0:01:07 > 0:01:13It first became famous back in Victorian times for its supposedly magical healing powers.

0:01:13 > 0:01:16Although today it is no longer known as a miracle cure,

0:01:16 > 0:01:19I've heard the water is still deliciously refreshing.

0:01:23 > 0:01:30Worcestershire lies in the heart of England, sitting between the mellow Cotswolds and the Welsh marshes,

0:01:30 > 0:01:34boasting a variety of luscious landscapes from open countryside with fruit orchards

0:01:34 > 0:01:36to the ancient Malvern Hills.

0:01:36 > 0:01:40There are great country walks and breath-taking views.

0:01:40 > 0:01:46In between, there are picturesque villages and the cathedral city of Worcester.

0:01:46 > 0:01:50To the north of the city lies Severn Valley and the Severn Valley railway -

0:01:50 > 0:01:54an ideal journey to take in all the county's stunning sights.

0:02:00 > 0:02:02Canals used to be the lifeblood of this nation

0:02:02 > 0:02:06and they connected Worcestershire with England's industrial heartland.

0:02:06 > 0:02:09Thankfully, today these waterways are a lot quieter,

0:02:09 > 0:02:14but that said, the average price of a detached house is still £294,000.

0:02:14 > 0:02:17That's 7% higher than the national average.

0:02:17 > 0:02:19Let's hope today's buyers

0:02:19 > 0:02:22are prepared to be a bit realistic about what they can get for their money.

0:02:22 > 0:02:26Today's house hunters are Isobella and her son David,

0:02:26 > 0:02:30who live in a six-bedroom property just outside Norwich.

0:02:30 > 0:02:36And it's not just the two of them at home. It's a busy household, with two dogs...

0:02:40 > 0:02:4650 budgies, Madonna the parrot and Ethel the ostrich.

0:02:46 > 0:02:51Tragically, six months ago, Isobella lost her husband Max, and after much soul-searching

0:02:51 > 0:02:56she decided to sell his amusement arcade business and take the incredibly brave step

0:02:56 > 0:02:59of selling the home and moving closer to her friends in Birmingham.

0:03:01 > 0:03:04She's also hoping that when the time is right,

0:03:04 > 0:03:08she can set up her own craft centre in the grounds of her new home.

0:03:08 > 0:03:12There's no reason for us to stay here any more. The business is sold up.

0:03:12 > 0:03:17We don't have many friends, family or anything here in Norfolk.

0:03:17 > 0:03:20And we want to move to the country,

0:03:20 > 0:03:25so I can establish the animals again and get a business going.

0:03:25 > 0:03:28And for you, it'll just be...

0:03:28 > 0:03:31Well, you have to come with me, really!

0:03:33 > 0:03:37Isobella and her late husband bought the house two years ago.

0:03:37 > 0:03:41They lovingly decorated it and it really has been a happy family home.

0:03:41 > 0:03:46The real bonus has been that I've had my own living space, which has been nice.

0:03:46 > 0:03:50And for me, I've always loved the character of the house,

0:03:50 > 0:03:51the very big rooms.

0:03:51 > 0:03:58I've got a lot of furniture and it accommodates all the furniture, and most of all, the gardens.

0:03:58 > 0:04:01Isobella and David have enjoyed the luxury of space,

0:04:01 > 0:04:05but with many of the rooms not being used, they are now looking to downsize.

0:04:05 > 0:04:10I'd like the house smaller so it's easier for me to manage,

0:04:10 > 0:04:16as there'll only be me living there, and basically just David until he moves.

0:04:16 > 0:04:19Nevertheless, there is still a wish list we need to take on board.

0:04:19 > 0:04:24It's important for me to have a large kitchen/diner in the next property.

0:04:24 > 0:04:30Hopefully there will be enough space to put an Aga in, if there isn't one already in there.

0:04:30 > 0:04:32We've currently got a study in this house,

0:04:32 > 0:04:36which I personally use for gaming and surfing the net.

0:04:36 > 0:04:41So it's important that we have another room in the next house that I can use for the same purpose,

0:04:41 > 0:04:44as that's where I spend most of my time.

0:04:44 > 0:04:48There are important considerations for the outdoor space, too.

0:04:48 > 0:04:51In my next property I desperately will need

0:04:51 > 0:04:53at least two or three acres.

0:04:55 > 0:04:57You naughty girl.

0:04:57 > 0:05:00And there's one final request...

0:05:00 > 0:05:04My property at the moment is on a very busy road.

0:05:04 > 0:05:06It's difficult to get out in the mornings.

0:05:06 > 0:05:13So it would be lovely to find a property in a quiet lane, just outside a village.

