0:09:54 > 0:10:00What's the biggest sort of mistake you've seen which could have been rectified by you looking at it?

0:10:00 > 0:10:05Part-done conversions that people have bought that haven't got planning permission.

0:10:05 > 0:10:10You know, they've sold it quite clever without the bathroom fitted, without the kitchen fitted,

0:10:10 > 0:10:13but it turns out that it's still a commercial building,

0:10:13 > 0:10:16so you've got to get permission, so it's not the bargain they thought they were getting.

0:10:16 > 0:10:21- Why do you think people don't? What is it, because I never fathom it?- I think people are... People are...

0:10:21 > 0:10:23It's like not having a survey before an auction.

0:10:23 > 0:10:27It's if they don't get it they see it as money chucked away,

0:10:27 > 0:10:31but they do get it, again it could be...could be the best £100, £150 or whatever they've spent.

0:10:31 > 0:10:37So, he paid £79,000 for his first investment property,

0:29:55 > 0:29:59If I was going to put the property on the market today I'd be going at about £100,000.

0:30:10 > 0:30:14and see what happens and, you know, hopefully get an offer near the asking price.

0:42:47 > 0:42:51picked up this one-bedroom flat in the heart of the financial district.

0:42:51 > 0:42:54He paid 255,000 at the auction

0:42:54 > 0:42:57and was planning to spend a healthy £12,000

0:42:57 > 0:43:01to turn it into a contemporary loft-style apartment.

0:43:01 > 0:43:03But with a tight six-week deadline

0:43:03 > 0:43:08and a lot of sandblasting on the cards, it wasn't going to be an easy job.

0:43:10 > 0:43:16Karsten's schedule has slipped slightly, but eight weeks later and work is nearly complete.

0:43:16 > 0:43:23The flat has been rewired and redecorated with new skirting boards and upgraded flooring throughout.

0:43:25 > 0:43:30The bathroom has seen some big improvements with new fittings and tiles

0:43:30 > 0:43:33to give it a cleaner, more modern feel.

0:43:35 > 0:43:38The bedroom's also been freshened up with new carpet and a new bed.

0:43:38 > 0:43:42Although Karsten has kept the fitted wardrobes,

0:43:42 > 0:43:46he's given them a coat of paint and replaced the handles to bring them up to date.

0:43:49 > 0:43:56But the heart and soul of this flat is really the open-plan living room and kitchen area.

0:43:56 > 0:43:59So, apart from the bathroom, one of the major changes,

0:43:59 > 0:44:02and probably the biggest change, was here in the kitchen.

0:44:02 > 0:44:07We could actually keep the carcass of the kitchen, change the facades,

0:44:07 > 0:44:11the sink, the tap, the dishwasher and so forth.

0:44:11 > 0:44:15The biggest expense was this big run of granite to incorporate the breakfast bar

0:44:15 > 0:44:17and just to try and make it look as smart as possible

0:44:17 > 0:44:22to match the tiling and actually just create a bit more of a wow factor.

0:44:24 > 0:44:28Well, I think Karsten has used his money wisely here.

0:44:28 > 0:44:31The tiles, cupboard doors and that large run of granite

0:44:31 > 0:44:34gives the impression of a completely new kitchen,

0:44:34 > 0:44:39even though the carcasses, extractor fan, hob and cooker haven't been changed at all.

0:44:42 > 0:44:46Karsten has used the extra granite to create the overhang for a breakfast bar

0:44:46 > 0:44:51making the kitchen a much more functional part of the overall living space.

0:44:52 > 0:44:54However, the granite didn't come cheap.

0:44:54 > 0:44:59At over £2,000, it was a significant part of the £12,000 budget.

0:45:00 > 0:45:04But he did manage to save around £1,000 on the flooring.

0:45:05 > 0:45:09The big boxes of timber that we'd bought to lay over the floor

0:45:09 > 0:45:12actually have gone back to the factory.

0:45:12 > 0:45:16We took up the laminate and the underlay that was throughout the whole flat

0:45:16 > 0:45:20and looked down and thought, this is the original timber floor,

0:45:20 > 0:45:24so probably about 110 years ago from when the building was still the cigar warehouse.

0:45:24 > 0:45:28It was in a real state and needed filling and sanding a couple of times,

0:45:28 > 0:45:31as well is varnishing throughout, and this is the finished product,

0:45:31 > 0:45:34something that I hope again gives lots of character,

0:45:34 > 0:45:37but is really practical and looks really smart.

0:45:40 > 0:45:45It certainly gives the flat a much more authentic warehouse feel than the old laminate flooring did,

0:45:45 > 0:45:50but one thing I was hoping to see was some exposed brickwork.

0:45:50 > 0:45:55Karsten has promised to spend some time sandblasting the walls, what happened?

0:45:55 > 0:45:59We did the sandblasting, or started doing the sandblasting, and obviously

0:45:59 > 0:46:03once you strip away the paint and get the muck around the place, just doing a couple of square metres

0:46:03 > 0:46:08we realised the bricks, whilst perfectly physically sound, actually looked a bit of a dog's dinner.

