0:01:54 > 0:01:57in a little place called Nancledra,

0:01:57 > 0:01:58but I am not digging for tin,

0:01:58 > 0:02:02I'm looking for property development opportunities.

0:02:04 > 0:02:09Judging by that entrance I may have found something a little bit special.

0:02:09 > 0:02:12Well, it's a pretty impressive entrance,

0:02:12 > 0:02:16but then you kind of expect that because this property

0:02:16 > 0:02:18had a guide price of £600,000.

0:02:18 > 0:02:22It sounds like a lot, until you read the auction catalogue and see what it's actually got.

0:02:22 > 0:02:26We are talking about porch ways, rooms, conservatories, living rooms, five bedrooms.

0:02:26 > 0:02:28It's in two acres of land.

0:02:28 > 0:02:33But, more importantly, it is in the most incredible location.

0:02:33 > 0:02:38Round the front there are views across stunning Cornish countryside

0:02:38 > 0:02:40and, in the distance, the sea.

0:02:40 > 0:02:42And that's not the only commanding sight

0:02:42 > 0:02:46as the house is made of local stone, it looks impressive, too.

0:05:42 > 0:05:46It's a wonderful spot to create just the best house ever.

0:05:46 > 0:05:49But it's going to cost a pretty penny

0:05:49 > 0:05:54because currently the five bedroom layout and the linking of the old and new doesn't really work.

0:06:04 > 0:06:08they can't really go wrong because even if the market slows down a little,

0:06:11 > 0:06:17It's not immune, but it is integrated because you ain't going to find one of these every day.

0:10:18 > 0:10:22It took a bit of work on my dad to actually get the place.

0:10:29 > 0:10:32and it was quite an expensive property to actually buy,

0:10:32 > 0:10:36so it took a long, long time of him working figures and sitting down,

0:10:38 > 0:10:42until we actually came up with the idea of actually taking it on.

0:10:42 > 0:10:46All that number crunching has set the budget at £200,000.

0:10:46 > 0:10:48It sounds a lot, but with a conservatory to be

0:10:48 > 0:10:55added on the front of the old house, Calum also has plans to alter the internal layout dramatically.

0:10:59 > 0:11:03Well, we still need access across it, so we're still going to have part of the ceiling,

0:11:03 > 0:11:05but we want to try and make a galleried space,

0:11:05 > 0:11:08so we'll have a really nice staircase running up the back,

0:11:08 > 0:11:11but you'll be able to see the staircase all the way up and from the top.

0:11:11 > 0:11:16Just make it a lot more open to try and, well, modernise the old part of the building,

0:11:16 > 0:11:19which is reasonably difficult because it is, obviously,

0:11:19 > 0:11:23a couple of hundred years old and we've got something that's brand new at the end.

0:11:23 > 0:11:26So, it's trying to get a compromise between the old and the new.

0:11:26 > 0:11:29I don't think that's the only thing that's going to be compromised.

0:16:18 > 0:16:22as extra sums like this can make a good buy feel more like a burden.

0:16:22 > 0:16:25Despite that, I think that with the guide price

0:16:25 > 0:16:28of between £130,000 to £140,000,

0:16:28 > 0:16:31the potential of adding value to this flat

0:16:31 > 0:16:34presents a great opportunity.

0:16:34 > 0:16:37I asked along a local estate agent to hear his thoughts.

0:16:40 > 0:16:44The area is actually within striking distance of Notting Hill,

0:16:44 > 0:16:46and that's taking in Portobello,

0:16:46 > 0:16:50and because people want to live within the area,

0:16:50 > 0:16:51this is a less expensive area.

0:16:51 > 0:16:54So, its location is a positive,

0:16:54 > 0:16:57but does the flat have any investment potential?

0:16:57 > 0:17:01I can see that it lends itself to actually a two bed

0:17:01 > 0:17:06and it would be ideal for rental, or perhaps a sale at a later date.

0:17:06 > 0:17:08What could the flat achieve in rental?

0:17:08 > 0:17:13I would expect that as a one bed you would achieve

0:17:13 > 0:17:17circa the 250 per week, and for a two bed

0:17:17 > 0:17:20I would expect to achieve 300 per week.

0:17:20 > 0:17:24That could be up to £1,200 per calendar month. What about selling it?

0:17:24 > 0:17:29As one bed I would expect it to achieve circa the 250,000 mark,

0:17:29 > 0:17:34and as a two bed I would expect again circa the 300,000 mark.

0:17:39 > 0:17:43As a developer, I'm always looking out for buys like this,

0:17:43 > 0:17:46an improving area and the chance to add another bedroom

0:17:46 > 0:17:48without compromising the space.

0:42:54 > 0:43:00like, basically the main core of the business is roofing and guttering, but we do like to stay on the ground

0:44:14 > 0:44:19They paid 207,000, about 67,000 over the guide price.

