

0:27:23 > 0:27:25'What 11-year-old girl wouldn't like this room?'
0:27:25 > 0:27:26It's magical.
0:27:26 > 0:27:30'Next door, there's a carbon copy for Harry, so there will be no arguing
0:27:30 > 0:27:33'as to who has got the best bedroom.
0:27:33 > 0:27:37'Next for us is the master, I just hope it comes up to scratch.'
0:27:37 > 0:27:39- Oh!- Wow!
0:27:39 > 0:27:42That is a master-bedroom-and-a-half.

0:28:11 > 0:28:13Great size. Really good size.
0:28:13 > 0:28:19- This isn't the only bathroom on this floor. There's another for the two bedrooms through there.- OK.
0:28:19 > 0:28:21I've shown you everywhere inside.
0:28:21 > 0:28:25Are you ready to look outside? That's equally important for you.
0:28:25 > 0:28:27- It is, yes.- Definitely so.- Come on.
0:28:27 > 0:28:32'This house is incredible, and there's more than enough room for the entire family.'

0:28:36 > 0:28:40- Yeah.- And that door?- Oh, right, yeah.
0:28:40 > 0:28:42This is the other side of that door.
0:28:42 > 0:28:46- OK.- Now, the current owners have planning permission already
0:28:46 > 0:28:50to extend this out around you, all the way down here.
0:28:50 > 0:28:55- Right.- Basically, a carbon copy of that side of the building.- OK.
0:28:55 > 0:29:01Within the plans, it's two double bedrooms, a gym and swimming pool.
0:29:01 > 0:29:02OK.
0:29:02 > 0:29:04Could you do with the extra space?
0:29:04 > 0:29:10Yeah, it would be good for something like a reception area for the shop.
0:29:10 > 0:29:12- There's lots of options, if you like options.- We do.
0:29:12 > 0:29:17'The planning permission is a real bonus and there are more surprises.'
0:29:17 > 0:29:20- So...- The land.
0:29:22 > 0:29:26How would you feel about having your own private island and a moat?
0:29:26 > 0:29:27- It looks good.- It does.
0:29:27 > 0:29:30- A pirate island!- A pirate island. The children would love that.
0:29:30 > 0:29:33Bearing in mind the house is really big,
0:29:33 > 0:29:35and they had planning permission,
0:29:35 > 0:29:39how much would you sacrifice on the land for this place?
0:29:39 > 0:29:44- I couldn't sacrifice below three acres.- No.
0:29:44 > 0:29:47I have to have the three acres for the campsite.
0:29:47 > 0:29:51Well, I've some bad news for you, it's EIGHT acres of land.
0:29:51 > 0:29:53- Eight.- Take a look over there.- OK.
0:29:53 > 0:29:56All the land goes up to there,
0:29:56 > 0:30:00there are horses in that paddock at the back, that's your paddock,
0:30:00 > 0:30:02right up to the trees at the back.
0:30:02 > 0:30:05Get your chequebook out!
0:30:05 > 0:30:08There's going to be a big but now on the price.
0:30:08 > 0:30:10Well, we're at the price stage.
0:30:10 > 0:30:12Who's going to go first?
0:30:12 > 0:30:16Your budget is 500,000, with 100,000 to play.
0:30:16 > 0:30:18It's got to be top of the budget.
0:30:18 > 0:30:25- I think we've blown the budget. I'm going to go for...575.- Right.
0:30:25 > 0:30:28I'll go...560.
0:30:29 > 0:30:32560. 575.
0:30:32 > 0:30:35It's on the market...
0:30:35 > 0:30:38for £475,000.
0:30:38 > 0:30:41You're joking?
0:30:41 > 0:30:42That's it then, it's sold!
0:30:44 > 0:30:49- You've gone green!- Yeah.- I can't believe it is only that much.
0:30:49 > 0:30:52I'm going to let you go and explore a little bit more.
0:30:52 > 0:30:56- I think so.- That'd be good. - See you back inside. - Thank you very much.- Thank you.
0:30:58 > 0:31:01I'm so excited. We had four or five wows,
0:31:01 > 0:31:04three amazings, they were speechless twice,
0:31:04 > 0:31:08and they thought the only problem would be that there wasn't enough land.
0:31:08 > 0:31:13And there's plenty of land, AND it's under budget.
0:31:13 > 0:31:17If they don't buy this house, then I'm retiring.
0:31:17 > 0:31:21At £475,000, this beautiful barn conversion
0:31:21 > 0:31:24is comfortably within their budget.
0:31:24 > 0:31:26It has an enormous country kitchen,
0:31:26 > 0:31:28three reception rooms and three offices,
0:31:28 > 0:31:33three bedrooms with master en suite, and eight acres of land.