0:46:08 > 0:46:12It's, I suppose, not such a surprise with a building of this age.

0:46:12 > 0:46:14It made more sense to seal up all the walls

0:46:14 > 0:46:19and make sure that they were all weatherproof and no issue with damp and so forth,

0:46:19 > 0:46:20and then actually to decorate.

0:46:23 > 0:46:25Well, that's fair enough,

0:46:25 > 0:46:29and a good example of the flexibility you need to have on a project like this.

0:46:29 > 0:46:34Karsten's experience as an estate agent has helped him keep an eye on his target market.

0:46:34 > 0:46:38He's brought out the character here without being too quirky.

0:46:40 > 0:46:45It's not supposed to be the uber-funky bachelor pad with bells,

0:46:45 > 0:46:48whistles, gadgets and so forth, but it would be a...

0:46:48 > 0:46:51would have been a real shame to lose the character.

0:46:52 > 0:46:57One thing that worried me when I first visited here was the bar downstairs,

0:46:57 > 0:47:00which might also have deterred some buyers.

0:47:00 > 0:47:05Well, it's now been refurbished and the owner has added a lot of sound insulation.

0:47:07 > 0:47:11Whilst he was doing the refurbishment he wanted to test his sound system.

0:47:11 > 0:47:16They put it up at such an incredibly loud volume, more than it would normally be,

0:47:16 > 0:47:19to see if upstairs we could hear it with the new insulation they put in,

0:47:19 > 0:47:22and the answer, thank goodness, was we can't hear a thing.

0:47:22 > 0:47:27I can understand entirely why some people would be hesitant if there was a pub or a bar below them.

0:47:27 > 0:47:30In this case it's been handled really well

0:47:30 > 0:47:34and I think it genuinely is to the building and the local area's benefit.

0:47:34 > 0:47:38Karsten originally set himself a £12,000 renovation budget

0:47:38 > 0:47:41and he's gone very slightly over that

0:47:41 > 0:47:45with a final figure of around £12,200.

0:47:45 > 0:47:51That takes his total for this project up to around £268,000.

0:47:51 > 0:47:55He's made a lot of cosmetic changes, but the original brickwork

0:47:55 > 0:47:59still remains hidden, so has it been worth it?

0:48:02 > 0:48:06Will Karsten achieve the £300,000 he's hoping for?

0:48:06 > 0:48:09We asked two local estate agents for their views.

0:48:09 > 0:48:12As you would expect, most new developments in the area

0:48:12 > 0:48:15are all built to a template.

0:48:15 > 0:48:18This has a lot of unique features

0:48:18 > 0:48:23that are only evident in this particular apartment making it a great, great property.

0:48:23 > 0:48:26The flat itself is a brilliant product.

0:48:26 > 0:48:30It's very close to the City, it's in a character building,

0:48:30 > 0:48:34great height and light in the building.

0:48:34 > 0:48:37It's got reclaimed flooring that's been brought up to standard.

0:48:37 > 0:48:40The kitchen and bathrooms have been updated on it.

0:48:40 > 0:48:45The only thing is it doesn't have parking, but in this area it's not such an issue.

0:48:45 > 0:48:49Most people will commute to work and it's on the fringes of the City.

0:48:49 > 0:48:53The property would appeal very well to either a single worker,

0:48:53 > 0:48:55which works in the City, a first-time buyer,

0:48:55 > 0:48:59but it will also be very popular with the buy-to-let investors.

0:48:59 > 0:49:02It is situated in a great...

0:49:02 > 0:49:04in an area that has great demand for buy-to-let.

0:49:06 > 0:49:11And great demand means good potential rental income.

0:49:11 > 0:49:17We would look to market the property between £1,450 and £1,500 per calendar month.

0:49:17 > 0:49:20We would look at something round about the 1,400 per calendar month.

0:49:20 > 0:49:23The rental is definitely a second option.

0:49:23 > 0:49:26It's good to know at that level we would cover our costs,

0:49:26 > 0:49:32so if the flat were rented for six months, 12 months, and then was sold on that could be absolutely fine.

0:49:33 > 0:49:38Those figures would give Karsten around a 6.5% rental return

0:49:38 > 0:49:41on his £268,000 total investment.

0:49:43 > 0:49:48But will the flat's resale value be above the £300,000 he's expecting?

0:49:50 > 0:49:56The property should probably go on the market for around £320,000 to achieve a price very close to that.

0:49:56 > 0:50:01We think it would be on the market round about 350.

0:50:01 > 0:50:05At the moment people are achieving fairly close to the asking price

0:50:05 > 0:50:08because there isn't much property on the market at the moment.

0:50:08 > 0:50:12We've always had a figure in our minds midway between those two,

0:50:12 > 0:50:14possibly slightly nearer the lower figure,

0:50:14 > 0:50:17so I'm not uncomfortable with either of those valuations.