0:44:19 > 0:44:23The plan was to convert it into a two-bedroomed flat and they were going to

0:44:23 > 0:44:27project manage the renovation from their home in Ireland.

0:44:27 > 0:44:30But, with their experience, I don't think they needed any of

0:44:30 > 0:44:34that famous luck of the Irish to get this job complete.

0:44:39 > 0:44:44The renovation is now done and the lounge is a fresh, airy space.

0:44:46 > 0:44:49The bedroom has now been transformed

0:44:49 > 0:44:52and the kitchen...

0:44:52 > 0:44:58Well, now the flat is a two-bed with the old bathroom replaced by a new kitchen.

0:45:03 > 0:45:08At the rear of the flat we've now got a new bedroom, which is our new double second bedroom.

0:45:08 > 0:45:13What we've actually done is we've moved the wall that was in

0:45:13 > 0:45:18the original bathroom and also moved the wall in the original box room

0:45:18 > 0:45:24and we have just basically moved the middle room just about a couple of feet, shunted it over, and just

0:45:24 > 0:45:30changed the doorway which makes the back room slightly smaller, but it's a perfectly sized double bedroom.

0:45:30 > 0:45:33Our new kitchen is now in the middle and we now have

0:45:33 > 0:45:37a bathroom on the other side and it has worked very well.

0:45:37 > 0:45:42Mary and Seamus have certainly got the best out of the back room arrangements here.

0:45:42 > 0:45:45That second bedroom will definitely appeal to future tenants.

0:45:45 > 0:45:48As the family project managed from Ireland,

0:45:48 > 0:45:52this was their very first visit to inspect the finished result.

0:45:52 > 0:45:58When I first walked in I thought, no, I did like it. I mean, I have had the colour scheme and the

0:45:58 > 0:46:01flooring, I have seen that before, so I know what it's going to look like.

0:46:01 > 0:46:04I was pleased with the actual kitchen.

0:46:04 > 0:46:09I do think the bathroom is slightly quite small, but it's functional, it serves its purpose.

0:46:09 > 0:46:13It was kind of was what I expected, basically. It was very nice.

0:46:13 > 0:46:20We sort of did similar properties before and kept the same theme and I was very happy with it.

0:46:20 > 0:46:25So, that's the adults happy, but there's still daughter Elizabeth.

0:46:25 > 0:46:30She may be the smallest member of the team, but could well have the biggest opinion.

0:46:30 > 0:46:35For a flat, I think it's big and the kitchen is really nice

0:46:35 > 0:46:39and the bedrooms are nice and everything's really nice.

0:46:42 > 0:46:44With Mary and Seamus managing the project from Ireland,

0:46:44 > 0:46:49they had to rely on their builders to follow and understand their needs.

0:46:49 > 0:46:56I had planned to come over at least once, but didn't manage it, so it's always a bit of a worry.

0:46:56 > 0:47:03I mean, I would ring him on a regular basis or email him just to find out how things were going,

0:47:03 > 0:47:08but he always gave me the confidence to say, no, everything is fine, it's all going to plan, so we just had to

0:47:08 > 0:47:13wait and see, really, and we were relatively pleased when we came over.

0:47:13 > 0:47:17Emails are useful for keeping in touch, but surfing the net

0:47:17 > 0:47:21is also a great way of finding those all-important savings.

0:47:21 > 0:47:25Oh, the biggest bargain I had was the fireplace.

0:47:25 > 0:47:32The builder had been getting quotes at about £1,400, £1,500 and I then went on an auction site and looked

0:47:32 > 0:47:38and one weekend I was just searching and I got this fireplace for £350 and I was absolutely delighted with it.

0:47:38 > 0:47:41The new fireplace certainly adds character to the living room.

0:47:41 > 0:47:45Now it's complete, Mary and Seamus plan to rent the flat out.

0:47:45 > 0:47:50Did they manage to stick to their £25,000 budget?

0:47:50 > 0:47:56Overall, I think it's about £32,000, the actual building works were in the flat.

0:47:56 > 0:47:59I sat down to actually work it out what the total cost, with the price,

0:47:59 > 0:48:05buyer's premium, everything, and it just comes in at just under £250,000.

0:48:05 > 0:48:11Mary and Seamus know their market, but have they got the best value out of this renovation?

0:48:11 > 0:48:15We asked two local estate agents what they thought of it.

0:48:17 > 0:48:19I was absolutely amazed and coming back today,

0:48:19 > 0:48:23having a look at the flat, it's a complete, complete transformation.

0:48:23 > 0:48:24Absolutely fantastic.

0:48:24 > 0:48:26First impressions are very good.

0:48:26 > 0:48:29Very bright, very neutral and the work looks to have

0:48:29 > 0:48:32been done to a good standard and, yes, I think it looks very good.