0:31:33 > 0:31:34There aren't any outbuildings,
0:31:34 > 0:31:38but there's plenty of change in the budget for building their own.
0:31:38 > 0:31:40The staircase is gorgeous, isn't it?
0:31:40 > 0:31:42I can imagine the kids having races round the top.
0:31:42 > 0:31:44- Yeah.- Trying to get the bottom.
0:31:44 > 0:31:47It'd look lovely at Christmas with the decorations.
0:31:47 > 0:31:49- You could decorate that really nice.- Beautiful.
0:31:49 > 0:31:53It's perfect. If I was building a house, I'd probably build this house.
0:31:53 > 0:31:56I cannot fault it at all.
0:31:56 > 0:31:58When we walked in, it does feel very homely.
0:31:58 > 0:32:01It's a lovely home. The children would love it.
0:32:01 > 0:32:06If I was going to fault anything of the outside, the ground's a little bit boggy,
0:32:06 > 0:32:09but probably nothing that can't be fixed with drainage.
0:32:09 > 0:32:14I think the price of the property is excellent. It's well within our budget,
0:32:14 > 0:32:18so the money we've saved there could be put towards the drainage, and improving that.
0:32:18 > 0:32:22What more could you wish for? I've got more than enough land.
0:32:22 > 0:32:25The price is right. The house is perfect.
0:32:25 > 0:32:29Come on, guys. I know you've fallen in love with the house, but it's getting dark.
0:32:29 > 0:32:31I'm going to have to drag you away.
0:32:42 > 0:32:44As the afternoon draws to a close,
0:32:44 > 0:32:49Andrew and Lisa head back to the hotel to have a think about the properties so far.
0:32:49 > 0:32:53The property by the canal, what did you think to that?
0:32:53 > 0:32:58I like the house, and I liked the quirkiness of it.
0:32:58 > 0:33:01- The split levels? - Yeah, it was a bit different.
0:33:01 > 0:33:05It felt cosy, and it felt homely. I did like that.
0:33:05 > 0:33:08There's plenty of outbuildings to convert into what we need them to be.
0:33:08 > 0:33:14The only problem with that property is the land, and the way it's split.
0:33:14 > 0:33:18If we could get that extra bit at the end, that would be ideal.
0:33:18 > 0:33:21It was nice, but what about the barn conversion, then?
0:33:21 > 0:33:24Well, I liked the house, erm...
0:33:24 > 0:33:28I just loved the house.
0:33:28 > 0:33:32- The rooms were massive. - Yeah, they were massive, and there's lots of space,
0:33:32 > 0:33:36- but it's the land that worries me there.- If we can drain it, and afford to drain it,
0:33:36 > 0:33:40- then that's that sorted. But the house itself, perfect?- Yeah.
0:33:40 > 0:33:45- And it's got eight acres.- Which is more than we were looking for.
0:33:45 > 0:33:48The only downside, I suppose, it hasn't got any outbuildings,
0:33:48 > 0:33:53- but there's a lot of scope on that barn conversion.- There is.
0:33:53 > 0:33:57Definitely. Now that we've seen two properties,
0:33:57 > 0:34:00I'm just really excited about what tomorrow's going to bring,
0:34:00 > 0:34:06because, you know, if it goes the same sort of way the first two have gone, the third one,
0:34:06 > 0:34:13it's going to be a mansion with a fishing lake and a million acres, and he'll give it away!
0:34:13 > 0:34:16- But no, I'm really excited, aren't you?- Yeah, I am. Very excited.
0:34:26 > 0:34:29- Oh, wow!- 'Andrew and Lisa from Burton-on-Trent'
0:34:29 > 0:34:35are looking to ditch their day jobs, up sticks, and start a new life with their family in Lincolnshire.
0:34:35 > 0:34:37They're looking for not only a new home,
0:34:37 > 0:34:40but also one that will provide them with enough land
0:34:40 > 0:34:41to start a campsite business.
0:34:41 > 0:34:46So far they've viewed two superb houses offering huge potential, but coming up,
0:34:46 > 0:34:49an opportunity to meet what could be new members of their family,
0:34:49 > 0:34:53and a house that fulfils their dream from the outset.
0:34:53 > 0:34:55Yeah, we'll take it!
0:35:01 > 0:35:03'When Andrew and Lisa open their campsite,
0:35:03 > 0:35:05'they're hoping to keep some animals.
0:35:05 > 0:35:08'One unusual option that would be a real attraction for guests
0:35:08 > 0:35:10'would be to keep alpacas.
0:35:10 > 0:35:14'These animals, native to South America, are renowned for spitting,
0:35:14 > 0:35:17'but they're relatively easy to rear,
0:35:17 > 0:35:19'and with a diet of just hay and mineral pellets,
0:35:19 > 0:35:21'they're also cheap to feed.