0:50:18 > 0:50:22The latest update is that Karsten has now sold it for 330,000,

0:50:22 > 0:50:26so allowing Stamp Duty and other expenses

0:50:26 > 0:50:31his pre-tax profit could be around a very impressive 50,000.

0:50:36 > 0:50:40Back to Manchester now where 86-year-old Lily paid 168,000

0:50:40 > 0:50:44for an apartment in this imposing development.

0:50:44 > 0:50:48She was downsizing from her three-bedroom two-bathroom bungalow nearby.

0:50:48 > 0:50:52Although the flat was less than 10 years old it wasn't to Lily's taste,

0:50:52 > 0:50:57so she planned to put her love of interior design into practice to make it a home.

0:50:59 > 0:51:05Well, it's now four-and-a-half months later and Lily's invited us back to see her lovely new home

0:51:05 > 0:51:12and, true to her word, the flat has a wonderfully light feel and some sumptuous curtains and furnishings.

0:51:12 > 0:51:14So, how did it all go?

0:51:16 > 0:51:18I've had it decorated.

0:51:18 > 0:51:21I've had all new carpets, new curtains,

0:51:21 > 0:51:25fitted bedroom furniture in both rooms,

0:51:25 > 0:51:28tiled floors in two bathrooms and the kitchens.

0:51:28 > 0:51:30It's a complete new flat.

0:51:30 > 0:51:32It's homely.

0:51:32 > 0:51:34It's to my taste.

0:51:34 > 0:51:37Although the original kitchen was very well equipped,

0:51:37 > 0:51:42Lily wanted to change the units and appliances to give it her personal touch.

0:51:42 > 0:51:46Here we are in the kitchen

0:51:46 > 0:51:48that I've had a completely new kitchen put in.

0:51:48 > 0:51:52I didn't like the old one, it was very dark and depressing,

0:51:52 > 0:51:53and I'm very pleased with it.

0:51:53 > 0:51:58All the appliances have been absolutely beautiful.

0:51:59 > 0:52:02They say the kitchen is the heart of a house,

0:52:02 > 0:52:07so has this tasteful refurbishment made Lily feel that she's now at home?

0:52:07 > 0:52:13Oh, it feels like home because I filled it with things that I love and it's plenty big enough for me.

0:52:13 > 0:52:16I brought a lot of things from my other home, pictures.

0:52:16 > 0:52:21I've had to buy a smaller dining room table, bought a new bed, a smaller bed.

0:52:22 > 0:52:26The bedroom furniture took about three weeks, too.

0:52:26 > 0:52:32I got one or two estimates and that, but I picked this man and he did the two bedrooms for me.

0:52:33 > 0:52:36Lily's had a lot of help from friends and family but, of course,

0:52:36 > 0:52:42specialist tradesmen were required to install the kitchen, do the plumbing and build the wardrobes.

0:52:42 > 0:52:44Were there any problems?

0:52:45 > 0:52:47Very happy with the workmen.

0:52:47 > 0:52:49I've had some wonderful workmen here.

0:52:49 > 0:52:52I've cracked the whip once or twice...to get what I want!

0:52:52 > 0:52:55Before anything is done that's permanent

0:52:55 > 0:52:58I always say, now show me first.

0:52:58 > 0:53:00I don't like to, um...

0:53:00 > 0:53:03start crying after and saying it's all wrong,

0:53:03 > 0:53:05because then you become a nuisance.

0:53:06 > 0:53:10I bet many builders wish more people would be so decisive.

0:53:10 > 0:53:17So, how much has this refurbishment cost Lily on top of her £168,000 purchase price?

0:53:17 > 0:53:19I said I was going to spend about 20.

0:53:19 > 0:53:24I've spent about, say between 20, maybe 22. I don't know.

0:53:24 > 0:53:26No more. Certainly no more.

0:53:26 > 0:53:30It must have been a challenge and a half for Lily

0:53:30 > 0:53:34deciding what to bring from her former house to her new home.

0:53:34 > 0:53:37What about the things that haven't made the journey?

0:53:37 > 0:53:41I've given a lot of things away to the charity shop.

0:53:41 > 0:53:47You can imagine what I accumulated in 40 odd... Well, nearly 60 years!

0:53:47 > 0:53:49I was married in 1945.

0:53:49 > 0:53:56But I've given it away to the Cancer and the All Abroad and the hospices,

0:53:56 > 0:53:57and there's more to come.

0:53:57 > 0:54:01Well, that's brilliant and I'm sure very much appreciated.

0:54:01 > 0:54:05But now that she's settled in, what do her family think of her new place?

0:54:05 > 0:54:08Well, they're thrilled to bits that...

0:54:08 > 0:54:11My daughter, who lives very close by, is thrilled that I'm here.

0:54:11 > 0:54:13My son is a wonderful boy.

0:54:13 > 0:54:18I've got... I'm blessed with two wonderful children who care for me,

0:54:18 > 0:54:23and my seven grandchildren also, and four great-grandchildren.
