0:51:36 > 0:51:42and the kitchen which we've taken out, to open up the space and make it brighter more family-orientated.

0:51:42 > 0:51:48We've bricked up the back door, which is where this window is now and there was a window behind the boiler

0:51:48 > 0:51:54and there was a very small and old kitchen, so that has been completely refurbished and we've opened it up,

0:51:54 > 0:51:59and we've taken the bay window off the back here which had subsidence

0:51:59 > 0:52:05and put the patio doors in again to introduce the light and make it more user-friendly.

0:52:05 > 0:52:10I think we've ended up with a very nice open-plan seating and eating area.

0:52:48 > 0:52:53and we've got the shower with the cast-iron bath and hopefully that helps sell it,

0:52:53 > 0:52:56over and above perhaps one of the properties in neighbouring streets

0:52:56 > 0:52:59with the more traditional plastic bathroom suite.

0:52:59 > 0:53:03As well as having the windows replaced, the three bedrooms have

0:53:03 > 0:53:08been decorated in light, neutral colours, ready for the new occupant to stamp their own character on.

0:53:22 > 0:53:27We've had a few minor hiccups with decoration and plastering issues which we overcame at the end,

0:53:29 > 0:53:34and managing who was in the property so they weren't tripping over each other.

0:53:39 > 0:53:45Has it cost less than the original budget of 12,500, plus their £2,500 contingency?

0:53:45 > 0:53:50I was expecting 15,000 realistically and we're just over the 15,

0:53:50 > 0:53:54between 15 and 15-and-a-half, so I'm pleased. Overall we're in on budget.

0:53:54 > 0:53:59It's just now a case of funding the outright purchase of the freehold.

0:53:59 > 0:54:02When the council sold this house at auction, it was

0:54:02 > 0:54:06on the condition the work was done to the correct standard within 12 months.

0:54:06 > 0:54:10If not, they would have been able to reclaim the property.