0:05:13 > 0:05:17So to sum up, what sort of property would fit the bill?

0:05:18 > 0:05:22We're looking for three bedrooms, a large kitchen/diner.

0:05:22 > 0:05:26And hopefully some outbuildings

0:05:26 > 0:05:33and an area of well-established garden that I can use for just sitting out, chilling on.

0:05:33 > 0:05:39Before we can start looking for their new home, we've invited round a local estate agent

0:05:39 > 0:05:42to give a valuation for their current property

0:05:42 > 0:05:48which Isobella bought with her late husband for £665,000 just two years ago.

0:05:48 > 0:05:53This is a quality, Grade II listed Georgian house in a good location, close to Norwich.

0:05:53 > 0:05:57I would set a guide price of £695,000.

0:06:00 > 0:06:02There's no money actually being made.

0:06:02 > 0:06:09So I am pretty disappointed with the valuation. But I'm realistic.

0:06:09 > 0:06:13So given that, how much is in the pot for the new house?

0:06:13 > 0:06:20Well, my next property will definitely be smaller, so my maximum budget will be £600,000.

0:06:24 > 0:06:27Isobella and David are looking to downsize,

0:06:27 > 0:06:30but moving from a substantial Grade II listed Georgian house

0:06:30 > 0:06:36still means they are looking for a few acres, period features and a large kitchen/diner.

0:06:38 > 0:06:42Isobella and David want to be close to family and friends in Birmingham,

0:06:42 > 0:06:44but still enjoy a peaceful rural setting,

0:06:44 > 0:06:48so we'll be focusing our search around the city of Worcester.

0:06:48 > 0:06:53It is, however, a more expensive area than where they currently live in Norfolk.

0:06:53 > 0:06:58Isobella might want to downsize in terms of space, but let's hope she remembers that a smaller property

0:19:10 > 0:19:15Worcester most famous son is Romantic composer Edward Elgar.

0:19:15 > 0:19:19Born in 1857, he was famous for such works as Land Of Hope And Glory.

0:19:19 > 0:19:23On his death in 1934, his daughter established a museum

0:19:23 > 0:19:25in the cottage in which he was born,

0:19:25 > 0:19:28three miles from Worcester.

0:19:28 > 0:19:31Oh, this is actually made by Elgar Brothers.

0:19:34 > 0:19:38The cottage houses an incredible collection of his scores, mementoes, and photographs,

0:19:38 > 0:19:43which are enjoyed by visitors from all over the world.

0:19:52 > 0:19:57Our next house is in the hamlet of Boreley, just nine miles north of Worcester.

0:19:57 > 0:20:01Nearby Ombersley is a picturesque village with a real mix

0:20:01 > 0:20:05of housing stock, including many beautiful timber-framed properties.

0:20:05 > 0:20:11For convenience there are a few shops, a restaurant and a pub, but that's about it.

0:53:48 > 0:53:54I particularly remember the height of the ceiling and I thought, "Oh, dear me!"

0:53:54 > 0:53:57I hated the height of the ceiling, quite honestly.

0:53:57 > 0:54:01It is very cosy. It has got that cottage, snug feeling,

0:54:01 > 0:54:05but it definitely is not for me, and...

0:54:05 > 0:54:08I really don't think I will look at any more cottages.

0:54:48 > 0:54:54- Yeah.- So you had that mix of traditional and modern, which is what you were looking for.- Yeah.

0:54:54 > 0:55:01There's a great room for my study and bedroom right at the end. That's ideal for me.

0:55:01 > 0:55:06Looking at the house from the outside, I thought, "It's a nice-looking house,"

0:55:06 > 0:55:09and then when you said five acres, I thought, "Oh, wow!"

0:55:09 > 0:55:14But then we went to the mystery house and that was designed to push you even further,

0:55:14 > 0:55:18really stretch your imagination and get your juices going. What did you think of that?

0:55:18 > 0:55:24I thought, "Here it is, my business and a dwelling - together."

0:55:24 > 0:55:29I was thinking, "This is too good to be true, something's got to be wrong about this property."

0:55:29 > 0:55:33Looking round the house, I had a few reservations

0:55:33 > 0:55:35and it was just that little bit too small.

0:55:35 > 0:55:39We couldn't have led private lives in that house.

0:55:39 > 0:55:44There was no area to escape to, sort of thing, so...

0:55:44 > 0:55:49So, overall, I've got to ask, have you made a decision, are you going to go for any of the properties?

0:55:49 > 0:55:53I'm certainly going to look a little bit further into the farmhouse.

0:55:53 > 0:55:57If your investigations into the farmhouse go well, do you think you might put an offer in?