0:48:32 > 0:48:35The space has been done well and you've still got two double

0:48:35 > 0:48:40bedrooms, you've got a kitchen which is a good size and you've still got a good sized bathroom.

0:48:40 > 0:48:42They have actually created a second bedroom.

0:48:42 > 0:48:45I think the way it's been done is absolutely superb.

0:48:45 > 0:48:48The simple reason being is they've got two double bedrooms.

0:49:01 > 0:49:06If I was to put this property on the market for rent per week, I would be asking £330.

0:49:06 > 0:49:12If I was going to rent this property out, I would expect to achieve £325 per week.

0:49:12 > 0:49:15I think that's a very good rental, isn't it?

0:49:15 > 0:49:17I was thinking about £300

0:49:19 > 0:49:24from our experience, but maybe because it's newly renovated

0:49:24 > 0:49:28it might have a premium because of that, but I think if we get £325 I'll be delighted, wouldn't you?

0:49:30 > 0:49:37That would give them a yield of about 7%, but should they decide to sell, what could they achieve?

0:49:37 > 0:49:44If I was going to put this property up for resale, I would expect it to achieve £300,000.

0:49:44 > 0:49:46If I was going to put the property on the market,

0:49:46 > 0:49:52I'd put it on at £320,000 and I'd be expecting to achieve a figure, you know, just around the 300 mark.

0:49:52 > 0:49:55I think £300,000 is a fair valuation because the research

0:49:55 > 0:50:03we did on the internet came up and the area is about £300,000 to £330,000 or whatever in the area.

0:50:03 > 0:50:06So, I think that's a fairly good valuation.

0:50:06 > 0:50:11That would make them a possible £50,000 pre-tax profit, but maybe we

0:50:11 > 0:50:15should leave the final word to the person with the biggest say.

0:50:15 > 0:50:20It's a nice flat, bright and I think it will make a lot of money.

0:50:23 > 0:50:31Earlier, local man David bought this one-bedroomed house in Milnsbridge near Huddersfield for £48,000.

0:50:31 > 0:50:36The price was good, but the triangular-shaped rear meant options were limited.

0:50:40 > 0:50:44Nothing I can do about that. It's just one of those things, isn't it?

0:50:44 > 0:50:47But hence that's the price it was, because of the shape of it.

0:50:47 > 0:50:51David was determined the limits of the house weren't going to restrict his investment,

0:50:51 > 0:50:58so seven months later we returned to see if he'd managed the impossible and somehow added value.

0:51:03 > 0:51:07Well, the living area now looks entirely new and fresh.

0:51:13 > 0:51:15And that kitchen?

0:51:15 > 0:51:20Well, David has managed to create a good kitchen space without doing any major structural work.

0:51:20 > 0:51:24A creative solution to the limited options here.

0:51:27 > 0:51:29This is one of the rooms I'm most chuffed with.

0:51:29 > 0:51:36I wanted to achieve a dining kitchen, but obviously with the shape of the property it was not achievable.

0:51:36 > 0:51:41To get all the appliances down this side would not fit them all in, so we've had to lend itself to this.

0:51:41 > 0:51:48But, hopefully, the tenant that takes the property will be chuffed with it, hopefully, as much as I am.

0:51:48 > 0:51:50David certainly has something to be proud of here,

0:51:50 > 0:51:55but it's upstairs that should really have him puffing out his chest.

0:51:55 > 0:51:58I didn't think it could be done, but he's succeeded in utilising

0:51:58 > 0:52:05the space up here to create a modern bathroom and that value adding second bedroom.

0:52:05 > 0:52:09I realised that I had to create a two-bedroomed property to get the greater return on it

0:52:09 > 0:52:14so what we've done is we've stolen two foot off the master bedroom, brought the partitions over

0:52:14 > 0:52:20by two foot to create a reasonable sized second bedroom, and also create a minimum bathroom suite and,

0:52:20 > 0:52:25hopefully, owing to the shape of this property, in my opinion, that's the best I could get out of it.

0:52:25 > 0:52:29David seems to have rescued the house from the curse of its poor layout.

0:52:29 > 0:52:30Moving the bathroom and creating that second bedroom

0:52:30 > 0:52:38will certainly widen the appeal, if not the size, of the place, but the problems didn't stop there.

0:52:38 > 0:52:42I found... What it was with this property, everything was like half OK.

0:52:42 > 0:52:45The wiring was half OK, so I was hoping that the electrician would be able to alter it to suit,

0:52:45 > 0:52:49but he said, no, we've got to have it up to regs,

0:52:49 > 0:52:54so then one thing leads to another so we've had to rewire it, replaster it,

0:52:54 > 0:52:59renew this floor, renew the lounge floor, the kitchen floor.

