0:19:33 > 0:19:36within half an hour to an hour from our place.

0:19:36 > 0:19:41And we wanted London because of the resale value and possible rental returns.

0:19:41 > 0:19:46- How well do you know Kilburn? - We've researched the area as much as we possibly could

0:19:46 > 0:19:50and tried to find the good and the bad areas, areas that rent and don't rent,

0:19:50 > 0:19:56and just basically driving, you get a general feeling for areas. We've come out late in the evenings

0:19:56 > 0:19:59and just checked the local areas, just to see what we're comfortable with,

0:19:59 > 0:20:04- and we've been to some where we haven't even got out of the car. - So you're doing well so far!

0:45:01 > 0:45:06'And that back bedroom has been refurbished. So it looks like a straightforward renovation.'

0:45:08 > 0:45:15I mean, the building's quite tall so we were suspecting...

0:45:15 > 0:45:18I think the most problems we had in the bathroom.

0:45:18 > 0:45:24We were going to move the bathroom into the bedroom, but I couldn't get the plumbing underneath the floor.

0:45:24 > 0:45:28It was mainly the toilet waste, which would've been more of a problem than the sink waste.

0:45:28 > 0:45:34Also, the bathroom just wasn't big enough in the bedroom, so we left it where it was.

0:45:39 > 0:45:45'but although Andy did the plumbing, they had tradesmen in to re-plaster and rewire.

0:45:45 > 0:45:50'Anya's main role was to oversee the design. And, with space in the flat at a premium,