0:35:21 > 0:35:24'So we're taking some time out, and meeting up with local farmer,
0:35:24 > 0:35:28'Les Reetham, to learn a little more about this breed.'
0:35:28 > 0:35:29Pleased to meet you.
0:35:29 > 0:35:32Lisa and Andrew are hoping to set up a caravan park here,
0:35:32 > 0:35:36and have a petting zoo or something, where customers can at least look at them.
0:35:36 > 0:35:38- Is that viable to do?- Oh, totally.
0:35:38 > 0:35:41These animals lend themselves to that sort of thing.
0:35:41 > 0:35:44If they're treated with respect, they're very friendly animals.
0:35:44 > 0:35:46They're actually very good with children.
0:35:46 > 0:35:50The spitting side of it, really is not as bad as people make out.
0:35:50 > 0:35:53It's usually in fear, when something threatens them,
0:35:53 > 0:35:57or when another one's trying to get its head in the feed bucket
0:35:57 > 0:35:58at the same time as another one.
0:35:58 > 0:36:01So yes, totally viable on that sort of operation.
0:36:01 > 0:36:04And if we had two, how much land would we need?
0:36:04 > 0:36:07Well, about half an acre they could live on.
0:36:07 > 0:36:10That's about 12 caravans spaces!
0:36:10 > 0:36:12THEY LAUGH
0:36:12 > 0:36:15I've heard that alpacas are very inquisitive,
0:36:15 > 0:36:19but they're all over that side of the field. Can you get them to come over?
0:36:19 > 0:36:22I've got a bucket with some food in, and if we're very lucky,
0:36:22 > 0:36:24they might come over.
0:36:24 > 0:36:27I'll give you some pellets if they come that close.
0:36:27 > 0:36:30Keep your hand down. They don't like hands above their heads,
0:36:30 > 0:36:33cos they feel threatened. We'll see if we can get them over.
0:36:33 > 0:36:36- Here we go!- Come on, girls! Come on!
0:36:38 > 0:36:41- Fascinating, aren't they? - Yeah, they are.
0:36:41 > 0:36:44'If Andrew and Lisa are seriously considering alpacas,
0:36:44 > 0:36:48'they can expect to pay around £2,500 for a breeding female.
0:36:48 > 0:36:51'The males come a little cheaper at £1,000,
0:36:51 > 0:36:54'unless, of course, they are a stud male,
0:36:54 > 0:36:56'which carry a hefty £15,000 price tag.'
0:36:56 > 0:36:59They're different colours. I thought they'd be one colour.
0:36:59 > 0:37:02There are about 20 different colours, actually,
0:37:02 > 0:37:05but it's a tendency towards blacks, whites, browns, greys.
0:37:05 > 0:37:08It's the shading between, really.
0:37:10 > 0:37:15'The beauty of alpaca fleece is that it's shiny and silky, and soft to touch.
0:37:15 > 0:37:19'It's warmer than sheep's wool, and is also hypoallergenic,
0:37:19 > 0:37:21'making it a popular choice for garments or clothes.
0:37:21 > 0:37:24'But to get the best, the animals need to be cared for,
0:37:24 > 0:37:27'and this includes a shelter from the British weather.
0:37:27 > 0:37:30- This is the barn. - 'And whilst they're close at bay,
0:37:30 > 0:37:35'it's an opportunity for Andrew to get some hands-on experience working with alpacas.'
0:37:36 > 0:37:39Hand in, quick, in you get, in you get. Hand on the shoulder.
0:37:39 > 0:37:42- That's it. Just hold down. - Well done.- Well done. Well done.
0:37:42 > 0:37:46- And no spitting.- No. - You're a natural!
0:37:46 > 0:37:51Now he's got this one in his grasp, 'it's time for Les to give some tips on alpaca maintenance,
0:37:51 > 0:37:54'starting with the toenails.'
0:37:54 > 0:37:56She'll let you pick her foot up.
0:37:56 > 0:37:58If it's left, it would grow over,
0:37:58 > 0:38:00and then would become a problem to her.
0:38:00 > 0:38:03So all we do is, just like clipping your toenails, basically,
0:38:03 > 0:38:07just take it off till it's flat with the pad, basically.
0:38:07 > 0:38:09So now, she'll be walking flat on the ground.
0:38:09 > 0:38:10Let her go, that's great.
0:38:10 > 0:38:13That's good, isn't it? You want your mum?
0:38:13 > 0:38:16They can vary between... They may have to be done every six weeks,
0:38:16 > 0:38:20some every 12 weeks, they all vary as people's nails vary.
0:38:20 > 0:38:24- Just like clipping the rabbit's teeth!- Yeah.
0:38:24 > 0:38:27And that fits into the next thing, because their teeth will grow out,
0:38:27 > 0:38:29and then they can't bite the grass.