0:52:59 > 0:53:02There was a bit of woodworm in the back bedroom,

0:53:02 > 0:53:09we had to renew that and treat the joists, that damaged the ceiling so we had to replaster it all

0:53:09 > 0:53:13and we've had to check over the roof and new gutters.

0:53:13 > 0:53:16And a bit of new joinery because by the time we'd mucked about with the old doors

0:53:16 > 0:53:21you've got to spruce it up and make it a bit modern, so we put some pine doors on it,

0:53:21 > 0:53:25to make it more modern sort of thing, and redecorate it through.

0:53:25 > 0:53:28David has done a really great resuscitation job.

0:53:28 > 0:53:33He's also fixed the living room joists, allowing the ceiling height of the cellar to be raised.

0:53:33 > 0:53:38Unfortunately, all that unplanned work must have increased the original five grand budget.

0:53:38 > 0:53:40One thing leads into another.

0:53:40 > 0:53:45And if you're going to spend £1,000 and it's wasted, why not spend £2,000 to get some return?

0:53:45 > 0:53:48I realised £5,000 wasn't even going to scratch it.

0:53:48 > 0:53:52One thing led to another and the wife saying, we can't put it out like that!

0:53:52 > 0:53:57So, we've got carried away and, with all fairness, there have been some good deals round.

0:53:57 > 0:53:59We've got a good bathroom suite there,

0:53:59 > 0:54:04ex-display, an ex-display kitchen and so it was silly not to put these in.

0:54:04 > 0:54:07I reckon it will have cost me a total of, with the bank charges and

0:54:07 > 0:54:11everything, it will cost me approximately £12,000.

0:54:11 > 0:54:17David bought the house for £48,000, so that will have pushed his total spend to 60.

0:54:17 > 0:54:20As for his planned turnaround of three months, well, David's

0:54:20 > 0:54:25other properties needed urgent maintenance work, so this one was put on the back burner.

0:54:25 > 0:54:29Eventually, he completed the renovation in six months.

0:54:32 > 0:54:37So, despite the overrun and overspend, will two

0:54:37 > 0:54:41local property experts think that David's efforts have paid off?

0:54:41 > 0:54:44When I was here last it was a dilapidated

0:54:44 > 0:54:47property, run down, needed an awful lot of work doing on it.

0:54:47 > 0:54:49Now there's a complete transformation.

0:54:49 > 0:54:52First impressions of the property are OK. It's in a reasonable order.

0:54:52 > 0:54:55Not bad overall.

0:54:55 > 0:55:01Positives are larger than average sized kitchen, which is done to a good standard.

0:55:01 > 0:55:06I'd say one of the negatives, though, would be the bathroom carpet.

0:55:06 > 0:55:10We wouldn't recommend putting carpet in bathrooms, especially in a rental property.

0:55:10 > 0:55:16Wet carpets could indeed be a problem, but has the new layout unlocked hidden value here?

0:55:16 > 0:55:20I think that's really key. The market's very tough at the moment.

0:55:20 > 0:55:24the extra bedroom will make all the difference, whether it be first time buyer, renter or investor.

0:55:24 > 0:55:30As David plans to rent this house out, what section of the market would it appeal to?

0:55:30 > 0:55:33First time buyers that aren't jumping into the sales market at the moment

0:55:33 > 0:55:37are looking for affordable rental property and this definitely fits the bill.

0:55:43 > 0:55:47For rental purposes, I would value the property at £400 to £425 per calendar month.

0:55:47 > 0:55:51It would probably achieve somewhere between £425, £440 a month.

0:55:51 > 0:55:53I don't think they're very achievable, really.

0:55:53 > 0:55:56I find... I've got quite a few properties up the Colne Valley

0:55:56 > 0:56:00and I find once you get over 400 a calendar month, it loses the legs.

0:56:00 > 0:56:04If I rent this out, in my opinion, at £360, hopefully the tenants are going to be happy, they're going

0:56:04 > 0:56:08to be right with me, they're going to pay me my rent and everybody's happy.

0:56:08 > 0:56:15David spent £60,000, so what could he expect if he decides to sell?

0:56:15 > 0:56:19On the open market I would value it for selling at £65,000 to £70,000.

0:56:19 > 0:56:24I would probably be placing a house like this on the market in the region of £70,000 to £75,000.

0:56:24 > 0:56:30So, should David change his mind, that would give him a potential pre-tax profit of £15,000.

0:56:30 > 0:56:36With this successful conversion and several other properties on the go, does David have more plans to buy,

0:56:36 > 0:56:39or does that depend on the shape he's in?

0:56:39 > 0:56:42I think I'm still young enough, like, you know?

0:56:42 > 0:56:49And I have customers that are still buying and they're 70-odd years plus and they still get a buzz out of it.
