0:07:47 > 0:07:52Well, my father was a handyman, and ever since I was a child,

0:07:57 > 0:08:02But I graduated in economics and building was not what I'd planned for my life!

0:08:02 > 0:08:09But in 2002 when I came to Britain, I set up a small business

0:08:21 > 0:08:24Val may be unexpectedly following in his father's footsteps,

0:08:24 > 0:08:28but judging by the smart areas in which he usually does refurbishments,

0:08:35 > 0:08:40My speciality is refurbishments in Kensington and Chelsea in London.

0:08:40 > 0:08:44What sort of things are you used to doing on the properties you work on?

0:08:44 > 0:08:48- Right.- Are we talking sunken baths, beautiful granite worktops?

0:08:48 > 0:08:51Oh, yes. Basically, I'm covering all the trades

0:08:51 > 0:08:59from basic structural building up to design and bespoke bathrooms, kitchens,

0:08:59 > 0:09:01living rooms and furniture.

0:09:01 > 0:09:04Let's talk about what you're going to be doing in here.

0:09:42 > 0:09:48- The big downside to this property is the one bathroom and it's leading off the main bedroom.- Yes.

0:09:48 > 0:09:54What we are planning to do is change the layout of the staircase.

0:09:54 > 0:09:57To have everything on the right hand and free up as much as possible

0:09:57 > 0:10:01the space for the additional bedroom we want to do.

0:10:01 > 0:10:05So I think the key of this project is to change the staircase layout

0:18:26 > 0:18:32Steve and I were looking for a property that we could renovate or add some value to,

0:18:34 > 0:18:39- Is it something you've done before? - We have done one property together before, yes.

0:18:39 > 0:18:43- How did the relationship between you start?- Basically, we're both electricians.

0:18:43 > 0:18:49We met during a college course. So we started working together as electricians.

0:18:49 > 0:18:50Then as things progressed,

0:18:50 > 0:18:57we've both got properties anyway that we let out so we decided to start refurbishing.

0:18:57 > 0:18:59The move into property development

0:18:59 > 0:19:03was prompted by a downturn in the amount of electrical work they were getting.

0:19:03 > 0:19:06Andy and Steve were looking for other income streams

0:19:06 > 0:19:12and with their knowledge and contacts, a move into house refurbishment was an obvious step.

0:19:12 > 0:19:16But their first development property didn't quite go to plan.

0:19:16 > 0:19:21At the time we bought it, we bought it because we didn't have a lot of electrical work.

0:19:21 > 0:19:24Then we got floods of it. Loads of it.

0:19:24 > 0:19:27So we stopped that and the house was empty for quite a while.

0:19:27 > 0:19:31- We couldn't do it cos of the electrical work.- How ironic!

0:19:31 > 0:19:34- Yes!- You could have employed somebody else.- Well,

0:19:34 > 0:19:37we did think of that, but we wanted to do it all ourselves.

0:19:37 > 0:19:39How much of a delay did that cause?

0:19:39 > 0:19:43It took a year to do this property. There was a lot to do.

0:19:43 > 0:19:46It was totally different to this particular project.

0:19:46 > 0:19:48But it did take a year to do.

0:19:48 > 0:19:53So they hardly raced through that first refurbishment.

0:19:53 > 0:19:56But they hope this will be much more straightforward.

0:19:56 > 0:20:00With the clock ticking, how are they going to make this a hot property?

0:20:00 > 0:20:05The main thing is this house is structurally sound but it's dated.

0:23:10 > 0:23:15The kitchen was cramped and you had to go through a bedroom to get to the main bathroom.

0:23:15 > 0:23:20So depending on your point of view, you could say this property had problems or potential.

0:23:20 > 0:23:24Business partners Val and Daniel, who run their own building company,

0:23:24 > 0:23:28bought it for 87,500. This was their first attempt at development,

0:23:28 > 0:23:32but with most of their work usually being high-end refurbishments in London,

0:23:32 > 0:23:36they were used to thinking big. So buying and renovating this terrace

0:23:36 > 0:23:38was a step into a very new market.

0:24:48 > 0:24:53Well, inside, the two reception rooms are certainly not dark and small any more.

0:24:59 > 0:25:01They were tiny so we knocked down the wall

0:25:01 > 0:25:04to create one large living room.

0:25:04 > 0:25:08Then, where we initially had the kitchen, we moved the entry door

0:25:08 > 0:25:11and extended by two and half metres

0:25:11 > 0:25:15to create a nice open plan dining area and kitchen area.

0:25:15 > 0:25:21So Val had dropped one of his ambitious plans to put the kitchen in the cellar.

0:25:21 > 0:25:24That's now just being used as a storage area.

0:25:25 > 0:25:29But the kitchen's been extended and there are further alterations upstairs.

0:25:31 > 0:25:34As I'm walking here, there was nothing.

0:25:34 > 0:25:39The staircase initially was right here. So we pushed the staircase to the right of the building

0:25:39 > 0:25:44to create a much larger space for the bedrooms and the main bathroom.

0:25:44 > 0:25:50I think this layout now works perfectly. It creates the maximum space with the minimum hassle.

0:25:54 > 0:25:59Turning the stairs not only allows Val to open up the space leading into the bedrooms,

0:25:59 > 0:26:04but there's also now no need to troop through the main bedroom to get to the bathroom.

0:26:09 > 0:26:11It's now accessible from the main corridor.

0:26:13 > 0:26:17Val's in the middle of a luxurious refit, but his ambitions are sky-high.

0:27:47 > 0:27:52Coming to this for the second time, I cannot believe what they've done. It's amazing!

0:27:54 > 0:27:59Out the back, into the loft, you name it, they've extended it.

0:28:54 > 0:29:00That's not bad, actually. If we'd built it for renting,

0:29:02 > 0:29:07700 a month on a 130,000 investment could earn a very reasonable