0:38:29 > 0:38:32It gets like a rabbit, which will get an overbite,
0:38:32 > 0:38:35and then they can't get the grass, so they have to be trimmed off.
0:38:39 > 0:38:43Well, that was absolutely fascinating, great fun.
0:38:43 > 0:38:45Any last tips for these two?
0:38:45 > 0:38:50No, basically, just be calm and enjoy them, because they're a very, very charismatic, enjoyable animal.
0:38:50 > 0:38:52- They are gorgeous, aren't they?- Yeah.
0:38:52 > 0:38:57They certainly are beautiful animals, and I'm sure a few of these will be a big hit
0:38:57 > 0:38:59at Andrew and Lisa's campsite.
0:39:01 > 0:39:04So, all we need to do is to find them the perfect property.
0:39:07 > 0:39:10Andrew and Lisa are a really interesting couple.
0:39:10 > 0:39:13I get the feeling that Lisa prefers the first house,
0:39:13 > 0:39:16and Andrew prefers the second one,
0:39:16 > 0:39:18so what will they make of the mystery house?
0:39:18 > 0:39:20It is a new build, which neither of them want,
0:39:20 > 0:39:24but I do think there's a few surprises there that could win them over.
0:39:27 > 0:39:29Our mystery house is in the hamlet of Eskham,
0:39:29 > 0:39:3130 miles north of Louth.
0:39:31 > 0:39:36Nearby Marshchapel has a village primary school which will be handy for Harry,
0:39:36 > 0:39:42and for the campsite guests there's a pub and a fish and chip shop I'm sure they'll make use of.
0:39:42 > 0:39:44The mystery house is surrounded by fields,
0:39:44 > 0:39:49'and with no immediate neighbours, it could be the perfect place to start a campsite.'
0:39:49 > 0:39:51Yeah, we'll take it.
0:39:53 > 0:39:55- What did you say? 20 wow!- 20 wow!
0:39:55 > 0:39:59I'm really happy, cos it is the mystery house.
0:39:59 > 0:40:03You were looking for something with character, which lends itself to being old.
0:40:03 > 0:40:05As you can see, this is a new build.
0:40:05 > 0:40:08A new build with character by the looks of it.
0:40:08 > 0:40:11Exactly! It's about seven years old.
0:40:11 > 0:40:15As you can see, it's very sympathetically done.
0:40:15 > 0:40:18- Want to have a look inside? - Yes, please.
0:40:18 > 0:40:19'Well, it's all looking good.
0:40:19 > 0:40:26'First for us is the entrance hall, which is so large, it is currently being used as a dining room.'
0:40:26 > 0:40:29- It's different, isn't it?- It's nice.
0:40:29 > 0:40:31Such a big room for a dining room.
0:40:31 > 0:40:35You can see it's a new build, but the interior's actually quite old as well.
0:40:35 > 0:40:39It's a nice combination. This is the first of several living rooms.
0:40:43 > 0:40:45Very nice. Nice fireplace.
0:40:45 > 0:40:48That's really nice. Again, really good views as well.
0:40:48 > 0:40:51Yeah. Great if you are going to run this as a business.
0:40:51 > 0:40:53Yeah, see people come. Yep.
0:40:53 > 0:40:58- I think we should have a look into the kitchen. There is a wow factor there.- OK.- OK.
0:41:01 > 0:41:04- Very nice.- Very, very nice, yes.
0:41:04 > 0:41:08- Yeah, I do like that.- It is nice.
0:41:08 > 0:41:10It's lovely with that seating area.
0:41:10 > 0:41:13It's quite a light room as well.
0:41:13 > 0:41:16Bleached pine with solid wood, all the way through.
0:41:16 > 0:41:20It's nice to see that the units aren't your bog-standard units.
0:41:20 > 0:41:22They look like hand-made units.
0:41:22 > 0:41:25'There is also a study on the ground floor,
0:41:25 > 0:41:29'which I'm sure they'll make good use of, and a downstairs toilet too.
0:41:29 > 0:41:32'Next on our tour is the other living area.'
0:41:32 > 0:41:36This is your more formal living room.
0:41:36 > 0:41:39I would say, the posh living room.
0:41:39 > 0:41:42Again, great views.
0:41:42 > 0:41:45It is good views. It isn't as big as I thought it would be.
0:41:45 > 0:41:49- It's still a good size. - It is.- Nice separation from the other living room.
0:41:49 > 0:41:51- It's nice and light.- It is.
0:41:51 > 0:41:54- Let's have a look upstairs before we get outside.- OK.- OK.
0:41:54 > 0:41:55Take it away.
0:41:55 > 0:41:59'Up here, there are three bedrooms, and they're all good sizes.
0:41:59 > 0:42:03'The first is currently laid out with twin beds, but, I suspect,
0:42:03 > 0:42:07'there will be a fight between Olivia and Harry for the second room,
0:42:07 > 0:42:10'which is considerably bigger with an en-suite.
0:42:10 > 0:42:13'Last, of course, is the largest room of all.'
0:42:13 > 0:42:16This is the master bedroom.
0:42:16 > 0:42:18Very big. A nice size.
0:42:18 > 0:42:21- It is a nice size, isn't it? - A nice size, yeah.
0:42:21 > 0:42:24I think you'll particularly like this.
0:42:26 > 0:42:27A walk-in wardrobe.
0:42:27 > 0:42:31With a light that comes on when you walk in. How posh is that?
0:42:31 > 0:42:34Very good, yes.
0:42:34 > 0:42:37Over here is your en-suite bathroom.
0:42:37 > 0:42:41This is called a Jack-and-Jill bathroom, which means it's en-suite for you,
0:42:41 > 0:42:46but there is a separate door there, where your guests can come into the bathroom as well.
0:42:46 > 0:42:48That's good.
0:42:48 > 0:42:50'That's it for the internal space.
0:42:50 > 0:42:55'Now it's just down to the outside, where there are four acres waiting for them.'
0:42:55 > 0:42:59- What do you think of this garden? - Really nice. Good size.
0:42:59 > 0:43:02- Very nice and quiet. - It's really peaceful.
0:43:02 > 0:43:05The garden, I think, is private, which is very handy if you have a business.
0:43:05 > 0:43:10The children and dog can be out here, and completely apart from the business.
0:43:10 > 0:43:13That's right. Very good.
0:43:13 > 0:43:16Nice to see a greenhouse down the back there.
0:43:16 > 0:43:19- Or an orangery!- Right, OK.
0:43:19 > 0:43:22'The current owners use this space for parties amongst the grape vines,
0:43:22 > 0:43:28'but I'm keen to show Andrew and Lisa what I think is one of the property's best selling points.'
0:43:30 > 0:43:31Ta-da!
0:43:31 > 0:43:36Now that is a wow. You've got several wows on that one.
0:43:36 > 0:43:39That is just fantastic. Is there fish in it?
0:43:39 > 0:43:43Apparently, teeming with all different types of fish.
0:43:43 > 0:43:46So, a great attraction for campers or anybody coming to stay.
0:43:46 > 0:43:51- We've seen so many different properties. Could you imagine that you could...?- Not at all.
0:43:51 > 0:43:52Not a lake as big as that.
0:43:52 > 0:43:56Maybe a small pond, but nothing like that, that size.
0:43:56 > 0:43:59- That's what you really wanted. - Definitely, yeah.
0:43:59 > 0:44:03- Do you want to see what land you have?- Yes, please.- Follow me.
0:44:07 > 0:44:09We have land.
0:44:09 > 0:44:13- I know you well enough now. I know this is the make or break move.- It is.
0:44:13 > 0:44:18This is just under two and a half acres. In total,
0:44:18 > 0:44:21taking into account the lake and everything, it's four acres.
0:44:21 > 0:44:24This bit here, which is flat, is two and a half acres.
0:44:24 > 0:44:26It has been drained.
0:44:26 > 0:44:27- Yes.- Right.
0:44:27 > 0:44:30You've got your own access to the road over there.
0:44:33 > 0:44:36The only other bonus I can tempt you with,
0:44:36 > 0:44:39is that this warehouse, this building, is yours as well.
0:44:39 > 0:44:42I think you can put some doors on there.
0:44:42 > 0:44:46You've got a shop, office, facilities.
0:44:46 > 0:44:49'Just beyond what would be their land is a further four acres
0:44:49 > 0:44:53'belonging to a local farmer, but he is prepared to sell.'
0:44:53 > 0:44:55I can see the cogs whirring.
0:44:55 > 0:44:57It does make a big difference.
0:44:57 > 0:44:59Two and a half acres - tight.
0:44:59 > 0:45:02Doable, but tight.
0:45:02 > 0:45:05That little bit extra would be a bonus.
0:45:05 > 0:45:10'The possibility of extra land certainly seems to have sweetened the deal.'
0:45:10 > 0:45:12Crunch time.
0:45:12 > 0:45:15We're going to dirty our fingers and talk about money.
0:45:17 > 0:45:18Ladies first.
0:45:18 > 0:45:20The budget's 500.
0:45:20 > 0:45:22100,000 to play with.
0:45:22 > 0:45:24What do you think this is worth?
0:45:24 > 0:45:27It's going to be top of the budget. I know it's smaller,
0:45:27 > 0:45:31but with the lake and the orangery, I think 495.
0:45:31 > 0:45:34495?
0:45:34 > 0:45:35- I think. - On the tip of your budget.
0:45:35 > 0:45:38Yeah, I think so.
0:45:38 > 0:45:42And I think, because of the property, compared to the previous properties,
0:45:42 > 0:45:44it has only got three bedrooms.
0:45:44 > 0:45:47The rooms, although very nice, are smaller.
0:45:49 > 0:45:54But it has got a lake, and there's not quite as much land.
0:45:54 > 0:45:56I'm going to go for 435.
0:45:56 > 0:45:59- 435?- Yes.
0:45:59 > 0:46:02- Way under budget. The cheapest of the three properties.- I think so.
0:46:02 > 0:46:04I think that's what the mystery is.
0:46:04 > 0:46:08You two should work out who's going to be in charge when you run this business,
0:46:08 > 0:46:13because it's actually on the market for 495.
0:46:13 > 0:46:16It's only just come on the market a couple of weeks.
0:46:16 > 0:46:22- Mmm!- The lake's done it, hasn't it? - I think so.
0:46:22 > 0:46:24Has that put you off the house?
0:46:24 > 0:46:26No, not really. No.
0:46:26 > 0:46:29That is an attraction. That's going to draw people in.
0:46:29 > 0:46:34It's within budget. Not only is it within budget, we've got the lake we didn't think we would get,
0:46:34 > 0:46:37- so no, not at all.- That's a bonus, isn't it?- Definitely.
0:46:37 > 0:46:39Go and have a look at the lake again.
0:46:39 > 0:46:41- Definitely.- OK, thank you.
0:46:41 > 0:46:47'At £495,000, this property comes in just under budget.
0:46:47 > 0:46:51'It has two living areas, three bedrooms, two of which are en-suite,
0:46:51 > 0:46:56'four acres of land for the campsite, and a fishing lake and outbuildings.'
0:46:56 > 0:46:58This lake's just fantastic.
0:46:58 > 0:47:00Really, really fantastic.
0:47:00 > 0:47:04You're going to be running this campsite, cos I'll be sitting here fishing!
0:47:04 > 0:47:09On the whole, I probably like this property the best so far,
0:47:09 > 0:47:12mainly because of the fact that everything's in place,
0:47:12 > 0:47:16and it would be a lot easier to convert to the campsite.
0:47:16 > 0:47:21I like this property, it is very nice. It's built to a very high specification. It's lovely.
0:47:21 > 0:47:24The land is the plus point for this house.
0:47:24 > 0:47:29The lake is marvellous, the orangery is lovely, so, yes.
0:47:29 > 0:47:32That big lake is such a bonus, with it being filled with fish.
0:47:32 > 0:47:37From a campsite point of view, having a lake there as an attraction is a real, real bonus.
0:47:37 > 0:47:42I think the house is a little bit smaller than we'd thought of,
0:47:42 > 0:47:44but it's a nice house.
0:47:44 > 0:47:49I think the reason I went low on the price was the fact that the property itself isn't as big
0:47:49 > 0:47:54as the others we saw, and I thought that was part of the mystery, with it being a real bargain!
0:47:54 > 0:47:56Obviously, I was completely wrong!
0:47:58 > 0:48:01- Seen enough?- Yes, I think so.
0:48:01 > 0:48:03- Enough grapes?- Yeah.
0:48:03 > 0:48:04Come on, let's go.
0:48:15 > 0:48:20Andrew and Lisa have now viewed all three houses, and it's time for them to mull over their options.
0:48:23 > 0:48:27And as Lincolnshire is a hotspot for seal breeding,
0:48:27 > 0:48:29I'm taking a trip to the coast.
0:48:31 > 0:48:35Lincolnshire's coastline is home to a thriving population of beautiful grey seals.
0:48:35 > 0:48:38For most of the year, they are frolicking at sea,
0:48:38 > 0:48:41But during winter, they take pitch on the beaches to breed.
0:48:46 > 0:48:49These seals are healthy, but for those who are sickly,
0:48:49 > 0:48:53'help is on hand from the Natureland Seal Sanctuary in Skegness.
0:48:53 > 0:48:57'I'm meeting up with Duncan Yeadon to find out more about their work.'
0:48:59 > 0:49:01- Duncan, lovely to meet you.- Hi, Tim.
0:49:01 > 0:49:04It's nice of you to bring some friends with you!
0:49:04 > 0:49:06Yes, they're great, aren't they?
0:49:06 > 0:49:09I see they're popping over to say hello. What seals are these?
0:49:09 > 0:49:12These are harbour seals, our resident seals who stay with us.
0:49:12 > 0:49:15They're very inquisitive, as you can see!
0:49:15 > 0:49:18It's great for the public to get that close to seals,
0:49:18 > 0:49:21but there is a more serious reason why you're here, isn't there?
0:49:21 > 0:49:26Yes, we also rescue and rehabilitate seals that get washed up on the coastline.
0:49:26 > 0:49:29We get them in literally days old as orphans,
0:49:29 > 0:49:30they've lost their mothers,
0:49:30 > 0:49:35and also with injuries and illnesses we have to cope with before returning them to the wild.
0:49:35 > 0:49:38So that's the serious part of our work.
0:49:38 > 0:49:41I noticed you've got some young ones, is it possible to get any closer?
0:49:41 > 0:49:45Yeah. We'll go and see them now, and you might even be able to feed them.
0:49:49 > 0:49:54There's a whole multitude of injuries and illnesses that can strike down the seals,
0:49:54 > 0:49:59from getting caught in fishing nets to being a victim of lungworm.
0:49:59 > 0:50:01This common disease affects the breathing,
0:50:01 > 0:50:03so they become unable to dive for food,
0:50:03 > 0:50:07and hence become weak, and get washed up on the shore.
0:50:11 > 0:50:13Once the seals first arrive here,
0:50:13 > 0:50:16'they go straight into the hospital to be treated.
0:50:16 > 0:50:19'But to prevent me from carrying any infection from the hospital,
0:50:19 > 0:50:23'I'm first taking a look at the healthier ones that will be shortly released.'
0:50:23 > 0:50:26I see lots of warning signs, do I need to be nervous?
0:50:26 > 0:50:30- You need to be cautious, Tim, I would say.- That's always a good word.
0:50:30 > 0:50:33Because they've got very sharp teeth, and very strong jaws.
0:50:33 > 0:50:38So if you're going to feed them by hand, hold the fish well down by the tail,
0:50:38 > 0:50:43- and then he'll hopefully take it nice and gently like that.- OK.
0:50:43 > 0:50:45- You want to try?- Yeah, absolutely.
0:50:46 > 0:50:48Do you have a name?
0:50:48 > 0:50:51- That's Kalder, that one.- Gone!
0:50:51 > 0:50:53I think she'll hopefully come and...
0:50:53 > 0:50:55So these are rescued seals?
0:50:55 > 0:50:58They've been through the seal hospital stage now,
0:50:58 > 0:51:01and they're now outside in this rearing pool,
0:51:01 > 0:51:03where we're getting them up to release weight.
0:51:03 > 0:51:06We try and simulate what happens in the wild,
0:51:06 > 0:51:08so when they separate from their mothers,
0:51:08 > 0:51:11they will roughly weigh about 70 pounds,
0:51:11 > 0:51:1360 or 70 pounds, so that's our target weight.
0:51:13 > 0:51:17What's the success rate of re-homing a seal?
0:51:17 > 0:51:22Roughly 85-90% of the ones we get in, we're able to get back into the wild again.
0:51:22 > 0:51:26I'm not a seal expert, but I think he's going to be ready before these two!
0:51:26 > 0:51:28He seems to be getting most of the fish!
0:51:28 > 0:51:32These seem reasonably healthy and about ready to be released,
0:51:32 > 0:51:34have you got any that have just come in?
0:51:34 > 0:51:36Some that have more recently come in, yes.
0:51:36 > 0:51:41- They're in the hospital pool at the moment, so we can have a look at them.- Absolutely.- Yeah?
0:51:50 > 0:51:53I can see you've already got something lined up for me.
0:51:53 > 0:51:55What are we doing here?
0:51:55 > 0:51:58You're going to have to work for your money here,
0:51:58 > 0:52:00a bit of scrubbing, bit of cleaning out, Tim.
0:52:00 > 0:52:03What's the story behind these seals in the enclosure?
0:52:03 > 0:52:05These have come in more recently,
0:52:05 > 0:52:08so they've only been here a couple of weeks.
0:52:08 > 0:52:10Most are coming in with lungworm,
0:52:10 > 0:52:15but they've only just progressed out of the hospital into this small hospital pool.
0:52:15 > 0:52:19We use this as an in-between pool before they go into the rearing pool.
0:52:19 > 0:52:22We can assess if they can deal with cold weather and things like that.
0:52:22 > 0:52:27And they're obviously very young, or is it just that they're undernourished?
0:52:27 > 0:52:30They're about the same age as the other ones,
0:52:30 > 0:52:35so it is because they've come in more recently, they're undernourished, and a lot thinner than the others.
0:52:35 > 0:52:38What's your hopes for these three? Will they recover?
0:52:38 > 0:52:43Once they've got over the initial treatment, I would say 100% these will go back into the wild.
0:52:43 > 0:52:47- Fantastic. Have I missed anything? - Yeah, that bit there, look.
0:52:49 > 0:52:51The sanctuary certainly does a fantastic job,
0:52:51 > 0:52:55but the best sight of all has to be the expectant seals that come ashore
0:52:55 > 0:52:58on the public beach in this part of Lincolnshire,
0:52:58 > 0:53:00to give birth to their pups.
0:53:03 > 0:53:04Well, it's decision time.
0:53:04 > 0:53:08We've shown Andrew and Lisa three houses that tick all the boxes.
0:53:08 > 0:53:12With this couple, it's not just about the house, it's the land.
0:53:12 > 0:53:16I can honestly say, I'm not sure which one they're going to choose.
0:53:16 > 0:53:18Let's find out.
0:53:22 > 0:53:24We're at the end of the quest. How are you?
0:53:24 > 0:53:27- Exhausted.- I'm not surprised.
0:53:27 > 0:53:30- We've seen some big properties, haven't we?- We have.
0:53:30 > 0:53:34Let's start with the first one, the farmhouse and outbuildings by the canal.
0:53:34 > 0:53:36You loved that when you first went in.
0:53:36 > 0:53:41The layout of the house is really quirky, but it worked, didn't it?
0:53:41 > 0:53:47- Yeah. The outbuildings sold that one.- They did, yeah. Lots and lots of space in the outbuildings.
0:53:47 > 0:53:51The kitchen was a really good size.
0:53:51 > 0:53:53It had the range cooker, which was nice.
0:53:53 > 0:53:55Yeah, it was.
0:53:55 > 0:53:58Was it the outbuildings that swayed you towards that property?
0:53:58 > 0:54:02- I think so.- I think so. - And the fact it's next to the canal, which was nice as well.
0:54:02 > 0:54:07The second property we went to, the barn conversion.
0:54:07 > 0:54:09- You loved it.- I loved it.
0:54:09 > 0:54:11That was the wow, wow, wow factor.
0:54:11 > 0:54:17It was a small wow for you. There was a little bit of a separation of opinions over that one. Why?
0:54:17 > 0:54:19I loved the size of the rooms.
0:54:19 > 0:54:22Just everything. Every room was massive.
0:54:22 > 0:54:26The kids' bedroom was just fantastic, with the two levels.
0:54:26 > 0:54:30I liked the house. I just had concerns about the land, really.
0:54:30 > 0:54:33Yeah, that was my only concern on it.
0:54:33 > 0:54:36I would like to go back to that property.
0:54:36 > 0:54:40It may have been something as simple as the fact one of the drainage ditches was blocked up.
0:54:40 > 0:54:46We don't know. It would be good to go back and have a look at it, and see what it would cost.
0:54:46 > 0:54:48- It's definitely worth investigating. - Yes.
0:54:48 > 0:54:51That brings us on to the mystery property.
0:54:53 > 0:54:56You both were going round, going, "Wow, wow, wow!"
0:54:56 > 0:55:02It ticked all of the boxes really, didn't it? The land in particular was perfect, really.
0:55:02 > 0:55:06For me, it didn't have the wow, wow, wow factor of the second one.
0:55:06 > 0:55:10But it was a really nice house, really well done.
0:55:10 > 0:55:13The build quality was really good.
0:55:13 > 0:55:17You've got the lake, which is a massive bonus.
0:55:17 > 0:55:21And you've got the land, and the option of additional land.
0:55:21 > 0:55:26To set a campsite up wouldn't take that much extra effort, would it?
0:55:26 > 0:55:29The outbuilding could be utilised for a lot.
0:55:29 > 0:55:31It's a lot more straightforward property.
0:55:31 > 0:55:38I'm very happy, because we've found you three properties you could potentially buy.
0:55:38 > 0:55:41Where is your heart leading you?
0:55:41 > 0:55:44- I think the mystery property. - The mystery property.
0:55:44 > 0:55:47Excellent! So, where are you going to go from here?
0:55:47 > 0:55:50The next step regarding these houses is planning.
0:55:50 > 0:55:53- Talking to the council regarding planning.- Let me know.
0:55:53 > 0:55:57Put me down for a two-man tent in June next year, for a week.
0:55:57 > 0:56:00You can sleep in the orangery! THEY LAUGH
0:56:00 > 0:56:02- With the grapes. - With the grapes, yeah.
0:56:02 > 0:56:05It's been a pleasure, genuinely, taking you guys around.
0:56:05 > 0:56:07- It's been a lot of fun. - Thank you very much.
0:56:07 > 0:56:09It's been really, really good.
0:56:09 > 0:56:12It has been great fun. Really good fun.
0:56:15 > 0:56:21The county of Lincolnshire is full of surprises, and not just for the amazing wildlife.
0:56:21 > 0:56:24Also for the variety of houses.
0:56:24 > 0:56:26Andrew and Lisa loved all the properties,
0:56:26 > 0:56:32but I do have a feeling that the mystery property stood out head and shoulders above the rest.
0:56:32 > 0:56:36I think, in the very near future, they're going to be very happy campers.
0:56:36 > 0:56:40Join me next time for Escape To The Country.
0:56:40 > 0:56:44If you would like to escape to the country and need our help,
